Conclusions Existing DA proposal has a lack of consideration for the surrounding building typologies. Local residents are concerned with the high density of the proposal and the increased population to the area. How this will affect their existing trafďŹ c, tight knit community & local businesses. The site is surrounded by a large retail and commercial precinct along Boundary Street, providing alternative facilities for the community should be explored. The local residents often live in the same house for their entire lives. Therefore, the community appreciates design which can grow with their family. Existing Heritage buildings should be celebrated and used by the community.

Cross Laminated Timber Cross laminated timber is highly sustainable material that can enhance the sustainability of any deign and has many benefits. The reason a hybrid combination was chosen for this project is because the sub-tropical nature of this design means that large openings are needed and it in more logical to use steel in these places. In addition, in Australia at the moment there is a 10 storey height restriction (which is being changed at the present time) and the hybrid construction type allow higher buildings. 1. 2. 3. 4.
