INSIGHTS 2023 Q3 MARKET REPORT

As we enter the last quarter of 2023, the real estate market continues to offer its rewards and challenges. Our Third-Quarter Market Report presents an analysis of the real estate markets in Brooklyn, Queens, and Long Island. As trusted advisors, we strive to keep you informed about the latest market trends impacting your real estate decisions. Following the economic and real estate patterns we have seen in the first half of this year, Brooklyn, Queens, and Long Island continue to experience an historically low inventory of available homes which is reflected by a decline in closed transactions ranging from 18.5% to 35.4%. The good news is that overall prices have held steady throughout the market, with mostly increases in average and median sales prices. It’s important to remember that real estate is first and always local. These statistics will vary, sometimes significantly, between individual communities. The Brooklyn market continues to defy the trend. The number of sales continues to climb while days on the market have declined, 23% and 30% respectively, clearly demonstrating the preeminence and resilience and attractiveness of this sought-after borough. Conversely, while Queens listings are seeing a shorter time on the market, the number of sales has slowed, and selling prices have dipped slightly. Nassau, Suffolk, and the East End have each experienced an increase in days on the market: 18.3% in Nassau, 27.7% in Suffolk, and 18.5% on the East End. Prices, however, have continued to rise slightly in Suffolk County and on the East End, as limited inventory remains an issue. While available inventory remains historically low and there are many active buyers in the market, we are seeing an increase in the average days homes are on the market. This can be attributed to two factors which can deter buyers from making offers: some sellers are choosing aggressive initial asking prices and some properties need repairs, updates and staging. Well priced and staged homes in good condition continue to sell quickly and often with multiple offers.
