20:20 Vision Specifications for Hall decoration/refurbishment 2020

Background: The property is on two floors and has a slate covered roof to the main area over brick faced solid walls to the front section and Tyrolean rendered finish to the rear. The main pitched roofs are covered with natural slates. There are angular clay ridge and hip tiles. The roof is constructed with steel trusses spanning from a ridge board to the external walls, supported by purlins. The property was constructed in the early 1900’s. The property lies within the Sandgate Conservation Area The Trustees of the Chichester Memorial Hall require hall decoration/refurbishment to be carried out.

Information common to all specifications: Paint: All top coats would be by Albany from Brewers and all undercoats, fillers and surface preparation materials are all from high end manufacturers. Gloss as per the green of the front door and emulsion a light green.

Use of Hall: Effort will be made to select/create time when the Hall will not be used. Timescale: The completion will entail fundraising so a target date is January 2020. Payment: A payment schedule, preferably by bank transfer, to be agreed with a minimum of 25% being paid only on satisfactory completion. Trade Insurance: Details of trade indemnity insurance is required.

1. Down stairs external step repair The top step is in need of repair and it is suggested that all the edges are squared off and a suitable treatment agreed for example a bond resin finish.

2. Downstairs toilet Preparation, painting, decoration and refurbishing of down stairs toilet. To prepare and paint the WC, all walls, the window, inside of door, including all making good, surface preparation. Layout and new flooring, tiling and furnishings

Flooring: The floor should be the same material as the stairs, landings and kitchen. Walls: Should be tiled to three quarters using multi paneling.

3. Downstairs storeroom Room to be prepared and painted with the use of the chosen flooring. Old toilet outlet to be filled in.

4. Stairwell decoration/repair All walls from the front door to the main hall door, the ceiling, all skirting, all woodwork, all door surrounds, all inwards facing doors and all windows. All surface preparation by industrial sander, all loose materials and surface defects are included. All surface preparation of the internal windows, undercoat and top coat. Suitable protection of wall mounted objects, the floor and the oak spindles & bannister included. Mobile scaffolding to be included in the quotation. Attention is drawn to the wall on the second landing that needs particular attention. Paint and flooring as previously decided. Installation of a double socket to the right of the main door.


5. Kitchen Subject to structural feasibility, the design for the kitchen is as follows:

The current kitchen layout is cramped and this design, by releasing space on the right-hand side, addresses that issue. Main changes and requirements in clockwise order are: 1.1

Remove and dispose of all existing units and equipment.

Broom cupboard with shelves.

Reposition fridge to the left built into a cupboard.

Electric (currently gas) hob and oven repositioned to the left.

Floor units and worktop.

Double wall unit to right of window.

1.7

New gas water heater. Consider suitability to supply the downstairs toilet.

Sink (in same position as now).

Unit in corner.

1.9.1 A fold down work surface now takes up all the space on the right-hand side but only when required, the rest of the time laying flush to the wall. Retain or replace shelf on right hand side. 1.10

If practical replace existing door with a sliding version.

1.11 Change the hatchway to a larger opening with lockable shutters. 1.12 To facilitate access to the loft, replace the current hatchway with a swing down version and install an appropriate ladder. 1.13

Replace flooring with appropriate, tough vinyl.

Tiling above the worksurfaces.

Paint and repair woodwork and walls.

Consider central lighting change

Walls and ceiling white. Floor as per previously decided.


6. Main Hall ceiling Option 1: Clean and paint steel work and ceiling. Option 2: It has been suggested that the steelwork could be sandblasted and either left natural or, if natural is not good enough, painted to match the Hall scheme. Option 3: Block in steelwork:

Lighting to be repaired and matched or changed. Suggest ideas sought from a suitable qualified person.

7. Main Hall walls Preparation painting and decoration of the main hall. All walls will have any loose/flaking material removed. Any bare patches, any indentations to the walls, any surface defects will be treated, filled and prepared accordingly. Any damp patches will be applied with a damp proof paint and all of the walls will be sanded with an industrial wall sander for the best possible paint adhesion and final finish. The wooden skirting board, doors and wooden dado rails will be sanded, cleaned, undercoated and top coated. All paint, fillers and all surface preparation materials are included in this quotation. Please note: The storage area to the rear of the Hall (behind the two doors) is not included. The cost of the use of a mobile scaffold tower due to the height should be included.


8. Hall storeroom The purpose of the extra storage is twofold: 1. To offer some protection to the short mat bowls carpets. 2. To provide a lock up cupboard and additional storage.

9. Upstairs toilet Option 1: Preparation, painting and decoration of upstairs toilet. To prepare and paint the WC, all walls, the window, inside of door, including all making good, surface preparation. Layout and new flooring, tiling and furnishings


Flooring: The floor should be the same material as the stairs, landings and kitchen. Walls: Should be tiled to three quarters using multi paneling. 10. Caretaker's storeroom Option 1: Preparation, painting and decoration of up stairs storeroom and link corridor. To prepare and paint the WC, all walls, the window, inside of door, including all making good, surface preparation. Also the removal, identification and correction of water ingress and make good ceiling. Option 2: If it is agreed that a disabled toilet is required then the above plus the removal of a section of the Caretaker's storeroom to facilitate the disabled toilet.

11. Upstairs external steps - creation of a ramp if feasible Seek expert advice regarding the removal of the steps and the creation of a ramp.

12. Upstairs hallway

Decorate as per agreed colour scheme and add agreed flooring.
