Since its inception in 1973, DBI has provided full-service architecture and interior design services to clients who share our belief that beautiful environments foster meaningful human interaction and successful business outcomes. We have not only witnessed, but have been pioneers of, the evolution of design. As a result, we have extensive and authentic knowledge of, and experience with, designing stateof-the-art building interiors. DBI recognizes that the design of our built environment has a lasting effect on the health of our natural environment. As a member of the US Green Building Council, DBI ensures that a significant percentage of our designers are LEED® or WELL accredited and, whenever possible, specifies materials, furniture, and other products that are sustainable and energy efficient.

To reduce and monitor the environmental footprint of our projects, we maintain a carefully planned and integrated technological design platform that harnesses state-of-the-

art architectural design software. In addition to conveying conceptual designs quickly and in great detail, we are able to perform building energy and performance analyses to determine which architectural designs have the least environmental impact. Our technological platform also enables us to create highly coordinated sets of construction documents that link building component information to external databases for post-occupancy space and asset management.

MASTER PLANNING From the beginning of a project, our master planning services comprehensively evaluate the characteristics of a specific property, then, illustrate the design concepts that work best for the site. MEP ENGINEERING Through an integrated, highly collaborative, and tailored approach, GF’s MEP design practice offers a wide spectrum of solutions for the commercial and retail development communities. Often involved from the outset of a project through construction administration, GF engineers provide a tailored set of services for each client and project.

STRUCTURAL ENGINEERING GF’s structural engineering capabilities span over three decades of experience with diverse building types, including a wide range of corporate, commercial, retail, residential, hospitality, industrial, entertainment, government/institutional and mixed-use. This experience extends to specialized structures such as signs, towers, retaining walls, and water detention facilities.

CIVIL ENGINEERING GF has a team of experts who are well-versed in implementing solutions for the most complicated sites from redevelopment sites, floodplains, difficult utility relocations, to areas requesting sustainable design elements. GF has worked on thousands of projects worldwide and has provided services such as environmental mitigation and stormwater management to bringing in site utilities and site access; this range of experience guarantees the client that GF efficiently provides solutions that are in the best interests of everyone involved. GF ensures all aspects are considered before a plan is proposed.

SERVICES

SURVEYING At GF, our surveying services are foundational to our integrated approach to design and construction. We offer comprehensive land surveying capabilities to support all phases of project development. Our team utilizes the latest technology to deliver precise, reliable results, ensuring your project is built on accurate data.

LANDSCAPE ARCHITECTURE Any great project begins with an understanding and response to the conditions of the site. Our approach to landscape architecture centers on applying our place-making skills to create a remarkable experience in both the short-term and over the longest span. By working with a client to analyze their space, we introduce a human scale to nature, concentrating on the ways in which living and non-living forms interact. Working seamlessly with all other disciplines, we incorporate concepts that include both public and intimate spaces while integrating hardscapes, view corridors and people flows.

STEALTH DESIGN Beginning with the design of computer rooms in the early 1980s, we have created a variety of technology-oriented spaces, including network operation centers, switch sites, data centers, advanced concept laboratories, and video teleconferencing centers.

FURNITURE MANAGEMENT From systems furniture and casegoods for office spaces to complex solutions for operations, command, and conference centers, we can coordinate furniture requirements for all spaces. In addition to creating a furniture plan tailored to the specifications of any project, we offer guidance in manufacturer selections and workspace designs; handle procurement and installation processes; and manage all vendors on-site.

EXTENDED CONSTRUCTION CONTRACT ADMINISTRATION To ensure that a project is completed according to the price agreed upon during bidding, we provide extended part- or full-time representation at the construction site. We monitor the project’s progress and quality of work, as well as the contractor’s construction schedule; respond to requests for information; maintain project records; evaluate shop drawings, product data, and samples; review the contractor’s applications for payment; conduct inspections to determine substantial and final completion; and administer project closeout procedures.

MOVE MANAGEMENT/FACILITY MANAGEMENT We provide consulting and on-site facility management services to corporate, institutional, and government clients. Whether moving a bookcase or coordinating an entire office relocation, we successfully implement move and facility management policies by partnering with our clients to understand their organization’s structure, business goals, and culture. Projects encompass both daily moves and complete reconfigurations due to growth, contraction, or mission changes, as well as special projects that support the client. Specific tasks have included “box” moves for thousands of people to different locations within the same building, or between different facilities, as well as consolidation or expansion of space between floors, or from building to building.

DBI Architects is a member of the U.S. Green Building Council, and a significant percentage of DBI’s design staff are LEED® or WELL accredited. All DBI staff are committed to the importance of environmental issues and their impact on the design of our built environment.

When specifying finishes, fixtures, materials, or furniture, DBI specifies recycled materials wherever possible, does not consider woods from endangered rain forests, and avoids materials that have a long-term, detrimental effect on the environment. The firm’s goal is to incorporate goods that are sustainable, energy efficient, and environmentally friendly.

DESCRIPTION

The redesign of Merchant’s Walk called for an aesthetic design that would bring the 33-yearold neighborhood center back to its origin as a central gathering place for the community, with a great mix of food, retail, and entertainment. GF provided planning, architecture, and engineering services for the project and created a vibrant, 362,000 SF retail hub that enhances the surrounding community.

Some improvements to the center included adding retail space, renewing facades, widening sidewalks, and the installing decorative signage, planters, benches, green screens, enhanced landscaping, energy efficient fixtures, and controlled lighting systems. In addition, GF improved the existing retailers’ storefronts (Stein Mart, PetSmart, Old Navy, Georgia Theatre and Marlow’s Tavern).

GF brought renewed life to the center with the new aesthetic and the addition of a 45,000 SF Whole Foods Market as a new anchor tenant.

DESCRIPTION

Conceived as an open mall in 1957 and later converted in 1972 to an enclosed mall, Vornado Realty Trust hired GF as the architects of record for the renovation/ expansion of the existing facility. The existing façade was replaced to contiguously match the new expansion areas including two anchors, a Target and a renovated Century 21, a Whole Foods and a parking garage. The interior renovation of the mall includes a new entrance court, a new double height concourse with additional skylight areas and improvements to storefronts overall.

DESCRIPTION

After previously helping with entitlements for the anchor tenant, GF planned and designed the 34,000 SF addition to this shopping center. On the four-acre site, retail tenants compliment the anchor through in-line retailers and two fastcasual restaurants. Three total buildings now occupy the site with a main 26,341 SF building featuring the majority of retail tenants, while two buildings, each approximately 4,000 SF in size, contain a bank and two restaurants.

DESCRIPTION

Indio Towne Center is a 66-acre retail center serving the City of Indio and the surrounding Coachella Valley. The retail center, which combines a neighborhood shopping center, a health club, and casual dining, is designed in the California Mission style that is so prevalent within the region and features plant-covered trellises, covered pedestrian walkways, awnings, a varied color palette, and mass overhangs.

DESCRIPTION

The design of the old Manteca High bell tower was incorporated into The Promenade Shops at Orchard Valley when it was built in 2008. Phase II of the development is a mix of upscale outlet retailers and specialty stores along with restaurants and fast-casual dining, with approximately 200,000 SF in nine shops buildings. Construction materials include CMU and metal stud framed walls, steel roof framing members and concrete footings. Featured entry elements at each building entrance created additional design challenges in this high seismic region.

DESCRIPTION

GF provided architecture and engineering services for the redevelopment of Northcross Commons shopping center in Huntersville, NC (located just north of Charlotte). A 36,500 SF Whole Foods Market replaced a former Food Lion as the anchor tenant. The center, situated on 8.77 acres, underwent enhancements to the building façade, parking lot and landscape areas in conjunction with Whole Food’s arrival; replacing the synthetic stucco with variegated massings, materials and colors create a fresh, contemporary appearance.

This 400,000 SF community retail center is representative of a new generation of centers being designed to serve rapidly growing populations on the outskirts of major metropolitan areas. Boasting ample up-close parking on 42 landscaped acres with an impressive line-up of national retailers, the center also includes space for local retailers.

Fort Evans Plaza II is a mixed use development campus comprised of office, retail, restaurant, and bank facilities on a site defined by the intersection of Fort Evans Road and Battlefield Parkway in the historic Town of Leesburg, Virginia. This site lies within Leesburg’s historic H-2 Corridor that was created to promote design that respects the significant nature of Leesburg’s historic architecture. Design guidelines govern all development in the H-2 Corridor, and projects must be approved by the Board of Architectural Review.

Founded in Sweden in 1943 by 17-year-old carpenter, Ingvar Kamprad, IKEA designs and sells ready-to-assemble furniture, kitchen appliances and home accessories, among other useful goods. IKEA owns and operates over 400 stores in 49 countries.

GF has provided a vast array of professional services to IKEA including architecture, site planning, entitlement, prototype design, project scheduling and graphics packages services for over twenty-five (25) stores throughout the United States. Buildings are typically 350,000 SF in size and located on sites ranging from 5 to 22 acres.

When The Home Depot was founded in 1978, Bernie Marcus and Arthur Blank had no idea how revolutionary this new “hardware store” would be for home improvement and the retail industry. Today, The Home Depot is the world’s largest home improvement retailer. In more than 2,200 stores across North America, GF has been providing architecture, engineering, and site development services for The Home Depot since the chain’s founding.

As the prototype architect, GF developed the design standards for The Home Depot’s roll-out program, which the firm then site-adapted for hundreds of store locations throughout the United States. GF has been a key partner in Home Depot’s expansion into high-density urban markets, including the design of the chain’s two Manhattan locations. In addition, GreenbergFarrow provides site development services to identify and qualify each store’s location for development, as well as to attain compliance with all local regulatory agencies’ requirements.

MADDD Equities LLC

DESCRIPTION

GF collaborated with developer MADDD Equities LLC on Trader Joe’s newest grocery store in New York City. Located underneath the Queensboro Bridge on Manhattan’s Upper East Side, the cavernous unique space known as Bridgemarket, is a designated individual Landmark in the City as well as listed on the National Registry and is for its 21,000-squarefoot Guastavino-tiled vaulted ceilings and terracotta clad column arcade which create a ‘cathedral-like’ Gothic space.

GF’s urban architecture team successfully navigated the design review through New York City’s Landmarks Preservation Commission’s Public Hearing and worked with the Trader Joe’s corporate team to implement the approved submission. The basis of design accentuates the verticality of the interior space by minimizing height and orientation of the mezzanine, relieves the transparent curtain wall for multiple clear vistas throughout, and conceals the mechanical design.

DESCRIPTION

Formerly a 525,000 SF food distribution facility, this development entailed conversion of 200,000 SF of existing space into a retail center. The project also includes the addition of new retail area and the design of a 386-vehicle parking facility. Utilization of existing space allowed the design team to take advantage of built-in loading docks, already several feet above ground level. The building is registered with the U.S. Green Building Council and the project team is pursuing a Silver LEED certification with tenants including the NYPD.

DISTRICT HARDWARE & BIKE

DESCRIPTION

District Hardware relocated from Foggy Bottom to the new Wharf neighborhood to increase its retail space and gain exposure to a new clientele. To renovate the large space, DBI optimized the floor plan, and moving walls and conduits. District Hardware is a True Value reseller, so half of the building space is devoted to the hardware store, while the remainder is shared between a bike shop and the Velo Café, a small in-store eatery that features local coffee and beer. A bike repair shop is tucked under the space’s mezzanine, and offices and support spaces are located upstairs. The street-level café also has a serving window to accommodate patrons grabbing a quick cup of coffee to go.

2020 Associated Builders and Contractors: Metro Washington - Excellence in Construction Award

DESCRIPTION

Cookology is a recreational culinary school offering professionally taught, hands-on cooking classes for the public, as well as professional training for food service industry specialists. The space is comprised of five separate commercial kitchens that can be joined into a single space for large events. The project is a reflection of the Cookology culture, with an affordable elegance, contrasted by an industrial aesthetic, balancing form and function – with an infusion of fun and playful elements. This balance is immediately apparent at the storefront, creating a warm and welcoming feel with the use of light-toned ash wood, offset by cold-rolled steel around the door and windows. Inside, the industrial vibe is underscored with the use of a clean palette of desaturated blues and gray, echoing the tone of the resturant-grade stainless steel working surfaces and cookware. Bare blue-tinted concrete floors affirm the space as a working enviornment.

Sliding wood-framed glass panels that can be opened partially, by section, or fully opened and stowed against the wall, create a highly efficient, yet flexible layout. Contemporary light fixtures and pops of color give an up-to-the-minute, yet timeless feel.

INTEGRUS HOLDINGS & FORTESSA TABLEWARE SOLUTIONS

DESCRIPTION

Providing high-quality dinnerware solutions to a variety of markets, Integrus Holdings Inc. is the parent company of four subsidiary sectors, including Fortessa Tableware Solutions. Founded in Loudoun County in 1993, the company has expanded nationally and internationally and serves more than 160 countries. Despite its global footprint, Integrus wanted to keep its roots local and, in 2017, relocated its corporate headquarters from Sterling to One Loudoun, an upmarket mixed-use development in Ashburn. Streamlining the company’s headquarters from 12,000 to 8,000 SF, this relocation also required the integration of several space types (including retail, office, and warehouse space) into one building.

DBI created a headquarters that (1) showcased each brand of the Integrus family, (2) supported the company’s innovative mission, and (3) provided the functionality required by each space while blending these spaces into a unified whole.

Whole Foods Market

DESCRIPTION

GF began working with Whole Foods Market in 2004 providing Land Development, Architectural, Civil, and MEP Engineering, as well as Design Services for its new stores. GF has completed more than 60 Whole Foods Market locations in Alabama, California, Colorado, Florida, Georgia, New Mexico, Nevada, North Carolina, Pennsylvania, South Carolina, Tennessee, and Texas.

Most recently, GF worked closely with Whole Foods Market on its newest store in Atlanta, Georgia, providing Architectural, MEP, and Structural Engineering services. The project involved designing, permitting, construction document sets, and full construction administration services for a 70,000 SF, six-level development. The grocery store includes a separate restaurant, coffee shop, a bar with balcony access, and a rooftop area with food and beverage services, as well as several other activity spaces.

DESCRIPTION

GF delivered Tokyo-based Uniqlo’s first U.S. location and world flagship store in record time within a landmark historic building in SoHo. Located at 546 Broadway between Prince and Spring Streets, the 36,000 SF store was the world’s largest Uniqlo when it opened in 2006, and remains the largest single-brand fashion store in SoHo. Completing the store in 8 months on a fast-track basis, GF coordinated all aspects of the project’s delivery, including interpreting design sketches from Uniqlo’s Japan-based architect, development and construction documents. The project required full-scale renovation of a centuryold, landmark building into the store’s new, modern aesthetic.

Georgetown Cupcake

DESCRIPTION

The Georgetown Cupcake Buckhead store in Atlanta is the sixth location – and first in the Southeast – by acclaimed co-founders, Katherine Kallinis Berman and Sophie Kallinis LaMontagne, the stars of the hit series DC Cupcakes on TLC. Situated in an urban street setting within the upscale Buckhead Atlanta mixed-use development, the store has the character of a modern bakery and pastry shop, with its baking and finishing areas fully exposed to customers.

Working closely with the owners, GF’s architecture and engineering team planned and designed every aspect of the 2,540 SF store for efficient operations, with all equipment, work surfaces, and storage strategically situated for ease of access, and to maintain a neat and orderly appearance at all times. The entire retail space in front of the kitchen rises more than 20 feet for a bright and spacious ambiance. To enhance the store’s street presence and provide tables for dine-in customers, two boxed bay windows extend beyond the building’s façade on a slight angle. Large, north-facing windows allow indirect sunlight to illuminate the space, as well as provide clear lines of sight into the store.

DESCRIPTION

The GF team worked with Levi’s to re-imagine a more experiential store by providing architectural and MEP services, as well as delivering the schematic design on the new storefront system as part of the retailer’s NextGen program. This location is among the first of many NextGen stores to open in North America, after piloting the concept in Europe and Asia as part of their efforts to shift to directto-consumer retail experience and away from wholesale.

Located in the Stanford Shopping Center in Palo Alto, CA, the team designed this 2,650 SF store to be an immersive experience while creating a deeper connection to the consumer by incorporating customization and digital capabilities. GF incorporated bigger fitting rooms than those found at previous Levi’s stores, bold designs, and an open store layout for easy navigation complying with safety concerns amid the Covid-19 Pandemic. Also featured is a Tailor Shop where customers can customize clothing to their desire as well as various touchpoints and digital signage throughout the store.

DESCRIPTION

TUMI the leading international business, accessory, and travel lifestyle brand opened its doors in Park Meadow Shopping Mall, Lone Tree, Colorado. GF handled the construction documents for this 1,200 square foot store. This location features neutral-toned materials that provide the perfect backdrop to showcase TUMI’S wide range of products.

GF’s relationship with TUMI continues to flourish with the completion of a high-profile store in Grand Central Terminal, as well as two more locations on the way.

DSW DESIGNER SHOE WAREHOUSE

Las Vegas, NV

DESCRIPTION

GF designed a full tenant build-out for DSW Designer Shoe Warehouse’s newest flagship store in Las Vegas. GF provided full architectural, structural engineering, and MEP engineering services for this store – including design and detailing of the steel storefront canopy, HVAC, electrical and structural requirements for the custom display items.

The GF team worked with external vendors on several digital features. The sensory experience begins at street level from escalators that lead down to the sales floor, creating a video tunnel from custom mounted wall and ceiling LED panels, with full video animations and sound systems. The basement’s interior fixtures take on an industrial, warehouse look that compliments the giant ‘shoevator’ – where customers can order via tablet in front of the glass display of shoes accompanied with steel elevator lifts and conveyor belts that act as a vending machine.

ZO SKIN CENTRE: NEWPORT BEACH FLAGSHIP

DESCRIPTION

GF designed Zo Skin Centre’s Flagship location in Newport Beach, California. This location is the first of a planned roll-out. Working closely with the client, GreenbergFarrow’s architecture team planned and designed every aspect of the 2,557 SF store. To enhance the Centre’s presence in the Fashion Island Mall, GF encased the store with floor to ceiling windows and used inspiration from their packaging to create continuity within their store and brand. The Centre is equipped with a beauty bar, lounge, reception area, and three rooms for non-surgical procedures.

BED BATH & BEYOND

DESCRIPTION

GF’s architects designed this 24,000 SF Bed Bath and Beyond within the Atlixcayotl Shopping Center in Puebla City, Mexico. The Shopping Centre was recently renovated and expanded to twice its size to keep up with the city’s revitalization. GF’s architect’s designed solutions to accommodate this Bed Bath & Beyond into the existing structure and newly built additions.

The indoor/outdoor feature of the shopping center challenged the designers when it came to the storefront. The architects worked to find a balance between taking advantage of the outdoor space while staying within budget.

CABOOSE COMMONS

Fairfax, VA

DESCRIPTION

Building on the success of the first DBI-designed Caboose Brewing Company taproom, a new brewery and coffeehouse was brought to the Mosaic District of the City of Fairfax. Reclaimed wood, clerestory windows, new glazing elements at the storefront, and a beautiful steel staircase and catwalk leading to two mezzanines combine to bring a fresh, relaxed feel to Caboose Commons. Much larger numbers can be accommodated in this new space that includes a full-service kitchen serving farm fresh food, and both indoor and outdoor tasting rooms, making Caboose Commons ideal for any occasion.

Beginning with test-fitting, visioning, and programming, we work to understand the corporate culture. We work to develop standards, based on what we’ve learned, to provide a sense of consistency throughout the finished space. From the beginning, we’ll discuss branding, and the discussion will bear on and influence design development. More than a logo on a wall, more than a set of corporate colors, branding is that difficult-to-define set of qualities, characteristics, ideals, and other criteria that define an organization and what it stands for.

DBI works with you to identify the details that tell your “brand story.” From these observations, a palette of colors, textures, finishes, and furniture will be developed to create a space that boldly states the organization’s identity.

allows us to provide clients with 3-D views from the very early stages of the project so you won’t have to try to interpret flat representations of your space. And, DBI will develop different scenarios to make the way to proceed more clear.

DBI engages in an inward-facing value engineering throughout the design process. We understand that opportunities for cost savings and schedule management are greatest in the early stages of the project and diminish as work progresses. As a result, emphasis is placed on controlling these aspects during the schematic design and design development phases of a project. At these stages, factors that may adversely affect the cost of a design can be identified and alternative action taken, if necessary.

POST OCCUPANCY FEEDBACK

Cost control and time management are fundamental and continually monitored. We include value-priced alternatives as we develop the palette. We’re also careful to seek out solutions that will not be bogged down in supply-chain bottlenecks. We want you to “spend wisely” – in your budget and in your schedule.

As we develop construction documents, we engage the client in “page turn” sessions. These sessions are high-level but in sufficient depth and detail to be sure that the needs of the project are being met. During this phase DBI gathers bids from general contractors, evaluates the proposals submitted, and provides recommendations on general contractor selection.

Construction administration is a critical phase of the process. DBI remains fully engaged at this stage, ensuring that everything reflected in the construction documents is built to specifications. DBI remains highly involved throughout construction administration, advocating for our client and making sure their needs are met.

During move in and even post-occupancy, DBI provides customer service as needed, perfecting the design, and gathering feedback to make adjustments, as necessary. Our work does not end when the punch list is completed.

We’ll be there to assure design, functionality, branding, fit, and finish meet or exceed expectations. Because when all is said and done, it comes down to caring.
