Since its inception in 1973, DBI has provided full-service architecture and interior design services to clients who share our belief that beautiful environments foster meaningful human interaction and successful business outcomes. We have not only witnessed, but have been pioneers of, the evolution of design.

DBI recognizes that the design of our built environment has a lasting effect on the health of our natural environment. As a member of the US Green Building Council, DBI ensures that a significant percentage of our designers are LEED® or WELL accredited and, whenever possible, specifies materials, furniture, and other products that are sustainable and energy efficient.
To reduce and monitor the environmental footprint of our projects, we maintain a carefully planned and integrated technological design platform that harnesses state-of-theart architectural design software. In addition to conveying conceptual designs quickly and in great detail, we are able to perform building energy and performance analyses to determine which architectural designs have the least environmental impact. Our technological platform also enables us to create highly coordinated sets of construction documents that link building component information to external databases for postoccupancy space and asset management.

Over my 40-year career at DBI, I have worked my way up the ladder from entry-level architect to principal architect. Along that path, I was afforded the same opportunities as my male counterparts. I have been financially compensated the same as my male colleagues. Since starting at DBI in 1981, I have never felt the slightest discrimination based on my gender.
DBI has always been welcoming. Over the course of my career, I've had two children, taken 12 weeks of maternity leave each time, and was welcomed back to my job after each pregnancy. DBI has always been accommodating to families, providing temporary part-time and permanent part-time positions based on family obligations.

In my 35 years at DBI, diversity has been consistently at the core of the firm, yet never consciously imbued in its daily life. It has simply been a part of us. In fact, when working to create a diversity and equity policy for the firm, it seemed as if we were just documenting what already existed. Always strong with strong women, the firm has embraced those from all races, ethnicities, religions, most all continents, LGBTQ identifying, and even straight white men!
When DBI President Alan Storm wanted to bring on partners to the firm some twenty years ago, he chose two women and me, a gay man, to join him to carry the firm forward. Coming to the United States from Columbia in early 2000, I had a vision of a “land of opportunity” – as many immigrants do. I found myself lucky enough to come on board with GAA first and later with DBI, where, under Alan Storm’s leadership, the place of my birth is seen as an opportunity to broaden the organization’s worldview.

Over my fifteen years as an architect with DBI, diversity has always been firmly and warmly embraced. LANDSCAPE ARCHITECTURE
Any great project begins with an understanding and response to the conditions of the site. Our approach to landscape architecture centers on applying our place-making skills to create a remarkable experience in both the short-term and over the longest span. By working with a client to analyze their space, we introduce a human scale to nature, concentrating on the ways in which living and non-living forms interact. Working seamlessly with all other disciplines, we incorporate concepts that include both public and intimate spaces while integrating hardscapes, view corridors and people flows. The goal is to re-imagine the site as a series of rooms, or spaces, or alternatively, as a stage for a great building. STEALTH DESIGN
Beginning with the design of computer rooms in the early 1980s, we have created a variety of technology-oriented spaces, including network operation centers, switch sites, data centers, advanced concept laboratories, and video teleconferencing centers.
FURNITURE MANAGEMENT
From systems furniture and casegoods for office spaces to complex solutions for operations, command, and conference centers, we can coordinate furniture requirements for all spaces. In addition to creating a furniture plan tailored to the specifications
of any project, we offer guidance in manufacturer selections and workspace designs; handle procurement and installation processes; and manage all vendors on-site.
EXTENDED CONSTRUCTION CONTRACT ADMINISTRATION
To ensure that a project is completed according to the price agreed upon during bidding, we provide extended part- or full-time representation at the construction site. We monitor the project’s progress and quality of work, as well as the contractor’s construction schedule; respond to requests for information; maintain project records; evaluate shop drawings, product data, and samples; review the contractor’s applications for payment; conduct inspections to determine substantial and final completion; and administer project close-out procedures.
MOVE MANAGEMENT/FACILITY MANAGEMENT
We provide consulting and on-site facility management services to corporate, institutional, and government clients. Whether moving a bookcase or coordinating an entire office relocation, we successfully implement move and facility management policies by partnering with our clients to understand their organization’s structure, business goals, and culture. Projects encompass both daily moves and complete reconfigurations due to growth, contraction, or mission changes, as well as special projects that support the client. Specific tasks have included “box” moves for thousands of people to different locations within the same building, or between different facilities, as well as consolidation or expansion of space between floors, or from building to building.

FURNITURE
Beginning with test-fitting, visioning, and programming, we work to understand the corporate culture. We work to develop standards, based on what we’ve learned, to provide a sense of consistency throughout the finished space. From the beginning, we’ll discuss branding, and the discussion will bear on and influence design development.
More than a logo on a wall, more than a set of corporate colors, branding is that difficult-to-define set of qualities, characteristics, ideals, and other criteria that define an organization and what it stands for. DBI works with you to identify the details that tell your “brand story.” From these observations, a palette of colors, textures, finishes, and furniture will be developed to create a space that boldly states the organization’s identity.

DBI engages in an inward-facing value engineering throughout the design process. We understand that opportunities for cost savings and schedule management are greatest in the early stages of the project and diminish as work progresses. As a result, emphasis is placed on controlling these aspects during the schematic design and design development phases of a project. At these stages, factors that may adversely affect the cost of a design can be identified and alternative action taken, if necessary.

CONSTRUCTION ADMINISTRATION
POST OCCUPANCY FEEDBACK
Cost control and time management are fundamental and continually monitored. We include value-priced alternatives as we develop the palette. We’re also careful to seek out solutions that will not be bogged down in supply-chain bottlenecks. We want you to “spend wisely” – in your budget and in your schedule.
As we develop construction documents, we engage the client in “page turn” sessions. These sessions are high-level but in sufficient depth and detail to be sure that the needs of the project are being met. During this phase DBI gathers bids from general contractors, evaluates the proposals submitted, and provides recommendations on general contractor selection.
Construction administration is a critical phase of
the process. DBI remains fully engaged at this stage, ensuring that everything reflected in the construction documents is built to specifications. DBI remains highly involved throughout construction administration, advocating for our client and making sure their needs are met.
During move in and even post-occupancy, DBI provides customer service as needed, perfecting the design, and gathering feedback to make adjustments, as necessary. Our work does not end when the punch list is completed.

DESCRIPTION
District Hardware relocated from Foggy Bottom to the new Wharf neighborhood to increase its retail space and gain exposure to a new clientele. To renovate the large space, DBI optimized the floor plan, and moving walls and conduits. District Hardware is a True Value reseller, so half of the building space is devoted to the hardware store, while the remainder is shared between a bike shop and the Velo Café, a small in-store eatery that features local coffee and beer. A bike repair shop is tucked under the space’s mezzanine, and offices and support spaces are located upstairs. The street-level café also has a serving window to accommodate patrons grabbing a quick cup of coffee to go.

Four weeks before AOL’s 25th Anniversary Party, DBI was hired to redesign the AOL Company Store. The goal was to transform the small store, which sold snacks and greeting cards, into a boutique displaying AOL’s branded merchandise for its employees. To reflect AOL’s campaign to refresh its brand and image, the redesigned store features a cutting-edge, contemporary look and style.

2020 Associated Builders and Contractors: Metro Washington - Excellence in Construction Award
DESCRIPTION
Cookology is a recreational culinary school offering professionally taught, hands-on cooking classes for the public, as well as professional training for food service industry specialists. The space is comprised of five separate commercial kitchens that can be joined into a single space for large events. The project is a reflection of the Cookology culture, with an affordable elegance, contrasted by an industrial aesthetic, balancing form and function – with an infusion of fun and playful elements. This balance is immediately apparent at the storefront, creating a warm and welcoming feel with the use of lighttoned ash wood, offset by cold-rolled steel around the door and windows. Inside, the industrial vibe is underscored with the use of a clean palette of desaturated blues and gray, echoing the tone of the resturant-grade stainless steel working surfaces and cookware. Bare blue-tinted concrete floors affirm the space as a working enviornment. Sliding woodframed glass panels that can be opened partially, by section, or fully opened and stowed against the wall, create a highly efficient, yet flexible layout. Contemporary light fixtures and pops of color give an up-to-the-minute, yet timeless feel.

DESCRIPTION
Providing high-quality dinnerware solutions to a variety of markets, Integrus Holdings Inc. is the parent company of four subsidiary sectors, including Fortessa Tableware Solutions. Founded in Loudoun County in 1993, the company has expanded nationally and internationally and serves more than 160 countries. Despite its global footprint, Integrus wanted to keep its roots local and, in 2017, relocated its corporate headquarters from Sterling to One Loudoun, an upmarket mixed-use development in Ashburn. Streamlining the company’s headquarters from 12,000 to 8,000 SF, this relocation also required the integration of several space types (including retail, office, and warehouse space) into one building. DBI created a headquarters that (1) showcased each brand of the Integrus family, (2) supported the company’s innovative mission, and (3) provided the functionality required by each space while blending these spaces into a unified whole.

Building on the success of the first DBI-designed Caboose Brewing Company taproom, a new brewery and coffeehouse was brought to the Mosaic District of the City of Fairfax. Reclaimed wood, clerestory windows, new glazing elements at the storefront, and a beautiful steel staircase and catwalk leading to two mezzanines combine to bring a fresh, relaxed feel to Caboose Commons. Much larger numbers can be accommodated in this new space that includes a full-service kitchen serving farm fresh food, and both indoor and outdoor tasting rooms, making Caboose Commons ideal for any occasion.

Founded in Sweden in 1943 by 17-year-old carpenter, Ingvar Kamprad, IKEA designs and sells ready-to-assemble furniture, kitchen appliances and home accessories, among other useful goods. IKEA owns and operates over 400 stores in 49 countries.
GF has provided a vast array of professional services to IKEA including architecture, site planning, entitlement, prototype design, project scheduling and graphics packages services for over twenty-five (25) stores throughout the United States. Buildings are typically 350,000 SF in size and located on sites ranging from 5 to 22 acres.

When The Home Depot was founded in 1978, Bernie Marcus and Arthur Blank had no idea how revolutionary this new “hardware store” would be for home improvement and the retail industry. Today, The Home Depot is the world’s largest home improvement retailer. In more than 2,200 stores across North America, GF has been providing architecture, engineering, and site development services for The Home Depot since the chain’s founding.
As the prototype architect, GF developed the design standards for The Home Depot’s roll-out program, which the firm then site-adapted for hundreds of store locations throughout the United States. GF has been a key partner in Home Depot’s expansion into high-density urban markets, including the design of the chain’s two Manhattan locations. In addition, GreenbergFarrow provides site development services to identify and qualify each store’s location for development, as well as to attain compliance with all local regulatory agencies’ requirements.

DESCRIPTION
The GF team worked with Levi’s to re-imagine a more experiential store by providing architectural and MEP services, as well as delivering the schematic design on the new storefront system as part of the retailer’s NextGen program. This location is among the first of many NextGen stores to open in North America, after piloting the concept in Europe and Asia as part of their efforts to shift to directto-consumer retail experience and away from wholesale.
Located in the Stanford Shopping Center in Palo Alto, CA, the team designed this 2,650 SF store to be an immersive experience while creating a deeper connection to the consumer by incorporating customization and digital capabilities. GF incorporated bigger fitting rooms than those found at previous Levi’s stores, bold designs, and an open store layout for easy navigation complying with safety concerns amid the Covid-19 Pandemic. Also featured is a Tailor Shop where customers can customize clothing to their desire as well as various touchpoints and digital signage throughout the store.

GF collaborated with developer MADDD Equities LLC on Trader Joe’s newest grocery store in New York City. Located underneath the Queensboro Bridge on Manhattan’s Upper East Side, the cavernous unique space known as Bridgemarket, is a designated individual Landmark in the City as well as listed on the National Registry and is for its 21,000-squarefoot Guastavino-tiled vaulted ceilings and terracotta clad column arcade which create a ‘cathedral-like’ Gothic space.
GF’s urban architecture team successfully navigated the design review through New York City’s Landmarks Preservation Commission’s Public Hearing and worked with the Trader Joe’s corporate team to implement the approved submission. The basis of design accentuates the verticality of the interior space by minimizing height and orientation of the mezzanine, relieves the transparent curtain wall for multiple clear vistas throughout, and conceals the mechanical design.

DESCRIPTION
The Georgetown Cupcake Buckhead store in Atlanta is the sixth location – and first in the Southeast – by acclaimed co-founders, Katherine Kallinis Berman and Sophie Kallinis LaMontagne, the stars of the hit series DC Cupcakes on TLC. Situated in an urban street setting within the upscale Buckhead Atlanta mixed-use development, the store has the character of a modern bakery and pastry shop, with its baking and finishing areas fully exposed to customers.
Working closely with the owners, GF’s architecture and engineering team planned and designed every aspect of the 2,540 SF store for efficient operations, with all equipment, work surfaces, and storage strategically situated for ease of access, and to maintain a neat and orderly appearance at all times. The entire retail space in front of the kitchen rises more than 20 feet for a bright and spacious ambiance. To enhance the store’s street presence and provide tables for dine-in customers, two boxed bay windows extend beyond the building’s façade on a slight angle. Large, north-facing windows allow indirect sunlight to illuminate the space, as well as provide clear lines of sight into the store.

GF began working with Whole Foods Market in 2004 providing Land Development, Architectural, Civil, and MEP Engineering, as well as Design Services for its new stores. GF has completed more than 60 Whole Foods Market locations in Alabama, California, Colorado, Florida, Georgia, New Mexico, Nevada, North Carolina, Pennsylvania, South Carolina, Tennessee, and Texas.
Most recently, GF worked closely with Whole Foods Market on its newest store in Atlanta, Georgia, providing Architectural, MEP, and Structural Engineering services. The project involved designing, permitting, construction document sets, and full construction administration services for a 70,000 SF, six-level development. The grocery store includes a separate restaurant, coffee shop, a bar with balcony access, and a rooftop area with food and beverage services, as well as several other activity spaces.

GF delivered Tokyo-based Uniqlo’s first U.S. location and world flagship store in record time within a landmark historic building in SoHo. Located at 546 Broadway between Prince and Spring Streets, the 36,000 SF store was the world’s largest Uniqlo when it opened in 2006, and remains the largest single-brand fashion store in SoHo. Completing the store in 8 months on a fast-track basis, GF coordinated all aspects of the project’s delivery, including interpreting design sketches from Uniqlo’s Japan-based architect, development and construction documents. The project required full-scale renovation of a century-old, landmark building into the store’s new, modern aesthetic.

DESCRIPTION
Formerly a 525,000 SF food distribution facility, this development entailed conversion of 200,000 SF of existing space into a retail center. The project also includes the addition of new retail area and the design of a 386-vehicle parking facility. Utilization of existing space allowed the design team to take advantage of built-in loading docks, already several feet above ground level. The building is registered with the U.S. Green Building Council and the project team is pursuing a Silver LEED certification with tenants including the NYPD.

Green Thumb Industries tasked GF to design over 70 medical and recreational cannabis retail stores – primarily named Rise, starting in 2018. GF implemented temperature-controlled vaults for products storage and designed extensive access control measures. Additionally, the team established screened delivery protocols to ensure compliance and operation security within the stores.

TUMI the leading international business, accessory, and travel lifestyle brand opened its doors in Park Meadow Shopping Mall, Lone Tree, Colorado. GF handled the construction documents for this 1,200 square foot store. This location features neutral-toned materials that provide the perfect backdrop to showcase TUMI’S wide range of products.
GF’s relationship with TUMI continues to flourish with the completion of a high-profile store in Grand Central Terminal, as well as two more locations on the way.
DSW DESIGNER SHOE WAREHOUSE

GF designed a full tenant build-out for DSW Designer Shoe Warehouse’s newest flagship store in Las Vegas. GF provided full architectural, structural engineering, and MEP engineering services for this store – including design and detailing of the steel storefront canopy, HVAC, electrical and structural requirements for the custom display items.
The GF team worked with external vendors on several digital features. The sensory experience begins at street level from escalators that lead down to the sales floor, creating a video tunnel from custom mounted wall and ceiling LED panels, with full video animations and sound systems. The basement’s interior fixtures take on an industrial, warehouse look that compliments the giant ‘shoevator’ – where customers can order via tablet in front of the glass display of shoes accompanied with steel elevator lifts and conveyor belts that act as a vending machine.
ZO SKIN CENTRE: NEWPORT BEACH FLAGSHIP

GF designed Zo Skin Centre’s Flagship location in Newport Beach, California. This location is the first of a planned roll-out. Working closely with the client, GreenbergFarrow’s architecture team planned and designed every aspect of the 2,557 SF store. To enhance the Centre’s presence in the Fashion Island Mall, GF encased the store with floor to ceiling windows and used inspiration from their packaging to create continuity within their store and brand. The Centre is equipped with a beauty bar, lounge, reception area, and three rooms for non-surgical procedures.
BED BATH & BEYOND

GF’s architects designed this 24,000 SF Bed Bath and Beyond within the Atlixcayotl Shopping Center in Puebla City, Mexico. The Shopping Centre was recently renovated and expanded to twice its size to keep up with the city’s revitalization. GF’s architect’s designed solutions to accommodate this Bed Bath & Beyond into the existing structure and newly built additions.
The indoor/outdoor feature of the shopping center challenged the designers when it came to the storefront. The architects worked to find a balance between taking advantage of the outdoor space while staying within budget.
