At DB3, we have been providing Principal Designer CDM Services to clients for over 20 years through the different iterations of the regulations. From the initial inception of the CDM Regulations in 1994 as planning supervisor, through to the current 2015 CDM regulations, DB3 have adapted to the challenges of keeping up to date with the regulation changes, ensuring compliance with the legal requirements of CDM 2015 to ensure projects are carried out in a way that secures Health & Safety (H&S).
With the Introduction of the Building Safety Act 2022, H&S compliance for construction projects is more important then ever, with additional duties being placed on clients, principal designers, designers and principal contractors.
We maintain the highest standards of management and control throughout projects to deliver schemes of all scales, programmes and complexity.
Our pragmatic and collaborative approach to CDM Principal Designer Services is more than a tick box exercise, it is a holistic approach and our policies and procedures form part of an externally audited QA procedure to ensure that CDM is integrated from the outset of being appointed to each project. We assist clients to comply with these regulations; working with design teams, be that as a multi-disciplinary approach with our architectural and mechanical and electrical engineers or with external design teams to ensure that CDM is fully and properly considered in order to minimise H&S risks throughout the project.
DB3’s Principal Designer team boasts extensive expertise in providing CDM Principal Designer solutions within the retail sector. Our team’s experience is diverse and comprehensive, spanning a wide range of projects. We have overseen individual bespoke shops, supervised comprehensive initiatives in out-of-town retail parks and successfully managed large-scale supermarket rollout programmes. Our track record includes projects of varying scales and complexities.
HUGO BOSS

DB3 served as both the architect and principal designer for the design and implementation of the fit-out of one of BOSS’s flagship stores, covering RIBA stages 3 to 6.
The Oxford Street location features impressive elements, including a striking spiral staircase. The store also features BOSS’s inaugural set of tailor-made digital features, further enhancing the shopping experience and positioning BOSS as a leader in luxury retail.

We have an active partnership with Morrisons, serving as the architect and principal designer, taking the lead on various store development projects. Our role includes overseeing a diverse range of store initiatives, such as new construction, conversion, extension and remodelling projects.
Additionally, we act as an international partner, providing support for Morrisons’ principal design requirements throughout Europe.

DB3 was engaged by Victorinox to provide a multi-disciplinary service to assist in the implementation of their European flagship store from its current position on Bond Street to larger premises on Oxford Street, London.
DB3 Architecture assisted in the creation of an exciting retail experience which embodies Victrorinox’s brand. DB3 provided Victorinox with a turnkey package of consultant services and sub-consulted out the project manager, structural engineer, MEP engineer, fire engineer and approved inspector.

DB3 serves as the Architect and Principal Designer for retail store development on behalf of the Co-operative Group. This includes managing new build stores, store fit outs, refits and funeral care facilities nationwide.
Working closely with the Co-op’s delivery teams, DB3 provides services for their 6,000 properties, such as internal store planning, refurbishment designs and programme management for store investment initiatives.

In the role of principal designer, we played a pivotal role in overseeing a diverse array of projects throughout the UK for B&Q. Our responsibilities spanned from effectively managing store closures to coordinating expansions of various sizes across all formats. Additionally, we were instrumental in the development of entirely new stores.
Our involvement encompassed over 30 distinct projects for B&Q, operating within a dynamic programme framework.

Our team effectively coordinated, chaired, and reported to the client, ensuring a harmonious collaboration and the successful achievement of project objectives.
DB3 have worked with Mango on numerous store locations including: Manchester, St David’s Cardiff, Cabot’s Circus Bristol, Regent Street London and Oxford Street London.

We are the appointed architect and principal designer for the new build units at Ashdown Business Retail Park. The project includes designing and delivering two adjacent retail unit shells on the current Uckfield site, along with associated parking and landscaping. The tenants for these new retail units are Marks & Spencer and Home Bargains.

DB3 played the role of both architect and principal designer in the redevelopment of Hugo Boss’s store located on Regent Street. The scope of work encompassed the comprehensive redesign and conversion of the pre-existing Hugo Boss establishment into an independent BOSS flagship store situated at 178-180 Regent Street, London. This undertaking involved a meticulous overhaul of both the ground and first floors of the retail space.

We have been designated as the architect and principal designer for the Boots Leeds refurbishment project, initiated in response to the expansion of Trinity Kitchen. This renovation aims to establish a contemporary and vibrant store on the ground floor of the Trinity shopping centre. The revamped space will encompass the former Vodafone store, enabling the provision of an expanded Opticians service.
DB3’s work in the residential and living space sectors is diverse and we are well experienced in all types of schemes, from single dwellings to high volume multi-unit developments.

DB3 is taking on the roles of Architect and Principal Designer for a fresh initiative with Thurrock Council at the Darnley Road car park site in Grays, Thurrock. The project aims to deliver 53 self-contained flats, with a mix of one and two bed units, together with new landscaping and associated cycle parking.
The core of the scheme is a three to five-storey building, with a separate two-storey building on Darnley Road itself. The scheme includes 35% of the housing as affordable units. The ground floor areas are also designed for potential future community facilities, with increased floor to ceiling heights to provide future-proofing for changes in use.

Bridgewater Wharf is an upcoming eightstory residential development, encompassing approximately 1,200 units planned across multiple phases. The initial phase includes the development of 376 residential apartments, featuring a variety of studios, one, two, threebedroom apartments and townhouses. Residents will enjoy amenities such as a private gym, cycle storage, communal lounge, and on-site parking facilities

DB3 has taken on the key roles of Architect and Principal Designer, leading an exciting initiative in partnership with Thurrock Council at Broxburn Drive. This collaborative effort involves working closely with Thurrock Council’s Housing Team to enhance the provision of affordable homes on the Broxburn Drive estate. The approach includes strategically incorporating ‘infill’ buildings into underutilised areas, alongside comprehensive landscape improvement works across the estate.

At the heart of this scheme is a commitment to delivering new, high-quality affordable homes that cater to the needs of the Thurrock community. The plan outlines a 100% affordable housing initiative, with the aim of providing 33 one, two, and threebedroom affordable homes.

Thurrock Council selected DB3 as the architect and principal designer for the Argent Park housing project, which involved creating 17 affordable housing units and associated landscaping on an existing car park in Grays, Thurrock.
Our combined role in architecture and principal design facilitated the effective use of our extensive knowledge in building design. This integration allowed seamless coordination with the broader design team throughout the preconstruction phase, ensuring thorough planning, management, and monitoring to mitigate any health or safety risks and guarantee the project’s smooth execution.

This development was situated on an existing car park in Grays, Thurrock. Notably, 35% of the overall development was dedicated to affordable housing.

We’ve been commissioned by East Riding Yorkshire Council to undertake architectural and principal designer tasks for the Pybus Care Assisted Living and Mergarth Assisted Living projects.
The current structures, dating back to the 70s and 80s, no longer meet the required spatial standards. Our duties include expanding the current room areas while decreasing the total number of apartments.
DB3 offers a wealth of CDM Principal Designer and Multi-Disciplinary Design Lead expertise within the Industrial and Manufacturing sector. We work on projects ranging from single units, logistics, manufacturing, food processing and clean design, to large scale, complex process driven industrial developments.

Engineering & Principal Designer
DB3 provide architecture and principal designer services as well as front of house M&E service for Oatly’s first oat drink factory in Peterborough.
Sustainability is at the heart of the planning process and this project is part of the wider initiative from Oatly to build factories fit for the future, with efficient use of resources and minimal negative impact on the planet.
The new factory will be able to produce 300 million litres of oat drink per year at launch, with the capacity to grow to 450 million litres, which will make it one of the largest plant-based dairy factories in the world.

DB3 acts as the architect and principal designer for Yorkshire Laser Fabrication, a Wakefieldbased sheet metal fabricator that has seen substantial growth. Looking to broaden their service offerings, the company is expanding operations into the adjoining unit to create a powder coating paint shop and additional production space. This expansion not only reflects the company’s success but also generates new job opportunities for the local community. To accommodate these changes, DB3 are responsible for designing new, modern, and functional welfare/office spaces for both sales and production staff and customers within their existing industrial units.

DB3 was appointed as the architect and principal designer for all stages, spanning from initial design through planning to completion, for a new Whey building. This new structure was intended to replace the existing facility on the site. The project encompassed the development of a modern Whey processing facility, installation of silos, establishment of a substation, creation of a CIP centre, a training centre and the adaptation of works to the existing processing lines and building.

We have been designated as the architect and principal designer for the Morocco-UK Power Project. The scheme involves implementing a system of electricity interconnector cables to link renewable energy generated in Morocco with the United Kingdom’s electricity grid.
The battery storage infrastructure will be positioned at the Morocco sites to guarantee a steady energy supply through a network of 3.6GW subsea cables, contributing around 7.5% to the UK’s total electrical output.

DB3 is currently engaged in delivering architectural and principal designer services for an upcoming £75 million data centre development located in Park Royal. This collaborative effort involves working closely with ARK Data Centres, Hydrock, Gratte Brothers and NWA.
The project encompasses the creation of a stateof-the-art Tier 3 data centre facility, complete with necessary infrastructure and amenities strategically planned to maximise the available data hall space on the site. Our focus is on making the most efficient use of the 75MVA connection agreement while considering the overall IT capacity of the site.
DB3 has a broad and comprehensive portfolio in the Sports & Leisure sector, encompassing diverse projects such as wet and dry leisure centres, swimming pools, ice rinks, fitness centres, training centres, sports academies, arenas and stadia, sports grounds and pitches, hotel spas, university sports facilities, cycling facilities, and archery centres.

The £1.6m Hereford Cycle Track project is an initiative aimed at fostering cycling culture within the local community of Herefordshire. The track’s aesthetics harmonise with the surrounding landscape, reflecting a deep understanding of place and community.
At the heart of the project lies a commitment to inclusivity and education. The cycle track features a dedicated learn-to-ride area, providing a secure haven where individuals of all ages can embark on their cycling journey. By creating this safe and supportive environment, beginners, whether children or adults, can conquer their fears and learn to ride with confidence.

We are currently serving as the architect and principal designer for the upcoming Kingsland Leisure Centre, a project commissioned by Central Bedfordshire Council in Houghton Regis. Set to open its doors in Autumn 2024, this twostorey facility is designed to be a central hub for the community.
The leisure centre will feature a 25-metre main pool, a learner pool and a separate shallow pool tailored for young children. Complementing these aquatic amenities, there will be a substantial fitness suite, a dedicated studio for spin bikes, two squash courts and a creche.
To accommodate visitors, a spacious 238-space car park is being constructed, equipped with EV charging points, designated motorcycle parking, accessible parking and dedicated cycle bays.

As the appointed architects and principal designer, our team has skillfully transformed the existing dry sports centre site into the cutting-edge Castle Farm Leisure Centre. This premier facility features a 6-court sports hall, fitness suite, dance studio, activity studio, spin studio, dedicated scout and guide facilities, outdoor changing spaces and a range of additional ancillary amenities.
A comprehensive review of possible environmental measures was carried out as part of the design process. As a result, the most environmental and cost effective options were adopted into the scheme.
WARWICK DISTRICT COUNCIL

We have served as the architect and principal designer for the recently completed Abbey Fields Swimming Pool. Situated next to the remnants of Kenilworth Abbey within the confines of the scheduled monument, this location holds significant historical importance and demands a heightened level of sensitivity. In order to mitigate any potential adverse effects on the historical setting and the preservation of any remaining archaeology, the new facilities were meticulously planned to integrate seamlessly into the footprint of an existing leisure building. The scale, architectural structure and materials employed in the project were all carefully chosen to uphold the sensitivity required for the scheduled monument.
Our skills have been applied to create excellent results for clients in the Rail and Transportation sector, including direct rail projects and interface projects. We have worked on complementary project programmes to enhance the passenger experience and add value to the transport network.
TAYLOR WOODROW

Greater Anglia is introducing a new fleet of trains and to support their operations, an expansion project is underway at the Norwich Crown Point Depot.
The project includes constructing an additional Headshunt line and Fatality Wash parallel to the existing line. These additions will facilitate hand bashing, sanding, graffiti wash, CET servicing, fatality inspection, and wash procedures for the new trains. A welfare facility will also be established to support cleaning and inspection operations.
DB3 is appointed to fulfill the roles of Lead Design Organisation (LDO) and Principal Designer.

In the Clacton Depot Upgrades project for Greater Anglia Rail, DB3 played a crucial role as the Lead Design Organisation (LDO) and Principal Designer.
DB3’s main focus was on implementing Glass Reinforced Plastic (GRP) walkways and relocating Controlled Emission Toilet (CET) and Water connections. Additionally, step platforms were incorporated to ensure the safety of individuals accessing the trains.

DB3 took on the role of the Lead Design Organisation (LDO) and Principal Designer for the ambitious Colchester Depot Upgrades project, aimed at improving the Greater Anglia Rail.
One of DB3’s primary tasks was the implementation of GRP walkways. These walkways provide essential access to trains for the cleaning staff, ensuring a clean and well-maintained fleet. Moreover, they were designed to facilitate sanding carts, an important aspect of the trains’ operational requirements. Due to the site’s high voltage electricity, special precautions were taken to minimise risks. DB3 implemented and coordinated the GRP solution to reduce the potential for electrical arcing.

DB3 is providing support to Taylor Woodrow on the upgrade of Norwich Crown Point depot, where we are tasked with designing various extensions, upgrades and refurbishments for client, Greater Anglia.
We have been appointed as architects and principal designer for the creation of a new Bogie Store facility. These works aim to extend the existing facilities to accommodate the servicing, maintenance and stabling requirements of a new fleet of 58 trains being manufactured by Stadler.
Across all levels of education DB3 has actively provided CDM Principal Designer Services.
We can assist in long term campus development plans, new build, refurbishment and maintenance of existing teaching facilities.

For the Gorseinon campus of Gower College Swansea, we took on the role of architect and principal designer, overseeing the development of a cutting-edge £2.8m teaching block. This stateof-the-art facility boasts 11 classrooms, seven IT suites, a gym complete with shower facilities and a bicycle shelter.
The teaching block has been named as the ‘Best Educational Building’ at the City and County of Swansea’s Building Excellence Awards.

As the appointed architect and principal designer, we are dedicated to providing architectural services to Cardiff’s only Pupil Referral Unit (PRU) through a comprehensive three-stage strategy. Initially, our role involves securing a temporary residence for students by refurbishing a school. Subsequently, we will oversee the permanent transformation of the Oak House site, formerly an underutilised office space. The third and concluding phase encompasses the demolition of Willows High School in 2026, paving the way for the construction of a new unit.

DB3 Building Services Engineering
Offering CIBSE Chartered Mechanical and Electrical Engineering to all sectors. The team have particular experience in the leisure sector, having delivered numerous wet and dry leisure facilities across the UK. The team incorporates Building Physics Engineering, are CIBSE Low Carbon Energy Assessors and offer Thermal Modelling (DSM).

Drawing on the experience of our in-house mechanical & electrical engineers, architects, energy assessors, Passivhaus designers and sustainability experts. Our suite of Net Zero consultancy services is broken down into six categories which cover topics around whole life cycle. These categories include; Carbon, Efficiency, Passivhaus, Wellbeing, Performance & Compliance.
