Hoping to construct a five-storey condo building in Ladner Village, property owner Rolly Skov (holding cane) showed he was willing to answer questions directly at a heated community meeting Wednesday evening.

The temperature at the Ladner Community Centre was sweltering but tempers were even hotter during a public meeting Wednesday on a controversial proposal to build a five-storey condo complex in the village. Close to 200 residents attended the session to learn more about the plan to construct a 47-unit building on four properties that have been consolidated at the

corner of 47A Avenue and 48B Street. The residents also came to make their feelings clear to the Delta staff member on hand to explain the process and architect Peter Dandyk, who faced a barrage of complaints despite his best effort to explain how the development is an ideal location and would benefit the community. The application requires an Official Community Plan amendment to increase the maximum density allowed in the area as well

as amending the OCP and Ladner Area Plan to increase the maximum building height from three storeys. The application has ground level parking for 76 vehicles, three storeys of condos and a fifth storey that would have two penthouses as well as a rooftop garden. The property owners behind the project, the Skov family, plan to occupy those top units. “We think this is an excellent site for redevelopment. It’s in
the centre of town. It’s walking distance to everything and all the amenities, and in our opinion, it’s exactly where density should be going in towns and urban areas,” said Dandyk. He said the OCP is a “living plan” open to appropriate modification for some sites, a comment that didn’t sit well with those in attendance. Dandyk found himself in the crossfire of a increasingly irate See BUILDING page 3
Wingwalker Carol Pilon will be one of the featured performers at tomorrow’s Boundary Bay Airshow. The Quebec native, who has been a professional wingwalker since 2000, says she fell in love with it the first time she saw wingwalking at a local airshow. “There was not doubt in my mind that the rest of my life was going to be about wingwalking,” Pilon told the Optimist. The annual show at Boundary Bay Airport in East Ladner will feature four-and-a-half hours of aerial demonstrations as well as as vintage aircraft displays, children’s activities, autograph tent and more. Admission and parking are free, although guests are encouraged to carpool because parking will be at a premium. Other highlights of this year’s show include pilots “Super Dave” Mathieson, Jon Melby and Gary Ward. Gates open at 10:30 a.m. and aerial demonstrations begin at 11 a.m. • More on Pilon on Page 19 and more on the airshow at www. delta-optimist.com.

Two Delta police officers have been cleared of any wrongdoing following a public hearing ordered by the Office of the Police Complaint Commissioner. In a decision released late last month, retired provincial court judge Alan Filmer found the two offices did not use excessive force during a 2011 arrest in North Delta. In September 2011, the Office of the Police Complaints Commissioner received a complaint that two officers allegedly tackled a man off his bike,
repeatedly smashing his face into the cement and kicking him in the ribs. The complainant also alleged his iPod was damaged when one of the officers threw it to the ground. The complaint alleged abuse of authority, damage to property of others, deceit and neglect of duty on the part of the two officers. In his decision, Filmer stated he does not find the complainant’s version of what happened credible. He accepted evidence that the officers stopped the complainant and his friend that morning because they were not wearing helmets. While his friend stopped
when approached by the officers, the complainant made an abrupt turn between two buildings and sped up. When the officers caught up with him, they discovered a large screwdriver in his pocket and attempted a pat-down search of the man. A struggle ensued when he resisted and he had to be taken aggressively to the ground. Filmer found the complainant’s injuries, as well as the damage to the iPod, consistent with that maneuver. “I find nothing untoward about what occurred... The officers are trained to use a
reasonable amount of force and even though I might suggest less force would probably have sufficed, they did not intentionally or recklessly use unnecessary force,” he said. The complaint was extensively reviewed before the public hearing. Initially it was forwarded to the Delta Police Department’s professional standards section. It was investigated and found only the neglect of duty allegation was substantiated. In December 2012, the police complaint commissioner decided to send the complaint to a judicial review after determining
there was a reasonable basis to believe the initial decision was incorrect. After reviewing the case, retired judge Jakob S. De Villiers dismissed all the allegations against the officers in June. Last August, however, police complaint commissioner Stan Lowe announced that after reviewing the investigation and the proceedings to date, he came to the determination that a public hearing is required. He said there is a reasonable basis to believe the findings are incorrect and that it is also necessary in the public interest.
new Ladner Area Plan in the 1990s, Don Anderson suggested the community is just fine with the current plan. Saying the notification area should be expanded to the entire community of Ladner because it’s a significant OCP amendment, Lynne Webb, who lives on 47A Avenue, noted most of the community is incensed. “It’s the density and it’s the height. A lot of people have not actually seen what it physically looks like. I went down to city hall to
see and it’s visually quite pretty, but it’s too high for the Ladner Village,” she said. “I think they’re pushing the envelope and they’re going for the gold, but I think they need to bring it back to bronze.” A petition was circulated at Wednesday’s session with most signing. The application still needs to go to various civic departments and advisory committees before making its way to Delta council for consideration.

B.C. Summer Games athletes sent off in style to Nanaimo PHOTOS BY

Delta athletes taking part in this week’s B.C. Summer Games in Nanaimo were sent off in style Tuesday evening during a reception at the Harris Barn in Ladner. More than 80 local athletes will be competing in over a dozen sports during the Games, which opened yesterday and conclude on Sunday. Former Olympic rower Joy Fera (above) offered her best wishes to the young athletes.
BUILDING from page 1 room, many questioning his claim the additional units were required beyond the current limits in order to make redevelopment viable. Several said they’d have no problem if the developer stuck with the current regulations and built a three-storey structure. Others complained about the development being out of character with the village, as well as parking and traffic safety concerns.
Several also told Dandyk they moved to Ladner for its village lifestyle and character, but the development would set a precedent that would destroy that. Rolly Skov showed he was eager to face questions and complaints by going to the front of the room when one speaker posed issues, but it was his son, Jens Skov, who ended up addressing them later in the meeting after
someone asked whether they’d be willing to change their proposal based on the audience’s sentiment. The younger Skov said they were there to listen to the community and not be the brunt of comments directed at them personally. He told the Optimist after the meeting his family wants to follow the process and there’s always a possibility the project’s final design won’t be what the audience saw that evening. Noting he was on the committee that oversaw the

An Abbotsford family was left frustrated and devastated recently after trying to adopt a dog from the Delta Community Animal Shelter. Theresa Garrard and her husband Greg made the decision last month to adopt a dog for their 12-year-old son Steven. He had been asking for one for a few years and the couple finally felt he was at an appropriate age. Garrard said her son spent a great deal of time looking into what kind of dog he wanted. “He’s researched stuff,” she said. “He’s not one of those kids who just goes into things on a whim.” Wanting to ensure the dog was properly trained from the outset, and to have the experience of training a dog, which was something Steven really wanted, the family went looking for a puppy. Garrard said she was referred to the animal shelter in Delta by an Abbotsford shelter because, she was told, the Delta shelter had some puppies available for adoption. The family visited the shelter and met Cooper,

states that Cooper came to the shelter through the Traveling Tails program, which means the parents are not known and shelter staff does not have any information about what behaviour traits the dog may have inherited. As well, huskies are “known to push physical limits and use body strength to rough house.” “A key goal of DCAS is to help the public find the most appropriate adoption match for their family. In this case, Cooper did not meet the adoption application requirements for the family in question.” Garrard said she would have understood if the application had been denied from the outset, but is angry and frustrated it was initially approved only to be revoked a few days later. “I’m 42 years old, I’m not some wet-behind-theears teenager,” Garrard said, adding her son is mature for his age. “They way I was spoken to, I felt so small.” She said the family will continue to look for a puppy, but will not be visiting any more shelters. “I’m not going to go through a shelter again,” Garrard said. “It’s not fair to him.”

Community is rallying around Ladner family Dual diagnosis causing hardship for the Strutts BY

An event planned for next week aims to rally the community around a local woman and her family dealing with a debilitating diagnosis. Just nine months ago, Dita Strutt was an active and vibrant woman, wife and mother to two girls. She enjoyed running, yoga and karate. Strutt, her husband Dave and daughters Cassie and Katrina are long-time Ladner residents. Friend Michaella O’Connor said the problems started when Strutt began exhibiting strange symptoms - one of her arms would suddenly and involuntarily lash out - and having seizures. After several tests and trips to the doctor, she was diagnosed with breast cancer as well as dystonia, a rare condition
that causes muscles to contract involuntarily, causing uncontrollable repetitive or twisting movements. O’Connor said the dystonia makes simple everyday tasks, such as walking, having a conversation or holding a glass, extremely difficult or impossible. Strutt has been in and out of hospital over the last several months undergoing treatment for both breast cancer and dystonia. She had a mastectomy, is currently undergoing chemotherapy and will soon start radiation. As well, the doctors have been trying different drugs to help relieve the dystonia symptoms. O’Connor said Strutt may need to use a wheelchair indefinitely and next week’s event is aimed at raising funds to help the family buy a van that will help improve her mobility and
make getting to and from appointments easier. “I really feel like this community comes together at times like this,” she said, A pub night fundraiser is set for Tuesday at the Sundance Inn in East Ladner starting at 6:30 p.m. Tickets cost $15 each and include admission as well as a burger, fries and a beer or glass of wine. The event will include a performance by Elvis tribute artist, and Ladner resident, Eli “Tigerman” Williams, a 50/50 draw, art sale and silent auction. O’Connor said silent auction items are still needed. To donate a silent auction item, or buy tickets, call Michaella O’Connor at 604-808-2362. Tickets are available in advance at Dave’s Pop Culture (4962 Bridge St.) and Evolutions Hair Salon (130-4857 Elliott St.).
MLA wants health authority boundary review to also include South Delta Delta South MLA Vicki Huntington is raising the alarm over a Fraser Health boundary review that she fears may leave South Delta behind. The review is expected to see Burnaby moved to the Vancouver Coastal Health region, a move the independent MLA would like to see considered for Tsawwassen and Ladner too. “The health minister commissioned a series of comprehensive reports that apparently fail to recognize the substantial differences between how the communi-
ties of South (Delta) and North Delta view their relationship to the health care system,” said Huntington. The government has announced it intends to consult on the suggestion to realign health authority boundaries by moving Burnaby into Vancouver Coastal. Huntington said it must also consult with the people and the medical authorities of South Delta in a similar effort to determine whether the community more naturally falls within the Vancouver Coastal boundary.
“We shop in Richmond, we visit our medical specialists in Richmond, we automatically think of Richmond or Vancouver hospitals. We do not think Surrey Memorial,” she said. “If we want a regionallyrepresentative health governance structure, it must be based on community networks and the movement of people,” Huntington said. “Doctors and patients in South Delta prefer Richmond and Vancouver due to our longstanding relationships and transportation links.”

Delta council this week granted an extension to Century Group to give the company more time to complete the long list of requirements tied to the approval of its Southlands development. Last fall, civic politicians gave conditional approval to the contentious proposal for the Tsawwassen property. That approval included a number of technical requirements — including detailed plans for road, sewer and water connections, and the delineation of the transfer of land to Delta — that typically have to be completed within a year. However, given the proposal also needed approval from Metro Vancouver, the company did not immediately work on completing those requirements. “We had done a little bit in hoping beyond hope that we would get to the

TED MURPHY
MURPHY’S LAW You can’t fault them for trying. It looks like it’s a longshot, but municipal politicians and bureaucrats here in Delta haven’t given up on the notion of an inland port. They continue to put together a business case, and certainly have a willing partner in Ashcroft, but it’s the folks from Port Metro Vancouver they ultimately have to convince if this is going to become anything more than a noble idea. Given our strategic location in this country, and the enormous focus our governments are putting on the Asia-Pacific gateway, the pressure on our waterfront, as well as on our upland areas, won’t abate anytime soon. In fact, it wouldn’t surprise me in the least if Terminal 2, a second three-berth container terminal currently being proposed for Roberts Bank, isn’t the last mega project eyed for our shores. Recognizing the immense impact a major port could have on the adjacent land base, civic officials are doing what they can to spare the prime farmland of west Delta by advocating for the expansion of the Ashcroft Terminal in the B.C. Interior. It’s going to be an uphill battle based on the cool reception the idea has received thus far from Port Metro Vancouver, but given what could be coming down the pike in these parts it’s certainly worth a try. A half-century ago the provincial government expropriated more than 4,000 acres that became known as the Roberts Bank back-up lands, which were supposed to provide on-shore support for port development. With only a coal terminal, an operation that didn’t need such back-up, in place during the first 25 years of the superport’s existence, much of the expropriated land was eventually sold back to the former owners or used in treaty negotiations with the Tsawwassen First Nation. Today, however, with one container port going full steam and a second in the works, that requirement for upland support envisioned all those years ago is really starting to intensify. The more that’s built offshore, the more we’ll need rail yards, logistics centres, container storage and other facilities on upland sites, which will not only gobble up chunks of valuable farmland, but chip away at the critical land mass required to sustain Delta’s agricultural industry. Ashcroft could provide an alternative. Delta deserves kudos for exploring that possibility and, given what this community endures on a daily basis, the least port officials could do is give it serious consideration.
OWL volunteers continue their good work in the Okanagan DOUG HUSBAND
COMMUNITY COMMENT Arriving at our friends’ house in Kelowna, a note on their door advised they were off rescuing an injured bird from a local golf course. Karen and Hilton Kate were former neighbours in Ladner and active members with the Orphaned Wildlife Rehabilitation Society (OWL). After moving to Kelowna, they joined a group called the South Okanagan Rehabilitation Centre for Owls, which is active in the recovery and rehabilitation of birds of prey. Their dog Kaida kept us company until their return with a shorteared owl wrapped in a blanket. It was interesting to observe firsthand the communication, recovery and transportation to a veterinary clinic. At last report, the owl was doing well. Without their interest and dedication, the injured owl would have succumbed to an unpleasant death. Upon returning to Ladner, I arranged a meeting with Bev Day
and a tour of OWL’s five-acre facility on 72nd Street. In the mid 1980s, OWL opened its doors with a small administration office and a chicken house for the care of injured and orphaned birds of prey. With strictly volunteer assistance, sponsors and private donations, the society now operates out of 18 buildings and enclosed pens housing 300 raptors at any one time. There are buildings to control infectious diseases, post-operative recovery units and permanent residences for birds with disabling injuries precluding their return to their natural habitat. There are larger pens for flight conditioning and re-learning hunting skills. Supported by local veterinary clinics, the society has gained national and international recognition. The premises are bursting at the seams and have the feel of a “Barkerville Village” atmosphere. The main core contains a “school house” and an “oddeytorium” for training and educating volunteers, students and the public on weekly tours and twice-yearly open houses. Escorted around the site by Clinton, a senior volunteer, the place was humming with adult and teenage volunteers performing various duties. It takes a lot of hands to house, feed and transport resident birds and daily newcomers.

I met Christina from Switzerland, a UBC biology student on a practicum with OWL. Wildlife professionals regularly attend the site from as far away as Taiwan and Australia. This model has gained international attention and Day was a guest lecturer at a wildlife conference in Taiwan. The head of a 3,500-strong society, she freely gives her time and knowledge to provincial agencies and universities. Fiercely independent, she avoids, where possible, government bureaucracy, but occasionally wonders about the lack of financial support byVictoria. The local society owes its success to the generosity of veterinary clinics, private businesses, sponsors and citizens at large. This network of services is supported solely by private donations. The society was recently gifted used X-ray equipment, including examination tables and cages for intensive care from Ambleside veterinary clinic. Through private donors the society was recently thrilled to receive a new transport vehicle and an “ambulance.” Short on space, the society is looking for larger premises. OWL hosts its annual open house on July 26 and 27. Have a visit, you’ll be impressed. And a good night to you, Bev and Karen.

Teachers want a say on classroom composition Editor: Over the past few months I have read numerous letters and articles about the teachers and government. Despite what the government says, teachers are willing to settle for eight per cent over five years, which is well within the guidelines of other provincial settlements. The contentious point of this ongoing dispute is not salary but classroom composition. Class composition is the priority of every concerned classroom teacher. If a teacher has a class with a number of students who need specialized help because they cannot speak English, have autism, behavioral or emotional issues, or because of other myriad difficulties, then the teacher wants to ensure these students receive the help they need. This help may require specialized classroom assistance (learning assistant teacher, counsellor, education assistant), specialized programs, IEPs (individual education plans) and so
forth. As teachers, we have a professional obligation to provide, at the minimum, adequate attention to students with special needs. The days of dumping these students in the back of the classroom and hoping they will manage on their own are over, period. At one time teachers could negotiate with their employer as to the best way to deal with these classroom situations. Unfortunately, the government passed a law (when Christy Clark was minister of education) that removed this procedure from the bargaining process (this is what the Supreme Court referred to as “unconstitutional legislation”). Teachers deal on a daily basis with these classroom situations, are the most knowledgeable about these issues but the government in essence has chosen to ignore teachers’ concerns on these crucial matters. Teachers want to have a say on classroom composition, we are very familiar with classroom situations.
This is our vocation and we are determined to do the best for all our students, especially the ones that need a bit more help, a bit more support, a bit more attention. We don’t know what the final outcome of this struggle is going to be. On a financial level, teachers will never recoup losses as a result of this work stoppage. We know that. We have mortgages, debts, everyday expenses and we certainly feel the pinch. However, what is at stake is something more important than money. We owe it to our students as parents, as teachers, as a society to do something better. We are prepared to accept duress in the short term in order to improve the lot of our students for the long term. We are hopeful that government will recognize and value our point of view in the near future. And we are very grateful for the support of parents and the community in this matter. Marisa Graham
Building replica is cheaper route
Editor: Like many Delta residents, I was unaware the large, derelict, yellow farm house on Ladner Trunk Road actually had a name, let alone a cause in its name. That Kittson House should be a topic of restoration brings to mind marine historical causes in the past, where 10 feet of keel and three broken ribs found in the mud of the last Sealing Barque to sail on the West Coast is the basis for the restoration of a 200-foot sailing vessel. This stuff is the vapour of dreamers. If the outside is any reflection of the inside condition of this house, I doubt there is a single level floor, a wall square or a window
frame that is not rotted around the single pane glass. Like the derelict it is, Kittson House should be demolished. But before that day arrives, the place could be architecturally surveyed and photographed so that if there is a will, and financing, a replica could be built; possibly including some significant artifacts from the original such as a mantle, or door, or flooring, or kitchen sink. This new Kittson House would rebuilt to current building codes on a solid foundation, and as an agricultural interpretive centre, would include the 21st century audio video aids that could attract, and keep,
the interest of 21st century citizens. This is more cost effective than a restoration that will need to strip the place to the bones and rebuild. Be it seismic upgrade, disability access, wiring, plumbing or making it green, any change required would cost less new than renovated. The dream of rebuilding Kittson House is more akin to a resurrection than a renovation. Going back to the earlier marine reference, the restoration of Kittson House would be like the hole in the water boaters throw money into, but in this case the location is on land so it’s called a money pit. John Makowichuk
Cyclists should take advantage of new lanes Editor: We have a beautiful new road along Ladner Trunk from Highway 17A to past 64th Street, complete with bike lanes. My friend and I now enjoy walking our dogs along the quieter road. Yesterday we heard a noise and coming up behind us was a cyclist on the sidewalk. We told him about
the new bike lane, he made a comment and continued along the sidewalk. Today, going the opposite way, we heard a noise behind us and there was a cyclist one wheel length from us. We said there was a bike lane and this was a sidewalk and he made some comments and continued along on the sidewalk. The
cyclist symbol was very close to us. What is with these — OK, I’ll say it — middle aged men that they have to ride their bikes on the sidewalk? My tax dollars have paid for these bike lanes. I walk on a sidewalk, you cycle on a bike lane. Carol La Croix

Superhero comes to rescue after flat tire proves tough to handle
Editor: I would like to send out a huge thank you to those people who came to my aid after an unfortunate event last Thursday afternoon while heading back into Ladner on Highway 10. A truck dumped a load of tools onto the highway, and unable to swerve to avoid them, I drove over something and my back tire blew. As I pulled into Harris Nursery to deal with a seriously flat tire, I was immediately approached by a couple that came to my aid.

Richard and his wife got the jack out and started to change my tire. My friend Lori and her boyfriend Dan happened to be heading into Harris, spotted me and offered a hand. Then my husband Jeff showed up. For the next 15 minutes, we pulled, pushed and kicked that flat tire, but it was not coming off. I placed a call to my mechanic, Bob Williams, who offered his advice, but still the tire was not coming off. We gave up, called a tow truck, said our thanks and
watched some really wonderful people head off for the evening. As we waited in the parking lot, another truck pulled in. The driver observed the flat tire and offered a hand. After explaining our situation and what efforts had been already made, he was very determined to help. Out of the back of his truck came a variety of tools, nothing that the average guy would carry around, but all of them needed to get this fused tire off my car and the spare on.
The chances of a superhero showing up just when you need one happened. I would like to extend my gratitude to those who offered me a hand that evening and to the owner of Harris Nursery who let us hang out in his parking lot after closing. And a huge thanks goes to my superhero, Andrew Ball. We are still talking about all you did for us. It is appreciated far beyond what the words thank you will ever mean. Reesa Fletcher

The purpose of the Crime Beat is to educate and inform the public about some of the property crime trends occurring in South Delta and other files of interest. If you see anything occurring that you believe to be suspicious, call 911 for in-progress crimes and emergencies or 604-9464411 for other assistance. The following are some of the calls the Delta police responded to in the previous week: Tsawwassen • July 7, 4:36 p.m., 5400-block of 8B Avenue: A homeowner dropped off a bike found on his front lawn to the Tsawwassen CoPS office. It is a red/silver children’s mountain bike. Delta Works Yard has picked up the bike. • July 7, 10:48 p.m., 700-block of 53rd Street: Complainant advised that four unidentified youths had spray painted the Dennison Park clubhouse. The youths left in a red vehicle bearing Washington plates. Police attended and took photos but patrols negative. • July 9th, 10:30 p.m., 5200-block of 10th Avenue: Unknown suspect(s) gained entry to the residence through an unlocked sliding glass door by removing the screen. Stolen were computer equipment, jewelry, money, a cellphone and a backpack. Police attended but were unable to obtain any evidence. In addition, a neighbourhood canvass was conducted. The homeowners were advised to check online sites and that all windows and doors should be locked in the future. • July 11, 1:09 a.m., 5100-block of Dennison Drive: Complainant phoned police to advise that an unknown male was attempting to enter the residence.
The occupant was awakened by the sound of an unlocked sliding screen door opening. He then saw a man standing at the doorway and asked him what he was doing there. The man then fled. The suspect was described as Caucasian, aged 40 to 50, wearing an orange plaid shirt and gray baseball cap. There does not appear to be any damage or anything stolen. No video surveillance. Area patrols and canvassing of the area proved negative.
• July 11, 6:36 p.m., 700-block of English Bluff Road: Homeowners reported their residence had been broken into between 11:30 a.m. and 2:30 p.m. Entry appears to have been gained by opening a rear sliding glass door. Stolen was a 150-pound safe and other miscellaneous personal items. There were no witnesses but a neighbourhood canvass produced a comment that a large black car with an “N” on the back had been in the area earlier. No licence number or description of the driver was provided. Ladner • July 7, 12:59 p.m., 6400-block of Holly Park Drive: An officer reported locating a stolen patio swing and bench that had been taken from the community garden area of Kensington Park. The officer located the items, along with a fire ring, in the southwest corner of the park. Municipality was called to dismantle the fire ring and return the heavy items to the community garden area. • July 8, 10:57 a.m., 5200-block of Laurel Drive: Complainant called
to report that his unlocked car had been entered. Stolen items included loose change, tools and camera. No suspects or surveillance. • July 8, 1:53 p.m., 5000-block of 48th Avenue: Complainant found a model helicopter and turned it into the Ladner CoPS office. Owner can call 604-9464411 to claim. • July 8, 10:22 p.m., 5700-block of Ladner Trunk Road: Complainant reported that he had sold his PlayStation 4 in a restaurant parking lot and was paid in what turned out to be counterfeit currency. He attempted to contact the buyer by telephone but the buyer hung up and would not return phone calls or text messages. Police met with complainant, who provided information on the buyer and the counterfeit money. There is video evidence and the incident is under investigation. • July 10, 10:16 a.m., 4500-block of River Road West: Complainant called to advise that her home had been entered by suspects who had gained entry through a bedroom window by using a ladder. Nothing was taken. Suspect(s) are believed to have brought beer with them and consumed it in the residence. Area enquiries revealed that a neighbour observed a group of youths knocking on the door at approximately 8:30 a.m. then leaving. • July 12, 4:55 p.m., 5100-block of Central Avenue: Complainant reported that unknown suspects entered the residence through an insecure basement window. There was an attempt to remove bottles of liquor as well as video games, but it appears they were interrupted by the owner’s father returning from walking his dog.

Looking for summertime bugs Tiny insects all around us provide insight into the health of our natural environment ANNE MURRAY
BY THE BAY Developing an eye for nature, like all skills, takes time. I knew a gifted entomologist who could spot, from metres away, the tiny egg of a swallowtail butterfly where it nestled on the underside of a leaf. Learning to see nature in all its complexity and detail opens our eyes to the world around us. An awareness of nature often leads to an interest in its conservation, and now, more than ever, the natural world needs champions. Paying attention to nature brings rewards, like the iridescent green and red beetle stalking through our garden. Checking in Bugs of British Columbia, a use-
ful guide by John Acorn and Ian Sheldon, I learned it was a golden jewel beetle, one of the “finest wood-borers in B.C.” These beetles love summer heat and live around conifers, matching the conditions in which I found it. Knowing the habitat and behaviour of a species helps to locate it. Tiny ants thrive on our hot, dry patio, where they meticulously remove sand from one crack and pile it elsewhere. Native bees frequent blue and purple flowers. Buddleia attracts Lorquin’s admiral and western tiger swallowtail butterflies, yet the anise swallowtail favours cow parsnip beside the Boundary Bay dike. The dike is also home to band-winged grasshoppers. They are inconspicuous on the ground, but whir noisily as they fly, flashing colour in their hind wings. Dragonflies seem to
appear all of a sudden in the summer months. Big, blue-eyed darners begin patrolling the yard, and eight-spotted skimmers stretch their wings among the lettuces. Damselflies shine like turquoise jewels in freshwater wetlands. The decline of honeybees and monarch butterflies is making headlines globally. I suspect local insects have also declined in number and diversity. Despite having grown an organic garden for over two decades with bee and butterfly-friendly plants, the buzz is not what it used to be. We complain of swarms of mosquitoes, ants and yellowjackets interfering with picnics and spiders surprising us in the house, but natural habitats are better for most native insects, which thrive where biodiversity is at its richest. With loss of habitat, pesticide poisoning and competition from
introduced species, rarer species disappear. As insect numbers decline, birds and bats that prey on them are put at risk. You can see pictures of some local insects on my latest blog post at www. natureguidesbc.wordpress. com. Hopefully, by becoming more interested in and aware of the native bugs
around us, we can do more to ensure their survival. Anne Murray is a local naturalist and writer. Her books on Delta’s natural and ecological history, A Nature Guide to Boundary Bay and Tracing Our Past, a Heritage Guide to Boundary Bay, are available in local stores or from www.natureguidesbc.com.

All Saints Anglican Church
What needs doing? “In all things by prayer and supplication, make your requests known to God...” Over the years I have found that I am quite proficient at making my requests known to God. In fact sometimes I think I even whine, beg and implore God to do what I want, but I also know that I need to listen to what God is telling me to do. There are no burning bushes around the churchyard from which a deep voice of God speaks, only God’s people struggling to build God’s kingdom as we believe we are called to do. We need to listen for God’s direction and one of the ways we do this is to continue conversations with God’s people. So, we would like to know what you, the Optimist reader, thinks! If
we were to ask you what you think God is calling the church to do and be, what would you say? What needs might be missing in the community of South Delta that the Christian faith community needs to address. Dare I even ask ... on the corner of Ladner Trunk and Arthur Drive, what do you think God is calling the Anglican Church called All Saints to do? We believe that God is already at work in our community and knows the needs of our hearts but we will only grow as community when we work together to build God’s kingdom. Please send your thoughts to us at allsaintsladner@dccnet.com or send us a note. Let’s make our requests known!

ADVICE FROM THE PROS Q:
QUESTION: Are my parents getting the home
A: The market has most definitely picked up! YES! Things are much stronger
Ensuring you or your loved one are getting proper support requires a combination of specific skills and basic talents to multiply the benefits. Ask specific questions about experience & credentials when hiring in relation to your current needs. Utilizing complimentary services may become necessary as needs change.
I see a lot of sold signs around Ladner and Tsawwassen. How are you feeling the market activity so far this year? Has it picked up?
support they need?
ANSWER:
this year than this time last year. My team’s (Fraser Elliott Group) total volume for the first 5.5 months of last year was 54 +\- sales and this year for the same period we are already over 95 sales. (same period Jan-June 2014). My team sales volumes are up almost 75% from this time last year and although our team’s overall marketshare has definitely increased due to continued growth, the total number of sales in the market have increased considerably, proving a much stronger market this year versus last year. Overall detached MLS sales in Ladner for all agents combined is up 40% comparing detached sales between January 1st and June 1st 2013 to the same period in 2014. (This year). That same number is up 22% in Tsawwassen from 2013 to 2014. (122 total detached sales in Ladner this year (to-date) versus 87 last year for the same period and 123 detached sales this year in Tsawwassen versus 101 sales last year for the same period.) The attached market (condo’s and townhome’s) which was very slow last year has seen an increase of 57% overall in sales when comparing this year-to-date versus same period in 2013.

HoneyDo Lifestyle Assistant brings a well-rounded, clientdirected approach to Aging in Place. From appointments to meals, companionship to outings, all our services are offered with compassionate one-on-one attention, and knowledgeable, mindful care.
What Can HoneyDo For You?
It has been a wonderful spring and with this type of healthy sales volume in our market and all the factors that continue to positively affect our Ladner and Tsawwassen housing values, we predict a strong second half of 2014 for Ladner & Tsawwassen. Thinking of selling this year, get your home listed, the market is active!! Look forward to chatting with you!
In most situations you can. The funds need to be from a family member. However in certain situations, such as when you’re self-employed or with certain special lending programs gifted down payments may not be allowed. The best thing to do is talk to a mortgage professional to find out if home ownership may just be closer than you think.
For example, hiring an Assistant with dementia care experience for your parent with Alzheimer’s is vital, a ‘specialist’, if you will. Still, there are many aspects involved in overall care and wellbeing, where a balanced & broader style is useful. Meaningful one-on-one connections, nutrition, activity, as well as social interaction and the understanding of subtle cues makes a huge difference to general wellness.
Question; What can I expect from a windshield chip repair? Answer; The objective of a chip repair is to prevent the chip from turning into a crack that requires windshield replacement. Despite what may be promoted in some ads the repair is not invisible although in many cases it is significantly less visible. If it is not in the driver’s line of sight and has cracks that are no longer than ½” then it most cases it can be repaired. The cost is much less than a windshield or windshield claim deductible and the process takes only 20 to 25 minutes

ADVICE FROM THE PROS QUESTION:
QUESTION:
My spring garden was so beautiful but here I am in the middle of the summer with very little colour in my garden! What can I do?
How can I guard myself against Power of Attorney Fraud?
ANSWER: Many of us succumb to this pitfall by doing all of our plant shopping in the spring and not thinking about interest in the other seasons. Try these solutions: 1. Choose more plants with bold and colourful foliage. Leaves are with you all the time but flowers can be fleeting. Try coralbells (Heuchera) and foamy bells (Heucherella), Hosta, Brunnera, Sedum, Geranium ‘Cheryl’s Shadow’ and ‘Pink Spice’, burgundy-leaved dahlias such as the Dark Angels and Bishop series, the sedges Carex ‘Everlime’ and ‘Everillo’, the fescue Festuca ‘Beyond Blue’ and hardy succulents such as Agave parryi and Sempervivum, the hen and chicks.
Gary Lewis, M.Sc. owner Phoenix Perennials
Murray Lott
2. Choose perennials with long bloom periods that flower from early summer until fall. For this kind of flower power go for Geranium ‘Rozanne’ and ‘Azure Rush’, Salvia ‘Hot Lips’ and the new Suncrest series in shades of red, pink and yellow, butterfly Gaura, Echinacea especially ‘Salsa Red’ and PowWow ‘Wildberry’, Rudbeckia ‘Goldsturm’, Campanula ‘Blue Waterfall’, Nepeta ‘Limelight’ and the hummingbird mints, Agastache Summer and Nectar series. 3. Get some attractive containers for your patio and garden and plant them up with bold and colourful foliage. Even with your spring garden gone green, some wellplaced containers packed with colourful perennial foliage and flowers will go a long way to inspire you all summer long!

QUESTION: How should we choose our Renovation Specialist? ANSWER: Recommendations are usually best so ask family, friends and work associates if they've had a successful project recently. Local lumber yards and rental outlets can provide leads. Try to choose a local contractor, as we live here and can serve your needs better! Also watch for projects in your area that peak your interest and talk to us.You should interview more than one renovator, with a clear view of what you want to achieve. Ask for references and feel comfortable in asking for credentials! Are we Red Seal Certified? Are we Fully Insured, Licensed and Work Safe Compliant? MRP is all the above! We are “Red Seal” Certified Journeymen. Don’t risk your greatest asset to those who aren’t.
ANSWER: Financial exploitation is a common form of elder abuse, often through misuse of Powers of Attorney (“PoA”). A PoA gives your Appointee the right to do anything you could do except make up a new will: Cash in your bank accounts, or sell or remortgage your house, even while you are in it. Children in need of money can convince themselves “I’m going to get mom’s money when she dies, so it won’t hurt her if I borrow some money while she is still alive.” An Appointee under a PoA must always act only in your best interests, and must never benefit themself. When choosing your PoA, consider whether the person is in control of their lives and finances; if they can’t manage themselves, they can’t manage you. Try to appoint someone local; the job of PoA can last for many years. If you don’t have anyone to be your PoA then consider a professional, such as a trust company, a law office – yes, DLO provides this service – or a non-profit such as Solus. Our office practice is to keep a PoA in our secure bank vault until the time it is needed – which it might never be. We only release it at your request, or on receipt of a doctor’s note stating that “the time has come”. This does not prevent PoA fraud, but it lessens the chance that the PoA will be “borrowed” from your desk drawer while you still have all your wits about you.
4873 Delta Street, Delta, BC V4K 2T9 • 604-946-2199 QUESTION: I have a large box of Canadian and World Wide coins. Do you buy them? How do you go about determining the value?
Jim Richardson, owner Western Coin and Stamp
ANSWER: Lets start with the Canadian coins first. I usually sort them by denomination ( if you do this it does save time in appraising). Then I go thru and pull out any coin that has more collector value than the bullion value. If certain coins are common but in great condition we pick them out also. Usually there are coins that are only worth Face Value as well and I tell you the spend or deposit in the bank. We work out the silver value for Canadian coins that day and list and total them. Then we evaluate and list the collector coins by date and condition. World coins are done a little differently. I first pull out any collector coins based on country , date and condition. Then I pull out all the silver coins left over. Finally I pull out coins that still have face value in their countries. Most of Europe has now been demonetized. We list all of these in order of how we pulled them out. There is always a batch of coins left over after I pull out and list the better coins. These we just group into a batch and make an offer on the balance. Anyone coming into our store has seen the huge basket of “ Junk coins “ as we call them that we sell in bulk.

Locals take on Three Things Trio of one act plays featured at Waterfront Theatre BY
DAVE WILLIS
dwillis@delta-optimist.com
A group of locals is involved in an upcoming co-production of three oneact comedies about love and life at the Waterfront Theatre on Granville Island. Ladner’s Tracy-Lynn Chernaske, Joe Hinks and Taryn Kleeband, along with Tsawwassen’s Darcey Meredith, are all involved with These Three Things, says Chernaske. She is directing Wiser, a one-man show featuring Hinks, who also wrote the play. “It’s like a world premiere. Nobody’s ever seen it before,” says Chernaske. The character is stuck between a decision
he has to make on whether to approach a woman that he sees, Chernaske explains. “In his mind he’s gone on two very different paths that could either go very well for him or it could go horribly wrong and they could make each other miserable.” A unique twist to Wiser is the use of many umbrellas to help tell the story. Chernaske says it was kind a different way to approach things and it has been an interesting process. Kleeband is directing Acrobats, a show about a married couple who are doing an acrobatic routine and all the while deciding whether or not to get divorced while performing. Meredith is acting in Acrobats. There will be some actual acrobatics,
Chernaske notes. “It’s very, very physical. It’s not your typical theatre show.” Post-It’s (Notes on a Marriage) is told through notes a couple has written to each other and shows their life together from dating, getting married to growing old together. These Three Things is being co-produced by Standing Room Only Theatre and The Page Theatre. Chernaske and Hinks are two of the three founding members of Standing Room Only. Hinks thinks patrons will revel in seeing the familiar sights and sounds of relationship troubles. “Experiencing the extreme ups and extreme downs of a relationship is definite-
ly something that most people can identify with,” he says in a press release. “And what will really draw people to see These Three Things is that we are able to show these extremes of life in a way that only theatre can.” These Three Things runs at the Waterfront Theatre from July 24 to 27. It will be performed at 8 p.m. Thursday to Saturday with a 2 p.m. matinee on Sunday. Tickets are $20 for adults and $15 for seniors/students. Opening night is two for $25 and Sunday’s matinee is $15 for all tickets. Tickets are at the door and online at www.brownpapertickets.com/event/721123. Taking a walk on the wild side at ’Bay airshow BY
DAVE WILLIS
dwillis@delta-optimist.com
Carol Pilon fell in love with wingwalking the first time she saw it. “There was not doubt in my mind that the rest of my life was going to be about wingwalking,” Pilon says in an email to the Optimist, noting she got her first glimpse of the craft on a television commercial for her local airshow. Pilon, who has been a professional wingwalker since 2000, will be performing at tomorrow’s Boundary Bay
Airshow. It wasn’t exactly easy to become a pro wingwalker. “It took me seven years of begging, pleading and outright stalking every active wingwalking team in North America to secure mentorship,” Pilon says. “Once I had secured training, I bought my own airplane and went about the business of doing business.” Pilon, who hails from Masham, Quebec, will be performing on a heavily modified 1942 Boeing Stearman at the Boundary Bay Airshow. She says it’s the sexiest airplane ever designed by a human being.
“Her name is Royal Rhapsody but if you are me, you just call her the love of your life.” Boundary Bay Airshow coordinator Susan McLaren saw Pilon last year. “She put on a great performance,” McLaren says. Pilon is scheduled to perform at approximately 2:40 p.m. Gates open at 10:30 a.m. with demonstrations starting at 11 a.m. and running to 3:30 p.m. Admission and parking are free. Boundary Bay Airport is located at 7800 Alpha Way in East Ladner.

Portland: A boozy paradise Urban winery trend is a big hit in Oregon’s Rose City BY
HANS TAMMEMAGI
Optimist contributor
O
K, it may be politically incorrect to say this, but I love a tipple, and my throat becomes positively parched whenever I think of Portland, Oregon, that bountiful, boozy burg. Accompanied by three like-minded friends, I recently paid a visit. Our mission was to explore the latest hot, alcohol-fueled trend: urban wineries. What a brilliant concept, I thought, as we made plans to sip pinot noirs and gris, sauvignon blancs and zinfandels without ever leaving city limits. With 14 wineries to choose from, we had work to do. We took a taxi to the southeast sector of the city, a working-class district dotted with commercial and light-industrial spaces. There, in a former garage with a sandwich board out front, was ENSO Winery. We passed through a funky lounge, whose furnishings suggested a thriftstore lineage, and sat at a
bar glistening with rows of wine glasses. Farther back was a warehouse-style room with a concrete floor and stacked barrels, hoses and other wine-making paraphernalia. The whole space occupied perhaps 1,300 square feet. The owner and winemaker, Ryan Sharp, poured us a Resonate #9, a blend of primarily Syrah with some Mourvédre and Primitivo grapes, that was soft and round in the mouth, with a hint of tartness. We were impressed. “I’m a city boy,” said Sharp, “so I started the winery here in 2011 and it is growing nicely. In 2013, I produced just shy of 2,500 cases.” During the taxi ride to our next stop, the cabbie, sporting a few days’ stubble and a portly mid-section, beseeched us, “Why are you visiting wineries? Portland is Beervana. We have over 50 microbreweries, more than any city in the world. We got great beers here. You should try McMenamins’ Terminator Stout or Bridgeport’s

Kingpin Double Red Ale or Gigantic Brewing’s Whole in the Head IPA.” We assured him that we agreed, and had enjoyed the beer-and-ale route on our last visit. Convinced we were making a mistake, he nevertheless delivered us to the SE Wine Collective, which was founded in 2012 and is shared by six wineries. Passing through a patio, we entered a small lounge with glass walls looking on to the working winery.
It felt strange to be sipping wine next to rolling conveyer belts, vibrating grape crushers and hoses carrying juice to stainless steel vats. Anne Hubatch, the owner and wine maker of Helioterra Wines, took a break from directing the busy crew. She echoed the philosophy of the urban wine makers when she said, “By not having to buy a vineyard in the Willamette Valley and by sharing the costs of this equipment and facility with others, it’s pos-

try the hard stuff. We got some great distilleries in Portland.” Intrigued, I quizzed our driver and learned that a handful of innovative craft distilleries have recently sprung up that produce spirits ranging from gins to vodkas to absinthe with intriguing names like Krogstad Aquavit, Aviation Gin and Hoppin’ Eights Aged Whiskey. During the rest of the afternoon we stopped at several more urban wineries: Alchemy, Seven Bridges, Division. It was fun, the wines were good and it was wonderful to be able to sample such a wide variety of wineries by easy taxi rides - although the cabbies tended to be rather opinionated. Yes, urban wineries have a lot going for them, and Portland is in a class by itself in the storied world of alcohol. sible for me, almost alone, to make really good wine.” She smiled and added, “The fact that I am seven minutes from my home is also fantastic.” We sipped a Willamette Valley Pinot Noir, which was nuanced and layered with notes of red current, jasmine and plum and an earthy aroma of sandalwood and sarsaparilla. “Portland is a national food hub,” Hubatch explained, “and a place where people come and congregate for craft food and beverages. Making wine right in the city makes sense.” Operating from a co-op also makes sense. Hubatch shares the costly equipment and rent, trades winemaking knowledge with her colleagues and participates in joint wine-paired dinners and tastings. When our next cabbie, with red-veined nose and cheeks, heard our destination was Hip Chicks Do Wine, he launched a diatribe. “Wine, schmine, if you really wanna get serious,

The Point Roberts Garden Club’s 13th Garden Tour is set for Sunday. The self-guided tour will take place between 10 a.m. and 4 p.m. and includes tea and home baked goods from 1 to 4 p.m. at Point Roberts Community Center on Gulf Road. One of the eight unique gardens was on the tour four years ago when it was newly planted. It has matured beautifully with native plants predominating in a low maintenance, drought tolerant garden with a distinctive Northwest look and sweeping ocean view. There is also a dry creek bed with grasses that hold onto dewdrops and respond to the wind. The garden’s owner/designer will be there to answer questions and help visitors apply his planning principles. Additional gardens on the tour include the thriving Point Roberts Home-Grown Food Coop, a private parklike setting with a forest backdrop, and on the site of an old nursery, a garden with 185 varieties of roses.

Local ‘Elvis’ second in Vegas contest Eli ‘Tigerman’ Williams runner up in field of almost 30 tribute artists BY
SANDOR GYARMATI
sgyarmati@delta-optimist.com
A professional Elvis impersonator from Ladner and another from Penticton finished one-two at a major tribute artist contest in Las Vegas last weekend. Eli “Tigerman” Williams, a Delta Secondary grad, finished as first runner-up to winner Adam Fitzpatrick at the Las Vegas Elvis Festival, an event that featured almost 30 Elvis tribute artists from around North America as well as Europe and Japan. The annual event was held at the Las Vegas Hotel, formerly known as the Hilton, where Elvis exclusively performed for years for shows that always sold out. The contest featured the same showroom and actual stage where Elvis sang. It was the first time Canadians finished one-two at the Las Vegas contest, and might be the only time it’s happened at what could be considered a major Elvis contest in the U.S. The Vegas contest was a qualifier for an even bigger contest called Ultimate Elvis this summer in Memphis. Held during Elvis Week in mid-August, the Memphis contest is considered the world championships because only the winners of designated contests throughout the
year get a spot to compete. It’s not only bragging rights as the world’s number one Elvis impersonator for the year, but it also opens the door to lucrative gigs. Fitzpatrick had already qualified for Ultimate Elvis by winning a contest in England a week prior, while Williams won a qualifying contest earlier this year in California. That meant third place finisher Frank Werth was handed the qualifier spot. Both Fitzpatrick and Williams competed in the Ultimate Elvis last year with Fitzpatrick finishing second overall. Specializing in Elvis’s appearance, songs and on stage karate moves from 1969 to 1971, Williams said via Facebook on his way home from Vegas that it was a big thrill to compete with so many talented tribute artists as well as meet so many individuals connected with Elvis. Of course, it was Vegas, so he would have had a blast regardless, he said. After Memphis, Williams is headed to an Elvis festival in California where he will be a featured guest performer. Both Williams, who has a day job as a graphic designer, and Fitzpatrick were previous winners of the annual Elvis festival in Penticton, the only major Elvis contest in Western Canada.

Green Room This week I answer some more questions from readers: Q: Can the avocado seed be planted to grow a plant? A: Yes, it can. The avocado shoot emerges from the smaller end of the pit, the roots from the fatter end. In this climate, avocados can go outside in summer, but they’re frost-tender and need to be taken in for winter. The beautiful, big glossy avocado leaves make it a good houseplant when it’s young. For sprouting, you wash the avocado pit, then stick three toothpicks horizontally into it about one-and-ahalf inches (4 cm) up from the wide end. The toothpicks can then extend over the rim of a full glass of water so the pit is securely balanced. The water should cover the bottom end of the pit about an inch (3 cm). Top up the water frequently to keep it at that level. It’s usually five or six weeks before the pit splits and a shoot appears. Leave everything balanced over the glass until the shoot is about four inches (10 cm) tall, then nip off the top leaves. In a couple of weeks more leaves will grow — then your new avocado tree is ready for planting. It needs pot at least eight-inch (20-cm) across because avocados grow into large trees. Junior ‘A’ lacrosse team battled New Westminster ‘really tough’ in series, Rennie says BY

The junior “A” Delta Islanders bowed out of the post-season earlier this week after being swept by the first place New Westminster Salmonbellies. “[We] battled them really tough,” said Islanders head coach Greg Rennie. “They’ve got a lot of veterans on their team and they’re poised to try and go to the Minto (Cup).” The series came to a close with a 17-12 Salmonbellies win Tuesday in New Westminster. Delta trailed 7-5 after the first period and closed to within a goal at 9-8 in the second frame before New West pulled away. The Salmonbellies move into their next series having dropped only one game in regular and postseason play this year — a May 17 tilt against Delta. Asked if there was any particular area of the matchup with New West that was a big factor in the series, Rennie mentioned the offence and noted the Islanders struggled to get inside and get goals. He said the team also didn’t get a lot of power plays, which he referred to as the club’s bread and butter. “That hurt us a lot. Scoring five-on-five has been a struggle for us all year.” Delta’s defence played with heart and emotion and put in a lot of minutes against arguably the best offence in the league, possibly even the country, Rennie said. “We showed a lot of good signs there.” Rennie also said he was pleased with the team’s

The junior “A” Delta Islanders dropped three in a row to the New Westminster Salmonbellies in the opening round of the playoffs. younger players. “I’m really happy with the way our young guys stepped up to play at the level of playoff lacrosse. It was really a test for a lot of younger guys to see where they were really at. A lot of guys showed very well, I thought, this series for us.” Jonathan Phillips, technically a rookie age player, was playing smart and doing the right things, Rennie said. “He definitely had a bit
of a coming out for us this last week.” Phillips led the Islanders in playoff scoring with 14 points in the three games. Looking ahead, Rennie is positive about the Islanders’ future. He noted the future considerations return on the team’s big trade deadline deal, one that saw leading scorer Eli McLaughlin and defensive standout Taylor Northway move to defending champion Coquitlam
Adanacs, has yet to be announced. The commitment and desire with the team’s younger players is there and he thinks the talent is there as well, Rennie said. Northway also returns to the team for next season. “Moving forward, we’ve got a lot of talent to build on for the future. We’ve got a couple more trades that are going to happen. The future is definitely bright for our program.”
Pioneers drop playoff opener The Ladner Pioneers opened the playoffs with a 12-11 loss to the North Shore Indians Wednesday. Ladner now heads into a must-win game tonight (8 p.m. at the Harry Jerome Recreation Centre) in the best-of-three quarterfinals matchup. July 18, 2014 The Delta Optimist A39
Tsawwassen has seen a lot of new attention in recent years. With big investment in everything from infrastructure to retail, it’s clear that this idyllic rural community is now on the radar. It’s hardly surprising. The community gets three times more sun than Vancouver, has beautiful beaches, gorgeous mountain views, and enjoys a tranquil, easygoing community feel. If anything, it’s surprising that it took the Lower Mainland so long to discover this place. Tsawwassen Springs, a new resort-style community close to the ferry terminal, has seen the value in Tsawwassen all along. The concept of this new neighbourhood is simple: create a high-value golf community, with a true vacation feel, in a location that’s totally central to the Vancouver area. The community features a mix of expansive concrete condos and freestanding homes, at a value you normally wouldn’t expect for this level of quality The result has been a runaway success. With greenside living and front door access to the course and amenities, the first phase of condos and second phase of houses have sold out remarkably quickly.
The families that have moved in are raving about life in the community. New friendships are forming all the time in Tsawwassen Springs, according to residents – often on the fairways and on the Pro Shop patio. PHASE II CONDO COLLECTION GRAND OPENING – JULY 19 A new release of concrete condos at Tsawwassen Springs has sparked renewed attention at the site. Like all of the residences at Tsawwassen Springs, the Phase II condos exhibit the best of today’s Arts & Crafts architecture, with a warm profile that sits well with the simple grace of this community. Many homes command inspiring views of the fairways, and bold vistas of the mountains and the water. Massive balconies and patios reinforce the fresh, sunny outdoor living of this community (especially in the brilliant summer months). Every home is equipped with geoexchange heating and cooling, and high-calibre details and finishings (including granite counters and stainless steel appliances) make these homes feel truly premium. The homes range from 754 to over 2600 SF, and start at a surprising amazing $399,900.
For those who want a closer look, the Phase II Grand Opening on July 19 is certainly the best opportunity. CKNW will broadcast live from the site from 11-3pm, and special incentives will be in effect for the Grand Opening – but only until July 20. A Golf Course In Full Summer Swing Golf is ever present here, especially in the summer months. The community is built around a par-70 course that’s walkable, but designed with the grand feel of a big private course. The course has been celebrated by residents and visitors alike. Undulating greens, serpentine water features, mature trees, and the occasional heron all play against the backdrop of breathtaking views to the North Shore Mountains. But summer is just the high season. An advanced $2 million drainage system means water disperses more quickly, leaving fairways playable during and after rain. This makes for the longest playable season in the region. It also protects the famous wetlands of the region, which has led to approval by the Audobon society. Full amenities will open next summer, in-
cluding an extensive new community Clubhouse with restaurant, fitness, and exercise studios, and a full-service Performance Centre. INVESTMENT IN THE AREA There is a lot of new investment in this region at large. The new Tsawwassen Mills shopping and entertainment complex, for example, an extensive mixed-use retail, entertainment, outlets, and dining development, is well underway, and will make the site more of a destination for the Lower Mainland. Meanwhile, the new South Fraser Perimeter Road will allow traffic to flow much more easily to the area. It’s clear that Tsawwassen is looking more and more attractive to more people all the time. All the same, the quiet, simple, sunny pleasures of life in Tsawwassen are eternal, and the people who live at Tsawwassen Springs will tell you: They’re glad to have discovered what many still call “the Lower Mainland’s best-kept secret.”
