Kasia and Mark (Team Kaprelian) are real estate professionals and Broker Associates at Watson Realty Corp. with 35 years of combined experience. They specialize in new construction and marketing existing homes in St Johns county. While helping buyers and sellers find their dream home is the main focus, Team Kaprelian also incorporates a dynamic background in land development and home flipping to complement their knowledge and best serve their customers. It's been a few years since our community has caught up with you. What has changed since then? Other than getting a few years older, not much. We have slowed down our home flips and land development, focusing almost exclusively now on selling existing homes. Do you have any new projects on the horizon? As real estate broker license holders and entrepreneurs, we are always looking for ways to grow and be creative with our business. We’ve always been attracted to the idea of opening up our own real estate office. Watson Realty has proven to be a quality real estate brokerage firm allowing us the ability to focus solely on our customers and not worrying about running an office at the same time. You can be sure that if we see a new real estate project that interests/ grabs us, but will not take up too much of our free time, we will not shy from taking it on, it’s in our blood.

As a small team you have a unique approach to helping people buy and sell homes - What are some of the ways you best serve your clients? We have been working successfully side by side for almost 2 decades

now and more importantly, we still enjoy it! Our skill sets and expertise have very little overlap. There are so many moving parts in real estate that we do not know how we would be able to properly serve our customers without the two of us. We often laugh with our customers that by hiring us they get 2 for the price of 1. Why are you passionate about Real Estate? We have asked ourselves why we are so passionate about real estate. We have touched almost every aspect of it, yet we still can’t get enough, from home flipping, to home and commercial investing, to being property landlords, to developing lots and of course to working with our customers buying and selling homes. We haven’t lost one bit of our passion. Just think about the ability to share in the emotion of a home buyer closing on their home for the first time, what do they say, “priceless.” You have developed a strong partnership with Lennar Homes. Can you tell us a little about this? We do have good relationships with many of the local home builders including DR Horton, Emerald Homes, Mattamy Homes, KB Home, David Weekley Homes, ICI Homes, Providence Homes, CalAtlantic Homes (now part of Lennar), Cottage Home Company, Arthur Rutenberg Homes, CornerStone Homes and Lennar. Each and every home builder brings something positive to the table. There will always be areas each builder could still improve on, the same could be said about all of us I guess. It is important to fully understand each and every home builder’s strengths and weaknesses. The best outcome in any real estate transaction is one that benefits all parties, so working closely with each builder and especially their site agents is critical.


Now back to your question, why do we like working with Lennar, the short answer is it all starts at the top. The President: We not only show our customers Lennar homes, but we also make purchasing decisions for a property investment firm which has recently chosen Lennar as its preferred new construction builder. We took the time to meet Matt Devereaux, Division President for Lennar. First he readily accepted our invitation to meet with him. As you can imagine, someone who hand signs every thank you letter to his customers would be the type of person to openly meet and discuss Lennar products, strategy, and personal philosophy. We also fully realize that if you have a quality person with the proper level of knowledge and experience to lead, then it is likely the rest of the company will follow suit, which in our experience is the case with the Lennar team. The Products: Lennar is a value builder, but we want to be very careful how we state that. In some people’s eyes “value” can mean cheap. That is exactly opposite of what we think value is. To us value means you get a very well built, very well upgraded home at an affordable price. The new construction industry is infamous for advertising low pricing and then showing you model homes with a lot of upgrades, so you end up spending tens of thousands of dollars more than you originally intended to. Lennar has greatly minimized the bait and switch feel of new construction home buying with its Everything Included (EI) philosophy. Basically what that means is in communities like Palencia our customers do not pay extra for crown molding, quartz counters, 5 inch base boards, screened lanais, paved driveways, paved lanais, led lighting, high tech controls, appliances and the list goes on. We think it’s a better way of doing business. Plus Lennar also completes many homes before they are sold (known as spec homes), which lets our customers see exactly what they are buying. We do like working with other builders as well when it comes to spec homes: our customers know what they are purchasing upfront, no surprises. But we definitely have to go the extra mile with other builders when it comes to “to-be-built homes” to ensure our customers get what they think they are buying. This extra effort is especially important not only inside the house on a to-be-built home but it’s also critical with the lot. We never stop saying: you can always remodel a home but you can never change a lot. What Lennar is not is a custom builder, for that need we would have to bring our customer to another builder. Custom builders have their niche of course, we couldn’t really classify any custom builder as a value builder, but we do work with buyers who want everything to be exactly as they want it, personalized, that takes a custom builder and that does drive up the homes cost significantly. The Employees: Lennar’s philosophy embraces the team approach, customer care specialists, warranty staff, preferred lending personnel and title companies, site agents (sales people who are the customer’s first contact and remain so throughout the process), sales managers working in tandem with site agents and a director of sales and marketing like Matt Figlesthaler ( see photo) who we know we can count on if we need assistance in any way as he has gained our trust. Every time one of our customers signs on the dotted line

with a builder, we put our own reputation on the line, so we need to know we have support at the top of the organization should things not turn out perfectly. All builders will make some mistakes, the more homes you build the more likely something may go wrong, it is how it's fixed that really matters. Homes can be the biggest investment some people ever make, something that important has to be done right.

What are your goals for the upcoming year in Real Estate? We want to keep expanding our real estate businesses throughout St Johns county, focusing primarily on residential real estate as Broker Associates with Watson Realty Corp. at this time. We always like to ask our featured businesses this question: What is your favorite thing to do in St. Johns in your free time? We enjoy riding our bikes together and love dining out with the kids downtown in St Augustine. Kasia really enjoys outdoor trails and Mark loves to play golf (whenever Kasia lets him): Palencia, King & Bear and the Stadium Course at TPC Sawgrass are his favorite three. Having moved from Cape Cod to Florida 10 years ago now, we find St Augustine, where we live, to be uniquely different than the Cape yet remarkably the same, so it feels like we have never left our roots, it feels like home. In 2015 I wrote an article for SJM about St. Johns County. Today we revisit the subject as well as the original article; I am often asked what is it about St Johns County that makes it so special. Why is it the most sought-after location in all of Northern FL. I have been in the real estate business for well over 30 years and no matter where I have lived there is one fact you can take to the bank…wherever you find a highly rated school system you will also find growth, strong property values with greater appreciation potential, people who value education, and a strong economic environment providing a solid tax base. Congratulations once again to St Johns Co. We have been recognized for having the #1 school system in the state of Florida for 2015. When I deal with buyers who are relocating to our area they show up fully aware of what they want to find and that is a home in the St Johns County school system. This simple fact is what drives everything else in our county. Developers are flocking to SJC with incredible plans to develop and expand places like Nocatee, Shearwater, Markland & Twin Creeks and the foundation for this commitment to our area is the school system! When my wife and I relocated to Florida just 6 years ago from VT along with my daughter and son-in-law they asked me to assist them in finding a home and business location. When I asked my daughter if she had a place in mind she was absolute in her knowledge that St. Johns County was the only option for them. To be honest I asked “where is that” and she quickly rattled off the statistics that every parent seems to know around here…it’s the #1 school system in the state! Prior to moving to Florida my first answer would have been that there is no state income tax in Florida. Leave it to parents to see past that issue to the real heartbeat of a community…schools! According to the Chief Economist for Realtor.com in 2015 home sales were up approximately 7% from 2014 driven by a 6% increase in resales and a 15% increase in new construc-

tion. Once residential growth re-established itself from the desperate times just a few years ago the retail and commercial development followed. These commitments create jobs and new communities and a positive and forward-looking expectation for all and this is especially true in St. Johns County. Everywhere you look roads are being improved, businesses are opening up and new residents are moving in. The outlook for the future is very positive in our county. Besides our schools we enjoy a unique location to the ocean, river and coastal waterways. In addition, convenient access to major highways for commuting, shopping and enjoying the amenities of our area makes our lifestyle opportunities one to be envied!

2017 UPDATE; In 2017 once again we were the #1 Rated School District in FL? “Rankings are based upon several key factors such as the strength of academics, health and safety, diversity and quality of teachers”! In real estate, St Johns County single family unit sales for existing homes was up 9.6% and new construction sales were up 18% county wide. This compares to National figures up 1.1% for existing homes and 4.7% for new home starts. St Johns County was recently honored for having 2 of the Top 20 Best Places to Live in FL…Ponte Vedra Beach and St. Augustine! Unemployment for the county for 2017 year end was 2.8%...lowest in the entire state of FL. As you can see, not much has changed since my article back in 2015…we are still doing great! Oh…we do have one problem apparently…not enough housing inventory!

Pre-listing Home Inspections The benefits are too great to ignore

by Darin Magee, FL Property Detectives There’s a transition underway in real estate. Now more than ever sellers are insisting on a pre-listing home inspection. The obvious reason for this is that the traditional home inspection system always costs sellers more money. The standard has always been that the buyer hires the home inspector after a sales contract has been agreed. This leads to a situation where buyers and sellers often must negotiate twice, once during the contract stage and again after the home inspection. It’s during this second negotiation that the seller has lost significant leverage. The house is now off the market and often the seller has a strict timeline to navigate as they also attempt to buy their next home. They often can’t afford to have the deal fall through so they agree to pay more than they should for repairs. Meanwhile, the agents are jumping through hoops trying to line up contractors for repairs with little time to spare before closing. This system always costs the seller money and creates headaches for their agents. Avoid the headaches of last minute surprises with a seller’s pre-listing inspection. Many of the most successful agents that we partner with require a pre-listing inspection to list a home. Why? Because they want to avoid the last minute surprises that often kill the deal, because they want to know the true condition of the home before they list it, and because they want to shift some of the disclosure liability to the inspection company. Decrease your liability with a pre-listing inspection . By having the home inspected and making the inspector’s report available to potential buyers the seller is putting all their cards on the table; the seller’s inspection is the ultimate form of disclosure. It shows an honest intent on the part of the seller and their agent to disclose the true condition of the home. And it reduces the liability of the seller and of the listing agent if undisclosed deficiencies are later discovered. The pre-listing inspection gives the seller time to fix deficiencies before there’s a buyer involved. It also allows the seller to make the repairs themselves if they’re competent to do so. At the very least the seller will have time to shop around for the best price prior to having repairs completed. After the contract and the buyer’s inspection all repairs must be completed by a licensed professional. This can increase the cost of the repairs considerably. But if the seller has done repairs ahead of time, prior to the listing, they have the opportunity to build the cost of the repairs into the asking price, potentially recouping the money spent. Sell your home faster and for more money. Houses that have a pre-listing home inspection are more marketable. Buyers feel nervous with the entire buying process. How to Spot Symptoms of Diabetes Mellitus in Your Pet, Treatment Options

Does your pet show symptoms of diabetes? Not many people know that this endocrine disease affects dogs and cats as well, and usually occurs later in life. In people and pets with diabetes mellitus, blood glucose (blood sugar) levels are elevated because they are not producing enough insulin – or their body’s insulin is not working correctly. While diabetes mellitus is not curable, it can be successfully managed to improve your pet’s quality of life. Cats with diabetes can sometimes experience temporary- or long-term remission of their disease and no longer require insulin. Some symptoms you may notice include: • Increased thirst and frequency of urination • Strong odor to urine • Weight loss despite a normal appetite • Vision loss When advanced, pets may become sick and show signs of vomiting, diarrhea or a decrease in appetite – which will require an emergency call or visit to the veterinarian. Diabetes is diagnosed through bloodwork and a urinalysis. There are also times when your veterinarian will recommend

additional testing if necessary, such as a culture of the urine to check for infection – or an ultrasound (sonogram) of the abdomen if your dog or cat is sick. Treatment for diabetes in dogs and cats involves the use of insulin, which is given as an injection under the skin. Your veterinarian can help you practice giving these injections at home to make the process less stressful for you and your pet. The insulin dosage is then adjusted based on exams and rechecks with your veterinarian. A blood glucose ‘curve,’ the name given for a series of measurements of your pet’s blood glucose levels throughout the day, will help your veterinarian decide if the insulin dose needs to be changed or not. Nutrition is also very important for dogs and cats with diabetes, and each species requires specific dietary needs for their disease. Dogs require a high-fiber, low-carbohydrate diet and cats also need a low carbohydrate diet, but it is important for cats to maintain normal protein levels. Concurrent illnesses may make a complete change of diet difficult in some cases. The good news is that If diagnosed and treated early, serious complications of ketosis or weight loss can be avoided. There are 3 Real Estate myths I would like to debunk about working with or without an agent: Myth 1: “We don’t need an agent, they have nice people at the model homes to help us” Truth? They ARE lovely site agents who represent the builder! The builders agent will always have the builders best interest in mind. When you choose an agent or team to represent you, it shouldn't cost YOU anything. What you get with that is some one (or a team) to assist, recommend, look for things during inspections, negotiate, and so. Much. More! Myth 2: “BUT...I heard if I don’t use an agent we can get a better deal.” Not true. The builders have the same bottoms lines for you with or without an agent. I’d be willing to bet your agent (a GOOD one) can actually help you save more money than going it alone. The builders want to partner up with the Realtor community and leverage the 8,000 of us in North Florida so that they can broaden their reach. They actually track that metric and want to make sure that they are acting as good Realtor partners with us. This is why they work with well us, and in turn, allow us to get you the best deals imaginable. They consider the long term. By having a Realtor with you that builder no longer views you as "on an island" but having the leverage of an entire brokerage and hundreds of clients, and millions of dollars backing you up. Myth 3: “I would be great at this myself. I have Zillow!” Okay, so you can find homes. Wonderful! But while you may be multitasking in the parent or corporate world, your agent can wear many hats for you: Your trusted market advisor, consultant, expert, analyst, therapist, and friend. A great agent should be honest, available, and able to advise you what is worth it, and what things you can let go and do or deal with later.

Nail Trimming 101 Nail trims are crucial to your pets’ grooming needs. The following are some helpful instructions to learn to do nail trims and gain confidence. In addition to reading this, you may want to have someone experienced show you in-person how to properly trim your pet's nails. Nails are constantly growing. Most pets don't spend enough time on rough surfaces to keep the nails short. If not trimmed, they will grow into the foot pads which can lead to infection. Long nails can easily become torn off or split. You should trim your dog's nails if they touch the floor when he is standing or when your cat’s nails are very sharp. Most pets will need a nail trim every 6-8 weeks. It’s especially important to pay close attention to the dewclaws, since they don’t get worn down. You should handle your pets’ paws at an early age or when you first bring them home. We want them to associate it with a positive experience (treats, toys, attention). Hold your pet's paws and play with his toes several times a day. Frequent, positive nail trims will teach your pet that there is nothing to fear.

There are a few styles of nail trimmers available. Pliers style: These trimmers are often the preferred choice among professionals. These are easy to use, are powerful and tend to stay sharp for a long time. Guillotine style and Scissors style: These are not recommended. Styptic Powder: The nail will bleed if it’s cut too short. Applying pressure will stop the bleeding, however, styptic powder works very quickly and is easy to apply. Corn starch or flour can be used if you don’t have styptic powder.

Hand file or dremel (dogs only): If your dog will tolerate it, you can use one of these tools to smooth the rough edges after the nail is trimmed. Because of the sound and vibrations associated with the dremel, you should gradually introduce the tool to get your dog accustomed to it. If your pet is comfortable having the nails trimmed, find a place that is comfortable for you both. If your pet is scared, have someone help hold them and put them up on a table or other unfamiliar place. Nail anatomy is helpful to knowing the proper way to trim them. • A nail consists of a hard outer shell and a soft inner cuticle (or quick) consisting of nerve and blood vessel. On light-colored nails, it is easy to see the quick (it’s pink). Dogs with darker-colored nails, make it impossible to see the quick. In this case, you have to judge based on comparing the cut nails to the ones yet to cut. • Keep in mind, if your dog is trying to bite you or is fighting so hard that they could injure you or themselves, the nail trim is a job best left to the professionals. Sometimes even the professionals need to use sedation in order to get it done. Nail trims are an important part of the care of your pet. Although challenging at time, it can be accomplished if you use the right tools and knowledge. Always consult your veterinarian with concerns or questions.
