Although “April showers” will inevitably pop up here and there in Danville, spring is definitely here! It’s a time when many residents spend their weekends planting seasonal flowers and cleaning up their yards from the winter. For many of us, we’re back on the baseball and soccer fields and finding ourselves dining al fresco again at some of our favorite downtown hangouts. In my family, the month of April is a welcome treat, bringing longer (and warmer) days to enjoy being outside!

This month you’ll meet The Mancera Family as our Danville Living Feature Family! Ashley and Hector are thrilled be be raising their daughters here on the westside and you’ll love hearing about their history and adventures they have as a family. Our April issue also highlights several community events and expert articles to keep you informed this month. Don’t forget to check out the many ways you can celebrate Earth Day in Danville!

If you have a story to share or know a neighbor that you would love to see on our cover, please send me an email at aangstenberger@bestversionmedia.com. We welcome all families, couples, or individuals - the only requirement is that our feature family live on the west side of Danville. So send your friends and neighbors my way, I can’t wait to meet them

See you around town!

Meet the Mancera Family

From the beach to the mountains:

Building family dreams one day at a time

Photos provided by the Mancera Family

It was an unexpected meeting at a Dublin dance club that brought Hector and Ashley together. Neither one of them was “the clubbing type,” but Hector’s cousin had invited him along with a friend, Ashley, to join him for the evening. Ashley and Hector enjoyed their “wallflower” status, chatting the night away together. Although Hector was living in Southern California at the time, the next 4 months were filled with hours-long phone conversations and weekend visits. Soon, Hector made a spontaneous decision to move to the Bay Area to be near Ashley and begin their life together. After a proposal in Napa, Hector brought Ashley back to her parents house to share the news only to be surprised with all of their best friends and family who had traveled from all over the country to celebrate their engagement. The following summer the two were married in Tulum, Mexico in a picturesque wedding on the sand with 50 of their closest friends and family.

Even though Ashley and Hector have lived in multiple parts of the state, they are so happy to be settled just around the corner from Ashley’s parents on the westside. As a Danville native, Ashley attended Montair Elementary, Stone Valley Middle School, and graduated from SRVHS in 2004. She headed down to Los Angeles to attend Azusa Pacific University and received her degree in Child Psychology, and ultimately, completed her teaching credential and Masters in Special Education. Like many of us, the pandemic proved to be a difficult time with teaching students with severe disabilities through Zoom, while also trying to help her own daughters though remote learning. At the end of the 2021 school year, Ashley “made the emotional decision to stop teaching.” She loved her students so much, but really felt they were in a phase of their life that she needed to be home with her girls. During this same time, Ashley and Hector purchased some investment properties in Texas and it sparked a new adventure and passion in Ashley… real estate! She has now been with the Julie Long Team with Coldwell Banker for the past year and has “discovered a new way to serve the community.” Hector has been an amazing husband standing by Ashley and her career change, continuing his long history of working hard for his family. Since he was a young boy growing up in Redondo Beach, he spent most of his free time helping his mom clean houses or ”tinkering” around in his dad’s body shop. His first “official” job was his own “landscaping” business at only 9 years old! For the past 14

years, Hector has worked for a company providing fuel for construction sites, hospitals, fire departments, power outages and other sites. His responsibilities have ranged from opening up new locations, to running divisions, to now being an account manager. Even though he loves his current job, Hector still has an entrepreneurial dream to one day design and build future business in either construction or in the automotive field. He is hoping to have his contractors license in the near future and has aspirations to become a builder and maybe even build the next Mancera family home!

Ashley and Hector have three beautiful daughters, Mia (10) and twins, Grace and Addie (7). The family thinks it is so special that all three girls attend the same elementary school as their mom, Montair Elementary. The girls love their school and “absolutely adore their teachers.” All three girls keep busy by playing Mustang Soccer and swimming for the Del Amigo Swim Team. They can’t wait for summer to start since they are all “little fish!” Ashley and Hector are also members of Community Presbyterian Church and have recently volunteered for “A Night to Shine,” providing prom nights all over the world for high schoolers and young adults with disabilities. Both Ashley and Hector try to model to their children the importance of being involved and giving back to the community. Ashley “hopes that our girls see that as part of our family culture and seamlessly continue that tradition as they grow up.” In addition, the Mancera family loves baseball and are huge Giants fans. Another common place you can find all of the family would be in the kitchen! Both Ashley and Hector grew up with moms who are incredible cooks and passed down that love of cooking down through the generations. The girls and Hector often beg for Ashley’s family’s Caesar Salad. A recipe that Ashley’s grandma has passed down. Ashley has made it her own by making it extra lemony, giving the dressing a more vinaigrette taste than the creamy taste that most people are used to. It is extra tasty when she uses the fresh Meyer lemons from their lemon tree. Hector’s mom is Mexican and her cooking is so good it makes eating out at any Mexican restaurant so hard! Hector has a knack for making all kinds of tacos. He gets very creative when putting his own spin on his tacos. A family favorite is his Korean Short Rib Tacos with Kimchi. Definitely not his mom’s traditional tacos, but everyone loves them! “Even Mia loves to cook and often talks of going to culinary arts school when she grows up.” You can also find Ashley and Hector spending afternoons in Napa and Sonoma enjoying wine tasting and dining at some of their favorite restaurants, such as Sangiacomo in Sonoma and Trefethen in Napa. The Mancera family would not be complete without the family pets, Cody, a 7 year old Chocolate Lab, and

8 APRIL 2024 Resident Feature

Darla, a 3 year old English Bulldog. They are simply “the funniest duo.” While it is clear that “Queen Darla” is in charge, Cody remains a loyal and docile buddy to Darla and the whole family.

The Mancera family can also be found spending school breaks and holidays at some of their favorite vacation spots. Ashley’s family has had a cabin in Strawberry, CA near Pinecrest Lake for several decades and has been able to take advantage of the cabin life… ”time to unplug, smell the mountain air and explore the Sierras.” Since Hector grew up near the beach, it has been fun to find a NorCal favorite beach spot for the family to spend Thanksgivings and Spring Breaks. One of their favorites is Dillon Beach. They love the classic feeling of the beach town and aspire to one day have a vacation home there. Thankfully, both Hector and Ashley knew they wanted to raise their family in Danville. Ashley had dreamed of returning to the westside, and in the Spring of 2020, her dream came true. The family moved into their downtown home right in the thick of the pandemic feeling so isolated, but as soon as they pulled into their new court, “kids came pouring out of their houses to greet the girls, and we knew this was the spot for them.” In just a few years they have made life-long friends and memories with their neighbors, sharing cookouts, bike rides, fire pits and happy hours together. They are so happy to live in their neighborhood and especially love being walking distance to the farmers’ market, and like many of us, their favorite dining spot, Sideboard. The family feels blessed to be a part of this incredible community and is looking forward to spending many more years here in their “forever home.”

Maison Benoit... Danville’s Newest Bakery!

By now you have certainly seen the line around the building to what previously Lucy activewear. For a few years now, westside locals have wondered what would occupy this prime real estate in downtown Danville. I too was eager to find our what could possibly be so captivating to draw such crowds and excitement! When I learned it would be an authentic French Patisserie and Boulangerie that had transformed the space into what it is now.....I knew I had to see it for myself. I was lucky enough to meet Benoit Vaille in person during his opening week, while he shared his story, passion and excitement of what is now “Maison Benoit.”

Benoit Vaille had not always been in the culinary and restaurant business. In fact, for over a decade, Benoit had worked as a Bay Area “techie” for Microsoft before eventually transitioning into the wine industry. Ultimately, his heart was leaning towards taking a risk and owning his own business, like many of his friends in the tech industry had done. Having been born and raised in France, it was a natural instinct to take his risk in the direction of something quintessentially French...a local bakery! Benoit took this very seriously and immersed in an intensive baking school in Paris to learn not only the craft, but also the business. It is there where he met two very integral members of his team, which he would eventually bring back to CA to help him open Maison Benoit. Pastry Chef, Matthieu, received the highest pastry diploma with Honors from a prestigious school in Bordeaux, France and Head Baker, Lucile, was previously the head baker at La Tour d’Argent, a famous Michelin star restaurant in Paris. We are so lucky that you can see both Matthieu and Lucie in action right here in Danville. The patisserie is also a family affair, as you will likely see Benoit’s children working with their father as well.

Quality over quantity and using local, high quality ingredients remain the main focus for Benoit and his team. In fact, the only non-local ingredient used, is the butter...which they important from France to remain truly authentic! Benoit expressed that is is imperative the team not sacrifice the absolute best quality of fresh products for their community to enjoy. You can find the most delicious and authentic croissants, quiche, tartines, baguettes, and croque monsieur just to name a few specialties. The patisserie is also beautifully decorated with a clean, classic, modern vibe, and in true Parisian style with plenty of outdoor seating. Seems like a perfect fit for Danville!

UNLOCKING OPPORTUNITIES

The Importance of Consistent Advertising

Dealing with economic fluctuations can be one of the most challenging aspects of business ownership. Despite the complexities brought on by uncertain economic conditions, there are also exciting opportunities to grow and outpace your competition. Let’s take a look:

▶ LESS NOISE. MORE VISIBILITY.

Advertising is usually one of the first expenses that local businesses reduce during changing market conditions, but is that a rushed or smart decision? It’s been shown that ad spending across many media types goes down when budgets tighten, whether it be newspapers, social media, radio or television.1 This trend creates an incredible opportunity for you to saturate the market when your competitors are nowhere to be seen. Try maintaining, or even increasing, your advertising efforts during challenging economic times. There will be ample opportunities for growth and very little noise to overcome.

▶ IMPACTFUL MESSAGING

Your messaging becomes even more important with less competition in the picture. You’ll have a chance to truly capture the hearts and minds of the community through your marketing channels. Find a way to stand out and let your customers know that you’ll be prepared to help them when they’re ready. Focus on building loyalty and brand recognition and watch how it impacts your business in the long run.

▶ THE MCDONALD’S EXAMPLE

A great example of why you should never stop advertising can be found in the fast food scene. During the 1990-1991 recession, McDonald’s cut their advertising budget while Taco Bell and Pizza Hut did the opposite. The result would have McDonald’s executives regretting their decision as they witnessed a sales decrease of roughly 28%. Meanwhile, Taco Bell sales increased by 40% and Pizza Hut saw an amazing 60% sales increase during those times.2 Over 30 years later, this fascinating example continues to show just how important it is to be visibleregardless of uncertain economic forecasts.

Earth Day: Activities for Seniors with Alzheimer’s

April 22nd is Earth Day, a holiday that serves to remind us the importance of protecting our planet. There are plenty of fun activities that you can do with your loved one with Alzheimer’s or dementia to interact and fully enjoy our natural environment.

Here are some ideas:

Sensory Stimulation in Nature:

Gentle Walks: Take a stroll in a park or garden. Point out the vibrant colors of flowers, the rustling leaves, and the chirping of birds. Encourage reminiscing about past gardening experiences or favorite outdoor memories.

Windowside Activities: If venturing outside is challenging, create a sensory experience indoors. Place potted plants near windows, allowing sunlight to stream through. Play calming sounds of nature and engage in conversations about the beauty of the world.

Creative Activities:

Seed Sorting: Sort large, colorful seeds by size or color. This simple task provides tactile stimulation and can spark conversations about planting and the growth cycle.

Nature-inspired Crafts: Make recycled paper decorated with leaves or use pinecones to create bird feeders. These activities encourage creativity and a connection with the environment.

Upcycled Gardening:

Container Gardening: Plant herbs or small flowers in recycled containers like teacups or tins. This low-maintenance activity allows for engagement with soil and plants without the physical demands of traditional gardening.

Indoor Herb Garden: Plant herbs like basil or mint in a sunny windowsill. Caring for these plants can be a source of pride and provide fresh ingredients for meals.

Remember, the key is to choose activities that are manageable and enjoyable. Focusing on the sensory experience and keeping things simple allows you and your loved one with Alzheimer’s to participate and connect with the natural world.

Varsity Basketball Championship Season

The San Ramon Valley High School men’s varsity basketball program had an amazing season that concluded on March 8 at the Golden 1 Center in Sacramento. On that evening they competed against St. John Bosco for the CIF Division-1 state championship. It was a fitting ending to a season that included the programs fourth Northern California Championship in school history, as well as a first place finish in their league tournament championship. Their 29 wins (tied a program record) helped them reach the final game where high school student athletes were able to live out their dream by playing on an NBA court. This is an amazing group of young men who have left their mark on a program that has had many milestone moments. Congratulations, Wolves!

We’ve all heard the saying, “Location, location, location!” It’s the old adage that has been passed down for many decades, speaking to real estate values and wise investing. Over the years, I’ve found it interesting that “location” can mean so much more than a zip code, and based on lifestyle trends and community changes, perception of desirable locations can change with time.

For a local example of change, think about the west side of Danville. If we go back in time, we’ll find small, simple houses built by the railroad tracks, that wouldn’t have excited too many buyers. Those who could afford to would drive farther up the hills or away from town, to build or purchase homes in the best locations. A homesite that offered views, privacy and distance from town was considered a premium location. Many home buyers and homeowners today still value those features. However, by the mid-1970’s, plans were underway to remove the railroad tracks and convert the space to a regional trail that would become part of East Bay Regional Parks. Suddenly, the homes with possibly the worst location, were going to become far more desirable. Fast forward a few more decades. Through a combination of careful planning and historic preservation, coupled with beautiful improvements to infrastructure, downtown Danville became one of the most desirable downtowns in the east bay. “Walkability” has also become one of the single most important

location features for buyers in all age groups. Today, the homes that are close to the Iron Horse Trail, and especially those close to town, are some of the most desirable for buyers.

Other examples of locations that go for a premium include court locations, view locations. and streets that generally have well maintained, nicer than average homes. Walkability in any part of town, to schools, parks, shopping, swim clubs, and trails are also valuable. It’s important to note that for maximum value, most buyers prefer not to be adjacent to these destinations, just really close. It’s all subjective. One buyer may see extra value in living across the street from a school or park, while another may prefer a quieter location that affords more privacy.

If you’re considering purchasing real estate of any kind, be sure to investigate the location. Find out what the zoning is for nearby properties. You might be surprised. Are there plans to extend a road into a major thoroughfare? Does the street with all residences on it, also have zoning that allows commercial use? Who owns the beautiful golf course that is the focal part of the view - can they sell the land and change the use? There are endless other questions to consider, depending on the location.

It’s All About Location

Should location take priority over all other variables? It depends. Carefully consider what is important to you, with respect to location. Then weigh that option, against your other “needs.” If your finances allow for it, you may be able to improve or add onto a house that is in the best location. However, if you don’t have the time or resources, you are probably better off finding a home that fits the rest of your needs and your budget, in a good location, instead of the best location.

If you choose to buy property that has a major negative in the location, that’s okay too. Just make sure that you are not paying more than fair value, because when it comes time to sell, you will need to price accordingly. For plenty of buyers, it’s worth it to buy the least desirable location in a community, just to be able to afford to own in that community, versus a different one. It’s all about perspective.

Spicy Sheet Pan Enchiladas

Move over sheet pan lasagna! Your 15 minutes of fame are up! It’s time for a meaty, cheesy enchilada with crispy edges and heat. I have so many friends that avoid making enchiladas because they are often too intimidated and it feels like too much work. This cuts every corner and its an easy clean up. It’s also an incredibly versatile dish. You can make it with beef, make it with chicken or add black beans. Get creative! You need this recipe if you have a crazy week night schedule, with only a few minutes to prep something for the oven. So, ditch the tacos this Tuesday, and make way for a sheet pan surprise!

Spicy Sheet Pan Enchiladas

Serves: 4

Time: 45 minutes -15 minutes active cooking

You will need;

• 1 pound of ground beef or turkey or diced chicken

• 1 packet taco seasoning

• 2 tablespoons of olive oil

• 20 corn tortillas, cut up into tortilla chip wedges

• 3 Cups canned enchilada sauce or 3 cups of homemade enchilada sauce (highly recommended)

• 8 ounce bag of shredded pepper jack cheese - Plus extra for topping

• 2 green onions, sliced

• 1/2 Cup sliced black olives

• 1/2 Cup sliced pickled jalapeños

• Sour cream for garnish

Putting it together;

Preheat the oven to 375°. In a medium size skillet, heat the olive oil and brown the ground beef (or meat of your choice) then mix in the taco seasoning packet. Transfer the meat to a medium size bowl and add the tortilla wedges, enchilada sauce, and cheese. Mix everything until it’s well combined and spread across a nonstick cookie sheet pan. Top with extra cheese, olives, jalapeños, and green onion. Bake for 25 minutes, then allow the dish to cool for five minutes before serving. Serve with sour cream.

The Social Fundraiser of the Season

The Bishop Ranch Roundhouse will be rocking on Friday, April 26th as an expected sold out crowd of over 300 people will be attending Discovery Counseling Center’s 11th annual spring fundraiser, An Evening of Music and Laughter. This highly successful annual event to raise money for many of DCC’s financial assistance programs.

“Having sold out the Village Theater in downtown Danville for years, our Spring Fundraiser moved in 2022 to the beautiful 300 seat Tahoe Auditorium located within the Bishop Ranch Roundhouse in San Ramon” says Mike Copeland, the Bill Graham type creator of the show and its charismatic host. “The Roundhouse is one of the preeminent event venues in the East Bay and the Tahoe Auditorium is a perfect theater for our big show. Alexander Mehran Jr., CEO of Sunset Development Company, is once again graciously hosting the event.

This year’s show features musical headliner, Pride & Joy, the Bay Area’s premier party band. Opening the show, will be the hilarious stand-up comedian, Dennis Gaxiola. Mary Verstraete, an event committee member from the beginning says, “each year the show gets better and better. Having Pride & Joy performing on a Friday night will be epic.”

Over the past nine years, the show has showcased some incredibly talented musicians and bands such as Eric Martin of Mr. Big, David Victor of BOSTON, Nashville songwriter Paul Jefferson, Jeff Campbell (solo and with his band Static & Surrender), Stung - a tribute to The Police, Fleetwood Macrame - a Fleetwood Mac tribute, Forejour – playing the music of Foreigner and Journey, and The Malodors – Vanderbilt’s award winning acapella group. The night has featured emerging artists as Sophia Pecoraro, Kiley Rothchild, Hays & Company and Courtney Randall. Along the way, the show has also introduced the audience to stand-up comedians such as Bryan Kellen, Karen Rontowski, Sammy Obeid, Jeff Applebaum, Tony Camin, Anthony Hill, David Vanavermaete and Shawn Felipe.

Discovery Counseling Center is a community based non-profit organization serving the San Ramon Valley for over 50 years. Discovery Counseling Center’s mission is to be the community’s leader in mental wellness by:

• Providing affordable, high quality, culturally appropriate and accessible counseling services and programs;

• Offering excellent and highly regarded training for future mental health professionals;

• Creating greater awareness of the prevalence of mental wellness issues in our community and the importance of early treatment.

• Serving as the community’s advocate in securing adequate funding and resources for the treatment of mental wellness issues.

Proceeds from this entertaining show are critical in helping Discovery provide counseling to families and children going through stressful and difficult times. “Thanks to the generosity of our patrons and sponsors, Discovery can offer affordable and high-quality counseling services to families in need,” Copeland adds.

With so much media focus on the importance of mental health treatment in our communities, this highly entertaining fundraiser is integral to funding the wide range of critically important programs that Discovery offers. The show picks up momentum every year and has proven to be an incredibly fun evening and quite the fundraising social networking event of the season. Sumita Bhandari, Discovery’s Executive Director, says, “we are so incredibly proud of this fabulous event and how it benefits the outstanding work our center does in the community and the San Ramon Valley Unified School District.”

“It goes without saying that fundraisers are a dime a dozen, but this one really exceeds expectations. It will be fun what Mike has in store this year”, says Kathy Chiverton, the former Executive Director at Discovery.

From High School to Higher Education: Your Roadmap to College Success

Navigating your student successes to enter college may be one of the toughest parts of parenting. In my experiences as a Life Coach partnering with high school students to create their best profile and have a competitive edge, I have found that in the last five years, the process of the college application, and the requirements to enter college have become much more competitive and much more rigorous. Though I coach in many areas, I have found that combining my 39 years of educational experiences to include classroom teaching, counseling, and Academy Coordinating to advise students have become the best tools in my partnership with students to enter the University of California schools, the State schools and the many prestigious universities across the United States to include Stanford, Embry-Riddle Aeronautical University, MIT, and of course, the Ivy League colleges on the East Coast.

I am excited to announce that I have joined with Joe Iacovozzi, a Certified Personal Financial Coach and the host, Jon Garcia of Serendipity Labs in Dublin, to provide the important tools needed to guide your student to mapping out their college journey. Our first workshop will be on May 9 at 6:30 PM at Serendipity Labs in Dublin.

Below is the agenda we will cover to provide valuable information to empower you in this journey. In our seminar we will cover basic topics to be aware of:

• What colleges are looking for?

• The different expectations of the California college system versus private and out of state schools

• Why are extracurriculars important?

• Why do colleges care about the application essays?

• Are you ready for the financial journey?

• What options do you have to maintain your lifestyle while putting your children through school?

Tickets may be purchased at www.eventbrite.com or https://tinyurl.com/mwdt3uuy

$35 per Student and Parent/Guardian. Space is limited.

We are excited to have you and your up-and-coming college student join us. We are about providing a competitive edge for your student.

Earth Day

Roses are red, violets are blue, happy Earth Day from me to you! On April 22nd, 1970, the first ever Earth Day was celebrated to urge people to take a stand against the great amount of destruction happening to our environment. Fifty-four years later, we are still advocating against these same problems and fighting the rapidly growing effects of climate change. Earth Day is a chance to celebrate mother nature and a severe reminder that if we don’t make a change soon, our only home will be destroyed. I’m sure plenty of us have heard the phrase “there is no Planet B” from that one science teacher or seen it plastered on a hydro flask somewhere, and haven’t thought much of it. I’m here to tell you that it’s a much more serious warning than you think. An article from the New York Times states that in the next decade, it is very possible that temperatures will rise so much that most, if not all, natural disasters will become extremely heightened in catastrophe. The UN has even stated that our lives depend on having a healthy ecosystem where wildlife thrives. Currently, various species of animals are endangered and our environment is struggling more than ever. I don’t know about you, but these facts scare me! Despite the overwhelming reality of these facts, there is still a bright side (which I like to believe there always is). If we ban together and make an effort to slow down the amount of pollution around us, we can make big leaps in changing the future we are currently barreling towards. Taking the time to do something as simple as grabbing your tote bag on your way to Trader Joe’s, skipping out on a plastic straw for your Starbucks Refresher, and biking to your friend’s house can add up and really make a difference. Remember Earth Day isn’t just one day of being environmentally friendly, but a reminder that every action counts in helping preserve our beautiful home that has given us so much!
