MODULAR delineations

Ten Essex is a modular six story multi-family residential building a top a slate and glass retail base in the forward thinking community of Cambridge, MA. This project extends the commercial vibrancy of Central Square (on Massachusetts Avenue) to the smaller scaled residential street of Bishop Allen Drive. It explores the material relationships of its adjacent context and reinterprets the use of masonry and metal cladding. The utilization of prismatic metal composite panels frame a wide range of large scale spatial modular moments ranging from a roof top patio, open balconies, transparent retail spaces, and creates a notable corner which peers over the adjacent context to actively address Massachusetts Ave. Ten Essex expands the vibrancy of Central Square while bridging the gap between this active commerce area and the quiet neighborhood beyond Bishop Allen Drive.

The utilization of the composite metal panel both in a vertical format as well as a horizontal format creates unique opportunities for the material to be applied to the underside of surfaces. This treatment to the exaggerated parapet and balconies creates a series of insets shaping views within the neutral field facing Essex St.

The unit finishes, like the building exterior, utilize natural finishes shaped with clean modern lines to create a sophisticated sanctuary of neutral tones. This strategy aims to create both spatial and tactile unity with the buildings exterior and interior.

The Women and Children’s Hospital of Buffalo is an exploration of spaces inspired by nature to promote healing and well being. This structure is connected to the existing medical campus structures though connective bridges and tunnels creating an intricate root like system which convereges at WCHoB’s vertical glass circulation core. At the heart of this vertical element is a Winter Garden which anchors the Family Resource and Meditation floor on Floor 5.

Role: Design Team Member Client: Bowling Green State University Location: Bowling Green, OH Construction Type: New Phase of Involvement: Conceptual Design - Phase 1B Team Members: James Butterfield, Mathew Cotton, Parker Seybold, Sarah Johnson, Esther Nunes, Jennifer Romero, and Davie Mojica

This conceptual design phase explored the shaping of the College of Business’ extensive programming exercises into an interior and exterior architectural expression which billboards the notions of collaboration and innovation. This spatial shaping began with the notion of featuring lab spaces as a visually permeable volume within the corner atrium. Surrounding this innovative “core” of labs is a narrative of collaboration spaces which circulate around this volume. The exterior expression of this concept reveals itself as the corner of the building is lifted creating a tiered lab and collaboration zone facing the quad within.

Role: Design Lead Location: Newton, Massachusetts Construction Type: New Phase of Involvement: Feasibility Study/ Conceptual Design Size: Âą80,000 GSF + Underground Parking Team Members: John Pears, Jana Silsby, Greg Modzelewski, and Davie Mojica

The Lasell Athletic Center embeds a large complex building with multiple programmatic elements into the heart of a small semi-urban college campus. The design combats within height and setback requirements and utilizes these parameters to create a series of new public spaces. To create these new zones the building was set into the 65 ft high hill and a new central quad was created on the roof. The public atrium space within the building connects the existing surrounding campus buildings at their various heights on the hill in which the building sits. 44

Hudson Exchange West is the first of a six block development 1/8th of mile from the Hudson River. The inaugural tower offers views of Manhattan, the Statue of Liberty, and Jersey City’s Embankment Park. The brick pulls from the local vernacular creating a glazed surface folded upon by layers burgundy masonry exploring a sophisticated relationship between this tower and its context. The active retail level anticipates the future expansion of The Embankment and the development’s future park scape allowing this project to be a signal of what can grow from the rich history of Jersey City.

HUDSON EXCHANGE A Design Development Update The development of the Hudson Exchange West in the Schematic Design and Design Development stages re-examines the relationship between the building exterior and its immediate context. The building enclosure is composed of three elements: a light vertical pin inset within a sterotomic wrapper, combined with a lightweight folded screen. This exploration looks at achieving two different expressions on the tower facades to strengthen the concept of the pin and the wrapper; while maintaining the equal glazing percentages in both systems. The solution is to express the lightweight pin in a vertical format while the sterotomic wrapper takes on a heavier horizontal format which is cellular in nature. This contrast in expression and intention is being studied though cladding profiles, scales, colors, tones, and textures.
