NEVER MISS A BEAT The Up-Tempo Life of Georgi Bartlett

here to begin? My journey has not been conventional, despite starting out that way. By the time I was 16 I could claim the following: high achieving academic student, great relationship with my family, dedicated budding musician, playing flute, saxophone and piano, having completed my Guildhall Grade 8 Flute with High Honours aged 15, and playing in county orchestras (AND at the Royal Albert Hall!), even having touring abroad to the USA. Life was great! At 18, I was blessed to be able to add to this list of achievements when I was accepted into Cambridge University to study Engineering. However it pretty soon became clear that I was unhappy and definitely did not want to become an engineer. To top it all, within the space of about 18 months, I had gone from having a life immersed in music, to one where I was playing none at all! I look back on that time now as one of the most difficult periods of my life: at a young age I was in a mentally low place, with very few people around me, no musical outlets, and not following a career path that I was passionate about. From this point I had to figure out how to take control of my life in all respects. This took a number of years and is still a continuing journey! Then, a lucky break. I was given an opportunity to start working as a lettings negotiator for Savills in South West London and since joining back in 2006 at age19, I have progressed to being the youngest Director in the company across the country, and Head of Lettings for their office on Sloane Street. 4

inspiring woman contd I have had to work for and with a number of inspiring women (and men!) during my 10-year career and they have in many ways been a constant source of motivation and support to me throughout my professional journey. I have also had the chance to reinstate music back in the forefront of my life! Starting in 2009, I was asked to set up and conduct a Community Big Band as part of a local Surrey charity – I lead the band for its inaugural 3 years, during which time we raised lots of money for various charities, with a highlight being playing at the Royal Victoria Theatre in Woking. I am so proud to have been a small part in their journey. My conducting the band lead to me being asked to do some session work and playing sax at weddings independently and in 2011, a chance meeting with an established band in Wimbledon called Rakit lead me to join their ranks formally until their disbanding 4 years later. During this time I relocated to Wimbledon and have loved establishing myself as part of the community here through music, regularly playing at The Dog & Fox, Hemingways Lounge Bar and The Wimbledon Club balls. Since 2015 I have now finally worked up the confidence to front my own band called 2funki with my partner Eric Forcythe-Reid. Both of the local bands I have played in have been involved in local community work, and I think engaging locally is hugely important to give back and hopefully inspire others to get into music. I particularly enjoy the opportunity to play at events involving local schools, as it was a similar event when I was 7 and first saw the flute being played live, that really inspired me to learn a classical instrument. Life always has its turns and is rarely straightforward. THE WRITING’S ON THE WALL

C

o-owner of the Windmill Tea Rooms, Elliot Roberts recently commissioned local artist, Camilla Charnock to paint a

new mural inside his famous café on Wimbledon Common. Being a regular visitor to the common with her dog, Jumble, she decided to draw an illustrated map of Wimbledon and that sparked the idea for the mural. It reflects Wimbledon life and features many of the regulars to the common including Terry, the dog walker, Bob and his guide dog, Hooch, golfers, runners, dog walkers and lots of dogs! For many years she provided shopping maps for Homes and Gardens which started her passion for the format.

Commissions have included a campaign for M&S, a map of a ‘French’ London for Raymond Blanc’s Brasserie, a student themed map for London University, and a map of Chelsea which was printed on a 7ft hoarding in Duke of York’s Square, Chelsea. Her Wimbledon map print can be customised with different figures, dogs, roads, schools etc making a great gift /original keepsake. I

t was with great excitement that I trotted along to Hillside Church Hall on Worple Road one sunny Sunday to meet the Strictly sweethearts, Karen and Kevin Clifton. I watch them each week as they dazzle millions with their moves and routines, partnering mere mortals with patience and panache, and the prospect of meeting them in the flesh was thrilling! These are some of the world’s finest dancers, and guess what – they are the loveliest couple, and we hit it off immediately! Stunning Venezuelan beauty meets Grimsby’s wunderkind, now local residents. Not only that, they have chosen Wimbledon to open their first Kevin & Karen Dance School! The opening a few weeks ago saw people queuing around the block to enrol their darlings, and now K&K are firmly established as the must-go-to teachers for Latin and Ballroom in our area. Sadly it’s only 7 to 16 years olds at the moment. Adults, watch this space... “We want kids to be able to learn the dance styles that we love in a competition -free environment without the restrictions of needing a dance partner or any specific dance gear,” says the softly spoken Kevin. Karen adds with glowing enthusiasm, “It’s a place where they will be free to express themselves while building confidence, staying fit, making friends, and having fun.”

As I watched them teach a room full of youngsters dance moves I would be proud to make, I was actually feeling quite envious. The kids were having a ball - free from judgement, suits and ties, and with no inhibitions. I almost had stars in my eyes...

Despite the pro-university narrative for all of my time at Reeds School, I knew university wasn’t for me. As a person, I’ve always tried to challenge the conventional and go against the grain… so starting a business at 18 seemed, almost logical.

I have always been creative and discovered my true passion for nails at 16. I studied for a BA in Business while working part time finally reaching my dream of becoming an educator for Hand and Nail Harmony UK, covering South West London including Wimbledon, training students and salon staff from all over the world. Two years into solely focusing on my own business I can now reflect that being a young mother and my own boss gives me great flexibility in my work/life balance, although running your own business is definitely a 24/7 operation! Seven years on, Clownfish is considered a commercial ‘success’ – but I have realised it’s not for the faint-hearted. Mince Pie Brownies with a twist 150g plain Flour 400g sugar 0.5 tsp baking powder 3 tbsp mincemeat either bought or homemade (sorry, homemade really is better!) 50g cocoa powder 1tsp vanilla extract Icing sugar to serve 1. Melt the butter and chocolate in a bainmarie (a bowl hovered above a saucepan of simmering water) stirring occasionally until melted. Allow to cool. 2. Whisk the eggs, sugar and vanilla extract in a bowl until fluffy and pale. Fold in the chocolate mixture. 3. Sift in the cocoa, flour, baking powder and a little salt and fold in. Spoon the mixture into the tin and bake at 180 degrees C for 30-40 mins or until firm to touch and a bit squidgy in the centre. 6. Allow to cool and cut in to squares, sprinkling with icing sugar to give a really festive feel.

If you can’t get your shape right or you don’t have much in the way of eyebrows then consider having semi-permanent eyebrow tattoos.

Don’t get flustered with conflicting guidance on the perfect brow shape; instead focus quite simply upon following your brow bone… easy, right? 3. Trimming and pencilling to perfection

Over-plucked eyebrows are a real faux pas. Don’t be afraid to try out on-trend fuller brows; sometimes just trimming your brows can make a huge difference! Use a natural colour to fill in any gaps.

There are benefits to both buying and renting. Renting allows you to move into business premises without a huge outlay of funds and to test the market as to whether a particular area works as well as you hoped for your business. There are of course drawbacks to renting - you have little choice as to the timing of repair and renovation work or cost and your rent will be “dead” money. You may also face difficulties when the lease comes to an end. Buying property requires a much greater outlay of funds and leaves you with less flexibility if your business outgrows the space or the area fundamentally changes. There are ways of structuring a purchase

to make it tax efficient - for example, buying through a self-invested pension and renting to your business. Having made the decision to buy or rent and having decided on what you are looking for and your budget, it’s time to find the perfect property. At this stage, it can be helpful to engage a commercial property agent. Similar to an estate agent, but working on your behalf, an agent can help negotiate terms as well as find a suitable property. The help in negotiating terms can be particularly useful if you have decided to rent. The property that you buy or rent will need to be suitable for your business and what may appear ideal on a viewing may not have such perfect paperwork. The use of property is regulated by planning. This specifies the use to which a property can be put. Certain uses can be changed to another specific use without consent, whilst others will need planning permission. The cost of any planning permission for use and any consents (planning and/or building regulation) for work you propose to do to the building will need to be budgeted for. You should also remember that, if you are renting, you may also need Landlord’s consent for alterations and change of use. Again there is a cost implication to this. If you choose to rent, it is important to show yourself in the best light possible to a future Landlord. This will include having a detailed Business Plan.

You will need to consider both the oneoff costs of the purchase or lease and the ongoing expenses associated with the property. These may include: • Professional fees: surveyors, solicitors, architects, planning consultants etc • Planning Authority fees • Renovation and/or alteration costs • Stamp Duty Land Tax • Deposit - often 20-30% of the value of the property • Rent Deposit - usually equivalent to 6 month’s rent • VAT • Rent or mortgage payments • Insurance • Maintenance and general repairs • Running costs and service charges Start-ups have been known to fail because they forgot to include an expense (for example, business rates) in their calculations. Moving into new business premises is an exciting time for any business. It is important to ensure that you have done the necessary preparation. What Next for the

Property Market in 2016/2017

I

t has certainly been an interesting and complex year for the property market, but despite our worst fears and the lull that occurred in the run up to the referendum, I am happy to report that our activity during the Summer months was pretty much in line with last year.

Apart from the blip in the second quarter when property transactions in London were apparently down 40% on the same period the previous year, at this stage, it would seem as if we have avoided the predicted meltdown and the weakness of the pound is starting to attract more overseas interest. We were concerned about the drop in new buyer registrations in May, June and early July - they were almost 50% down on the previous year - but late July, August and September saw a resurgence of interest in the market. We registered as many new buyers during this period as the same time last year, and, most importantly, we have made some significant sales in excess of ÂŁ1.5m. Earlier in the year sales in this price range had been few and far between. September and October have been busy with lots of new instructions and this momentum looks set to continue into November. We have recently sold a house at approaching ÂŁ2m, at a higher price than it was under offer at in 2014 and another property in Wimbledon Park has just been agreed at its ÂŁ1m guide price within 48 hours of marketing. On reflection, what has become apparent is that the impact of the 3% stamp duty surcharge on second homes, as well as the effect of Project Fear, undermined confidence - however, the swift appointment of a new Prime Minister, a further reduction of interest rates and recognition by the Bank of England that there needed to be a strategy in place to underpin the economy in Post Referendum Britain, seems to have steadied the ship. Stamp duty continues to be a thorn in the side of the middle and upper end of the market and a heavy burden for investors. However, we have an Autumn Budget to look forward to which may deliver some positive news. Have your say on the proposed Wimbledon boundary changes

I

n September the Boundary Commission released their initial proposals for the new constituency boundaries. Their goal is to reduce the number of MPs by 50, and make the number of people living in each constituency more equal. All good in theory. But our local MPs from opposite sides of the political fence are equally dismayed by the way they would affect our precious patch of South West London. Darling picks out the main bones of contention: MP for Wimbledon, Stephen Hammond says, “Their proposals for Wimbledon and Merton are hugely disappointing and detrimental to the local area. The Boundary Commission’s own guidelines on community interest and cohesion have simply not been followed. Wimbledon would be effectively ripped apart, with Wimbledon Park and Village joining the Putney constituency. The remainder of the current Wimbledon constituency is joined by Colliers Wood, Lavender Fields, Ravensbury and Cricket Green from the current Mitcham and Morden constituency. The current Wimbledon constituency is remarkably cohesive, in terms of where residents live and travel to for particularly shopping, leisure and transport.” Other key points: • The current Wimbledon constituency contains the vast majority of the “SW19” postcode, the most famous postcode in the world, and the brand of ‘Wimbledon’ itself. Many landmarks across the Wimbledon area contribute to this. • Most residents in The Village ward are physically separated from residents in the current Putney constituency by both the Common and the A3 road. • The Boundary Commission cite uniting Wimbledon and Putney Common as a good

reason to bring Wimbledon Village into Putney. However the Common is enjoyed by residents across both the current Putney and Wimbledon constituencies and in fact is called Wimbledon and Putney Commons. The Common is in fact a barrier between residential zones, not a uniting factor. Furthermore, in order to unite Wimbledon and Putney Commons, the Boundary Commission have split Mitcham Common. • The current proposals would lead to a completely arbitrary split across the Ridgway, with the north side being in Putney and the south side being in Wimbledon. All residents in this area very strongly identify with the current Wimbledon constituency and have very little interaction with Putney. SIOBHAIN McDONAGH MP for Mitcham and Morden told Darling: “This is a jigsaw that doesn’t work. It makes no sense to erect barriers in well established communities. The current system of two MPs in Merton, one for Wimbledon and one for Mitcham and Morden, works well. We don’t need 5 MPs from surrounding areas taking a bit of Merton each. It’s as if our borough is of no consequence. Well, it is. This plan would split up the ancient parish of Mitcham, which has existed in some form since the 13th century. Tinkle, Tinkle, Little Star By Kate Greenhalgh

O

ur family never had much luck in Nativity plays. My kids got parts like ‘12th shepherd’, or ‘one of the asses’ or, more famously, as an emergency Mary, after the real Mary got stage fright, and dashed Baby Jesus to the floor in a tantrum. One of my daughters was even a water molecule, (that’s Montessori for you.) The time my son was Buzz Lightyear in his Nativity play, and punched Woody, is something we draw a veil over. 14 years on, it’s still pretty awkward bumping into Woody’s mum in Waitrose. Long ago, I was unfortunately ‘caught short’ centre-stage when I was the Angel Gabriel. Just as I piously intoned, “They journeyed on till Nazareth was many miles behind, until they came to Bethlehem, an inn therefore to find” the shameful puddle formed around my feet. I faltered. “What’s the matter?” hissed Mrs Webb from the wings. Nigel Wolford, who was entrusted only to sound the triangle at strategic moments during the performance, suddenly showed himself able to project his voice very effectively to the entire audience: “She’s wet ‘erself!” Another time, my mother found me a silvery leotard, and made me little tinfoil wings for my feet, so I could be Hermes, the swift-winged messenger. Lo, I ran, fleet and limber, onto the stage to greet noble Athena. “I AM HERMES! MESSENGER OF THE GODS!” My lambent radiance blazed forth. A susurration rippled through the audience, but I slowly realised it wasn’t rapture and amazement which stirred

them, but mirth. I was too fat! The hilarious disparity with conventional expectations of Hermes had cracked everyone up. Well - that was the gist of what my Mum said afterwards she must have phrased it more tactfully. But no wonder I have issues. I know it’s not just our family - my friend arrived to watch her son as Joseph, to hear him screaming from backstage, “I WON’T go on! I WON’T go on!” (He is now a successful stage actor. These luvvies!) And I’ve seen a Wise Man stretchered off after impaling her foot on a stray drawing pin, bravely delivering the myrrh before collapsing in agony. All very theologically foreshadowing, at least. So, as the season comes upon us, if you’ve got a child playing Mary, or Joseph, or even an Anchovy, bully for you, but spare a thought for all those wretched other kids, bursting for the loo, looking terrible in their leotards, forgetting their lines, and squinting into the spotlight, knowing that for them, a frightful epiphany has already dawned.
