David Viehman

David Viehman understands that real estate is about relationships – the ties forged between people and place. A Florida native, David moved to Jackson almost three decades ago with his wife Donna and daughter Devon. Beyond these one-of-a-kind reports, David has worked extensively in resort and residential sales. He has been a leader within the Teton real estate community, serving as chairman of several ethics hearings and as a real estate expert witness in both federal and local courts. Skilled in marketing, he is always looking for new ways to promote his clients’ properties, such as a private website for each of his Luxury listings and now the popular Podcast series. Paramount to David’s career is his connection with place. In 2012, he was appointed to the board of directors of the Grand Teton National Park Foundation, which provides private financial support for special projects that enhance and protect Grand Teton National Park. Since 1997, the Foundation has raised well over $100 million for education-based capital projects, youth workand-learn projects, and wildlife research and protection. David took great pride in serving six years with an organization that helps ensure the future of Grand Teton. The Luxury Report Raising the Luxury Market Price Point What is considered “Luxury” in a given real estate market? The top 10% of a given market is one gauge used nationally. When we started the Luxury Report in 2012, the top 10% hovered around $2 million. By 2016, the top 10% averaged around $3.5 million. The number of Luxury-defined $5+ million sales skyrocketed 132% in 2020 to 257 sales. This surge drove the definition of Luxury in our market up 63% from 2019 to a baseline of $6.5 million. In 2021, if we had focused solely on the top 10% of our market to define a Luxury Home, we would have only included $8+ million sales. Currently, of the 47 active single-family home listings only eight are listed for under $3 million. If we look at the top 10% of what’s available now, the listings sit at $13.95 million and above. With the Luxury bar raised so dramatically in 2020, going forward this report will only focus on sales above $5 million The Jackson Hole Luxury Report is published semi-annually and mailed to over 1500 homeowners whose properties are worth $5m, or more. There are also 500+ buyers that receive this proprietary report. This offers your property unmatched marketing exposure.

The TBOR Community Housing Fund allows every agent and seller to designate proceeds or a portion of their commission to fund affordable housing in Teton County at every transaction. How the Fund Works The Community Housing Fund is an opportunity for Realtors, buyers, and sellers to give back to the Jackson Hole community at each closing to help bridge the gap in the housing crisis. The Community Housing Fund pools donations to maximize impact on the housing problem that affects every household, organization, and employer in our community. Designate Your Gift Every gift to the Community Housing Fund supports the design, development, and construction of qualified affordable housing project in Teton County, Wyoming. Teton Board of REALTORS® partners with the Jackson Hole Community Housing Trust, Teton Habitat and Teton County Idaho Joint Housing Authority to advance shovel ready projects to ensure every gift to the Community Housing Fund is well invested and meticulously managed. About the Fund The Community Housing Fund is a way for the Jackson Hole real estate community to acknowledge that Teton County would not be what it is without the dedicated, hardworking professionals who call this place home, but who struggle to find stable, affordable housing. It is a proactive way for agents, buyers and sellers to help bridge the gap between what a home costs and what our local workforce can afford.
