W E E K It’s not just a fashion show. Mehali Tsangaris, founder and creative director of NT Fashion Week, brings his world-class vision home with this fashion spectacular.

A former model and dancer, Mehali has been teaching modelling and choreographing fashion shows and dance shows since the age of 19. He brings his stunning vision to NT Fashion Week (NTFW). “We’re delivering an experience. Not only are you getting to see great Territory product, supporting local Territory businesses; you’re also being taken on a journey through visual and physical stimulation by watching the show and all its elements together,” says Mehali. “When you can make the audience’s heart skip a beat, you take them on a journey. You capture them in a moment in time, and they have an attachment to that product because they want to relive that moment in time.” Born and bred in Darwin, Mehali takes great pride in Territory grass roots. “NTFW is taking Territory pride into the new millennium. We’re known for beautiful scenery, places, fishing and indigenous culture. It’s fantastic, but let’s build on that. There’s so much more than that. We’re looking at expanding the Territory brand.” “We want Territorians to be more confident and more attached to Territory products and businesses.” Since launching NTFW last year, Mehali is gearing towards even greater success with this year’s NTFW showcasing the Territory brand on a worldclass stage. “What we recognised was that NTFW is a great vehicle for not only fashion products, but any Territory business. We’re saying to the world that Territory people, products and businesses are fashionable.” “My ultimate goal is for our designers and retailers to do well, to achieve great sales, and help get designers into a broader market.” Mehali is eager to expand NTFW’s international reach into the Asian markets with an emerging relationship with the Ministry of Tourism Malaysia and the KL Fashion Week Executive Team. With that vision in mind Mehali engaged Meriel Corbett-Weir with a background in the creative industries and stakeholder engagement to build a business model based on public private partnerships both national and international to take the plan to fruition.

It offers the direct selling element, from designers to audiences, straight from the runway. “All of our designers are designing for 2015, which you will be able to purchase in 2014. This is the opportunity to be the first to own a garment that’s for 2015,” says Mehali.

The Face of Fashion Week NTFW is searching for the next female and male star in fashion. The response has been extraordinary according to Mehali. The contest is open to public to enter and vote. “We’ve got nearly 120 entrants, and had over 13,000 votes cast.” Public votes decide the top 10 females and top 10 males to go forth before an expert panel, who then narrow it down to the top 4: 2 males and 2 females. “The top 4 all get to shoot the television commercial and the hero poster for Fashion Week. The 2 winners (1 male and

1 female) will b e announced at o u r huge bash called Wildlife (the NTFW Program Launch) on the 20th of September.” Winners also get a contract with Mehalis Model, being the first ones on the books with Mehali’s own agency. With over 20 years experience, Mehali’s approach is tailored to provide mentoring in the realms of fashion. Mehali is particularly joyed to see the confidence in younger model hopefuls, and a growing interest in male modelling. “It’s good to see the younger kids being brave enough to post their picture online without makeup, and without Instagram filters.” “Of all the contestants, 40 of them are males, which is really exciting to see the younger generation of men being comfortable to

participate in fashion orientated events.”

Jacob is also entrusted to deliver local council fitness programs including a Healthy Dads, Healthy Kids program commencing in September, particularly close to his own heart as a father of five. St John Ambulance has been caring for the people of the Northern Territory for more than 50 years. It’s a self-funded charitable organisation with eight stations across the Territory, operated by a small but dedicated team of staff and 500 volunteers. At the helm of them all is Craig Garraway, operations manager for all of the Northern Territory. DarwinLife caught up with Craig to find out more about him and his role… The first thing you notice about Craig Garraway is his passion. Passion for the community, his work, his family – ultimately a passion for life. It’s what drew him to St John Ambulance 26 years ago, and has intensified through the tragedy and fragility of life he has witnessed in that time. He admits the job has its challenges, but there are many rewarding moments too. “Saving someone’s life and seeing them interact with their families once they’ve recovered; being there for people who have lost loved ones knowing you are in some way having a positive impact.” “Paramedics impact on people every day, we touch many people’s hearts and we are the most trusted profession which is very humbling. Being able to make a difference to someone who is suffering or in need, these form the core values of St John.” Since joining St John as a volunteer in Darwin in 1988, Craig has worked in all of the stations across the Territory. He became a full-time ambulance officer in 1990 working as a trainee paramedic in Tennant Creek for two years. In 1992 he transferred to Katherine and in 1994 was appointed Officer in Charge of Nhulunbuy where he spent 12 months establishing the

region’s first ambulance service – which he lists as one of his greatest achievements. He then returned to Katherine, becoming the regional manager until 1998 when he relocated to Alice Springs for seven years as the deputy operations manager for the region. He took up a similar role in Darwin in 2005 and was appointed to his current role in 2012. Based at the Casuarina ambulance headquarters, he travels weekly across the Territory by road and air to visit each of the stations. A typical work day for Craig starts at 6am, preparing his uniform, being briefed on any overnight incidents and often doing interviews with media. He stops for coffee on the way to the office to meet fellow managers and discuss the day’s strategies, and the rest of his day is filled with briefings and meetings, attending to HR issues and meeting with staff. “Paramedics attend many varied events, a lot of these are challenging and emotional incidences and impact on everyone. Trying to minimise the impact on those involved is a big part of my job,” he says. When he’s not working, Craig enjoys nothing more than spending time with his family and indulging his need for speed.

“I love my family, I have three boys and an amazing understanding wife who have missed having me in their lives for a very long time,” he says. “I love motorsport and am very involved in most motorsport as a competitor when time allows. I have been a very keen water skier for most of my life too and I finally have the bug to travel which will make my wife very happy to hear.” And it’s clear Craig is as passionate about his work as he’s ever been, and grateful to be part of a profession which has a major impact on the lives of everyday people. “It is no surprise that paramedics have been voted the most trusted profession for over 10 years in a row. We have some extremely dedicated and professional members across the Territory and I am proud to work alongside these respected individuals.”

Airconditioning is one of life’s little luxuries that becomes a ‘must have’ when you live in the tropics. But when it comes to cooling your home or business premises, efficiency and affordability are two important factors. UB Cool founder Steve Johnstone says the biggest mistake people make is choosing the cheapest option, rather than assessing their individual needs. Elcho Island Arts: contemporary art from ancestral traditions Nestled off the coast of North East Arnhem Land, 550km east of Darwin, lies Elcho Island - a place of mesmerising natural beauty and home of the Yolngu people. Yolngu culture is based on a strong sense of connection to land and sea, and artists from Elcho Island Arts celebrate this rich cultural history through combining contemporary artistic practise with ancestral traditions. Established in the late 1980s and community operated since 1992, Elcho Island Arts is based in the main township of Galiwin’ku; with a population of around 2,500 it is the second largest Aboriginal community in the Northern Territory. The art centre also services twelve surrounding homeland regions, making it an active and integral part of the community. Elcho Island Arts has earned a strong reputation for the quality of weavings, paintings and carvings created by its artists, demonstrating originality of design and intimate knowledge of ancestral histories and traditional materials. From barks and larrakitj (hollow logs) painted with designs in natural ochres, baskets, mats and soft sculpture woven from naturally dyed Pandanas to lively acrylic paintings on canvas, each art work is a unique representation of contemporary Yolngu culture. Artists from Elcho Island Arts include custodian of the Banumbirr (Morning Star Pole), Gali Yalkarriwuy Gurruwiwi, painter Peter Datjing, weavers Mavis Ganambarr and Judy Manany and carvers David Djarrka, Wendy Galanini and Megan Yunupingu. Elcho Island artists exhibit nationally and internationally, and have work represented in major public collections throughout Australia. Elcho Island Arts has recently opened a gallery in Darwin offering a range of traditional and contemporary Aboriginal art including paintings, carvings, weavings, yidaki (didgeridoo) and limited edition prints, sure to entice all art lovers from novice buyers to discerning collectors.

Home and Community Care ( HA C C ) S ervices Not-for-profit organisation Life Without Barriers is happy to announce the launch of its Home and Community Care (HACC) services for older people in Darwin and Top End region. Life Without Barriers offers Domestic Assistance, Centre Based Day Program, Social Support and Transport services for older people, funded by the Australian Government Department of Social Services through the Commonwealth Home and Community Care (HACC) Program. Life Without Barriers can provide a range of services, such as assistance with shopping, basic housework, helping to prepare light meals, through to transport to medical appointments or accessing

social community based activities. We have individual properties with total assets worth more than one hundred million dollars and all of these properties have sophisticated security and building management systems. So it’s vital, to us, to show our appreciation to these individuals and demonstrate to our body corporate members that we’re serious about supporting them and their committees, promoting harmony and community within our various strata properties and elevating the status of the chairpersons so members can appreciate the effort in delivering the highest level of service.” Peter Hawke, Chairman of Sky Tower apartments was presented with the award for excelling in the management of the high-end residential complex and shares his approach to the role. “There were a number of issues at this new building back in 2010 that I wasn’t aware of when we bought as owner/occupiers, which reinforces the importance of ‘buyer-beware’. The building is full of investors, people who’ve never lived within a strata title


or understood the different requirements that exist with a freestanding house.” During 44 of Peter’s 48 years in corporate banking he had often dealt with strata structures and not only had valuable experience but wanted to protect his property and guide others. The Sky Tower committee needed someone with Peter’s knowledge and someone willing to devote himself. “You’re a conduit between committee and resident,” adds Peter. “There’s enormous responsibility, it is difficult administering the common areas of the body corporate plus it is an honorary position so the award really represented the work the committee did as a whole, our many hours, financial outlay and working towards a 100 per cent result. You don’t always get that result but you certainly aim for it,” enthuses Peter, who has also been working with the Northern Territory Government to develop changes in the industry that he hopes may come about later this year to benefit all body corporate entities. This is a basic outline of some points to keep in mind: The case. Whilst aesthetics is a consideration, the main thing is to get the appropriate size. I recommend a “Full size” or “Mid size” ATX case. Good airflow is also important in Darwin as the last thing you need during a battle with a dragon or an intense gunfight is a blue screen or a dead computer. The platform, AMD or Intel. Since games rely more on the GPU than the CPU, a midrange Intel i5 will be a better bang for your buck. If you choose AMD side, their speed is impressive and price is reasonable. Intel is like a Sports car, it is well designed and optimised with new technology to shave seconds of its

lap times around a race track. AMD is a muscle car, massive amounts of unrefined power, simply designed and parts are really cheap. The motherboard. You must choose the same type and socket as your CPU, regardless of what you chose, make sure it has enough RAM slots and a PCIE slots just in case you need upgrading in future. The Video card. Just like the CPU, there is a choice between two brands, AMD or NVidia. Nvidia is super refined, latest technology, but expensive and AMD is about raw power, alternative technology and much more affordable cards. Check for the card’s memory (2GB+), speed and number of outputs. Memory. For a gaming system, get at least 8GB. For the last 24 years the Darwin Symphony Orchestra has been steadily moving towards establishing itself as one of Australia’s most diverse and culturally significant orchestral / musical institutions.

These impactful performances of the Darwin Symphony Orchestra have always been assisted by volunteers who play a valuable role in supporting the events. Without the continued support of these volunteers it would be difficult to provide the calibre of events to the Northern Territory community.

The orchestra’s principal identity as an orchestra for the people has resulted in concerts being held in some of the most remote places imaginable and a diversity in programming that crosses all cultural boundaries. From floating on pontoons on the Katherine River to performing on a working Barge on Darwin Harbour and becoming the first orchestra to perform at Uluru, this orchestra has exemplified the unique ‘can do’ attitude that is representative of the Territory as a whole.

Following hot on the heels of recent blockbuster performances such as the DSO’s Opera Gala at the Darwin Waterfront and ABBAvision at the Botanic Gardens comes the inspiring power of the Darwin Symphony Orchestra in a brand new indoor MasterSeries at the Darwin Convention Centre, in which, as part of their 25th birthday celebrations, they will be exploring a vibrant, thrilling and diverse mix of classics.

The first of these is a “not to be missed” toetapping, dance inspired programme that reunites the music of Norwegian composer/pianist Edward Grieg with the Australian composer/pianist Percy Grainger. The programme is designed to dazzle and showcase the virtuosity and brilliance of the violin and orchestra as a whole. The performance will be conducted by Chief Conductor and Artistic Director Matthew Wood and features Anastasia Coroneo on violin. It is a small Pastry café that prides itself on serving and delivering good quality, freshly made delicious cakes. Kurt’s Cakes started operating in 2005 as a small, one-man-show, cakes and pastries catering business in a small pastry kitchen. In that little kitchen, Kurt created beautiful cakes for Weddings, Birthdays, Corporate functions and special occasions, at the same time producing cakes and pastries for other clients such as Cafes, Restaurants and Hotels. Soon enough, he needed to employ a couple of people to help him. After six years, it was time to move on, out of the little kitchen and into a Café on Cavenagh street. The business was renamed KURT’S CAKES and HELEN’S CAFÉ as this is what close friends and family call them. The move was three years ago and is no longer a one-man-show, but a oneman-seven-ladies-show.

Kurt Bucher, the driving force of the business, was born in the middle of Switzerland in the central Swiss canton of Luzern, a beautiful scenic landscape of rolling hills and silhouettes of big ice capped mountains and alps in the distance. At age 15, he started an Apprenticeship at a local bakery and after 4 years, became a Baker-Pattisier. He then worked at establishments gaining more skills and greater knowledge while he also attended short courses and workshops to broaden and specialise his craftsmanship. While on one of his job adventures (Jersey, England), he met people who would encourage him to come over to Australia. He worked in one of the well-known hotels in Sydney, travelled a bit, fell in love with the Country, especially Darwin for that matter, and decided to stay and settle. -That was 25 years ago.

Stamatis Xipolitas, Owner/Operator – Crepe Escape The name says it all. And, it’s a world away from anything you’ve ever dreamed of eating, all wrapped up in a delightful bundle of homemade heaven. Owner/operator of Crepe Escape, Stamatis Xipolitas, ran a similar and successful business back in Europe and is now serving Darwin something new, a taste of cuisine history. And yes, you will find him in the kitchen cooking, creating and engaging customers with his contagious charisma. Almost every country has it’s own origin of crepes whether from Mexico, Italy, China, the US or Russia but it was France that turned the crepe, or pannequet, into an art form. And Stamatis and his vibrant team are doing just that having only opened months ago right in the heart of Darwin’s waterfont. “You can’t find what we make and how we make it anywhere else in the Territory”, excites Stamatis. “And, we’re making everyone happy from babies to grandies offering a menu with unbelievable choice”. All ingredients are “top of the range” enthuses Stamatis from the Gouda in the crepes to the proper espresso beans in the Freddo Cappuccino and Freddo Espresso, made by a professional barista; just ask the man in the hat with the mesmorising moustache, Tony Cullen. “People say it’s the best coffee they’ve had in Australia”, raves Tony. “The latte art is precise, the coffee suits the art, the extraction process is spot on and the milk is perfect. And of course, customer service is everything”. It is at Crepe Escape, even while the kitchen bustles with a steadily moving queue for a CBD, Texas, Red Dragon, Sparta or a Poppeye, just some of Stamatis’ succulent savoury crepe selections. Chocomania, the Rihanna or United capture the sweet tooths and in the early hours (until lunch time) a Morning Glory makes brekky time a real treat. Other options are to sink into an enormous, freshly made salad, sip on a ‘nutri-bullet’ juice, with the skin left on for nutritional value or gulp down a proper protein shake however you’d like it made. All the cakes, slices, muffins, the adorable, dainty cup and saucer treats and chocolates are fastidiously homemade and use French-quality chocolate. Crepe Escape is also well priced where two people can eat and drink for about $35 seated either outside (there’s a great lounge too), or inside on locally made, wooden chairs that push the boundaries of carpentry while listening to chill out music and using free wi-fi. Or they can phone in or jump online. So, come on. Escape!

ENTRÉE Dips ($14.00) - Three homemade dips: Spanish Onion and Chilli Jam, a chunky textured caramelized dip , with a hint of chilli. Charred Eggplant, contrasting flavours of smoky depth and smooth flavours, and finally Spiced Fennel, light, smooth and well balanced, complimented the other two dips. Served with warm toasted Turkish bread, not a flat bread; but thick slices of a light dough, crispy crusted bread. A perfect starter to share. Prawns Two Ways ($20.00) - Local banana prawns coated in a crunchy coconut tempura and served with a house made tamarind, chilli and mango sauce. flavours. The Thai style prawn cakes served with fresh lime wedges were light and flavoursome. MAINS Emu Lasagne ($36) -What a sensation! The salt bush béchamel sauce, rich and creamy, blended all the elements of the lasagne, including the subtle depth of the emu. This course is definitely a winner for the creative head chef Damien Milzewski at Pavonia. DESSERT Crème Brulee ($17.00) - Native Peppermint Gum and vanilla bean crème brulee served with house made wattle seed and chocolate ice cream. The chef again has excelled himself in his creativity with his use of native Australian ingredients in the classic dessert. After cracking through the caramelized sugar topping, you taste the most delightful smooth creamy peppermint custard – native peppermint gum! Renee Flis, owner and manager of Pavonia Place, always makes her patrons feel most welcome at this elegant; yet relaxed venue with such an exciting menu.

(Tasting the world in an Eat, Pray, Love kind of way) He’s 30, quirky and has been romancing all kinds of cuisine since he was 14. When most teenage boys are coping with changing vocal chords, Damien Milzewski was enthusiastically chopping and dicing his way through an apprenticeship becoming the youngest school-based apprentice in Queensland. The trainee chef, who won two Salon Culinaire awards during his second year with the Radisson Hotel – Cairns, qualified, then took his taste buds on a four-year adventure. “I took cooking classes in Malaysia for six months,” shares the Head Chef of Pavonia Place, an exquisitely hospitable restaurant in Nightcliff humming with Australian herbs, spices and a peppermint gum crème brulee with chocolate wattle seed ice cream; one of the many unique points of difference to Damien’s menu. “I enjoyed the culture but loved the Malay satay,” adds Damien who then spent a year at Cannon Hall in Barnsley Yorkshire, serving high teas and canapés. He even helped open a local restaurant, Giovanni’s, and cooked for the Mayor of Barnsley. The colder weather was calling and after two and half years in Yorkshire, he settled into his new home in Dundee Scotland, where he started his role as Head Chef of The Social, furthering his French techniques and “developing a love for black pudding.” After cutting hundreds of crusts off cucumber sandwiches, Damien soon found himself in Kenya cooking for 300 orphans. “This was the reward,” adds Damien. “People were also totally self-sufficient and I quickly learnt the importance of snout to tail.” Kenya served up a sobering reality check for the then 23-year old who made a beeline for Empuria Brava near Barcelona, Spain. “That was the party phase,” admits Damien. “The orphanage had made my heart sore, so for the next five months I learnt to eat, party and sleep Spanish-style.” Now, 16 years after throwing on an apron, Damien’s palate and expertise is infusing Pavonia Place; an environment where patrons have fun drawing on carbon paper-covered tablecloths and the kitchen oozes a culinary map of the world.

We talk about having a black belt mindset in martial arts, but having a white belt mindset is a good thing too. I love white belts. They are so eager to learn, so eager to get started. It’s easy to mold them. They are typically not filled with excuses on what they have already done and tried and what won’t work. They just empty their minds and listen to your instruction. This is such a powerful place to be, being free and open to learn. It is like an empty glass ready to be filled with knowledge. Often Black belts have an illusion that their journey is finished hence the glass is full. Any advice spills out of the glass as they can’t take in more knowledge with a full glass. Some black belts may think they know it all. So they listen to every new idea with skepticism. Their ego will get in their way of their own progress.

Instead of instantly considering a new viewpoint, they will first start to pick it apart as to why it won’t work for them. Often the same applies in many areas of life. Some people feel they reach a certain level in their profession, relationship or health and believe that they have done enough. However their potential is capped by their own righteousness. They neglect to realize that self-improvement has no boundaries. But not white belts. They just listen. And do what you say. They are “coachable.� Many times in my martial arts career I have had to put my black belt aside and put on a white belt. It’s a beautiful experience to strip away your ego.

Do the Litchfield & Batchelor regions… Litchfield National Park is an aesthetically stunning landscape, shaped by water and time, culturally rich and steeped in history. This 1,500 square kilometre park was the original home of the Wagait Aboriginal people. The Finniss exploration was the first European connection to the area and the Park was named after Frederick Henry Litchfield, a member of the expedition. For 75 years until 1955, the area was the centre for tin and copper mining. It then fell under a pastoral lease until it was designated a national park in 1986. You can spend as little as one day in the park, taking a quick dip in each of the plunge pools and rock holes on the drive through, but to really experience the true beauty of Litchfield it’s best to stay at least two days. How to Get There Via Batchelor, 100 km south-west of Darwin, the Park is generally accessible all year (sealed roads) via Batchelor. In the dry season it is also possible to get to the Park via Litchfield Park Road off Cox Peninsula Road (unsealed road).

One of the most beautiful and picturesque countries in the world, Switzerland really is as beautiful as we imagine it to be. Since the first time I went there I knew I would be back for more. I was lucky enough to travel there to spend a whole month driving around discovering the country, indulging in the most delicious food, and enjoying all the different cultures.

Switzerland is nestled in the middle of Europe and borders with four different countries, France, Italy, Austria, and Germany, which makes for a very interesting trip. Even though Switzerland is quite small compared to other European countries, this is the best part. With so many things to do all over the country you can easily travel all over and not find yourself sitting in a car or train your whole trip. If you are going to visit Switzerland you have to go to the top of at least one Mountain. Among the ones I went up my favourite would have to be the Schilthorn, which is located in the canton of Bern. Once you reach the top you are greeted by a 360-degree view that is nothing short of breathtaking. As it is located 2,970 meters above sea level I was lucky enough to have a snowball fight with my brother in springtime! If you are

a James Bond fan you may also remember it from the movie On Her Majesty’s Secret Service, which was set and filmed there. Another highlight of my trip was visiting Monte Tamaro, which is another Mountain, but very different from the last. An Adventure Park for one, Monte Tamaro has something to keep everyone entertained. Activities included a summer toboggan run, flying fox, a high ropes course, and a large children’s playground. If you really want to be adventurous there is also a summer bike park and a variety of hiking tracks to choose from. If you are ready to plan your next holiday, Switzerland should be on your list. Other than being known for its amazing chocolate and cheese, beautiful countryside and interesting history Switzerland really does have something for everyone.

ATV’s NT The DarwinLife team Get Amongst It with the new owners of Darwin’s leading all terrain and power sports vehicle supplier ATV’s NT. By Michelle Dryburgh

L

ife couldn’t get much busier for Inga and Scott Macfarlane, the proud new owners of ATVs NT. Since taking over the Coolalinga business in March, the couple has expanded the offerings to include professional servicing and repairs of all makes and models of sport and utility ATV’s. They have also introduced a custom design and installation service for aftermarket performance parts, creating a one-stop shop for all your off road vehicle and motorcycle needs. If that wasn’t enough, Scott and Inga are preparing to move the business into a brand new showroom and workshop later this month and will also display at the inaugural NT Field Days in Katherine, September 18-19. And did we mention they have two young children, and another one on the way? Despite the busy schedule, it’s a welcome change of pace from FIFO life after five years in the mining industry. “It was hard having Scott away from home all the time with a young family, so we are excited about this new chapter,” Inga says. Originally from the UK, the couple arrived in Australia looking for a lifestyle change. They travelled for six months before falling in love with Darwin and deciding to make the Top End their new home. “We could see there were a lot of opportunities in Darwin for people wanting to take them on,” Inga says. “We wanted to escape the rat race, and now we have a property on six acres and a unique lifestyle which we could never have had in the UK.” Back in the UK, Scott operated a small business installing aftermarket performance parts on cars. He has a lifelong passion for engines and ‘things that go’, and saw ATVs NT as an ideal business opportunity.

Scott will be joined by a CF Moto rep from Melbourne and half a dozen vehicles.

“It’s a chance to expand our horizons, and being in Katherine it’s new territory for us as well,” he says. You’ll usually find Scott between the showroom and the workshop, supported by a fourth year apprentice, and Inga behind the scenes. When the move to the new premises is complete, the team will be growing again, with the search for new workshop staff set to begin soon. “Our new site is literally 200 metres away from where we are now, but the showroom is double the size and the workshop is three times the size,” says Inga. “We are bursting at the seams at the moment so it’ll be great to have a fresh start in a new building.” The rural location of ATV’s NT is a major drawcard for the majority of ATV owners. The personalised service of the small but professional team is also a valuable asset. “I think because we are a smaller business we can really get to know our customers and understand their wants and needs,” says Scott.

Illegal building could blight

A recent survey suggests that as many as one out of every four homes in the Northern Territory may have some form of illegal building. This could involve plumbing, electrical wiring, structural faults or additions which have been built without due regard to the planning and development process. In recent years there have been a number of cases of balconies collapsing causing serious injury. In some instances this was the result of poor maintenance on old but otherwise legal structures, in others the balconies had been built without a permit and were unsafe from the start. Illegal building can be a threat to the environment. There are examples of sewerage outlets having been connected to stormwater drains, resulting in raw sewage ending up in creeks and rivers or washed on to beaches. Why is there so much illegal building? In most cases it comes from a desire to save money and a contempt for the planning process. Individuals with some building skills think they can cut corners by doing work themselves which should be left to skilled tradespeople. To a certain extent this attitude has been fed by the growth of the do-it-yourself culture which gives the impression that almost anything is within the competence of the average handyman. However, illegal or unapproved structures are likely to come back to haunt the homeowner when the property is to be sold, with consequent reductions in purchase price usually exceeding the cost of gaining an approval in the first place. HIA has often argued that in many jurisdictions gaining planning

approval is a slow and cumbersome process and should be streamlined. However, the association recognises the crucial role planning should play in ensuring projects meet a range of mandated minimum standards. The law lays the responsibility for illegal construction at the door of the original builders, and in some cases where serious injury has resulted they have been tracked down many years later even when the house in question has been bought and sold several times. Buyers could also face legal costs, loss of value on their home and bills for the mandatory removal or rehabilitation of illegal work. If in doubt, get an opinion from an HIA member builder. If you’re looking to put your flatting days behind you, buying a home as a young couple is an exciting prospect. However, there are several factors to keep in mind when you decide it’s time to buy. From coming up with a deposit to choosing the right area, the buying process can seem complicated at the best of times. Fortunately, with some careful planning and a sense of reality about what you can afford, you’ll be in a much better position to make an offer on that perfect property, says O’Donoghues First National Real Estate Principal, Jeremy O’Donoghue. ‘Whether you want to buy a home in six months or three years time, couples first need to save up a significant deposit. ‘Depending on the area you choose to buy in and the kind of property you’re after, the deposit you need could vary greatly. For this reason, you’ll first need to research average house prices in your desired area so you know what figure you’re working towards’. 114 DarwinLife Magazine

The next most important thing to consider is positioning yourselves to pay off your loan as quickly as possible. A loan to value ratio (LVR) is a figure that’s calculated by dividing the amount you’re borrowing by the value of the property you want to buy, says the Australian Securities and Investment Commission. This figure plays a vital role in the length of time it will take you to build equity. ‘Couples need to borrow whatever their deposit won’t cover. So they should aim for a low LVR - ideally less than 80 per cent. Otherwise, they’ll almost certainly need Lenders’ Mortgage Insurance, which protects only the lender if they default. This is an extra cost that gets added to loan repayments, but doesn’t help pay off the loan, so it’s important to work on coming up with a deposit of 20 per cent or more to avoid this’ says Jeremy. If you’re planning on starting a family

in the future, you should consider whether the home you’re buying now will accommodate your future family or whether you’re happy to sell and buy another more suitable property when the time arrives. ‘Consider the number of bedrooms and bathrooms as well as outdoor space. You’ll also need to investigate what schools and transport is available in the area. Thinking ahead can eliminate the need to sell a home that you’ve come to love because it’s become unsuitable for your needs’ says Jeremy.
