There were five beautiful local ladies, Ann, Lori, Rachel,
Dina and Tracy, each with their own unique look and personality. They began by relaxing with a glass of wine as the talented staff at Indulge Salon accentuated their beauty with the right hair and make-up. Stylists from Danzar and Ms. Mulligans helped them choose the perfect party dress to project the feeling of playful celebration that surrounds the holidays. The ladies enjoyed getting dressed-up and spending time as friends and our photos reflect it. Each look was finished with jewelry from both Danzar and Premier Jewelry.

The Northeast Florida Association of Realtors market stats for October make me thankful for the positive trends we continue to see. The pending sales in October of 2,193 are 22% higher than the previous October. We have 11% more pending sales year to date than the same period in 2013. There were 1,906 closings in October which are 4% more than the previous October and year to date we are up 7%. You have to keep in perspective that 2013 was drastically better than 2012 and we continue to have better numbers in 2014 than 2013. The median sales price of $161,365 is up 4% over October 2013 and year to date we are up 3%. The average sales price of $208,809 is up 7% over October 2013 and year to date we are up 4%. I would like to add that the Northeast Florida Multiple Listing Service 3rd quarter report showed the average sales price in St. Johns County was $345,433 and in Duval County $181,901. Part of the reason for the higher sales price in St. Johns County may be the strong new homes sales which tend to command higher prices compared to resales. The inventory of homes for sale is down 12% from last year to 9,595 available properties. The distressed properties (foreclosures and short sales) inventory is down 48% from last year and the traditional homes inventory is up 8%. Of all the listings available, 20.5% are distressed now compared to 35% a year ago. This is a very positive sign for our local real estate market. We are down to 4.8 months supply of inventory. Five to six months supply is a balanced market so our market is not heavily weighted to buyers or sellers. Realty Trac reported in the U.S., all cash sales accounted for 33.9% of residential sales in the third quarter; however, Florida leads the nation in cash sales with over 50% of the transactions. Miami ranked number one in metro areas with 59.1% cash transactions and Jacksonville ranked number nine with 47.1%. They broke down the all cash transactions looking at institutional investor transactions and Jacksonville ranked number six in the nation with 10.9% investor transactions down from 12.6% the previous year. To summarize, the pending sales, closings and prices are up. The inventory is down and the better news is that distressed property inventory is down further which is the reason our investor transactions are down. It appears we will finish 2014 strong. Hearing Care is Health Care

Hearing care is health care, just look at the research. Hearing health has been and continues to be studied by several prestigious institutions. Allow me to explain the results from The National Council on Aging and John Hopkins University.
The National Council on Aging studied how hearing impairment affects social interaction and mental health. They looked at people
who received help for their hearing impairment vs. those who did not get help. Specifically, they found that people who improved their hearing with hearing aids were more socially active and had better relationship with their families. Also, their spouses and children found more benefit from amplification than did the hearing aid wearer. Those individuals who did not improve their hearing suffered from depression and anxiety. They were more socially isolated. This study was published in 1999.
In 2011 Dr. Frank Linn, Department of Otolaryngology Head and Neck Surgery at John Hopkins University published a 20 years study. Dr. Linn was looking at hearing
impairment and dementia. His results show that the risk of dementia increases as the severity of hearing impairment increases. The risk of dementia doubled with a mild hearing loss and there is a 5 fold increase risk of dementia with a severe hearing impairment. This study is on-going and I look forward to their continued research and results.
I believe these 2 studies come to the same conclusions. That is, if you cannot hear speech clearly and understand it, you cannot remember it. Memory loss is the first
step to dementia. Also, untreated hearing impairment causes isolation. An individual with untreated hearing impairment becomes tired, embarrassed and stop asking people to repeat what has been said. They sit alone, without talking to family and friends. Isolation is a leading risk factor for dementia.

Last month we had one of those rewarding pet visits that tugs at a veterinarian and his staff’s heart strings. We saw Doobie, a 13 year old Miniature Schnauzer, who was “just not right.” She was losing weight. Her appetite was down. The owner still loves Doobie very much. I did a physical exam. Her heart and lungs were good. An oral exam found several teeth that were loose and had pus around them. Her gums were red. She was very reluctant to have me even lift her lips to look at her mouth. I recommended running some blood work to look for other reasons for her malaise and tentatively set up a teeth cleaning. Doobie’s blood was normal. Her liver and kidneys were still doing their jobs well. As all owners are, Doobie’s owner was nervous about anesthesia. Using our low dosage protocol we allayed her concerns. Doobie came in first thing in the morning a few days later. She was nervous about us. We gave her the pre-anesthetic and put in an IV catheter. She calmed right down. We started intravenous fluids which are used to flush away the injected drugs and keep the blood pressure up and to perfuse the liver and kidneys while pets are anesthetized. Doobie went to sleep easily when the actual anesthetic was given. When she was asleep we placed a tube into her trachea to help her breathe the inhaled anesthetic that will keep her asleep. Once she was hooked up to our monitoring system and placed on our “Hot Dog Warming System” I did a dental exam. I determined that the periodontal disease was severe. Dental xrays showed that there were teeth next to the bad teeth that were already severely damaged. Doobie had deep pockets around two of the teeth that were full of tartar and pus. There were five more teeth that were loose and had pockets and bone loss as well but no pus. We injected local anesthetic, even though she was asleep, to numb her teeth and gums. Seven teeth had to be removed. As a doctor, I hate to remove teeth. The teeth could have been saved if they were cleaned sooner. The great news for our heartstrings was that Doobie came back a week later feeling like a new dog. Her appetite was back. She had a bounce in her step. She was asking to go for walks and pulling on the leash the way she used to. Her owner, as she smiled, said she never realized how much her teeth were bothering her. Most owners just think “She’s just getting old.” “Getting old” is not a disease. As the lucky get to find out, “Getting old is a privilege.” It is just good care to keep a pet’s teeth clean. Let’s get your pet’s teeth cleaned before the teeth are loose and infected and keep the bounce in its step. Happy Holidays to all!
