As an educator, math department chair, and lead team member opening a major high school, I understood the formula for my daughters to transition and succeed at the college level. I even owned a tutoring business and successfully improved SAT and ACT scores for my many clients to enter the more elite universities. But, for today’s high school student, this road has become even more demanding to navigate.
Since my own efforts as a parent, I transitioned to be the lead counselor of another major high school, and entered UC Davis to add to my repertoire valuable coaching techniques to further my clients in successful transitions. I currently coach students from all over America and Europe to assist them in preparation of their college portfolio. But this work does not start when a student enters their senior year. It actually commences the moment they walk into the high school doors and maybe even before. How the student presents themselves in their essays, their college interviews and their resume of successes and challenges has become a major part of this process. June is such a fun month to live in Danville, as the kids bike along the Iron Horse trail to meet up with friends, neighbors gathering for impromptu grilling, pool parties, and outdoor movie and live music nights become weekly events.

Life’s Best Moments: Jaber Family Style
By Anne Angstenberger, Resident since 2006Alameda natives Tiffany and David became friends while working at the same pizza parlor in their young adult years. Their friendship turned into dating several years later, and in 1992, Tiffany and David were married at the Historical Palmdale Estates in Fremont, CA. Commercial Real Estate has been a passion for David ever since his graduation from Cal State East Bay. He has been pursuing his profession in San Francisco for his entire career and has been working for the well known Shorenstein Realty Group for over 30 years.
Danville residents may know Tiffany from her bubbly personality and passion for fitness here in downtown Danville, but you may be surprised to learn that Tiffany first began her career as a court reporter in San Francisco. After over a 20 year career in court reporting, Tiffany began a completely different venture. Many of us locals know her today as the fabulous boutique fitness instructor who motivates us to be healthy, laugh, and enjoy each day to the fullest! Tiffany first began teaching at the Daily Method, Barre3, and is currently teaching at StarCycle right here in downtown.
During his free time, you can find David working in the garden or preparing his yard to host friends and family. Both Tiffany and David love their daily walks with their dogs on the Iron Horse trail, biking downtown and hiking Las Trampas. Sneaking in a variety of workouts is also important to the Jabers, as it helps balance out their “food and wine hobby.” Tiffany explains they are “low key foodies and love cooking, trying new restaurants, and, of course, a nice wine pairing!” Being huge sports fans, every Sunday from September to January, you will find Tiffany and David “glued to the TV watching football and agonizing over our weekly picks.” The Jabers are “old school Raiders fans,’’ keep the traditions going in full force, even in the thick of “49er territory.” Not to forget about local hoops, you can also catch them cheering on their Golden State Warriors during basketball season.
Tiffany and David have been blessed to raise two beautiful daughters, Maddy and Gracie, who are now “happy homeowners” together in Walnut Creek. Prior to living their
best young adult life together, Maddy received her degree from SMU in Dallas, while Gracie received her degree from TCU in Ft. Worth….which makes for a very fun collegiate cross-town rivalry for the family! These two sisters clearly can not spend too much time away from each other for long. Currently, Maddy works as a People Operations Manager at VuMedi in Oakland, while Gracie is the Assistant Marketing Manager at Face Reality Skincare here in Danville. Tiffany and David realize they have been given a gift to have their adult children, happy, thriving, close to home, and “off the payroll!” Just like their parents, the girls love traveling, attending concerts, hosting parties, and attending “Wine Wednesdays” back home in downtown Danville.
Tre, the Jaber’s 3-year-old Golden Retriever, can often be seen walking the trail or playing with Gracie’s newly resided golden retriever, Samara. Samara was adopted from Seoul, Korea through Bunny’s Buddies. Bunny’s Buddies, is non-profit organization that rescues dogs from slaughterhouses, kill shelters and the streets of Asia in hopes to place them into loving new homes. The Jabers were so happy to bring Samara (‘grand-pup’) into the family and have regular playdates with Tre. While their time at home is spent enjoying their passions for health, fitness, food and sports, David and Tiffany are also carving out time to cross off their “bucket
list” traveling adventures. Recently, they embarked on their first trip to South Africa, and are excited for this year’s trip to the Canadian territory of the Yukon…hopefully they will have the opportunity to see the Northern Lights!
It was 6 years ago when the Jabers took a chance on a fixer-upper on the westside of Danville near Del Amigo Pool. Previously the family had lived in The Bridges neighborhood of San Ramon, but decided to downsize to their ideal location. After a long search, they found the perfect “gut job” and had a blast building their new home. They would “do it again, if David agreed to it!” The location of their home lends Tiffany and David to truly enjoy their fun and family focused life together. Being so close to downtown and having the ability to walk or ride their bike to everything Danville has to offer is priceless for the Jabers. Tiffany has a special connection to her neighbors and friends after teaching fitness classes for 15 years. She loves that she can “see clients’ families grow up” and run into friends and neighbors in shops and restaurants everyday. Living on the westside is a “special treat” for the Jabers, but I think all their neighbors can agree, we are the lucky ones!

Keep it Familiar: Dads with dementia thrive on routine. Plan activities in a familiar environment, like your home or his favorite park. Stick to his usual schedule and avoid overwhelming crowds or loud noises. If you plan on going out, you may need to opt for a less busy time of day, like the early morning, or celebrate a day or week ahead of time.
Rekindle Memories: Reminiscing is a powerful tool. Look through old photographs together, listen to his favorite music, or watch home videos. Encourage him to share stories, even if they seem repetitive. Be patient and focus on the emotions evoked by these memories.
Father’s Day with a dad who has dementia may look different, but it can still be a day filled with love and appreciation. Focus on the connection, the shared moments, and the joy of being together.

Starting in the Fall of 2024, Mustang Soccer will roll out a new Analytics Department utilizing the combined power of both Pixellot AI cameras and DarkHorse AI. How Important is Price Per Square Foot?
By Lisa Hopkins-Cochran, Realtor® at CompassPrice per square foot (PPSF) is very important when determining the value of a property, however, it’s a tool that must be used with all property features carefully factored in. It’s the primary reason that AI will never be an adequate replacement for a home appraisal or a market analysis that has been prepared by your trusted Realtor®.
If you are going to compare homes based on price per square foot, you will want to make sure that they are as similar as possible and that the closed sales are recent. The homes should be a fairly close match in all of the following: square footage, lot size, location, condition, view, age, and number of stories. Did you know that single story homes usually have a higher value per square foot? It’s both a matter of construction cost (a larger percentage of the home is foundation & roof) and greater demand (everyone can live in a single story house, but not everyone can manage stairs).
It’s important to note that smaller homes usually have a higher price per square foot than larger homes, if other features are the same. Why? Once again, there is the construction cost. The smaller home will still have a kitchen and bathrooms…parts of the home that are the most expensive to finish, whereas a home with larger square footage most often has larger or more rooms, that are less expensive to build. Keep in mind, this sort of comparison only works if other features are very similar. Demand for smaller homes is another reason that the PPSF value will be higher, especially in our local market. A smaller home is a desirable purchase for many different types of buyers: firsttime buyers, singles, empty nesters, investors and any buyer who simply cannot afford a larger home. The result is that these homes automatically attract the attention of many more buyers, increasing demand and subsequently selling for a higher PPSF. The larger the home, the fewer buyers there are.
Price per square foot comparisons work best in neighborhoods that are not typical of our local market. For example, some cities have miles of tract homes, all built in similar sizes, at the same time, by the same builder, with the same general finishes and no views. If lot sizes are similar, school boundaries are the same, and if it’s in an area where most buyers accept the builder’s standard finishes (instead of upgrading) and the homes are still fairly new, then a direct price per square foot comparison is going to be pretty accurate.
You may be wondering why we’re even talking about price per square foot, if homes in our area have so many differences? From a home buyer’s perspective, it’s important. They want to have some sort of a common baseline, when comparing homes. It’s also super important if the buyer will be financing part of the purchase, because their lender will likely require an appraisal and PPSF will be at the core of that analysis. If the home doesn’t appraise for the sales price, the buyer may have to put a lot more cash in to the purchase, to be able to close the sale. Thankfully, an appraiser will look at the big picture, searching for other recent property sales that most closely match the subject property, adding and subtracting value for specific features.
Anyone assessing value needs to be intimately familiar with the local market. It’s one of the main reasons that home buyers and sellers turn to a trusted Realtor® for guidance. There are certain negatives that can have a huge impact on value, and past sales with those features should be excluded from the calculation, assuming that the subject property does not have the same negatives. Some homes also have rare, amazing features that deserve a much higher value. Trying to compare value without knowing the fine details is impossible and both buyers and sellers should keep that in mind, before turning to a computer app to see how much a home is worth.

Chelsea Ames' Live Music 2024
By Anne Angstenberger, Resident since 2006This last year, singer-songwriter Chelsea Ames started playing live music with musicians from Danville Music - her friends: Dave Criss plays drums, Lance Houck plays bass, and Jared Altura plays guitar and helps her write and produce her songs. Chelsea said these guys are so talented, it only took them one rehearsal playing all together, and then they recorded 4 songs as a live band at Don Turney’s Production Studio, DKS Productions, in November. Chelsea recently released two of the songs “Love Is Enough” and “Thelma and Louise,” which are available on all streaming platforms and Chelsea’s website. The other two songs will be released later this summer.
Please join Chelsea (and her band) for live music this summer in Danville at Sideboard, Hazy Barbecue, and The Barnyard Wine Bar. She will also be out in Walnut Creek at Mike Hess Brewing, in Moraga at Canyon Club Brewery, and in Napa at JaM Cellars.

Are Your Kids’ Teeth Ready for Summer?

Watch snacking on juices, even a lot of fruits in the afternoon can give kids cavities. Try to brush after breakfast and before bed. Regular cleanings with fluoride and education can prevent cavities.
Kids 8-14: Watch that new independence as it relates to food and beverage choices. Teach them to read labels, fill them up with nutrition and caution against artificial sports drinks and watch sticky candy from the snack shack. Empower them to make healthy choices for their brains and athletics. Regular dental visits can give them another perspective reinforcing prevention. Sausage Burgers
By Stephanie Seaberg, Resident since 2010Who’s ready for burger season? I love a good burger, but sometimes I need a change. This super savory burst of delicious sausage flavor is the new favorite in my house. Thanks to the seasoning already in the sausage, you don’t even need to add anything to it. I didn’t even put ketchup or mustard on my burger. The bell peppers and cheese were all I needed. Serve these up at your next poolside barbecue and I guarantee there will not be leftovers.
Time: 15-20 minutes
Serves: 4
You will need;
• 3/4 pound of Italian sausage, or three sausage links with the casing removed (hot or mild)
• 1/2 Pound ground beef (80/20 fat is best)
1 Red bell pepper, seeded and sliced
• 1/2 Large yellow onion, sliced
• 1/2 teaspoon garlic salt
• Olive oil for sautéing
• Provolone cheese
Putting it together;
In a medium size bowl, mix the Italian sausage and the ground beef together with your hands, making sure to incorporate the two meats well. You can add burger seasoning or salt and pepper if you like. Divide them into four patties. Place the patties on a preheated barbecue or stove top skillet and grill to your liking. Since this burger does contain mostly sausage, it’s not advised to serve it rare. If you have a meat thermometer, it should be 160° internally or higher. Remove the burgers to a plate to rest and add provolone cheese. In that same skillet, drizzle a little oil and add the onions and peppers. Sauté the peppers and onions on medium heat for 4-5 minutes or until caramelized. Adding the garlic salt. Evenly divide the peppers and onions on top of each sausage burger and serve immediately.
