Real Estate with Heart
Cover Story
Nikki-Lyn Holm The Coastal Home Group
R
ealtor Nikki-Lyn Holm, owner of The Coastal Home Group is a creative powerhouse in the exciting world of Real Estate in Northern Saint Johns and beyond.
Anyone who has ever met Nikki knows she leads with her heart, and with her warm and inviting nature she is able to connect with people instantly. In some ways, this is her superpower and it often prompts clients to say she makes them feel as if they are “lifelong friends”. This combined with her skills as a keen negotiator who listens to her client’s needs has created a signature style that sets her apart.
Nikki's Beginnings Nikki has lived in Northern Saint Johns for fourteen years, where she has raised her family and where her career in real estate began. Originally from Connecticut, Nikki studied at St. Petersburg College in theTampa Bay area. She worked for Continental Airlines while attending college and this is where she says she learned the true art of customer care. While living and going to school in Tampa Bay, she dabbled in acting for a time and even worked briefly in real estate with a commercial real estate company. She later served as a Health Club manager where her relationship-building skills blossomed. Real estate was a perfect choice and next step for Nikki, as it allowed her to combine her many talents and creativity. Whether meeting with clients, showing homes, or negotiating a deal, Nikki is in her element. Recently, Nikki was honored to be chosen as part of the Leadership Academy for the NE Florida Association of Realtors where she plans to expand her knowledge to help better serve her clients and community.

her team are committed to their clients having an amazing experience. She recognizes that each person’s needs are unique and strives to really get to know them, their tastes, preferences, and customizes their home search or selling experience to reflect this. One challenge she said many agents have faced recently is how to help clients navigate an extreme seller’s market. She says the best approach depends on whether you are a buyer or a seller. For buyers, the key is deciding what you can afford and introducing them to the best properties within their budget, as well as showing them ways their offer can set them apart.

PURPOSE-DRIVEN WORK At the First Coast YMCA by Christy Jones, Group Exercise Instructor, EMPLOYMENT for the First Coast YMCA
Amidst the “Great Resignation”, “Great Migration” and “Great Realization” many people have left their jobs in search of more meaningful work. At the First Coast YMCA, members and staff alike live out the organization’s mission to build healthier and stronger communities. With roles ranging from lifeguards and summer camp counselors to fitness instructors and after school youth leaders, working at a local YMCA is an open door to find your passion and become a changemaker in your community. Whether you’re a mom juggling busy schedules, a teen looking for your first job, or someone who just wants to live a healthier lifestyle while helping others, there are opportunities to work at the Y and be a part of building a healthier and stronger community. On a mission to live a healthier lifestyle, I joined the Williams YMCA as a member when my daughter was just 7 months old. I was able to attend fitness classes with the comfort of knowing my child was taken care of in a safe, nurturing learning environment under the supervision of qualified, professional staff. The Y was always more than a gym to me and my daughter. From joining as a member, to deciding to become a certified spin instructor, the family-like atmosphere always made the difference to me. I loved the accountability I found as a member of the gym, the staff was supportive of my health and wellness goals and equally invested in the care and development
16
of my daughter when she would attend KidZone during my workouts. I loved being a part of the Y and found myself at the gym every day, I decided to get certified as a spin instructor and start teaching classes. As a Group Exercise Instructor at the YMCA, I am able to spend time with my daughter and prioritize my health while helping my community. There is nothing more rewarding than seeing members reach their highest potential and knowing that I was able to support them and cheer them on throughout their wellness journey. I have found great purpose and meaning in my role and love what I do at the Y. Working at the Y gives employees an opportunity to find their purpose and the rewarding experience of helping others in the community. There are so many perks to working at the Y that go beyond a paycheck or a free membership, at the Y both members and staff find a sense of belonging, a support system, and a greater sense of purpose as a changemaker in the community. For both part-time and full-time employees, the First Coast YMCA offers great added benefits including free memberships for staff ’s immediate family, access to childcare within their branch and discounts on Y programming
including sports, special classes and summer camp. There is endless opportunity to get involved in the community, give back and find a greater purpose at the First Coast YMCA. For more information about the First Coast YMCA’s employment and open positions visit https:// fcymca.org/about-us/employment/.

St. Johns County offers Seasonal Beach Passes for residents
BEACH DAYS in every direction
Spending the day at the beach soaking in the sun surfing or swimming are a few of our favorite pastimes with Mickler Beach only 20 minutes from CR 210 East & about 10 minutes from Nocatee, and St. Augustine’s peaceful, open expanse only 25 minutes south.
www.co.st-johns.fl.us/hcp/cars.aspx
Beaches of St. Johns Photo by FloridasHistoricCoast.com
Natural Beauty Matanzas Beach (Near Marineland)
We prefer the area just south of the “official” beach access point, where we trek down the rocks and take in an incredibly expansive view. “Wow” is the word that best describes this beach that stretches out off the end of the southern tip of Anatasia Island, about a 10-minute drive south of St. Augustine and just north of Marineland. It is a little windy but superior privacy, warm tidal pools, a jetty, and rock formations make it an excellent adventure. One day last September while enjoying the beach my daughter found a baby sea turtle called a ‘washback’. We stayed with it without touching it until animal rescue came to help. That was a wonder to behold. There is also a great walking path, from the parking area that meanders down under the bridge along the Intracoastal side and then hugs the coastline on the beachside. Facilities: Area offers vehicle access to the north only as of January 1, 2010, restrooms, offbeach parking, dune walkover, restrooms. Lifeguards are seasonal.
Closest to Home
Mickler’s Beachfront Park (MIKE-LER)
Yes, yes. We know. Its called ‘Mike-ler’. Located at the South end of Ponte Vedra Beach on Highway A1A, this is a full-service beach with restrooms and lifeguards. The only drawback is during the season it can get quite crowded so it is best to get there early or later in the day if you want parking and a premium spot to set up your beach umbrella. This beach has beautiful coquina sand (a little hard on the feet) and is somewhat narrow but it is has great energy and is always filled with lots of families and surfers seem to like too.
The Crown Jewels
St. Augustine Beach, Butler Beach & Crescent Beach
On Anastasia Island 4 miles south of downtown St. Augustine on Highway A1A Beach Blvd in the City of St. Augustine Beach. Surfers say the 10th Street entrance has the best waves. The beach offers lots of wide-open space to really have privacy or hang with the crowd if that suits your fancy. r, if you are looking for even more action, the area near the pier O or at the splash park is usually filled with families. This beach offers fishing, picnicking, a splash park, a pavilion that can be rented out for special events, restrooms, picnic tables, showers, and a visitor center are available. Lifeguards are staffed seasonally.
26
Further down you will find the more peaceful Crescent and Butler Beaches.
Native Secret
Vilano Beach & Porpoise Point
If you do not feel like carrying all your beach stuff too far, this is one of our favorites because you simply drive your car up on the beach and unpack. Look across the Matanzas inlet from Porpoise Point and you will see the beautiful city of St. Augustine. Porpoise Point was named for the frequent porpoise sightings in the past but nowadays you may only see some dolphins. With full services, including dune walkover, covered picnic tables, and showers. This is a popular spot for fishing and launching jet skis. The pavilion may be reserved. Lifeguards staffed seasonally.
Adventure Seekers
Anastasia State Park Beach
On Anastasia Island, at St. Augustine Inlet, 1 mile east of downtown St. Augustine and directly north of St. Augustine Beach at 340-A A1A South, St. Augustine. This park, beach and home of the St. Augustine Amphitheater provides a beautiful setting and is especially good for days when you want everything provided, from water sports to food and beverages to lifeguards. Anastasia State Park is different because it is run by the state so your county beach pass just won’t do. A day pass is $8 per car. For more information, contact Anastasia State Park, (904) 461-2033. When you are finished at the beach make time to climb the stairs at the St. Augustine Lighthouse (nearby) for a one-of-a-kind panorama of the nation’s oldest and most beautiful beachfront and city!.

Guana Tolomato Matanzas National Estuarine Research Reserve
505 Guana River Road, Ponte Vedra Beach: Popularly known as Guana, this beach and reserve located between Ponte Vedra Beach and Vilano is perhaps the most pristine of any along our coast. Three access points allow visitors to park across the road and even on a sunny Saturday or Sunday, you’ll almost always find a space to park. The beach at the north lot has a large sandbar which is helpful if you have little ones but be advised, there is no lifeguard. And if you’re interested in learning about wildlife and habitat unique to the area, visit the GTM Environmental Education Center. It’s a great place to bring your kids or guests from out of town. Nocatee featured communities
S
ituated between I-95 and the Intracoastal, Nocatee quite possibly has it all. Imagine a place where lush landscaping, glittering lakes, and peaceful nature preserves create an idyllic setting, just minutes from great dining options, shopping, and activities. On a typical day in Nocatee, residents drive their golf cart to Publix, swim at the one-of-a-kind community splash park, go out to a great restaurant, attend the farmer’s market, play tennis or pickleball, take a walk through the Nocatee Preserve and never have to leave the community. All of this is within a few minutes of pristine Atlantic coast beaches and worldclass golf facilities. Nocatee is a network of close to 50 distinctly different neighborhoods, many of which are completely built out. There are apartment complexes, condo projects, small cottage style developments, custom homes, huge gated communities, 3 different 55+ Active Lifestyle communities, a new development that will be selling waterfront lots on the Intracoastal Waterway, Assisted and Independent Living facilities, K-8 schools, and a high school. In 2021, Nocatee announced a handful of new businesses that include Anejo Cocina Mexicana, Catullo's Italian Restaurant, Safari's ToyTopia Toy Store, Titan Up Fitness and Premier Martial Arts. Other local businesses include Coastal Wine Market & Tasting Room, Burn Boot Camp,
Kumon, Panera Bread, Greenwise Market, Clean Juice, Really Good Beer Stop, Ben & Jerry’s, Sherwin Williams, Tanks Sushi Bistro, and lululemon, just to name a few. Adding to the community, Baptist Health's complete health campus, including primary care, specialty care, and wellness programs, and our own YMCA with workout facilities for the entire family. Year after year Nocatee has been recognized as one of the fastest-growing communities in the country, consistently in the top 3 nationwide. In the Fall of 2020, Nocatee was named the “Best Place To Live in Florida” by Newsweek Magazine! In 2022, for the eleventh consecutive year, Nocatee ranks in the TOP-FIFTEEN master-planned communities in America! (according to RCLCO Real Estate Advisors) The PARC group originally broke ground in 2005 with the construction of the Nocatee Parkway. The first neighborhoods were Coastal Oaks, Del Webb Ponte Vedra, and Austin Park, and the first residents moved to Nocatee in 2006. To give you an idea of the level of growth, in the year 2011, only 62 new homes were sold in Nocatee. Today, 62 new homes are sold in less than 4 weeks. Today Nocatee has about 10,000 homes and a population nearing 30,000.
4 Special Nocatee Neighborhoods: While Nocatee has many idyllic neighborhoods offering the ultimate Florida lifestyle, we decided to focus on four: Del Webb Ponte Vedra, Del Webb Nocatee, Coastal Oaks & Twenty-Mile Village
Del Webb Ponte Vedra (the original) is a
built-out 55+ luxury community with varying home prices and sizes. It offers residents access to their own clubhouse, the Anastasia Club, with indoor and outdoor pools, a grand ballroom, a kitchen, a cafe, library, and a fitness center, as well as tennis, bocce ball, and pickleball. Residents enjoy a true sense of community with many activities and events taking place onsite.
Del Webb Nocatee is a gated, 55+ active adult
community currently selling between $377,990 - $684,490 /1529 - 3339 SQ FT . There is always activity within reach, either offsite or at the local clubhouse and Canopy Club with its spectacular amenities including, lap pool, resort-style pool, hot tub, fitness center, bar area, billiards room, tennis and pickleball courts and meetings rooms. This community includes a Fiber network that provides fast, reliable, multi-user Internet needed in homes today and in the future.
32
Coastal Oaks is an upscale gated community
of 900 luxury single-family homes, neo-traditional (villagestyle) homes, and townhomes. Residents enjoy stunning vistas surrounded by grand oaks and nature preserves, with ninety percent of the homes backing to water or preserve lots. There is access to a residents-only clubhouse with resort-style amenities including a community center, three outdoor swimming pools, a fitness center, and ball fields. In addition, there is a 10-acre activity park complete with multi-purpose field, softball field, tennis and basketball courts, tot lot, and picnic pavilions. Coastal Oaks consists of 11 villages that have their own internal park of more than 300 acres for more passive recreation.
Twenty-Mile Village is an upscale
community designed around a park with historic oak trees and an old Florida energy. The neighborhood includes a swimming pool, dog park, events area, playground, and boasts the historic Twenty Mile Park that is open to all Nocatee residents. The park includes a shallow-entry family swimming pool with lap lanes, Waggin’ Tails dog park, playground, athletic fields, openaired pavilion, and an event lawn. Carved out of the natural environment, the oak-canopied park remains home to native flora and fauna.

Dental Health
Are Your Kidneys Feeling Lucky?
by Jason Lewis, DDS, FAGD Bartram Dental Center (BartramDental.com)
When you think of March, what comes to mind? Four-leaf clovers and leprechauns? College basketball? Spring break trips? While all of that is true, March is also National Kidney Month. You may not be aware of how linked Kidney Disease and your oral health are. They go hand in hand, and one can directly cause the other.
How Your Oral Health Can Cause Kidney Disease People with poor oral health traditionally have tooth decay and gum disease. These are types of infections. To fight infections, the body calls out to the immune system. To understand how the immune system works, I want you to visualize our military. The immune system sends in “troops” to fight off infections. Someone with chronic, poor oral health is constantly utilizing troops in the mouth. The troops never get to return to base camp to fight another battle; they just get stationed there. If the kidneys start to malfunction, the body again calls out to the immune system. But guess what? Half the troops are
34
gone. They are off fighting the battle in the mouth. Therefore, the body doesn’t have the full strength of the immune system. Unfortunately, there is not a way to communicate with the troops in the mouth and tell them to leave the mouth and go to the kidneys. Coms are down! They are dedicated troops, and they aren’t giving up until they win the battle in the mouth. So, the immune system tries its best and sends what’s left to the kidneys. But, if you go to war with a fraction of your troops, you don’t really stand a chance at winning. People with gum disease have a 63% increased risk of Kidney Disease.
How Kidney Disease Can Cause Poor Oral Health As we just discussed, someone with Kidney Disease will have a largely compromised immune system. A lot of kidney patients report first noticing symptoms in their mouths. Symptoms could be a metallic taste in the mouth, dry mouth, bad breath, swollen roof of the mouth and tongue, etc. These lead to greater infection
in the mouth. A lot of kidney patients also report that they have lost one or more of their teeth, due to infection. Maintaining a stellar home care routine is essential for people with Kidney Disease. Increased brushing and flossing is a must. Incorporating prescription strength rinses and increasing the frequency of dental visits is usually recommended as well. Someone with Kidney Disease should see a dentist that is well-educated on the condition and who is willing to have a collaborative relationship with the patient’s kidney specialist. Often, medications need to be taken before the needed dental visit, and the communication of these medications is vital to the patient’s health. If you, or someone you love, has challenges with their oral health or kidneys, please encourage them to seek oral care at a Complete Health dental practice. March is all about being “lucky”, but health is not something to leave to chance.
