The shingle style charm with its stone base, front porch, natural wood columns and artistic chimney celebrates the craftsmanship of the last century with a pallet of modern materials. The interior reinforces the “old world/new world” theme with a classic foursquare layout, including library, butler’s pantry, built-in window seats as well as larger modern room sizes. The “great room” kitchen/family room arrangement, playroom & craft area, and bedrooms with walk in closets, all have generous windows looking out to the wooded yard. I S L A N D E Y E B RO W Work on this new 4000 square foot home began earlier than anticipated due to flooding caused by Superstorm Sandy. The finished floor is elevated an extra foot above the required Base Flood Elevation (BFE) to provide added resilience against the next great nor’easter. The interior includes a first floor master suite, plus four bedrooms, two and half baths, an exercise room, a game room with bar, and an attic bonus room. Siting preserves the property’s rear yard which includes a large patio and three exterior decks for plenty of outdoor living area.

DESIGN-BUILD SERVICES We provided complete design/build services from concept through interior finish. This renovation, working largely inside the existing volume of the home, produced highly functional rooms. The mudroom and bathroom serve the newly created Au pair’s suite, as well as the outdoor patio and pool. We detailed and sourced the mudroom built-ins as well as the striking green vanity cabinet that provides a pop of color against the austere white tile.

LONG HOUSE This house will realize a local family’s long-awaited dream of a modern home. The property, purchased more than a decade before the design work began, has views of the South Branch valley and abuts preserved woodlands. The layout and the interior circulation design afford expansive views from each of the four bedrooms, including a first floor guest suite, as well as from the guest and family common spaces. Sited to afford privacy on this 3 acre corner lot, the exterior is clad in stucco and fiber cement panels as well as a seamed metal roof. A screened porch, multiple terraces, a 3-car garage and full basement fill out the program.

N EW E NGLA N D TR ADITION This detached structure serves a variety of functions including: a carpenters shop, storage and an outdoor bar to service the patio. The aesthetic draws from the owner’s childhood locale while complementing the existing house. New subterranean on-site water-detention offsets the increased impervious areas of the drive, garage and patio.

LAKEFRONT RENOVATION When the owner found this home on Lake Hopatcong, she immediately fell in love with property. It’s located in a cove near a marina that stays calm and peaceful in the summer months, a rarity at this popular lake. The house, on the other hand, left a lot to be desired. Over the years, it had undergone several ill-conceived and poorly constructed renovations that obstructed many of the picturesque views of the lake and created several dark interior spaces. To get the house she wanted on the property she loved, the owner knew she would need to make some significant changes to the existing structure. But she was also working within a tight budget, which meant designing and building a completely new home was out of the question. We utilized as much of the existing structure as possible to renovate the home in a way that would make better use of the property and bring more light into the house. Having worked with our firm several times over the past decade, she was confident that De Biasse & Seminara could transform the existing home into a beautiful vacation home while staying within her budget.

PARK ROW HOUSE This 16-foot wide row house in Hoboken has grown to accommodate the needs of a growing family. A 3-story addition into the rear yard provides a basement level playroom, a first floor entertaining kitchen, a second floor master bedroom and a third floor child’s room. The basement floor was excavated deeper at the addition to increase the head height, (complying with current code) to create more usable space within the home; all existing electrical and plumbing infrastructure was replaced. Adding on increased the home’s floor area by thirty percent.

SYMPATHETIC ADDITION This addition supports the original architectural aesthetic while introducing compatible characteristics for a better whole. The project consisted of a master bedroom suite over a family room. A full basement with oversized windows creates a sun-lit bonus room. An elevated deck off the new family room creates direct access to the raised rear yard.

EXHIBITING ELEGANCE This home was renovated to update and expand the existing kitchen and family room on the first floor, and a master bedroom suite on the second floor. The beamed ceiling and paneled window seat recesses compliment the home’s original architectural character and the added area provides ample space for the homeowners to entertain family and friends.

R A Z E D & RA I S E D This house replaces one that was razed after being inundated by storm surge from Superstorm Sandy. It’s elevated well above the flood plain – saving on insurance – as well as accommodating parking and seasonal storage. Grade level screening is of bamboo. Three bedrooms, a home office and a display gallery are found on the second floor. Two screened porches, an open balcony and an expansive private deck that opens from a living-kitchen-dining main level provide abundant outdoor living space.

FAIRVIEW To construct this project, three zoning variances were required. Our work maintained and enhanced the character and detailing of the original circa 1900 home; and the design won the support of the local historic commission, which, in turn, led to approval of all requested variances by the Zoning Board.

COPPER LANTERN This skylight creates a light-filled space, while leaving room along the walls for cabinets and appliances. The new kitchen replaces an existing galley-configuration, and provides a direct connection to the family room. A full basement houses play space for the children and introduced a much-needed interior stair from the first floor. A stone patio off the kitchen and family room round out this project.

F O R M A L C L Y D E SD A L E This traditional brick-front house had an undersized and unwelcoming main entry, a small kitchen and dining room and limited informal living areas for this young family. We designed a large eat-in kitchen that opens to a vaulted family room affording expansive views to the large rear yard. The dining room was relocated, enlarged and designed to complement the existing formal living room with its stone fireplace. The home office has views of the rear yard and a new side entry that is conveniently accessed from the drive. The existing den in the front of the house was converted to a quiet room away from the activities at the rear . The project kickedoff with a complete redesign and replacement of the front porch replete with dentil moldings and widow’s walk motif.

COTSWOLD A family room addition at this gently sloping property created an opportunity to include a walkout basement to connect to the pool in the backyard. A traditional pub and game room occupy the lower level which also includes toilet and changing facilities to serve as the pool cabana.

L I V E O U TDO O R S This spacious screen porch has become a fresh exterior living area for a young family at an historic brick house in Annandale Village. Changes include replacement of the flat roof with a gently sloping standing seam metal hip roof; new porch lighting and power; new, removable screen panels; new siding; and addition of a small deck off the porch for grilling. Pruning and trimming existing landscaping affords a view out while the new low wall at the base maintains privacy.

HISTORIC REINTERPRETATION This wrap-around front porch restored this late 1800S house to its original configuration, expanding the living and entertaining space of this home. The “rough-sawn” double columns and newels are in keeping with the stick-style architecture of the time.

NEW SIDING UPDATES VINTAGE STUCCO HOUSE Built in the 1700’s and expanded over the years, this house has seen its share of change. The existing stucco finish, added over the original clap boards, was in disrepair and many sections were delaminating. Our repair solution included complete removal of the stucco, repairing damaged sheathing, installing a weather resistant barrier and re-siding with fiber-cement to invoke the original aesthetic.

COFFERED DINING This gracious kitchen was added to a beautiful Dutch Colonial home perched on a tree-lined street in Westfield. Its grand scale complements the existing first floor living areas and oversized entry hall. The new kitchen provides everyday eating, room for two or more cooks, and plenty of space for a crowd. The design also includes a new rear entry mudroom, laundry room, powder room, and improved access to the basement.
