One seminar that will be held all three days of the show from 2 pm – 3 pm will focus on Aging at Home and will focus on tips and suggestions on how to build or renovate your home so if you or a family member lose their mobility options you will not have

to leave your home. This presentation is being lead by the Canadian Home Builders’ Association – Nova Scotia; CARP; Lawtons and Dalhousie University’s Occupational Therapy program.

Even today, in our digital age, there are numerous proponents that state the kitchen is still a social hub. “The kitchen is the heart of our homes,” says Martine Côté, a designer at Mother Hubbard’s Kitchens & Fine Cabinetry. “It is where family and friends gather, it is where most family meet at the end of the day. It is also often the most multipurpose room in the house.” Since the kitchen is “often the most used room of the home,” says Côté, it needs to not only be aesthetically pleasing, but also practical. “The kitchen plays a huge role in family life and with everyone being so busy these days, it needs to function.” At The Real Home Show, you can stop by the Mother Hubbard’s booth and learn about some kitchen components that are both eye-pleasing and functional, not the least of which Canadian Home Builders’ Association - Nova Scotia

are the custom cabinets the company builds in its Dartmouth facility. “This year, Mother Hubbard’s will showcase several options such as acrylic, textured laminate, PET, as well as several traditional materials and finishes for the more timeless look,” says Côté. “The modern look with slab doors is becoming a large portion of our business which makes man-made products, such as acrylic and laminates, excellent choices.” When visiting Mother Hubbard’s at the Home Show, you can also talk to them about their kitchen design service. “From the initial planning to the installation, we offer one of the most comprehensive services,” says Côté. “For those in HRM, we offer free in-home consultation, we will develop a design concept based on the customer’s requirements, suggest


colour combinations and we thrive to make each and every kitchen the best it can be within the customer’s budget.” When looking for ideas for your customized kitchen, it is also a good idea to stop by the Station12 booth. A Dartmouth showroom, Station12 melds the works and expertise of two companies - Progressive Cabinets and Living Lighting. “The kitchens we design feature some innovative lighting and cabinet options,” says Station12 showroom manager, Lauren Langlois. “We can show you a variety of features from inand under-cabinet lighting, to cabinet doors that open with the touch of a hand.” In Burnside, Progressive Cabinets makes customized cabinetry for

kitchens and other parts of the home. Living Lighting presents lighting options for every room and the outdoors; for kitchens, choices range from lights that illuminate an island and hanging pendants to brighten the dinette, to hanging lighted pot racks and recessed fixtures for both ambient and task lighting. At the Home Show, you can speak with Station12 staff about what your new or improved kitchen might entail. “It’s about ensuring the design has a visual impact that the client wants, but that it also flows well in terms of utility,” says Langlois. “Our designers aim to customize solutions so that a new kitchen fits within the client’s budget, lifestyle and vision.”

arious studies show that a new, attractive front door can literally and perceptively increase the value of a home. The American company ThermaTru, for instance, released results in early 2016 that stated home buyers would pay approximately 4.2% more (or on average $18,750) for a home with an eye-catching front door.

Local experts concur that doors, as well as windows, can increase the value of a home. “To change windows and doors is a reasonably small investment to change the look of the house, the curb appeal and the market value,” says Brian MacPhee, President of Alweather Windows & Doors Ltd.

“Quality windows and doors not only improve the aesthetics and market value of the home,” says MacPhee, “they also make a home more comfortable. And energy efficient models – such as Low-E windows – lead to cost savings for the homeowner. It’s a year-round costsavings to have a more efficient window, as there are directly-related dollar savings from the reduced heating and cooling costs in your home.” The Alweather team will be at The Real Home Show displaying samples of windows, doors and siding. Rather than bringing in all of the items they supply, the company will be showcasing some of the trendier items. For example, they will have some Andersen products on display. “They have a lot of character,” says MacPhee. “There are a lot of colour options available and there are some things that are a little unique and a little different than just the regular, vinyl white windows.” You can also talk to Alweather staff


about their estimator services – where experts go to the home to discuss window and door options – and installation services. “We have an average seniority of 15 years in our specialty company,” says MacPhee. “So we have a very experienced group of people you can talk to.” You can also stop by the Revolution Windows and Doors booth to discuss window and door options as well as how to have them installed at your home. The company will be showcasing some Sierra Pacific models as well as Laflamme products – which produces wood, PVC and hybrid windows and doors. President of Revolution Windows and Doors, Bob Wood, has been in touch with window and door trends over the years. “What we find now with doors is it’s not your everyday white door – there’s now black, brown, red, green, deep blues…” he says, adding that Pella, another product line his company supplies, now offers a swatch of vibrant and bright colours. Wood points out one particularly new change he’s noticed, “For the last five years, a lot of homes and apartment buildings have been going with black exteriors. They have been quite popular on entry doors and also on windows. But one of the recent trends the last two years is having a black interior as well.” Investing in quality windows and doors not only pays off when it comes time to sell your home, but it also pays off if you plan on staying in your home long term. For example, “a quality wood aluminum-clad product should last a homeowner 50 years,” says Wood. “Putting in great quality windows and doors is something that you’ll probably only have to do once if it’s done properly. That way it saves you money in the long run. The problem with going with less expensive but lower-quality windows and doors is that you may have to do it two or three times, which in the end can end up costing you more.”

t is often said that the two most important rooms to renovate in a home are the kitchen and bathroom. “My advice,” says Desmond Wright, “is if it’s within your budget to add upgrades to your new home or home renovation, choosing these two locations within your home is a great, and safe, place to invest.”

Desmond Wright is the president of the Fredericton-based company J. Wright Sales, a manufacturing sales agency of predominantly plumbing brands. If you want to lay your eyes and hands on a vast array of bathroom products, you’ll definitely want to stop by the company’s booth at The Real Home Show.

Wright Sales will be displaying some items from Fleurco, which produces and distributes a variety of bathroom components, from acrylic soaker tubs to illuminated mirrors. “Fleurco is on the cutting edge for design when it comes to shower doors and acrylic bases,” says Wright. “They have invented many of the trendy looks in washrooms today.” Wright will also be displaying a 36’’ bath vanity from Foremost, as well as faucets from Delta, Brizo and Hansgrohe. “We offer a very wide range between the three,” says Wright. “We have designs and styles for every budget.” Additionally, J. Wright Sales will have some products from Longevity Acrylics, geared towards the aging population, at the Show. “[Longevity Acrylics offers] shower and bathtubs with grab bars that are easy to get in and out of,” says Wright. bath tile wall patterns and some of the more popular colours (such as ‘Silver White Marble’), as well as some simulated granite bathtub wall surrounds.” While at the booth, you should ask about their free in-home consultations for discussing your potential bathroom renovation. “For a lot of homeowners, the bathroom has become an important room not just because of its use or functionality, but now a lot of homeowners are looking at the aesthetics of the room,” says Bowie. “They want something that meets both the visual and practical senses, and sometimes this also ties into resale down the road, as what they do adds value.”

hile at work, you’re able to check your smartphone to make sure your 12-year-old got home from school safely. They come in a myriad of distinctive styles, such as ‘scenic,’‘picket’ or ‘glass,’ and are known for their long-lasting quality at reasonable price points. Capstone is also a dealer of MoistureShield composite decking, which is made from 95 percent of recycled wood and polyethylene plastic. “Not only are there environmental advantages,” says Connors. “Composite decks are also longlasting and don’t require the same amount of maintenance as a wooden deck, but still maintain an attractive appeal.” More and more manufacturers are coming up with a ‘designer series’ of roofing products, adds Connors. “We distribute shingles from quality companies like IKO, Owens Corning and GAF. The former is described as having an ‘artisan-crafted look’ and having a ‘slate-like design…at an affordable price’; the latter’s descriptor is ‘the most authentic wood shake-like shingle you can buy.’ “When you’re comparing shingles that are being produced versus a piece of slate or shingles that are being produced versus cedar wood shakes, obviously there’s going to be a price component, and that’s affordability,” says Connors. “This is at the front end of the trends with respect to laminated shingles.” Connors is looking forward to his ninth year at The Real Home Show. The website explains how time spent outdoors fosters curiosity and physical fitness among children, it reduces the likelihood of obesity and depression, and can even have a profound effect on neighbourhoods – think about how neighbours are more likely to spontaneously drop by if they see you around the outdoor fireplace or sitting out on the porch. Heath Pierson, owner of Blue Ridge Builders, sees first-hand how a quality outdoor space encourages homeowners to spend more time outdoors. “If you just have a little stoop or not much outside to be able to enjoy it then you tend to not go out as much,” he says. “But if you have a nice deck or backyard retreat, and put out a barbecue or some patio furniture, then people tend to use it more.”


Pierson should know, as he upgrades homeowners’ outdoor spaces frequently. A quality exterior in the front of the home is also important, he says. “It’s curb appeal of course. The front of your home is what everybody sees when they’re driving down the road and when they’re coming to your house. You would want to see a nice front porch or deck.” At The Real Home Show, Blue Ridge Builders will be focusing on educating consumers on deck projects. “The first couple questions I would ask (people that come by the booth) are what they want done, if they’re looking for something maintenance-free or a wooden deck, if they want a front or back deck, and see exactly what they want to do,” says Pierson. But you can ask about other services too; Blue Ridge Builders also does framing, garages and indoor and outdoor renovations. They can come to your home to do free estimates. All-Craft Decks and Sunrooms, a full service outdoor living renovation contractor, will also be returning to The Real Home Show. At their booth you can talk to staff about all aspects of creating or renovating decks, sunrooms, gazebos, screen porches and more, from design to completion. “The most common question is about getting the design completed for a client’s new outdoor living space prior to construction,” says Brian Johnston, All-Craft’s project consultant. “We have a full design service that provides a client with numerous options, either completed on plan drawings or as full 3-D colour renderings if they need to see a life-like image before the project begins.” At The Real Home Show, All-Craft will be showcasing a variety of products, from outdoor LED lighting systems to a “full display of alternative decking and railing products,” says Johnston. “There are numerous different railing systems available today. People are now not looking for just the normal wood baluster rail, but anything from aluminum balusters to a full aluminum railing, tempered glass railings and manufactured PVC and composite railings.” All-Craft will additionally be displaying

a full-size deck made with Trex composite materials, and they will have samples of Goodfellow Terra Earth Tone decking, which Johnston describes as “the natural wood product now becoming the most used.” The All-Craft team would be happy to discuss the maintenance involved (along with options) and cost differences between wooden and composite decks as well. “The way to compare whether you spend the additional cost on building a composite deck, such as a Trex composite deck, is looking at the long term,” Johnston says. “The upfront cost is going to be quite a bit

more. But if you look at it over a 20-year period, with a wooden deck every year you’re putting a water sealant to it, or you’re staining it or something. If you add up your material costs of treating it and staining it every year, plus your own labour, it’s going to be pretty equivalent over a 20-year period to your upfront costs of the Trex composite deck.” Johnston adds, “Many homeowners know they don’t want just a square deck anymore. But what they can have added to their house that fits their style and pocket book, that’s where we come in.”

iving without a kitchen sink during a renovation might be annoying, but there’s more to consider than the fact that you’ll be washing dinner dishes in the tub for a while. Damon Alcock with Construction Safety Nova Scotia says he always wants homeowners to really think through how they’ll live safely in the midst of a renovation. “The safety of themselves, children and pets should be taken into consideration if they decide to live in the home during the renovation,” says Alcock. “Children or pets playing in and around the home could get seriously injured if there is not a physical barrier between the living areas and the work area.” It’s also important to know how the renovation zone will be left at the end of each work-day. Will it be off-limits completely, or safe to enter? Will you have access to power or water, or will there be exposed wiring and incomplete plumbing that shouldn’t be touched? Alcock says it all comes down to hiring the right person – or team – for the job.

Worksite Safety Tips “Does the contractor have WCB coverage? Do they have the appropriate training to do the job you need completed? Do they have the proper safety training? Is the company COR (Certificate of Recognition) certified?” says Alcock. “Ask to see proof of all of these.” If you’re preparing for a renovation, Alcock says to get everything in writing. This can prevent legal headaches down the road, but it could also be critical to keeping everyone safe. “Always have a discussion with your contractor prior to any renovation to ensure both parties understand how they can work together to ensure no one gets hurt during the renovation,” says Alcock. “Having both parties agree in writing how the project will progress with respect to working safely and ensuring everyone does their part to ensure the safety of others is extremely important.” But it’s not just the safety of you and your family that needs to be considered. Alcock says it’s the renovators – the ones on the front lines of the project – who put themselves into potentially dangerous situations as they take down walls, climb

In order to bring that figure back down, Alcock says homeowners and contractors must always prioritize safety. “Everyone must do their part to help keep everyone safe – so that not only you can enjoy your home and family, but your contractor can return to their home at the end of the day and do the same.”

building or renovation permit gives you something important – permission to move forward – but it’s also about getting sound advice that could make all the difference in the project’s success. Jim Donovan, manager of municipal compliance with HRM, says a permit is “much more than a permit” – it’s also critical advice from professionals who understand both the law and the requirements of a building code. “Homeowners should think about the kind of third-party, objective technical support they could be getting from a building official,” says Donovan. “They understand all of the regulatory instruments and other sorts of permits that might be necessary, and that advice is invaluable.” He says homeowners often assume a project is “minor” and there’s no need to involve building officials. But moving forward on their own means they’ll likely lose money by having to go back and redo the work properly later on. “If you’re going to build an addition on the front of your house, you may have to move the power lines, you have to be aware of underground gas lines, and you might even need to move the sidewalk,” says Donovan. “There could be other utilities that need to get involved with their own approval processes. There’s a lot to consider.” If you’re feeling flustered about how to get started, Donovan says not to worry – just pick up the phone and start asking questions. He jokes that building inspectors don’t bite and they’re happy to help you out. “We can tell you how long it will take to get your permit, how much it will cost, and if there might be any other permits you require,” says Donovan. “It’s a very straightforward process in most cases. Donovan adds that while most Nova Scotians trust new home construction projects to a contractor, there are a few who build on their own. Since there’s an expectation they need to understand

Building Permits the process just as well as a professional contractor, it is more likely they need the help of a building inspector more than ever. Luckily, HRM’s building and renovating website (http://www.halifax. ca/building-renovating/) is designed to walk homeowners through the steps of a renovation or new constrution project. Permit fees are reasonable and can now be paid using a credit card. Donovan says the process is designed to be as easy as possible for homeowners – and it’s certainly a bargain. “You’re not going to get $75 or $100 advice like that anywhere else – along with five inspections over a matter of months,” says Donovan. “It’s a good deal.”

With winter well underway, many Nova Scotians are thinking about how to keep our homes warm and cozy, and still keep our bills affordable. A heat pump is a great option for almost every home. We spoke with a Heat Pump Contractor from Nova Scotia Power’s network to learn more about how a heat pump can keep homes comfortable and save money.


SO WHAT IS A HEAT PUMP? AND HOW DO THEY ACTUALLY WORK?

WHAT SHOULD I CONSIDER BEFORE GETTING A HEAT PUMP?

A heat pump is an efficient heating and cooling system. Nova Scotia has one of the best climates, as it is fairly moderate year-round. When it’s cold, a heat pump absorbs heat from the air, water or ground outdoors and brings it inside to warm a home. In the summer, a heat pump works in reverse, absorbing heat from the air inside the home and releasing it outside.

The best thing people can do is talk to an expert—one of Nova Scotia Power’s participating contractors. They’ll be able to think about your home as a whole, and recommend the right system for you. It’s important to understand how energy efficient your home is already, since that could impact the size or kind of system we’d install. We also always recommend that a customer get more than one quote for a system, and ask their contractors any questions they might have.

IS A HEAT PUMP RIGHT FOR ME? Probably! The technology is very versatile, and we can find a solution for almost any home. They’re one of the least expensive ways to heat your home compared to fossil fuels. The option for air conditioning is a major benefit to customers as well. Whether you’re in an older home with an existing heating system, planning to renovate, or building a new home and considering your options, there’s a heat pump system that can work for you.

HOW DOES INSTALLATION WORK? ARE THEY HARDER TO INSTALL IN OLDER HOMES? Installation will vary depending upon the type of system you choose. Some systems require ductwork installation, and others do not. Most heat pumps are very simple to install, and the disruption to a family is very small, usually just a day or two of work and they’re up and running. Your contractor will work with you to take care of all the details.

HOW WILL A HEAT PUMP HELP SAVE ME MONEY? Heat pump technology is remarkably efficient, especially in our Nova Scotian climate. For every watt of electricity needed to run a heat pump, you get up to three watts of heat transferred into the house. Because of this, they help increase the EnerGuide rating on homes. They are so much more efficient than traditional ways to heat a home like oil, and customers can save a lot on their heating costs. Plus, with the ongoing fluctuation in oil prices, you can’t always predict what the cost to heat your home will be; but with a heat pump, you won’t have any surprises.

ARE THERE OTHER BENEFITS PEOPLE MIGHT SEE WITH A HEAT PUMP? Other than cost savings, the biggest benefit is removing the need to burn fuel in a home. It’ll mean that pollutants are removed from your home, and many people gain quite a bit of space removing an oil tank. Removing the oil tank also means eliminating the general risk associated with having an oil tank. Heat pumps can also help improve the air quality in your home, making them an effective way for people with asthma or allergies to heat their homes.

Homeowner FYI: Considering some energy efficiency upgrades to your home? Here are some tips to keep your project on track! Selecting a contractor

Your home is one of your biggest assets. That’s why it’s sometimes a smarter choice to hire a professional, rather than take on the job yourself. The last thing you want to do is rush into a decision and say yes to the first contractor you talk to or the one who gives you the lowest price. Choosing the wrong contractor can lead to stress, added expenses, delays, subpar work and even legal problems – things every homeowner wants to avoid. When you start interviewing potential contractors do your best to observe their level of professionalism. Courtesy, honesty, punctuality and good communication are some of the most important attributes a contractor can have, next to their basic technical competency.

Go with who you know

The contractor you’ve already had a positive

Energy Efficiency experience with will most often be your best choice. The next best option is to go with a reliable referral from a family member or friend who has had direct personal experience with the contractor. Alternatively, if you have had no direct experience with the contractor you may consider them based on their reputation. Don’t be shy about asking them for references. Any good contractor should have no problem providing them. You also can check out potential contractors through a trade association or general advertising. Pulling names from the phone book or online should be your last resort. If you must do this, be extra cautious and ask them the 12 questions in Efficiency Nova Scotia’s online Guide to Selecting a Contractor.

Licensing, insurance and you

Having a license and insurance demonstrates a contractor’s credibility and knowledge. A trade license (where applicable) shows that the contractor has taken an exam and proved they know building codes and processes. All Journeypersons and registered

apprentices in Nova Scotia carry a photo ID that specifies their trade. For more details on hiring a Journeyperson, visit the Nova Scotia Apprenticeship Agency at: nsapprenticeship. ca/employers-industry/ hire-journeyperson. If a contractor doesn’t have insurance and a worker gets hurt on your project, you could be liable. It is your right to know what kind and what amount of insurance a contractor carries. You can also contact the Better Business Bureau (atlanticprovinces.bbb.org) to see if a contractor is in good standing.

t’s one thing to customize the home of your dreams, but the decision on where to build it might be the most important choice you make. There are so many factors that go into choosing the community you’ll call home, but Christina Baker with Clayton Developments says it always comes down to location. “[Buyers] need to think about whether or not the location suits their lifestyle. Does it offer the amenities and features they’d like to have in their day-to-day life – like services, shops, daycares, schools, or restaurants?” says Baker. “They might want to live in an area with parks, walking trails, recreation facilities and public transportation.” Baker says the amenities each homeowner wants really depend on where they are in their life. Families with young children often want to be close to schools and recreational centres, whereas that might not be on the radar of a couple whose children have grown up and moved out. Public transportation is important for single-car families, downtown commuters, families

with teens, and residents who choose not to drive. While the Baby Boomers remain at the forefront of homebuyers, Baker says they’re not always looking for what people assumed they’d want. “I think their needs are changing. Everyone said they would sell their homes and move into apartments, but many of them decided they weren’t quite ready for that sometimes-daunting 100-unit apartment building,” explains Baker. “They want something a little smaller and more quaint, where they can get to know their neighbours, be close to amenities and be part of a neighbourhood.” Adam McLean with Armco Communities say he’s noticing more buyers wanting to buy into a “community” brand. “Homeowners take great pride in where they live and want to ensure the community they choose offers good amenities and an eclectic mix of homes ranging from craftsman to very contemporary,” says McLean. “Community features like parks, trails, playgrounds and even retail are becoming the norm for what to expect in a community. route or nearby access to highways remains very important.” He notes that there has also been an increase in first-time homebuyers and “move-up buyers” deciding on a community based solely on the school district. But today’s buyers are entertaining possibilities that never existed even a few decades ago. McLean explains that it has only been in recent years that Atlantic Canadian builders have adopted the style of designing “complete communities,” rather than just a subdivision of homes – maybe with a small park in the middle, if you were lucky. in Ontario and out west, and he says Nova Scotians are loving their convenience. “These communities can be selfsufficient in terms of housing, places to work, places to shop, places to eat and schooling,” says McLean. As more homeowners strive to live healthy lifestyles and increase their activity levels, McLean says a community’s “walkability” is more important than ever. Buyers are also looking for nearby walking trails and parks to make it easier to keep their family active. McLean says Armco’s newly-opened lakefront development, Indigo Shores, has been attracting outdoorsy buyers who are looking for their own piece of paradise on McCabe Lake. “This community is seeing great success as some of the lots have mature trees and are on the water, and there will 30

be community access to the lake via a community park where residents can swim and launch canoes or kayaks,” says McLean. “There are not many boatable, lakefront communities in HRM directly accessible off the highway, and we have a mix of builders with products at various price points.” When it comes to family homes, Baker says there’s been a huge shift in recent years. Compared to what families were purchasing 30 years ago, homes are looking very different. “A lot of people are sacrificing the size of their home but ensuring it has everything they need,” says Baker. “Size isn’t as important as functionality, location, technology and comfort.” The houses may be smaller, but homeowners are choosing quality over quantity – splurging on luxurious finishes and features that make the most of every square inch. If you’re noticing fewer and fewer cookie-cutter “saltbox-style” houses these days, it’s because McLean says that’s no longer the direction most builders are heading. Homeowners don’t like the idea of living in a Stepford-style community where every home is a carbon copy of the one before it. “Builders are continually pushing the envelope when it comes to home design, and homeowners are demanding features in homes in new communities that were Canadian Home Builders’ Association - Nova Scotia

not a priority in the past,” says McLean. “Wood walls, expensive and elaborate lighting, statement staircases as well as home automation and audio are becoming necessary to attract buyers.” As The Parks of West Bedford continues to grow, Baker says it’s offering an incredibly diverse product mix for people of all ages and stages. There’s already buzz over The Parks of West Bedford’s new phase in Cascades Park, which has construction starting in late summer. “Some are in the stage to rent and others are ready for a smaller home, while somebody else may be looking to expand to a larger home,” says Baker. “We have something for everyone, and we really try to give our residents all of the things they’re looking for in a community – like proximity to amenities, parks, schools and recreational facilities.” In the end, McLean says, it comes down to choosing a community you identify with – one that speaks to your idea of “home” and will give you a little burst of pride when you announce your address. “People want to proud of where they live,” says McLean. “The homes’ styles are the largest contributing factor to this. Buyers want to feel like they’re trendy – which hasn’t been seen in the past.” While it’s an exciting decision and it’s natural to want to get started immediately, Baker adds that it’s essential to do your homework. “Choose a reputable developer and homebuilder so you know you’re getting a quality product,” says Baker. “There are too many people who have less than enjoyable experiences, and it doesn’t need to be that way.” “When you find a reputable builder, you can feel confident in the product and service you’re getting.” Choosing where to live and who to build your home are two of the most important decisions you can make. Baker says today’s buyers are being “very discerning – and they should be.” “It’s a big decision in their life to settle down and buy a home,” says Baker. “We want to make sure it’s the right place for them.” END
