Voters head to polls tomorrow
Mayor acclaimed, but 29 candidates are vying for seats on council and school board BY
SANDOR GYARMATI
sgyarmati@delta-optimist.com
Delta voters head to the polls tomorrow to elect civic councillors and school trustees. Thirteen candidates are running for six spots on Delta council, while 16 are vying for seven Delta school board seats. There is no race for the mayor’s chair as five-term incumbent Lois
Jackson is not being challenged and will be acclaimed. Municipal candidates will be elected for four-year terms for the first time. The council race has seen newcomers campaign on the need for fresh ideas, while incumbents have pointed to their track records. All councillors elected three years ago, with the exception of
Scott Hamilton, who is now the MLA for Delta North, are running again. Advocacy for increased education funding from the provincial government has been the top issue in the school board campaign where six of seven trustees elected in 2011 are seeking re-election. Voting will take place from 8 a.m. to 8 p.m. at polling stations throughout the municipality.

You must be registered to be able to vote. A “Where to Vote” card has been mailed to all registered electors. the cenotaph at Memorial Park for the annual ceremony to remember those brave men and women who have served our country. Ladner Legion member Greg Olson estimated the audience included over 5,000 people. “In addition, there were more
people lining the parade route than I have seen for any other Remembrance Day,” he said. Fresh on the minds of many this Remembrance Day were the tragic events in Eastern Canada last month. Separate attacks claimed the lives of reservist Cpl.
Nathan Cirillo and W/O Patrice Vincent. Olson said the large turnout was partly the result of last month’s incidents, but he also thinks the near perfect weather conditions were another contributing factor.
The Tsawwassen Legion also held a Remembrance Day service Tuesday afternoon. SCAN WITH TO REVEAL PHOTOS & VIDEO

Dog walker pleads guilty
Emma Paulsen to be sentenced in January for the deaths of six Ladner dogs in her care BY

The woman charged in the deaths of six Ladner dogs will learn her fate early next year after pleading guilty to two of six charges this week. Dog walker Emma Paulsen pleaded guilty in Surrey provincial court Wednesday morning to one charge of causing an animal to be in distress. Crown spokesperson Gordon Comer said the charge, which is under the Prevention of Cruelty to Animals Act, carries with it a maximum sentence of two years and up to $75,000 in fines. The judge could also choose to issue a ban on owning or having custody of animals for a period of time. Paulsen also pleaded guilty to public mischief for filing a false police report. That charge carries a maximum sentence of six months in jail. The other four charges will be stayed following sentencing, Comer said. Paulsen’s sentencing hearing is scheduled for Jan. 21. Dog owner Jennifer Myers speaks to the media outside Surrey provincial court Wednesday. Myers’ dog Buddy was one of the six Ladner canines that died in May while in the care of dog walker Emma Paulsen. Paulsen has pleaded guilty to two of the six charges in the case. whose dog Buddy, a Boston terrier, was one of the six that died, said while she is happy not to have to go through a trial, she feels the guilty plea will result in more lenient punishment. A tearful Myers also said she was upset to hear that four of the six charges
against Paulsen will be stayed. “That’s a real slap in the face to the families,” she said. Comer said the two counts “capture all of the conduct that’s been complained of ” and the Crown agreed to drop the other
charges if Paulsen pleaded guilty. Paulsen had the six dogs, including her own, with her on May 13 as she usually did. She initially reported the canines stolen from her truck while it was parked at a Langley park. However, it later came out the canines
— Buddy, Mia, a pit bull; Oscar, a Rottweiler-husky mix; Molly, a blue heelershepherd cross; Teemo, a Bouvier-poodle cross; and Salty, the dog walker’s own border collie — died after allegedly being left in the back of her truck on a hot day.
Shooting victim’s daughter files wrongful death suit BY

The daughter of the man shot during a 2012 standoff in New Westminster has launched a wrongful death lawsuit against the Delta police officer accused in the shooting. Nousha Bayrami’s lawsuit against Const. Jordan MacWilliams alleges the officer shot Mehrdad
Bayrami “suddenly, without warning or justification” as he was walking backwards away from police officers with his arms at his sides. Mehrdad Bayrami was rushed to Royal Columbian Hospital but succumbed to his injuries 10 days later. MacWilliams, who was a member of the Municipal Integrated Emergency Response Team at the time, was one of several offi-
cers that responded to the Starlight Casino at around 6 a.m. on Nov. 8, 2012 after calls about a domestic disturbance and an armed man. The standoff lasted for five hours before the shooting occurred. In her lawsuit, Nousha Bayrami said she has “suffered pecuniary loss as a result of the wrongful death of her father ... and has been deprived of his love,
care, guidance and support.” The Independent Investigations Office looked into the shooting and last year chief civilian director Richard Rosenthal forwarded a report to Crown counsel. As a result of the report, last month the Crown announced a second-degree murder charge against MacWilliams. MacWilliams was

Principal for a Day uses her role to help a friend BY
DAVE WILLIS
dwillis@delta-optimist.com
During her time as Principal for a Day last Friday, Holly Elementary student Saiya Mann wanted to help her friend and schoolmate Jessica Gentle. Jessica, who was VicePrincipal for a Day, has mucopolysaccharidosis (MPS), an inherited genetic condition. “I decided to do fundraising because she’s a really, really good friend of mine. All of us just want to help find a cure for her,” said Saiya, 9. Students watched a movie at lunch, at which time popcorn and bracelets were sold, with proceeds going to the Canadian MPS Society. Nearly $1,300 was raised. “Everyone’s body is made up of cells. These cells have something called an enzyme. The enzyme’s job is to break down and recycle glycosaminoglycans (GAGs) in the cells,” reads an information sheet that went out to students. “Children who have MPS are missing this enzyme.

Principal for a Day Saiya Mann (left) and Vice-Principal for a Day Jessica Gentle are both in Grade 4 at Holly Elementary. This means that instead of being recycled, the GAGs accumulate in the cells, which causes progressive damage to the heart, bones, joints, respiratory systems and, sometimes, central nervous systems. There is no cure.” Jessica’s mom Jenifer said MPS has had a huge effect on her daughter, who has hearing and vision impairment and has gone through 18 surgeries, including a hip reconstruction and a bone marrow transplant.
She said it’s great that Saiya wanted to help out Jessica. “She’s so young and she’s already thinking about other children and wanting to help her friends. Saiya said, ‘We just want to fix this.’” Both students are in Grade 4 at the East Ladner school. Saiya said being principal for the day was going well and that it was also really busy. She said she was making lots of deliveries, writing birthday cards and getting lots of emails.

Original art on block to help children in Africa BY

A local couple is auctioning off a pair of original paintings this month with the money going to improve the lives of children in an impoverished African village. Ladner’s Erin Moser spent eight months in Kampala, Uganda in 2008/09 during her third year of intercultural studies at Columbia Bible College. She worked in a day shelter for street boys and during that time met two young children — Mikey and Mommy. The children had been taken in by one of the shelter workers. “I just fell in love with these two,” she said. Shortly after she returned home, her boyfriend (now husband) painted two of her many photos from her time in Uganda — one of Mikey and one of Mommy. When the couple recently read about a group of Tsawwassen residents that started a sponsorship program for the children in Kamuli, a small village in Uganda, it wanted to help.
happy they are (despite having very little).” The two couples teamed up with Love Global Foundation to start a child sponsorship program. Moser said when she read the story about what the two couples are doing, she and her husband Mike Moser decided to auction off the two paintings to help the program. The paintings, which are airbrushed acrylic on canvas and measure three feet by four feet, are valued at $2,000 each. The bidding will start at $200. TED MURPHY
MURPHY’S LAW So, you don’t think you’ll find the time to vote tomorrow? Well, you certainly won’t be alone given two out of every three eligible Delta voters didn’t cast a ballot in the last civic election. Maybe it’s the lack of a mayor’s race that will keep you at home this time around. Perhaps you’re happy with the way things are or figure it doesn’t matter who gets elected because politicians are all the same. Whatever your hollow justification might be for not finding 15 minutes in your day to vote, remember that although you may not want to help decide what happens at municipal hall (or school board), those institutions decide what happens to you and your money. Barry Link, the editor of our sister paper, the Vancouver Courier, put together a great piece on the need to get out and vote to ensure you have a say in how your tax dollars are spent. Below is an abbreviated version modified for Delta purposes. If you own property in Delta, you pay taxes to civic government, including to the school district. You don’t have a choice. If you’re a renter, you’re paying your landlord’s property taxes. Depending on the value of the property, that adds up to hundreds or thousands of dollars a year. Look out your door or window to the street. That street, the sidewalks, the sewers and water lines running underneath it are all built by the municipality using your money. In fact, infrastructure like roads and sewers takes up the bulk of civic spending. They’re expensive and difficult to create, but they make places livable thanks to the taxes you pay. See the person walking their dog? They pay the municipality for the licence required to own that dog. That licence is an example of the many fees you and your neighbours pay for various services, from putting on events to approval of renovations in your home. Watch the police car drive by. That vehicle, the officers inside it and all their equipment are paid for by the municipality. How much they earn, where they patrol and their enforcement priorities are set by a police board chaired by the mayor. All with your money. The fire hall down the street is also run by the municipality. Their ability to respond to your home for a fire or medical emergency depends on your taxes. Walk by a school. Your money helped build that school. It also pays for the salaries of the teachers and staff who watch over those young minds each day. Are you getting your money’s worth? Only your vote can answer that one.
No reason to shuffle deck as incumbents doing good job MIKE SCHNEIDER
COMMUNITY COMMENT I can recall asking my mom and dad who they voted for as a kid and they would consistently reply, “None of your business.” They would only tell me that they, for the most part, voted for the person and not the party. I have voted for slates and I have voted for individuals. Occasionally, when the stars align, the people I believe in happen to be on the same slate. I am not going to use this platform to tell you how to vote. I am only going to say that this election offers a very real opportunity to appreciate incumbency. I can tell you that I made my mind up for this cycle shortly after the deadline for candidate filing was completed. We know there will be at least one new face at the council and trustee tables this year. It is encouraging to see so many candidates coming forward and all
of them, no matter what ideology they espouse, are to be congratulated for taking the time and spending the money to put themselves out there. Some candidates say that change is needed and that may be so in some circumstances in other municipalities. Although I agree that it may be worth investigating whether a three- or four-term limit should be considered, I am going to immediately contradict myself by saying that incumbency has its merits as well. I like what the board of education and our mayor and council have accomplished over the past few years and I trust them to keep up the good work. When you are elected as a trustee or as a councillor, it is ridiculous to think you are there to represent either one of the distinct communities of North Delta, Ladner or Tsawwassen. Until such time there is an overhaul toward a “ward” system, we should expect that all of our elected officials, no matter where they live, are elected to serve the whole of Delta, not just part of it. So, forget about voting for candidates based on address alone. It just doesn’t make sense, and there are way too many examples to cite in 500 words.

Although there are no seemingly crucial issues at the present, fresh after an emotional Remembrance Day it is important for us take 10 minutes from our sunny Saturday to get out to the polling station and show that we appreciate a hard fought right. Remember that there are millions of people around the world who are still fighting and dying for this process that we seem to take for granted. Best of luck to all candidates! *** Speaking of putting yourself out there, local Save-On-Foods produce guru (and crazy man) Dave Lemire will be on a quest on Saturday, Nov. 29. Letters to the Editor
Breaking the cycle of Anxiety
Outpouring at cenotaph proves to be an uplifting experience Editor: Once again the planners and organizers of the Ladner Remembrance Day ceremony are to be thanked for their selfless contribution to our wonderful community. Honestly, it was a bit of a tougher day than normal for retired Canadian Forces members like myself, as I’m sure it was for many after the disgraceful and
cowardly attacks on our serving personnel in the past month. What an uplifting experience it was to be surrounded by so many members of our community, young and old. I did have one slightly jarring moment when a police officer in full tactical gear passed me. While I fully expected to see police officers at the ceremony, I
did not expect to see such an overt show of force. Although I fully support the decision to increase security around the ceremony this year, I’m not sure the overt presence of tactical unit officers was necessary. I’m hopeful that in future, our excellent police service will deem this type of display unnecessary. Stephen Holding
Only one-third of voters cast ballots in ’11 Editor: It’s truly shocking to review statistics from the last election in 2011 and see that only 33.5 per cent of Delta voted. When you factor in those who didn’t vote as well as those not eligible to vote, it’s truly frightening to think that major community deci-
sions are being made by some councillors who only received support from about 10 per cent of the population. These are multi-million-dollar decisions about our homes, our streets, our parks, the environment, our water, our sports facilities, our taxes and much more.
If you care about your community, please come out and vote on Saturday. Drag your neighbours, friends and relatives along too. Let’s aim to get a much broader, more accurate representation of what our Delta needs. B. Yaworski

Editor: Re: FHA no longer holding free flu shot clinic at McKee, letter to the editor, Oct. 29 I would like the opportunity to respond to Pearl MacPherson’s concerns about the absence of a flu shot clinic at the McKee Seniors’ Recreation Centre in Ladner. I appreciate what MacPherson has to say about the services we provide. It gives us an opportunity to engage with and respond to those we serve in a meaningful way. Helping seniors get their flu shot is important to us. Three years ago, pharmacies began providing the flu shot to anyone over the age of five. People picking up prescriptions or other personal items found this to be a very convenient option
as the shot remained free at pharmacies for seniors, pregnant women, aboriginal people and people living with chronic illnesses, such as diabetes. As a result of this change, we noticed that fewer people were attending the public flu shot clinics we were hosting in communities across our region. At the same time, we noticed a gap in the service for families with children between the ages of six months and five years (as pharmacists cannot vaccinate children under five years of age) and people who would not, or could not, go to a pharmacy or doctor’s office, such as those who are homeless. This is why we decided to refocus our efforts and resources to help these groups of people get pro-
tected. Seniors in Delta can receive their flu shot through their local pharmacy, doctor’s office and, on Nov. 17, at the McKee Seniors’ Recreation Centre, which has organized a flu clinic on that day. We appreciate the feedback from people in our communities, and we are continually monitoring what is needed so we can be responsive to demands throughout the flu season. Should anyone have questions about the flu, or where to get a flu shot, please visit www.fraserhealth.ca/flushot or call the South Delta Public Health Unit at 604-952-3550 or the North Delta Public Health Unit at 604-507-5400. Michelle Murti Medical Health Officer Fraser Health
Clinic would seem far more efficient Editor: While trying to keep the public calm during the Ebola scare, we have heard from those in the know that we should be more fearful of influenza. Dr. Meena Dewar (the medical health officer for Vancouver Coastal Health) is quoted in the Vancouver Sun as saying, “This is a virus that causes severe illness, particularly for the elderly and people with underlying conditions.” It was also stated the B.C. Centre for Disease Control was reporting on earlier-than-usual outbreaks of influenza. Everyone is being encouraged to get immunized as soon as pos-
sible. With all that said, this year our Fraser Health Authority decided to include flu clinics in their cutbacks. Is public health still within their mandate? In the past, the flu clinics in South Delta (where free vaccine was administered to anyone eligible) were held at the McKee Seniors’ Recreation Centre, KinVillage Community Centre, various churches and South Delta Recreation Centre. I would imagine all these venues (maybe with the exception of the South Delta Recreation Centre) were used free of charge. It was possible that some
overtime and mileage had to be paid, but the nurses were already on the payroll. I was one of the many volunteers and I witnessed first-hand the long lineups as hundreds of people took advantage of this convenient public health service. Am I now to believe that it is more cost efficient to have each of these people go to their doctor (adding much more strain to the few doctors we have) or a participating pharmacist? Be it a doctor or a pharmacist, the government will be billed for each individual appointment. That’s our tax dollars at work! Eunice Getz

Both the website, www. tourismdelta.com, and social media channels focus on sharing information about events, attractions and activities in the area. The website features example itineraries — focusing on family fun, outdoor adventure, exploring and going local — as well as an event calendar and directory of places to eat, play and stay. “The goal of any destination marketing organization is to enhance awareness of an area, resulting in an increase in visitors’ length of stay and spend in that area,” said Tourism Delta chair Kristin Bishop. “Tourism Delta is work-

as Delta’s destination marketing organization. Tourism Delta is a committee of volunteer, community-based stakeholders, and has received support from a number of local organizations. Earlier this year, Tourism Delta produced a folding community map, highlighting activities in the area, which is currently distributed in local businesses, on B.C. Ferries, as well as in the Delta Visitor Centre (located at and operated by the Delta Chamber of Commerce). All Delta organizations in the tourism industry or hosting public events are invited to send their information to info@tourismdelta.com to be included on the website or in the social media channels.

ARNOTT SUBSTATION PILE DRIVING UPDATE BC Hydro is currently installing pilings into the ground in the north section of the Arnott Substation yard. The pilings are required to improve soil densification to accommodate future additions to the substation. Pile driving was scheduled to be completed by November 14, 2014. current pile driving will continue at the Arnott Substation until November 28, 2014
•
additional pile driving will be scheduled for later next year
Construction will continue to adhere to the Corporation of Delta’s Noise Control Bylaw: Number 1906. This year marks the 100th anniversary of the First World War. The Optimist, with assistance from the Delta Museum and Archives, has been looking back at what was making news here at home during the war years. Follow along as we share tidbits every month of what life was like in South Delta 100 years ago.
Response from Delta is good The residents of Ladner and Delta have responded liberally towards the appeal for funds towards the local war relief fund, over $2,500 being in the treasury at the present time. Of this amount a draft for $1,000 has been sent by Mr. H. N. Rich, the local treasurer, to Hon. W. T. White, treasurer for the Canadian Patriotic Fund. This is
the first instalment to be sent and will probably be followed by several more. Some of the money collected will go towards the Canadian Red Cross Society. The collecting for this fund is still being continued and is in the hands of Mr. H. N. Rich and Dr. A. deR. Taylor, secretary, while Reeve Paterson is chairman of the society.
Residents will hold dance Ladner will celebrate Thanksgiving Day by holding a dance in McNeely Hall on Monday, October 12. This ball has been arranged for by the young men of Ladner to aid in cheering up those made despondent by thoughts of war, and it should be the duty of every
loyal Canadian both young and old to put aside the serious thoughts occasioned by the European war and to do their share to brighten up his neighbors. This dance will commence with the grand march at 9 o’clock. Refreshments will be served.

A Warm and Joyful welcome to...
Paul Woehrle
Sacred Heart Catholic Church
St. David’s Anglican Church
Joyful noise Make a joyful noise unto the Lord, all the earth: make a loud noise, and rejoice, and sing praise. Psalm 98:4 I always have this verse ready when I ask someone to join the choir and they say, “I can’t really sing,” or “I can’t read music.” Why not consider joining a choir in advance of Christmas? It will cheer your heart, clear your mind and put you into relationship with others in the choir. Under professional direction, even someone like me can make a contribution. Advent is a period of roughly a month prior to Christmas. The watchword of Advent is “prepare.” I can’t think of a better way to prepare for Christmas than by singing every week with others.
Rehearsals for children are Sundays at 11:30 a.m. and for adults on Thursdays from 8 to 9:30 p.m. This opportunity is open to all in our community. See ad on Page 14. Under the direction of Lesley Sutherland, who is experienced in directing both children and adults, I have learned so much and have enjoyed singing with others. Working toward a Christmas concert, I am motivated to offer my “joyful noise” and trust that it will be blended into something beautiful by our director and other choristers. I have experienced this very thing. Another thing to consider: as we sing, we join with all creation in praise. Make a loud noise by contacting Lesley at choir@stdavidsdelta.com.

Operation Red Nose getting ready for its 13th season in community
GORD GOBLE
Deputy Chief Lyle Beaudoin is encouraging people to use Operation Red Nose if they’ve been drinking at holiday parties.
The 13th annual Operation Red Nose DeltaRichmond safe driving campaign kicked off at the Delta Sport Development Centre last Friday. The event, which included MP Kerry-Lynne Findlay and MLA Vicki Huntington, comes as volunteers get ready to keep local roads safe during the holiday season. The Delta Police Department, which has been a huge supporter since the introduction of the program in Delta in 2002, continues to provide all
WINTER
criminal record checks for volunteers free of charge. “I’ve been a member of this force for 35 years and there is nothing worse for us police officers to attend to than an accident — possibly fatal — where alcohol is involved,” said deputy Chief Lyle Beaudoin. “These are the types of accidents that are completely preventable if drivers use opportunities like Operation Red Nose.” ICBC, a provincial sponsor since 1996, supports the program in 25 communities in B.C. by providing insur-
CAR
ance to all volunteers who give of their time to keep roads safe. “In case of an accident while driving, the volunteer’s personal insurance is not affected,” explained Karen Trenaman, ICBC road safety coordinator. Michelle Laviolette, branch manager at Vancity in Tsawwassen, another sponsor of the program, said the service has a positive impact in the community on many levels. Approximately 55 volunteers are needed per night to run the program.
“Our volunteers are 40 per cent Delta Gymnastics parents and 60 per cent community members,” said Carlene Lewall, chair of the campaign. “Volunteering for Operation Red Nose is a great way to give during the holiday season plus it is a lot of fun,” added Lewall. To volunteer visit www. operationrednosedelta.com or stop by the Delta Sport Development Centre. This year Operation Red Nose will operate on Nov. 28 and 29 and Dec. 5, 6, 12, 13, 19, 20 and 31.

BE PREPARED FOR WINTER DRIVING Have a mechanic check the following items on your car.
Install good winter tires. Make sure the tires have adequate tread. All weather radials are usually adequate for most winter conditions.

Maintain at least a half tank of gas during the winter season. Plan long trips carefully. Listen to the radio or call the state highway patrol for the latest road conditions. Always travel during the daylight and, if possible, take at least one other person. Dress warmly. Wear layers of loose-fitting, layered, lightweight clothing. Carry food and water. Artists present Just Do It
BY
NOREEN M. FAIRWEATHER Optimist contributor
For every artist, at whatever level of experience, each stroke of the brush can be a new discovery, never quite the same as the one before and, sometimes, a move into an exciting new passage leading towards a challenging yet still unknown realm of personal creativity. Then, the visual art moment becomes an excitement, a time of realization when a hidden talent makes itself known to be cajoled and nourished into an expression of mind and hand, to be cherished and nurtured. The South Delta Artists Guild’s current show, Just Do It, has a subtitle, Unleashing Creative Exploration, and that suggestion has resulted in Gallery 1710 being filled with paintings that are fresh in style, original in presentation and often stunning in execution. This is art worthy of collection offered by many of this area’s outstanding artists in oils, acrylic, watercolour, pen and ink, mixed media, collage and something different: new guild
member Nicholas Florov has three works in which the subjects are both carved from wood and painted. Anita de Vos, Birgit Coath, Marilyn Atkey, Daniel Grant, Ulf Ottho, Lennart Osterlind, Jacquie Dunn, Amy Bjorn and Sandra Taylor are among those showing their work, which reflects local history, wildlife, landscapes, gardens, figure drawing and fantasy. Retired architect and artist Geof Hacker has a unique link to Gallery 1710. After immigrating from England, he joined Vancouver-based PBK Architects, which was commissioned by the Corporation of Delta in the 1960s to build for its rapidly growing population. As their projects neared completion, a TsawwassenLadner Kiwanis Club member mentioned to a Kerrisdale member working for PBK that his group wished to sponsor a much-needed library and recognize the Tsawwassen First Nation in its design. Following negotiations with Delta, PBK and a donation of more than $70,000 from the Kiwanis, the Kiwanis Longhouse library opened
at 1710-56th St. in 1973. Meantime, the South Delta Artists Guild became a registered non-profit art society in 1975, meeting in members’ homes until becoming one of the groups accommodated in the decrepit Beach Grove fire hall renamed the Phoenix Club. Finally, after years of negotiations between the guild and Delta, an agreement was reached. Geof Hacker was guild president at the time, and in 2000, at a packed opening ceremony, he welcomed Mayor Lois Jackson to officially recognize the South Delta Artists Guild as the major renter of the Kiwanis Longhouse. Gallery 1710 was on its way. Since moving into its home base 14 years ago, the guild has transformed the interior of the iconic log building, turning one wing into the fine Gallery 1710 and the other into a workroom/studio. Themed, cooperative and private shows run throughout the year. The Just Do It show and sale is open Thursday to Sunday, 11 a.m. to 4 p.m., and runs through Nov. 23. Frosty fun in Quebec
Enjoy a European-style winter wonderland experience BY

JAMIE ROSS

omehow a family ski trip has become an annual tradition — not surprising, since my wife is passionate about skiing. I’m OK with that, with the tiny proviso that every year we experience someplace different, a new unique and charming locale. This year, that would be Quebec, where winter is a season to be celebrated in toques and mitts - whether at the annual Quebec Carnival, with a stay in the Hotel du Glace, skiing the nearby slopes of Mont Ste. Anne and Le Massif, or snowshoeing, camping and ziplining in the Outaouais. Quebec City is a fourcentury-old fortified city, full of historic sights and superb restaurants. Wandering the old city’s cobbled, snow-laden streets, sampling fondue and touring the Ice Hotel all served as my kids’ first introduction to a European-style winter experience. Enjoy the city by night and hit the slopes by day. The mountains surrounding the historic city boast enough diversity that regardless of skier ability, there’s compelling terrain. Long, meandering, easy-toconquer runs snake down the sides of both resorts,
but there are also steep slopes and glades galore for experts. Mont-Sainte-Anne: Thirty minutes from Quebec City, Mont-SainteAnne tempts skiers and snowboarders with 67 trails spanning three sides of the mountain. It’s known for its slick, race-steep runs on the north side, and its Black forest glades on the south. For on mountain lodging, the Chateau Mont Sainte Anne is perfect for families, the only ski-in-ski-out hotel in this region, so you can ski first tracks in the morning and end the day on the 19 lit trails. For the kids: A permanent seven-metre high half-pipe, and a traditional slope-side Sugar Shack, doling out maple taffy on snow. Le Massif de Charlevoix: I have skied many beautiful resorts around the world, but few can compare with Le Massif de Charlevoix. Here, you actually arrive at the main lodge at the top of the mountain, and then ski down towards the banks of the Saint Lawrence River. The views are spectacular. Le Massif is the most exciting resort on the Canadian ski map right now, the inspiration of Cirque de Soleil co-founder Daniel Gauthier. Everything is top notch, from the lifts and

Deltassist relies on community for its Xmas programs Deltassist is gratefully accepting donations of toys and food for its annual Christmas programs. ADVICE FROM THE PROS QUESTION: “My mom wants…..”
Paul Bach Owner din

Murray Lott
ANSWER: Seniors wanting to do their estate planning – Will, Power of Attorney and Health Care agreement – often come in with an adult child. That is normal, but it can create problems. A Will is not valid unless the maker understands what they are doing, and is acting out of free will. A red flag goes up when I hear “My mom wants….” It may be that they have discussed it all before, and it really IS what mom wants, but I need to hear that for myself. I start off asking for simple information – address, birth date – to help me judge the senior’s mental capacity, and it is easier if the son or daughter does not jump in to “help”. And I need to hear from mom details, such as who is in her family, approximately what she owns, and who she wants to get it.That gives me confidence that it is truly her wishes going into the Will. It helps if her wishes are what you might expect, so that all her estate goes equally to the kids. If it is all going to the one who is sitting there, then I am going to have to ask that person step out while I confirm. If I don’t think the senior truly wants to do what I am being told, or if she is no longer sure once she is alone, I may – rarely – refuse to act. If you are an adult child coming in with an aged parent, it is most appropriate to discuss their intentions before you come in. But please, let me speak to them directly, don’t answer for them, and if I ask, allow us to have a few minute in private. It will make the Will less open to a challenge from a disappointed sister or brother, and give your parent the respect and decency they deserve.

QUESTION:
Are we better off Renovating or Re-Locating? That’s the Big Money question!
WHO IS THE CLIENT?
ANSWER:
ANSWER: Often the Lender /Broker will order the appraisal from the Appraiser but the fee is paid by the home owner and in this case the Lender/Broker is the Client. Appraisers work on a confidential basis with their clients (known as client-appraiser relationship), in the same fashion as other professionals such as lawyers and accountants. When a mortgage broker or lender requests an appraisal, they are the appraiser’s client, regardless of who pays the appraisal fee. Under the Appraisal Institute of Canada’s Standards of Professional Appraisal Practice, any discussions on or disclosure of information contained in an appraisal report must be done with the written consent Daniel M. Jones of the appraiser’s client. When a lending institution requires an appraisal CRP, AACI, P.App., report on a property, more commonly, they will engage an Appraisal Management Company (AMC) to act as an intermediary to facilitate FRI, CMR, RI the appraisal process on their behalf. If written authorization is received, Business Coordinator/ President the appraisal must be edited & redacted if made available to a third party(homeowner) in order to comply with Privacy rules - PIPEDEA

For obvious reasons your realtor will make a good case to simply re-locate (ah, but not so simple!) Conversely, a good Renovator can take that existing house and make it your Dream Home! In my opinion there are 3 main factors to consider: 1. Do we enjoy living in our present location, as it is a lot of work and expense to re-locate. 2. Can we work with this existing house and bring our ideas to life here. 3. How long do we foresee ourselves in this location. All very important considerations indeed! First is going to be personal for each family and I just take into consideration the upheaval involved to re-locate. Second is where consultation with a professional Renovator can help you in the re-configuration or addition to your existing layout. Third and most important with regards to your investment in any renovation is your commitment to location. If you have a short 1-3 year plan in mind then cosmetics and immediate repairs only or you risk losing most of your investment. If you foresee a 5-10 year stay then I feel you are safe in the 50K to 150K investment into your property upgrades as you are now renovating to increase the value in your home plus adding livability and quality to your lifestyle! Beyond that time frame it’s only about wants vs. needs and the total affordability of your Dream Project! MRP Renovations is here to solve all your renovating Want’s and Need’s! QUESTION:
I have been watching the gold and silver price lately and they seem to have dropped a lot. When was the last time they were this low? Do you think this is the bottom or can they still go down? ANSWER:
Jim Richardson, owner Western Coin and Stamp
In the last year and the last month both gold and silver have dropped quite a bit. In March of this year ( Crimea crisis) gold was as high as $1382.00 US or $1450.00 CDN. At the beginning of October gold was $1220.00 US or $1360.00 CDN. As of Wednesday gold is $1160.00 US but $1312.00 CDN. Notice that the drops are larger in US dollars than Canadian due to the drop in the Canadian dollar. Silver in March of this year was $22.00 US or $23.10 CDN ( Crimea crisis). At the beginning of October silver was only $17.50 US or $19.50 CDN. However as of today silver is trading at $15.50 US or $17.65 CDN. I believe that the current lows for both metals are either at or close to the bottom. Many mines are running at below production cost and others are at break even. I personally have been buying silver this last week thinking that by January I should be happy. We have had all the Christmas coins the Royal Canadian Mint issued arrive in already. We price them at the same price as the mint. Come in and check them out.

QUESTION: Can you still buy a home with zero down? ANSWER: Unfortunately, the zero down/free down payment programs have been discontinued by Government financing changes. A minimum down payment needed to buy a home is 5% of the purchase price. Down payments can be in the form of savings, RRSP withdrawals (for eligible buyers) as well as gift from family. What are some naturopathic considerations
I believe the most proactive approach involves supporting the immune system at the onset of cold and flu season with the goal of avoiding illness altogether. Common naturopathic approaches aimed at strengthening the immune response to unavoidable exposure to cold and flu viruses involve nutritional, botanical and homeopathic remedies. The therapeutic goal is to prime the immune system to fight increased exposure to cold and flu viruses and thus prevent illness. Another key aspect of a healthy immune response is a decrease in the frequency, duration and severity of symptoms if acquiring a cold or flu proves to be unavoidable. Other therapeutic considerations in regards to immunity involve assessment of key physiological systems having an influence on immune health including hormonal and digestive health. Imbalance in hormonal or digestive health could help explain why some individuals experience a less effective immune response.

Starting off on the right foot Local soccer clubs making sure all coaches are on the same page at critical grassroots level BY
MARK BOOTH
mbooth@delta-optimist.com
Forget about high performance leagues or academy programs. The most critical stage of a soccer player’s career is at the grassroots level where the initial interest and potential passion for the game can be won or lost. It’s why local organizations are carefully overseeing the process, along with the guidance of the B.C. Soccer Association (BCSA), to ensure coaches are welleducated and on the same page for the task at hand. The grassroots model of the Ladner Boys and Girls Soccer Clubs includes a month long technical development program to establish the best possible environment for coaches and players. The first two weeks of the season for the U6-to-U8 levels were overseen by the clubs’ staff coaches under the direction of technical director Russ Heggie. They set-up a jamboree format where BCSA’s FUN skill stations were run for the players to rotate through. Parents and volunteer coaches helped and gathered ideas on activities that would be useful for their
age group. In the third week, staff coaches supported the club coaches who took on the lead by running a practice plan from the clubs’ curriculum. The fourth and final week had staff and club coaches working alongside B.C. Soccer grassroots director Andrew Haines and tutors Rob Puni and Jack Torok in a festival atmosphere. From that point, teams were formed and club coaches began running their own mid-week training sessions with games on the weekend. “At the end of each month, throughout the season, we use a gameday for our staff coaches to once again support the coaches that run a practice plan from the curriculum,” explained Heggie. “Coaches are provided with feedback and more ideas for running practices and game-days. “Each team has a staff coach with them for the duration. During the season the teams also receive support at their gym times from staff coaches once a month.” Other educational tools, included a recent session, led by Heggie, at the new Dugald Morrison turf field

A month long technical development program for the grassroots level of the Ladner Girls Soccer Club concluded with a B.C. Soccer hosted skills jamboree at Dugald Morrison Park. that attracted 28 coaches who were introduced to more potential drills for their players. The clubs’ are hosting an upcoming B.C. Soccer FUNdamentals’ certification course and another education night on the Dugald turf is slated for January.
The clubs have also facilitated sessions for the U9-to-U12 and U-13-toU18 age group coaches that have focused on conditioning, goalkeeping and tactics. They are held every six weeks over the course of the season. “The commitment by our
volunteer coaches is impressive,” added Heggie. “They are coaching (at least) twice per week for seven months of a fall-winter season and also finding the time to attend our education sessions to make it the best possible environment for the players.”
Tournament Team. Bremner has been a fixture in Liberty’s starting line-up all season, registering four assists. The Virginia school got off to a slow start, dropping four of five games but rebounded to finish with an 11-7 regular season record, including 4-0 in conference play to earn their third straight East Division title. Liberty had opened the championships with a 5-1 semi-final victory over California. The win against Stanford avenged a 4-1 loss back in late August.
Herold has started all 20 games for the Cardinals who entered the conference final with an 18-1-0 overall record. The loss snapped a 12-game win streak, the longest in the program’s history. Earlier, Herold was named to the NorPac All-Conference Second Team, based on regular season play. She is finishing off her degree in human biology. Both Liberty and Stanford advance to the upcoming NCAA Division One Championships.

Ice Hawks erupt in third for win Some extra time to work on the power play paid off with a big comefrom-behind win for the Delta Ice Hawks on Tuesday night. Playing for just the second time in two weeks, the Ice Hawks scored three power play goals in a wild 6-4 victory over the Richmond Sockeyes at the Ladner Leisure Centre. The teams were tied at 2-2 near the midway mark of the third period when the Hawks were accessed three straight minor penalties. A cross-checking call to captain David Rudin, just eight seconds after Spencer Schoen went to the box, led
to an outburst from the Delta bench and an early exit for head coach Derek Chichak. Mac Colasimone scored for Richmond soon after and it was shaping up to be a frustrating finish for the hosts. However, the Sockeyes ran into their own penalty woes, taking three consecutive minors, and the Hawks made them pay in a big way. Power play goals by Evan Grannary and rookie Andreas Siagris made it 4-3 Delta. Pacific Junior Hockey League scoring leader Troy Kaczynski put
Richmond back on even terms, however, Stephen Hawco answered just 36 seconds later to put the Ice Hawks back in front for good with 1:35 remaining. Brent Chreptyk sealed the win with an empty netter. Jake Fletcher and Schoen had the other Delta goals, while goalie Troy Latrace made 30 stops, including 15 in the third period. The Ice Hawks (10-8-0-0) travel to Ridge Meadows tonight, then return to Ladner on Tuesday to take on the Grandview Steelers at 7:35 p.m. Delta currently sits in third place in the Tom Shaw Conference.

The Ladner goalkeeper was one of three Patriots named to the 2014 Peach Belt All-Conference Team. Warn led the conference in minutes played, wins (12), and shutouts with nine which is also a new school record. He had a 1.11 goals against average, 57 Mike Warn saves, and a .731 save percentage. The Delta secondary graduate also was named to the Peach Belt Conference All-Academic Team thanks to a 3.71 GPA while majoring in biology. The Patriots finished with a 12-4-2 record and just missed out on earning a berth into the NCAA Division Two National Championships after falling in the semi-finals of the conference playoffs.

November 14, 2014 The Delta Optimist A51
Here are just some of our many testimonials we've received from our recent clients. Over the past few months I have had the pleasure of dealing with the Fraser Elliott Group. My mother's condo had been on the market for 18 months with two separate realtors. We had taken the suggestions of the last realtor and had the place completely painted with a neutral pallet but alas, it sat empty for the next few months with only a couple of showings. I had hesitated in calling Fraser Elliott Group because in all honesty, they had so many listings and I didn't think they would pay much attention to mom's condo. I finally made the decision to call them and was pleasantly surprised. Their professionalism, track record and assurance that mom's condo was just as important as any listing they had as well as their explanation of their unique marketing strategies made me choose them with confidence. Inside of a week we accepted an offer on the condo, fairly close to list price (which was the same price as the previous realtor had listed it). Unfortunately before subjects were removed, the deal fell through however, Fraser Elliott Group had another offer quickly and the condo sold close to list price. The condo was basically sold in just over a month with this group in a market where condo sales were fairly flat. Shortly after that, we decided to sell our family home. There was a lot of sentiment involved in the decision as it is the home my father built. in 1968 with pride and love. We bought the home from my mom 15 years ago after my dad passed away and happily raised our children there. When Fraser and Garrett came to see us I expressed that I did not want to sell to someone who was going to tear it down and it was important that the people who buy the house loves it as much as we have. They didn't make me feel silly, in fact I believe they empathized with how I must be feeling. The interest was overwhelming once listed. The drive by's and showings were numerous and the house sold within 6 days to the perfect young couple who look at the home as theirs for the next 40 years. Presently my daughter is using Fraser Elliott Groups buyers agent Jennifer to help her find an apartment. She has been wonderful and patient with our daughter who is a first time buyer. I've been involved all the way on the side lines and Jennifer could have easily deferred to me a number of times, but is dealing directly with our daughter teaching and walking her through this monumental step in her life. Fraser Elliott's team has been so professional, patient and understanding. They've explained who they are, how they market and walked us through every stage giving us sound advice every step of the way. They provided a consult with a stager for hints to make the house look better for pictures and showings; there was plenty of notice given for showings; the photographer was professional and quick with an awesome results; the person that came in to take accurate measurements of house and property was efficient and fast. Its no wonder the Fraser Elliott Group is #3 in the world. The team is so professional and so on the ball. They take all of your comments and concerns to heart , offer sound, fair advice and definitely do the best for their client. I highly recommend their services. In my opinion and having dealt with a number of realtors recently, they are the best out there. - Janelle Clegg
Our home had been on the market for two years with little success when we resolved to contact Fraser Elliot and his group in order to market the property. What attracted us initially and what we wanted to take advantage of, was Fraser's high profile and his extensive and comprehensive marketing plan. What we didn’t expect was was the quality of the professionals in his group that handled all aspects of marketing and sale. The service they delivered was thorough, timely and effective. Above all, the service felt personal. Our home was SOLD within two months of listing at a price point we were very comfortable with. Perfect! - Peter Woeste Thank you for your excellent service. We really appreciate all your team’s efforts on the house photos and staging. We felt your team was so professional throughout the showing. We will highly recommend Fraser to everybody we know. Thank you again. -T&M Our experience working with the Fraser Elliott group on the sale of our home, was great. We really liked the team approach that they provided. Always someone at the office to answer your email or show your house. The showings were by appointment rather than open house which we really liked. We also really appreciated Kash (a stager) that they provided free of charge, to help us get the home ready for photos and staging. I’m not sure we would have thought of that ourselves and it really helped. We had extra furniture to move and the free loaner moving truck provided came in handy when moving it to a storage unit. The team of Garrett, Amber and Rachel who primarily showed our home were all great to deal with, friendly and personable, and the feedback they gave us after viewings, kept us positive. There were weekly updates and it really felt that the team was doing everything they could, to ensure our house got the exposure needed and the right buyer was found. Thank you to every member of the Fraser Elliott Group!! - Rosalind Cleroux This is how efficient the Fraser Elliott team is… some kids took our for sale sign as a prank and put down the street. Fraser’s team had it back in its spot before we even knew it was gone! This is the second time we have used Fraser Elliott to sell our home and we cannot say enough about how professional and efficient he and his team are!! From our first meeting where Fraser and Garrett spent three hours discussing the upcoming sale to having the sold sign on two weeks later… they are awesome!! The first time we used Fraser to sell our home it was done in a day!!! Now as we look to buy another home we are working with one of his team again!! We would recommend him to our friends and family in a minute!! Thanks so much to all of you for your hard working in getting the job done!!
The Fraser Elliott Team, l'd like to take this opportunity to extend my gratitude to you and your entire staff on what l consider to be an outstanding job on the sale of my condo. From our first meeting you told me that you would treat the sale of my condo the same way you would handle selling a $3 million home. You and your team stood by your word and did exactly that. I couldn't be happier! With the extremely tight window time you and your team was working with you made it all fit together. An outstanding performance by you all and my thanks and gratitude for all your hard work. I feel privileged to have met and worked together with such a congenial group as yourselves and will pass my positive recommendations on the appropriate people. Thanks again for the outstanding effort you all put in for me. Sincerely, - Dave Ennis It used to be that to sell a house you engaged a Realtor to provide an MLS listing and hope for a sale. Fraser Elliott with his team at the Fraser Elliott Group have completely changed the role of the Realtor in South Delta. From the first meeting to discuss a potential listing through to the removal of subjects you knew someone was in control and driving the sale, at no time did we feel we were in a wait and see what happens relationship. Whether you are looking to sell your home or buy a new home, we would strongly recommend the Fraser Elliott Group. - Steve and Julie Knight From past real estate experience we firmly believe that dealing with a high profile realtor who is supported by a team of experts is the way to sell a home. Hence, when we decided to sell our Ladner home a call to Fraser Elliott was the logical first move. Our experience with Fraser and his group exceeded all our expectations. Firstly, the marketing done by Fraser Elliott is targeted to a larger and better defined audience than that of other local realtors .The professionalism and communication skill of the entire group is exceptional Our main contact was Garrett Chu who kept us constantly informed of any new developments. The team approach, with backup in the office made all aspects of the sale seamless. We would not hesitate to recommend Fraser Elliott to our friends and acquaintances. - John and Shirley Jaye We are so happy with the job that the Fraser Elliot team did for us. They helped us with selling our current home and finding our new home. Jennifer and Garrett have tons of experience and are extremely professional agents. We liked the extras that came with Fraser Elliot. The team approach meant we never needed to wait to talk to someone if we had a question. The free consultation with an interior designer/stager was a nice touch. Our house sold in no time and we found our dream home! - Leeann K. and Brian T.
I couldn't be happier with the Fraser Elliot Team!!! They really give you and experience when selling your home. From the photography, the stager, the realtors who all work together. They honestly give you the best of the best. The Fraser Elliot team work hard for you and are so professional and just as important ... personable. They came recommended to me,and I would only recommended them to anyone looking to sell or buy! I honestly don't think the outcome for my sell would have been the same with anyone else! Thank you Garrett, Amber, Fraser, Julie and everyone else on the team! - Adrienne Fahr
Fraser’s team are experts in their field. I was blown away by their level of communication with me, I couldn’t believe they were at every showing and giving me feedback on how it went. I could tell right away that Fraser heavily invests in selling your product, from advertising material, videos, photography, facebook, newspapers, web presence and he even sent a complimentary stager to re-arrange my home to maximise our selling potential. I don’t know why you wouldn’t use Fraser Elliott to sell your home. - Ian Working with Fraser, and his amazing team, has been an all around great experience from day one. We had listed our house previously with a different agent and were not excited about the process of trying to sell our home again. We took their advice on pricing and any little changes we could do to make our home look its very best, and we were thrilled to accept a great offer within a few days, before it even hit MLS! We could not be happier with our decision to go with Fraser and his team and would highly recommend them to anyone buying or selling in the South Delta area. Thanks! - Ash and Laura Thomas To all the staff at Fraser Elliott Group, The one word that seems to exemplify your company is enthusiasm, from Fraser’s first look at our property to each of the staff that had anything to do with the sale, each of you showed such enthusiasm and gave us such support, you have no idea who much that had been lacking from previous efforts.Another word is professionalism, every detail was handled with such a competence and professionalism, the staging advice, the incredible photography even the impressive wording on the listing all first class and obviously very effective. But the final proof of Fraser Elliott’s excellent service came with the sale of our property in under 30 days from our first meeting. That in itself, speaks more eloquently than any other praise we might offer. And we do offer that praise, and, recommendation to anyone who is looking for enthusiastic, professional and excellent service in their real estate company. Look no farther than Fraser Elliott! With our thanks, - Alex and Cindy Adamson
