IN ADDITION TO LOCATION, LOCATION, LOCATION,DESIGN AND QUALITY REMAIN KEY ELEMENTS DIRECTOR OF YOUR REAL ESTATE NT, MANOLI KARPASITIS SAYS BUYERS CAN TAKE ADVANTAGE OF AT HIGHVEIW ESTATE IN STUART PARK. The four-story, boutique apartment complex has entered the construction phase, with completion set for September next year as a benchmark project in the 0820 postcode. Boasting a clever modern design concept on a prime corner block position in Gothenberg Crescent, the Highveiw development is reflective of the exponential growth in one of Darwin’s most popular suburbs. “Highveiw comprises 21 two-bedroom apartments which include ocean views from the master suite from the first level, and open plan living and dining areas that expand out onto private, breezy balconies overlooking Dinah Oval and Tipperary Waters to water,” says Manoli. “I have a pretty good idea about what buyers are currently looking for - an important aspect of my work as an agent who’s in constant contact with people seeking the ideal home or investment property.” “Times and trends change, as do people’s circumstances as their lives evolve. The quality and layouts of the Highveiw apartments have received attention to detail keeping such factors in mind for today’s buyers - whether they are first home buyers, couples transitioning into retirement or investors. Highveiw features gourmet kitchens, and are air

conditioned and fully-tiled throughout with an internal laundry separate from the bathroom. Allocated store rooms for each unit are also a bonus. Located just minutes from the Darwin CBD and its hub of key businesses, popular cafes and restaurants, entertainment, the Wharf Precinct, iconic Deck Chair Cinema and Tipperary Boat Ramp, Highveiw is all about lifestyle. “It’s such a pleasure to market a development that ticks so many boxes - great price, well-thought out design and layout, and close proximity to the City. Not to mention ocean and park views,” adds Manoli. “It’s a win, win situation for those buyers looking for a solid investment and lifestyle opportunity in the Northern Territory in a growing, much sought after suburb like Darwin’s Stuart Park with prices for apartments in the Highveiw Estate starting from $540,000.” Manoli is happy to provide interested parties with more information about the impressive Highveiw Estate. He can be contacted at the Your Real Estate Office in Nightcliff Road Rapid Creek on 08 8948 3066, or on mobile 0421 487 003.

Many factors such as availability, affordability, brand, os, physical size, scalability and remote support will affect the choice of server. Three major considerations for buying the server are as below.

1.

Server type:

2.

Hardware configuration:

The most basic ones are tower servers. They look like workstation-and typically used by businesses with 25 or fewer employees. The advantages are easier cooling, low component density and scalability.

A server uses enhanced hardware features compared to desktop computer such as: Multiple multi-core processors, Faster memory options, Multiple hard drives, Specialized networking cards , and redundant Power Supply.

• Processor

and

Memory:

For a basic server, a good processor, such as an Intel Core or AMD A or FX series is adequate, though the most powerful servers are driven by ‘server grade’ processors such as the Intel Xeon or AMD Opteron. More memory is good for better performance; 16GB is not a bad place to start.

• Server storage: Since you will be storing all your business programs and data using the server, at least minimum of 2 TB is recommended for a start. Servers are built to take multiple hard drives to cater for future growth in data. When it comes to hard drives, SATA drives are good for normal operations and for higher performance SCSI or SAS drives are available. Also, for additional data protection, hard disks can be configured in RAID1, 5, 6 and 10. It is essential that your server has a reliable data backup capability.

• Right ports for your server: All servers will come with at least one network port and USB 2.0 ports or 3.0 ports. If you’re going to back up a lot of data to an external drive, look for an eSATA port – these can offer 6Gbps bandwidth considerably speeding up backup tasks.

3.

Choosing an operating system for your server: Windows and Linux Many small business servers run a Windows operating system. Linux is extremely capable and essentially free software, and is growing its presence in the business sphere. Windows can run on a number of hardware from different vendors. Most businesses seem to consider Windows Server 2012 standard or essential. Cloud computing is an alternative to in house server (e.g. office 365, sky drive, ). Virtualization reduces the physical server requirements and offer efficiency. If all of this sounds baffling, then there are professionals available at Hallmark Computer who can help you. We are just a phone call away.

• Network Attached Storage as an alternative to a server: Network Attached Storage or NAS, is an external hard drive with a network interface. The latest versions of NAS come with relatively sophisticated server software and offer functionality of heavy-duty servers at a fraction of the cost.

THE

COMMERCIAL GREEN CLEANERS Since its inception, Attention to Detail has been dedicated to green cleaning research, development and environmental sustainability.

With a reputation for high quality results, the team uses environmentally-friendly fibre cleaning methods, without any harmful chemicals. “Attention To Detail’s business objective has always been prioritising human safety and protecting the environment,” says Brenda. “Cleaning without chemicals provides a safe workplace for our cleaning specialists and our clients.” Attention to Detail began because Brenda, a self-confessed clean freak, wanted an environmentally sustainable cleaning system that was safe for her children. After discovering ENJO fibre cleaning products and demonstrating their effectiveness, word soon spread of Brenda’s skill and ‘attention to detail’. Her business has now grown to a team of 14 equally dedicated staff, all just as passionate about fibre cleaning. “Surfaces stay cleaner longer as there is no sticky chemical residue left behind to attract dust and grime,” says Brenda. “Many cleaning chemicals actually damage surfaces reducing the lifespan of building interiors and furnishings. This means our system actually saves clients money through

reduced cleaning frequency and also by giving furnishings an increased lifespan.” Attention to Detail clients are often so impressed by the results they want to know more about the fibre cleaning system. Following a growing number of requests, Brenda has commenced Green Cleaning Commercial Consultancy to share her best practice methods in green cleaning. With this goal in mind, she supports businesses, early childhood and aged-care services, and the broader community providing green cleaning strategies and onsite training. “I can work with organisations that require a cleaning strategy and training for their staff, and any local business passionate about adopting this green cleaning system,” she says. “We have already provided many clients with the tools and knowledge to make a change for the better. Green Cleaning training sessions and consultations are designed to inspire and energise. Green cleaning is a process, not just a product.” Brenda also owns and operates Darwin Deck Restoration – an environmentally friendly solution for rejuvenating and protecting tired and weather-worn decks.

The high quality sealant not only improves the look of the timber, but also contains clear iron oxides to repel moisture and protect against damaging UV rays. “Its ability to repel water makes this product second to none and should be applied before the impending wet season,” says Brenda. “The marine grade coating is imported from Spain and after trying a lot of different products it outperforms any other product we have ever used.” To experience Attention to Detail’s eco-friendly cleaning or Darwin Deck Restoration’s deck protection solutions, contact Brenda and the team on 0439 303 678.

The Factor The whole concept for The Avenue’s Business Central was to be different, to be better and to give business owners and tenants choices not available elsewhere. When Osborne Family Holdings, set out to create the Avenue, the over-riding consideration was to be innovative in a way that took functionality, efficiency and sustainability to a new level. The parking hassles of the CBD do not exist, with staff and visitor parking in abundance. The Avenue’s extensive Sustainability strategy means unmatched energy efficiencies, waste management, water management & a reduced environmental footprint. The Urban Village concept, where everything you need for day-to-day living is within walking distance, has been superbly realised. Ease of access and close proximity to the CBD, public transport, airport and places of interest were a prime consideration, making both staff and visitor commuting quick and easy. On-site Property Management 24/7 means there is always someone there to look after your interests and the state-of-the-art SignatureTM Access and Surveillance System ensures peace of mind for both you and your staff.

Darwin’s most unique Business Space The Avenue Business Atrium is a premium, enclosed, multifunction, multi-level space that is similar in size to a professional tennis court. It is specifically in place to benefit the owners and lessees of all commercial and retail space at The Avenue. The Atrium also includes a dedicated 14-place Boardroom that can be hired by commercial tenants when required. With ceilings over 11m high, a raised stage, full AV systems, multiple seating areas, a feature display area, extensive indoor gardens, 3 tiers of verandas and large skylights to provide natural light, the space will provide exceptional space

for businesses and their staff. The Atrium space, along with the boardroom, allows businesses to reduce the size of their tenancy without losing the amenities that allow them to function at their best. The Atrium has been designed with a stunning Territory theme to provide Territory businesses with a unique environment that will directly benefit the marketing of your business and the Territory, particularly to interstate and international clients. We predict this unique area will become the focal point for many business meetings and functions, as well as staff recreation.

The and how it can work for you For most businesses location is a critical component in providing the best possible service to their customers and achieving a competitive edge on their competition. As a result, accommodation can often be one of the biggest costs a business needs to manage. In a volatile growth market, businesses would benefit from owning their own premises and also profit from the capital growth of the property, rather than paying spiralling rent costs to a landlord. Unfortunately, some businesses may not have the available capital to purchase their property, particularly if their businesses are presently in a growth cycle to meet increased customer demand. A possible alternative business owners may consider is setting up a self-managed super fund (SMSF) to purchase their own premises. Normally a business owner cannot utilise their own Super funds for the growth of their business. However, by setting up an SMSF, they can use their super fund to purchase their premises. The SMSF is not restricted simply to using the money in the owner’s Super Fund; it is also able to borrow money. The SMSF can rent the premises back to your business, meaning your Fund effectively becomes your landlord. The benefits are truly significant both from an operational and a financial perspective.

It’s that time again. Bon-bons, silly paper hats, dad jokes… and standing in line at the work Christmas party for a few cuts of cold turkey and a plate of soggy vegetables. Hold that thought. Instead, how about an entrée of pepperberry-crusted kangaroo carpaccio? Or a seafood trio of grilled prawns with bush tomato chilli jam, seared scallops with a Tamborine Mountain lemon myrtle vodka butter and fresh oysters? Maybe a deconstructed Beef Wellington, or garfish with a prawn farce sealed with nori and served with wasabi and lemon myrtle aioli. Room for dessert? You could try the local honey panna cotta, layered with Muntrie berries set in champagne jelly. Or the signature trifle, Quandong jelly, Tamborine Mountain wattle toffee liqueur-soaked sponge, mixed berries and Chantilly cream. That’s just a taste of what’s on offer for Christmas functions at Pavonia Place. The talented team can also cater for any food allergies or dietary requirements, and their contemporary approach to modern Australian dining and local produce is sure to impress. Best of all, they’re doing away with all the usual rules and regulations. Usually exclusively a dinner venue, Pavonia Place will cater for Christmas luncheons and even open on Sundays if minimum bookings are met. “Our focus is on providing fantastic food, wonderful service and a great environment to enjoy your end-of-year celebrations,” says Pavonia Place owner Renee Flis. “We are really passionate about using fresh, quality ingredients and unique Australian flavours, so we’re doing away with the traditional roasts and offering something a little different which we think a lot of people will really appreciate.” Located in picturesque Nightcliff, Pavonia Place provides a private retreat away from the festive frenzy of Darwin’s CBD. And there’s no need to drive, with the function coordinator able to work with local providers to arrange transport for guests on request. Seating is available for up to 75 guests, and hosts have the flexibility to arrange their own decorations and entertainment, or engage the venue to do it for them. “We can help as much or as little as people like, we just want them to relax and enjoy themselves,” Renee says. Reservations for general dining and function bookings are available right up until Christmas Eve. The team will then take a well-deserved break and return with an exciting new summer menu in mid-January. If you and your team really want to celebrate this Christmas, contact Pavonia Place today.

And that’s best done sharing plates of good food, plenty of wine and of course a few festive cocktails and ouzo, according to the team at Antiquity Modern Greek and Mezze Lounge. Owner and head chef Popi Ginis is again inviting guests to celebrate end of year work parties, team break-ups and family gatherings in true Greek style, with a modern twist. On the menu for functions is a variety of contemporary mezze dishes inspired by traditional Greek flavours, perfect for sharing among groups, large and small. The unique combination of traditional recipes, unconventional ingredients and fresh styling is sure to delight all of the senses. “There’s a lot more to Greek food than people realise, so you won’t find mediocre moussaka or boring baklava

here, we put our own spin on everything,” says Popi. “We take the traditional Greek meals and desserts we were brought up with and make them our own, emphasising the flavours with our favourite ingredients like fresh herbs and spices, Greek coffee, Atiki Greek honey, Metaxa brandy, ouzo and my favourite Mastic and Mavrodaphne, a Greek sweet wine. We put a lot of passion and love into what we do.” Since buying her first cookbook at the age of nine, Popi has always loved entertaining others with her unique creations. Growing up in a Greek family she’s had a lifelong passion for food and celebration, but also enjoyed

&

any opportunity to create new and exotic flavours. Establishing Antiquity, she aimed to create a restaurant of quality, authenticity and individual character.

“Growing up I did a lot of cooking for my mum and made a lot more Westernised foods which she adored, and that’s really what has inspired Antiquity and everything we stand for,” says Popi. “While we create meals and use ingredients that date back to ancient Greek times, we have created something special, something unique, something that is relevant to this

time and place while representing who we are and where we come from.” Antiquity is just as renowned for its signature cocktails as it is its food, and there’s some new creations on the cocktail menu to celebrate the festive season. Among them are the Mastica Mojito and Baklava Delicatessen, and Popi promises plenty more tantalising surprises. All will be revealed at Antiquity’s upcoming Cocktail Launch Party (keep an eye on Facebook for dates) which will combine new Greek themed cocktail combinations with Greek mezze to share. “Instead of everyone having their own entrée, main and dessert, everyone shares everything, you can pick what you like, and in sharing the food you share conversation and laughter, enjoy a drink together and talk about life. It’s more than just a meal, it’s an experience.” Antiquity was awarded the Minister for Business Encouragement Award at the Australian Hotels Association Awards last year – an impressive achievement for a

restaurant, which opened just six months prior to judging. Bookings are now being taken for end of year celebrations, and the restaurant is continuing to trade as normal for regular dining. Offering al fresco dining and catering for up to 100 people, Antiquity Modern Greek and Mezze Lounge is the perfect venue for corporate and business functions all-yearround. Situated on Darwin’s stunning waterfront within easy walking distance to the CBD, Antiquity is perfectly suited to those quieter occasions too, like lunch with a friend on the weekend or a romantic dinner with that special someone.

School has been an international school and member of the Council of International Schools (CIS) for sixteen years. In 2013 the School was accredited as a Cambridge International School by Cambridge University’s Cambridge Institute, and is able to deliver their courses and to be an examination centre for Cambridge Institute programs. The international curriculum from the United Kingdom’s Cambridge Institute is delivered in over 9,000 schools in 160 countries. In 2015 the school will join with eight leading independent schools in Sydney and Perth to be amongst the first schools in Australia to offer established Cambridge primary and secondary international programs along with the Australian curriculum. Middle School students will begin to complete subjects from the International General Certificate of Secondary Education (IGCSE) in 2015. The school also has extended its Dance and Sports programs into the international arena. In recent years the school’s dancers have

completed a special dance extension program at the National University of Singapore twice a year. In 2013 the school started its own Basketball Club to allow its students to play in the local community competition. From these teams a number of girls and boys have been identified for a special international basketball coaching and playing program. The school’s top girls and top boys basketball team will compete in late November in the International High Schools Basketball Competition in Malaysia. Director of Community and Elite Sports, Angela Foley, says: “Students have committed to a program of early morning training sessions three mornings a week at 6.30 am. They have seen their skills and confidence grow in the last six months and are now ready for this international competition”. Similar international sporting trips are planned next year in other sports. Co-curricular activities have also benefitted from the increase in students coming in from top international schools around the world.

In 2013 the school introduced an after school Clubs program, similar to those found in leading international schools. Currently the school has over thirty Clubs operating after school in a range of interest areas. Principal, David Cannon, said: “Our students will live and work in an increasingly internationalized world and will require skills such as communication, flexibility and teamwork. Learning alongside children from other countries and cultures can only help”. For further information about the School and its international programs, please phone the School on Phone: 8985 0100. Enrolments are limited and early enrolment is encouraged. For further information, please contact The Essington School Darwin on Phone: 8985 0100.

OUT

THAILICIOUS E X C I T I N G N E W F L AV O U R S F O R T H E N E W Y E A R BY JACK STEPHANE

Romal Shrestha, owner/manager of Thailicious; over the past few years has endeavoured to bring his Darwin patrons the very best in Thai cuisine. Now with his head chef Annop Chaonaphai, they have created a new menu, reflecting the fundamentals of Thai cooking in a new and innovative way.

Thai pancake ($12.00) - A light, crisp pancake, filled with minced pork, local prawn bean-sprouts and shredded coconut; a complex balance of sweetness and savoury. The flavours will dance in your mouth! Oysters ($19.00) - Fresh SA Coffin Bay oysters, bursting with the flavours of the oceans, together with the zing of chilli and lemon grass. Fabulous! Egg Net ($14.00) - The lightest lattice omelette parcels encasing minced pork, local prawn, coriander and peanuts. Again, light and delicate, yet exciting to both the eye and the palate.

ENTREES Stuffed Baby Squid ($16.00) - Steamed squid, stuffed with a delicious pork mince and topped with chilli jam and served with a tangy chilli and garlic sauce. Wonderful fresh, clean flavours and complimentary textures.

MAINS Choo Chee Whole curried fish ($40.00) - A whole snapper cooked in a rich, aromatic and fragrant sauce. The fleshy morsels of snapper are juicy, tender and complimented by the depth of the intense sauce. A winner! Lamb cutlets ($ 35.00) - Marinated MSA

grain fed lamb cutlets with a delicious depth and intensity of flavours of red wine, garlic coriander and kaffir lime leaves. Pork short ribs ($28.00) - Marinated crispy roasted pork belly short ribs, served tangy and bite size. Delicious! Prawns ($29.00) - Plump, succulent local tiger prawns lightly wok stir fried with rice noodles -always a winner, bursting with the fresh flavours and textures of Thailand. King Crab Pong Kari ($ 125.00) - The ultimate dish! Wok stir fried, this dish not only looked superb, but the smell of the crab cooked in yellow curry with celery, egg and spring onion were sensational. Tender, portions of crab easily lifted out of the shell, as it had been beautifully prepared for the Chef. Congratulations to both Romal and his head chef Annop for creating this innovative menu which will be released in the New year. I am confident that his patrons are going to love it as much as I did.

L I FE Take a step away from the stresses of life and unwind. By Stacy Wong

When was the last time you enjoyed some downtime? Most of us can’t find enough time in the day, let alone time for ourselves. When tensions wind up, it’s important to remember to allow yourself vital downtime to recharge your body and soul. Don’t let stress, pressure and anxiety wreak havoc on your well being and happiness. Maybe you’re stressed out from work, overwhelmed with obligation for friends and family, or struggling to recover from partying a little too hard this weekend. Whatever it is that’s stressing you, it’s time to step back and shut everyone out – it’s time to indulge in some well-deserved ME-time.

Ph 8948 2550 Shop 6 Alawa Shopping Centre,Darwin, NT 0810

• Allot a time - Whether it’s 30 or 90 minutes – book that time to yourself. • Turn off your Phone - It’s time to enter ‘Do not disturb’ mode. Don’t let the stress triggers interrupt your pampering session. • Retreat to a Haven - Our favourite sanctuary is Luminary Beauty. We love the fabulous beauty treatments that give glowing results and leave us feeling beautifully refreshed, erasing those weary signs of stress.

surf, fashion and swimwear

The bikini countdown is officially on! By Stacy Wong

As the weather heats up and the holidays creep closer, most of us will be hitting the beaches or jetting off on vacation. This usually entails squeezing into teensy tiny swimwear. As most of us will make New Year’s resolutions to tighten up and drop the pounds, start now by taking some simple steps to kick-start that new bod.

• • Hydrate – Water is the cheapest and easiest way to prep that beach bod. Hydrating will keep your metabolism pumping, your skin glowing, and reduce water retention – it stimulates fluid release in your body and releases toxins. • • Nutrition – You don’t have to starve yourself by going on fad diets. Healthy nutrition will keep up your metabolic rate and satisfy your appetite. Stock up veggies and fruit – they’re full of H2O and fat-blasting fibre. Consult a nutritionist for health habits to incorporate into your lifestyle. • • Cut the Salt – Sodium is your #1 enemy as it causes water retention and bloating. • • Limit Alcohol – Sorry to be the bearers of bad news. Not only does alcohol does dehydrate your body, but it also causes bloat. • • Probiotics – A healthy dose of good bacteria will help banish excess gas and bloat. • • Training – Squats, squats, squats! Time to hit the gym and keep that bum tight! There’s nothing more horrific than droopy swimwear that resembles a nappy. Go with a friend, or get a trainer to keep you motivated. • • Spray Tan – A quick trip to the salon will leave your skin looking radiant, smooth and flawless. Plus, you can save your skin from baking in harmful rays with a healthy faux-glow. • • Sleep – Don’t skimp on those 7-8 hours. Getting that beauty sleep is crucial to keep your bod running in top form. • • Be Confident – No matter what your shape is, or body type, own it. It doesn’t matter if yours isn’t the tightest bod. You are beautiful. Remember, you’re most radiant to others when you’re happy.

Feel your best W i t h E v e r l a s t i n g H e a lt h By Michelle Dryburgh

The season of celebration is fast approaching. Barbecues,Christmas parties, long lunches, late nights and let’s not forget New Year’s Eve. At this time of year many of us tend to eat more, drink too much, sleep less and not exercise enough. All at the same time as setting unrealistic goals for a bikini body or six-pack come January 1. The reality is many of us will be feeling tired and sluggish, and probably unbuttoning our pants after dinner (or opting for elastic waistbands!) And the longer we leave these problems, the worse they can get, leading to issues like adrenal fatigue, digestive complaints, high stress levels and emotional turmoil. Whether you’re feeling not quite right, or simply want to prepare yourself for a healthy start to the New Year, natural therapies from Everlasting Health could be the answer. Founder Kristy Hollis is a qualified naturopath, herbalist and flower essence therapist, who has had years of success treating health issues from reproductive complications and child behavioural disorders to skin conditions and digestive complaints. Using evidence-based natural therapies including herbal supplements and flower essences to restore balance, Kristy customises the most effective solution for each individual’s needs. Kristy’s services also include diagnostic methods like iridology and hormone testing to help determine the cause of any symptoms. Highly trained and skilled in natural medicine, she can assist patients as a primary health carer or in conjunction with a family doctor. “People tend to come to me in waves,” says Kristy. “It might be a wave of women with menopausal concerns, or a wave of girls having issues in puberty. It’s always interesting and exciting to see how different approaches help different people.” As the heat and humidity sets in, Kristy tends to notice an increase in skin conditions as well as complaints of low energy and simply ‘not feeling the best’. “Being a bit off colour is your body’s way of telling you something isn’t right, and by looking deeper we can uncover the cause of the problem and address that, rather than just treating the symptoms,” says Kristy. “It’s wonderful sharing that journey with someone, seeing them relieved of a really troubling health problem, and moving onto the next little thing and the next until they’re feeling 100%.”

St John Ambulance has been caring for the people of the Northern Territory for more than 50 years. It’s a self-funded charitable organisation with eight stations across the Territory, operated by a small but dedicated team of staff and 500 volunteers. These officers attended to 44,695 jobs in the past financial year, helping one in six Territorians. The St John Ambulance Paramedic of the Year Awards acknowledge this outstanding performance.

This month, your family or someone you know might need help from St John Ambulance crews and paramedics. “Paramedics have one of the most challenging and important jobs in our community,” says St John Ambulance NT CEO Ross Coburn. “Whether they’re attending the scene of a car crash or reviving a cardiac patient, saving lives is all in a day’s work for a St John paramedic.” But Dean Featherstone, this year’s St John Ambulance NT Paramedic of the Year, says it’s not always ‘lights and sirens action’. “Perhaps a young child has busted an arm or ankle, or an elderly lady has fallen ill and she’s surrounded by worried family,” he says. “The important thing is to be there for those people in their time of need. No matter how small it may seem, if they called 000, they have no one else to turn to. My job is to support them on their health care journey from their home to the emergency department, and I’ll try to get a smile out of them on the way.” Becoming a paramedic was the last thought on Dean Featherstone’s mind when his work in mango production brought him to the Territory 10 years ago. But a longing for an exciting new direction

with an opportunity to travel and work in a variety of areas brought him to St John Ambulance in 2011. And travel he did – working four days on, four days off at the Tennant Creek station, completing the 1400km return road journey to his home in Katherine each week for two years. He’s even been known to arrive at jobs by four-wheeldrive, air and boat. He has since completed his first round of studies, worked in each of the eight stations, been awarded Student Paramedic of the Year and was recently married. Dean describes the St John team as a family, always waiting with welcome arms. He says it fosters a kind of mateship he never expected. “We’re like a football or basketball team in a way, your colleagues know what you’re thinking, what your next move is, they’ve got your back and you’ve got their trust, and patients know they’re in safe hands.” Dean has also had the opportunity to work with volunteers, and wanted to publicly acknowledge their service to St John Ambulance and the community. “Volunteers are the backbone of what we do, and my hat goes off to them,” he says. “We have volunteers with 25-30 years of service, people don’t even stay in one job

that long these days. Every individual I have come across has their own story to tell, and one worth telling.” More than just an ambulance service, St John Ambulance also provides First Aid Kits and training courses, and conducts fully certified Motor Vehicle Registration and roadworthiness checks for the public. All proceeds support the volunteer arm of St John Ambulance.

“Proudly supporting Territorians for 50 years, St John is an integral part of our community. By supporting a strong St John, you are supporting a strong local community.” St John CEO Ross Coburn.

Exfoliation may not be the answer to achieving flawless skin!

I have no doubt in my mind as you read this article you can recall once owning some sort of scrub or some form of product to remove the dead layers of skin? Or using something to try to remove those pesky black heads from your nose, chasing the look and feel of a smooth, glowing and flawless completion? I can bet in most cases after a while your skin has felt Sensitive, red and raw. We have truly become a nation of over exfoliators and do I blame you? NO..... Media, clever marketing and Celebrities have been raving about the wonderful benefits of exfoliation since the early nineties. It has become such a massive industry now I could say it has become the epidemic of over exfoliation...... with about 70% of clients coming to see me with skin conditions related to the over use of exfoliators and we are now creating skin conditions! The purpose of exfoliation is to remove the

dead cells that may have accumulated on the top outer layers of Skin “the epidermis”, However, The question you should be asking yourself is... Why did the skin accumulate dead skin cells in the first place??? When naturally our skin should be desquamating “soughing off ” millions of dead skin cells daily??? Hhhmmmm got you thinking..... Not only is our outer layers of skin there to protect us from UV rays and nasty chemicals penetrating our skin. One of our most vital functions of the skin is this whole process of cells coming to the surface and desquamating. Our outer layer of skin “Epidermis is where this whole process takes place, now our Epidermis is about the density of one sheet of paper

Why not treat someone special in your life to a gift card this Christmas?

So can you imagine what your regular quick scrub in the shower is really doing to your skin not only would you be removing the dead cells that have accumulated, but potentially removing live tissue also. Are you creating your own skin conditions?? Want to know how to gain the healthiest functioning skin yet.

Enjoy the Festive Season…

Well the Festive season is upon us…. Time to embrace the season of giving; Share your time with family & friends; Indulge — just enough to enjoy the festivities, & Reflect on a year that was…. With all the temptations at our fingertips…how do we avoid the trap of overindulging on the “baddies”??? Being mindful of what you are eating & drinking is the key!!! If you’re organising a party this season, think outside the square of dips & rice crackers, puff pastry finger foods etc. Think fresh & wholefood crudités served with Homemade Veggie Dips; mini Veggie Stacks topped with Herbs; Thai Tofu Cakes with Chili dipping sauce; Prawn & Avocado Rice Paper rolls; or Chicken & Herb Meatballs just to name a few healthy alternatives. As for the drinks…..think about including some fresh, colourful mocktails to give that visual “WOW” factor….without the punch. Use fresh berries, melons, mangoes, juices & herbs to ignite your taste buds. If you like to enjoy some wine, why not try organic & preservative free options. They can be found from all the great wine regions around Australia – & are especially helpful if you react to the sulphites found in ordinary wines…enjoy responsibly.

200g fresh/frozen Mixed Berries 225g chopped Pineapple 250ml Pineapple juice 1/2tsp Rosewater 8-10 ice cubes Place all ingredients into a blender, & blend until smooth. Pour into two tall chilled glasses. High in antioxidants, aids digestion & bursting with flavour….enjoy!!!

Everything goes out the

window! You could even say you mind blanks out the event and finer details are hard to recall. Often when people are mugged they are so caught up in the situation they find it hard to give police a clear description of the offender. Often when people have a car crash or a physical confrontation afterwards everything seems like a blur. It is hard to be under a lot of stress and have a clear mind. However in some cases people can recall everything in details as if the event was in slow motion. More often than not these occurrences are rare. Having a plan of attack is a smart idea for anything you do in life. You need to have clarity to be successful. I have found sometimes that when I have had a martial arts competition I have a plan. Most times it works really

well but it does have its moments where everything goes out the window. It only takes one move or one second and everything is turned upside down. The plan you had or that was going well is gone and you are left in that moment to act. It is a hard place to be in and how you deal with that moment determines your character. It is a scary place to be, however it is in that moment where champions are born. The same goes in your everyday life you may want to apply for a promotion or confront someone and come up with a plan of attack. However often it doesn’t pan out the way you intended and you are diverted. And again in that moment you are left in the dark; hence need to come up with plan B. This is a hard place to be in and you need to be quick on your feet. Whether

Sometimes when you are an immense pressure your mind goes on auto-pilot and you are unable to recall with your memory the event clearly. you are competing in the ring or dealing with life sometimes your plan goes out the window. Eat like a Cosmopolitan Hippy is a clean eating cookbook based on what I and my family (including my 2 year old, Lady A) eat every day. Within the pages you will find the reasons I eat the way I do: why wheat is like heroin for your brain (no seriously it is!), how I feel about dairy and how to tell your chia from your quinoa. Learn how to restock your pantry, create new food rules, heal your gut and change your eating for a lifetime. Oh and there are also recipes, over 100 of them in fact. Old favourites Cosmo-fied like mint slice, Shepard’s pie and marshmallows. Plus there is chocolate (lots of chocolate!), easy fish, chicken and meat dishes, vegan recipes and, lest we forget: cocktails! Just like this one: my No-hito. This recipe is sans alcohol, but the apple cider vinegar and ginger are great for your liver so you could add a little gin, vodka or rum to the recipe. Then this tipple will be much better for you than those pre-mixed versions. You could even crush the ice for a slushy version, perfect for balmy Darwin nights.

This study compared over 1600 people with low back pain, one third took a regular daily paracetamol dose (3990mg), one third took a paracetamol dose when required to relieve pain (dosage varied) and one third took a sugar pill designed as the placebo. The aim of the study was to reduce the low back pain of the patient to at least a 1 out of 10 on a pain scale. Of the three groups mentioned above the regular dosage group improved in an average in 17 days, the intermittent dose 17 days and the placebo group 16 days. These findings suggest that regular or as-needed dosing with paracetamol does not affect recovery time compared with placebo in low-back pain, and questions the universal endorsement of paracetamol in this patient group. Considering it is still common practice for patients to take paracetamol, this high quality research is particularly important as it now implies that some of our most recognised paracetamol brands are no better than taking a sugar pill for the treatment of low back pain. Fortunately however Chiropractic does work. Chiropractic is a drug free, surgery free approach to low back pain. Chiropractors concentrate on finding the cause of the problem and correcting it with a mixture of treatment and rehabilitation options. 1.Williams CM et al. How to ac hiev e

At the end of every year we like to look back to see what we have achieved only to be left disappointed. What starts out in good faith turns into bad luck and excuses all to easily. The truth is several factors contribute to the ongoing failure of reaching our goals. Were the goals reachable in the set time? ‘I would like to win an Oscar, start a family and deadlift 300kgs before Christmas’ How did we plan to reach these goals? ‘Squeeze in some training, get the Mrs on board and try out for a reality tv series’ This approach will clearly not work, especially since the goals outlined are out of reach for 99% of people. Aiming high when goal setting is a fantastic idea so long as it doesn’t set you up for failure. A better goal structure for the above statement could be; ‘I will sign up for acting classes, speak to my family doctor and aim to deadlift 20kg higher than my previous best by Christmas’. This is a much more achievable set of

It would seem to often we become inspired to achieve great things whether it be social, work or health to end up falling short at the last step.

goals that still follow the original statements visions. How to set goals. The following is a three step plan that will give you a much better chance of achieving success. 1- Identify your goal 2- Make a cohesive plan to achieve the goal 3- Take action on the plan Sounds simple enough but identifying the goal can sometimes prove to be quite difficult. Using this process we can now start to set a plan into action. If the goal in question was - ‘Complete an endurance race’ 1- Enter a marathon 2- Meet up with professional coach to devise plan and diet 3- Follow the coaches plan and continue to check in with them as often as possible Or perhaps - ‘Earn more money” 1- Get promotion at work 2- Set out my plan which may include working longer, studying and performance

indicators 3- Stick to plan and timeline to ensure progression The is to make each goal as specific as you can, giving yourself a much greater chance of achieving it. Vague goals are hard to plan for and even harder to achieve. As 2014 winds down to a close we cast our eyes forward to the New Year and what we hope it will bring. It is now most people will make resolutions to eat better, exercise more and get quality time with the family. Without a plan to follow goals and resolutions become dreams and dreams are just fantasies. Stay strong, Wes

A

s far as professional sports go, there is nothing quite like a rodeo in a unique mix of physical and mental skill in a death-defying David vs Goliath showdown. If reputation is anything to go by, the NT is showing the country how it’s done. The last Noonamah Rodeo for 2014 was nothing short of an electric show with pumping attitude. But then again, for those familiar with stock contractor Dallis Wilschefski of Dallas Livestock, you wouldn’t expect anything less.

However, if you happened to have been a part of the population that missed it, here is the scoop on your 2014 Noonamah Rodeo Champions:

Open Bull Champion: Greg Deveraux Novice Bull Champion: Darcy McBean Junior Bull Champion: Lachlan Spillsbury

‘I want to give people value for money, something that is more than just another rodeo,’ Dallis explains, ‘I also try to provide bulls that not only buck good but look great for the crowd as well’ Featuring bull riders from across the country, novice and professional alike came together for their 8 seconds of glory; all in hot pursuit of $5,000 prize money, a shot at Australian Champion and the honour of walking away with the Noonamah Rodeo Champion belt buckle. With over 40 bulls, more than 70 competitors, freestyle motocross and a Bon Jovi tribute band in an action-packed 3-hour show, it’s no wonder it drew a crowd of over 2,500 spectators.

Saddle Bronc Champion: Draw between Cameron Cook and Stephen Groves snr Bare Back Champion: Jack Bail Ladies Barrels Champion: Michaela Butt

But if there was one thing on everyone’s lips, it was the retirement of the legendary Rocksalt, the 750kg bucking machine. With over 6 years in bull riding circuits across Australia, Rocksalt’s unmatched bucking power has given him one hell of a reputation. In his last professional competition, Rocksalt stayed true to his bad attitude; taking on rider Kyle Coombs in a 3 second beatdown. However, while one legend’s professional journey ends, another begins with high hopes for the up-andcoming bull rider’s nightmare, Guns‘N’Roses.

‘He is a bit of a freak’ Dallis smiles while describing what’s in store for this young bull. ‘He’s spectacular looking, very intelligent and extremely quick. He is everything I look for in a bull.’ With an unbeatable rap sheet of 20 buckouts, Guns’N’Roses takes out most of his riders in under 2 seconds. Now in it’s fourth year, the Noonamah Rodeo has grown from strength to strength. When asked what punters can expect in 2015, Dallis simply replies ‘Bigger and better, maybe there’ll be a helipad and a dance troupe there next year’. Expect new bulls, more action and the vision to bring the Noonamah Rodeo to a whole new level.

Noonamah Rodeo’s Corporate Livestock sponsor Lacky’s Guns and Outdoor is one happy supporter. Their sponsored bull Train Wreck, a 750kg lightning fast bull, bucked out after only a short 2 second ride for overall rodeo winner Dallas Steele. It just goes to show it isn’t all about business for this local sponsor; owners Pam and Lacky love the action. ‘One of the best parts of sponsoring an event like the Noonamah Rodeo is taking people who have never been before. Now they are all hooked’. Located in the heart of expanding Coolalinga, Lacky’s Guns and Outdoor is a hunting and sports shooting enthusiasts’ one-stopshop. After spending only a few minutes in the store, it’s not hard to see why Lacky’s Guns and Outdoor is so popular. Together with their dedicated team, Lacky and Pam strive hard to focus on customer service and quality products. ‘We are not just here for the hunters, we get every kind of enthusiast from professional sport shooters to bird watchers’. When asked what makes their business so unique, Pam answers ‘We are about the people, we are not restricted in what we can provide and are happy to go above and beyond to get the products our

customers want.’ Established in 2010, this local business has grown from strength to strength in developing expert advice and understanding in helping their outdoor enthusiasts’ achieve the most out of their sport. Specialising in new and second hand firearms, Lacky’s team can also help with interstate transfers, storage solutions and special orders. ‘We may not be the biggest, but we strive to be the best in customer service and quality products’ smiles Pam. Open 5.5 days a week, it is the perfect mix of industry knowledge backed by quality products. Already secured as a 2015 Noonamah Rodeo Livestock sponsor, this is one happy local team.

Terracorp Industries sponsored bull, the mighty 700kg Rocky Horror showed his skill in taking on professional bull rider Mark Lambert Lasting only 3 seconds, it was a rough and tumble end to a successful backing. As far as rough and tumble go, this local company isn’t scared to take on the big jobs. Terracorp Industries are passionate and committed to providing the best water tanks in the Territory. It all started in December 2011 when local business owners Daryn and Melissa Kerr bought tankmaking equipment at an auction. Three years on and the company is thriving, manufacturing a wide range of products including water storage tanks, spillage bunds, gear covers, inspection pits, tubs, troughs and containers. With a business already established in fencing and property development, bringing in a quality water tank fabrication element to an already impressive range of services was a natural addition for Daryn and Melissa. The result: a Northern Territory leader in locally made plastic tank manufacturing. With a motto like ‘Best Product– Best Service’, it’s not hard to see that this NT owned family business

strive to achieve in every aspect of their business operations. The beauty about dealing with a locally owned and operated company is that there just isn’t an end to what they can do. From custom designs to flexible delivery, the Terracorp Industries team is serious about tanks. But at the end of the day it comes down to good old fashioned customer service, backed by a team that pride themselves on providing the best possible products and service to all of their customers. Life sponsor Top End Training had a dynamic duo in sponsored bulls Monkey Do and Cochise. Both bulls proving they are not just a pretty face with Cochise, the 750kg dynamo bringing down Australian Bull Riding Champion Greg Deveraux in a 4 second battle of the wills. Much like the Noonamah Rodeo, Top End Training started from humble beginnings as a small, family owned business. Right from the very beginning it was owner Bill Morrish’s vision to deliver practical, flexible, tailored, industry based training and assessment to Territorians. Bill initially established Top End Training to provide contracted training and

assessment services to Registered Training Organisations. His office was the back of his ute and his scope of delivery extended Australia wide. Bill became known in the Territory for his willingness to work with organisations to provide flexible delivery modes and timeframes to meet the demands of the job. Bill’s aim was to teach the ‘hands on’ skills that the workforce wanted and industries demanded. As the business grew, it became Bill’s ambition to establish his own Registered Training Organisation. In 2008 this vision came into fruition with Top End Training opening its first training facility in Palmerston, Northern Territory with

just a handful of staff to manage the operations. Today, Top End Training has 8 training facilities Australia wide and employs almost 100 staff. The growth and success of Top End Training is a result of a great team of employees who work together (and across borders) to deliver quality training services to industries. But success isn’t just about the work that this unique team deliver. Top End Training is founded on creating a workplace where the team is given the opportunity, support and a rewarding environment to work within. As far as working with industry leaders – there is no better place to start than with Top End Training.

With backing like the team at Fawcett Cattle Company, it is no wonder Noonamah Rodeo hits the mark. ‘The bulls, broncs, bikes and burnouts put on an awesome performance for the crowd’ Jed Fawcett of Fawcett Cattle Company explains of the last 2014 Noonamah Rodeo. ‘They put on a good night and everyone really enjoys themselves.’ The Fawcett Cattle Company’s sponsor bull for the night was the 650kg long horned Vanilla Ice. While two professional riders tried their best to reach 8 seconds on this mighty beast, Vanilla Ice proved a worthy adversary. If it is one thing that is important to the Fawcett family, it is staying local. Starting back in the 70’s, the Fawcett Cattle Company began with one Kenworth truck hauling cattle and buffalo from mustering camps to abattoirs. But in a process that affected the whole Australian industry, the company faced a possible end when BTEC (Brucellosis and Tuberculosis Eradication Campaign) hit the Northern Territory. This government run initiative worked with the local industry to control and eventually remove the killer diseases Brucellosis and Tuberculosis in buffalo across the Northern Territory. In a testament to the true NT spirit, the Fawcett’s continued on with Jed hauling what

104 DarwinLife Magazine

livestock they could to service those throughout North Australia. ‘Fawcett Cattle Company’s lively hood was buffalo and cattle catching, when BTEC hit the NT, it meant that a lot of buffalo were destroyed which also put a hold on us catching and selling them’ Jed explains. In the years since, the company has expanded with an impressive offering of cattle trucks and earthmoving equipment. In particular, the Fawcett Cattle Company (also trading as Fawcett Contracting and Barkly Transport) was a large earthmoving contributor in the development of the Alice Springs to Darwin AustralAsia railway. It is this commitment to the NT and it’s local roots that make the most unique aspect of this hugely successful and dynamic company. Jed states simply, ‘We are still a family run business based in Adelaide River’. With 2015 already in their sights, Noonamah Rodeo is bound to deliver one hell of a season with such a steadfast advocate like the team at Fawcett Cattle Company. Jed concludes ‘Noonamah Tavern and Dallas Livestock are small family run businesses like ourselves. We always try and support the local businesses… we are already looking forward to next year’s events’.

Keeping

cool this wet season

There’s nothing quite like the humid heat of wet season in Darwin. But it’s not all bad! Following a few simple steps will help you stay cool, and healthy, this summer… 1. Go natural

Wearing natural, breathable, light fabrics regulates body temperature. Wearing a light long sleeved top during the hottest part of the day can also provide protection from harmful UV rays.

2. Cover up

Keeping windows closed and blinds and curtains drawn is usually the best option for keeping heat out of your home. But if you’re lucky enough to have a window or door catching a natural breeze, take advantage of it.

3.Dance in the rain

Water is a cheap, natural way of cooling your body’s surface temperature. Wetting ‘hot spots’ like your hair, face, neck, hands and feet can bring your temperature down and provide relief.

4. Drink more

Aim to drink at least two litres of water a day, or up to double that amount if you’re working outdoors or sweating excessively. Keep a water bottle with you everywhere you go as a reminder.

5. Clean up

For more information about Right Air and how it can help keep you cool this summer visit www.rightair.com.au

Cleaning your air conditioner can improve its performance, and your health. Locally-made product Right Air helps this process by inhibiting the growth of mould and yeast spores in ventilation systems and in the air. Made from Australian Tea Tree and lemongrass oils, Right Air gel and mist spray contains antiseptic, antibacterial, antiviral and anti-fungal agents as well as deodorising properties, making it an effective way of keeping a sanitary and safe environment in homes, offices, hotels and motels. The product has been proven effective in Darwin’s challenging climate, eliminating mould spores from a cooling system in a large hotel – increasing air flow and reducing energy costs.

Off the plan!

: Daniel Har ris REAL ESTATE CENTRAL PROJECTS

112 DarwinLife Magazine

Buying off-the-plan essentially means that you are entering into a contract to purchase a property prior to, or during the construction phase of the development, hence the phrase buying off-theplan, as there is no finished product for you to inspect.

B

ecause you can’t actually see the finished product the contract is a more complex document, in other words there will be many more pages detailing what is actually going to be built and how it is going to be built. This is obviously for your protection. Most large apartment and townhouse developments are sold this way. Buyers often wonder why they need to pay a 10% deposit when buying off the plan. Depending on the size of the development and the type of funding, presales may be a requirement to facilitate the project’s forward motion. Banks and lending institutions who provide money to developers to construct property require assurance to reduce their foreseeable risk. A full 10% deposit whether it be by cash or bank guarantee along with a fully exchanged contract of sale is required for a fully qualifying pre sale to be acknowledged by the bank or lending institution. Property investors love numbers. It doesn’t get much more satisfying than snapping up a house or unit for less than its true market value, renting it out for a good return and then sitting back while the compound growth machine clicks into gear. The reason many people like to buy off-the-plan is that they hope the property will be worth more when it is completed. It seems logical that if you were to sign a contract to purchase a property that was for sale at today’s prices, it should be worth more when construction is finished in a few years time. This is based on the real estate principle that as time goes on, property prices go up. Generally,

this is the case. Developers can be up against it when trying to sell properties off the plan. They need buyers to help them cover their up-front financial requirements and help ensure the project is a success. For this reason, those that jump in early will be rewarded the most. Some of the reasons people choose to buy off the plan include: The best price — If you buy very early in the process developers are often keen to secure sales for the project to go ahead and offer bargain prices well under market rate. Once they meet their financial requirements, they almost always up the purchase price on the remaining properties to make up for lost profits. The reality is those buyers that insist that they will only buy a product they can see, touch & feel are typically the buyers that purchase closer to completion within projects helping increase the equity for those that got in early & the profit for the developer. Today’s price for tomorrow’s equity – An off the plan purchase means you can lock in the ownership of a property, without having to settle for an extended period of time. You only need to put down a deposit to secure “today’s price’’, it doesn’t matter if the market value has jumped by settlement time, you don’t have to pay more. It may be one or two years before settlement, so capital growth can often make your initial deposit more valuable in the meantime. The risk here is that the value may decrease in this time, so it is important to be sure about the area, not just the property. If you intend to hold the property long term, value fluctuations in the

immediate future may not overly concern you. Time on your side - You have more time to save (particularly if construction hasn’t started yet) so you won’t need to borrow as much. The long settlement period means you have some breathing room to take care of the investment, or to organise to move house if you intend to be an owner-occupier. You also have longer to shop around for the mortgage that suits you best. Government incentives –Here in the NT a first home buyer can receive $26,000 incentive to buy new. These sort of incentives can be seen Australia wide as governments attempt to stimulate the economy through construction & rectify our housing shortages across the nation. Pick of the bunch – Getting in early allows you to choose your purchase from a range of properties within the development. You can grab the one with the best view, or that’s furthest from a busy street. You don’t usually have multiple options within the one specific location when buying an established property. D o ing you r r e sea rc h The benefits show that buying off the plan can be a strategy that works for many investors. Naturally, you have to do your regular research to ensure that the numbers work for you, including finance, return, growth potential, gearing, depreciation benefits and so on. Property is a long term investment. Providing you are buying with the intention of holding long term, buying off-the-plan works well for most investors.

The Darwin Market is certainly on the move and recent research reports have indicated established properties are selling well and in most cases, quickly.

This has led to a situation where developers have sold most of their stock and have commenced construction on new buildings. Unlike individual houses or townhouses which would take only months to complete, a large residential tower in the CBD could take up to 2-3 years to complete. Buying early into one of these developments when it is only a set of plans and a contract is where the process of “BUYING OFF THE PLAN” comes from. There is no finished product for buyers to view so it’s a little complex and some clear guidelines should be set up to guide you through the process to a successful conclusion. Lets look at 6 benefits for “BUYING OFF THE PLAN” 1, Better Choice, When a developer first releases a large CBD tower like “The Lenz” which is Gwelo’s latest tower in the CBD, the banks need some pre sales to gauge the buyer’s acceptance of the new structure. To attract initial buyer interest in the building, the developer will quite often offer a presale (discounted) price initially to early buyers to gain enough pre sales to satisfy not only themselves, but also the banks that the building will be a commercial success. “So benefit 1- you save money if you buy early in an off the plan development.” 2, More Choice, Many buyers I know and work with (including myself) like to get into this stage early as not only do we get a discount, but we also get choice. If you’re early enough, the whole building is for sale and you have a huge choice of different designs and layouts to choose from, different views and different levels. “So benefit 2- you have “more to choose from.” 3, Secure the property at today’s price, Anyone who has lived in Darwin for more than 5 years would know that we are a fairly unique market place with strong economic drivers shaping our economy and driving our property market forward.

With Inpex, the marine supply base, new ports, new goal, airports and major shopping Centre’s and many more multimillion dollar contracts going to local contractors, we can, with some certainty, hope that past price rises in Darwin will continue into the future as well. “SO BUYING OFF THE PLAN” property could gain you some built in capital growth. If you purchased off the plan 2-3 years ago in Darwin, the chances are your value would have increased over the 2-3 years construction period. So by locking in a price today, your property may go up in value over construction. “So benefit 3- you may pay today’s price but in Darwin’s rising market it may be worth more at settlement.” 4,Time, Another advantage for first home buyers and investors is that buying off the plan gives you up to 2 years over the construction period to get your savings in order. You could save a bigger deposit in the 2-year construction phase if you’re a first timer or an investor. Get your affairs in order without rushing, as you would with a ‘normal’ buy. “So benefit 4- Time is on your side to plan and save.” 5, Low initial outlay, Unlike a normal purchase, buying of the plan allows you several options in paying the 10% deposit required to secure your purchase. Option 1 - Using equity in your home to fund the 10% deposit on your new purchase. Almost all the banks will allow you to use the equity in your existing home to cover the 10% on your off the plan purchase. At Gwelo, we then put that deposit into an interest bearing bank account and you (the purchaser) receive all the interest earned during the construction phase, which could amount to many thousands of dollars. Option 2 - Bank guarantee as your deposit. If you have equity in your existing home, many banks will let you organise a bank

guarantee which means the bank will send a letter to the developer stating that you (the purchaser) are backed by the bank as a good investment, and essentially “good” for the deposit at settlement for the OFF THE PLAN property. Only the bank costs for setting up the guarantee and this is payable up front. The deposit isn’t paid until completion of the project. “So benefit 5- Flexible terms for the deposit. You have time and options with the bank is on your side.” 6, Tax advantages, The Australian Tax system allows us to claim several depreciation items on new properties. The main deductions for tax are; 1. Bank interest 2. Strata costs 3. Building costs 4. Fit out costs 5. Bank set up costs These deductions are maximised based on how new the building is. “So benefit 6- Tax advantages = money in your pocket.” If you would like to find out more about buying of the plan or what current and future Gwelo Development opportunities are available, phone Simon Connelly on 0411 210 744 to book a free consultation or a seat in our next free Y Darwin Investment Seminar where we provide the most comprehensive look at Darwin, the NT and the do’s and don’ts of property investing. Did you know you can secure an off the plan property with as little as a 10 per cent deposit?

Final word of advice for people buying off the plan: Always find out first your capacity to borrow and ability to purchase. When you know you are in a position to do so, usually with a pre-approval in hand, you can look at properties to find out which ones will suit you. Never sign any contracts without having your finance sorted first.

The balance won’t be due until construction is complete, maybe a year, or two, or three, down the track. “This gives you time to get the remainder of your finances in order, or save more money to reduce the amount you need to borrow,” says Janine Ashmore, Senior Broker and business manager for Aussie in the Northern Territory. "If you were building you would need to pay for the land and pay the builder throughout construction while possibly also paying rent. For some people this is easily managed, but for many this can be a strain.” Getting in early can also save you money. Janine says the first properties sold are often the cheapest as developers are under pressure to recoup costs. “It also means you have the pick of the bunch, and can choose the place with the best view, northerly aspect or furthest distance from a busy street.” Off the plan properties in highly-sought after areas can even make you money, with increasing property values and strengthening markets during the construction period. Janine says she and her team at Aussie can help clients select the right finance options for their investment. “We also work with some of the top developers in the Northern Territory, which makes the process easier and gives our clients some confidence in their off the plan purchase.” Janine is one of four Aussie brokers in the Northern Territory, supported by one support staff member and soon to be joined by two more. Collectively, the team shares almost 40 years of lending experience. It’s a career Janine says she was drawn to ‘like a duck to water’. “I had studied law while having my children and while setting up for a legal career, decided to study finance for a better knowledge of the field.” Janine has worked in the home loan industry for 11 years now and in that time has received two Australian Mortgage Awards for her expertise. She says helping people achieve financial security for retirement and assisting young couples to buy their first home are the highlights of her work. “It’s a fact that superannuation alone won’t be enough for the quality of life we all enjoy while working,” she says. “A lot of my clients are starting to reap the rewards now after 11 years of owning their own home they are on their way to owning their first investment property with several others in their portfolio. It’s great getting people excited about a financially secure future.”

Thinking of buying property off the plan? First, BankSA NT mobile lending manager Leonie Attrill suggests you ask yourself four questions… • Am I willing to tie up funds for a deposit, or pay for a bank guarantee while the property is being built? • Can I afford to lose my deposit if I can’t go ahead with the purchase upon completion? • What would happen if my circumstances changed during construction? • If the completed property is valued at less than what I paid for it, how would that effect my finances? If you can’t answer those questions, don’t worry. Leonie and the BankSA teams at Darwin City, Casuarina and Palmerston are ready to help. Bank SA will celebrate 30 years of helping Territorians next year, and currently has 35 staff working across the NT. Together they offer a full service proposition including personal and commercial banking and lending solutions, home and investment lending, insurance products and financial planning. In her role as mobile lending manager for the Darwin area, Leonie assists people with home

and investment loans, offering flexible day time, afterhours and weekend appointments at clients’ homes and workplaces as well as the branches. In the industry for more than 13 years, Leonie has worked in a variety of roles in finance and banking, previously managing branches and working as a district manager and lending manager. “My passion is helping clients make their own dreams come true through providing financial solutions and advice,” she says. “There is nothing more rewarding than seeing your client move into their first home or buy their first investment property or build a property portfolio and know you were a key part in making that dream become a reality.” A growing number of BankSA’s Darwin clients are buying property off the plan, which Leonie says requires some special considerations. “When someone purchases a property off the plan they are essentially buying at today’s prices a property that will be finished in the future,” she says. “Because off the plan purchases may take months and sometimes years to complete, it

often means financiers are unable to provide a full approval for the purchase until it is completed. This is a risk borrowers need to take into consideration when purchasing and paying a deposit for an off the plan purchase.” Leonie says there can also be advantages to buying off the plan, including the $26,000 First Home Owners Grant and increased property value. “If you purchase a property off the plan at today’s prices and it takes a number of years for the property to be built, that property may be worth more than you purchased it for upon completion.” Leonie encourages anyone considering buying off the plan to first sit down with an experienced lender to review their financial circumstances.

Measure your space first then pick a size and shape that will fit the space Pick a colour and pattern that matches some other feature in your home or at least doesn’t clash with anything that you already have.

Consider materials - Natural fibres such as grass, hemp, jute, or sisal are very strong and sustainable, plus they add texture to your space however in our climate they are susceptible to mould and will eventually break down. Synthetic coverings, such as polypropylene or plastic rugs are much more durable, they often come in a range of brighter colours, can be easily hosed down and dry quickly. Additionally, they are lightweight so you can easily roll them up to move them around. Perfect for the wet season!

The recent policy decision by Australian Governments to have more houses built on ‘compact’ blocks only highlights a trend which has been continuing in Australia for several years. In Canberra it is being used as a weapon against falling affordability. Smaller blocks should mean lower land prices and a cheaper final cost to the consumer. Elsewhere it is seen as a response to consumer demand as people have less time and energy to tend large gardens. South-east Queensland and Adelaide developers have already taken the initiative, with parcels of land as small as 180 square metres being offered at the Springfield Lakes Estate at Ipswich and Lights view in Adelaide. In the distant past most migrants came to Australia to escape the unhealthy, overcrowded cities of Victorian Britain. As a reaction they spread out on quarter-acre blocks and wide streets. Those days are long gone and increasing numbers of people are discovering the

advantages of well-planned intimate living. Real estate agents are reporting a greater sense of community in these housing clusters. “You get to know your neighbours and if there is less open space, there’s less room for unwelcome strangers to lurk,” she said. Architects and home designers are adjusting to the trend. In the past smaller houses and flats conjured up images of boxy rooms thrown together for people who could afford no better, but as one designer says “a small budget does not mean that you have to have small ideas”. Her plan is to emphasise the scaling down “anything else looks like an apology” – with dark colours producing a warm, intimate effect. A smaller house means less furniture so what you do buy can be of a better quality. Research show that smaller or “boutique” blocks as real estate agents prefer to call

them, are attracting a high proportion of owner occupiers as opposed to investors, with the result that the home and surrounds are likely to be better cared for and will hold value over time. People interested in homes on smaller blocks should consult an HIA builder or home designer. For more information on smaller homes and design generally log on to homesite.com.au Australia’s premier home and garden website. Further information: Call 89956300

While a great deal has been reported concerning foreign investment in real estate, the reality is that much of this investment is in upper price ranges and capital cities, and, is centred around high profile trophy properties according to O’Donoghues First National Real Estate principal, Jeremy O’Donoghue. ‘Understandably, there has been a great deal of media attention devoted to the strong prices being paid for some properties in higher price ranges’ said Jeremy. ‘The public perception seems to be that Mainland Chinese buyers are investing in Australian property at an alarming rate, to the cost of Australian residents and first home buyers who cannot afford to compete’. Jeremy believes the reality is quite different and that the problem lies firstly with the lack of accurate information concerning foreign investors. With the average property investment approved by the Foreign Investment Review Board (FIRB) being $1.6 million, it’s unlikely that many first homebuyers are affected. ‘The FIRB’s policies are not the 130 DarwinLife Magazine

problem, however, FIRB’s ability to monitor compliance with its rules and the residency of buyers could be improved. Fortunately, there’s a likely solution in eConveyancing’. The First National Real Estate network recently addressed a House of Representatives Standing Committee on Economics inquiry into foreign investment in Australian residential real estate. The national network of over 400 offices presented its experience with foreign investment and suggested that greater regulatory attention is needed. By cross matching data, that could be made available through eConveyancing, and asking a few more questions about residency, the Government would be in a position to better understand whether there is, in fact,

an issue with rules being broken. ‘Australia has long depended upon migration and foreign investment. It’s vital to a thriving economy in a country with a comparatively small population’ said Jeremy. ‘We benefit culturally and foreign investment in new developments helps the nation address it’s housing supply shortfall, which helps keep dwelling prices and rents realistic’.
