Hey Neighbors! I hope this Springtime is finding you healthy, happy, and out enjoying life in whatever way you see fit. Spring is a time for new beginnings, for sowing seeds in the garden, and for letting your kids stay outside to play just a little bit later on the weekends! For us, it’s mostly a season for baseball and softball! This month our cover is graced by Marley Jordan, a talented artisan and crafter who is enjoying living on the westside with her husband of two years, Russell. I can’t wait until you get to her story and see some of the photos of her amazing macrame creations! If you have a story to share or know a neighbor that you would love to see on our cover, please send me an email at asullivan@bestversionmedia.com. We welcome all families, couples, or individuals - the only requirement is that our feature family live on the west side. So send your neighbors and friends my way! I can’t wait to meet them!

Resident Feature

Meet Marley Jordan All Things Macrame By Alexandra Sullivan, Resident since 2017

T

ucked back in the west side of Danville is a pair of creative newlyweds with a passion for giving back and serving their community: Marley Hudson and her husband, Russell. Marley graduated from California State University in Chico (Go Wildcats!). There she earned her Bachelor of Science degree in Recreation Administration. Marley is happily putting her degree to good use as an Event Coordinator in San Ramon. Back in Danville she exercises her creative side with her home business Marley Mae Homemade, a macrame and more shop where she focuses on custom, one-of-a-kind pieces that will fill your home with joy. “I’ve been making macrame since 2017. I do a lot of custom pieces and pretty much every piece I create I have to force myself not to just keep it for my home! Right now I am exploring organic cotton rope projects like bowls, purses and hats. I just made this hat and absolutely LOVE it!!” You can check out the rest of Marley’s designs on her instagram page, @marleymaehomemade_ , and at her etsy site https://www.etsy. com/shop/MarleyMaeHomemade. Why is macrame her medium of choice? She says, “Macrame can soften the edges of any room, making yours the coziest of homes. I make custom pieces that perfectly fit into your home! I make everything from pot hangers, to hats, to 6 ft wall tapestries” Marley and Russell met several years ago, when Marley’s older sister connected them thanks to her friendship with Russell’s older brother. Marley remembers, “She says she was just trying to connect two friends, but I think she had bigger plans!” Marley and Russell were married in June of 2020 and moved to the Del Amigo 8

neighborhood not long after. During the next 18 months, Russell and Marley were able to spend plenty of time together and really focus on entering this next chapter of their lives. New marriage, new house, and a whole new community to meet and enjoy! When asked about their favorite part of their new neighborhood, Marley said, “We LOVE our neighbors! I love how active our little neighborhood is, always someone walking their dog or out on a stroll after dinner.” Being new to the area, Marley and Russell love that everyone is so outgoing and welcoming. “I just want to say how much I appreciate how friendly you all are! People actually say good morning to us as they walk past us on the trail, that is so unique and special!” They’d love to hear about any neighborhood events happening and can’t wait to get to know everyone better. You will most definitely catch them outside, as backpacking is a shared joy for them both. “I was a backpacking guide in college and Russell spent some time working at our local REI,” says Marley. After a year of marriage, the lovebirds were finally able to go on their dream honeymoon, “We spent 6 days in Hawaii, and we had the time of our lives!!! We went sailing, snorkeling, and drank a lot of Hawaiian Rum! We love adventuring together.” Luckily, many of their adventures have been captured by a very talented nature APRIL 2022

photographer, Russell. “He loves to walk around for days in the wilderness and take photos,” Marley gushes. The photos you see here were all taken by Russell. Aside from his gorgeous photography skills, Marley expresses that she loves how her husband is always the first one to offer help to a friend or family member in need. Their other driving passion is serving - both Marley and Russell volunteer at their new church, CPC, every Sunday. “I am most proud of the way my family chooses to serve our community/family. We don’t have a lot, but what we do have we are more than willing to share when someone is in need.” Give Marley a follow online and get lost in the beautiful images of her brilliant pieces! Maybe you’ll even find something to bring into your own home?!

Tummy Tuck Surgery:

Say Goodbye to Your Quarantine 15 By Dr. Stephen J. Ronan, MD FACS, Blackhawk Plastic Surgery and MedSpa

P

atients that consult in our office for abdominoplasty (more commonly known as a tummy tuck) typically complain of fatty areas, stretched or loose skin, potential hernias and weakened abdominal walls, along with lower abdominal skin that is resistant to tightening through diet and exercise. We are seeing more and more patients suffering from the repercussions of weight fluctuation following quarantine. Poor sleep patterns, changes in dietary habits and exercise routines, high stress and anxiety have sparked what we and others playfully call “the Quarantine 15”.

abdominal wall back into its normal, unstretched position without being surgically repaired. Tummy tucks are performed in our fully accredited surgery center, here in Blackhawk, several times each week. The use of a slow-release, long-acting anesthetic, combined with surgical techniques to allow for quicker healing, permits our patients to have an overall positive experience. After surgery, patients are released home to begin their recovery the same day. Within a matter of weeks, swelling begins to dissipate and patients are left with a more beautifully contoured midsection.

This comes at a unique time as advancements in tummy tuck and liposuction surgery have created an opportunity for those seeking surgery, to be able to recover quickly, with minimal scarring, while focusing on a more holistic approach. Over the years we have completed thousands of abdominoplasties and we were the first practice in the Bay Area to implement the drainless tummy tuck procedure.

Tummy Tuck surgery is often enhanced with other procedures such as high-definition liposuction to highlight the muscular contours for a more athletic core, along with breast augmentation and/or breast lift. The best way to determine if you are a suitable candidate for abdominoplasty or any other surgical procedure is to schedule a complimentary consultation where we can review the options together and answer all your questions. If you are interested in learning more, please contact our office at 925.736.5757. Thanks! We look forward to hearing from you!

SRVHS Basketball Team has a Season to Remember By Ricky Helton, Resident since 2004

W

hat started off as a story about a local high school basketball team on the court quickly turned into the story of a real organized movement by the student body on the court and off the court. The story on the court was led by many cancelled league home games. So most of their wins were on the road. The starting lineup was made of one senior, one junior, two sophomores and a freshman: a young team that made it 3 games away from winning State. Their strength is in their numbers with plenty of depth on the bench. If one word can identify this team I would pick “perseverance”. Students in the stands were limited due to Covid rules so it was teammates on the court who gave up a lot of their allotted 4 people per game tickets to their classmates. Families sat at home so that the students could attend and support their team. It was truly “The Sixth Man” on the road. Continued on pg20…

I managed to shoot 3 of the Wolves home playoff games and the very first thing that I noticed was the electrifying atmosphere. The whole student body put on an amazing display with their colorful suits and excited cheers. I love sports and I love it when I see young men and women with that same love leave it all out on there every game. The team definitely felt and thrived on the energy every game. Though the SRVHS Varsity did fall short on their journey vs. Elk Grove (55-59) ending their run for a state championship, they were so close. Elk Grove won state. It’s the journey to the end that the families, I’m sure, enjoyed the most. One of the “Sixth Man” students that led the charge was Cade Carter. Cade lost his father in 2020 to a terrible accident, but he still brought his dad’s trademark suit and energy to every game he could. He is member of this team and there is no doubt. His father’s vibrant colored hat and suit started a movement from the student body.

From a freshman starter to another young man facing adversity, loss and tragedy, to the seniors and team leaders supporting them all - everyone worked towards a common goal.

The Benefits

of a Business Line of Credit By Your Lending Team at CBB

I

f you need an influx of capital for your business, usually the first thing that comes to mind is a business loan. However, many people don’t know about business lines of credit and their benefits. Business loans and business lines of credit are similar in that both help to fund your business, but differ in the flexibility of how you can utilize the funds, and how quickly you can receive the funds. A business line of credit offers a more general form of financing and can be used to help with the natural ebb and flow of business.

for your business. The money that is used from your business line of credit then becomes a loan that you pay back over time, which allows businesses to make it through seasonal fluctuations without worrying about being able to pay employees wages.

Who can benefit from a business line of credit?

The first place to start is with your local business bank. Local banks, credit unions, and CDFIs can offer competitive rates to qualifying business owners and often work with businesses at all stages (from startup to established) to find creative solutions. As California’s first CDFI (Community Development Financial Institution), Community Bank of the Bay prides itself on working with businesses of all sizes, providing personalized attention, sound advice, and quick decisions to help you and your business meet its goals, learn more at https://www.bankcbb.com/ business/loans.

Almost every business can benefit from having a business line of credit open and ready for quick access. Oftentimes business owners wait until they have a need to start looking for capital, but that can take weeks, months, or even years to gain access to the funds needed. A business line of credit offers relatively immediate access to funding short-term needs.

What is a business line of credit exactly?

A business line of credit is similar to a personal credit card. You can use the funds whenever you need to, but you can’t spend more than your credit limit. The difference between a line of credit and a credit card is that a line of credit gives you access to cash to cover costs, while a credit card doesn’t. There are various forms of lines of credit available, including revolving and nonrevolving lines of credit. Revolving lines of credit are best for using small amounts of money over a long period of time, while non-revolving lines of credit are best used when a business has a large lump sum capital need. Discuss the best option with your banker to ensure your business is making the right choice.

Lines of credit also are easier to qualify for compared to traditional business loan programs, and they can help to build your overall business credit.

Navigating Home Financing During Divorce

By Todd Galde, CrossCountry Mortgage, LLC.

Home Financing Customized for Family Law One of the most stressful events in a family’s life is divorce, and one of the biggest points of contention is what to do with the family home, especially if there are children in the picture who want to stay in their respective schools and the remaining spouse does not have sufficient income to refinance the existing mortgage in their name only.

Equal Housing Opportunity. All loans subject to underwriting approval. Certain restrictions apply. Call for details. CrossCountry Mortgage, LLC. NMLS3029 (www.nmlsconsumeraccess.org).

Conventional lending rules require at least six months of on-time payments of the spousal and child support, and the six months don’t begin until after the divorce has been finalized with the courts. This could be 12-24 months after the initial separation was filed. Fortunately, there is a resolution: Introducing the NINE Loan, a revolutionary home loan based on common sense underwriting, a fast and simple home loan solution that does not require any income or employment for owner-occupied refinance or purchase transactions. The NINE loan allows the remaining spouse to refinance in their name only and possibly even get cash-out to pay the departing spouse their share of the equity… before the spousal and child support are usable for Conventional financing.

The departing spouse can then purchase a new home without the old mortgage affecting their ability to qualify in the future. Consider this revolutionary home financing that solves an ageless challenge for families going through a divorce. Please visit me online at www.TheNINELoan.com or more information. The Best Cookies in the Bay are Legendary By Lori Nader, Lori’s Legendary Cookies, photos provided by Kaelyn Brazil

L

ori’s Legendary Cookies is a local mother daughter company – started by Lori Nader and her two daughters, Adele and Lindsay. Lori was the founder of Blue Chip Cookies based in San Francisco in the 1980’s – a cookie company that grew to over 65 brick and mortar bakeries across the country! Lori is also the creator of the first White Chocolate Macadamia Nut Cookie… ever! In fact, at that time, white chocolate didn’t exist in chip form. The chocolate was cut by hand until Lori’s uncle created a machine to chop large blocks of white chocolate in to small chunks for the cookies. Shortly after, Lori contacted Guittard Chocolate Company and they made the first white chocolate chip - just for her! Of course, now, white chocolate chips are readily available and White Chocolate Macadamia Nut Cookies are one of the most popular cookies out there. Blue Chip Cookies was sold in the late 1990’s. Lori is back in the cookie business with her daughters, Adele and Lindsay, as Lori’s Legendary. Now three generations: Lori, raised in Walnut Creek and Adele and Lindsay, raised in Danville and attended San Ramon Valley High – as well as Adele’s daughter Gabrielle (10 months) who will surely be a part of the family business in no time! Lori’s Legendary is more than just a cookie company. A portion of their proceeds are donated to local churches, ministry events and meaningful non profit organizations. Each bag of cookies also includes an inspirational message with ten life ingredients. They truly are “cookies to satisfy your sweet tooth and your soul.” Lori’s Legendary Cookies are crispy, buttery and delicious - made with only the finest ingredients and unlike anything else on the market! They should come with a warning label… they are addictive and one is never enough! Currently, Lori’s Legendary Cookies come in four varieties: Chocolate Chip Crisp, White Chocolate Chip Crisp, Cinnamon Crisp and Oatmeal Raisin Crisp. Introducing

Miss Wheelchair America 2022 By Christine Burke, Miss Wheelchair America 2022

F

or as long as I’ve been able to talk, I have never been afraid to speak my mind. At the age of three I got up in front of the March of Dimes saying “My name is Christine and I use a wheelchair, and now I’m going to eat my mac n’ cheese,” proudly solidifying my role as a disabled advocate. By the time I was six, my parents were seeking an outlet for all of my creative spunk and energy, thus my foray into performing began. The pinnacle of my childhood came at the age of 10 when my mom took me to my first day playing youth wheelchair basketball at the Bay Area Outreach and Recreation Program (BORP) in Berkeley, CA. Here I not only learned the skills needed to run a successful pick and roll, but the chance to interact, learn and develop with people who were just like me. With the help of my peers I learned how to navigate airports with my basketball chair and luggage, pop down curbs when no curb cutout was available, see the country and realize I could live an independent and full life. While I had to put my acting passion on hold, I still participated in high school choir, placed and participated in district wide speech contests three years in a row, and educated a myriad of audiences on disability awareness. In 2007 I began a 2.5-year stint at the University

of Arizona, after receiving a scholarship to play on the Nationally ranked U.S. Women’s Wheelchair Basketball team. My second year at the U of A opened new doors that led me to join the wheelchair tennis team and become a writing skills coach for incoming minority students. Included in this group of new students were first generation college students, International students and students with disabilities. In 2010 I made the daunting but fruitful life changing decision to transfer to the University of the Pacific in Stockton, CA. While U of A is known for their competitive adaptive athletics program, it wasn’t until I got to UOP that I was able to reconnect with my passion for the disability community. As a Communications Major I had the unique opportunity to delve into studying the impact of the media on the disability community and present my findings at a research conference of my peers and outside professionals. I graduated cum laude in 2012 and had the privilege of being my graduating class’s University Flag Bearer. My life became the true definition of “is this real life?” when, after nearly a decade in the corporate world, I landed a role as a talent manager representing high profile Deaf and Disabled talent at C Talent Management in Los Angeles. When I’m not working my dream job, you’ll find me on or near a stage, visiting my Cast Member brother at The Happiest Place on Earth, reading the newest romance on my Kindle, and attending various musical theatre and sci-fi conventions from California to New York. I’m beyond humbled to use my Ms. Wheelchair America 2022 platform to help put disability back in diversity.

advocacy plans, however for me as a creative individual, I viewed this as a chance to think outside the box on my advocacy. I got to lead workshops, read disability themed books, and host casual webinars. I even created my own podcast where I brought on notable figures from the disability community, including Emmy award winning poet/lyricist/music producer Leroy Moore. Hearing his stories of living as a multi minority, sparked a fire inside me to help ensure that disability was included in all talks of diversity. For too long I sat in Diversity Equity & Inclusion (DEI) talks and disability, despite being the largest minority in the world and one that anyone can join at any point, is one that is hardly ever brought into the room, let alone proactively discussed. Growing up as a Danville resident (graduate of San Ramon Valley High School 07), provided ample opportunity to bring my advocacy to classmates, orchestrating disability awareness days and hosting exhibition wheelchair basketball games. During my reign I will be traveling the country attending Ability Expos (most recent was LA), visiting fellow advocates and spreading my message of putting disability back in diversity.

On August 14, 2021 in a pool of 30 national competitors, I had the honor of being crowned as Ms. Wheelchair America 2022. Unlike other pageants, this was not one based on beauty but on disability advocacy. The journey began for me on February 28th, 2020 when I was crowned Ms. Wheelchair California. When the pandemic hit, it seemed like a wrench would have been thrown in

Cooking Corner

Pineapple Coconut Cookies By Stephanie Seaberg, Resident since 2010

I

’m a little embarrassed to admit it, but I’m just now learning about box cake mix cookies. I’ve never heard of them or seen them anywhere online until this past New Year’s. I was on vacation with another couple and we made a quick stop at supermarket to pick up some groceries. While we were there, I noticed my friend Erik had a box of strawberry cake mix in his basket, and no frosting. “Why is he getting that?“ I wondered. We had cake at the house already. Well, I was incredibly surprised when a few hours later he cranked out a dozen strawberry cookies. This got me thinking about all the other potential box cake cookies yet to be discovered. So, I began my cookie experimenting, and I’m happy to report that when it comes to box cake cookies, the possibilities are literally endless. Pineapple cake mix cookies are delicious and tropical. A must for all your coconut loving friends and perfect for the Easter holiday.

You will need • 1 Box Duncan Hines pineapple cake mix • 1/3 Cup melted butter or margarine • 2 Eggs • 1 Dash of coconut extract • 2 Cups sweetener flaked coconut • 7 Ounce jar of maraschino cherries Putting it Together

Preheat the oven to 350. In a medium size bowl, combine the cake mix, melted butter, eggs and coconut extract. Mix until well blended. Your dough will be relatively thick. Using a melon baller

or small ice cream scoop, portion the cookie dough on to a nonstick cookie sheet, keep your cookies at least 2 inches apart from each other. Sprinkle a generous pinch of coconut flake onto each cookie and top with a cherry in the middle. Bake for 10 to 13 minutes. Let the cookies cool for at least 10 minutes before removing.

Pre-Emptive Offers or Selling Off Market

By Janice Jordan, Real Estate Broker Associate, Compass, Resident since 1998

guaranteed to get more than their asking price and in some cases, more than market value. When a seller gets multiple offers they can also make more demands on their bidders, requiring such things as no contingencies on their loan or appraisal, no inspection contingencies and free rent back periods. Many times, my clients who are considering selling their homes ask me about selling off market, or selling directly to a friend, or selling without an agent. In a market like we have today, all of those options will not net the seller their highest profit. Homes that are marketed successfully and exposed to all buyers will sell for approximately 20% over asking due to multiple buyers bidding up the price. Attempting to save a 5-6% commission and handling a transaction without a professional realtor will end up netting less profits for the seller. There are very few situations where a seller might consider selling before going on the market. Most reasons are motivated more by a personal connection with the buyer or a need to sell immediately and, as is.

What does it mean to sell your home “Off Market”?

Your home is one of your largest investments. If you’re planning on selling, plan ahead, take your time to prepare your home for sale and take advantage of the current housing shortage. Always interview a few Realtors and choose one that you trust will have your best interests in mind.

Many times, buyers would prefer to buy a home that is ‘off market’. This means that the home is for sale, but it has not officially gone on the market to the general public yet.

Selling your home during these past 18 months and through today are proving to be quite profitable; if you’re thinking of selling, have a plan and maximize this potential to the fullest.

Buyers prefer these opportunities because they may not have to compete in a bidding war. Buyers ask Sellers to accept their preemptive offers in order to potentially save money and have the first and only opportunity at purchasing the home. Sellers, in today’s market, would not benefit by selling Off Market or taking a Pre-Emptive Offer.. Today’s market has very low inventory and the demand is much higher than our current supply. By going to market and accepting multiple offers, seller’s can almost be

pril celebrates many National days. And why not? After all, the month of April derives its name from the Latin word “aperio”, meaning to open or bud. Literally, this is the month that plants begin to grow, blossom and display their beauty. It makes perfect sense that April 13 is International Plant Appreciation Day and April 14 is National Gardening Day. As we reflect on nature’s rebirth, how can we make April the month to celebrate our own new beginnings? Ironically, April is also Stress Awareness Month. Stress is probably the most immobilizing tool we have to keep us in a fixed mindset and limits our growth. As a Life Coach, stress has become one of the key topics my clientele experience, especially with the unknowns of the Pandemic and World Affairs. The ability to recognize your stress and name it are key components to managing your stress. What other tools can we utilize to prevent the weight of stress from limiting a growth mindset and inspiring our ability to recognize challenges as opportunities? Well, guess what? April 14 is National Moments of Laughter Day, while April 17 to 23 is National Volunteer Week. Laughter is one of the most valuable medicines to relieve stress and to find your inner joy. If you can find the humor in the daily events that limit you, what a wonderful opportunity to clear your head and create the mindset to recognize other perspectives for managing your

stress. Volunteering is another worthwhile activity; devoting time to something you value can allow a fresh new start to your daily routine. Did I say that April 14 is also Look Into The Sky Day? As you breathe in the fresh blossoms of Spring to rejuvenate yourself, take a good long look into the sky for inspiration… “you got this!” These national days of celebration are reminders that we can all find inspiration and joy if we are truly open to possibilities. This April, let’s choose to welcome in the beauty of new beginnings and new growth. If you feel stuck, let’s talk. I would love to partner with you to explore who you want to be in this next phase of your life.
