Many are done at the transfer of a home, some for the seller, and some for the buyer. Other inspections are done for insurance agents. These include a four-point and a wind mitigation; these are how some people qualify for property insurance, and others qualify for property insurance discounts. Additionally, there are the new home construction inspections. These consists of construction monitoring, new construction, and 11-month warranty inspections. With the extraordinary surge in new home construction in northern St. Johns County, these are increasingly popular. Construction monitoring is different from any other type of inspection. A typical home inspection is a non-invasive visual examination of the house and its components to determine if everything is functioning as intended. Depending on the size of the house it can take just a few hours to complete. Inspectors conducting construction monitoring inspections are following the building process for many months ensuring that everything is either built or installed to code. This can be very helpful for homeowners who don’t live in the area or for those who have little building experience. If you're thinking about hiring one of these inspectors, talk to your builder first. Builders will typically allow an inspector on the work site but usually aren’t thrilled about it. You should look for an inspector who has the insurance that the builder will demand and if possible, for one who has experience as a builder and knows the construction process. The next variation is the new home inspection. This is done after the construction is finished but prior to the buyer moving in. In many cases it’s in lieu of, or in conjunction with, the buyer’s final walkthrough before settlement. For buyers this inspection provides move in peace of mind; they have assurance that the visible structure, components, and appliances all function as intended. This is a full home inspection and is priced accordingly. One drawback to this type of inspection is the amount

of time that some problems can take to surface. If one or more roof component has been installed incorrectly for example, evidence of the ensuing leak may not show up for months. This can lead to costly repairs and headaches down the road. The last type of new construction home inspection is the 11-month warranty inspection. Although I wouldn’t discourage anyone from having construction monitoring, of the three inspection types discussed here, the 11-month warranty may make the most sense for some people from both a practical and financial standpoint. The advantages are that after 11 months the house has had time to settle and evidence of problems may have appeared. It’s also an advantage that the home owner has had an opportunity to get to know the house. If you decide to go this route, make sure to ask the home inspection company if they have special rates for 11-month warranty inspections; most won’t. In their defense, they charge their full home inspection fee because they're doing their full home inspection, the same inspection they would do for a new buyer who doesn’t know anything about the house they’re trying to purchase. But you do know your home, you’ve lived in it for 11 months so there are many things that the inspector doesn’t have to inspect. For example, you know if your appliances work, you know if your windows go up and down smoothly, you know if your cabinets are missing hardware, and you know if your doors latch properly. You probably don't know if you have problems with your roof that only walking on it can reveal, or what's behind your electric panel cover, or if you have a moisture problem in your attic. An 11-month inspection is more collaborative than any other type of inspection. Builders aren’t perfect, so regardless of which inspection type you choose, it’s important to have a certified professional inspector (CPI) inspect your builder’s work at some point in the process. Don’t let your builder off the hook. Make sure you get the quality home you deserve.

Where’s the Beef?

Its finally June! Summer has more than made its entrance and with school getting out, longer days and pool drenched kids- it is time to fire up the grill. While you can grill just about anything, the beloved beef steak has always been an American summer icon. Beef is kind of a double-edged sword, as it contains both nutritional value but also negative factors depending on fat content and how it was raised and processed. Since I’m the “Chef” I won’t get into too much detail about how beef will probably kill us all, and just let Nancy Cohen the “Nutritionist” scold me later. While beef arrived in the New World on Columbus’s second voyage, it was Hernando Cortez that first brought cattle to North America in 1519. The average cow is about 45% steak. Think we are the largest consumers of beef? Think again, America is second to the tiny town of Luxemburg. India consumes the least percentage of beef in the world. The Hamburger was introduced in 1904, by a Texas café owner, “Old Dave” Davis, at the St Louis World Fair. In the US, more beef is consumed on Memorial Day and ground beef accounts for nearly 50% of all beef sold yearly. Not all cuts of beef are equal. Since each type of steak comes from a different part of the cow there are some different methods and tricks to ensure that texture and flavor are maximized. Two major factors are the leanness and toughness of beef. Tenderloin, known as filet mignon, has very little fat compared to a ribeye that is extremely “marbled”. Since the Filet Mignon has little fat it will cook much faster than the ribeye. Less fat also means less flavor. This is why, often times, the filet mignon is wrapped in bacon to enhance the flavor of the steak. Bone in steaks also require a little different technique since
meat next to the bone will always be rarer than the outer edge. There are so many steak available but I generally stick with four fool proof cuts. The Filet Mignon, Top Butt Sirloin, New York Strip, and my favorite…the Ribeye or Del Monaco. All these cuts are readily available in your local grocery. I recommend “barding” filet mignon by either wrapping in bacon or even inserting little pieces of pork belly or pancetta into the steak itself. This will keep the meat from drying out while it cooks. Filet Mignon can also be stuffed with virtually anything, such as roasted garlic or blue cheese. This cut of beef should be eaten as rare as possible to ensure the highest flavor and tenderness. The New York strip is equally comfortable on the grill or hot iron skillet and is incredible when the edge of fat is seared till crispy and browned. There is an almost equal ratio of fat to meat in a Ny Strip so little seasoning or enhancement is needed to get the full flavor of this cut. Top Butt Sirloin, IMHO, has the most “beef” flavor of any steak. Its juicy and slightly chewy texture are present well past being cooked medium. This steak can accommodate numerous subtle and heavy sauces and is well suited to grilling. Last but not least, the Ribeye. This cut, when raw, is so tough fatty and chewy that even a starving wolf would move on for an easier meal. However, when highly seasoned and seared at a high temperature, then let to slowly cook till its vast marbling melts throughout the meat… all I can say is YUM! The Ribeye is not meant to be eaten rare or med rare. The perfect ribeye is cooked to medium and will yield intense flavor unmatched by any other cut. All the Best- Chef Matt

It’s that time of year and so I thought it would be a great idea to try out one of those favorites people love to eat at the ball parks…peanuts! Although this is not your ordinary roasted peanut….these are Gourmet Boiled Peanuts! Randezz Nutz is the place to go if you want to try out original gourmet boiled peanuts. He is portable, but he does have a set schedule where he is on Race track road the majority of the time and makes what he likes to call the first ever Gourmet Boiled Peanuts. He told me that there has never been a market for gourmet peanuts so he created one. I asked him what makes them gourmet so he proceeded to have me taste them and see what I thought. Regular Gourmet was the first flavor I tried, these green peanuts are boiled with pineapples, carrots, ginger, lemon zest, onions and seasonings to give you a sweet tangy flavor. You can’t help but to suck out the juice before you pop open the peanut and delve in. It is so fully of sweet juicy fruity flavor and still a little salty because it is a peanut after all. The next kind we tried is called Cajun Gourmet boiled peanuts. These are similar to his regular gourmet ones but he adds Pepperoncini= banana pepper= sweet Italian pepper (that’s right, those funny yellowish green peppers you get with pizza or on a Greek salad) and Jalapenos which gives that tangy sweetness you get from the regular gourmet ones plus the extra heat you need to be calling them Cajun. He also throws in garlic and of course Cajun spices. They are hot enough that you might want a cold beer to go along with them but not so hot that you stop eating them! The heat is just enough to keep you coming back for more. These two flavors are what he has every day on the menu. But then he always has a special flavor of the day. When I stopped in the specialty of the day was Smoked turkey. That’s right smoked turkey boiled peanuts! The juice of these tasted like you were eating a thanksgiving peanut! He boiled them with smoked turkey
(of course), celery, garlic, rosemary, thyme and a bunch of other seasonings. These were my son’s favorites and as an added bonus you sometimes even get actual chunks of smoked turkey...yum! Some of Randezz other flavors include Korean barbeque, braised beef ribs with toasted sesame seeds, smoked kielbasa and bacon, lemon pepper and many more. You can call ahead and see what flavors he’s got going on that day or ask him on Facebook. I asked him where did he get his talent for making such tasty food and he told me although he was born and raised here in Jacksonville he spent some time in Mississippi as a sous chef…well that paid off because you can sure taste some of those Cajun flavors in his peanuts! Randezz said it takes 12 hours to make one batch of boiled peanuts and he makes about 3 batches a night and up to 300lbs a week. These fine green peanuts are shipped to him from Virginia the peanut capital of the US. Fun Fact: Boiled peanuts are widely consumed and commercially available in an area of the Southern United States from southern Virginia, south to central Florida, as far north as Ohio and west to Mississippi. The peanuts are sold in the hull and either boiled with only salt or with a piquant spice mixture such as Old Bay. Boiling peanuts has been a folk cultural practice in the Southern United States, where they were originally called goober peas, since at least the 19th century. The practice of eating boiled peanuts was likely brought by slaves from Africa. In July and August, when the peanut crops would come in, unsold and surplus peanuts would be prepared in a boil and extended families and neighbors would gather to share conversation and food. Boiled peanuts are symbols of Southern culture and cuisine. The first recipe for boiled peanuts was published by Almeda Lambert in 1899!

St. Johns County High Schools are well known for high academic standards combined with athletic excellence. It is not infrequent for students to receive offers from colleges, even Ivy league schools, well in advance of their senior year. In honor of our graduating seniors and the greatness that awaits in life, St Johns Magazine would like to shine the spotlight on a couple Stars.
Robert Magee
Bartram Trail High School Valedictorian with Full Academic Scholarship to Universtiy of South Carolina Robert Magee is Bartram Trail's Valedictorian, and will be attending the University of South Carolina next year on a full Academic Scholarship. He has had four successful years on the cross country and track teams for Bartram Trail. Lettering three years at Bartram Trail, and this year serving as cross country team captain. His Cross Country coach, Paul Nowicki says, “Robert is easily one of the finest young men I have ever met.” Coach Nowicki raved about Robert's great attitude and leadership abilities both on and off the track. What makes him stand out is that he is a friend to all.
Caity DeGraw
Bartram Trail High School Will pursue a Gap Year to Travel the World

Ever since she was 5 years old, Caity DeGraw dreamed of two things; being a cheerleader and joining the Military. Caity began tumbling and cheering with All Star Cheer at the age of 5 and began cheering at Bartram Trail High School her sophomore year. In 2015, an unfortunate accident changed Caity’s plans. She was involved in a car wreck that crushed her foot and left her permanently disabled. Unable to cheer, but still in love with the sport Caity went on to become an Assistant Coach at Outlaw Cheer to share her passion with others. At Bartram Trail, Caity has completed four years and lettered in JROTC. In addition to JROTC , Caity was actively involved in the Equine Club, Senior Woman’s Club and Fishing Club at Bartram Trail High School. Next year, Caity plans to travel for a year before starting college for a degree in Animal Studies.

Attending Mercer University on a Lacrosse Scholarship
Nease High School
Tyler Schaffer is an amazing example of a student athlete. According to Nease athletic Director, Matthew McCool, Tyler has excelled in the classroom and on the sports scene. Tyler was selected for his lacrosse team for three years as best defensive player, was first team All County for two years, chosen Captain of the Lacrosse team for 2017 and is a three-year letterman. Tyler was also selected to the Inside Lacross Committed Showcase July 2017 in Baltimore, MD. In football Tyler excelled as well, being selected impact player of the year 2016; All County 2016; and lettered in football his Junior and Senior years. Tyler has been involved with athletic council for two years and he received a Nease Pilar Award for two straight years. Tyler also volunteers as a Community Volunteer at the TPC for the past three years, Beach Clean Up volunteer for the past two years and for various teams and camps with Villages Lacrosse and Team Panther Lacrosse Clinics when he is not studying for school or playing. Tyler is graduating with a 3.57 GPA and will be attending Mercer University on a lacrosse scholarship.

Tips for Picking Out Your Next Family Dog Puppy or adult dog? When deciding on getting a puppy vs. an adult dog, the most important consideration is how much time you have to devote to training. Adult dogs may already be trained, but if they have some bad habits, sometimes they are hard to break. 1. Specific breed or mixed breed? Do you have your heart set on a specific breed? Are you interested in going to a breeder either locally or long distance? What’s your budget? You should ask a lot of questions about the line of dogs and preferably see both parents to see what they look like and also assess their temperament. All puppies that are sold are required to come with a veterinary health certificate so don’t purchase a dog without that important document. Also, review the contract and make sure you know the return policy and other requirements. Check references if possible.
2. Are you willing to adopt from a shelter or rescue? You may have a specific breed in mind and get lucky that you find that breed at a shelter or rescue. However, there are so many adorable unique mixed breeds that can be found at your local shelters. Adopting from a shelter can be so rewarding.
3. Do you have young children in your house? If you have small children, it’s important to do your research when it comes to breeds. Some dogs are excellent with small people, and oth-
ers are not – and this isn’t always big dogs! Once you’ve picked your dog, you should take time to fully assess the dog’s reaction to different situations and observe the dog when with the children at all times.
4. Does anyone in your house have pet allergies? Some breeds are considered to be less allergenic than others. It’s a combination of fur and dander that causes allergies so breeds that don’t shed as much as usually a good choice, but you may not know until you take the pet home. Remember that dogs that don’t shed will need regular grooming (about every 6-8 weeks), however on the plus side, there’s less fur to vacuum. 5. Large breed or small breed? How much space do you have at your home/yard? Do you have time to give the dog enough exercise or are you an active person? Do you have a fence?
6. What other pets do you already have? Will your other pets get along with your new dog? Do you have a plan in place to introduce them? If you have an existing dog, you may want to consider an introduction before deciding on the new addition. Finding a new dog can be one of the biggest decisions you make for your family. If you take the time to do your homework, your new family member can bring so much happiness and unconditional love for many years.
