SASKIA VALENTINE Saskia Valentine has been working in the Real Estate industry for over 15 years. Starting her career in Sales and Retention Management and later working in Communications/PR for one of the largest Property Management firms, she quickly realized her passion for real estate had to expand. Many years at Halstead Property LLC and working with one of the top real estate brokers on high-end sales and developments, fostered Saskia’s ability to execute complex deals in a fast-paced environment. Saskia’s passion for New York real estate coupled with her experience working in an exciting and challenging environment makes her an invaluable asset to her customers. Growing up all over the world, Saskia’s frequent moves familiarized her with the difficulties often associated with finding a home. Saskia and her husband found Manhasset, falling in love with the community that had a small town feel only 30 minutes away from Manhattan. PREPARING YOUR HOME FOR SALE


Nothing pays dividends to sellers quite like elbow grease. Combining good housekeeping, home repair and staging can bring top dollar and a quick sale. Conversely, the demons of the business of home selling are dirt, darkness, clutter and bad odors. This checklist provides some ideas as to what can be done for a successful and profitable sale. Time or funds may be limited, so it may not be practical to cover all the points, but it is beneficial to do the best job possible. So invest the time to make your home sparkle! Spruce Up The Exterior and Landscape · Front entry is where buyers get their first look of the home. Make sure it is clean, paint if needed, add a new door mat and some fresh flowers/plantings. · Paint! This will enhance the salability of a home. If you cannot afford to paint the exterior, power washing will also improve the appearance. · Mow, trim bushes and remove weeds. Check Mechanicals and Electrical Features · Make sure all light sockets have light bulbs and that they are the same wattage and color. · Appliances sold with the home should be in proper working order. · Fix leaky or noisy toilets and dripping faucets. Arrange For A Spacious Look · Declutter! One of the least expensive and best ways to improve the look of your home is to show the space with the least number of items, but still with the functional items necessary. Reduce clutter and remove large items and chotchkies. · Depersonalize by removing personal photos and items so that buyers can visualize themselves in your home. · Clean up and organize closets and storage space. · Define and stage. Each area should be furnished so it is functional and clear. Hints Of Housekeeping · Bathrooms & Kitchens - mold, dirt and soap residue will quickly deter buyers. Always clean sinks, toilets, exhaust hood and stainless steel appliances. Remove small appliances from counter tops to declutter. · Remove dirty clothes from laundry baskets, add clean, white (new if possible) towels in bathrooms. · Move cat litter boxes, pet bedding, crates and toys. If possible, remove the pet during showings. Air purifiers will help reduce pet odors. Additional Tips And Reminders · Open all blinds and draperies and turn on all lights for a bright and cheerful look. · Add fresh flowers, bake cookies or simmer a pot of water with cloves and cinnamon on the stove. Do not cook seafood or strong smelling foods 24 hours before the open house or showings. · Have copies of the past 6 months of utility bills available. Potential and serious buyers sometimes request ideas of cost for running utilities in the home. · Please make every effort not to be home. Potential buyers will not closely inspect a home when the homeowner is home. Trust the salesperson’s professional abilities to answer questions and show the home. · Remove any small valuables displayed in your home. · Be prepared to know what you will be excluding from the sale of your home. e.g. light fixtures, draperies, large mirrors, TV’s and brackets, etc.
