Flatiron PDX is a post tension podium and timber framed mixed use building sited at the edge of a sloping triangular site in Northeast Portland. At grade, a commercial retail space will front N. Cook St while the upper five floors will contain approximately 20,000sf of creative work space. The site is located on a sloping hillside, marking a directional shift in the city grid and creates a dramatic approach providing an opportunity for dynamic moments at the building corners in addition to the three primary facades. The facades act as a continuous skin perforated by a rigid grid of over-sized windows which dissipate to the northern face. As the skin wraps the corners of the site it breaks to reveal a stack of interlaced fully glazed open rooms. The exposure at these points creates a visual dialogue between the exterior and interior by allowing the cross laminated timber decking to be fully expressed and visible from the street. Cross laminated timber decking was chosen for its ability to simplify the corner geometries structural requirements. Because CLT is multi-directional in strength, it has the unique ability to support the double cantilever projections without beams. Flatiron PDX showcases the design opportunities of CLT and timber framed buildings on a dynamic site in Northeast Portland.

Portland, OR Role: Project Manager/ Project Architect I Client: ENT Ventures LLC Construction Type: New (Mid-rise) - Type VA over IA Phase of Involvement: Schematic Design to Construction Administration Size: 24,562 sf Status: Under Construction (work done at Works Progress Architecture) 1825 NW 23rd is a new mixed use development building composed of 4 stories of wood frame construction over a 1 story concrete podium. The building is comprised of multi-unit residential uses on the upper levels with retail uses proposed on the ground level. The 64 residential units are a mix of studios, one bedroom and two bedroom units.

Building from observations of adjacent buildings forms and typologies, the development/ design team started with a goal to create a cohesive, well designed building that adhered to the Community Design Standards - a building that may have met the prescriptive standards, but did not immediately appear to have taken that design path. In general, the building adheres to these standards with the material transitions, material selections, and sloped roof form with the exception of the cornices required at the dormers. The design team wanted to integrate dormers into the roof structure which the Standards did not have a formula for resolving.

In turn, the architecture of the building utilizes traditional building forms, typologies, and materials in a contemporary way which integrates with the existing industrial warehouses and older commercial/residential buildings in the neighborhood. The ground floor has a generous amount of area dedicated to storefront commercial uses and building lobbies to activate an otherwise dead end to the vibrant commercial districts of NW 23rd and Thurman. The proposed design merges the typologies of the large solid industrial structures to the north with the storefront buildings to the south to create an integrated transition between the two districts; acting as a gateway to the district.

The Prana Manhattan Beach retail store was the first new stand alone Prana location to open after the brand joined with Columbia Sportswear. The design team was tasked with creating a space which conveyed the brands mission statement “to inspire healthy, active, and free-spirited living.

The shopping space features an open floor plan for flexibility and highlights natural materials throughout. A floating wood ceiling with recessed linear fixtures creates a clean overhead plane. Track lights flank the ceiling to illuminate the feature walls clad in reclaimed wood as a nod to the sustainability goals of the Prana Brand.

Rather than acting as a barrier and separation, the exterior facade features elements which create a connection between the outside and inside, allowing the space to breathe. The warmth of the wood storefront, the large expanses of glass, awning windows, and an oversized pivot door encourage clients to flow between the two environments. Above the recessed storefront a custom perforated metal panel conceals electrical connections as well as the mechanical intake louvers. The abstracted pattern is based on the movement of natural elements such and water and air which are core elements of the Prana brand.

HUDSON EXCHANGE A | Multi-Family Mixed Use

Jersey City, NJ Role: Exterior Design Lead Client: Forest City Construction Type: New (High-Rise) Type IA Phase of Involvement: Schematic Design to Construction Documentation Size: 25,000 sf (Phase 1 of 2) Status: Built Fall 2017 (work done at Perkins Eastman) Hudson Exchange West is the first of a six block development 1/8th of mile from the Hudson River. The inaugural tower offers views of Manhattan, the Statue of Liberty, and Jersey City’s Embankment Park. The project features an active retail level which anticipates the future expansion of The Embankment and the park scapes allowing this project to be a signal of what can grow from the rich history of Jersey City.

The exterior approach examines the relationship between the building exterior and its immediate context. The building enclosure is composed of three elements: a light vertical pin inset within a sterotomic wrapper, combined with a lightweight folded screen. This exploration looks at achieving two different expressions on the tower facades to strengthen the concept of the pin and the wrapper; while maintaining the equal glazing percentages in both systems. The solution is to express the lightweight pin in a vertical format while the sterotomic wrapper takes on a heavier horizontal format which is cellular in nature.
