Transnational Referral Certification (TRC)
This course prepares real estate professionals to make and receive compensated referrals using the transnational referral system developed by the International Consortium of Real Estate Associations—ICREA. Students will learn how to integrate international referrals, resulting in increased income, into their business plans. Part one focuses on the skills needed for making or receiving referrals. Part two focuses on the procedures involved in using the Transnational Referral System developed by the ICREA. Fanny Chu, CIPS, SRES, is NAR Faculty for CIPS (Certified International Property Specialist). She is NAR, CAR, SFAR member, CREAA (Chinese Real Estate Association of America) Past President, AREAA Founding Board member. NAR President’s Liaison to China (2002-06). She has served on NAR International Operation, CIPS Advisory, 1st BAMCRES Steering & other committees. Fanny is also a columnist, speaker, trainer, co-anchor and frequent guest speakers for Chinese media. Dennis joined Wells Fargo in 2003. Prior to joining Wells Fargo, Dennis held the position of First Vice President, National Product Support for Washington Mutual. He also worked as a National Sales Manager for Home Savings of America and Regional Sales Manager for Bank of America. Dennis lives in Southern California and has over 27 years of Real Estate lending experience.

Legal Aspects of Foreign Investments
What do you do when you have a real estate transaction with a foreign buyer or seller? What are the tax and legal hoops that person has to jump through? Phil will tell you what he knows about these transactions − how they differ from “normal” transactions, and what the foreign buyer or seller is thinking about − or should be. This information will help you look smart and close the deal on schedule. Phil Hodgens has a Master of Laws degree with a specialty in taxation from the University of San Diego School of Law. He spent six years of his youth in Rhodesia, South Africa, and New Zealand. He knows what it is like to arrive in a new land where everyone and everything is unfamiliar. He knows what it is like to find a friendly face in a faraway place. Now he is that face. Stir in a penchant for dense blocks of tiny-print tax regulations, and you have a recipe for an international tax lawyer. Phil is a past Chair of the International Tax Committee of the State Bar of California’s Tax Section. Phil is a frequent speaker on a variety of international tax, trust, and estate topics to attorneys, accountants, real estate professionals, and other groups.
