MORRISONS Framework Agreement

DB3 were appointed to the framework of Architects to support Morrisons’ store development programme. We have been responsible for a variety of store projects including new build, conversion, extension and remodel schemes.

We act as Architect for high-volume store change and update programmes, providing additional services as Project Manager. We have made wideuse of Building Information Modelling, with all new stores designed and delivered in Revit.

DB3 acted as Architect and Project Manager for ‘Format Refit’ store refurbishment and remodel projects on behalf of Morrisons. Existing stores have been transformed into contemporary shopping

spaces, providing an innovative and wide-ranging, premium fresh-food offer.

Scheme elements included: re-vamped Market Street departments; new produce aisle; new produce prep area and associated service areas/cold rooms; new bulkheads and marketing throughout; refurbishment/amendments to layouts of all the prep areas; planning approval for new plant; sales floor amendments to revised layout; entire refrigeration plant replacement and conversion from HCFC to CO2; complete refurbishment of Customer WCs; redecorations and remedial works inside and out; whole store redecoration; general maintenance works; rebalance of checkouts and addition of selfserve checkouts.

SAINSBURY’S Retail Superstores

Location: UK-wide

DB3 provided services as Architect for retail superstore projects on behalf of Sainsbury’s.

We developed a wide array of schemes that included both new stores and existing store extension, all varying in both size and complexity.

Projects included the addition of trading space, creation of mezzanine floors, and store warehouses.

In addition to new structures projects, we were also responsible for an extensive programme of store refurbishments across the Sainsbury’s

estate.

Our services included planning applications and supporting materials, working alongside the panel of Planning, Highway and Public Relations consultants.

DB3 worked in a full-partnership with both the client team and the wider design team, including the building contractor. We created a pro-active team with a non-adversarial spirit at its heart.

Together we achieved the best for the client and team members alike.

THE CO-OPERATIVE GROUP Framework Agreement

DB3 acts as Architect and Principal Designer for the development of retail stores on behalf of The Co-operative Group. We have delivered a programme of new build stores, store fit-out, store refit schemes, and funeral care facilities across the country.

Recently reappointed, DB3 work closely with The Co-op’s delivery teams on a range of services across their estate of 6,000 properties, including:

ƒ Internal store planning and refurbishment designs, in line with The Co-op’s corporate identity

ƒ Programme management of roll-out projects to support The Co-op’s store investment programmes

ƒ Estate rationalisation and strategy to maximise the value of their properties through assessing the development potential of existing stores

ƒ Property surveying and providing updated records of their assets for future remodelling projects

ƒ Producing feasibility studies to assess the development potential of various existing buildings for conversion into convenience stores and delivering the scheme to completion, where appropriate

Framework Agreement

Food store design and project management is a major strength of the DB3 offer.

Responsible for the architecture of a multitude of ASDA stores since 1964, our client relationship developed over this period, where the practice provided Design, Project Management and Client Agent services on a wide range of projects.

Our involvement encompassed extension, refurbishment and renewal of retail superstores, with a focus on speed to market, whilst minimising disruption to store trading.

Experience and skills within the practice enabled DB3 to tackle any project type, including new stores, renewals, minor departmental changes and roll-out projects.

ASDA

CENTRAL CO-OP New Stores

Location: UK-wide

Expertise Area: Architecture, Principal Designer

DB3 have worked on a variety of different projects with Central Co-op since 2012. We currently act as Architect and Principal Designer for the development of retail stores and have delivered a programme of new build stores, store fit-out, store refit schemes, and assisted in the delivery of nine new Central Coop funeral care businesses in the Midlands.

New build retail, Ely Road, Sutton - We were involved from initial briefing, planning, through to Tender and Construction, including fit-out of the Co-op unit. This will provide a 3,000 sq. ft. Co-op convenience store and associated Warehouse, taking four weeks in total to complete for launch. In addition, there is a separate sub unit at 1,000 sq. ft. retail fit-out and refurbishment.

Chartwell Road, Norwich - We acted as Architects on

the fit-out element of this new 2,500 sq. ft. Co-op convenience store & associated Warehouse, taking four weeks in total to complete for launch.

Co-op Funeralcare, Borrowash - DB3 was appointed by Central Co-op to deliver seven funeral care schemes which included a complete renovation of a derelict property to form a new Funeral home in Borrowash. We also helped to develop a trading model for their Funeral care.

Coffin Factory, Terry Smiths Coffin Factory - We have previously provided a feasibility study for additional storage space at Terry Smiths Coffin Factory, through the removal of the old building. We carried out a survey of the existing building, with a means to get planning approval for the works.

MARKS & SPENCER

Framework Agreement

DB3 is appointed as Architect under a framework agreement and handle projects nationwide on behalf of M&S.

Projects are located throughout the UK, with the DB3 team responsible for major store remodel, refurbishment and extension projects at stores ranging in size up to 55,000 sq. ft.

In addition we have handled store refresh roll-out programmes at multiple sites, together with core investment trading project roll-out.

DB3 has also acted as Architect for a series of projects including branding and signage upgrades, refurbishment and alteration schemes under the client’s ‘Lite Touch’ programme.

Providing support retail services, DB3 also acts in the capacity of Loose Equipment Consultants, managing the implementation of fixturisation schemes in trading environments.

GREENHILL ESTATES Waitrose

Location: UK

DB3 acted as Architect for the development of a new Waitrose store located at Heathfield, on behalf of client Greenhill Estates.

The project included the redevelopment of an existing motor car dealership to create a 6,000 sq. ft. quality food shop providing a comprehensive Waitrose offer.

A 37-space car park and eight cycle spaces are included within the scheme which provides a revitalised site and creates an enhanced retail offer for Heathfield.

MORRISONS

‘Store of the Future’

Location: UK-wide

DB3 acted as Architect for this scheme to develop a new superstore and petrol filling station with associated car parking, two new accesses, a public amenity space with public art by a local artist, a link to an existing cycle path/ future tramway and further off-site Section 278 highway improvements.

The project provides a gross internal floor area of 67,000 sq. ft. with 33,000 sq. ft. retail sales area. The design was originally a ‘Store of the Future’, incorporating lean store (value engineering) initiatives, but became a ‘laboratory’ store incorporating a ‘Food Retail Warehouse’ concept. We worked with US/Canadian consultants using the Preston store as a ‘lab’ to incorporate innovative ideas and technology, such as tunnel scanner

checkouts and LCD screens for in-store promotions. There is an emphasis on better value via bulk sales at a discount, with full cases of products available to buy, alongside an amplification of the ‘quality, value and fresh’ ethos synonymous with the client.

As is familiar in ‘Store of the Future’ sites, customers enter into a wide produce aisle. To the right is a wet produce area (From the Garden). To the left are variations on the traditional Morrisons’ ‘Market Street’ of The Oven, Meat Shop and Fish Shop moving around the rear of the store to Bake Shop and Deli & Cheese. In the produce aisle, all cases are low, giving a view of the entire area. Bespoke signage and lighting lends the area an American Farmer’s market funkiness.

HERON FOODS New Stores

Location: UK-wide

We have been involved with Heron Foods, and their sister brand B&M, for the past eight years. We have delivered projects ranging from public house conversions to demolition and new build projects where we have acted as Architect and Principal Designer. The pictures show a couple of recent examples that ran at the same time on different sides of the country and both had their own unique challenges.

Both were BIM Projects and drawn in Revit for the Architectural and Structural elements.

Annandale Dale Road in Hull was particularly complex given the ground conditions and area

susceptible for flooding. The building had to be elevated above existing ground levels by 900mm and a piling solution for the foundations were adopted to overcome the soup it was to be built on. To the rear of the property we had to design a flood refuge where staff could wait, in the event of a flood.

The existing site was a public house and a betting shop which was demolished to make way for the new development, the betting shop had to remain open until the new Betfred unit was ready for occupation 100 metres away.

Model Store Development

Location: UK-wide

DB3 were appointed to provide architectural, project management and client’s agent services on new build and shop fit-out schemes for Farmfoods Limited, as well as advising on site specific development opportunities.

Projects have been successfully carried out on over 70 stores throughout the UK ranging from Fort William to Ashford in Kent.

We have developed a series of stand-alone models of varying sizes (4000 - 5000 sq. ft.) for roll-out at specific, suitable sites.

In addition, we act as client’s agent on developerled projects. This ensures that the Farmfoods’ image remains consistent through all new stores, regardless of how they are developed.

Once the developers shell is agreed, the client’s project team prepare fit-out and retail proposals for completion within a three-week site installation period.

Zero defects, value for money and a friendly corporate image are the watch words of the project team.

Julius Steinert MANAGING DIRECTOR — SOUTH

Julius is Managing Director — South. He has significant experience in the design and delivery of projects, with strong capability in leading design teams, contract administration and acting as Principal Designer. Julius is a fully qualified architect, holding membership of RIBA, ARB and the Association for Project Safety. He is fluent in both English and German.

Tony Clayton SENIOR ASSOCIATE

Tony is the account manager for DB3’s work with The Co-op Group, Heron Foods & Boots, and he has overseen the design and delivery of new retail concepts for implementation in the UK. Tony is an architectural technician & Principal Designer responsible for projects from inception to completion, a role which is underpinned by his CAD and BIM skills. He has experience on a substantial number of complex projects, managing teams and liaising with clients.

Karl Wellard ASSOCIATE

Karl is an Architectural Technician with a wealth of experience within the retail sector, working closely with the LIDL teams at the Exeter, Southampton and Avonmouth regions for the previous two years. He has an acute knowledge of numerous past, present and future schemes and has been commended for his efficient working practices and expert knowledge of the LIDL standards.

Richard Smith ASSOCIATE

Richard is a committed and confident professional with a highly successful track record across multi-site projects. He has developed a major track record in the production and co-ordination of drawing information. He has over 20 years’ experience with the past 13 being spent predominantly in the retail sector working for clients such as Asda, Central Co-op, Heron Foods, Farmfoods, and Boots.

Sonia Walley ASSOCIATE

Sonia has over 10 years post-qualification experience, she has been with DB3 since 2004, working in retail, residential and commercial sectors. She has delivered a wide range of different projects from feasibility to project delivery. Her experience of working on live retail stores has enabled her to develop an understanding of how to ensure each project is delivered well, whilst minimising disruption to the store. Vince Goyen ASSOCIATE

Vince has worked across most construction sectors including retail, residential, leisure, commercial and education. He plays a key role in maintaining our working relationship with Morrisons Supermarket, one that has lasted for more than 10 years. He has been responsible for a relationship that has provided consistent and continual growth for both parties over an extended period of time.

Feridson Hong ARCHITECT

Feridson provides architectural, project management, and contract administration services for Morrisons’ Fresh Look refurbishment and extension schemes.

Feridson is a fully qualified architect, holding membership of RIBA and ARB and is fluent in English and Mandarin.

Steve Norton ARCHITECTURAL TECHNICIAN

Since joining DB3 in 2004, Steve has been employed as an Architectural Technician producing technical drawings for clients predominantly in the retail sector. Steve has produced detailed plans and elevations for planning and tender packages and attended site meetings for design team liaison and client meetings. Throughout this time he has developed a strong understanding of the retail sector and project requirements for schemes including new stores, store refurbishment, remodel and roll-out.

Steve Casey PROJECT MANAGER

Steve is an experienced retail Project Manager with over 35 years’ experience, both client side and as a consultant. He has worked as Programme and Project Manager for various programmes of work, primarily in the retail sector. Clients include Farmfoods, Co-operative Group, Asda, and Mark and Spencer

Dan Hooper DESIGN TECHNICIAN

Dan has acted as Store Designer, Equipment Consultant, CAD Technician, Retail Design Technician and Project Manager. Roles have included working for retailers both through consultancy and direct employment. He currently specialises as a Retail Design Technician. Dan has a strong track record in completing jobs on time and within budget to an extremely high standard. He has experience with attending planning meetings and working in client’s offices to provide assistance and guidance.

Fernando Guarinos PROJECT MANAGER/ARCHITECTURAL DESIGNER

Fernando has been with DB3 for several years. During this time he has been involved in projects for multiple construction sectors including residential and commercial. He has been instrumental in successfully delivering work for Morrisons Supermarkets, across the country, particularly focussed on the client’s refurbishment and fit-out projects.

DB3 Building Services Engineering

Offering CIBSE Chartered Mechanical and Electrical Engineering to all sectors. The team have particular experience in the leisure sector, having delivered numerous wet and dry leisure facilities across the UK. The team are CIBSE Low Carbon Energy Assessors and offer Thermal Modelling (DSM).

Formation 3D (F3D)

Drone operated aerial surveys, photography and videography by DB3’s in-house CAA qualified drone operators. A low risk, time efficient alternative for building inspections and land surveys. F3D also offers highly accurate 3D data capture & mapping of existing structures using point cloud, RTK and PPK technology, turning into 3D digital models for construction, design and facilities management projects.

DB3 Net Zero

Drawing on the experience of our in-house mechanical & electrical engineers, architects, energy assessors, Passivhaus designers and sustainability experts.
