Hello Neighbors! Here at Danville Living, we are excited to celebrate the Holiday Season with our fabulous neighbors and small town community. There’s nothing better than listening to one of the many Christmas Concerts at our local churches, shopping at a downtown store to pick up a quick hostess gift for a holiday party, and of course, checking out the lovely decorated homes filled with lights and holiday music for all the neighbors to enjoy. During the last few weeks of 2023, we have many opportunities to enjoy the festivities that Danville has to offer. Resident Feature In college, email was just getting started. Justis had to go on campus to check it using a text based email client. This led him to wonder how computers could do something like this, and decided to pursue learning about and eventually programming them. Justis earned his BA in International Relations and began working at a small web development company, Media Net Link, in downtown Danville. Currently, Justis is a Senior Staff Systems Architect at Medidata Solutions. Also graduating from UC Davis, Melissa earned her BS in Human Development, with a Minor in Spanish. Melissa continued her education at CSU Sacramento and San Jose State University, earning several teaching credentials; Special Education, Multiple Subject and Early Childhood. Melissa also obtained her MA in Education, so one might guess that the teaching profession would be the logical path she would take. Melissa did teach for 7 years prior to raising their two little girls, Kaya and Maren. Melissa explains “over the course of my adulthood, I have held many different jobs before landing my part-time career as a travel designer; from public school teacher, to project manager, personal assistant, to bookkeeping at a travel agency…where I quickly learned the trade and started assisting with travel planning. I realized my passion and excitement for travel and my attention to detail would easily translate into becoming a travel advisor-my favorite role of all.” Presently, Melissa works as a Travel Designer for Pique Travel Design, based in Excelsior, MN as well as the Marketing and Communications Director for Mustang Soccer League. Anyone who lives in Danville knows that Mustang Soccer League is an organization rooted in community, and Melissa feels she is “serving my community, by assisting members find the correct program and stay informed with all things club related.”

The Durkee daughters, Kaya (17) and Maren (15) previously attended St. Isidore Elementary School and are currently a senior and sophomore at Carondelet High School. Kaya and Maren love playing soccer for their high school and Mustang Soccer Teams. The girls keep themselves quite busy working for the Mustang Juniors Program and volunteering with non profit charities affiliated with their National Charity League, Vista Oak Chapter. Melissa and the girls have been members since Kaya and Maren each entered 7th grade. They enjoy the mission of the organization…fostering motherdaughter relationships “with a commitment to community service, leadership development, and cultural experiences.” While the Durkee girls are busy with soccer, school and community events, Justis continues to pursue his love of basketball. He plays in local city leagues and also for a variety of fundraisers that present themselves within the community.

ustis and Melissa met in 1995, during the spring of their freshman year, attending UC Davis. The two shared several college memories together, but Melissa fondly remembers watching Justis playing for the UC Davis Basketball team and winning the Division II National Championship during the 1998-1999 season. It was the first time a non-scholarship team won a Division II National Championship! In 2004, having both grown up in the Bay Area, Justis in San Francisco and Melissa in Redwood City, the couple were married at St. Ignatius Catholic Church (where Justis also attended high school), followed by a reception at the Officers Club in the Presidio. This was a family tradition as Melissa’s grandfather worked at the Officers Club, and her mom and siblings all had their wedding receptions there as well.

Although the family is very integrated in their daily lives here in Danville, the Durkee family shares a love of traveling as well. Melissa’s passion for travel started at a young age as both of her parents worked for Trans World Airlines (TWA). She was able to benefit from “standby” flights, and take last minute trips to Hawaii, Arizona, New Mexico, and Missouri, to name a few. In college, Melissa was able to live in England for 3 months, and also hopped across the pond to France, Spain, and Portugal. Today, the Durkee family loves to plan unique and new trips together.. Some past favorites have been Fiji, New York City, New Hampshire and Hawaii. Melissa and Justis also love to travel as a couple, taking advantage of work traveling opportunities in Costa Rica, Japan, Italy and England. One important family member that may not be joining the Durkees on their travel adventures, is their sweet Bernedoodle, Aggie. For many years Kaya and Maren begged their parents for a dog, and in the fall of 2020 Justis

assigned the girls to make a presentation “on the positive reasons why we should get a dog, as well as what type of dog would be good for our family.” The presentation must have been quite convincing, since Melissa and Justis immediately said “Okay!” Of course this was during COVID-19 when most families were looking to add dogs to their families, and many breeders had 2 year waitlists. But the Durkee family was lucky, and through a good friend, they were able to surprise the girls with their Bernedoodle puppy. Aggie (named after the UC Davis Aggies) just turned 3 and the family can not imagine their lives without her. The Durkee family has lived in Danville since 2013, when they moved from San Ramon to be closer to St. Isidore School, where they were attending. They also were looking to find a property that had a separate in-law unit for Justis’ mother, Nancy. Thankfully, they found it in their westside neighborhood. The Durkee family takes full advantage of their location and particularly loves walking into downtown, the Iron Horse trail, and utilizing many of the hiking trails in proximity to their home. Outside of their home, you’ll also find their very own “Little Free Library” and it brings them such joy to see neighbors stopping to exchange and enjoy books with the community. Whether you see them on the basketball court, on the Mustang fields, walking in town with Aggie, or on a magical vacation, be sure to say hello to your Danville neighbors, the Durkee family!

One of the volunteers I spend a lot of time with describes me as lovable, curious, playful, and snuggly. I can be a little nervous around new people but I am still a puppy learning about this big world so please give me a little time to use my keen sense of smell to help me warm up... talking sweetly to me helps too! he time of gratitude and solidarity is approaching for the winter holidays! No matter which holiday you celebrate, it’s the perfect time to give back to the community. Here are some ways that you can be a champion of kindness: Volunteer at Local Holiday Themed Events: If you’re not sure of where to volunteer, here’s some great news! The Town of Danville yearly hosts holiday-themed events for kids in the community that you can volunteer at. At the Elf Workshop, you can lead fun winter crafts and games for kids in festive gear while they get to meet Santa! This year’s theme is Charlie Brown. If that doesn’t sound up your alley, there is Holiday Hangout, where you can lead fun games and activities and serve food to tweens! There is no better way to give back than creating holiday joy for kids.

Spend Time With Senior Citizens: Many seniors get lonely around the holidays. There are so many small ways that you can brighten their days! You can take a home-cooked meal or even groceries to them! Oftentimes, senior’s yards become neglected as they get older. Offering to weed their grass, plant flowers, or clear their gutter can be an excellent way to make them feel appreciated. While you’re at it, you can help them decorate the outside of their house! Even something as simple as a holiday card can make them feel valued. Keep People Warm: Many people can use a helping hand during the holidays. You can donate warm clothing to many local organizations, like One Warm Coat, which will ensure your items go to anyone in need, including homeless people. he San Ramon Valley Education Foundation (SRVEF), with our school-based affiliates, is dedicated to expanding educational opportunities for students in the San Ramon Valley Unified School District. This time of the year is a significant time for non-profit fundraising. SRVEF will once again call on donors to support public education in the San Ramon Valley during our Annual Season of Giving Campaign which will run through January 15, 2024. Every year SRVEF, working with SRVUSD leadership, selects a theme for our annual campaign. Again this year, that theme will be supporting our school libraries. School libraries play a vital role in preparing students to live and learn in a world of information. School libraries offer a safe and nurturing climate during the day, as well as before and after school. School libraries connect other educators to current trends and resources for teaching and learning. They are essential partners for all teachers, providing print and digital materials that meet diverse needs and offering opportunities to deepen student learning.

School library programs foster critical thinking, providing students with the skills they need to analyze and communicate ideas in compelling ways. School libraries are learning hubs and homework help centers where students can use technology to find the best information resources. Fostering Wishes 2023 Holiday Gift Drive By Jan Knight, Danville resident since 1999 You can bring joy to a local foster child this holiday season!

Downtown Danville offers a vibrant holiday experience sure to ignite a festive and generous community mood. Yet, among the affluence of Danville and the greater Tri-Valley area, more than 2,200 foster children will spend the holidays separated from their families, uncertain what their futures will bring. Fostering Wishes, an Alamo-based non-profit dedicated to improving the lives of local foster children, launched its first holiday gift drive in 2017 as a way to show love and support for vulnerable kids during a time of year when they feel most alone. Founder Sabine Lemmo, a foster mom to 25 children and adoptive mom, experienced firsthand the emotional trauma, loss and fear these children faced upon entering foster care. Driven to take action, she set up a single tree at a Starbucks and filled her garage with donated gifts. Family members were recruited to shuttle gifts to kids via local foster care agencies. And just like that, the Fostering Wishes gift drive was born. Today, Fostering Wishes is Lemmo’s life passion. Committed to growing a grass roots network of committed volunteers, local businesses and foster agencies in order to reach at-risk children, she seldom sleeps and is known to send emails at all hours, brainstorming ideas for new programs or sharing a thought that might help a volunteer with a task. In 2022, the holiday gift drive yielded more than 3,000 donated gifts, with more than 70 local businesses participating. More than 600 foster children in the Tri-Valley area had a brighter holiday and were shown the love and support of their community.

Fostering Wishes 2023 holiday gift drive will run from Thanksgiving through December 20, 2023. More than 70 local businesses in downtown Danville, San Ramon, Alamo and Walnut Creek will host holiday trees or displays with gift tags for the taking, including Starbucks locations in Danville and San Ramon.

To donate a gift, take a tag at any participating business and return the noted gift to that location. Coffee and Cream Sheet Cake By Stephanie Seaberg, Resident since 2010

ou’ve got a house full of relatives coming over for the holidays and you want to lay out a dessert that will impress the coffee lover in your life. I don’t know about you, but I get very tired of chocolate desserts, or anything that’s covered in tons of cinnamon. This coffee and cream cake is light and not overly sweet. It goes so perfectly with a post-dinner coffee or even a glass of desert wine. I wouldn’t even feel guilty serving this for breakfast. This cake can be whipped up and ready for the oven in less than 10 minutes and you can make it up to two days ahead of your holiday party. Just keep the frosting separate until you’re ready to serve. And since it’s a sheet cake, it travels really easily. Happy holidays, everyone!

Coffee and cream sheet cake You will need; • • • •

1 1/4 c. all-purpose flour 1 c. white sugar 1/2 TBS baking soda 1/2 tsp. baking powder

• • • • • •

1/2 salt 1/2 c. vegetable oil 1/3 c. strong brewed coffee, cold 1/4 c. coffee flavored liqueur 2 medium size eggs 1/2 c. sour cream

For the coffee whipped cream • • • •

2 c. whipping cream, very cold 4 TBS powdered sugar 1 tsp. vanilla 1 TBS coffee liqueur

Putting it together;

Preheat the oven to 325°, then lightly grease and flour a 9 x 13“ cake pan. In a large bowl, combine flour, sugar, baking soda, baking powder, and salt until wall incorporated. Add the oil, coffee, liqueur, and eggs. Whisk vigorously until smooth or use a hand mixer for five minutes until smooth. Fold in the sour cream. Pour the batter into the prepared pan and bake for

30 minutes or until a wooden toothpick inserted in the center comes out clean. Allow the cake to cool and refrigerate until needed. Frost generously. For the whipped cream topping: In a medium size bowl, blend everything with an electric mixer on high speed for 4-6 minutes or until the cream is thick and whipped. ach moment is a chance to make a beautiful new memory in your life.

December - preparing for holiday celebrations, closing out another year. I can’t help but reflect on what has changed: New nieces with 3 nephews marrying this year; babies to celebrate as our two daughters have given birth to little girls. I am especially reminded of how precious life is as I survived jellyfish stings in Mexico. I have no idea what 2024 will bring, but I will value this word of advice: “Life moves pretty fast. If you don’t stop and look around once in a while you could miss it.”-Ferris Bueller What I have learned in this year, 2023, is that I can’t predict what challenges or opportunities the year will bring. However, I have come closer to navigating my own choices. It’s ok to say no without feeling guilty. I have also given myself permission to try things with the goal of self improvement. Though some choices can be spontaneous, if I can develop a plan, I like the outcome much more. There is a balance between planning to keep traditions alive while being flexible to the changes of the past year.

his game had it all! San Ramon Valley High School took the lead early with a 21 point lead, but Campolindo just hung around.... and before you knew it, Campo took the lead! It felt like SRV was going to lose this game. I wasn’t optimistic especially when Owen Scott went out with a injury and the offense, led by Luke Baker, just couldn’t get Marco Jones involved. Their run game was working, but coming back from behind, they just needed a little more. SRV’s defense prevailed in SRV’s favor, giving Luke Baker and company a chance.... making a last minute drive to tie the game and force OT. Then in overtime, SRV’s running game returned with running back Mathew Garibaldi scoring a game winning TD. Finally, SRV’s defense stopped Campo to match it. The final was 31-38. n August, our Mustang SC Teams were provided an opportunity to sign up to purchase Breast Cancer Awareness kits to wear during the month of October. The purpose being to support and bring awareness about breast cancer, in honor of those who have won the fight, are in the fight, or have lost the fight. 59 teams signed up to participate in our endeavor! Fast forward, a very generous anonymous donor contacted the club to ask if they could be a part of this cause and pledged $30,000 to cover the costs for the teams who signed up. Their only ask was we ask the participating teams and our entire membership to join them in continuing to support this cause near and dear to their hearts, by financially supporting one of the many organizations who research and/or offer assistance to those battling with breast cancer. Here are a few to choose from if you also would like to join in our community’s efforts: National Breast Cancer Foundation INC, HERS Breast Cancer Foundation, and Susan G. Koman. We also had the opportunity to purchase Mustang Soccer Breast Cancer Awareness Fan Gear for the first time! A portion of the proceeds, $918, were donated to the local non-profit HERS Breast Cancer Foundation, hersbreastcancerfoundation.org.

Grand Re-Opening and Ribbon Cutting Children’s Reading Room! By Seng Lovan, Senior Community Library Manager, Contra Costa County Library

fter 27 years, Danville Library’s Children’s Reading Room officially re-opened to the community on Monday, October 23, with a Grand Re-opening Celebration and Ribbon-cutting! This well-used and well-loved space for our youngest readers received two fresh new coats of paint, bright and durable flooring, new furniture designed for little ones, and a colorful and vibrant mural expanded to three walls. “We are so proud to be able to incorporate fun and unique design elements shared by hundreds of local kids and carry these ideas through to the physical space as well as the new books, computers, and STEM toys,” said Seng Lovan, Senior Community Library Manager at the Danville Library. Over 150 individuals attended the event which included a welcome by District II Supervisor, Candace Andersen, and opening remarks by Danville Town Councilmember, Dave Fong, and Danville Town Manager, Joe Calabrigo. The grand re-opening was also attended by Marilyn Cachola Lucey from Assemblywoman’s Rebecca Bauer-Kahan’s Office, Contra Costa County Librarian, Alison McKee, library patrons and supporters, community members, and local families. Among the library’s special guests were avid young readers and long-time library users: Hannah Andrews, Ilaria Scarpa, Riccardo Scarpa, Maddie Vassallo, and Lucas Vassallo, who assisted with the ribbon cutting to open the new reading room for members of the public to explore and enjoy. “I got to explore magical kingdoms, go back in time, learn about the world’s greatest people, feel the characters’ feelings, and even learned to write because of all my reading,” shared 10-year-old Andrews. “My favorite parts of my house is the big piles and shelves full of books from the Danville Library that should have been returned a long time ago!” These local students stole the show with their enthusiastic, witty, and insightful comments about reading, literacy, and the library!

The goal of the renovation was to create a brighter, more welcoming, and engaging space for the youngest readers while incorporating distinct design elements the library had collected

from local children a few years prior. In addition to the refresh of the space, the library also updated the entire collection of picture books, board books and easy readers housed in the area. Most of the the imaginative, hands-on STEM toys and interactive AWE Literacy Computer Stations were also replaced with newer updated models. The renovation of the Danville Library’s Children’s Reading Room project was very much a team effort and the Danville Library would like extend its thanks and gratitude to the Town of Danvillle, Danville Library Endowment, Friends of the Danville Library, and Contra Costa County Library in helping to reimagine this critical space for the community and for the next generation of readers and learners.

If your loved one always cooked or baked during the holidays, prep the ingredients or food beforehand so they can add the finishing touches to it. If you’ve always put up and decorated the tree together, you can assemble the tree and have your loved one add the topper at the end. Investing in MultiUnit Housing Just Got Easier By Lisa Hopkins-Cochran, Realtor® at Compass

nvesting in 2-4 unit housing has long been a great way to build equity, while minimizing risk. By purchasing a 2-4 unit dwelling, a homebuyer can live in one unit, and rent out the others to help offset monthly mortgage payments. Lenders take the projected income into account to help the homebuyer qualify for the larger loan. It’s a housing option that’s often overlooked by first time homebuyers or even parents wishing to help their kids get started. One reason is that buyers have been concerned about the down payment on a larger property. Effective November 18, 2023, Fannie Mae changed guidelines to allow for a 5% down payment. In the past, minimum requirements ranged from 15-25% down. The obvious advantage of buying a multi unit home with a low down payment is leverage. With a small down payment, the new owner is able to secure housing for themselves, while also collecting rent from tenants in the other units. In the best of circumstances, the rents might cover most or all of the ownership expense. Over a longer span of time, the rental income should help pay off the property and inflation is likely to equal much higher rental income in the future.

Although we don’t have many 2-4 unit properties here in Danville, we do have some, and neighboring communities have more. They’re also fairly common in most college towns, so you may want to consider helping your student purchase their first home, instead of paying exorbitant rent while they’re away at school. With a single home, if your tenant moves out or stops paying rent for some reason, it’s a complete loss during that time frame. If you own a fourplex and live in one unit, you have 3 other units that should generate income. If you end up with a vacancy or other gap in income from one of the units, you likely still have two other tenants paying rent…. and you still have a place to live, yourself.
