SALTWATER CHRISTMAS CRAFT FAIR Sunday 23 November, 10am to 3pm The Saltwater Craft Fair is an outdoor art gallery with the laid back feel of a Darwin market. Eighty of Darwin’s best artisans and craftspeople will be selling handmade artworks. All work on sale is original, handmade and crafted in the NT. The 23rd November will be the perfect time to tick off your Chrstmas shopping list with unique gifts that will be treasured. VARIETY SANTA FUN RUN/WALK Sunday 30 November, registrations from 7am, race at 9am The 2km Variety Santa Fun Run will take place at Darwin Waterfront. Adults $30, children $10 and family registrations are $70. Money raised will go to empower Australian children who are sick, disadvantaged or have special needs. After the run, grab a coffee or brunch from precinct retailers, take a refreshing dip in the Recreation Lagoon or Wave Lagoon. Kids fun will continue with free water tag activities and face painted on the lawns until 11am.
SANTA VISITS THE WAVE POOL Sunday 14 and 21 December, 11am until 2pm Santa will bring fun activties for kids in the Wave Pool until 2pm. There will be dance competitions, Christmas craft, games with prizes and treats from Santa! Many factors such as availability, affordability, brand, os, physical size, scalability and remote support will affect the choice of server. Three major considerations for buying the server are as below.

The most basic ones are tower servers. They look like workstation-and typically used by businesses with 25 or fewer employees. The advantages are easier cooling, low component density and scalability.

For a basic server, a good processor, such as an Intel Core or AMD A or FX series is adequate, though the most powerful servers are driven by ‘server grade’ processors such as the Intel Xeon or AMD Opteron. More memory is good for better performance; 16GB is not a bad place to start.
• Server storage: Since you will be storing all your business programs and data using the server, at least minimum of 2 TB is recommended for a start. Servers are built to take multiple hard drives to cater for future growth in data. When it comes to hard drives, SATA drives are good for normal operations and for higher performance SCSI or SAS drives are available. Also, for additional data protection, hard disks can be configured in RAID1, 5, 6 and 10. It is essential that your server has a reliable data backup capability.
• Right ports for your server: All servers will come with at least one network port and USB 2.0 ports or 3.0 ports. If you’re going to back up a lot of data to an external drive, look for an eSATA port – these can offer 6Gbps bandwidth considerably speeding up backup tasks.

Choosing an operating system for your server: Windows and Linux Many small business servers run a Windows operating system. Linux is extremely capable and essentially free software, and is growing its presence in the business sphere. Windows can run on a number of hardware from different vendors. Most businesses seem to consider Windows Server 2012 standard or essential. Cloud computing is an alternative to in house server (e.g. office 365, sky drive, ). • Network Attached Storage as an alternative to a server: Network Attached Storage or NAS, is an external hard drive with a network interface. The latest versions of NAS come with relatively sophisticated server software and offer functionality of heavy-duty servers at a fraction of the cost.

We put a lot of passion and love into what we do.” Since buying her first cookbook at the age of nine, Popi has always loved entertaining others with her unique creations. Growing up in a Greek family she’s had a lifelong passion for food and celebration, but also enjoyed

any opportunity to create new and exotic flavours. Establishing Antiquity, she aimed to create a restaurant of quality, authenticity and individual character.
“Growing up I did a lot of cooking for my mum and made a lot more Westernised foods which she adored, and that’s really what has inspired Antiquity and everything we stand for,” says Popi. “While we create meals and use ingredients that date back to ancient Greek times, we have created something special, something unique, something that is relevant to this
time and place while representing who we are and where we come from.” Antiquity is just as renowned for its signature cocktails as it is its food, and there’s some new creations on the cocktail menu to celebrate the festive season. Among them are the Mastica Mojito and Baklava Delicatessen, and Popi promises plenty more tantalising surprises. All will be revealed at Antiquity’s upcoming Cocktail Launch Party (keep an eye on Facebook for dates) which will combine new Greek themed cocktail combinations with Greek mezze to share. “Instead of everyone having their own entrée, main and dessert, everyone shares everything, you can pick what you like, and in sharing the food you share conversation and laughter, enjoy a drink together and talk about life. It’s more than just a meal, it’s an experience.” Antiquity was awarded the Minister for Business Encouragement Award at the Australian Hotels Association Awards last year – an impressive achievement for a

School has been an international school and member of the Council of International Schools (CIS) for sixteen years. In 2013 the School was accredited as a Cambridge International School by Cambridge University’s Cambridge Institute, and is able to deliver their courses and to be an examination centre for Cambridge Institute programs. The international curriculum from the United Kingdom’s Cambridge Institute is delivered in over 9,000 schools in 160 countries. In 2015 the school will join with eight leading independent schools in Sydney and Perth to be amongst the first schools in Australia to offer established Cambridge primary and secondary international programs along with the Australian curriculum. Middle School students will begin to complete subjects from the International General Certificate of Secondary Education (IGCSE) in 2015. The school also has extended its Dance and Sports programs into the international arena. In recent years the school’s dancers have

completed a special dance extension program at the National University of Singapore twice a year. In 2013 the school started its own Basketball Club to allow its students to play in the local community competition. From these teams a number of girls and boys have been identified for a special international basketball coaching and playing program. Director of Community and Elite Sports, Angela Foley, says: “Students have committed to a program of early morning training sessions three mornings a week at 6.30 am. They have seen their skills and confidence grow in the last six months and are now ready for this international competition”. Similar international sporting trips are planned next year in other sports. Co-curricular activities have also benefitted from the increase in students coming in from top international schools around the world.
In 2013 the school introduced an after school Clubs program, similar to those found in leading international schools. Currently the school has over thirty Clubs operating after school in a range of interest areas. Thai pancake ($12.00) - A light, crisp pancake, filled with minced pork, local prawn bean-sprouts and shredded coconut; a complex balance of sweetness and savoury. The flavours will dance in your mouth! Oysters ($19.00) - Fresh SA Coffin Bay oysters, bursting with the flavours of the oceans, together with the zing of chilli and lemon grass. Fabulous! St John Ambulance has been caring for the people of the Northern Territory for more than 50 years. It’s a self-funded charitable organisation with eight stations across the Territory, operated by a small but dedicated team of staff and 500 volunteers. These officers attended to 44,695 jobs in the past financial year, helping one in six Territorians. The St John Ambulance Paramedic of the Year Awards acknowledge this outstanding performance.
This month, your family or someone you know might need help from St John Ambulance crews and paramedics. “Paramedics have one of the most challenging and important jobs in our community,” says St John Ambulance NT CEO Ross Coburn. “Whether they’re attending the scene of a car crash or reviving a cardiac patient, saving lives is all in a day’s work for a St John paramedic.” But Dean Featherstone, this year’s St John Ambulance NT Paramedic of the Year, says it’s not always ‘lights and sirens action’. “Perhaps a young child has busted an arm or ankle, or an elderly lady has fallen ill and she’s surrounded by worried family,” he says. “The important thing is to be there for those people in their time of need. No matter how small it may seem, if they called 000, they have no one else to turn to. My job is to support them on their health care journey from their home to the emergency department, and I’ll try to get a smile out of them on the way.” Becoming a paramedic was the last thought on Dean Featherstone’s mind when his work in mango production brought him to the Territory 10 years ago. But a longing for an exciting new direction
with an opportunity to travel and work in a variety of areas brought him to St John Ambulance in 2011. And travel he did – working four days on, four days off at the Tennant Creek station, completing the 1400km return road journey to his home in Katherine each week for two years. He’s even been known to arrive at jobs by four-wheeldrive, air and boat. He has since completed his first round of studies, worked in each of the eight stations, been awarded Student Paramedic of the Year and was recently married. Dean describes the St John team as a family, always waiting with welcome arms. He says it fosters a kind of mateship he never expected. “We’re like a football or basketball team in a way, your colleagues know what you’re thinking, what your next move is, they’ve got your back and you’ve got their trust, and patients know they’re in safe hands.” Dean has also had the opportunity to work with volunteers, and wanted to publicly acknowledge their service to St John Ambulance and the community. “Volunteers are the backbone of what we do, and my hat goes off to them,” he says. “We have volunteers with 25-30 years of service, people don’t even stay in one job
that long these days. Every individual I have come across has their own story to tell, and one worth telling.” More than just an ambulance service, St John Ambulance also provides First Aid Kits and training courses, and conducts fully certified Motor Vehicle Registration and roadworthiness checks for the public. All proceeds support the volunteer arm of St John Ambulance.

Everything goes out the
window! You could even say you mind blanks out the event and finer details are hard to recall. Often when people are mugged they are so caught up in the situation they find it hard to give police a clear description of the offender. Often when people have a car crash or a physical confrontation afterwards everything seems like a blur. It is hard to be under a lot of stress and have a clear mind. However in some cases people can recall everything in details as if the event was in slow motion. More often than not these occurrences are rare. Having a plan of attack is a smart idea for anything you do in life. You need to have clarity to be successful. I have found sometimes that when I have had a martial arts competition I have a plan. Most times it works really
well but it does have its moments where everything goes out the window. It only takes one move or one second and everything is turned upside down. The plan you had or that was going well is gone and you are left in that moment to act. It is a hard place to be in and how you deal with that moment determines your character. It is a scary place to be, however it is in that moment where champions are born. The same goes in your everyday life you may want to apply for a promotion or confront someone and come up with a plan of attack. However often it doesn’t pan out the way you intended and you are diverted. And again in that moment you are left in the dark; hence need to come up with plan B. This is a hard place to be in and you need to be quick on your feet. Whether

This study compared over 1600 people with low back pain, one third took a regular daily paracetamol dose (3990mg), one third took a paracetamol dose when required to relieve pain (dosage varied) and one third took a sugar pill designed as the placebo. The aim of the study was to reduce the low back pain of the patient to at least a 1 out of 10 on a pain scale. Of the three groups mentioned above the regular dosage group improved in an average in 17 days, the intermittent dose 17 days and the placebo group 16 days. These findings suggest that regular or as-needed dosing with paracetamol does not affect recovery time compared with placebo in low-back pain, and questions the universal endorsement of paracetamol in this patient group. Considering it is still common practice for patients to take paracetamol, this high quality research is particularly important as it now implies that some of our most recognised paracetamol brands are no better than taking a sugar pill for the treatment of low back pain. At the end of every year we like to look back to see what we have achieved only to be left disappointed. What starts out in good faith turns into bad luck and excuses all to easily. The truth is several factors contribute to the ongoing failure of reaching our goals. Were the goals reachable in the set time? ‘I would like to win an Oscar, start a family and deadlift 300kgs before Christmas’ How did we plan to reach these goals? ‘Squeeze in some training, get the Mrs on board and try out for a reality tv series’ This approach will clearly not work, especially since the goals outlined are out of reach for 99% of people. Aiming high when goal setting is a fantastic idea so long as it doesn’t set you up for failure. A better goal structure for the above statement could be; ‘I will sign up for acting classes, speak to my family doctor and aim to deadlift 20kg higher than my previous best by Christmas’. This is a much more achievable set of

If the goal in question was - ‘Complete an endurance race’ 1- Enter a marathon 2- Meet up with professional coach to devise plan and diet 3- Follow the coaches plan and continue to check in with them as often as possible Or perhaps - ‘Earn more money” 1- Get promotion at work 2- Set out my plan which may include working longer, studying and performance
indicators 3- Stick to plan and timeline to ensure progression The is to make each goal as specific as you can, giving yourself a much greater chance of achieving it. Vague goals are hard to plan for and even harder to achieve. As 2014 winds down to a close we cast our eyes forward to the New Year and what we hope it will bring. It is now most people will make resolutions to eat better, exercise more and get quality time with the family. s far as professional sports go, there is nothing quite like a rodeo in a unique mix of physical and mental skill in a death-defying David vs Goliath showdown. If reputation is anything to go by, the NT is showing the country how it’s done. The last Noonamah Rodeo for 2014 was nothing short of an electric show with pumping attitude. But then again, for those familiar with stock contractor Dallis Wilschefski of Dallas Livestock, you wouldn’t expect anything less.
However, if you happened to have been a part of the population that missed it, here is the scoop on your 2014 Noonamah Rodeo Champions:

But if there was one thing on everyone’s lips, it was the retirement of the legendary Rocksalt, the 750kg bucking machine. With over 6 years in bull riding circuits across Australia, Rocksalt’s unmatched bucking power has given him one hell of a reputation. In his last professional competition, Rocksalt stayed true to his bad attitude; taking on rider Kyle Coombs in a 3 second beatdown. However, while one legend’s professional journey ends, another begins with high hopes for the up-andcoming bull rider’s nightmare, Guns‘N’Roses.

Now in it’s fourth year, the Noonamah Rodeo has grown from strength to strength. When asked what punters can expect in 2015, Dallis simply replies ‘Bigger and better, maybe there’ll be a helipad and a dance troupe there next year’. With backing like the team at Fawcett Cattle Company, it is no wonder Noonamah Rodeo hits the mark. ‘The bulls, broncs, bikes and burnouts put on an awesome performance for the crowd’ Jed Fawcett of Fawcett Cattle Company explains of the last 2014 Noonamah Rodeo. ‘They put on a good night and everyone really enjoys themselves.’ The Fawcett Cattle Company’s sponsor bull for the night was the 650kg long horned Vanilla Ice. While two professional riders tried their best to reach 8 seconds on this mighty beast, Vanilla Ice proved a worthy adversary. If it is one thing that is important to the Fawcett family, it is staying local. Starting back in the 70’s, the Fawcett Cattle Company began with one Kenworth truck hauling cattle and buffalo from mustering camps to abattoirs. But in a process that affected the whole Australian industry, the company faced a possible end when BTEC (Brucellosis and Tuberculosis Eradication Campaign) hit the Northern Territory. This government run initiative worked with the local industry to control and eventually remove the killer diseases Brucellosis and Tuberculosis in buffalo across the Northern Territory. In a testament to the true NT spirit, the Fawcett’s continued on with Jed hauling what

livestock they could to service those throughout North Australia. ‘Fawcett Cattle Company’s lively hood was buffalo and cattle catching, when BTEC hit the NT, it meant that a lot of buffalo were destroyed which also put a hold on us catching and selling them’ Jed explains. In the years since, the company has expanded with an impressive offering of cattle trucks and earthmoving equipment. In particular, the Fawcett Cattle Company (also trading as Fawcett Contracting and Barkly Transport) was a large earthmoving contributor in the development of the Alice Springs to Darwin AustralAsia railway. It is this commitment to the NT and it’s local roots that make the most unique aspect of this hugely successful and dynamic company. Jed states simply, ‘We are still a family run business based in Adelaide River’. Buying off-the-plan essentially means that you are entering into a contract to purchase a property prior to, or during the construction phase of the development, hence the phrase buying off-theplan, as there is no finished product for you to inspect.
B
ecause you can’t actually see the finished product the contract is a more complex document, in other words there will be many more pages detailing what is actually going to be built and how it is going to be built. This is obviously for your protection. Most large apartment and townhouse developments are sold this way. Buyers often wonder why they need to pay a 10% deposit when buying off the plan. Depending on the size of the development and the type of funding, presales may be a requirement to facilitate the project’s forward motion. Banks and lending institutions who provide money to developers to construct property require assurance to reduce their foreseeable risk. A full 10% deposit whether it be by cash or bank guarantee along with a fully exchanged contract of sale is required for a fully qualifying pre sale to be acknowledged by the bank or lending institution. Property investors love numbers. It doesn’t get much more satisfying than snapping up a house or unit for less than its true market value, renting it out for a good return and then sitting back while the compound growth machine clicks into gear. The reason many people like to buy off-the-plan is that they hope the property will be worth more when it is completed. It seems logical that if you were to sign a contract to purchase a property that was for sale at today’s prices, it should be worth more when construction is finished in a few years time. This is based on the real estate principle that as time goes on, property prices go up. Generally,
this is the case. Developers can be up against it when trying to sell properties off the plan. They need buyers to help them cover their up-front financial requirements and help ensure the project is a success. For this reason, those that jump in early will be rewarded the most. Some of the reasons people choose to buy off the plan include: The best price — If you buy very early in the process developers are often keen to secure sales for the project to go ahead and offer bargain prices well under market rate. Once they meet their financial requirements, they almost always up the purchase price on the remaining properties to make up for lost profits. The reality is those buyers that insist that they will only buy a product they can see, touch & feel are typically the buyers that purchase closer to completion within projects helping increase the equity for those that got in early & the profit for the developer. Today’s price for tomorrow’s equity – An off the plan purchase means you can lock in the ownership of a property, without having to settle for an extended period of time. You only need to put down a deposit to secure “today’s price’’, it doesn’t matter if the market value has jumped by settlement time, you don’t have to pay more. It may be one or two years before settlement, so capital growth can often make your initial deposit more valuable in the meantime. The risk here is that the value may decrease in this time, so it is important to be sure about the area, not just the property. If you intend to hold the property long term, value fluctuations in the
immediate future may not overly concern you. Time on your side - You have more time to save (particularly if construction hasn’t started yet) so you won’t need to borrow as much. The Darwin Market is certainly on the move and recent research reports have indicated established properties are selling well and in most cases, quickly.
This has led to a situation where developers have sold most of their stock and have commenced construction on new buildings. Unlike individual houses or townhouses which would take only months to complete, a large residential tower in the CBD could take up to 2-3 years to complete. Buying early into one of these developments when it is only a set of plans and a contract is where the process of “BUYING OFF THE PLAN” comes from. There is no finished product for buyers to view so it’s a little complex and some clear guidelines should be set up to guide you through the process to a successful conclusion. The balance won’t be due until construction is complete, maybe a year, or two, or three, down the track. “This gives you time to get the remainder of your finances in order, or save more money to reduce the amount you need to borrow,” says Janine Ashmore, Senior Broker and business manager for Aussie in the Northern Territory. "If you were building you would need to pay for the land and pay the builder throughout construction while possibly also paying rent. For some people this is easily managed, but for many this can be a strain.” Getting in early can also save you money. Janine says the first properties sold are often the cheapest as developers are under pressure to recoup costs. “It also means you have the pick of the bunch, and can choose the place with the best view, northerly aspect or furthest distance from a busy street.” Off the plan properties in highly-sought after areas can even make you money, with increasing property values and strengthening markets during the construction period. Janine says she and her team at Aussie can help clients select the right finance options for their investment. “We also work with some of the top developers in the Northern Territory, which makes the process easier and gives our clients some confidence in their off the plan purchase.” Janine is one of four Aussie brokers in the Northern Territory, supported by one support staff member and soon to be joined by two more. The recent policy decision by Australian Governments to have more houses built on ‘compact’ blocks only highlights a trend which has been continuing in Australia for several years. In Canberra it is being used as a weapon against falling affordability. Smaller blocks should mean lower land prices and a cheaper final cost to the consumer. Elsewhere it is seen as a response to consumer demand as people have less time and energy to tend large gardens. South-east Queensland and Adelaide developers have already taken the initiative, with parcels of land as small as 180 square metres being offered at the Springfield Lakes Estate at Ipswich and Lights view in Adelaide. In the distant past most migrants came to Australia to escape the unhealthy, overcrowded cities of Victorian Britain. As a reaction they spread out on quarter-acre blocks and wide streets. Those days are long gone and increasing numbers of people are discovering the
advantages of well-planned intimate living. Real estate agents are reporting a greater sense of community in these housing clusters. “You get to know your neighbours and if there is less open space, there’s less room for unwelcome strangers to lurk,” she said. Architects and home designers are adjusting to the trend. In the past smaller houses and flats conjured up images of boxy rooms thrown together for people who could afford no better, but as one designer says “a small budget does not mean that you have to have small ideas”. Her plan is to emphasise the scaling down “anything else looks like an apology” – with dark colours producing a warm, intimate effect. A smaller house means less furniture so what you do buy can be of a better quality. Research show that smaller or “boutique” blocks as real estate agents prefer to call
them, are attracting a high proportion of owner occupiers as opposed to investors, with the result that the home and surrounds are likely to be better cared for and will hold value over time. While a great deal has been reported concerning foreign investment in real estate, the reality is that much of this investment is in upper price ranges and capital cities, and, is centred around high profile trophy properties according to O’Donoghues First National Real Estate principal, Jeremy O’Donoghue. ‘Understandably, there has been a great deal of media attention devoted to the strong prices being paid for some properties in higher price ranges’ said Jeremy. ‘The public perception seems to be that Mainland Chinese buyers are investing in Australian property at an alarming rate, to the cost of Australian residents and first home buyers who cannot afford to compete’. Jeremy believes the reality is quite different and that the problem lies firstly with the lack of accurate information concerning foreign investors. With the average property investment approved by the Foreign Investment Review Board (FIRB) being $1.6 million, it’s unlikely that many first homebuyers are affected. ‘The FIRB’s policies are not the 130 DarwinLife Magazine
problem, however, FIRB’s ability to monitor compliance with its rules and the residency of buyers could be improved. Fortunately, there’s a likely solution in eConveyancing’. The First National Real Estate network recently addressed a House of Representatives Standing Committee on Economics inquiry into foreign investment in Australian residential real estate. The national network of over 400 offices presented its experience with foreign investment and suggested that greater regulatory attention is needed. By cross matching data, that could be made available through eConveyancing, and asking a few more questions about residency, the Government would be in a position to better understand whether there is, in fact,
an issue with rules being broken. ‘Australia has long depended upon migration and foreign investment. It’s vital to a thriving economy in a country with a comparatively small population’ said Jeremy. ‘We benefit culturally and foreign investment in new developments helps the nation address it’s housing supply shortfall, which helps keep dwelling prices and rents realistic’.
