The Brown family is paying it forward again this Christmas. Their Christmas Day Jingle & Mingle Community Dinner is free and open to anyone looking for a place to connect with

others. “The whole gist of it is [to] create community,” says Jeff Brown, who along with his mom Shirley are helping put on the dinner for the third straight year. There will be socializing, card and board games, and a performance from Rachael Chatoor.

“Her music is so soothing,” says Shirley. Last year’s dinner saw attendance double with approximately 100 people joining in. Vagellis Grill & Lounge is helping out again by providing use of its kitchen. The dinner takes place

Monday, Dec. 25 at Fishermen’s Hall, 4481 Savoy St., Ladner. Doors open at 3:30 while dinner is set for 5 p.m. To RSVP call 778-829-7296 or 604-728-7070 or email shirleybrown4920@gmail.com. Volunteers are also welcome at the dinner.

An experienced property thief, recently arrested by Delta police, has offered up an unusual perspective to area residents. As DPD continues to enforce its message of leaving vehicles empty, the thief shared, “As recently as early 2016 we used to get wallets, tablets, iPads — you name it. Now we’re lucky to get loose change and some good sunglasses now and then.” DPD pubSharlene lic affairs Brooks coordinator Sharlene Brooks said sometimes it’s worthwhile to go directly to the source to find out if the department’s campaigns and the public’s efforts are having an impact. “We’ve been working hard to educate the community. Our message is if you leave it, they’ll take it. And we’re pleased because it sounds like residents are really taking that message to heart and making changes,” said Brooks. “If Delta gets a bad reputation among property thieves as having ‘slim pickings’ that’s fantastic news for us and for the community. That’s the kind of reputation we all want.” As for the suspect, evidence recently linked him to a theft from a vehicle in August. He was released on a promise to appear in court in early January.

Abrupt end for mild stretch Delta ready to deal with winter weather, including new salt shed in North Delta SANDOR GYARMATI

s g y a r m a t i @ d e l t a - o p t i m i s t .c o m

Delta is ready to deal with another ice bowl. It’s been a mostly mild and sometimes foggy late fall in the Lower Mainland, but that’s changing this week with Environment Canada’s forecast of some mixed snow/rain and colder temperatures, espe-

cially this weekend when it’s forecast to get a lot chillier. “The weather will become more wintery over the South Coast this week,” according to an Environment Canada alert. By Friday night, the lows will plummet to between minus-5 and minus-10 across the South Coast, while daytime highs on

Saturday will struggle to reach the freezing mark. Delta’s works yard on 64th Street in East Ladner is at capacity with 1,500 metric tonnes of salt. Engineering director Steven Lan told the Optimist city trucks are loaded and ready to roll should the snow begin. Two specialized brine trucks are available to the

general snow and ice fleet and are also designated to Ladner’s downtown core, where conventional snow and ice control vehicles have experienced difficulties plowing and salting in the past. Delta is also in the finishing stages of a second salt storage facility on Nordel Way. It will be stocked with 1,500 metric

tonnes of salt as well, but that facility is still a week or so from completion. Once complete, it will give the city a more rapid response to snowy or icy conditions in North Delta. Roadways on the highest priority routes will be dealt with first. Delta’s snow and ice control budget this year is $334,000.

An elderly woman inadvertently drove her vehicle into the Delta Law Office on 56th Street in Tsawwassen last Friday afternoon.

No one injured as car crashes into lawyer’s office in Tsawwassen No, Murray Lott’s law office doesn’t have drivethru service for ICBC claims. It certainly looked that way last Friday afternoon after an elderly woman

inadvertently drove her car through the front window of the 56th Street office. Fortunately, nobody was hit, including one staff member who was near the reception desk when the

crash happened. Saying it sounded like a bomb, Lott said it wasn’t clear if the driver was confused or had a medical condition. She appeared uninjured but was quite

distraught, he said. Delta Police Department public affairs coordinator Cris Leykauf confirmed there were no injuries in the accident. She said the driver is in

her late 80s and there was a passenger in the vehicle. “There is no indication at this point that there will be charges in regard to the incident,” Leykauf told the Optimist.

Hospice tells FHA it’s opposed to offering MAiD SANDOR GYARMATI

s g y a r m a t i @ d e l t a - o p t i m i s t .c o m

Fraser Health is offering no assurance that Delta Hospice won’t be required to provide medically assisted deaths. Hospice executive director Nancy Macey, who’s been raising concern that hospices will be compelled by the health region to provide Medical Assistance in Dying (MAiD), which is now legal in Canada, last week met with a Fraser Health official to discuss the local society’s issues.

The Fraser Health board of directors has agreed to phase in implementation of MAiD in hospice palliative care units and hospice residences throughout the health region, however, Macey said it’s a procedure philosophically at odds with what’s provided in hospice care. It’s something, she said, that could also discourage people from seeking palliative care services. Macey said no date for implementation was given other than it would be phased in, but the FHA board did invite hospice

palliative care medical physicians in Fraser Health to make a presentation. The Delta Hospice Society discussed options such as an exemption from providing MAiD at the Irene Thomas Hospice in Ladner but weren’t told that’s an option. “It is important for the community to know that all people have the legal option to choose MAiD to die. In Fraser Health, the procedures can be implemented in hospitals, homes and other places a person may wish. A

dedicated site for patients and families for the MAiD procedure has been set up in New Westminster. Therefore, there are not barriers to access,” Macey explained. “This issue is about preserving the integrity of the hospice palliative program and honouring the rights of people who choose to die with comfort, meaning, hope and healing in a palliative care unit or hospice residence.” Delta Hospice has a partnership with Fraser Health for funding of operations of the Irene

Thomas Hospice. Delta Hospice contributes significant funds to enhance the operations annually, Macey noted. The society raised all of the $8.5 million to build the hospice and the adjacent centre for supportive care. Delta South MLA Ian Paton, who has been advocating to allow hospices the right to choose to provide MAiD, said the direction for implementation of MAiD in hospices comes from the Fraser Health board, so it needs to be convinced otherwise.

Trees planted at school ruin neighbour’s view East Ladner resident David Dillon has lost his view — through no fault of his own. Dillon use to be able to look out of his kitchen window and see Mt. Baker and a beautiful skyline. Now he can’t after the City of Delta planted several trees along the grounds of Holly Elementary. “The trees are at least 20 feet, but there is no distance between the trees and there seems to be no rhyme or reason as to the way they have been planted,” said Dillon. “Yes, they can plant trees, but I just don’t think this was the right area. Kids play right in this area. I think it is a safety issue. Down the road these trees are going to be big.” Dillon takes issue with the fact that not only has his view been taken away, but that no consultation was done with any of the area residents. “All of a sudden I have three trees directly in view of my backyard,” he said. “I’m sure the trees could have been planted somewhere else. Sure, I know that it is the city’s property, but a normal citizen can’t build a house without getting plans and approvals, so what gives them the right to just go ahead and just plant the trees?” According to the Delta

The City of Delta recently planted trees on the grounds of Holly Elementary in East Ladner. School District, it has partnered with the City of Delta in a cooperative tree replacement program. “Under the agreement, the City of Delta has been given the right to plant selected numbers and species of trees in agreed areas consistent with the city’s desire to enhance tree canopy in Delta,” said school district communications and marketing director Jen Hill. “There is no cost to the school district as the project is fully funded from monies collected by the city and held in a tree replacement fund.” Acting Delta CAO Steven Lan said Delta is trying to get more trees planted across the city. “We have heard clearly from the community that we have lost some trees, especially in part to some of the re-development that has been occurring, so we

are looking at replacing the trees,” said Lan. “Through our urban reforestation program we have been finding sites across the municipality, including park sites and school district sites. We have five viable locations that we have worked out with the school district and we will work with them to plant the trees there and increase the canopy across Delta.” Lan said the trees are being planted under a contract with a one-year maintenance plan. He said he could not speak to the issue of lack of consultation. “Certainly we have had a great deal of discussions with the school district and looked at the best possible sites,” Lan said. “We will reach out to this individual and see what his specific concerns are and address them.”

Winter Safety Tip:

If you are currently are using space heaters in your home (which have been known to cause house fires), you may want to consider calling AJ’s Electrical to replace them with safer, more efficient baseboard heaters. Baseboard heaters allow you to have different temperatures for different rooms and are simple and economical to have installed.

Injury crashes rise despite police road safety efforts IAN JACQUES

i j a c q u e s @ d e l t a - o p t i m i s t .co m

Injury-related accidents are on the rise in Delta. According to statistics released at the most recent meeting of the Delta police board, there have been 296 injury-related motor vehicle accidents in Delta through the first nine months of this year compared to 265 over the same time period last year — an increase of 12 per cent. In September alone, there were 47 crashes that resulted in injuries. Fatal accidents are also slightly higher with five so far this year compared to four at this time last year. Delta police public affairs coordinator Sharlene Brooks said despite the department’s

Drivers nabbed

Extra eyes on the streets resulted in Delta police officers arresting two suspected impaired drivers last week. Officers responded to a report of a hit-and-run in the 11800-block of 82nd Avenue last Tuesday evening. Police located the suspect vehicle a short distance away, arresting the female driver who now faces impaired driving charges. In another case, in the early hours of last Wednesday morning, patrol officers responded to a report of a possible impaired in the 10800block of 72nd Avenue. Police located the vehicle and issued the driver a 90-day driving prohibition.

road safety efforts, the challenge continues to be changing driver behaviour. “There could be a number of contributing factors, not the least of which is weather, distraction, speeding and/or impairment (alcohol/drugs),” said Brooks. “We are

focusing on enforcement, education and awareness.” That education and awareness includes the DPD traffic and patrol sections conducting enforcement projects throughout Delta. Officers are also incorporating the community police stations

whose focus is to raise awareness and educate the public through Speed Watch campaigns. Police also work in partnership with ICBC on a number of initiatives. The fact remains it is still incumbent on the motoring public to travel

the roads in a safe manner. “It is difficult to determine what the specific reason(s) for the increase in the collisions are,” added Brooks. “There may also be an increase in the volume of vehicles on the roadway raising the potential for collisions.

“We continue to work to reduce the number of collisions, but again, drivers need to make the conscious decision to change their behaviour and work with police to make the roads safer by reporting erratic or distracted drivers.”

YVR vows to talk about aircraft noise concerns Big increase planned for flights over Tsawwassen IAN JACQUES

A Delta-focused discussion group will be set up in early 2018 to address any noise issues associated with aircraft flying over the city. That was a commitment made by the Vancouver Airport Authority during its annual presentation to Delta council last week. Anne Murray, vice president marketing and communications, said the airport authority recognizes there are areas of concern, specifically around potential noise issues with an increase in air traffic over time, so it wants to ensure the lines of communication with Delta stay open. “So in addition to our noise management committee, we have committed to set up a specific Delta focused management discussion group so we can look at what those airspace changes might be going forward,” Murray said. Ladner looks to reclaim top spot in bird count Volunteers needed for annual event Saturday SANDOR GYARMATI

s g y a r m a t i @ d e l t a - o p t i m i s t .c o m

The long-running Ladner Christmas Bird Count will be held this Saturday. Open to all experienced birders as well as those just looking for an enjoyable outdoor activity during the holiday season, the count also includes areas of Tsawwassen, south Richmond and Point Roberts. It’s part of the regional Christmas Bird Count, which is a component of a much larger count across the continent. Counts happen in over 2,000 spots throughout the Western Hemisphere. It’s the 118th year for the counts, an ongoing project of the National Audubon Society in the United States and coordinated in Canada by Bird Studies Canada. Each Christmas Bird Count is conducted on a single day between Dec. 14 and Jan. 5. Counts are carried out within a 24-kilometre diameter circle

Birders will be out in force on Saturday for the Ladner Christmas Bird Count. that stays the same from year to year. The Ladner count, which dates back to the 1950s, has a few ways people can participate. One is by joining a small team of birders as it drives or walks around its area, counting all birds team members spot. Drivers, recorders and spotters are all needed. Another way to participate is to count the birds that come to your feeders or in your yard. The Ladner count usually comes out tops in

Canada for the number of species spotted, but lousy weather here last year played a role in Victoria finishing first. Coordinator Jude Grass said they’re looking forward to good weather and lots of volunteers. The Dec. 23 count starts at 8 a.m. at various locations. The area leader will call volunteers with the information once they are assigned a team. Anyone interested in signing up should contact Grass at 604-219-2043 or judegrass@shaw.ca.

TED MURPHY

e’d get all the grief but none of the revenues. As the application to build a casino in Ladner winds its way through the approval process, it won’t be long before someone plays the TFN card. It might be the Gateway folks who are behind the project, a supporter of a new gaming facility or even a civic politician, but someone will argue that if Delta doesn’t approve the casino as proposed, it could quite easily move down the road to Tsawwassen First Nation lands. And if that were to happen, the community would be saddled with whatever social ills a casino brings to town without the millions in tax revenues. Although the TFN put forward an expression of interest when the call was put out for a host jurisdiction, there’s no guarantee the First Nation would approve a casino, nor that the lottery corporation would go along with the idea of locating one there. However, with few other options south of the Fraser, it remains a distinct possibility, which would make defeating the current application one of the hollowest victories on record. The B.C. Lottery Corporation didn’t originally like the idea of locating a casino on the Delta Town & Country Inn property, but when a more suitable site couldn’t be found in Delta, its desire to add another gaming facility in this part of the region suddenly made the T&C palatable. If this one goes south, you’ve got to think all eyes would turn to the TFN because the provincial government’s appetite for more gaming revenue isn’t going to magically disappear. Those over at city hall appear as amenable to a casino as they have ever been, perhaps because they’ve grown tired of watching other local governments cash big fat cheques to fund all manner of infrastructure projects while they occupy the moral high ground. When you add in the fact the application is proposed for the only site Delta deemed suitable and that public pushback has been relatively minimal thus far, it’s hard to see this thing not getting approved. But if all that’s not enough to do the trick, then the thought of the TFN pocketing $5 million annually for a casino on Delta’s doorstep would have to be the clincher. It’s hard to believe city hall would allow that to happen.

Don’t let pressures take away what’s special about holidays

C

hristmas can be a very stressful time for people. Behind the lights, the parties and the gifts is any number of pressures that people face. It starts with students in postsecondary institutions. Before the fun can begin, they have to go through final exams for classes that started just a couple of months before. The pressure for good grades is incredible, the standard that must be met just to get into some universities is very high. I still have nightmares about a final exam for a class I never attended, even though that never happened. This time around was different for me. I started teaching marketing at Douglas College in September, so I saw the process from the other side of the test. For all the pressure the students took on writing the exams, I put equal pressure on myself making sure they received fair evaluation of their work. The grade I give a student will affect their future, their ability to complete a program and, hopefully, get a good job. Maybe it’ll get easier over time, but for the first term teaching, this was one of the most stressful challenges I have ever faced. I had one student who was highly stressed going into the final. He’d worked hard all term, had some success and some

Community Comment BRAD SHERWIN

not so great marks, so his final was very important. His actions at the end of the exam told me he wasn’t confident in the outcome. One of my most rewarding moments was emailing him to say he had one of the highest grades in the class on the exam. What a great present he gave me. I only wish I had the same news for all my students. The malls and stores are full of people looking for just the right thing to give someone. But for some parents who are struggling, shopping for presents isn’t an option. Fortunately, they were able to go to the Deltassist Toy Depot last week and pick out a few things for their children. Once again, the community donated hundreds of toys and gifts. It’s very emotional walking into the East Delta Hall after it’s all been set up, knowing every

piece there will be cherished on Christmas morning by a child that would otherwise not receive a gift. But their love of that gift pales in comparison to the love the community shows every year. This weekend, hundreds of families will receive Christmas hampers with canned food and a turkey for a good meal on Christmas, again thanks to the generosity of the community. So many people and groups come together to make these programs as successful as they are. From city council’s support, the firefighters and CIBC helping load in toys, to the service groups that organize and distribute the hampers, the players and parents of South Delta United for collecting toys and Bal at Panago for feeding volunteers, collecting food and donating $1 from every pizza on Friday, Delta is an incredibly supportive community. I’m so proud to call Delta my home. Whatever holiday you celebrate this time of year, don’t let the stress of the season take away from the joy it brings. Merry Christmas, everyone! Brad Sherwin, MBA is a longtime resident of South Delta, and has over 25 years’ experience in marketing, public relations and business strategy. Drivers ignore pedestrian

Editor: Tsawwassen is a caring community with great family values, people looking out for one another, sustainability and so much more, but too often drivers don’t pay attention to pedestrians in crosswalks. Even when the light clearly shows a white hand to signify a pedestrian is crossing, drivers still ignore it. Monday was yet another time that has happened and that pedestrian

was me. I stood in absolute disbelief as an SUV driven by a middle-aged man kept driving towards me as I started to cross. I stopped because he did not and, in disbelief again, watched that vehicle and the one behind it pass in front of me as I stood in the street. This is the same crosswalk where there have been fatalities in the past. We must take care of each other in this commu-

nity to keep Tsawwassen the gem that it is. That means drivers obeying the rules of the road and paying attention to pedestrians in crosswalks. This is a community of all ages, seniors, families, those walking strollers, those walking their dogs or just walking. We must pay attention. We must take care of one another. Life is too precious. Hospice should honour wishes of all

Editor: Re: Hospice not place to provide MAiD, Dec. 8 Nancy Macey has made a tremendous contribution to our community as the creator and driving force behind the Delta Hospice Society. Nevertheless, I was disappointed to learn that she is interested in providing pain-free end-of-life comfort to the terminally

ill only if they choose to end their life the way the hospice society prefers them to. In compliance with the ruling of the Supreme Court of Canada, the government of Canada introduced legislation permitting medical assistance in dying (MAiD) under certain conditions. I hope the Delta Hospice Society would see this as an opportu-

nity to develop its staff, volunteers and services accordingly so it can provide pain-free comfort with dignity to even more people in need. I believe the hospice society should strive to be nonjudgmental in assisting those suffering from a terminal diagnosis and to respect and honour the end-of-life wishes of all in its wonderful facilities. Post office goes above and beyond to deliver card

Editor: We don’t often have good words to say about Canada Post, but I must offer kudos for what recently occurred with my mail. I received a Christmas card from overseas, addressed to an old Tsawwassen address where I used to live and redirected by someone writing on the envelope

my current address. The thing is that I had moved from that former address 14 years ago, to another Tsawwassen location where I had lived for 10 years, and I had then moved from that location to the Okanagan where I lived for three years and I had recently moved from that Okanagan location back to yet another Tsawwassen address.

So no one living in my previous Tsawwassen houses could have known my current address or even that I had moved back to Tsawwassen, yet someone had redirected the card to where I now live, and I can only assume that it was the local post office which had taken the effort to look up my new address. White stuff welcome — but just for a day

Living Matters

BARBARA GUNN

To the Eastern kin, it’s a given — and probably not even special. After all, the Eastern kin live in colder climes. All winter long, they have a bag of salt by the front

door. All winter long, they have a shovel and a snow blower at the ready. All winter long, it’s, well, winter. It’s not a question of whether it will snow. It’s a question of when — and for how long. To the Eastern kin, it’s practically always a given that Christmas will be white. After all, the Eastern kin will have been living with white for weeks by the time the big day arrives. And they’ll be living with white long after the big day is gone.

What can I say? I’m pining for snow, come Monday. Make no mistake: I don’t want a blizzard in the next few days, when the masses will still be out and about in the midst of last-minute Christmas prep. And no, I’d rather it was gone soon after Boxing Day, so we can get on with snowdrops instead of the snow. But for one day — just one day — I’d like to wake up and see the flakes falling. I’d like to open the

door and feel the chill and notice that the world seems, well, softer. Every Christmas, on cue, the Eastern kin will do the drill: the stockings, the gifts, the trussing of the turkey. Then they will gather their boots and scarves and mittens and head outside to, oh, go tobogganing or skating. They will often send us a picture. “How nice,” I will say. “How Christmas-y.” Not saying I’m not a fan of green. Heck, there are often times in the middle

of winter when I’m tempted to send the Eastern kin a picture of my own. You know, a smug shot, perhaps taken in February, showing the tulips poking out of the ground or the husband mowing the lawn. Yep, I sure do love the green — every single day of the year. Except, that is, for one. One year, oh, so very long ago, I recall a Christmas that looked a lot like, well, Christmas. It started on Christmas Eve. I was with some pals

who’d gathered at a girlfriend’s house. We’d been indulging in eggnog and shortbread. We’d been singing holiday tunes. When it came time to head home, we bundled up in our winter wear, threw open the door and stood there, transfixed. “It’s snowing!” someone said. Indeed it was. Iit was nothing short of magical. What can I say? Christmas is coming in just a few days. I’d be thrilled if, again, it was white.

Q.

We’re now using our wood burning fireplace again. Recently when we cleared the ashes down the ash dump in the bottom of our firebox, we heard the ashes splashing into water. Is there something we should be doing to correct this?

A. Wood burning fireplaces are built with ash

dumps in the base of the fire box to facilitate easy removal of ash debris. The design of your fireplace (if built the conventional way) starts from well below grade level at the footings of your concrete foundation. The poured concrete footings rest on the hard pan and form the dimensions of the chimney leaving an opening in the middle of the chimney cavity hence the ash dump. During the periods of heavy rainfall or high water table, it is not uncommon to have water come up between the footing walls into this cavity. This creates a water filled ash dump or a great fire extinguisher in the event any hot coals are scraped down the dump. That explains the splashing sound.

Q.

We have a home with ½” Insul glass window panes that have started to fog up on the inside over the last few years. We’ve been told the glass is faulty and we should exchange our windows to more efficient. The frames are vinyl and are still in good condition.

A. Insulated glass that fogs up is an indication

of glass failure. Over the years, energy efficient glass has been perfected to compensate for nature’s elements such as hot and cold temperatures, direct sun and wind. Insul glass is made up of two pieces of glass sealed together with 0% relative humidity in between giving clear vision with no fog during the cold weather. With aging, some insulated glass with fail at the seal because of severe sun exposure. For example, on a south elevation continuous expansion and contraction takes place allowing moist air to get between the glass panes. During direct morning sunshine this moisture condenses on the outside glass panel, leaving a foggy film which is impossible to clean. Replacement glass is the only answer when this happens. It is not required to exchange the entire window. When replacing glass only, order low E squared with argon - smart glass or as I call it, PowerSmart glass.

Earthwise honours volunteer stars at appreciation night

The stars were out in force. Not the balls of gaseous elements that dot our sky, but rather the stars of our community. Earthwise Society recently recognized 29 community stars at its Volunteer Appreciation Night. These are people who come out for the good of their community, and who infuse Delta with the small-town spirit of working together for a common goal. Volunteers who received special recognition includ-

ed Jenny Hards, who volunteered her superb painting skills to create a beautiful banner for Earthwise; Chris Johnson, who worked with Hards to format the final image digitally; and Sylvia Phillips, a long-time volunteer who is in a leadership role on the Earthwise seniors committee. Earthwise Society is a charity based in Delta and Agassiz that focuses on therapeutic horticulture, environmental education, food security and organic food production.

ADVICE FROM THE PROS QUESTION:

QUESTION:

We are planning a home renovation and have noticed white chalky stains on the foundation walls, what is this?

What’s with my sleep? Why can’t I sleep like I used to?

ANSWER:

There are many factors that play a role in our sleep quality. Sleep problems can be attributed to stress, busy lifestyles and a heavy reliance on electronics. Sleep issues are common amongst those with hormone imbalance, low iron or blood sugar, or chronic pain.

ANSWER:

The white chalky stains are efflorescence. Efflorescence indicates water evaporation of moisture that has wicked through the foundation wall.

A build up of ground water around the outside foundation wall that is not able to drain away can eventually wick its way through a foundation wall. A video pipe inspection is the first step to assess condition/operation of the drain tile system and at the same time a visual inspection of foundation wall.

QUESTION:

How was the 2017 year for PJB Plumbing?

CAN YOU STILL BUY A HOME WITH ZERO DOWN?

ANSWER: Well, it’s been a busy year in the Plumbing and Heating world of PJB Mechanical. In the last year, we have been up to our knees in floods, freezing in broken down boiler rooms and have unclogged more pipes than we care to count. All in a day’s work for us at PJB. Our 21st year in business, has been a whirlwind of excitement, growth and change. We are now officially, a preferred Plumbing and Heating Company for The City of Vancouver, The City of Richmond and The City of Delta. We have accomplished this while still keeping all of our Commercial and Residential Clients happy with our exceptional service. We have managed this thanks to all of the Paul Bach dedicated people we have working with us. Owner As we round out this year, we just want to say thanks to all of our wonderful customers, The new, the old and the ones we are yet 604-940-2268 to meet. With the Holiday Season upon us, we hope that you find yourselves surrounded by the ones you love and get to enjoy some time with family and friends. As we all await the arrival of Santa Claus, please stay safe, dry and warm. If you find yourselves not dry and warm.....give us a call. From our Family at PJB Mechanical to all of yours, www.PJBmechanical.com Merry Christmas.

ANSWER: Unfortunately, the zero down/free down payment programs have been discontinued by Government financing changes. A minimum down payment needed to buy a home is 5% of the first $500,000 of the purchase price and 10% of the balance. Down payments can be in the form of savings, RRSP withdrawals (for eligible buyers) as well as gift from family. Some lenders will allow potential buyers to use a portion of their downpayment funds from a line of credit or consumer loan. The Provincial Government will also match down payment funds for first time buyers however certain restrictions apply in these situations. For details on eligible downpayment sources, contact a mortgage professional.

Q: How Can I Give Back to My Community this Holiday Season? A:

In the spirit of the season, helping others is a wonderful way to give back to your community. There are many ways you can get involved including volunteering, food and clothing drives, and making a donation to your favourite charity. Making a donation to Delta Hospital Foundation for example, will help Delta Hospital during one of its busiest times of the year.

ADVICE FROM THE PROS QUESTION:

Q: I have been hearing about a new shingles vaccine, do you have any information about it?

Grandma insists on still hosting our annual Christmas, though is noticeably more forgetful after Grandad’s passing. How can we help AND respect her wish without upsetting her independence?

A: There will be a new shingles vaccine available in the new year. This vaccine is reported to have approximately 80% + efficacy (currently available vaccine is ~ 60%) and requires 2 doses spaced 2-6 months apart. The cost of the vaccine is still to be determined, I estimate it to be around $150-$160 per dose. You can receive this new vaccine at any time, even if you have received the current shingles vaccine. As 2017 draws to a close and the holidays are in full swing; keeping yourself in good health is important to fully participate in all of the joys of the season. Come see us for a full range of options to assist you in maintaining your good health. From all of us; wishing happiness, peace and joy for you and your family this Christmas and a healthy and prosperous New Year. “Who Cares? I Do” is not just a slogan – it is THE reason Paul Gibbons, Pharmacist/Owner at the Medicine Shoppe Pharmacy in Tsawwassen, looks forward to helping you every day.

ANSWER: The holiday season is a wonderful time of year to celebrate with our families. Including everyone in your celebration is a lovely way to sensitively ease stresses and create lasting memories. Mindfully sharing in the preparations could really calm and cheer her!

weather and at this time of year, are clearly very serious! The market is slower compared to this time last year and buyers have been more hesitant to pull the trigger on a purchase with the uncertainty of the market in the future. However, history has shown that people continue to buy and sell and there will be pent up demand whenever there is a slowdown in activity from normal levels. Our experience has shown this: many people give up throughout the winter and plan to put their homes on the market in the New Year or in the Spring. Inventory levels will drop and the active listings will have much less competition. If you take your home off the market, you have no chance of selling it! The savvy seller that stays on through the holidays and into the New Year usually catches the buyer before the rest of the homes hit the market. If you have guests over for the season, we can always create a flexible showing schedule to work around your holiday plans. If you plan to travel during this time, we can continue to show your home as normal and also keep an eye on your property during your absence. In the event of an offer, our team’s access to innovative software technology allows you to digitally sign the required paperwork to successfully sell your home from abroad.

Q: My friend got a big settlement from ICBC. Is my case worth that much? A: It’s frustrating when you can’t get a clear answer to that question, but the honest answer is almost always“maybe”. The fact that you were involved in a huge accident isn’t all that important. In fact, someone rear-ended at low speed could have just as valuable of a claim as someone t-boned at a high velocity. In gauging the value of a claim, these factors are always considered: Graham Buchanan - The severity of your symptoms and for how long they last; - The effort you make to recover by following up with your doctor and taking their advice (e.g. by diligently attending physio/chiro/massage, or whatever else they suggest); and - Whether you lose any income or incur significant expenses as a result of the accident. This is only a short list and there are countless other factors that can come into play. Rather than focusing on the possible value of your claim, you should take the time to understand: - What resources are available to assist your recovery; - What sort of things can affect your claim positively or negatively; and - What steps you can take to ensure that you are compensated fairly.

Our major announcement is that our Richmond store is moving to a new location where we will have a much larger store. We are moving only three blocks down to 6960 #3 Rd. That is at Granville and #3 Rd and we have parking in the back. Nice and close to where we were and a much large store. Our retail space will be approximately four times what we have now. We will be moving sometime late January. I can not give an exact date but or phone number and email will be the same and you can contact us around that time to make sure which location we are in. We are still running the large sale on Royal Canadian Mint product from now until Christmas. All RCM product from 2015 and older is now on sale for 25% off the lowest sale price we had it marked at. This is well below our cost, let alone Mint issue price. These prices are so low that I have Ebay sellers buying from us, to resell on Ebay. For people who want 2017 Mint product, we have a small sale at below the mint issue price on three items. The 2017 150th Anniversary of Canada silver dollar, issue price $69.95, sale price $65.95. ADVICE

FROM THE PROS

Community Schools benefit from Rotary’s generosity

QUESTION How do hearing aids work? Are there operations or medications I can take to treat my hearing loss rather than get hearing aids? ANSWER At their most basic, hearing aids are microphones that convert sound into electrical signals. An amplifier increases the strength of the signal, then a receiver (speaker) converts it back to sound and channels it into the ear canal through a small tube or earmold. A battery is necessary to power the hearing aid and to enable amplification. Mark Nickel BC-HIP, BBA Hearing Instrument Practitioner Phone: 604-943-0033 5682 12 Avenue, Tsawwassen www.TsawwassenHearing.com

There are alterative forms of treatment for hearing loss (instead of hearing aids), although only 5% of hearing loss in adults can be improved medically or surgically. It all depends on the type of hearing loss you have experienced. There are three types: 1. Sensorineural: The most common type, it occurs when the inner ear nerves (and hair cells) are damaged and do not properly transmit auditory signals to the brain. Can be treated with hearing aids. 2. Conductive: Is typically the result of obstructions in the ear. Can usually be treated medically or surgically. 3. Mixed: A combination of sensorineural and conductive.

TENANT OR LANDLORD: WHO PAYS THE BILLS?

ANSWER:

David Moore

Maintenance, repairs, utilities, water, gas, hydro, lawnmower, taxes. The tenancy agreement must be clearly written and anticipate these expenses. The Board always favors the tenant when the agreement is not clear. Make sure it is compliant with your strata, insurer and mortgagee. The Best answer is to leave it with a professional management company.

QUESTION: What are the two main causes of injuries among snowboarders and skiers?

Starring Peter Noone

ANSWER:

Dr. Sereena Uppal D.C.

Delta Village Chiropractic

According studies by Dr. Brad Yee chiropractor, the two main causes of injuries among snowboarders and skiers are falls and collisions. The way to avoid injury is to do pre-season dry land training exercises. Snowboarders need to stabilize and strengthen their upper extremities, like their shoulders and arms. Skiers need to strengthen their lower extremities, specifically quads and hamstring muscles. Core strength for the spine is important for both sports. He suggests that skiers and snowboarders could include one or two lessons at the beginning of the season, just to get the cobwebs out of their technique, and to rid themselves of any bad habits. Often when the knees get tired, more force is exerted on the spine with each bump. Exercise and working to give the spine extra strength and flexibility will help resist the rigors of skiing. Even when people are on the slopes, stretching exercises are important. OUR OFFICE WILL BE OPEN FOR THE HOLIDAYS. Please call or book online!

28-year comeback complete Four month transformation puts Bill Kaine on the bodybuilding stage again MARK BOOTH

m b o o t h @ d e l t a - o p t i m i s t .c o m

Bill Kaine has a nice trophy and other swag to show for his performance at last month’s Third Annual Popeye’s Fall Classic. However, it’s a glance in the mirror that provides the biggest prize of all. At 53, the Tsawwassen resident made his return to the competitive amateur bodybuilding stage for the first time in nearly three decades to finish runner-up in the Grandmasters Division at the River Rock Casino Resort event. It took a heck of a journey over four months to get there. “I started doing this when I was 23 and my first competition was when I was 25. I’ve continued (to lift) on and off for the last 30 years. I call this my 28-year comeback,” smiled Kaine. “It was something to check off the bucket list. I didn’t care if I lost or even cared where I placed. I just wanted to do it one more time. That’s all that mattered to me.” Bill and his wife attended local bodybuilding competitions and she thought he would do well as long as he ‘lost a little belly fat.’

Bill Kaine on the stage at last month’s Popeye’s Fall Classic at the River Rock. “I finally was going to do it. I kept looking at competitions to enter but as they got closer I decided I couldn’t do it. I was not ready for it. After a third time, my wife said she didn’t want to hear it any more,” Kaine chuckled. “This time it was now or never. I’m getting older and it not going to get easier. It was time.” Kaine wasn’t interested in joining any gym. He had always trained at the Winskill Aquatic Centre where his wife happened to work and that wasn’t going to change. However, he did reach out to Nick Czubak — owner of Reflex Supplements in Tsawwassen — for some advice on his comeback bid. He recommended trainer Troy Cornell and his wife Rachel, both accomplished bodybuilders themselves. “He drew me a road map and told me to follow it. Troy looked after the training part and Rachel the nutrition part. Things were going to be taken away and never added to. It was going to be a big change.”

Tsawwassen’s Bill Kaine did all his training at the Winskill Aquatic Centre as he competed in his first bodybuilding competition since 1989. It was early July which meant Kaine had to ignore it was the start of “beer and barbecue season.” The mobile insurance specialist also had to stay away from the takeout pizza that was readily available at the car dealerships he regularly visited. The goal was to lose 50 pounds over the next four months. The only carbohydrates he would consume were sweet potatoes and yams but no more than 50 grams daily. Kaine also had to drink four litres of water per day. That increased to six as Popeye’s drew closer. He visited Cornell on a weekly basis at his South Surrey gym and also began working on poses. By the time of his weigh-in, the night before competition, he had lost 48 pounds and was down to 217. “It was a hard journey but I knew where I wanted to be and just had to put the blinders on to everything. I focused on what I needed

to do and watched my weight come down. I had hardly told anyone (about the competition) but once the (weight loss) results were happening people noticed the change.” Kaine is also grateful of the support and encouragement he received at Winskill along the way. “They have all been so accommodating and supportive. I was always asked what gym did I train out of and the answer was this little rec. centre in Tsawwassen. It was limited but it still can be done. I am proof.” The competitive bug hasn’t left Kaine yet. He has now qualified for the provincials next summer which he might enter if another event in March goes well. “I’m probably about 12 pounds over my competitive weight right now. It’s Christmas season and I needed to live a little bit,” he laughed. “But after the 26th it’s onwards and getting back to where I was before.”

Fram scores winner as U Sports all-stars sweep Canada

South Delta’s Jason Fram scored the gamewinning with just six seconds remaining as the U SPORTS All-Stars completed a two-game sweep of Team Canada with a 4-3 victory in St. Catherines, ON last Thursday. The University of Alberta blueliner convert-

ed a power play opportunity on a feed from Cole Sanford and Jagger Dirk. He also chipped in with an assist to earn second all-star honours. One night earlier, U SPORTS blanked Canada 3-0. Fram had a helper in that game.

The two-game series served as a tune-up and player selection process for Team Canada as it prepares for the upcoming U20 World Junior Hockey Championships in Buffalo. Fram, 22, played five seasons for the Western Hockey League’s Spokane Chiefs.

A huge night for Logan Schuss wasn’t enough to get the Vancouver Stealth into the National Lacrosse League win column. The Ladner lefty had five goals and eight points in the Stealth’s 15-12 road loss to the Calgary Roughnecks on Friday to fall to 0-2 on the season. Vancouver was playing catch-up all night as the Roughnecks opened up a 5-1 first quarter lead. The Stealth clawed their way back to make it 8-6 at the intermission before Calgary fired home six more goals in the third quarter. Vancouver enjoys a bye week before heading to New England to take on the Blackwolves on Dec. 29. The Stealth are back at home Saturday, Jan. 6 when the Toronto Rock visits the Langley Events Centre. Schuss had a hat trick by the end of the first quarter then wrapped up his productive evening with goals in the third and fourth quarter. Vancouver outscored the hosts 3-1 in the final frame but it wasn’t enough. “It is great to get the nice feeds from all the guys on the floor. When I have those opportunities, I need to put the ball in the net and we should have a good chance to win,” said Schuss who now has 10 points on the campaign. “It was the little things that got away from us tonight, we need to tighten that up. We have a bye-week, so we are going to focus on our conditioning, stay in shape and look to come out of New England with a big win.” Sophomore Evan Messenger, another local product, chipped in with one assist to go with his goal in the sea-

Ladner’s Logan Schuss had an eight point night, including five goals, in Vancouver’s 15-12 loss to the Calgary Roughnecks to fall to 0-2 on the season. son-opening loss to Colorado. That game saw former Delta Islander standout Eli McLaughlin produce a goal and three helpers for the Mammoth while Jordan Gilles added a goal in transition. “We are 0-2, we have 16 games left and we need to starting winning, but we are not pushing the panic button,” added head coach and assistant general manager Jamie Batley. “We need to get better shooting percentages and we need more goals from some of our guys and they know that.”

Huskies hold of Sun Devils to win Delta Cup

It was a clean sweep by the North Delta Huskies at the Delta Cup senior boys and girls basketball tournament. The three-day event, hosted by Seaquam Secondary, brought together teams from throughout the city for the only time

this season. They will all go their various routes for the regular season and playoffs, depending on their classification size. North Delta lived up to its early season hype by capturing the boys division with a hard-fought 68-62 decision over the South

Delta Sun Devils. Coached by Gary Sandhu, the Huskies are considered one of the top teams in the province this season at the “AAA” level — currently ranked No. 5. They opened the tournament with an 82-50 win against the Delta Pacers.

Armaan Johal was named the MVP. It was a strong showing for a Sun Devils team that will enjoy a competitive season under second-year head coach Rod Salas. South Delta advanced to the final with a 95-84 win over Seaquam in a game that also counted in Fraser Valley Southwest League play. Both compete at the “AAAA” level. Meanwhile, the girls side of the Delta Cup saw the Huskies defeat longtime rival Seaquam 56-31 in the championship game. They advanced by holding off the Delta Pacers 51-45 in the semi-finals. Senior Jashan Sandhar collected MVP honours. The Pacers took third place after their 56-41 win over South Delta. The Ladner school has a talented group of Grade 11s that enjoyed a couple of successful years at the junior level under head coach Kerrie Trotman.
