From Nocatee to South Hampton Northern St. Johns is a great place to call home! St. Johns is among the top regions in the country to live or work, to find a home or start a business, to raise a family or retire. he Pavillion at Durbin Park is the joint venture partnership between GATE Petroleum Company, one of Florida’s largest privately-held companies, and Gatlin Development Company, a real estate investment corporation. 80 percent of the development’s 650,000-square feet of commercial space has been leased and is set to bring big changes to our commuity. The previously announced Walmart and Home Depot stores and Cinemark theater will join a variety of retail stores including Burlington, Petco, Five Below, Baptist Primary Care, Carespot, Heartland Dental and Hand & Stone Massage and Facial Spa. This phase of development will also feature a number of dining establishments, including Salsas Mexican Restaurant, Tropical Smoothie, Kazu Sushi, Your Pie, KeKe’s Café, Jana Japanese Steakhouse and more. St. Johns County SUMMER CAMP St. Johns County Parks and Recreation Department has announced theme and registration dates for Summer Camp 2019. This will be open to resident children ages 5 to 12 and run from Monday, June 3 through Friday, July 19 at six county locations. With a theme of Recnite: Camp Royale, the county camp will feature outdoor activities, field trips, arts & crafts, and swimming. The camp’s drawing registration is open Monday, March 4 at 8 a.m. through Friday, March 15 at 5 p.m. with names drawn at random on Monday, March 25. Results of the drawing will be mailed out no later than April 5. Recnite: Camp Royale Summer Camp 2019 will be lead by experienced and motivated local staff at six locations around the county including Davis Park Field House in Ponte Vedra, Ketterlinus Gym in downtown St. Augustine, Plantation Park in St. Johns, Solomon Calhoun Community Center in West Augustine, Trout Creek in Mill Creek, and W.E. We moved on to the buns, or Guabao. It is a flat, clam-shaped steamed white bun with soy sauce braised pork belly, pickled mustard vegetables, peanut powder, sugar, and cilantro inside. When you first bite into it you get the taste of the richness of the pork belly and the soft bun, then your taste buds move on to the brininess of the vegetables and the sweetness of the peanut powder. It’s a pretty interesting combination and works really well together. Our favorite shareable by far was the stuffed chive pies. It took me a second to figure these out but I didn’t mind because they tasted so good! The chive that they use is much different than what we would consider a chive. The Japanese chives are big leafy greens and aren’t as bitter as our chives. They have a fresh herb taste which is tossed in some of their special spices, stuffed into some fresh wonton dough and deep fried. They kind of look like a little tart. Each mouthful is filled with the fresh herbs and seasonings and then the crunch of the wonton. Really good. We also love the Fived Spice fried Calamari. It comes tossed in a seasoned beer battered mixture then flash fried. The breading is a light and the calamari sweet and tender. They are prepared with a lot of seasoning on them so you may want to add a little duck sauce for dipping. Veggie stir fry was the next on the menu. This is seasonal so for our dinner we got a plate of steaming baby bok choy that has been seasoned to perfection. I am not sure what their method is for adding flavor but it allows the fresh veggies to shine. This would make any vegetarian satisfied. Even with all our appetizers and shareables we did manage to order one bowl and I was so glad we did! It was called 3 cups chicken. It was a stir fry of chicken, scallions and fresh basil. It was a bit spicy but I loved it. The chicken was coated so it held in all the different spices that they use, you could taste the sesame oil, soy sauce and some other Taiwanese spices. If I had to guess they spiced it up by using the red chili peppers that Taiwanese are famous for. When you go you will notice that there is no salt or pepper on the tables, but chili oils, sesame oils, and soy sauce to flavor and salt your dishes. Nosey me went around and checked out several other tables and the aromas that came from all the different bowls smelled so wonderful I thought I’ll need to come back and try a rice or noodle bowl next time! So a pleasant treat is that they have a bakery attached to their restaurant. This is so worth trying out if you want to try some authentic Japanese inspired Taiwanese-style milk toasts and buns. They only use high gluten flour to infuse protein and great texture in each loaf. Because their

recipes only contain fresh ingredients it allows you to enjoy the flavor without the overpowering sense of sweetness. They use a process known as Poolish or Biga and due to their strict policies of never using chemicals or preservatives they are able to use this process to rise the dough for sixteen hours, four consecutive times, so the bread can slowly and naturally flourish. This gives the bread an incredible lightness and the soft texture and tastiness that will leave you wanting more.

My favorites were the soup dumplings, veggie stir fry and the stuffed chive pies!- Pat This food was out of my comfort zone and I was pleasantly surprised with the flavors and taste. I really enjoyed the soup balls and the pork slider.- Trish Having the opportunity to eat freshly prepared authentic Chinese cuisine is in itself a treat but nothing compares to the burst of heaven you get when you order their soup dumplings. Yum Yum!- Ali One last thing I found very cool…they offer Dumpling classes! So you can go back and learn how to make those tasty treats all for yourself!

The number one driver for people moving here is the well known and respected school system of St. Johns. Check this site out for more information: https://www.stjohns.k12.fl.us/ In our county last year, we had 6,709 total closed sales in 2018, and over 30% were a result of the new home construction boom. Almost 20% of these sales were condos and townhomes. The new home construction market is receiving 98.4% of their original list price. Clearly a sign of strength, demand, and market confidence.

However, in reality, if lenders continue to act on the conservative and responsible side, we should see more homes becoming available. Ultimately, there should be a leveling out in our marketplace, which would result in a more balanced market shift. If the economy continued to thrive, and rates can hold firm, we will see consumer confidence and activity improve for 2019.

An Interview with Melissa Glasgow, Director of Economic Development for St. Johns County.

Commercial Development SJM: Looking at the exponential growth in the area’s residential communities these past couple of years, can we expect similar expansion in retail and commercial? MELISSA: Whenever a residential market experiences this level of growth, the commercial side of things will inevitably follow. What’s been happening is typical in that commerce gauges critical mass, counting “rooftops” if you will, to determine and anticipate demand. What we see now is the commercial side really coming online, as well as the infrastructure to support it. SJM: Can you tell us about some of the highlights of incoming commercial development? MELISSA: Durbin Park, on Racetrack Road and St. Johns Parkway, is the largest commercial development underway at this time. Walmart opened there late last fall, and Home Depot is expected to open in March. There are another twenty retail stores slated to open later this year, including a Cinemark movie theater. There will also be a commercial component in tandem with the continued residential expansion at Beachwalk. More than 1 million square feet is being designated for retail and even some industrial development. (This area is also close to announcing a new grocery store, but has not yet formally announced any retailers or commercial tenants in the development as of the time of this writing.)

Earth Fare grocery store will anchor the coming development on the NW corner of CR 210, and St. Johns Parkway, across from Publix. Sleiman Brothers is building the Shoppes of St. Johns Parkway. They expect construction to be underway this spring, and anticipate opening by end of 2019. Another development, The Forum at Greenbrier, on CR210 has recently cleared property on the south side of CR 210, East of St. Johns Parkway, on the opposite corner of The Shoppes of St. Johns Parkway.

Infrastructure SJM: Can you talk about some of these infrastructure initiatives, such as roadways underway to support the ongoing expansion? MELISSA: We’ve seen roadways being modified and expanded to support not only our internal transportation needs, but to ensure more fluidity in entering and exiting the area via I-95 and other major thoroughfares. A case in point is the area where 9B joins St. Johns Parkway, heading south. The roadway currently dead ends at CR 210, but will ultimately connect with SR 16.That next segment is already underway and is expected to open this year.

Health Care SJM: The availability of quality healthcare is also a concern in areas of such rapid residential growth. What is underway or planned to help ensure area families have easy access to healthcare?

Schools SJM: What about schools? MELISSA: St. Johns County is proud to offer the best schools in the state, and more schools are on the way. According to the St. Johns County School District, “with the approval of the ½ cent sales tax in 2015 dedicated to our school district, three schools were proposed to be constructed with those funds. They have since opened all three, including two in northern St. Johns County.” The St. Johns County School Board opened two new K-8 schools in northern St. Johns County for the 2018-2019 school year. Palm Valley Academy is located in Nocatee at 2135 Palm Valley Road, Ponte Vedra, Florida 32081 and Freedom Crossing Academy is in Aberdeen located at 1365 Shetland Drive, Saint

MELISSA: According to the Jacksonville Business Journal, Flagler Hospital recently purchased 4 acres for their Flagler Health Village at Nocatee. This facility will include a 30,000 square foot building encompassing family practice, pediatrics, specialty care, women’s health care and other community services. Construction is slated to begin this spring, with an opening date planned for summer 2020.Flagler has a similar development under construction in Murabella due to open in 2019. Also in late 2018, Baptist Health purchased 12 acres in Nocatee for a healthcare campus and groundbreaking is planned for early 2019. According to the Florida Times-Union, as part of the new development, Baptist plans relocate its primary care office in Nocatee Town Center to the new location about two miles away. They also plan to offer extended hours and expanded team of caregivers at this location.

The Case for Early Diagnosis by Invo Behavior & Therapy Services

You can’t stop worrying about your toddler. He’s two years old, but usually doesn’t respond to his name. Every toddler has tantrums, but your son’s are epic and can be caused by something as simple as having lunch early. Your pediatrician is reassuring. He reminds you that kids develop at different rates and suggests giving your son time to catch up. A year later, you’re even more concerned, because your son is harder to handle and actively avoids playing with other children. The doctor refers him to a few hours of speech and occupational therapy each week. This is often called “early intervention” and is designed to help children get ready for school.

This is a common scenario. Parents are so scared at the idea of their child having ASD that they avoid it at all costs. Yet pursuing a diagnosis as early as possible is the key to transforming fear into hope and a promising future.

But the sooner your child is evaluated, the sooner you can start making progress. If your child does have autism, a diagnosis as early as 2 years old is considered reliable. It is also the first step in identifying your child’s unique needs and the best combination of therapy and services to help. Every child with autism has unique opportunities and challenges. The developmental pediatrician who evaluates your child may

Without a diagnosis and intensive therapy, the child’s challenges grow – and so do the parents’ fears. Some of that bacteria creeps under the surface of the gum line, invading the ligaments and bone that holds the teeth in place in the mouth. Over time, those tissues break down and the teeth may start to loosen or harbor infection that can affect teeth at the roots. Tooth root abscesses are painful, and often cause swelling or bleeding in the mouth, and can affect your pet’s quality of life. Sometimes the diseased teeth fall out on their own, but when they do, they often leave remnants behind that continue to break down the structures under the gum line. Bacteria from the mouth can also invade the bloodstream, and cause infections in the kidneys, liver, and even the heart – which can be irreversible. The best thing to do for your pet is to brush their teeth daily, or at least a few times a week – and start them young! There are many different pet-specific toothbrushes and toothpastes that you can buy at your veterinarian’s office or reputable pet stores that make brushing easy. Please keep in mind that human toothpaste is NOT meant for pets, as fluoride, xylitol, and other ingredients in our toothpastes can be toxic to pets. Dental chews and treats that have the seal of approval from the VOHC (Veterinary Oral Health

Council) are proven to be effective if used as directed. Keep in mind, however, that if your pet already has tartar built up on their teeth, there is nothing that can remove it other than a professional cleaning. During your pet’s annual exam, your vet will assess the teeth and gums, and a professional cleaning is recommended if we see potential problems. A professional cleaning is a deep dental cleaning under anesthesia that includes full mouth dental xrays to assess the health of the roots of the teeth and the alveolar bone, ultrasonic scaling to remove the concrete-like tartar from the teeth, root planing to remove plaque that is accumulating under the gum line and polishing the surface of the teeth. Sometimes we discover that some teeth are very diseased, and it’s recommended those teeth be removed, because they are a catalyst to infections and abscesses, which make it easy for bacteria to attack the vital organs. Veterinary dental specialists can perform procedures such as root canals and fillings, but most of the time removal of the tooth is the simplest and most cost-effective treatment. Since dental cleanings require general anesthesia, bloodwork and other pre-operative testing is recommended prior to the procedure, to ensure your pet is healthy enough to undergo the procedure. Many people are hesitant to have their older pet go under anesthesia for a dental cleaning, but age is not a disease, and many times the benefits of having your pet’s teeth cleaned outweigh the risks of the anesthesia. Follow your vet’s advice on what preoperative testing they would want to perform. Once the teeth are cleaned, instituting a regular tooth brushing routine, and incorporating dental chews, dental foods, and treats will help stave off problems in the future. Good dental health is vital to the overall health of your pet; fresh breath and pearly whites can help your pet live a long, fulfilling life, not to mention a kissable smile!

When my fellow Pilates/Physical Therapy colleague called me 2 times and texted me the same, encouraging me to take the “Oov” course, I was apprehensive. As I trust her counsel, I relinquished. This is not just your normal exercise tool introduced as a trend that will fizzle out, it truly is a nervous system trainer! So I am now proud to say that I am offering neuromuscular training on the Oov to help my clients move better, change their bodies, and get core strong! The Oov is a Pilates exercise tool made of dense foam, sized by height and weight. Developed by Australian Osteopath, Daniel Vladeta, the strange shape of the Oov is a result of 3D mapping of the spine. The oblong shape, wide at one end, narrow at the other, and rounded on the bottom, challenges the body’s center of balance. The shape and balance challenge allows for biofeedback of the nervous system to first evaluate movement dysfunction and then train it to normal function. Due to its density and inclined positioning, the Oov also helps with gentle spinal traction, muscle stretching, core strengthening, and balance training. The Oov can be used in many body positions, but one would start lying on it face up. The Oov is so popular in Pilates studios around the world, that the manufacturer is constantly out of stock. Fortunately, Arch Pilates has them available to enhance Pilates training. The Oov is beneficial for the following conditions: myofascial pain syndrome, chronic pain syndrome, low back pain, neck pain, fibromyalgia, and general tendonitis. Athletes who participate in running, cycling, tennis, and golf can benefit to improve body awareness and muscle activation to deal with muscle imbalances that occur with intense repetitive movement. If you just want to change your routine and really challenge your core, the Oov will not disappoint! It will set your body up in the right positions to really access those trouble spots.
