Welcome to the March/April edition of DarwinLife. With the dry season approaching, we begin looking at things to do outdoors where the sun is shining and the rain is nowhere to be seen. Our DarwinLife and Home Expo will be on the cards again, however we are still confirming a date and venue for 2015. If you would like to be a part of this fantastic event, you can leave your details with one of the girls in the office and they will alert you once these details have been confirmed. As of May, DarwinLife Magazine will return to being a monthly publication, producing 12 issues per year instead of 6. After 14 months of being bi-monthly, the feedback from both advertisers and the public was that it was more beneficial being a monthly magazine. It was apparent that with the number of events and activities happening throughout the year, . Thus, as of May, we will be back into the swing of thing as a monthly magazine. Spettacoli! The 2015 Festival boasts an impressive line-up of performers, musicians and entertainers. The event will be hosted by Vince Sorrenti, one of Australia’s most loved comic entertainers. Vince is a five time winner of the coveted Mo Award for Australia’s Best Stand-up Comic. He will perform his latest comedy in the evening, and will no doubt add some fun, lighthearted commentary throughout the event. Darwin born, Italian sisters, Lisa Pellegrino and Natalie Pellegrino, are the Official Festival Ambassadors and will open the festival and will talk with special local guests about their history, culture and life as a Darwin Italian! Melbourne- based band Santa Taranta will play traditional, festive music from the South of Italy. The wonderful Tarantella Darwin Dance Troupe will add to the festivities once again, performing their traditional Italian dances. There will be pizza throwing demonstrations, a spaghetti eating competition, flag throwing and NT band, The Neo will bring a unique blend of funk and soul to finish the night dancing. Mangiare!


Enjoy a delectable range of mouth-watering, traditional Italian dishes offered by the gathering of sensational local restaurants including: Be tempted by the best of traditional Italian cuisine including colourful antipasti, mountains of delicious pasta and heavenly slices of pizza. Mark Ferguson

N ew L eadersh i p for V ol u nteers

Volunteers play a vital role in the Territory Community. It would be a rare community event that would occur without the presence of St John Ambulance NT volunteers. These valued and trusted members are located right across the Territory and many of the public and family events you attend year round cannot take place without their assistance. Mark Ferguson is a man who has a thirst for volunteering. His passion began when he joined St John Ambulance in 1988 as a Cadet in Alice Springs. He later moved to Katherine with his family in 1989 only to find there was no cadet division, much to his disappointment. After finishing high school he worked for Woolworths in Katherine, working his way to a management role and completed a university course on retail management. At the end of 1998 he attended a first aid course with St John in Katherine where the instructor talked about the work done by St John volunteers. This reignited Mark’s passion for volunteering and he joined the adult division, attending the weekly training sessions. Mark also relished the opportunity of assisting other members to restart the Katherine Cadet Division, a division which is still strong today. His interest in volunteering encouraged Mark to commence paramedic studies and he was employed by St John Ambulance in 2001. After relocation to Darwin in 2002 with wife Mel, Mark commenced Intensive Care Paramedic studies. He was then offered an opportunity to advance his career and accepted the position of Officer in Charge of the Arnhem region. As the previous volunteer Superintendent of the Nhulunbuy Adult Division had left the town Mark also took on this role and actively promoted and assisted to ensure that volunteers had a strong presence in the region. Once settled in Nhulunbuy Mark became aware of the need to teach first aid in the community of Yirrkala and was instrumental in the development of a cadet styled program for the indigenous students. This program was a huge success thanks to the work from fellow St John members, Mandy Paradise, Kelly Raven and 22

Kathy Allen. When asked about some highlights of his time with St John Mark said “As a volunteer and a fulltime ambulance Paramedic I have been all over the place. In 2000 I went with two other members to be a volunteer to see the Olympic flame arrive in Uluru. I have also attended six Finke Desert races and have spent time in many of the mine sites around the Territory. A definite highlight was being the paramedic for eight weeks on the movie set of Australia, with Nicole Kidman and Hugh Jackman.” Mark now resides in Darwin with wife Melanie and their four lovely children: Chloe, Hailey, Sophie and Lilly. Mark has continued with his studies and taken on senior roles within the Ambulance Service. In his volunteer role, he was promoted to Deputy Territory Superintendent in 2011 then in 2014 accepted the position of Territory Superintendent. In a new chapter in Mark’s career, he has recently been appointed to the role of Director, Volunteer First Aid Services. The role looks after all volunteer matters Territory wide. An additional part of this role will, in a voluntary capacity, be Commissioner for ceremonial and public events. Mark added “I am honoured to be appointed the Director Volunteer First Aid Services and the Commissioner and look forward to working with volunteers and serving the community of the Northern Territory”.

Our hyper-connected lives mean that we are on the go all the time. Contactable 24/7. Emails, social media, fitness trackers, online calendars, the list is endless. We are constantly rushing from one moment o the next, busy with life, but are we truly “living”? I mean, I know your heart is beating, you’re breathing, you hurl yourself from one day to the next, but are you really experiencing life?

I know that most of the time, I am not. I am guilty of taking life for granted. But I am luckier than most, because I have the best mindfulness teacher. My 2-year-old daughter. Our first lesson was an overcast Friday morning. Rushing out of the house I left my phone at home. After story time, we stopped for a snack and in typical Darwin wet season style, we got stuck in a huge rain storm. While I ran for shelter, Lady A (my daughter) squealed with delight and ran around, splashing in puddles, dancing the rain. As I sat and watched her, I filled with joy. While grown ups all around her were rushing around, annoyed at the rain, my little one was reveling in the joy of it all. The simple joy of playing in the rain. I watched as other people smiled as they passed her, their day a little brighter from catching the edge of her happiness. So instead of trying to get the perfect Instagram shot it, I sat and watched her and felt the joy of the moment. Practicing mindful mothering. I don't have a photo of it, but every time I remember that moment, I will feel her joy again and I will remember that life truly is magical. Children have so much to teach us don’t they?

Most of us wouldn’t associate the words “jobless” and “success,” but Simon Marston took his job loss as an opportunity to start his own business – Simon Marston Window Cleaning. “I decided I needed to take control of my own future,” says Simon. Like many facing Darwin’s wet season redundancies, Simon suddenly found himself out of work after five years in senior management roles. But like the energetic go-getter that he is, he wasn’t unemployed for long, securing casual labour with the help of Top End Consulting (TEC). “I am grateful for that work because it also gave me the opportunity to discuss my future with Ed and Annie from TEC, and they in turn encouraged my inclination to utilise my skill sets and go into business for myself,” says Simon. Self employment is as equally rewarding as it is challenging. Throw working with your partner or family in the mix then there is a whole other level of expectation and challenges needed to be overcome. The blending of work and life is now the reality for most people and is definitely the reality of you share your business with your family. Trying to juggle work and life is hard but it doesn’t have to be. Here are 5 ways to be able to focus on work when at work and family when at home.

Set realistic expectations.

Delegate.

Know what you need to achieve by the end of your day and schedule in a set number of actions you need to take that matches the time you have available.

There are people around you who can do parts of your workload quicker and, dare I say, better than you, so allow them. Delegation is not shirking responsibility if it allows you to step up and do the things you are best at.

Work on your priorities. Remove projects and tasks that have been sitting for a while; make the challenging phone call you have been putting off or finish the report that needs to be written.

Choose your time wisely.

Plan your day the night before. Precious peak productivity time is often lost as we use it to plan our day. Before you leave work plan what needs to be done the following day. This way you have created some closure from work before going home.

Focus on you. When you are at your best, you can give your best to those around you. Lock me-time into your calendar.

This time is essential before you can take the next step for all concerned, especially your children. As mentioned, it takes time for both partners and children to make adjustments to being in a ‘blended-step’ family: be patient. The most successful families occur when the couple have waited two or more years after a divorce before remarrying. It takes time for the relationship with your partner’s children to grow and develop; you don’t fall in love with them over night. Don’t fall all over them either; communicate and be honest with them; be interested in their lives; encourage them and include them in activities; don’t become too ‘touchy feely’, as most kids feel uncomfortable with these displays of affection at first. 30

It is uppermost important that when you and your partner establish a ‘blended’ family situation that you are both on the same page regarding house rules, routines and discipline; however let the biological parent take the major responsibility for discipline until a firm bond has been established with the step-parent. Children adjust to blended families differently according to age and gender. Younger children under the age of ten years of age adjust more easily as they are more accepting of change. From 10-14, during the onset of puberty, both boys and girls have difficulty adjusting to a step family; to accepting a new person regarding discipline and also to expressing their feelings and emotions. The other biological parent is also an integral part of the ‘blended’ family and should be

included in as much of the new family life as possible and hopefully form a good relationship with you, the new spouse. Communicate with your partner; make time to still have a date. Discuss the issues of the kids openly and honestly. A ‘blended-step’ family can be a wonderful and exciting family for all members of the unit. All can share in the wealth of love, joy and happiness that each person brings to the family. Be loving and open with your partner and patient and honest with your step children and most of all: be kind to yourself! ‘Til next time, be kind to yourself and one another. Possibilities may come from something brief like seeking one child to visit the shops together, it may be a time where you offer to work together to learn something new, work on a building project or simply lie together to read or tell a story. That one to one time will enhance your relationship, make the child feel special and reward your effort. Remind the child that future opportunities are on the horizon to repeat this experience and remember to say how much you enjoyed the time that you just spent together. A word or two about how proud you are of them is a good idea too. Long weekends are wonderful. Like a mini holiday, they give us just that one extra sleep in our bodies sometimes crave to feel fully rested and ready to tackle the responsibilities of life. Children are no different to adults. Their lives are just as busy, and sometimes even busier than ours. They need to rest, refresh and restore themselves too, not just physically, but mentally, spiritually and emotionally too.

In the modern world that we live in, there is an expectation that we should be ‘doing’ something all the time and that time spent doing nothing is wasted, but nothing could be further from the truth. Allowing ourselves to be still and quiet, helps rid our minds of the jumble of everyday life and allows ideas to find their way in. We come out of quiet days more energised and full of creative energy, raring to put our inspiration into action. If you have never let your child have a ‘pyjama day’, I highly recommend it as a way to let them shrug off responsibility just for one day. They can spend all day in their pyjamas snuggled in bed reading, drawing, thinking and even snacking. There is nothing they have to or need to do, not even get dressed. Pyjama days are usually a nice day to cook comfort food together, play board games, shops and dress ups and make blanket forts. It’s also fun

to watch old movies on pyjama day and talk about the way the world used to be. Pyjama days work particularly well when it’s rainy outside. If the weather is sunny and dry, quiet time can be taken outdoors, either at home in the garden or at the park. Pack a simple picnic and a giant picnic blanket and encourage your child to spend some time lying under the trees talking, looking at the clouds and drifting in and out of their own thoughts. It can be difficult for some children to want to lie still but if you invite them to lie there and engage them in conversation about simple topics they will feel the benefits of this special time with you. It’s even fun to take turns telling jokes or made up stories. So this Easter long weekend, my advice is to master the forgotten art of doing nothing. You and your child will go back to the demands of everyday lives rejuvenated, refreshed and reconnected.

Since opening their doors in November 2014, Crust Gourmet Pizza Bar in Parap is taking the Darwin pizza circuit to a whole new level. In the past three months Sally Illingworth and her team have earned themselves a national title - bringing home the record of Australia’s Largest Pizza. The 11.4 meter mother of all Australian pizzas was created with five different toppings and took almost four days to construct. ‘When I got a call from Hot 100 asking if I was interested in taking on the challenge, I said yes straight away. It was a total team effort and we called in all of our resources. I thought, this is really cool – regardless of the title I just want to give it a go.’ As the Northern Territory Franchisee, Sally has a number of achievements under her belt having been with the company since she was 15 years old. Now with her own store and an equally as innovative and dynamic team behind her, Sally has no intention of slowing down. With a new menu update launching some tantalising new flavours, the Crust development team have brought together an interesting street-food style approach. Meaning lots of slowcooked pulled meat and exciting flavour combinations such as the Argentine Crane Pizza, Japanese Pulled Chicken Salad and tipped to be the new Darwin favourite, the Truffle Wagyu Beef Rossini. Couple that with talks of a mobile Crust store made out of a 20 foot shipping container, Darwin is set to see more of this energetic pizzeria. ‘Crust has built a reputation for being innovators of gourmet pizzas. There is a lot of on-trend inspiration and trialling that goes into designing a menu,’ explains Sally. ‘For each new release, a representative from each store attends an intensive training workshop so that every pizza that is made is authentic to the original flavour design. It isn’t as simple as receiving a new menu and off we go; the process of how it is made is the difference between a good pizza and a great pizza. It is a bit of an art form and we take it really seriously.’ With the world of pizza constantly changing and pizzerias growing more inventive and original with each new slice, the Darwin Crust team are at the forefront of flavour innovation. ENTREES Tandoori Lamb Chops ($9.90) (2 pieces) Marinated lamb chops, grilled in the tandoor oven, tender, moist, bursting with flavour. Spicy; yet not overpowering. Mushroom stuffed ($8.90) (4 pieces) Crisp, lightly deep fried in a chickpea flour batter, fresh, fleshy mushrooms, stuffed with fetta, onion and mild herbs; with just the mildest afterglow of heat. Peri Peri Chicken ($9.90) (3 pieces) Succulent pieces of chicken beast coated in a fresh mint and chilli sauce and cooked in the tandoor oven. Again spicy; yet not overpowering and complimented by cubes of capsicum to refresh the palate. All entrees were exceptional in flavour, texture and freshness. MAINS Chicken Tikka Masala ($18.90) The chicken was so tender, it literally melted in my mouth; fresh flavours of tomato, onion and capsicum combine with aromatic spices, to create a truly exciting dish. In modern martial arts we need to adapt and ensure we are teaching our students for the events that may occur today. Often when we get caught up in tradition we teach techniques that have been passed down from our teacher. Often we respect and look up to our teacher as a leader and don’t question the techniques rather accept their word and knowledge. In some arts these moves have been passed down for many, many years and the moves are outdated. As the nature of the attackers are different and how we deal with them can always be improved. I was watching a disturbing clip on the internet of a man who had the intention to attack another bystander maybe due to some conflict. In the clip you could see the man was carry a knife behind this back and had the intention of using it. The defender was caught unaware, to his credit he must have had some martial arts experience and threw the attacker and strike him several times. However during that process the attack was able to use the knife with the defender being unaware he even had a knife. The attacker escaped and the last scene was a defender that was struggling to stay on his feet even though he did a great job. The lesson I learnt from this clip is in any self defense system you need to assume someone may have a weapon and more importantly all your moves should coincide as if the attacker had a weapon.

you’re in good hands. This month I’d like to discuss the risks of injury with chiropractic care.

In clinical practice we still encounter patients who are apprehensive about receiving care, specifically in relation to spinal manipulation. This is particularly the case if the patient is older and suffer from common complaints like Osteoporosis or an Arthritic condition. Even though there are many different techniques in our profession to treat these cases, spinal manipulation is still the backbone of what differentiates our profession from others. Recently I discovered an article from the Journal of Spine, arguably the worlds most respected journal for spinal research which anaylsed the risk of injury to the head, neck or trunk during treatment of a neuromusculoskeletal condition from a Chiropractor versus a Medical Doctor. This information was obtained from patients over the age of 65, an age bracket where there is a perceived increased risk of injury due to advanced age. This study discovered that the probability of injury in the chiropractic group was 40 injuries per 100,000 patient visits, as compared to 153 injuries per 100,000 patient visits in the Medical group. This study further concluded that for patients aged 65 and older the risk of injury to the head, neck or trunk for a neuromusculoskeletal condition was 76% lower among patients who presented to a Chiropractor as compared to those who saw a Medical Doctor. The aim of this month’s column is not to be disparaging to the Medical fraternity who work hard every day to improve the wellbeing of their patients but serves to demonstrate that the perceived risk of Chiropractic care, especially for the older patient is not based upon sound data. So as a patient if you are holding back on seeing a Chiropractor due to fear, don’t be fearful, recent evidence shows that when you see a chiropractor you’ll be in good hands.

hile enjoying my morning caffeine hit with my wife I found myself drawn to what other patrons were eating for their breakfast. I noticed an overwhelming amount of ice coffee accompanied with toasted sandwiches, fruit toast and cake. No typo there- cake. Last time I checked cake was not in the food pyramid, rather it was off to one side being sold in a converted caravan by a man with greasy hair. It was interesting to note that every single one of the people I observed looked tired, unhappy and out of shape. Generalisation? Yes indeed. There could be several psychological arguments made for eating in such a way- emotional eating, overwhelming work stresses or even lack of food education, though I’ll argue that in the information rich age we live in claiming ignorance is not an acceptable excuse. Through my own research I have found that the psychological reasons behind eating badly is far more important

that the actual act itself. Eating rubbish is always a premeditated choice. For whatever your reason maybe you have decided long ago to sit down and eat that morning cake and iced coffee, whether you realise it or not. Rather than putting yourself through the pain avoiding certain foods or following your favourite celebrity diet regime instead try to ascertain why you are eating the way you do. Adopt the ‘Prevention not the Cure’ principle and you may just find the success you have always hoped for. The funny thing is eating better has is own sustainable energy source. You eat better you look better and you end up with more energy. Suddenly work and home stresses don’t seem so bad. You slowly start to gain momentum until there is simply no stopping. You will be happier, healthier and be able to live life the way it’s supposed to be lived. Stay Strong, Wes

Owning your own home is the great Australian dream. But it is also can be daunting the first time you buy your own home. Before you start looking for a property or land, you need to make sure you know your financial options in side out. It’s common for first homebuyers to start looking at homes, fall in love with one and then find out that they can’t afford it. So save yourself the disappointment and do your research first. Do you have a thorough understanding of expenses such as insurances, rates, and body corporate fees? Ask yourself how much can you realistically afford and still maintain a semblance of a normal life? It’s important to shop around, ask lots of questions and think about what you are prepared, and can afford, to commit to. Then check into the First Home Owner Grant. It is $25,000 for first homebuyers purchasing newly constructed home, or $12,000 for purchases of established properties. With removal of the stamp duty payment, the application process has become much simpler. Once you’ve secured you’re funding - then it’s the roller coaster ride of finding your dream home! It’s important to find an agent you can trust. Don’t be afraid to speak to a number of agents. A good agent will be able to recommend skilled building surveyors and pest inspections and assist you with the process of buying your home. As of January 1st 2015 first home buyer grants no longer apply to established homes in Darwin. To encourage the construction of new homes in the Territory, from 1 January 2015, FHOG of $26,000 will only be available to first home buyers who purchase a new home. First homebuyers are generally short on cash and as a result have difficulty in finding funds quickly that are required for a finished property with a short term settlement. Buying off the plan will give a first homebuyer time – time to save for settlement, time to plan for settlement, potentially time for capital growth prior to settlement (as most developers offer lower prices and financial incentives at the start and put prices up once construction has commenced) and time to make all the relevant applications for the first homeowners grant. Buying off the plan will also give a first homebuyer advantages not available to a purchaser of finished second hand property, like: • The potential to influence floor plans and finishes.

• More choice in terms of apartment types, which means greater choice of layouts, views and finishes. • Easy payment terms with only 10% deposit required and the balance due on settlement. • Often, interest on deposits can be received when cash deposits are paid. • Security for deposits as all deposits are held in trust. • Alternative deposits, which mean you can use a lower cash deposit, a bank guarantee or a deposit bond (project dependent). • Get yourself into financial order; know your financial position, your borrowing capacity and the lending policies of the bank in relation to different property types and locations. • Do your research; don’t buy the first property you look at. Understand the median apartment prices growth, vacancy rates, rents, employment statistics and demographics. Get to know the area, transportation linkages, and current and planned

infrastructure projects. • Research the development team, who’s going to deliver the project? What’s the track record for the builder, developer, architect and sales agent? Do they have a good track record getting projects out of the ground in a timely fashion? Go and visit some of the builder and developers recent projects. • Engage independent legal advice from a specialist property lawyer/conveyancer. • Understand the time frames around the delivery of the project and the sunset dates in the contract of sale. Buying off the plan will give a first homebuyer time and a greater ability to pick up a property under completed market rate and create instant equity.

A beautiful and friendly place to call H O M E As a young couple wanting to own their own home, Florida and Adesh didn’t enjoy watching house prices in Darwin continue to rise, so in 2013 they took advantage of the First Home Owner Grant (FHOG), purchased land at Breezes Muirhead and built the home they now live in. Florida moved to Darwin from Indonesia in 2007 to study at Charles Darwin University. Driveway Refurbishments C onc r e t e O v e r lays Home selling experts predict that as many as 40 percent of potential buyers reject a home based on their first impression of the front of the home. You can create a great first impression and prevent expensive repairs by resurfacing your driveway with a concrete overlay. But there are a few things that you’ll need to do: Firstly, dirt, mold and algae settle on driveways due to their location, and that can create a really dismal first impression. Moreover there may be grease and engine oil stains on the surface that need neutralizing. It therefore becomes necessary to remove surface stains prior to any attempt to resurface. If you’re up to it, you can purchase the necessary detergents and broom scrubber for a DIY project. Alternatively organize a professional cleaner. If the surface cannot be effectively cleaned with detergents, then you will need to engage a contractor to employ a process known as ‘shot blasting’. Shot Blasting is a dust-free method of surface abrasion in which thousands of steel shot particles are propelled at the surface removing the top layer and contaminants. Shot Basting is a one-step surface preparation technique that can effectively remove paint, old coatings and dirt that are in or on concrete. This process will prepare new concrete for coating applications. Make sure you get quotes beforehand in order that you do not

experience any ‘blowout’ in your budget. Next, you need to arrange to have the driveway cracks repaired. This may be a job that you are able to do yourself with some concrete and a trowel. Alternatively, you can engage the resurfacing contractor to perform the task as they will know more about the required finish needed for any resurfacing application. Once the surface has been made ready, a ‘decorative concrete overlay’ with a color stain of your choice can be applied. You can get them in a variety of patterns. Although cement-based overlays have been around for decades, today’s systems have better products with high tech finishes to improve performance, wear resistance, and aesthetic qualities. Depending on the effect that you want to create, you can have a finish that is stamped and textured to look identical to brick with patterns of your choice, they look fantastic. There’s also the choice of a natural stone or ‘slate’ look – which again is stamped and textured to look just like the real thing. Alternatively, you can get a marbleized appearance. All these alternatives come with a choice of stains and pigmented shades that can vary through the application which gives the new surface a realistic and natural appeal. The overlay needs to be applied thick enough to accept texture and cover minor imperfections in

It’s one thing to tell your guests and friends that you did it yourself – but if they look at it and think “well it looks like it” – you’ve obviously created the wrong effect.

Long ago in a land far far away there were simple things like magazines. Magazines that you could “flick” through whilst reposing in the staff toilet or riding on a bus from Berrimah to… well let’s face it, anywhere else. Nowadays I swipe. I don’t turn pages. I slap at them on my iThingy. I brush across the screen and they magically change form, as though I possess some secret power reserved for people we used to burn at the stake. Those olden day things like the fact that the reader used to be able to take a page and rub it between your fingers or roll up the whole affair and swat some annoying co-worker before the invention of Fair Work Australia. Fair Dinkum. This xmas I bought my daughter an iPad. I bought my son and iPod. I bought my other daughter an iPhone and I bought the loverly wife an iRon. I am writing from the desk in the back shed now, which is also where I sleep these days. So I’m informed by the bosses that 400 words must be on the desk by DEADLINE. A word that strikes fear into the heart of every hard dodging journo pretending to be making something useful of that five years of Uni (or was it seven with deferrals?). DEAD….LINE….it’s got the word

‘Death’ in it, and its underlined, for goodness sakes! Awake now and not particularly sober. Perhaps a little Hank Moody stoned still, he emerges from the slime that is the Gold Coast weekend lifestyle and puts pen to paper. No, really, like in the Olden days. Scribbling. Do we even do that anymore? Why is your laptop case so free of inky graffiti? My Old school binders were never this shiny and new, unless I wanted a good flogging with them because they were, well, shiny and new and needed to be broken in. Like every new pair of shoes that received a good school ground stomping from only your closest of mates. I am not trying to promote workplace violence and in no way do I support a ban on laptops for fear of gaining a good liberal thrashing with them on a daily basis simply because they are too shiny, but we could save a lot of time in the courts if we just returned immediately to biros, Loose Leaf Binders and Darwin Life magazines in the office. All this technical mumbo jumbo about

the Cloud (gonna rain), Megabytes (Upsize at Maccas), Facebook (Work hours only), Tablet (Don’t get caught in Bali with that in your handbag), Excel Spreadsheet (Come on Laura, you know what I’m talking about). It’s too confusing for a Seventies baby who chooses to still act like a big baby in the year 2014. Nowadays I own a Hybrid car, laptop, notebook, smartphone, tablet, iPad, Wi-Fi modem, Sports Betting account, Google Account, Twitter account, Facebook account and I can’t drive any of them. Especially the car. None the less I am bombarded by Telstra and JBHI telling me I won’t be cool without these things, when really all I need to cut a swath through the smartphone absorbed crowd is my trusty rolled up magazine. Read me. Hold me. Fondle my pages (easy Tiger, this isn’t shades of Grey). Smack me over the head with that last copy for being so stupid and so rude. You know you want to. Love from Tradie

RENTS TO RISE IF NEGATIVE GEARING DROPPED

O’Donoghues First National Real Estate says suggestions that negative gearing is a perk for the rich are misguided and, if eliminated in the next budget, the most vulnerable in our communities could soon see unaffordable rental prices. 'Australia has one of the fastest growing populations in the OECD so keeping rents affordable depends entirely on maintaining an adequate supply of rental properties. This can only be done if Australians continue invest in properties they are prepared to rent to others. The main thing that keeps that attractive is negative gearing'. Current taxation arrangements offer Australians the opportunity to invest in real estate as a way of saving for independence in retirement. However, with the average property investor owning just one rental

property and having an income no higher than $80,000, suggestions that the rich are exploiting negative gearing are an exaggeration. 'If negative gearing were removed in an environment of the lowest interest rates since the 1950s, Australians would be unlikely to continue to invest in rental properties at current rates. They would seek better returns elsewhere and, with population growth near record highs, the supply of rental properties would fall short of demand, thereby forcing up rents' said Jeremy. 'This would place unacceptable pressure on the most vulnerable citizens in our community. It would also lengthen the amount of time it takes for first home buyers who are renting to save a deposit to buy their first home'. Currently, the rate at which rents are rising is slowing down. In fact, rents had an annual growth rate

averaging 1.8 per cent in 2014, which means they were rising more slowly than inflation in 2014. If negative gearing were dropped, that situation could change rapidly. 'Negative gearing plays a vital role in balancing supply against the demand for rental properties and this helps keep housing affordable for everybody' said Jeremy.
