Let the Buyer Beware: Adventures in Home Buying
I like to write about actual things I have experienced. Some of these may just be hopefully entertaining, others informative, while others may serve as a warning or cautionary tale. This one may perhaps serve as a partial primer or checklist as to what to do when buying a home.
When I bought my home several years ago I was lucky enough to have the assistance of a friend who was my realtor. He was truly involved just to help me. After a lot of looking I finally found a house that I really liked. It had plenty of space, a large wooded backyard and as we’ve always heard - a good location. I put down my good faith money and had a home inspection done. I was so glad I did. The home inspector found problems with drainage from the backyard that could flood the basement. It
would have cost thousands of dollars to fix the problem correctly. I got my good faith money back and left that deal behind.
The type of loan I was getting did not require a home inspection. Thankfully I listened to my friend and realtor Tony Logan. Some of you may recognize that name. That was his on-air name.
At that time he was a disc jockey for the old 965 Mountain radio station. Tony’s advice would help me when I did purchase a

Tony did his due diligence on the history of the place and found that the seller had received some settlement money due to defective siding. This was not disclosed by the buyer as required by law. The seller agreed to knock some off the price of the house due to his ‘oversight”.

Recently I experienced some deja vu with a home buying experience. A friend had looked at homes for a good while. She had to stay in a motel while she tried to find a house. Let’s just say affordable hotels that allow pets are scarce. The place she was staying was a far cry from the Hilton. She was just about desperate to get out of the place. She got a realtor and eventually located a house she liked. The realtor had a prior working relationship with the builder or whatever you want to call the person having the house remodeled. He assured my friend that everything “would be like new”.
Okay, so far so good. Terms were set and a good faith money amount agreed upon. Now realize I had not been involved in this process at all prior to my friend taking the good faith money to the seller. When I bought my house the good faith money was only $1,000 dollars. I have been advised that typically the amount of the good faith money is a tenth of the home price. This seller wanted over three and a half times the normal amount of the “good faith money”. A warning sign? Perhaps.
A closing day had been set. I asked my friend about having a home inspection. She said the builder/seller had said she didn’t need one. It is my understanding that the realtor pretty much told her she did not need one. I was told the realtor did say she had someone who could do the inspection if my friend insisted on one. Thankfully my friend decided she wanted an inspection and retained an independent inspection company. I was at the house prior to the inspection. The builder/flipper pointed out where he had done a repair on a critical vent in recent days. To me it looked suspiciously like he did it after being told an inspector was coming. The skeptical retired cop coming out? Perhaps. The seller pointed out another thing that seemed trivial at the time. Stay tuned it was critical. Just prior to his leaving the seller made a flippant remark about
inspectors “needing to be tied up” and left in their truck or something. I thought it was odd and definitely inappropriate.
As of my finishing this article the house has not been purchased. We still don’t have a copy of the contract. Your realtor may do this for you. But it may behoove you to do it for yourself. If there were issues in the walk through take someone with you to be supportive and perhaps act as your advocate.
Remember at the closing you are the only person spending money. The others may be there just to make money. There are plenty of honest ethical realtors but always remember, “let the buyer beware”. As someone once said, “trust but verify”. Always good advice. Happy house hunting. - Mark Haskins

The realtor and builder/seller were very pushy about getting my friend to close that day. I was asked by a realtor friend about the purchase contract. I told him we did not have one to refer to. As we did the preclosing walk through we saw some of the repairs had not been completed. The plumbing issue had not been resolved. My friend decided to postpone the closing. Both the realtor and the builder/seller became visibly upset. The builder later asked my friend (when I was out of earshot) who I was. This was really none of his business. He confronted me about my bringing up issues. I told him he told my friend and I that moisture was caused by one thing when actually it was caused by a plumbing issue. My friend was pressured to go ahead with the closing with the issues unfixed. The builder said he would sign an agreement that he would fix the things she specified. My friend “stuck to her guns” and would not agree to the closing that day. The closing was postponed. ENIGMA

A tour bus driver in New York has been fired after a passenger recorded him watching TV shows on his cellphone while behind the wheel. Barry Fisk captured video after the bus departed Manhattan at 8:30 a.m. on a tour booked by company Get Your Guide. The video shows the bus driver watching TV shows on his phone while driving a bus load of passengers. Jones of Des Plaines, Illinois, went on the ‘dark web,’ where she found a company that sells its services of hitmen for money, according to the DuPage County State’s Attorney’s Office. Jones worked at the Loyola University Medical Center in Maywood. She was in love with an anesthesiologist who worked at the same hospital. When the man no longer wanted to be involved in the love affair and broke up with Jones, she decided to kill his wife who is a clinical social worker. Prosecutors said that Jones gave
the hitman explicit details of what she wanted done to the wife of her lover. She gave the company the man’s working hours so that they can find the woman home alone. She also warned them not to hurt the husband and to make the murder appear as an accident. Jones paid the company $10,000 in Bitcoin for the murder. However, someone tipped off the police to her intent and she was arrested. Tina Jones was charged with one felony count of solicitation of murder. Jones is facing 20 years in prison if convicted of the crime. A Florida court ruled that two former neighbors must split custody of a dog after a dispute about who’s the dog’s rightful owner. Judge Lorraine Kelly recently said Tina Marie Walker, 53, and David Somerville, 68, each have a right to Elario, a 4-year-old, 100-pound Labrador and must abide by a visitation calendar to share custody. “Both parties have spent a great deal of time with the dog,” Kelly wrote in her ruling. The fight over
Elario began more than two years ago when Walker adopted the dog from a shelter. Around that time, Somerville’s son asked Walker to check in on his father, who was recovering from lung surgery. The two neighbors began spending a lot of time together and Walker would being Elario. Somerville grew fond of Elario and after dogsitting for Walker when she went on vacation, asked Walker if he could adopt the dog. After Walker refused, Somerville sued her in small claims court. In court documents, Somerville said he has a right to be Elario’s owner because he has spent a great deal of time with the dog, paid for veterinarian bills and is more “financially stable” than Walker. Walker said she plans to appeal the joint custody ruling. “I love my dog,” she said. “It’s all I have in my whole life.”
Marys Police Department posted video showing security camera footage from the burglary. her children. 3 days before her court hearing, Hayda tied up her hands and ankles with zip ties and climbed into the garbage dumpster. She was found the following day. She was taken to a hospital to be treated for minor injuries. Hayda told police that while she was going home from work, a man grabbed her and threw her into a car. He then told her that she will never see her children, before tying her up and dumped her into the garbage bin. After a thorough investigation totaling over 200 hours, Vail detectives concluded that the story provided by the woman, which led police to issue an alert to the community asking about suspicious activity, proved to be fictitious. It was concluded that the woman made up the story in order to sway the judge presiding over the custody case to award her custody of her children. Hayda was charged with false reporting to police, tampering with evidence, and attempting to influence a public servant.

Staffing Woes Last week, Admiral Ronny Jackson has a target on his back. Metaphorically, I mean. Reports about his behavior as White House Physician and his propensity for overprescribing to staff and reporters on long trips are among the allegations toward Jackson. While serving under President Obama, he reportedly was drunk and disruptive when he banged on a female subordinate’s door in the wee hours of the morning. The Secret Service were called in to get Jackson quieted down, for fear that he might wake the President…

Trump’s most senior staffers had quit, switched roles or were forced out, according to a study by the Brookings Institution’s Katie Dunn Tenpas that tracked staffers with the help of a list compiled by National Journal. That statistic has now climbed to 43 percent. That’s more than double every other administration since 1981, when National Journal began the list. Dunn Tenpas found that Barack Obama had lost nine percent of his most senior staffers by the end of his first year and George W. Bush six percent. Ronald Reagan set the previous record at 17 percent… ...”The new Fake News narrative is that there is CHAOS in the White House,” Trump tweeted. “Wrong! 100% Matthew Sweet You can’t talk about early ‘90s power pop and Athens, GA without the name Matthew Sweet immediately coming to mind. Sweet effortlessly mixed traditional power pop with alt-rock to bring an electrifying sound that mixed power chords with great harmonies. With one foot in the ‘60s and the other modern times sing along singles like “Girlfriend”, “I’ve Been Waiting” and “Sick of Myself” dominated the charts and helped chart the course of playlists for commercial alternative rock radio. In 2000 he formed a supergroup with Shawn Mullins and Pete Droge and recorded a series of albums with Susanna Hoffs (The Bangles) called Under the Covers that featured the duo covering some of their favorite rock and pop songs from the ‘60s and ‘70s. It was both. I had become friends with the guys in REM and this girl, Linda Hopper, from Oh OK. They encouraged me when they heard my first four-track recordings. I dreamed of going in studios and recording records. I didn’t think of myself being me - Matthew Sweet, in that way. That was just horrifying for me, but I worked in my bedroom and was very aggressive about who I played stuff for. I made them listen on headphones and a Walkman always. I did start blowing off school for music stuff very quickly. I was only there two years before I got my first record deal with Columbia. I moved there [Athens] in 1983 when I got out of high school and then in 1985, we moved to New York when I did my deal with Columbia. It was sort of a developmental deal where they gave me money for more recording equipment to make more demos and they promised they would eventually make an album, which they did.
YYoouu’’vvee ggoo tt aa nneew w aa llbbuum m cc oom miinngg oouutt,, TToo m moorrrroow w ’’ss DDaa uugg hhtteerr… … Tomorrow’s Daughter is sort of an extension of the album, Tomorrow Forever, which I put out last year. Tomorrow Forever was the album I did for a Kickstarter project and I record-
ed a lot of songs for it. I had all these songs left over that I really loved and I wished could be on it, but the record would have had twenty-something songs on it. So I took all these other songs that I liked, songs that other people liked when they listened to them, and I made this other album. I was supposed to make demos as one of the incentives for the Tomorrow Forever Kickstarter project. After my mother passed, I was sort of weirded out for a few months and didn’t start working ‘til the nest spring. It became quickly apparent that I didn’t have time to make demos and then record the album or it was going to be even later than it was. So what I did was that, for the people who had purchased the download of demos, I gave them this thing, Tomorrow’s
Daughter that I put together as an album. Once I had done that, we wanted to be able to release it so anyone could get it. It comes from the same time as last year’s Tomorrow Forever but it’s a brand-new bunch of songs. Things that seem really different to me still sound like me. If I’m singing and I’m playing, it sounds like me and I think that that’s good, you know? You want artists to sound like themselves and have a strong sense of self in their music. I can see how you would say that was a backhanded compliment but people criticize stuff so offhandedly… it’s not a criticism to say that I sound like myself. That’s how I take it.

big fan of that record; the way that it was, the vibe it had. Our voices are different enough that it made everything different anyway, so we stuck to trying to make our version feel the way the original felt, make it have the same spirit or vibe as the original. People really seem to like those records. I’ve never heard someone that didn’t like the fact that we did our versions like the originals. I know that I hear covers of songs that don’t have that and the cover just sort of loses its impact.

Nina Nesbitt Scot Singer Proving She’s Somebody Special Nina Nesbitt, the half-Scottish, half-Swedish singer/songwriter originally wanted to be an author, and eventually used this talent to set her short stories to the music she wrote on her piano and later, acoustic guitar. At 16 she began performing in her hometown of Edinburgh, and created a YouTube channel where she posted a mixture of original songs and covers. Nesbitt’s exuberant mixture of popinspired melodies and brooding teen angst dealt with the youthful themes of boys, growing up, and heartbreak. Last month she embarked on her first official tour of the United States with her current single, “Somebody Special” beginning to gain traction on the charts. She recently took a break to talk about her impressions of seeing America in person for the first time.

with the internet and streaming music, it’s a lot easier to cross over to other continents. America’s actually my biggest streaming country, so it makes sense to come out here, play the music, and get to
stuff. Signing to a label gave me the opportunity to go into the studio and work with other people, collaborate a little bit more. I got to experiment with different genres and different sounds and I think you can hear that in the new album. I love pop music and I love R&B music and I also love singersongwriter stuff. I think it ended up somewhere in the middle of all that.

Now I feel like there’s no right or wrong as to how you write your songs. I don’t think you need to write with other people to be a good writer but I think you can learn a lot by how other people write because people write in such different ways. Definitely the writing side. I started out by writing songs and stuff when I was a kid, little stories. I wouldn’t say I write naturally musically. So I definitely love writing – that’s my main thing – but getting to perform the songs is amazing, getting to tour all over the world. I just have to work more on the performance.

There are listeners that are impressed with the lyrics and they want to know exactly what you sung about and come to gigs, wear the t-shirt. Then there is the other type of listener that maybe just listens on the radio or a playlist or whatever. I think a single should cater to both of those listeners and an album track more toward the first one, which are the fans. something like acting (or attempting to act). Not only is Pink a singer, she’s a songwriter, performer and athlete and acrobat – all evidenced at Philips Arena. Her show in Atlanta was the only show in this region as her only other three southeast tour dates are in Florida. People from all around the southeast were there. Parking around the arena boasted license plates from multiple states and the diversity of the crowd in attendance was people watching worthy. During the show the crowd became one – as corny as that sounded as most stood together dancing in the aisles and with Pink having everyone’s undivided attention – something rarely seen at a concert. As if coming down from the heavens Pink was lowered to the stage on a pink chandelier and remain suspended in midair as she started the show with “Get the Party Started”. It was a no-holds barred event that included not only the aforementioned acrobatics but also lights confetti and even shooting fire that would have made Gene Simmons proud. Despite all the flash and show the star of the show was Pink and her voice. Her raspy voice can belt out an anthem like no one else yet can express such passion in emotionally draining songs like “Who Knew” and “Glitter In The Air”. Also sprinkled in with the music was a message of acceptance and love not only in word and song but video as well as the singer told personal stories to the crowd of not only her experiences but those of her young children as well making despite the full arena an intimate affair an not just a flashy show. At one point Pink even mentioned the warm weather on this particular day and the sunshine she hasn’t seen in a while. X Ambassadors Renegade Rockers X Ambassadors are one of those bands I was wary. Over the past dozen years or so I hear a lot of singles and bands that once fought to keep their music from being used commercially now put out their music explicitly for that purpose. Instead of creating music as art it seemed as if it was created for commerce. I remember for years and years debating with other music snobs over bands not selling out and selling out. It’s only been since the turn of the century that bands and artists have written one-off songs as I call them with the intent purpose of getting them used on a
commercial or in a TV show or movie. When I was a kid I remember bands fighting to keep their songs from being used to pedal items while now that’s what they aim for. My knowledge of X Ambassadors originally came from the use of their music in such a way. Even when I told a friends of mine in the business the other day I was going to this show he said, “X Ambassadors? Oh, ‘Renegades’, right?” And that was the extent of my knowledge of the band to be honest. My buddy Chris saw them in Atlanta a couple of years ago and told me it was a

great show and he told me then about the song, “Renegades” and where I may have heard it. I watched their songs on You Tube and I thought here was another band like The Fray. The Fray became big off of the use of one of their songs (“How To Save A Life”) on both Grey’s Anatomy and Scrubs. They’ve ridden that coattail for almost 20 years and for the life of me could not name for you another song of theirs – and I’ve seen them in concert twice. ENIGMA

indie singer/songwriter bands that sprung up like weeds in the early 2000’s and many of who are now “country artists” (I think you know who I am talking about). Don’t get me wrong; “Renegades” is a really good song. I thought it was really mellow. It had kind of a mellow U2 feel to it. And for that reason and the reason it had been placed a couple times in a show – and I swear I heard it on a TV commercial as well that this was another one of those bands with one good song. Granted, that’s all you need in today’s music climate. I figured there would be a lot of chicks there slowly moving to the one songs and some impatiently waiting for it to be played.
After two diverse openers I wasn’t sure what to expect. Just for the record the two openers were extremely strong and diverse. The first band was The Aces, and all-girl rock band comprised of two sisters, Cristal (vocals) and Alisa Ramirez (drums) and tow of their best friends. The band’s sound is reminiscent of early ‘80s pop with Cristal owning the stage playing a number of highly pop/rock tunes. Son Little followed that set, which was reminiscent of listening to AM radio. For you kids out there a lot of us back in the “old days” got all our music on AM. Before talk, spots and religion took over the AM that was where you heard the best music. You could hear rock, pop, R&B and even country in no particular

world. And when I say dance I actually mean dance. He moved around, waving his arms and singing backup. There was pure joy emanating from his part of the stage. And to my surprise these were real rock songs, none of the poetic indie crap I always hear on what is on radio that is usually sandwiched between insipid, poorly inspired and conceived pop songs. order. Son Little is definitely old school R&B. It has ’60s Soul written over it. Needless to say after two strong and diverse openers I wasn’t sure what to expect next. The once cluttered stage (thanks to three drums kits – one for each band) was soon cleared and it was show time. The band is currently down to a three-piece due to their lead guitarist being on hiatus took the stage as singer/multiinstrumentalist Sam Harris helped head his brother Casey (keyboards) on stage. Casey, with aid of his brother and white cane (in case you already didn’t know and in that case you know less about the band than I, has been blind since birth) took his position behind his keyboards.

And then all hell broke loose. What ensued next was a raucous rock show. For a three piece (with touring guitarist) X Ambassadors put out a lot of noise – joyful noise. The band put on one hell of a visual rock show. Sam Harris complete with shaved head, hipster beard and skinny jeans was all over the stage. If he wasn’t singing, he was dancing, jumping playing bass and saxophone. Adam Levin’s bombastic drums echoed throughout the venue giving the X Ambassadors a larger than life sound.
a lot more going on there than I expected. X Ambassadors put on one of the most highpowered shows I’ve seen in a long time. I guess there is more than meets the eye –
