HOT FESTIVAL TIPS FROM FESTIVAL ARTISTIC DIRECTOR
Edwina Lunn Darwin Festival is an 18-day feast of music, theatre, dance, cabaret and more in our spectacular and most sophisticated tropical city of Darwin. If you are at all overwhelmed by the 85 events in our program – remember that our two festival hubs, Festival Park in the heart of the city and George’s Green at the Botanic Gardens offer one stop shops to soak up the dry season festival atmosphere. At both sites you’ll find locals and visitors enjoying the free nightly entertainment and a great selection of fantastic food from some of Darwin’s finest restaurants and a cheeky cocktail or six. Here are some of my tips on how to get amongst it... If you’re a cheapskate and after a free ride this Festival then George’s Green is your entertainment oasis for the whole family. Nestled cosily in Darwin’s lush George Brown Botanic Gardens, it’s the place to come for free nightly music and a huge (and free!) African celebration on Friday 23 Aug, when Keyim Ba’s African Caravan takes over the site with high-energy drumming and dancing. Look up in our purpose-built treehouse and check out our resident Treejay, spinning discs late into the night for your dry season pleasure. For our younger audiences George’s Green is also the site for our annual People’s Choice Teddy Bear’s Picnic. For one night only Shaun Tan’s The
Arrival at the special family friendly time of 7.30pm Friday 23 August; and the talk of the town will be Tradewinds’ free walking-on-water visual spectacular at the Waterfront on the last weekend of the Festival. Perfect for the whole family. At the Paris end of D-town you’ll find Festival Park - a playground of artistic activity during this year’s Festival. The Lighthouse, our now famous tropical big top, returns to take pride of place under the stars. Spice up your evening with some sweet sounds, rocking grooves or cabaret with a twist. These are my Lighthouse hits for 2013 – Taylor Mac from NY; local heroes Green Stone Garden with the Darwin Symphony Orchestra; jazzy crooner Martin Martini. Then party on at the Festival Club with headliners Brow Horn Orchestra, the place to be for all those late-night shenanigans your buddies are always raving about. This year’s program for nightowls features bands, cabaret artists, DJs and more. If you’re in the mood for music, Festival Park provides the perfect stage, with a free nightly program of DJ sets and chilled-out tunes from local faves and Festival stars. C’mon you know you want to… we’ll all sleep in September! With over 85 events and 746 artists there’s a tonne of fun and family friendly things to do during the Festival. So check out the program, book your tickets and join us this August as we celebrate this Territory life.

The Lighthouse | Festival Park Fri 9th Aug | Sat 10th Aug | Sun 11th Aug | 7pm
A collaborative work between renowned book illustrator Shaun Tan (The Lost Thing) and composer Ben Walsh, The Arrival brings to life one of Tan’s stellar graphic novels, set to the perfect tapestry of live instruments and projections in The Amphitheatre at George’s Green on 23 August. Ben Walsh’s 11-piece Orkestra of the Underground performs an evocative live ‘sonic-scape’ that combines with Shaun Tan’s exquisite illustrations to create a unique orchestral and visual experience. Ben Walsh unveils his score using an array of instruments featuring everything from drums to a collection of handmade instruments... and a vacuum cleaner. This audiovisual reimagining of The Arrival is an unforgettable combination of larger than life visuals that is as beautiful as it is fragile. A must for all the family, this show will take your imagination to new places.
“Taylor Mac seduces you, breaks your heart, patches it back up again and sews sequins along the scars.”
SHAUN PARKER & COMPANY
“Shaun Parker’s ‘dance’ hit is so cutting edge it actually wanders off the edge of any single word definition...Parker is a genius.” The Daily Telegraph Happy As Larry is a powerful performance that combines a free flowing mix of ballet, breakdance, roller skating and highly physical contemporary dance, all set to a vibrant electro acoustic score and performed against the backdrop of an ingenious set. Created by award winning Australian choreographer Shaun Parker, Happy As Larry comes to Darwin Entertainment Centre for three shows on 22 and 23 August, showcasing Parker’s national and international reputation for choreography that combines a fat dose of funny with a visionary dance aesthetic. The cast of characters is developed from the Enneagram, a psychological system that maps nine personality types: the Perfectionist; the Giver; the Performer; the Tragic Romantic; the Observer; the Devil’s Advocate; the Optimist; the Boss; and the Mediator – all rich inspiration for Parker’s insightful creativity and the perfect springboard to explore the different ways we perceive happiness. While the dancers themselves are breathtaking in their dexterity, the pulsing score is equally gripping. Happy as Larry fuses gritty realism and a playful sensibility to create an exuberant exploration of the human condition and the elusive nature of happiness. This is one show that the whole family won’t want to miss.
A 20th Century History of Popular Music (ABRIDGED)
Irish Times Be prepared for a taste of New York style showbiz when internationally acclaimed singer, actor, playwright and drag artiste Taylor Mac hits Darwin’s well-loved venue The Lighthouse with his bedazzling work for three shows from 9 to 11 August. A 20th Century History of Popular Music includes at least one song from each decade of the 20th Century, along with a few Taylor Mac originals, promising to engulf audiences in a fanciful and outrageous ritual of song. Expect glitz, glamour, over the top drama, personal anecdotal intimacy, political agitation and a huge dose of fun and frivolity. With Taylor Mac behind the mic you are in for an unforgettable musical experience.

“A cheeky delight in all respects...This classy production is set to bring a great deal of joy and pleasure to a great many people” Canberra City News Mozart’s classic masterpiece Don Giovanni is brought to life by Oz Opera in a thrilling new production directed by the award winning Michael Gow and performed by some of Australian opera’s brightest stars at the Darwin Entertainment Centre for two nights only on 16 and 17 August. Sung in English, performed with a chamber orchestra and staged with all the stylishly sexy decadence of a 1950s Italian film, Oz Opera’s stunning Don Giovanni promises to sweep Darwin off its feet with its showstopping arias, and of course, opera’s most famous duet. A story that will resonate with everyone due to its sometimes deep and sometimes playful look at love, this is Darwin’s chance to be seduced by a night at the opera.
“An acerbic, hilarious crowdpleaser.” Herald Sun “Trevor Ashley is a born performer.” The Age Diamonds are for Trevor celebrates the musical legacy of one of the world’s most acclaimed concert artists, Dame Shirley Bassey, in a stunning evening of song and storytelling accompanied by members of Darwin Symphony Orchestra. The irrepressible Trevor Ashley returns to Darwin Festival for a one night only concert extravaganza under the starry Darwin sky on 24 August. Channelling Bassey, Ashley performs the Dame’s biggest and best hits, including Big Spender, Goldfinger, History Repeating, and of course Diamonds are Forever. This incredible impersonator will delight with big gowns, big hair and an even bigger voice. Hilarious, brilliant and often moving, when Trevor Ashley goes head to head with the one and only Dame Shirley Bassey, it proves once and for all that diamonds really are, forever.

The closing weekend of the Festival has some extra special sparkle in store with dance-theatre company Polytoxic’s Trade Winds at the Darwin Waterfront Recreation Lagoon, a free walking-on-water spectacular that will illuminate the already-stunning local sunsets nightly from 22-25 August. WE ALL KNOW THERE IS A DEFINITE GENDER IMBALANCE IN THE TOP END WITH MEN OUTNUMBERING WOMEN IN MANY CASES. HOWEVER THIS DOES NOT DETER OUR DYNAMIC DARWIN LADIES AND MANY OF OUR THRIVING ENTERPRISES EITHER HAVE WOMEN IN THE TOP JOBS, OR HAVE BEEN STARTED AND RAISED BY OUR VERY OWN LOCAL GIRLS. These women all have their own stories and a wide variety of reasons behind why they got in to their field, but there is one thing they all have in common – humility. Having a great idea is one thing, but actually doing something with it and taking charge or turning it into a functioning entity is where the real challenge lies. Succeeding and enjoying your success with humility is something to be admired and these women are more than humble in that, in most cases, not only did they find it difficult to take credit for what they had achieved, but they also mostly seem unsure what all the fuss is about! Having never really had time to stop to think about their achievements, it’s no wonder then that they have been able to maintain focus and keep pushing on to be where they are today. These women enjoy the shared experience of seeing their ideas come to life and enjoying the benefits of running the show – making the big decisions and being able to personalize their offering so that clients develop a sense of loyalty and know they will be looked after. From health care to real estate, psychological support services and legal advice, and hair, beauty and fashion, these women are passionate about what they do and have all worked really hard to get to where they are today. It’s enough to be juggling partners and children and the usual demands of daily life, but throw the fast pace and constant demand of small business in to the mix and you’ll see what amazing starts to look like.

Like many women, for Sue Hyde the prospect of an early retirement after a successful career with the NT government, seemed like too little too soon. She had a great skillset and had really developed her expertise, so branching out into self-employment seemed an obvious transition. Sue now offers a unique and much needed service in Darwin through her business Stop Wait Go. Many families struggle every day with aspects of their children’s behaviour. Stop Wait Go offers support and guidance to children, families and children’s services professionals, in the form of one on one consultations, private group sessions and public workshops, to help them to make positive changes to children’s behavior. Sue’s background in educational administration, and as an advisory teacher in behavior management gave her a good grounding to establish the service, but she is a mother and grandmother as well so when she tells you she understands what you’re going through – she really does! Behaviour management involves looking at the child’s behavior differently, realizing that whatever you’re doing is not working, and then trying another approach. Sue offers
Gennie Cox’s philosophy has served her well for almost 2 decades in real estate, and it is her unique perspective that keeps her clients coming back time and again. Gennie learnt early on that showing genuine interest in people’s stories and caring about the best result for them, would always win out over the hard sell. The foundation of her work is a belief that the work you put in today will continue to reward you long term, if your intentions are right. “Many people think real estate is about chasing the dollar, but for me it’s more about “changing people’s lives.” It is this approach that has shaped her legacy and now the majority of her work comes from repeat business. The female perspective has some advantage, and in Gennie’s case, the experiences she has had of being a daughter, a wife, a mother and a grandmother give her the perspective to help a range of clients with their decisions. “We all have different needs at different stages of our life. Location, access to facilities and long term investment potential are all important considerations, but the needs of a family are different to the needs of a single woman, or the needs of grandparents for example. It’s important I get a feel
advice about how to teach children new behaviours, how to focus on behaviours you want to increase, and minimize those you would like to stop. “It is common for Darwin parents to be doing it on their own, with family support systems being interstate. My service provides support for a wide range of parenting issues, from the simple: like how to get rid of the dummy, or sibling rivalry, to the serious: behaviour problems that are impacting on the wellbeing of the whole family.” Sue offers a range of strategies that provide a positive approach to behavior management as well as building a child’s confidence and self esteem at the same time.

for what they are looking for and give them the advice they need to help them decide.” Gennie’s believes word of mouth is the key to her success. Forming a trusting bond with a client and focusing on the process rather than the outcome means client’s remember much more than just the numbers. She is also passionate about the power of teamwork. “The success of each individual in the Palmerston office affects the whole. The sharing of skills and successes is a self perpetuating act and means that in the end, everyone achieves more, as a team and as individuals.” Gennie is proud to have served the needs of so many Territorians at one of the most important times of their lives and luckily for us, her legacy will continue for many more years to come. MARMALADE HAIR
Kylie Payne is one of the fortunate few who always knew her passion. As a child she wanted to be a hairdresser and this dream only got stronger as she got older. She did work experience in hairdressing through years 10 and 11 in high school and was thrilled to start her apprenticeship at last at 16 at the highly regarded Taylor Weir School of Hairdressing in Perth. After completing her apprenticeship at 19 she moved to Darwin for love and spent the next few years working in local salons. This gave Kylie a good sense of the Darwin community and over time she established a loyal client base. The decision to start her own salon came effortlessly and seemed to her like the next logical step in her career. “I’m always striving for more and I just felt I could achieve much more if I was working for myself. I’m really passionate about hairdressing and having my own salon gives me the perfect outlet to express my creativity and do what I love.” This year marks Kylie’s tenth year in the industry and she is enjoying it today as much as the first day she started. “I love my job. I’m really lucky to be one of the rare people that looks forward to going to 16

work in the morning because I enjoy it so much. When clients walk into the salon with expectations and leave feeling great about themselves, I know I have done a good job. Having the chance to make people look good and feel great about themselves is a real privilege.” Kylie opened Marmalade Hair in her Litchfield St salon when she was 24. At the time she was the one and only staff member. She now has company and the team of four offer decades of combined experience and knowledge to their clients and prides themselves on putting their client’s needs first. All of us have been victim to a hairdresser who did the opposite to what we asked but Kylie and the team believe in listening to what the client wants and making sure they leave happy. Marmalade Hair specialises in creative colouring and styling. Staff have extensive colour knowledge and are highly trained in the Matrix premium colour range and have done training across a range of brands including American Crew, Wella and L’oréal so have learnt great skills over the years in advanced cutting techniques. Marmalade Hair also stocks the latest range of GHD hairdryers and stylers.

Chris Kanochkin can’t remember exactly the moment she decided to go out on her own, but she does remember that it was a natural progression. After hairdressing for 15 years, and learning under some very talented and supportive mentors, Chris realised she had the knowledge and skills to open her own salon. So with the few thousand dollars she’d saved, she opened Vanity Hair in a small shop in Wagaman. Two weeks later she found out her first baby was on the way, which of course added to the challenges of a new business owner. But Chris did not miss a beat, and in the first 2 years the business was thriving and she relocated to the current location in Parap Village. Vanity Hair has enjoyed more than a decade of success, a large part of which must be down to Chris’ humility and professionalism. Initially Chris had one part timer on staff to assist her, she now has a team of 6 and above all else, is most proud of her staff. “You’re always learning in this industry and I’ve never gotten bored. We have older more experienced staff that are highly skilled and younger staff bringing new innovative approaches to hair
design. We share our knowledge with each other, and most importantly we don’t compromise on hair care. We are pretty honest and tell our clients what’s realistic for them and I think our clients really appreciate this.” With age comes wisdom and Chris is now enjoying a new phase of her career, as she becomes one of the industry professionals she used to learn from and look up to herself. As part of the Australian Hairdressing Council, Chris gets the opportunity to be involved in issues affecting the industry such as improving training opportunities and incorporating more environmentally friendly solutions into hair salon materials and equipment. “After this many years, I now have a good rapport with other hairdressers in Darwin too. We talk to each other through social media, and support each other. There is a recognition and respect that makes it a really nice industry to now be a part of.”

Van Kim NGUYEN
TERRITORY MEDICAL
The seeds of Dr Van Kim Nguyen’s medical career were sown early in her life. As a child she was raised to appreciate education and to understand the importance of helping other people. It is these values that have informed her journey as a practitioner, and she is now proud to be a successful GP, about to embark on her new role at Territory Medical Mitchell. Dr Nguyen was born and raised in Darwin, did most of her training locally and has practiced here for most of her career. “I've always been family orientated and it was my love and connection to Darwin that brought me back after completing university.” Dr Nguyen trained at the local hospital in the early years of her career and was exposed to the multicultural nature of the Darwin community. Through rotations in different fields of medicine, she developed a sense of the complex issues that patients are dealing with regarding their health and realised how much value there was in helping a person in need. “My parents taught me that the sense of achievement that you get in your heart from helping someone in need is much more than words can express. It’s that feel-good sensation that makes you want to make helping others an innate part of your life.” Dr Nguyen’s passions led to her specialising 18

in paediatric medicine, followed by chronic diseases. “I've always loved children and during a rotation in paediatric medicine, decided to complete the Diploma in Child Health.” Her years at the hospital gave her a good insight into the rising incidence of chronic diseases in the Top End, and the importance of community awareness and education for prevention. This led to her decision to become a GP. "There is nothing better for a doctor, than when you see your patients getting better. That is the true achievement when you practice medicine. " Territory Medical Group is proud to introduce their fourth practice - Territory Medical Mitchell! With 3 other sites and over 25 Doctors with specialties in 7 different fields, Territory Medical is well equipped to offer the highest standard of health care whilst incorporating a holistic approach toward diagnosis and management of illness. “The practice has been purpose built, with the patient’s comfort and safety in mind,’ explains Managing Director Amalie Andropov. Territory Medical is entirely locally owned and operated, and Amalie and Dr Dimitri Andropov are delighted to welcome Dr Van Kim Nguyen to her full time position at the Mitchell Centre practice.

COPPING
TERRITORY LASER CLINIC
It’s common knowledge that Territorians will always be drawn back to the Top End, no matter how many times they leave, and Holly Copping is no exception to this rule. She is a local girl who left the NT to pursue her studies, turned her passion into her career and returned to create one of Darwin’s most successful small businesses. After her initial training, Holly’s career progressed and she became frustrated with the limitations of traditional beauty therapy. She decided to expand her knowledge by completing an Advanced Diploma of Cosmetic Dermal Science in Perth. Following this she spent 2 years working at a cosmetic clinic in Canberra. Home soon beckoned again and after 7 years of study and work in the beauty industry, she was back and ready to steer her career in new directions with the launch of her very own enterprise – Territory Laser Clinic. “It was through being away from Darwin that I found the laser I wanted to work with and the cosmeceutical skin care range. The concept of the business
is to provide Territorians with a place to go where they can access cutting edge treatments and all staff members are fully qualified in their specialty area.” Territory Laser Clinic offers a range of services, each delivered by trained professionals who are experts in their field. Holly is a Dermal Therapist, IPL/ Laser Safety Officer and Certified Candela Laser Practitioner, and the clinic provides Dermal Therapies such as laser hair reduction, laser skin rejuvenation, chemical peels, and guidance and recommendations for the Aspect range of Cosmeceuticals. Other services offered include the very latest in cosmetic medical and surgical procedures such as thread face lift, upper eyelid trim, scarless mole removal, fractional skin resurfacing, TCA peels, medical skin needling and liposculpture, plus injectables such as anti-wrinkle, dermal fillers and PRP. Permanent Makeup and Paramedical Tattooing services are also available including lips, brows and eyeliner, scar camouflage, nipple areola repigmentation, tattoo correction
and tattoo removal via a non-laser technique. Holly’s clients are constantly surprised to learn she is older than she appears. “I may look youthful, but now that I am in my late 30’s I have earned the wisdom and experience that puts me at the forefront of my industry. My expertise and years of knowledge ensures all clients are receiving the most effective treatments delivering real results. You can learn more about Holly and the team at

Many of us spend a lifetime trying to decide what our passion is, but for others it’s always there, under the surface, and it is simply timing that controls its release. This was certainly the case for Andrea Blake. After studying fashion design and couture, Andrea spent a few years developing her passion. She worked as a designer for Quiksilver and a buyer for a Melbourne label but nothing quite stuck. So Andrea decided to put her creative skills to use in something else. That turned into a hairdressing career spanning 15 years. Her husband’s job saw them transfer to Darwin 4 years ago, and Andrea kept herself busy with raising children, running Andrea Blake hairdressing and stints in retail at Witchery and Country Road. As is often the case, one decision leads to the next and in her search of a unique fashion solution for Darwin locals, the idea for a Bodycon online store began to evolve. Specialising in ‘Bodycon’ dresses which contour fit the body, bodyconshop. com.au offers not only a wide selection of Bodycon dresses but also a great range of evening wear, maxi dresses and every day casual wear. “The bodycon dress is the ‘go-to’ style,
for any event. They suit women of all ages and come in many styles – business fit, lycra fit for younger women or casual wear, and daytime non stretch – cut to contour the body. Aussie labels such as Ladakh, Sunny Girl and Junk, are all under $95 and Lumier and The Story Of offer the more sophisticated high end evening wear options. Our entire range remains under $160.” For Darwin locals, all items for sale in the webstore are available to try on and purchase in Andrea’s showroom at 48 Gaden Circuit Jingili. Open to the public Tuesday, Wednesday and Thurs 12pm – 2pm, Friday night 5.30pm - 7.30pm and Saturdays by appointment. All purchases are shipped freight free and there is a 28 day return policy. Like Bodycon Shop’s facebook page for all the latest news and drop by the showroom to view our extensive and affordable range.

Being female in the finance industry often means you are the minority, but Nicole Hore, sees this as an advantage. “I can provide a fresh perspective on people’s options when it comes to their finances, and being a Darwin local, I know the industry and the type of lifestyle goals people here are hoping to achieve.” Nicole always knew she wanted to run her own business; she was just waiting for the right opportunity to present itself. After working in the sports industry and then completing a degree in commerce economics, she became an export advisor. This was followed by several years in business banking and it was here she discovered her passion for the finance industry. “I had always worked for not-for-profits before, 20

When I started out in the finance industry I was able to assist people in a much greater capacity – helping them buying their first home or investment property to achieve their dreams. Working as a mortgage broker was the ideal solution for me as it gave me the chance to work in finance, and run my own business while helping people at the same time.” Loan Market’s core business is providing home loans and investment loans, business finance and vehicle finance. The last few years have been busy for Jody Hayes – to say the least. In 2006, shortly after getting married, Jody opted for a career change. Her husband Adam was a real estate agent and needed a PA so it seemed like a logical step. Less than a year later Jody become licensed as an agent’s representative and was also working in sales. In the next few years, the couple had their first child and then, deciding the time was right to start working for themselves, launched Call2View Real Estate. The Call2View team started with 2 staff – Jody and Adam – from an office in their house. “Within the first 6 weeks we hired a Property Manager and that quickly grew to the team we have today. “ Jody has recently had her 2nd child and in the last 2 years she has launched a business, ran a household and seen their business grow so rapidly, it outgrew their home office and earned them the REINT Small Agency of the Year award. “It’s
been pretty hectic, to have a family life and a business life, and to be able to create a new business, that also turns out to be successful is an incredible and rewarding feeling. We had really rapid growth in that first year and are now thrilled to be in an office in Yarrawonga. I love the office culture. It’s a totally different dynamic now and we are really thriving as a team in that environment.” Jody is one of the youngest female licensees in Darwin, and is amazed and inspired at the same time. “You have to build a rapport with clients and gain their respect. I am always reinforcing the message that it’s all about relationship building! With so much of our business being repeat and referral clients – I must be doing something right! Call2View has a very strong team focus and our aim is to provide our clients with exemplary service.” With seven staff now, good communication is essential to ensure the whole team is
across the needs of the clients. Call2View has a commitment to personal customer care, evident in their highly mobile service, offering on site appointments at your convenience. Jody and Adam believe in being honest, ethical and acting with integrity and always delivering on what they promise. “We believe that whatever you do, you must do it exceptionally well,” says Jody. “Our experience is our strength, and exceptional service is our priority”.

M I G R AT I O N C O R P O R AT I O N Margie Dizon and her sister Maria Cecilia dela Vega personally know the challenges associated with a change of life from one country to another. Both women were from the Philippines originally and migrating to Australia gave them real experience of the challenges involved. Today, both women are Registered Migration Agents, and both are qualified and experienced in their migration practice at Migration Corporation of Australia (MCA). “Growing up overseas and settling in a new country meant we had to make the right decisions to get over the challenges successfully. It’s the Australian lifestyle and in particular, Darwin life, that we have come to love. We hold the hands of would-be migrants in the onerous task of finding the right visa and getting it right the first time; we know how hard the decisionmaking processes are,” Margie confirms. She refers to her combined background in Psychology and Migration Law as one of the catalysts for the achievement of the company. “Timeliness and psychological understanding of what clients are going through help us make the visa process less intimidating. As migrants, we are able to offer cultural sensitivity, empathy and maintain confidentiality with all our client dealings.” Their cultural backgrounds have prepared them well for their work with new migrants coming to Australia. “Often people know what they want to do however with the many changes in migration law, it becomes very complex and scary. They want the opportunity 22

to talk it through with a professional who will not judge them and in turn, reassure them they are making the right choice. Cecilia and I are a great team in this respect. Our combined skills are always important in our work and how we look after our clients. Our focus is based on being honest and realistic; this ensures we are able to keep helping because we were migrants too, once upon a time.” Migration Corporation offers migration advice, consulting and solutions to people wanting to move to Australia. Margie and Cecilia can help clients with questions and requirements for particular types of visas, and give them a clear outline of what their options are. By explaining individual’s eligibility for different types of visas, clients are able to make the best informed choices about how to stay lawful in Australia. “When you go through a confidential, comprehensive assessment, we can get a good sense of what the clients’ goals are, so their needs can be appropriately and effectively met.” “We help people who are migrating to all states and territories, but we do promote Darwin heavily through our work. The lifestyle is so great and we know that people can be happy here! We are proud to have helped hundreds of companies with employing overseas skilled staff, as well as individuals sponsoring families coming together and settling in Australia. We live in a great country. As migrants ourselves, we feel we have an appreciation of what Australian life is, how good it can be, and feel privileged that we can
share this blessing with other people. We promise to hold your hand through the many legislative changes and work through them with you.” If you have questions or need advice, contact the Migration Corporation team today at 8981 9939.

INFIDELITY
Kerry Collins started her very first business as a 21 year old running a ceramics studio. Teaching and creating was more than satisfying for the first couple of decades but as her children got older, and life changed, she felt she needed a change. “Friends of ours wanted to get into a furniture business of some kind, and as luck would have it, there was one for sale – Designer Cane in McMinn Street. It had been going for about 20 years and we really had no idea about the business – we were thrown in at the deep end.” Of course any new business is sink or swim and in Kerry’s case, she definitely found her feet and the furniture business was a great success. It wasn’t long before ambition took over though and Kerry was ready for the next challenge. In 2006 she opened Infidelity Clothing and Accessories in Smith St Mall. “I loved the buying and the selling in the furniture shop but I felt like I needed a bit of a faster pace in my life. I had always loved fashion and have a good eye for what cuts and styles suit different shapes and sizes.” Once the clothing store had taken off, it was time to freshen things up and Infidelity Furniture was moved from
McMinn Street and opened its doors at its new premises in Travers street. “We have a great range of Indonesian furniture, all made from good solid wood. We also stock water features, lava stone statues and colourful Balinese flags for the garden as well as locally grown plants, and we have a lot of pots and bowls and general outdoor products. Our most popular item recently has been our recycled boat wood furniture. It’s been an absolute hit and we can barely keep up with the demand.” Just in case things weren’t interesting enough, Kerry decided a third store was needed and in September 2012, Infidelity Parap was launched. There is an extensive range of clothing from dresses to work clothes, as well as shoes, bags, hats, jewellery and more, at both the city and Parap stores and Infidelity is really a local business, for the locals. “We have clothing for all sizes and offer fashionable designs and a range of fabrics that will keep eveyone nice and cool in the tropical weather. I pride myself in supplying great quality clothing and I have really wonderful staff, I'm so proud of my staff they make my business.” Pop in and say hi to Kerry and Georgie the parrot and freshen up your look today.

I first met Kevin Rudd in 2007 just before he was elected Prime Minister. We got on well. Perhaps it was because we shared a humble background but I think it was more about our belief that no-one should be left behind. This shared belief that no-one should be left behind is what encouraged me to put myself forward to represent Darwin and Palmerston in the 2013 federal election. I see a need for a hospital at Palmerston to serve the local residents and the rural area, giving people better access to health care closer to home. We have fought for the $70 million Federal contribution to a Hospital which is long overdue and has been ignored by my opponent. Kevin Rudd and I both believe that Darwin should be developed as a gateway to Asia. Both of us share an international perspective. Kevin Rudd’s experience is well known while mine takes in service to Australia as a Defence Force officer in East Timor and work internationally including in Southern Afghanistan. In East Timor I produced a TV documentary, “A Debt of Honour,” which was shown on the Nine Network and celebrated the bravery and sacrifice of our WW2 diggers

and the Timorese people. Also during that time I set up a volunteer charity called “Life, Love and Health”. It’s still going strong and provides for schools, medical care and water supplies. After working as a military officer and development worker in dangerous parts of the world I am a great believer in getting things done, no matter how difficult it might be. I believe we all should acknowledge diggers who fought in Afghanistan, Timor, Iraq, Rwanda, Somalia and elsewhere. That’s the reason I am campaigning for their recognition at the Cenotaph in Darwin. In 2008, I established the federally funded Remote Area Health Corps in Darwin to provide health professionals to the Top End and now volunteer with the St Vincent de Paul Society. As all fair minded people agree, Vinnies provides help to people who have been left behind. I strongly believe that Territorian kids
should not be left behind so I support the federal government’s offer to the Territory Government of funding for Better Schools. It is important that our kids can benefit from more assistance in the classroom, smaller class sizes and better facilities. It’s also why I support other measures to lighten the load on families through initiatives such as the School Kids Bonus. The National Broadband Network (NBN) will bring superfast access to the internet and is crucial to setting up local businesses and households for the future which the Asian Century presents for Darwin and Palmerston. Only Labor will ensure all businesses and households will benefit from it. That’s my pledge to Top End voters if I am honoured to represent them in the next Federal Parliament as a part of Kevin Rudd’s team - just in time for the birth of our second child, due in November, to join my beautiful wife Kate and our young daughter, Sally.

“Anatye II” M ARG ARE T L OY P ULA An exhibition by award winning Aboriginal artist Margaret Loy Pula will be officially opened by the Minister for Arts and Museums at Muk Muk Fine Art Gallery on Saturday 10th August. Margaret Loy Pula hails from an incredibly distinguished artistic family. She is the daughter of Utopian artist Kathleen Petyarre. Her aunties are the well known Petyarre sisters all of whom are established artists. Since her initial launch in 2010, Margaret has reached national acclaim. In the last 36 months she has been a finalist in more than 30 art prizes, including the 2011 Wynne and 2012 Sulman Art Prizes at the Art Gallery of NSW. ‘Anatye II’ is a culmination of spectacular works that have been selected as finalists and displayed in prestigious Australian Art Awards over the last 24 months. The signature piece in the exhibition is the 2012 Wynne Prize entry which was recognised as one of the top five works in the exhibition with its enchanting dark colour palate. Margaret’s depiction of ‘Anatye’, or Bush Potato, has entranced the Australian contemporary art scene with an almost unreal style and intricate detailing that conveys the power of the Anmatyerre country. The exhibition will officially open at Muk Muk Fine Art Gallery, 51 Smith St on Saturday 10th August at 12 noon with Margaret Loy Pula in attendance. The exhibition runs until the 24th August. “A Town Like Paris” BERNARD OLLIS The exhibition ‘A Town Like Paris’ by contemporary artist Bernard Ollis will open at Muk Muk Fine Art in Smith St on Friday 30th August. A play on words, the exhibition has been titled after the 1950 novel and movie by Neville Schute - ‘A Town Like Alice’. With floating figures, vivid colours and undulating structures Bernard aims to visually engage the viewer to consider themselves in that very moment, an evocation of Paris rather than a picture perfect postcard view. Bernard Ollis has had a constant stream of successful solo exhibitions and has been acquired in collections such as the National Art Gallery of Australia and the Museum and Art Gallery of the NT. Throughout his career Bernard has been selected several times for prestigious Australian Art Prizes including the Sulman Art Prize (2011 & 2003) and the Dobell Art Prize (2002, 2001 & 2000). ‘A Town Like Paris’, opens at Muk Muk Fine Art Gallery, 51 Smith St on Friday 30th August at 6pm with Bernard Ollis in attendance. Bernard Ollis will also conduct an insightful floor talk discussing his practice and inspiration in the gallery on Saturday 31st August at 11am. The exhibition will be on display until Saturday 28th September. It then travels to Brisbane to be on display from 11th October at the Sofitel Brisbane. Seniors Month | DarwinLife
Living life to the full at the Not The Ladies Day Lunch at Tramontana Restaurant.
Ageing and Living Life TO THE FULL
Seniors month is held in August each year to promote greater awareness about the positive aspects of aging. Darwin, like the rest of Australia, is experiencing a major demographic change as the group of people known as baby boomers start to reach the age of retirement. It is estimated that by 2050, the number of people in Australia aged between 65 and 84 will double and those aged 85 or more will quadruple. When I first came to the Territory in the early 80s, most people moved away from Darwin when they retired. Now Darwin seems to be full of people who have already retired or who are about to retire and they plan to stay here and enjoy all the benefits that Darwin has to offer. These people have profoundly different expectations from those of their grandparents. I remember my grandparents with great fondness but life for elderly folk was very different then. My grandmother had her white hair pulled back into a neat bun, wore sensible black-granny-shoes and dull pinnies. She seemed to spend a lot of time putting washing on the line and peeling potatoes at the sink. My grandfather pottered in the allotment, wore braces and smoked a pipe. Like other people of their age, they were called old age pensioners. They rarely went out and it was a special treat when they bought fish and chips wrapped in newspaper. I believe they were happy and content but looking back now, their lives do not appear to have been much fun. People are moving towards their
senior years today with very different attitudes and expectations from those of the previous generation. Generally speaking they are healthier, better educated and more financially secure. The people I know in this group have a range of plans for their senior years. Most are positive about the future and find it hard to believe that they are now considered to be ‘seniors’. Some love their work and hope that they will be able to keep working for many years to come. Others cannot wait to retire and have more leisure time. They have a pile of books they want to read, new recipes they want to try or they want to spend more time with their grandchildren. Some want to pursue educational goals and some want to ‘start a career’ and begin working in a new environment. Many seem keen to play an active role in the community and offer their services as volunteers. Lots want to travel and experience new horizons. They intend to tick off the items on their bucket lists. Whatever their plans, they want to lead satisfying lives and they certainly intend to enjoy themselves. It is hard to imagine that they will blend
quietly into the background. Being baby boomers, they are used to facilitating change and they are likely to want to participate in decisions that may affect their lives. They will want to be seen and heard. The Council on the Ageing (COTA) NT and Charles Darwin University are undertaking a survey to find out about the needs of seniors in order to ensure that there are appropriate policies and programs in place to cater for these people. If you are a resident of the Northern Territory and aged over 50, or aged 45 and Indigenous, the people conducting the survey want to hear from you. You can complete the survey online at www.cotant.org.au or request a hard copy by contacting COTA NT on 8941 1004.

T R A INING an essential tool for your growing business “… Increasing global competition, the war for talent, and a tightening economy have brought a more focused approach to training and development. Achieving a satisfactory return on investment has become a critical issue and there’s a greater emphasis on using training to help to achieve business objectives.” Rob Thomason, Director, Deakin Prime
Training and development can have a positive impact on employee and business performance and on an organisation’s bottom line. Training and development opportunities allow employees to prosper and develop whilst giving organisation’s a highly skilled workforce and competitive advantage. The challenges faced by an employer however, around training and development of staff, relate in particular to: budget, return on investment, coverage (of work whilst individual/team(s) are at training), the fact that employees who have been trained do leave you. Do the pros outweigh the cons? Definitely! Two factors in achieving positive return on investment are the focus and the quality of the training. Training should be focussed and support an organisation’s business objectives. How much money should be allocated to employee training/professional development in your budget? A simple way to determine an appropriate training budget is: to compare your last year’s training spend, against productivity and results. The amount of money you spend on training is irrelevant if the training is not achieving expected goals and objectives. Organisations are becoming smarter in their approach to training and development. No longer is it being seen as an expense but more so an investment and a means of attracting and retaining staff. Training and professional development programs enable employees the opportunity to upgrade their skills whilst meeting business objectives. Along with supervisors, line managers, executives and HR personnel; employees need to take ownership of their development.
It’s important to note that legislative requirements also need to be factored into most organisational training programmes. As an employer it’s highly beneficial to set annual benchmarks for training and development, including how the knowledge gained from any program is shared within the business. When considering requests for training key questions need to be answered: 1. Is the training in line with the business strategy? 2. What are the areas where you can improve performance through training? 3. Is the style of training the best option? 4. Are the costs of the training worthwhile? 5. How will you measure the effectiveness of the training? 6. What steps will you put in place to ensure the knowledge transfer from the individual/team to others? The team at Avant can help you answer all these questions and more! Not only do we provide tailored training programs to meet your specific needs and goals, we also offer training needs and productivity analysis to help you get the best from your most important asset – you and your team.

HARM ME
As children we were encouraged to ignore teasing from others but even for adults there comes a point when repeated taunts can no longer be ignored and should not have to be tolerated. What is bullying? Bullying is defined by NT WorkSafe as repeated unreasonable behaviour directed toward an employee or group of employees that creates a risk to health and safety. Bullying can include behaviour such as: • verbal or physical abuse; • excluding or isolating behaviour; • psychological harassment; intimidation; • assigning meaningless tasks unrelated to the job; • giving employees impossible assignments; • deliberately changing work rosters to inconvenience particular employees; and • deliberately withholding information that is vital for effective work performance. Some types of workplace bullying are criminal offences. If you have experienced violence, assault and stalking you can report it directly to the police. Bullying may also be unlawful under other legislation such as the AntiDiscrimination Act (NT) if it is racially and/ or gender motivated. What is NOT workplace bullying but may still feel unfair: • reasonable actions such as transferring, demoting, disciplinary action, counselling on performance or retrenchment;
1
Practice Areas:
• occasional one-off incidents in the workplace for example if someone loses their temper or shouts or swears What to do if you’re being bullied You are not alone! More than one in five people are bullied at work and recent research into bullying of staff at schools noted that in some industries such as health, welfare, government services and education the figure is much higher ranging from anywhere between 25% and 95%.1 In the NT there is a very common workplace culture of telling people to ‘toughen up’ if they complain of being bullied. If you are the victim of bullying don’t let this deter you from seeking assistance from your employer. Everyone has the right to work in an environment that is free from bullying and harassment and bullying can constitute a breach of the Work Health and Safety Act (NT) (WHS Act). The WHS Act imposes duties on employers, employees and others to ensure a safe workplace. If you are being bullied you should report it via your workplace complaint procedures this can be to your employer, a supervisor/ manager, a health and safety representative or union delegate. If you do not reach a satisfactory solution Hall Payne Lawyers offer a confidential service to assist you in obtaining a practical outcome.

Between us we have fixed over 5000 phones in the last 2 and a half years and our business is growing rapidly every day.” They discovered that a lot of people were still sending their mobile phones interstate for lack of a local repairer, and once they realised there was a massive market for their service in Darwin, they quickly moved from a home based business to the Cavenagh Street store. Over the last few years they have built a strong and sustainable business, largely on word of mouth and referrals from similarly aligned businesses such as mobile phone stores. NT Phone Repairs main service is fixing smashed screens on any make and model of phone. The iPhone of course, but also other common brands such as Samsung, HTC, Nokia, Motorola, Blackberry, Sony Ericsson,
Many small businesses have started at the kitchen table, and NT Phone repairs is one of the few success stories that grew beyond the kitchen and into the CBD – inside the post office complex in Cavenagh street to be precise. When Adelaide born friends Tim McDonald and Nat Brice both smashed their phones, their natural instincts for technology took over and they successfully completed the first of what would eventually become thousands of repairs to mobile phones. Word spread fast and before they knew it they had built a huge business and discovered an urgent need for a service that had not yet been supplied. “Previously phones were cheap and easily replaceable but now people are carrying around more than a thousand dollars worth of technology in their pockets but we have so
and LG. Tim and Nat can fix any hand held device, and have fixed hundreds of iPads and also repair most other popular tablets in the market. They offer screen replacements, repair of faulty home buttons, earpiece speakers, or charge ports, plus battery problems and antenna and signal issues. They provide a phone unlocking service for those wanting to use an alternative sim in their phone while travelling and surprisingly, the boys also offer hope for water damaged devices. “Most people think once their phone is water damaged it’s all over,” says Nat, “but this is not always the case and you should always check with us before you assume the worst!” NT Phone Repairs pride themselves on doing the majority of repairs as a same day service, and in 90% of cases can turn the job around within the hour.

VOLUNTEERS PLAYING A CRUCIAL PART IN EVENTS As we move into the ‘Dry Season’ and enjoy the many events and festivals that we celebrate in the Northern Territory, it is valuable to reflect on the part volunteers play in these dynamic activities. All festivities and events are built on the support of volunteers. This is a magnificent labour of love, so we can all enjoy the fruits of our arts and cultural pursuits. The economic return to our economy would be far less without this non-monetary contribution of volunteers’ gifts of their time, talents and energy and going that extra mile to make our events a success. The activities and events that we enjoy, ranging from cultural celebrations such as the recent Italian Festival and the Greek Glenti through to spectacular events such as the upcoming Darwin Symphony Orchestra performance in the desert at Uluru, are all supported by volunteers. They are people on committees, making phone calls, writing
funding submissions, training others, collecting equipment, learning skills, creating data bases and responding to emails. Their work is often invisible and unsung – but without their efforts the events and exhibitions we enjoy just would not come to fruition. Then there are the visible volunteers – the ones handing out information, serving food on stalls, supporting people with disabilities to get to venues, the ones who hand out a microphone at the public forums or who staff a community exhibit at a festival venue. So, when you are out enjoying cultural pursuits, take time to say thank you to the volunteers It is the volunteer’s contribution that is the difference that truly changes our world into being a more celebratory, culturally rich and artistically inspiring place to be. And next time, consider getting involved and become an event volunteer!

Employing STAFF
Wow what a situation! So what actually happened in this particular case was that the person who had first indicated that they were leaving, did not leave as they knew there was a new person to take their place. What they did was to claim that their termination was a premeditated termination (remember that the employer did not have a signed resignation from the employee and had taken it in good faith that the existing employee was going to resign soon). The employee consequently won their case. The employer had to payout a significant sum of money, while at the same time had an obligation regarding the new person as they had already signed their employment contract. So what is interesting in this case is that the employer was caught in a tough place. They had acted too quickly and had a commitment to both employees. No matter what they did, both employees, through their signed employment contracts were within their rights to contest the situation. You may need to keep in mind employers that at any time you decide to employ someone who insists that they have their employment contract signed before the actual commencement date,
Leading on from our July article, how does the employer who has one signed employment contract with an existing employee, who if you can recall had verbally informed their employer that they were leaving the organisation, now state that they are staying, while in the meantime the new employee has a signed employment contract to commence work in three weeks. you the employer are fully obliged within the Act to fulfil that contract even if the employee decides that they no longer want the job. However it is fine for them to just advise they are not starting with you but it is not the same for the employer. Be sure as to what you are agreeing to in both cases. I am writing this article from Las Vegas Nevada this month; the employees here don’t get as good a deal as in Australia. Take for example the 4th of July Public Holiday. Employees can either work or not work and if they choose the later then they do not get paid for that day. The work ethic here is amazing, service is friendly and people enjoy to work.

Spice Girls AT AMMA'S cafe
There’s good choice in the city for Indian, Malaysian and Thai curries, but not too long ago Amma’s Café opened up in The Vic Arcade offering some mighty tasty and spicy Sri Lankan curries. The Mystical Mistress of Spice, AKA mum, helps run the back whilst Baby Spice, the bubbly daughter does the cooking and also mans the front. Together this duo are serving up some great dishes to a fast growing fan base. You’ll usually find terrifically tender chicken and beef curries, with the Asian vegetables dishes on rotation depending on what is in season – sinqua, bittermelon, okra and others. If you haven’t heard of those then that’s OK as I can assure you they’re tasty. Spiced potatoes and dal can usually be found on offer too. Vegetables never tasted so good. Evidently Sri Lankan’s love spice because some of the dishes pack some serious heat, enough to break a sweat on ones brow. There is actually a 100m fire exclusion zone all the way around Amma’s Cafe at all times to prevent the Vic Arcade from burning down again. But it is not chilli for the sake of chilli as the flavours are very well balanced. You get free raita and poppadums with every meal too, the former a necessary addition to even out the spiciness. I admit I’d never had Sri Lankan curry until now but I am liking it a lot. Amma’s curries neither too oily nor too heavy and all around superb. For your lunch time curry needs, Amma’s Cafe is well worth a look.

OUT
PAVONIA
place BY JACK STEPHANE
Upon entering Pavonia Place you are immediately impressed by the relaxed; yet classy décor, with spacious linen laid tables adorned with fine glassware and cutlery; together with the impressive local artwork, subtly lit, adorning the walls. Greeted by co-owners and hosts Isaac and Renee, you instinctively know that you are going to experience an exceptional night out. While perusing the menu of fresh, local produce, all creatively interpreted by head chef Troy Wright; a must try is the Garlic Cob ($12). A warm cob loaf, studded with garlic cloves and served with a soft marinated fetta, Moderna balsamic and extra virgin olive oil, together with a wonderful lemon myrtle scented dukkah. (a middle eastern nut and spice blend) Absolutely delicious! For entrée, firstly we chose the Tempura Soft Shell Crab ($16). It looked stunning and tasted just as good. The tempura batter was crisp and light; as were the textures and subtle flavours of the crab. It was accompanied by a citrus salad and a sweet piquillo sauce. A great light entrée. Next we tasted the Pepperberry Beef Carpaccio ($15). This dish of subtle, yet complex flavours is enhanced by Australian Pepperyberry with its woody and slightly cinnamon like notes;
dressed with citrus, drizzled with olive oil, a scattering of capers and cornishon and finished with roquette and shaved parmesan. For lovers of ‘carpaccio’ another must try. The mains were just as exciting. We chose Slow Roasted Pork Belly ($36). A generous portion of pork belly cooked to perfection, with a crackly, crunchy crackle. The ginger sweet potato mash was sensational; a delicious smooth mash with a subtle hint of ginger. The pork was topped with a moist, seared SA scallop, together with a rosella and star anise glaze. Steak lovers haven’t been forgotten either as we sampled Pavonia’s Eye Fillet Steak (200g $26 / 400g $45). I chose mediumrare: again cooked to perfection; hardly requiring a knife, as the meat was so tender. Accompanied by creamed potato mash, crisp greens and I chose Pepperberry sauce: a rich, silky, smooth, deep sauce. Exquisite! We shared a serving of Pear and Sticky Date Pudding ($16). The pudding was moist and light, topped with poached sliced pear; served with pieces of macadamia praline scattered throughout a delicious hot butterscotch sauce; together with a serving of homemade vanilla icecream. The perfect finale to an exceptional dining experience.

You only need to have ONE serve Imagine we had our very own local hero in a species of fish high in omega 3 and omega 6 fatty acids, along with wide range of vitamin (A, B6, B12, C, D, E, K) and a list of mineral with proven health benefits and tasting fantastic to boot. Well we have and it’s Mackerel! There is no doubt that such a great tasting fish with proven health benefits should be in far higher demand. This is even truer when you consider this fish is ideal for the BBQ boofhead like myself. Mackerel cannot be mistaken at the fish retailers; their streamlined shapes are smooth and bullet like with their distinctive silvery skin and firm flesh. Best of all is its great taste - it could easily be the taste of the top end!! Mackerel lend themselves perfectly to simple preparation and also relatively inexpensive. Nothing easier than getting your fish monger to cut you a couple of 2 cm cutlets, a dash of olive oil and choice of seasoning (actually steak salt is great!!) and bang them each side on the BBQ until just cooked - perfect! For those looking for some more finesse try giving the cutlets a light season with salt and pepper, heat a little oil in the pan or barbecue and cook for about 5 minutes each side then remove. In a pan add some garlic cloves, parsley, little more salt & pepper, paprika and red wine vinegar heat for about 30 seconds then poor over your cutlets. How quick and easy is that and during the Northern Territory build-up it’s just perfect. Now you’ve got the good oil head out and get the family some mackerel cutlets for the weekend. Today, things are looking up for seafood lovers in search of “responsibly sourced” seafood. To me, responsibly sourced seafood is seafood that comes from a well-managed fishery; and if you have purchased your seafood from retailers or restaurants listed on the Support NT Caught website: www. supportntcaught.com.au or you have looked for the Support NT Caught logo; well yep that box is ticked. Congratulations! You know what it is like to enjoy fresh, delicious, responsibly sourced seafood with a clear conscious. It’s a beautiful thing, isn’t it? ACRYLIC NAILS? Prescription Nails are the answer!! I’ve fallen in love with the amazing new prescription nails available by Sarah at Pink Lily Beauty Room. Prescription nails are changing the artificial fingernail industry as we know it today; GO30 Prescription Nails are arguably the most natural looking and easy application nail extensions on the market! Prescription Nails have been developed to replace acrylics, gels and wraps, they are custom fitted, overlay nails which can be matched perfectly to most natural nail shapes. Every person’s nails are unique, almost as unique as a fingerprint. Prescription Nails replicate the curves and arcs of the natural nails through the use of a systematic sizing process which uses 128 different size options and 8 different curve/arc combinations which combine to offer 1024 sizing options for each person’s natural nails. A perfect fit. After sizing and application is completed, nails look beautiful and natural, and are stronger and longer lasting than traditional enhancements. GO30 Prescription Nails are safer and healthier than ordinary acrylics and gels, with no toxic chemicals, fumes, filing damage or dust. Lasting 2-3 weeks before they need replacing, I find the prescription nails the best in the industry!

LASH IT UP! Have you been wondering why lots of ladies seem to have gorgeous long thick lashes lately? It’s probably Eyelash Extensions. Eyelash Extensions are usually synthetic or 100% real mink lashes, individually bonded to each lash with a medicated glue. They should last for around four to six weeks, and with regular fills every two to three weeks, they can be worn for a lifetime. Siberian Mink Lashes are 100% real mink that is brushed from the animal (no harm is done to these animals in the production of this product). They are then carefully hand selected for the best pieces, processed and shaped, ready to apply. Each lash is a slightly different length to give a very natural look. These are the softest and most natural lashes on the market and very comfortable to wear. They are just as soft as a mink

…Take Control of YOUR
fitness goals Have you decided to get back into exercise after a break, having had a baby, illness or recovering from an injury? Want to find an exercise routine that will work in with your lifestyle? How much is too much…how much is not enough? Often after a long break from exercise, people's over enthusiasm to get fit can lead to them doing too much too soon resulting in soreness or injury. On the other hand, they may keep putting it off, as they are unsure where to start. The best way to get going again is to build up SLOWLY ensuring you have good core strength, flexibility, appropriate footwear and a plan to minimise your risk of developing an injury. Physiotherapists are well credentialed to help you in your fitness goals. A personalized session will cover: 1. Assessment of what you want to achieve. 2. Assessment of what your body type requires. 3. Assessment of your lifestyle. 4. Treatment and advice to manage any ongoing
physical pain or injury. 5. Education on physical activity and weight loss. 6. Discussion of medical conditions that may affect a program. 7. Goal setting – designing a program that is both challenging and enjoyable. WHY DO ACTIVITY/ EXERCISE PROGRAMS FAIL???? • Poor Planning • When the assessments above are ignored! • Too much too soon = injuries and increased delays of fitness goals IT IS NOT ALL ABOUT GYMS, RUNNING, WALKING - THERE IS SO MUCH MORE! There are exciting alternatives to fit in with your interests and lifestyle – it isn’t just about getting up early, or trying to fit in a session after work. Have you seen Dr Mike Evans on youtube ?? 23 and ½ hours: what is the single most important thing we can do for our health? …..Do yourself a favour and Google it.

SKINCARE TO SPILL ABOUT… Were you a PONDS fan many moons ago? Tried Dr Spiller skincare? Do you use oil or water-based skincare? Sue Dann is one beauty therapist who literally wears the results of that which she sprukes. We sat down and Sue pointblank asked me what – in all the decades of my career – had felt the best on my skin. The answer that rst came to mind was Ponds. Fancy that? I hadn’t spied a blue and white creamy tub for nearly 20 years, but Sue understood the melancholy-heavy recollection instantly. See, this old classic was a clever combination of water and oil which Sue pointed out, which is the sublime secret to Dr Spiller also. Snap! Unlike most modern-day moisturisers, Dr Spiller is not water-based. And why – Sue asked – would it want to be when the skin is waterproof? Ding! Insert lightbulb moment. Why do we insist on using water-based moisturisers
when said water can’t get into our skin to do any good anyway? Granted water-based cream is light, moist-to-touch and easy to apply to skin. Another quality on it’s CV is that it feels great instantly, and you know how much we like a quick x. But to actually do any good, water-based moisturisers need higher levels of chemicals, emulsiers and preservatives to get past our epidermis. The water actually starts to evaporate from the cream as it’s applied to skin too, so you’re left with high-levels of nasties that can literally sit dormant on your complexion. On the ip-side, oil-based creams can get in for longer and you can literally see and feel the instant glow, but they leave a greasy lm on the skin. Demand is low for such a sensation, so wholly oil-based products are about as popular as a skunk in an elevator. Eons ago, Germany’s Dr Horst Spiller, having studied the structure of skin for nearly a life time, revolutionised the two options with the discovery of The
Biomimetic skin care.
During my clinical skin care treatments I nd many skins are confused. They are oily but dry, and usually rough, with diffused redness and sensitivity. On careful consultation it is usually revealed the client is over cleansing and moisturising with a water base moisturiser. Now tell me how that works? Is the skin not waterproof? So how do you expect to get water into the skin. Remember like likes like.
The acid mantle of the skin is actually a mixture of secretions like sebum and perspiration that sits on the top of the outer layer of your skin. So the skin cannot absorb the water in water-based skincare creams;
Dermal Essence
in fact, they can make your skin even more dehydrated. On the other hand oil based products will mimic the acid mantle of the skin’s natural protection. Rather than claiming to deliver water into the skin, a good skin care cream will help the skin retain its own moisture. “Scientifically formulated products, like those in the Dr. Spiller range, mimic the skin’s natural acid mantle, supporting and reinforcing the skin’s natural barrier function.
Hydratain® emulsions, which mimics – rather than massacres – the skins acid mantle, restoring it with the feel of a waterbased product with the deep-good-action of an oil. True, the texture of Dr Spiller is not what I’m used to – slightly tackier and momentarily visible upon application – but Sue taught me to warm in the ngers before applying and it literally creates a hydrating mask-like feel on my skin. And my skin looks amazing. Glowy but not oily. Hydrated but far from high-beam. I just love the feel. It reminds me of someone I used to know… So Right now I am having a big Spiller. Call it my homage to Ponds or an ode to more innocent skincare days. Special thanks to Sue Dann, National Training Manager Omniderm and to Dr. Spiller Biocosmetics. For more information, please contact Patricia Boehler on 8981 7425.
Here is a simple test that will give you an indication of the ‘water retention capability’ of your skin care cream. Leave a small dab of your favourite moisturiser exposed to the air for two or three days. For a comparison, do the same with a Dr. Spiller Biocosmetics moisturiser. After three days of exposure, Dr. Spiller’s care cream will retain its moisture content. In the same way it will retain moisture when applied to your skin. It will not block the pores, it won’t leave your skin shiny and it isn’t comedogenic – but it WILL maintain the natural barrier function of your horny layer and keep your skin’s Trans-Epidermal Water Loss (TEWL) at a natural, healthy level.

Tortoise & Hare The
The
Is fair to say that Everybody is familiar with the story of the Tortoise and the Hare from their childhood. The overconfident Hare squandering his chance to win the race against the slower, yet more persistent Tortoise. The moral of this story is one that can hold true for today's fitness population, with everyday gym goers taking on the role of the Hare. The media has recently made us all aware of the current state of affairs in professional sports, with certain "recovery methods" and "vitamins" being featured heavily in AFL teams, amongst several other sporting codes and disciplines. In a similar vein, recently reported statistics say that 1 in 4 gym users are also taking the same "vitamins" in their own training. All of the above examples fall firmly into the "Hare" category of
health and fitness. It seems to me that people are so obsessed with finishing the race first, that they've forgotten why they started in the first place. The point I'm making is, gaining better health and fitness is rarely about finishing first. It is however about the journey to get there. Don't let your primary focus become the finish line glory, the golden trophy or the mirrors reflection. Don't fall for the quick fix or the short cuts that are so readily available nowadays. Embrace your chosen fitness pursuits as a way for you to connect with old and new friends, to shed the stress of

If you had really bad neck pain what animal what you least like to be, if you thought about it for a while, you would probably say giraffe, right? Giraffes and humans have at least 2 things in common, they both have 7 bones (vertebrae) in their neck, and they both benefit from Chiropractic care.
Giraffes do get neck pain and commonly for the same reasons humans get neck pain, that is ergonomics. There was an incident reported recently in the Journal of Zoological and Wildlife Medicine that documented the case of a 2 year old male giraffe who presented with severe neck pain and stiffness upon his arrival on an incoming shipment*. Despite initial Veterinary management, the giraffe continued to developed neck pain, muscle spasm, and decreased neck range of motion. With the introduction of a trained Veterinary Chiropractor a series of manually applied Chiropractic treatments were applied to the affected neck vertebrae in an effort to restore normal neck mobility. Laser therapy and neck range of motion exercises were also used to reduce neck muscle spasm. This approach produced a significant improvement and highlighted the benefits of chiropractic care and physical therapy for the management of severe neck pain in a giraffe. Now can you imagine being cramped in a transport container for several hours with a neck that long, that’s what caused the Giraffes neck issue. But that is exactly what happens to
us humans when we are sitting in front of a computer or driving a truck or sitting on an aeroplane for many hours every day, we get a postural or ergonomic strain. This constant strain causes microscopic damage to our neck joints, this can cause neck pain, stiffness and headache. So if your neck is in an awkward position for many hours at a time you might also suffer from the same fate as our giraffe friend. So have your spine checked by a CAA Chiropractor today.

I recently read an article that said you shouldn’t apply anything to your skin that you wouldn’t eat. Given that most of us apply things to our skin on a daily basis, it was food for thought. The article recommended applying chamomile tea to the hair as a rinse and making a toner out of the plants in your back yard. Nice thought, but the fact is most people don’t have the space to grow their own herbs or the time to make them into useable skin care products. So finding products with natural ingredients that will not harm the body is the next best option.
If you wouldn’t eat an ingredient, should you put it on your face?
Here’s a few of my favourite ingredients; • Cucumber extract; My favourite because of its cooling affect and refreshing smell. It has great skin softening and soothing attributes so is great in eye gels or after sun products. • Pomegranate oil; Known for its high antioxidant content and conjugated fatty acids. Pomegranate has excellent moisturizing, protective and nourishing properties but is also a good anti-inflammatory. It promotes collagen production and is wonderful for mature, aging or dry skin. • Raspberry oil; Boasts high levels of omega-3 and omega-6 fatty acids and is a rich source of tocopherols (Vitamin E) and carotenoides (Vitamin A).It is known to reduce the effects of oxidative stress in skin. One study (Oomah, et al 2000) indicated that red raspberry seed oil may act as a broad-spectrum UV-A and UV-B shield when used at full strength. • Turmeric (curcuma longa); Although a little tricky to use in skin care products without good formulating know how the addition of
curcumin is well worth the effort. Curcumin has been proven to exhibit anticarcinogenic, anti-inflammatory and antioxidant properties & is a good wound healing agent. Seems that some skin care ingredients really are good enough to eat. There are hundreds of naturally occurring ingredients and many of these I use when formulating skin care products for problem skin conditions such as acne, eczema, dermatitis, rosacea, psoriasis and fungal conditions. To Step in or
Not to Step in? That is the Question!
When you see a conflict or some form of violence occurring do you have the right to step in or not? I would say there is not a simple answer to this question – it depends on many factors some of which include who is involved, who we are with and the potential danger of the situation. Often people don’t step in to avoid getting caught in the cross fire which can be a smart move and steering clear from an incident is wise. However I believe that in certain situations people need to step in and let others know when they have crossed the line. This can often diffuse a situation stopping it from escalating if done in the correct manner. It is a bold step but can set a bench mark for society of what behavior is acceptable and not. In society we are often divided as to whether we should step in or not especially if it doesn’t involve us. So I ask the question – what kind of society
are we accepting by not taking action? I recall recently in the media a man having a go at two teenage girls for being extremely rude and acting in what most people would consider an inappropriate manner at a McDonald’s counter. The question arose as to whether he took appropriate action by stepping in. I have come across small outbreaks of conflict or violence that are dealt with really well, then sometimes I witness people being bullied, physically or racially harassed and no one stepping in. I believe we need to asses situations and if we can intervene to create more harmony then we should. It will create a better society that is not willing to accept poor behavior. However if you do choose to step in you need be aware of the dangers of getting involved. If you aggravate the aggressor they may turn on you and if you don’t know how to defend yourself it could get messy
very quickly. It’s best to remain calm, assertive and keep a reasonable distance when dealing with someone. Be confident within yourself and provide solutions – if people are not willing to cooperate it’s always best to call an authority such as police or security. Driving in the
Outback MOTORING TIPS The most important thing to remember should you decide to go "off Road" (off a sealed road) in the Outback is to seek local advice on your intended route as well as ensuring someone locally knows of your travel plans. If your vehicle does break down in a remote area stay with it do not attempt to walk. Any travel across designated Aboriginal Land will require permission from the owners beforehand. As the permit process varies from state to state (and can take up to 6 weeks to obtain) it is best to contact the national parks' controlling body in each state prior to your journey.
Road Trains A common sight in the Outback are road trains. These are multi trailer trucks up to 50 metres (170 feet) long. Always allow plenty of room as you pass in the opposite direction of a road train as the displaced air causes severe buffering. When overtaking a road train allow 1.5 kilometres of clear road. Outback Road Conditions Australia has an extreme of climates especially in the north. Minor roads that are passable in the Dry season (March-November) can disappear beneath a torrent of water during the "Wet". Seek local advice should your travels take you off the main highways. Some things to look out for in country areas include potholes and rough surfaces, soft road edges and road surfaces changing
without notice. Driving at Night When driving at night particularly in the Outback care should be taken to lookout for wildlife that may stray onto the road. Animals are attracted by car lights. Collisions with animals such as the Red Kangaroo can cause substantial damage to your vehicle. Hitch Hikers Hitch hiking is illegal in Australia but still a common sight. It is recommended that you do not pick up travellers that you are not acquainted with. Driver Fatigue Owing to the size of Australia and distances travelled driver fatigue has been the cause of 20% of all traffic accidents. Rest every 2 hours giving yourself a 15 minute break even when close to your destination.

NOW’S THE TIME TO VISIT BATCHELOR & LITC HIE
LD NATIONAL PARK
Just over an hours’ drive from Darwin is Batchelor township. This month, the town celebrates a wondrous past 60 years in conjunction with the colourful and annual Lingalonga Festival. A gorgeous little town with its elevated houses and beautifully maintained gardens, Batchelor offers a delightful range of sights and activities. From Friday the 2nd of August until Monday the 5th of August, join the town’s people, past and present, as they reminisce the mining heyday of the area; its sporting identity that meant many Darwin teams were regularly drawn to Batchelor for a game of social cricket and a picnic under the shady Rain Trees at the oval; and the School Camps at Outdoor Ed from the late 70s that many people recall as the "best times of their school days”. With activities such as movies in the original old movie theatre, a cricket carnival, nostalgia quiz night, reunion dinner dance, and country music muster in nearby Adelaide River, you won’t be short of entertainment in this wonderful town and its surrounding area. There are plenty of accommodation options in Batchelor with motel facilities at the Batchelor Resort, bungalow accommodation at Rum Jungle Bungalows and the nearby Batchelor Butterfly Farm, and caravans and camping at the Batchelor Caravillage. Be sure to immerse yourself in the beautiful world of butterflies at the Butterfly Farm and visit the newly opened Batchelor Township Museum, an interpretive exploration of the significant indigenous, farming, mining and World War II history of the area. Bali FOR BEGINNERS
Bali. Many of us have been, and for everyone it is a different experience. Bali offers all you could wish for in a tropical holiday destination - beaches, palm, trees, cocktails and glorious sunsets. Written by Melinda Barlow Once you arrive you realise you’re about to make a lot of new friends as it seems half the population of Australia had the same idea as you. Cheap beers, pumping nightclubs and the ability to have a raucous overseas trip without going too far from home make Bali the hot ticket for many young Aussies. For others Bali is a more spiritual pilgrimage. Enjoying long sleeps, simple healthy vegetarian meals and hours of yoga and meditation while gazing over the rice paddies. But I head straight for the hills to Ubud. Sure there are tourists. Of course it’s still busy, but it has nowhere near the hectic pace of the beachside villages and you only need to turn a corner and you are surrounded by lush cool tropical jungle. I stayed in an old mansion that had been converted into a hotel/art

gallery/plastic surgery clinic. Yes really. Surrounded on all sides by dense jungle with huge regal gates at the entrance, it was a total escape from the hustle and bustle and the staff could not have been more friendly, welcoming or helpful. In Bali everyone is made to feel like a VIP. There are lots of interesting things to see and do in Bali – temples, volcanoes, whole villages dedicated to the production of silver, stone statues, woven home wares and textiles. But I suggest you go with no plans. Arrive at a decent hour. Check in and relax. Set a leisurely pace for yourself and let Bali do the rest. This is the difference between ‘travel’ and ‘holiday.’ There is a lot to be said for arriving somewhere and not having a list of ‘stuff to do’. Apart from
read books, get massages, swim, sleep, and eat of course. This will give you a much more memorable experience than ploughing through piles of DVDs and sarongs. MY TOP TIPS Eat Try the Lemongrass Caipiroska and Balinese Tapas plate at Nomads in Ubud Village (www.nomad-bali.com) Sleep The Mansion hotel resort and spa (www.themansionbali.com) Do Hire a driver and take a road trip of the island. See village life, stop at small roadside cafes for simple cheap and delicious meals and more importantly enjoy the time to chat to a local.

Great OUTDOORS
BUYING OFF THE PLAN With the huge amount of development going on in Darwin now and in coming years, the concept of ‘buying off the plan’ has become much more appealing. The traditional approach of actually seeing and physically experiencing a property before deciding to buy is still the most comfortable approach for many, however, times they are a-changin’. As more developers are coming on board in the Top End, there is of course heightened competition and therefore the need for good marketing campaigns and innovative ways of communicating all the different aspects of a property to prospective investors. Gone are the days of pouring over plans trying to decipher what’s what. Today’s version of buying off the plan gives you opportunities to view the yet be built property in multi dimensions
- from 3D displays to functioning models with hydraulics that can interact with your iPad. One of the main advantages to buying off the plan is the high yield that can be gained between the purchase of the property and completion of construction. Many properties are worth considerably more when completed, and in a city like Darwin currently experiencing a boom not seen since the gold rush, it is not unreasonable to expect decent yields on off the plan purchases. Of course there are many advantages to buying off the plan, other than just the knowledge of a brand new property, the smell of fresh paint and the fact that nobody has lived there before you so the property will be in premium condition. Buying off the plan means you have the benefit of a locked in purchase price today, even though
the property value may change by the time it’s completed in a year or more down the track. You also have more flexible financial options as you have more time to spend working out your options, or selling existing properties to finance the new one that is not even built yet! You should always learn as much as you can about the property before buying off the plan – visit the showroom, see the plans, the models, talk to the agent and even visit the site if you want. This gives you a sense of the location and the area you will be purchasing in, and some reassurance that there’s something actually being built! As with any property purchase, buying off the plan still means you need to research the market, understand your expectations and make sure you read the fine print.

BUYING OFF
THE PLAN
The Darwin Market is certainly on the move and recent research reports have indicated established properties are selling well and in most cases, quickly.
The Darwin Market is certainly on the move and recent research reports have indicated established properties are selling well and in most cases, quickly. This has led to a situation where developers have sold most of their stock and have commenced construction on new buildings. Unlike individual houses or townhouses which would take only months to complete, a large residential tower in the CBD could take up to 2-3 years to complete and therefore, when buying early into one of these developments and in some cases, just a set of plans and a contract, this is where the process of “BUYING OFF THE PLAN” comes from. There is no finished product for buyers to view so it’s a little complex. Some clear guidelines should be set up to guide you through the process to a successful conclusion. Let’s look at some of the benefits of “BUYING OFF THE PLAN” 1, Better Choice. When a developer first launches a large CBD tower like “The Lenz Darwin” (which is Gwelo’s latest tower on the fringe of the CBD,)
the banks need some pre sales to gauge the buyers acceptance of the new structure. To attract initial buyer interest in the building, the developer will quite often offer a presale price at a discount to early buyers to gain enough pre sales to satisfy themselves and the banks that the building will be a commercial success. “So benefit 1 you save money if you buy early in a off the plan development”. 2, More Choice. Many buyers I know and work with including myself like to get into this early stage as not only do we get a discount, but we also get a choice. The whole building is for sale and if you get in early enough, you have a huge choice of different designs and layouts to choose from “So benefit 2 you get “more to choose from”. 3,Time. Another advantage for first home buyers and investors is that buying off the plan gives up to 2 years over the construction to plan and get your savings in order.
You could save a bigger deposit in the 2 year construction phase and get your affairs in order without rushing as you would with a normal buy. “So benefit 4- Time is on your side to plan and save” 6, Tax advantages, the Australian tax system allows us to claim several depreciation items on new properties. THE MAIN DEDUCTIONS FOR TAX ARE; 1. Bank interest 2. Strata costs 3. Building costs 4. Fit out costs 5. Bank set up costs The newer the building, the more tax benefits you claim. “So benefit 6- Tax advantages = money in your pocket” If you would like to find out more phone Simon Connelly on 0411 210 744 to book in to our next free seminar. Buying off the Plan | DarwinLife
So … you’re thinking of
“Buying off the Plan”… Buying off the plan apartments in Darwin means you’re literally buying an apartment from a plan only; you haven’t seen the finished product. The purchase contract can be entered into either before development or during construction with settlement likely to occur 12 -1 8 months later. An off the plan contract will be much more detailed than one for an established home. It will include things such as: proposed body corporate assets, including a ‘Disclosure Document’ from the developer outlining proposed Body Corporate Fees as well as a schedule of finishes for each property.
BENEFITS IN BUYING “OFF THE PLAN” Price Buying property off the plan before construction gives you the opportunity of purchasing at a competitive price in today’s Darwin market. Tax Benefits When the property is purchased brand new depreciable items are maximised. Secure Property at Today’s Prices In Darwin’s rising real estate market, you’ll be paying today’s price for tomorrow’s property. Time & Money Because completion is some time away, you have the opportunity to coordinate the sale of any existing property as well as time to save money prior to settlement. Choice At any one time in Darwin, numerous developments are planned and under way by a variety of developers offering some choice in floor, wall and fit-out finishes, fixtures and style. Body Corporate A unique item of all apartment-style or multi-dwelling developments is Body Corporate whose main function is to ensure that all unit/lot owners enjoy their living space. If you’re about to purchase a new unit, Body Corporate Fees will be part of the initial contract and continue on an ongoing basis as their purpose is to maintain the building asset which is required by legislation (not to mention that this is what most owners would want anyway!) New units tend to have lower Body Corporate Fees due to the very
nature of the building’s young age and that many items have a 1 or 2 year warranty period eg: lifts, air-conditioners, roller gates etc. However, once out of warranty, all common property items such as these become the financial responsibility of the Body Corporate which includes every unit/lot owner. So from year 2 onwards, owners will see a rise in Body Corporate fees to cover these out of warranty items and the rising prices that are part of everyday life. As a potential apartment owner, think about what you want to achieve. As an owner occupier you want to be able to live in the environment that suits your lifestyle. Good neighbours and a group of owners who can largely agree on house rules, complimented with astute, suitable skilled management, provide the basis for maximising your quality of life and desired return on investment. As an investor, your primary concern is a steady rental income with good potential for capital growth. This can be achieved by ensuring the property is constantly maintained to attract high-calibre tenants who are prepared to pay commensurate rental. This is where Body Corporate fees come in, covering many of the ‘big ticket’ items in relation to property asset management eg: building insurance, power for Common Property, lift, pool and building maintenance and often cleaning and gardening to ensure that the property maintains an attractive presentation at all times. Your share of body corporate fees is worked out according to the Unit Entitlement Value (UEV) of your unit/lot
by a quantity surveyor in relation to other unit/lot owners in the same building (Unit Plan) at the time Titles are issued. The next time you’re thinking that the Body Corporate Fees are too high – have a look around and see what is working well. If you are left with an overwhelming sense of ‘not much’ – get involved. Speak to the Committee Chairman, perhaps join the Committee or review the Body Corporate Manager’s performance and ensure that your Body Corporate is getting good value for money which is measured by: • Is the building clean and tidy? • Are maintenance problems fixed in a timely manner for a reasonable price? • Is there a process in place to deal with problem residents? • Does your body Corporate manager respond promptly to your common property issues? Having built a ‘sterling’ reputation for delivering great outcomes for property owners, we WILL respond to your phone calls, answer your emails, provide solutions to Body Corporate problems and with our on-site caretaking service, we do this 24 hours a day, 7 days a week. Contact us for advice on understanding the body corporate disclosure documentation contained in your “off the plan contract”.

Finding the ideal business partner can be a challenge at the best of times, but sometimes the person you are looking for is right in front of you. This was certainly the case for Michael Koulianos and Pothitoula Tsougranis who were family and friends for many years before becoming business partners at Morph Collective, a graphic design company that specializes in marketing campaigns for offthe-plan developments. Michael comes from an IT background and ran N.A.C.A., a business offering network support and maintenance, web development and graphic design services. Started in 2001, the business grew steadily and patterns began to emerge in the work they were doing. “Most of our clients were in the construction industry, so over the years we started to introduce new services to cater for their needs. We saw a niche and really wanted to become a one stop shop for this market.” Meanwhile, Pothitoula, having completed a Bachelor of Architecture, was working freelance as a Graduate Architect, and after sharing office space with Michael, gradually became more involved in the business. In 2009 they decided to ‘morph’ their businesses. Combining their skillset meant a more comprehensive offering for their clients and Morph Collective was born. It was decided they would focus on three main areas of expertise – graphic design and marketing, architectural illustrations and building design. This means they have something to offer the client at every stage of the development, and can provide clear and consistent branding from the birth of the idea to the final stages. Michael and Pothitoula are particularly proud of the team they work with at Morph Collective. It’s a young team with new and innovative ideas and there is often overlap into each other’s areas of expertise to ensure the appropriate aspects of the project are being considered from all perspectives. Michael outlines their process. “The job starts with the client who is usually the developer, bringing in the plans. We discuss the key aspects of the project - the location of the development, the target audience, the price range, and their budget. We then put together a proposal to market the project. Once accepted by the client we move on by developing the branding, brochure and website and then in most cases material such as banners, site signage, physical architectural models, animations and more follow.” Technology plays an important part in many of Morph Collective’s campaigns and demand requires tools that offer a more interactive experience so users can engage in the project from a multidimensional perspective. “We are always investing in modern equipment to push the envelope and improve the services we offer to our clients. By simulating as much of reality as is possible, prospective buyers are able to visualize of what they’re buying, from the floor plans to the view from their balcony.”
8
The team at Morph Collective as well as providing the tools, also provide support and guidance to ensure your marketing is strong and successful throughout the campaign.

DarwinLife | Buying off the Plan
WHAT IS “OFF THE PLAN?” Buying off-the-plan essentially means that you are entering into a contract to purchase a property prior to, or during the construction phase of the development, hence the phrase buying off-the-plan, as there is no finished product for you to inspect. Because you can’t actually see the finished product the contract is a more complex document, in other words there will be many more pages detailing what is actually going to be built and how it is going to be built. This is obviously for your protection. Most large apartment and townhouse developments are sold this way. We all like to save money. When developers first offer their new products to the market they usually start with lower prices to encourage a faster sales rate. When construction commences, and the developer has met their construction finance requirements, prices usually rise. Therefore, for investors who commit early to the project there is often a good price incentive. If you do your homework and everything goes to plan then buying off the plan may be a good proposition, particularly given the projected growth for the NT in coming years. Off the plan buying allows you to purchase a property for tomorrow at today’s prices. In a rising market, this can result in large capital gains before you even take possession. Of course if prices were to fall, which has rarely happened in most areas of Australia particularly Darwin, and certainly not for long periods of time, you have to wear that risk. Most developers require a 10 per cent deposit on signing the contract. Buyers often have the option of exchanging contracts using a Bank Guarantee or Deposit Bond (to the value of 10%) rather than using 10% cash. Bank Guarantees & Deposit Bonds are an Unconditional Demand and as such is accepted by Vendors and their financiers as equivalent to cash. Deposit options may vary from project to project depending on the 82

lending criteria of developers financier, so please check with the agent. Final payment is not due until completion. This can be anywhere from three months to two years from the date of purchase. Given that buying off the plan usually allows you to buy considerably cheaper than an existing property, you can enjoy the double whammy of cheaper prices and the government incentives to leverage yourself into the market. And while you are waiting for the property to be built, you will also have the opportunity to save and plan further. Before purchasing it is wise to weigh up the pros and cons of buying a property off the plan. Main Benefits to buying off the plan: •Lock in a price – One of the advantages of buying off the plan is that you will pay the current or even slightly below market price for a property, even though it will be completed in the future. •Securing a high value asset for a low initial capital outlay – While a deposit is made to secure the property (usually 10%), the entire payment doesn’t need to be paid until the property has been built. This provides you with time to organise your finances and if required sell your existing home without the need for bridging finance. •Increase in property value – If the market experiences growth, the property you purchase off the plan today may increase in value when you settle. •Tax advantages – If purchasing for
investment purposes, you may be able to claim depreciation on your tax for the building, fixtures and fittings. This is particularly relevant to Darwin where depreciation components are typically double other capital city locations due to high construction standards, building materials and cyclone ratings. Main Risks to buying off the plan: •Falling property market – There is a risk that you may pay too much for a property if the market falls between the exchange of contracts and building completion. •Failed expectations – As it will be difficult to see the property prior to completion, there is a risk that what you envision is not what you will receive. To avoid this disappointment we recommend viewing recent projects completed by the builder to get a feeling for the quality of their work. •Rising Interest rates – Interest rates could increase before you settle on the property which is problematic if you wanted to fix the term of the loan at the current interest rate. When it comes to property investment, it is always pivotal to buy real estate that is aesthetically pleasing and situated in an area that has a strong potential for capital growth. Property is a long term investment. Providing you are buying with the intention of holding long term & carry out your due diligence buying offthe-plan works well for most people.
RENOVATING PART 2
WHAT ARE SOME OF THE MOST ECONOMICAL AND SIMPLEST DIY WAYS TO RENOVATE YOUR OWN HOME? Before embarking on a major renovation, it can often be helpful to conduct a stocktake of what you do have, and you may find that you discover the hidden assets of your home. For instance, homeowners sometimes assume that they need extra floor space when maybe all that is needed is more effectively designed space. By rearranging interior walls, eliminating separations and installing larger windows, a homeowner can often create the sense of spaciousness and light that they are after. This often where using an experienced builder can pay dividends from having seen countless other homes and solutions to renovation challenges. Another tip is to look under existing carpeting and sheet flooring to see what exists. Old hardwood is often of high quality and can be refurbished for relatively little expense, while making a grand statement in your home. If your old trim and doors
are in good shape, they can be refurbished rather than replaced. Likewise, you may be able to resurface your kitchen cupboards instead of installing new ones, or perhaps you can ‘recycle’ hardware such as knobs and handles. If you are on a budget, it may help to do the work in stages to suit your plan. Phasing the work allows you to achieve the results that you really want without undue financial pressure. A professional builder can help develop a master plan with proper sequencing of tasks, timelines and expected costs. You also may wish to consider capital versus operating costs when budgeting for a renovation. Waterconserving fixtures will save a considerable amount of money over time in areas with water metering. Likewise, energy-efficient lighting, highefficiency heating systems and electronic thermostats mean long-term savings well after the renovation is complete.

SUSTAINA B L E HOU SE DAY Sunday September 8th 2013
With every year the public become more and more aware of Sustainable House Day and what it is about. It is a national event where people living in a home with Sustainable features open it up for the public to see. This is to inspire everyone to integrate environmentally sustainable elements or practices into their own lives and homes. The word ‘sustainable’ was well coined in the highly influential 1987 report of the World Commission on Environment and Development, ‘Our Common Future”. According to this report, “sustainable development is development that meets the needs of the present without compromising the ability of future generations to meet their own needs.” Energy- As the consumption of energy increases, and subsequently the price, alternatives that do not rely on non-renewable sources are an ideal option. Passive cooling with thoughtful design incorporating appropriate shading and cross flow window ventilation is key. For appliances and gadgets, Solar panels technology is always evolving and also provides a great way to save money. An average household may use 24kWh per day, while a 1.5kW system can supply on average 6.5kW – 7.5kW per day. This equals 30%-40% of daily energy use. Currently Power and Water Corp will reward eligible NT households which install solar power systems by paying them 27.87 cents for every kilowatt hour of electricity generated and fed back into the grid system. This amount is then deducted from the electricity bill. For a list of Federal and Territory rebates available go to: www. livinggreener.gov.au. Water- Although there is a lot of water on this planet, under

3% of this is actually fresh! Also the majority of this is locked up in glaciers. We should therefore take great care with our water supply. We are seemingly fortunate in the NT to have ample water at our disposal but with an increasing population, in the near future we may see Dry season water restrictions similar to the southern states. This would also translate into even higher costs for water. There are so many different products to choose from to save water in the home, ranging from gray water systems for the garden to shower heads in the bathroom. Also rainwater tanks exist with various colours, shapes and sizes. A licensed GreenPlumber® can advise about and install suitable efficient appliances and systems including info on current money saving rebates. 1 300 368 519 www.greenplumber.com.au HealthOften overlooked; however, sustaining health in the home is paramount. By choosing not to introduce toxic VOCs (Volatile Organic Compounds) like Formaldehydes, Acetones, Glycol Ethers, Benzene, Toulene, etc., you can rapidly reduce the negative effects that they have on human (and pets’) health. Choose No or Low VOC paints, sealants, and finishes. If you have any fantastic Sustainable features to your house that you would love to show off and help inspire others, feel free to contact the team at Coolmob or myself, Paul Heron.

karl SECONDIS ONE REAL ESTATE
With over 18 years in the real estate industry, Karl Secondis knows a thing or two about auctions. He has a swag of awards under his belt and most recently was named the REINT’s Auctioneer of the year for the fourth time. This will see him represent the NT at the Australasian auctioneering championships in Perth in September. “It’s an exciting event and a great atmosphere to be a part of, competing with the best auctioneers from across Australia and New Zealand, all in the one place at the same time.” The fear of auctions seems to be lifting somewhat and as Darwin locals get more educated about the process, and become more comfortable with it, they are more confident to participate. “Real estate is a transaction that for most people is fairly infrequent. Because of this, generally people are overly cautious. It’s a large transaction, there’s a lot of money involved, and for many it’s an emotional transaction.” FOR THE BUYER With an auction, buyers need to arrange their finance and the inspections in advance, therefore being prepared and organised prior to the auction. The agent should have all the relevant documents available so the buyer can carry out their pre-auction due diligence and gather the information for their conveyancing agent, and their finance broker so they can prepare themselves 86

in readiness for the auction or to make an offer prior. Things you should ask the agent for: • A copy of the title search • A copy of any inspection reports that have been carried out prior to the property going to market, such as building or pest reports • A copy of the auction contract • Any other certificates that relate to pool fencing, smoke alarms or certificates for the house FOR THE SELLER There are a number of benefits for the owner of a property when selling by auction. Most sellers think that selling by auction is more expensive than sale by private treaty, but there are advantages for owners selling by auction. 1. Auctions can create natural competition between buyers that will
elevate the price, during the auction process. 2. Generally properties selling through an auction campaign will sell faster and in less time than a private treaty sale. This can be better than a property being on the market week after week 3. An owner can start to make other necessary decisions because there is a firm contract in place that is not subject to any conditions. This allows them to start forward planning for things such as booking removalists, or purchasing other property If you are considering selling by auction, Karl’s best advice is to select an agency that has a well-experienced auctioneer and an agent that has a successful track record with sales by auction. This will make all the difference to the process and your final result.

The House Factory.
DARWIN’S FIRST 8 STAR ENERGY EFFICIENCY RATED DISPLAY HOME, THE PANDANAS, LIKE ITS NAMESAKE, IS A HOME IDEALLY SUITED TO THE TROPICS.
From the moment you enter the wide entrance the home feels cool, and classy. The porcelain tiled hallway leads you past the 3 large double bedrooms and into the living areas positioned towards the rear of the home. The hallway storage cupboards concealed behind flush panel doors are hardly noticed as you pass by and provide a very convenient and usable space. The open plan kitchen and living areas provide a real sense of space and provide a very natural and comfortable flow. The kitchen features bone white Essastone bench top and high gloss finished cabinets which are contrasted by the rich liquorice linea silk finish cupboard doors and feature panels. Adjoining the living areas is a large alfresco area that provides an easy connection from indoor to outdoor living areas. The Pandanas is a home that encourages a better balance between indoor and outdoor living. Always keen to cater to the needs and requirements of their clients the House Factory offers a fair degree of flexibility with the design and standard variations include 3 bed 1 bath, 3 bed 2 bath, 4 bed 2.5 bath versions. Talk to the House Factory about your ideal design and they will be sure to provide a solution to suit. Ecofficient Homes powered by The House Factory
represent a quantum shift in the design and construction of new homes. The innovative building materials and building system provides a number of benefits particularly when it comes to affordability, energy efficiency and speed of erection. The Structural Insulated Panel (SIP) used exclusively in the construction of these homes has been used in Australia for over 50 years and many of the commercial buildings built during this time are still standing strong, testament to the durability of the material. The light weight panel is easy to transport, easily customisable and with much of the preparation work done ‘in factory’ the amount of waste on site is reduced significantly. The speed of erection ensures that the development is only a building site for 60-90 days, significantly reducing the impact on the surrounding community. The ‘whole of life cycle’ savings that can be made in terms of running and operating an Ecofficient home means that for year after year you will be thankful for the superior energy efficiency. Occupants of Ecofficient Homes report energy savings anywhere between 50-70% when compared to their neighbours in traditional built homes. This could mean thousands of dollars per year which is only going to become greater with the ever increasing cost of electricity.

Great Outdoors
Enjoying the great outdoors is more than just a leisure activity in Darwin – it’s a way of life. Outdoor living is an inherent part of our culture and with so much of our time spent outside, it is essential our living environment supports this. It could also be said that the tropical lifestyle comes with the need for a little more maintenance than that of our southern counterparts. With wild weather and an abundance of wildlife, we need to be more creative with how we live, but this just means Darwin homes have the opportunity to be more innovative and we can have not only beautiful homes indoors but fabulous outdoor spaces that make life feel like a permanent holiday! Of course for Darwin residents, the things we
do the most in the great outdoors are swimming and eating right? Sure maybe there’s a drink or two to be had as well, but life is lived by the pool, with alfresco dining and the pleasures of your own lush tropical oasis. Choosing the right pool, and adding elegant landscaping that blends effortlessly with the natural environment, can be a challenge but there are plenty of experts in Darwin available to help you design your perfect poolside paradise. There is also a vast array of pots, statues, water features, water plants, and other decorative items that will bring your garden to life, creating a lush tranquil space for you and your family to enjoy. of the line barbeque or custom made pizza oven perhaps? Some fairy lights to set the mood, and some quality tropical style outdoor furniture to laze away the days in will complete the atmosphere and you’ll be fighting off visitors wanting dinner invites before you know it. There are also the practical concerns, like waterproofing your roof, making your home more energy efficient, and improving security. But for every question you have there will always be a highly skilled and experienced expert just a phone call away to advise you and solve your every little problem. So get on the phone today and start to re-invest in your lifestyle while you still have beautiful cool dry season weather to be productive in.

Allora

18 YEARS AND STILL ‘GROWING’ STRONG When Estelle and Peter decided to purchase a deserted run down nursery 18 years ago, they had no intentions of starting a garden centre and knew almost nothing about gardening. Now almost 2 decades later, Estelle’s passion for gardening is evident as she reflects back on her years at Allora Gardens.
The Great Outdoors | DarwinLife
“For the first few years we didn’t realize the level of maintenance involved in the products we would be selling. It hadn’t occurred to us that you have to wait for things to grow! Not only wait, but also feed them, weed them, stop pests from eating them. But it’s all been worth it, now I feel that Allora is one of the best things that’s happened in my life.” Their 18th birthday party will be held over the weekend of August 10th and 11th and Estelle is holding a crazy 20 – 50% off sale to celebrate. * Allora is offering 20% of all water features and statues and 50% off every item for sale in the car park. Extra spot specials will be available throughout the store for the entire weekend. There will be a wide range of decorative garden items for sale such as bird baths, bird feeders, and frog spouters, plus floating water lilies and unique strings of fairy lights. There are also great gifts and practical items from candles and soaps to gardener’s gloves and balms. There will be plenty of friendly staff on hand over the weekend to help you out with any of your gardening questions and you can chat to them about Allora’s Landscape Advisory Service. “The greatest thing about owning a garden centre is the diverse
range of things you can be involved in. Whether it’s starting something from seed or growing a 4 year old tree, being in a garden workshop that evolves into a cooking workshop or seeing a landscape advisory job transform someone’s garden, adding value to their property and helping them to sell their home.” Birthday candles will be lit on both days and if you are there at the right time you might be lucky enough to get a piece of cake! There will be devonshire teas, cold drinks, ice blocks, pies and sausage rolls available too so drop in and enjoy the beautiful live music from the grand piano. The sale will run for 2 days only from 9.30 – 4.30 Saturday and Sunday. * excludes hay, punnets, potting mix, and herbs

MY FAVOURITE FLOWERING SHRUB FOR THE MONTH IS...
Hibiscus osmocote. Hibiscus have a couple of flowering flushes, you can promote more flowering times using sulphate of pot ash. The plant responds well to pruning. Prune hard once a year for shape or give it a light prune regularly to bush it up. Hibiscus are also used as a great screening plant, trimmed, fed and watered regularly. To give that sense of definition for a barrier or a fenced off area. Hibiscus tiliaceus ‘Rubra’ also known as cottonwood is a medium native tree with deep bronze/ maroon foliage and a pretty yellow flower with a dark centre.. It can reach a height of 8 metres, and a maximum spread of 6-8 metres. It is fast growing with a dense habit and a rounded crown when mature. There are great examples of these planted around town. Cottonwood is a great dense screening tree, coastal tolerant and can be used as a beautiful feature tree, adaptable to most soils… The varieties of hibiscus are all too numerous to mention. Pop into your local garden centres or stores to find out more. Until next time, happy hibiscus time!
How fortunate are we living in the tropics, with the variety of colour we can utilize in our garden designs. Or keeping them potted in a sunny position on our balconies in a brightly coloured decorative pot.. Most people think of hibiscus as spectacular looking flowers from the islands of the South Pacific. In fact several species are native to China. But thanks to the hybridising activities of growers world-wide there is now a magnificent range of available flower colours of the Hibiscus rosa sinensis. It’s commonly called the Hawaiian hibiscus because that’s where most of the hybridisation took place. Hibiscus rosa-sinensis grows well in the tropics of Darwin. The plant needs full sun and a well-drained soil and it’s important it doesn’t get wet feet. Add some mulch to stop the soil drying out, but make sure this doesn’t touch the stem. The soil should be neutral to slightly alkaline and feeding is important. Hibiscus need to be well fertilised and respond well to a citrus or a specialised hibiscus food or Apply at planting time with a good slow release fertilizer like
