Animal Samaritans held its 13th annual Men of the Desert fundraiser on December 4th at the Palm Springs Air Museum. This was a Dudes, Dogs, and Designer fashions event to support the Animal Samaritans Animal Rescue Program. Cochairs were Patrick Mundt and Lori Serfling. CEO Tom Snyder spoke about the monies raised for a new facility that will house, shelter, and care for animals. They showed a photo of what the new building would look like and what programs it will adopt. Over 7 million has already been raised, with more needed.
Around 500 people came to watch local men strut a
100-foot runway with dogs of various sizes. Susan Stein produced the fashion part of the show. Men were dressed in clothing from retro to current styles. Each man walked the runway with a dog. Patrick Mundt walked with a rescue dog that had only three legs. Stein mentioned that the first bomber Jacket was made in 1917 to keep the pilots warm. Top Gun apparel was worn on the runway, shown, and sold during the luncheon.
A Video was shown about happy people who had rescued a dog or dogs and cats. So glad they did that and said it was the best decision they had made. For 44 years,

Palm Desert, Calif. – Shay’s Warriors will use a $25,000 Coachella Valley Spotlight grant to help fund its signature event, “I Am HOPE Survivors Reset Retreat.” The retreat introduces various healing techniques and a network of support for survivors to thrive in their life after cancer. The H.N. and Frances C. Berger Foundation, in partnership with News Channel 3, presented the grant.
“We know living life after cancer is tough,” said Shay Moraga, Founder, and President of Shay’s Warriors. “Our organization aims to inspire, inform, empower and help heal people and their families through health, fitness, and the mind-body connection.”
Moraga founded the
nonprofit in 2018 when she was told by her doctors that there was “no evidence of disease.” While celebrating the good news of remission, she also needed support to work through long-term mental, emotional and psychological changes where cancer had left its long-term mark. Moraga soon discovered she was not alone in facing struggles during survivorship, and she set her mind on doing something meaningful to help others carry on after cancer.
“Shay and her other ‘warriors’ are working to fill a need for people after they have won a battle with cancer,” said Catharine Reed, Vice President of Charitable Programs for the H.N. and Frances C. Berger Foundation. By partnering with
medical and wellness industry professionals, Shay’s Warriors will host its 2nd annual 4-day, a 3-night retreat for survivors June 8-11, 2023. Because of the Coachella Valley Spotlight grant and other generous support, the nonprofit plans to offer 40 scholarships to cancer survivors and thrivers to attend the retreat. Since summer a tremendous responsibility has been placed upon you and due to this a new vision of self has begun to emerge. That nebulous feeling of not knowing anything, even the time of day, the week, month and perhaps the year, is slowly dissolving and with it comes a sense of knowing what you want and need. One item to consider is your health which needs monitoring. For so long you’ve heard yourself saying “I don’t know, I don’t know.” But now you are knowing more. Allow circumstances to present themselves before stepping into new situations.
Homeownership entails dealing with occasional unanticipated expenses. Recently, I didn’t plan on a main water line breaking, but it happened. Days (and much money later), the problem was resolved. I didn’t want the expense, but it happened. I couldn’t say to the water company or my neighbors, “I’m sorry, I can’t stop this flooding right now, I can’t afford it.”
HOAs are a collection of interconnected homeowners, and major common area repair expenses affect them all. One of the many benefits of HOA living is that homeowners share costs of keeping up the HOA community, with economies of scale usually reducing the individual cost. The association’s duties are really nothing more than the individual homeowner has – they’re just shared.
I hear frequently from readers that the HOA needs replacement or repair of building components, but the HOA “can’t afford it this year.” However, nothing in the Davis-Stirling Act references financial hardship as an excuse from any of its requirements. Here is a quick review of some major requirements.
Maintenance – Civil Code Section 4775 requires HOAs to maintain and repair common areas. Nothing in that statute says “if the finances are in order,” or “if the money is in the budget.” Leaky roofs or pipes or unsafe balconies need to be repaired. Just like the individual owner who has to dig up their water supply line, it has to be done. Delay almost always makes things worse.
Termite treatment and repair – Civil Code 4780. Condominiums, stock cooperatives and community apartments are required to deal with termite prevention and damage repair. The statute does
not have an exemption for times in which the HOA funds are low.
Balcony inspection –HOAs must complete inspection of “elevated vertical elements” no later than January 1, 2025, and to repair anything found which could be a safety threat. The statute, Civil Code Section 5551, does not mention ability of the HOA to pay for the inspection or repairs.
Assessments – Civil Code 5600(a) – “the association shall levy regular and special assessments sufficient to perform its obligations,” which means that HOAs are required to budget for its reasonably anticipated costs of operation – not its hope-for costs but its anticipated costs. Target-based budgeting, in which the board dictates to its manager what assessment increase to budget for, has the process backwards and violates this legal requirement.
Reserves – Associations should set aside money to offset ongoing deterioration
It’s good to assess these days who are your true friends and acquaintances. It’s important to know whom to turn to for care, companionship, warmth, trust and respect. So much is changing and in flux that we must begin to understand where real support comes from and where our support is accepted. Reach out and touch those you care about. Everyone who comes in contact with you realizes you are a teacher and someone to be offered deep regard. They realize although you may have a sense of humor and be the life of the party, it’s best not to cross, take advantage of, ignore or treat you unkindly. They realize you have values and principles concerning the use of Goodwill which opens the door to Right Relations. It’s important to be aware of and list your likes and dislikes, needs and wants. Then share this information with others. Begin with family.
Many changes have occurred since summer and many uncertainties emerged. Visions you held for the future seem to have melted away due to so many unusual events, tasks
of common area components which the HOA replaces or repairs. Some HOAs skimp on those savings contributions to reduce pressure on assessments, but that means the HOA is quietly slipping into debt. The reserve fund can also be a very valuable emergency fund from which the HOA can borrow for up to one year, during which time the HOA can rearrange its finances (as would any homeowner experiencing major unexpected expense).

What is it you want and need at this time? Begin with what you don’t want and need. We often thrive under paradoxes. To be efficient and balanced you must stand in the middle, betwixt and between all realities. Focus on the small daily rhythms and details. Then the larger life events will appear on their own. Like the grass grows, all by itself.

– The law allows HOAs to deal with major surprises. Civil Code Section 5610 allows boards to pass emergency assessments to deal with major expenses which were unanticipated when the last budget was prepared. That must be accompanied
by a written board resolution explaining to the membership why the emergency assessment became necessary.
Homeownership, including shared ownership, involves occasional unavoidable expense. Those expenses are best addressed head on, since they don’t go away or diminish with time.

November is National Diabetes Month - and the American Diabetes Association reports that at least 3.2 million Californians have been diagnosed with the disease.
People with diabetes make up more than 10.5% of the adult population, and another 33%, or 10.3 million people, have high blood sugar levels that signify pre-diabetes.
Dr. Nicole Brady is the chief medical officer for UnitedHealthcare. She said the rising cost of insulin is putting many patients in a bind.
“Many of them may even have to make decisions such as, ‘Am I gonna buy food for my family this week or am I gonna spend money on my insulin?’ So it puts them in a very precarious position,” Brady said.
A study by the Healthcare Cost Institute found that the average price of insulin has nearly doubled since 2012. And research published last month in the Annals of Internal Medicine shows that one in
five adults with diabetes is rationing insulin to save money.
The Biden administration’s Inflation Reduction Act, which passed this summer, caps the cost of insulin for people on Medicare at $ 35 per month, starting in January. It also caps their out-ofpocket costs for prescription drugs at $2,000 a year and allows Medicare to negotiate the price of medicines.
Brady said that starting January 1, UnitedHealthcare will eliminate out-of-pocket costs for certain prescription medications, including preferred brands of insulin, for people enrolled in standard fully insured group plans.
“So we’re hoping that eliminating the out-of-pocket expense for insulin helps reduce that financial burden and that people will be able to be better adherent to their medications and take them more regularly,” Brady said.
Brady also provided tips on improving your quality of life while on an insulin regimen. She advised that people reduce
sugary, processed foods, limit alcohol, avoid smoking, and exercise regularly.
“Moving and using those muscles helps burn blood sugar and keeps those levels manageable. And we know it can also help many other conditions like heart disease and high blood pressure,
and that activity just makes us all feel better,” she said.
Diabetes care was on the midterm ballot this year in California. Voters rejected Prop 29, which would have required a nurse practitioner, doctor, or physician’s assistant onsite at all dialysis clinics while patients were receiving care.
The measure was supported by unions but vigorously opposed by the dialysis industry, which argued that the increased costs would force clinics to close.

Kicking off the first of their six highly-anticipated luncheons, this first soiree featured two speakers. Dennis Mori, Communications Director of The Springs Country Club, and Rosa Lucas, Founding Board Member & Board-Certified Family Nurse Practitioner of Volunteers In Medicine.
Mori presented an
informative chronological history of how The Springs Country Club has evolved over the past 47 years. From when Edwin Johnson, a successful land developer, purchased the 385 acres with just a handshake to how the city of Rancho Mirage was formed on the same day The Springs submitted its development plans – – on July 11, 1973. Mori’s presentation featured a “walk down memory lane” as he shared nostalgic photos of Celebrities and VIPs who frequented and owned residences at The Springs, in addition to pictures of some of the fun, elegant.

Following lunch, Lucas provided a glimpse into Volunteers In Medicine’s Homeless Medical Outreach Program, often referred to as the Street Medicine Program, which offers medical care for the homeless and underserved without healthcare insurance.

The state Coastal Conservancy will vote next week on a strategic plan.
To guide how hundreds of millions of taxpayer dollars get spent over the next five years. The future of California’s 1,100 coastlines is at stake.
Liliana Griego, senior coastal program manager with Audubon California, said funds should go to projects that play to the strengths of indigenous people’s knowledge and connection to the land.
“We’re emphasizing equity, specifically to ensure that tribes are receiving long-term funding for comanagement of various coastal habitats, with the end goal of returning ancestral lands to tribes,” Griego said.
California Audubon, The Pew Charitable Trusts, and Coastal Policy Solutions submitted public comments on the draft plan - asking that accessibility for under-served communities be prioritizedincluding programs to improve
public transit opportunities and provide multilingual signage.
Griego said the Conservancy also should fund programs that combat the effects of climate change on the coast.
“Sea-level rise is a major
threat,” she said, “and so we want to see land acquire more inland so that as the sea levels rise, wetlands can have room to migrate inland.”
The groups are also promoting so-called “blue carbon” programs to restore
coastal habitats such as wetlands, tidal marshes, and eelgrass beds with native plants that sequester carbon as they grow, provide a buffer for sea level rise and rebuild habitat for birds migrating on the Pacific Flyway.
