to the vertical Low-rise Residential for Workers in Bantargebang, Bekasi Final Project Supervisor: Dr. Samsirina, S.T., M.T. The rapid expansion of the industrial area in Bekasi attracts workers to settle in. However, the inadequacy of housing supply leads to underperforming housing rent that could be reached by their purchasing power. A worker housing plans to be built on 1.9 ha area of land in Bantargebang, Bekasi to accommodate the housing needs of ever-growing industrial workers in Bantargebang. The project is expected to improve the quality and productivity of workers in Bantargebang.



The design process of this housing

focuses on the issue of affordability and the transition of interaction pattern to the vertical ones. Workers have an attachment to the social structure built on horizontal housing plans. To the Vertical states the shift and adjustment of the horizontal housing interaction patterns to vertical ones. The final design aims to accommodate the adjustments needed for workers to adapt and make connections easily in a new environment. This worker housing consists of several blocks, divided by gender and marital status of future residents. Affordability is a big issue since this housing is purposed for the lower working class. .Also, I found that recreating a new social structure and attachment is an urgency. Therefore, this housing design will hold on to that view.

there

is

a

spatiotemporal

multi-layer of shared spaces for them. Spatiotemporality is used as industrial workers tend to have a work shift. The shape and space are varied, supporting the needs of the residents. Each block has communal space in between blocks. Every communal space meets at one long communal chord which has large enough space for the block cluster residences to use. This chord has a higher communal space hierarchy, so it can be used by larger demographics.

This

interlocking pattern produces defined spaces for communal space for each floor. This modular system is also used to synchronize the single worker block and family block within this housing, so the structure system is exactly the same. Because of that, the manufacture and installation become identic, thus reducing the construction time and cost.


The identical arrangement between a single block and a family block designed to accommodate the ever-fluctuating demands from the market. I designed a 12 modules room (+3 more modules for bathroom and drying ground) and to be interchangeable between a young family and three single workers. So, the possibility of unaccommodated workers because the lack of a designated room is reduced to almost none.



To make this housing more affordable to the lower working class of Bantargebang, I used a simple concrete column and beam structure. I used a covered brick wall to ensure an easy construction. Also, all the bathroom is aligned vertically for efficiency purposes. The proximity of communal perks to the unit who used it makes it easier for maintenance purposes. All shared properties, such as food stalls and common rooms, are located on the ground floor. For connectivity purposes, all the ground floor from each block is connected by a social chord.

Generally, more than 60% of city land-use is used for residential purposes. But, along with industrial and economic progress, the land-use for residential becomes moreand-more marginalized to the city’s edge. With urbanization coming in, the land can not fully support the densification, which can turn to sprawl. In this task, we have to make a redevelopment master plan of Sarijadi Housing, so it can fully support the problems.

But, while I am leaning toward keeping the public transport route, 24-hour access becomes the biggest drawback. Adding more security becomes a necessity. So, there is a possibility to add more entrances to access the housing clusters.

The majority of the roads in this site are narrow, in some cases as narrow as 3.0 m. Being used both by vehicles and pedestrians, the road is not enough to accommodate all the circulation needed.

Meanwhile, the pink entrance comes from an assumption if all the road structure is changed. I proposed to build another road from the main road. It projects exclusivity and security from the very first start. However, because I am leaning toward keeping the public transport route, the position of the pink entrance is not capable of accommodating the western side of the public transport route. So, there has to be a new entrance to that area.



The location of the landed houses is the furthest away from the main road, so the smog and noise are reduced by all the things in between. The walkup

All the communal amenities are being located on the social chord, which starts at the west park and ends in the northeast section where the schools are. Therefore, all the residents can meet each other occasionally, making a connection and strengthening the community. We also put some smaller park here and there for some far-from-the-chord clusters.


To achieve a good community attachment, I designed a multi-layered communal space for user to use. 1 - Placing public spaces on a different section of the housing plan 2 - Using the space between horizontal housing and apartment for a public plaza. This plaza connecting the western and eastern parts of the public transport route. The plaza will be a communal activity chord that can hold different kinds of activities and events. 3 -

The approach is identical to the one who owns the house. So, in order to build the sense of ownership, we designed the first floor to be incremental. This adjustment helps to fulfill the different needs of Kebun Binatang residents. Incremental design focused in the first floor for more variety of development. For example, the first floor of the microhouse could be food stand or a ministore.

Tin roof is relatively cheap and easy to get. Also the maintenance is relatively easy. Simple roof truss that can be put together with simple joints like nuts and bolts. Wall that constructed with OSB wood that relatively cheap and can maintain the temperature inside. Wall bed that can easily be folded when not used to give more space.

On the ground plan, there is a hole under the stairs that used to be a water infiltration area, This area can be planted with productive plants/mushrooms. Those can be used to accommodate residents’ food needs. Also, with this space, it can be incrementally turn into anyspace the family needs.

For the stairs, in the first floor we used retractable one, for ensuring enough space for development and security, if the family decides to built an open space. We want to make the first floor emit “pos ronda� vibe. The first floor can be built incrementally to support each family’s needs. In this particular area,

the concepts We want to make a sequence based on an aimed demographics: the Millenials and Gen Z. They tend to dwelve in things that have originality, flexibility, choices, comfort, and integration.


For originality, we implement Bekasi status as a patriotic city. We put that status in the entrance area. We put a monument in the shape of Kujang --the traditional weapon-to commemorate this patriotic city. This monument also serves as the focal point of all the facilities to help wayfinding. Also, in the entrance area, there is a Walkthrough Heroic Times, an installation of Bekasian and Indonesian heroes, their tales, and Bekasi involvement in the war times. We want to introduce back

the

already

forgotten

heroes

and sung their stories to the new generation, so their names live forever. To support the interaction, we also built a small pocket of mini-park and put a public seat for resting purposes. We plant local plants for refreshment and make the surrounding air cooler.

Because of all the movement happening in the physical activities, we want to concentrate all physical activities in this section. So, all the physical activities that use similar spaces can share the facilities. To support the various physical activities, we create a dynamic space --high, low, narrow, wide-- and also create many possibilities for other uses too. In this area, we can find the wall climbing, the basketball field, the gymnastic field, and skateboarding area. We create a green line to shade the area in the afternoon.

We use this transition area to fulfil the flexibility aspect needed for these facilities. We create extensions of the existing running track, for the users do things on a track that completely prohibited to do in the running track. The users can slow walk, chat, and do other interactive things

that

otherwise

prohibited.

We use the already existing arcs in the running track for a guide for the extensions.

We

use

mini-parks

for

sectioning the extensions, as well as make the facilities more green overall. We plant local plants and added a public seat for resting and interacting purposes.

The gift shop and main food court are facing the east, so it gets nice sunlight all day long. To make it easier for the user, we

integrate the gift shop and food

court to be in one place. The mass of both functions mirror the shape of the existing standing, including the height. The mass is separated by breathing floor to make the ground floor cooler. We also utilize the ground floor of the existing standing to be a food court, so it will not become a residual space.
