The City of Indio will be repaving various city streets, including portions of Oasis St, Madison St, Highway 111, Bristol St, Kenner Ave, and Dr. Carreon Blvd, between March 17, 2023, to March 31, 2023. Construction will occur between 7:00 a.m. and 4:00 p.m., Mondays to Fridays.
Residents and motorists should expect significant travel delays, as traffic will be reduced to one lane during construction. Road signs for traffic control will be in place, and flaggers will assist with bike/vehicle traffic and pedestrian activity, as needed. Traffic signals at impacted intersections
will flash red while the crew is working. The public’s cooperation and observance of all construction signs will also be greatly appreciated to ensure the safety of both drivers and construction crews. Access to emergency vehicles will be unaffected.
The residents in the project’s vicinity are expected to hear noise and possible vibrations (shaking) from construction activities.
Therefore, the construction equipment used for this project will be equipped with backup alarms (beeping) required by state law. The city will coordinate to keep the equipment backing up to a

Tell me more: Best known as the keyboardist of German progressive rock troupe Vanden Plas, Günter Werno has fused Neo-classical and prog rock together across Anima One. The expansive symphonic masterwork was created after Vanden Plas performed composer-keyboardist Jon Lord’s “Concerto for Group and Orchestra” at Fruchthalle
Kaiserslautern in Germany on Jan. 11, 2019. As noted by Werno in the press notes for the new live recording released on March 10, 2023: “Christoph Dammann, the culture officer for the venue, came to me and asked if we could do something like this again, but instead of covering someone else’s work, he asked if I would write an original composition. This was a challenge for me as I had written orchestrations to rock, pop, and musical songs before, but never for an orchestra in the classic form of three movements. But, before I
had even left the building after our conversation, I already had the first tune in my head, which ultimately became the intro of the first movement. I freely played around with tunes and themes and finally found the suitable way forward for me from there.” Fans of sophisticated rock as well as 20th century orchestral and film score music will likely be swept up in the impressive Anima One. The first movement titled “Animabilis” conjures up a range of emotions, with Werno’s keyboards and the orchestra gently building artfully for more than three minutes before the piece becomes significantly more dramatic. The second movement (“Animosus”) is generally more reflective, with various orchestral, choral and electric instrument voices positioned in front of the listener, only to be replaced or layered as other forces emerge leading up to the soaring finale of that section. The
third movement (“Animato”) is both dramatic and beautiful, showcasing the full power of keyboardist Werno, guitarist Stephen Lill, singers Andy Kuntz and Astrid Vossberg, and the Pfalzphilharmonie Kaiserslautern orchestra. Anima One is available as a CD + DVD release, with the DVD showcasing the May 13, 2022 concert performance captured for the title.

Transient is a dazzling 10-track album, enhanced by Chris Church’s superlative musical gifts, literate-minded songcraft and an ‘80s-minded retro spirit that is a perfect union with his towering melodic instincts. The
hyper romp “GCRT” opens the album with an explosive sound that blends ‘80s alt rock and New Wave perfectly. The album’s lead single “Going ‘Til We Go” has a similarly-powered propulsion, but a more wistful melodic spark showcasing the Lenoir, North Carolina-based artist’s great vocals; the song is adorned with shimmering rhythm and lead guitar textures. His songs each have a distinctive stamp to be sure. The spirited “I Don’t Wanna Dance With Me,” affecting “One More Chance To Get Over You” (the latter featuring some fine fret work from guest guitarist Bill Lloyd), dashing “Over and Out,” Paisley Underground-flavored “Gotta Go, Gotta Ramble” and infectious “Far Too Late” are among the truly great originals on the disc. Radio Transient is set for release via audio CD and streaming services on March 24. Information: BigStirRecords.com.
CalFresh benefits are set to plummet for almost five million people in the state starting in a few weeks - as the emergency COVID increase expires.
Individuals will lose an average of $82 a month; families will get about $200 less. Trinidad Luna of Los Angeles, who has had both legs amputated at the knee due to diabetes, said he’s gone from $215 a month down to $25.
“I don’t know who came up with this price,” said Luna.
“I mean, did they live it? Did they say, OK, I’ll volunteer to live this way for about a month or two and see if it can be done? I doubt that. It’s hard to get around and go to the food bank with my wheelchair falling apart, but I keep pushing. I’m not going to give up.”
Advocates advise people
to take full advantage of antihunger programs, such as free school breakfast and lunch - and Market Match, which doubles CalFresh dollars at participating farmers’ markets.
Mary is a CalFresh recipient from Orange County who was hospitalized during COVID, has a severe eye condition, and has battled pre-diabetes. She said she would see her benefits drop from $281 a month to $23 and worries that the benefits could impact her sugar levels and overall health.
“The doctor said, ‘Well, you’re going to have to change your eating habits, ‘ and all these different foods that I was not used to - they are more quality, but they are also more expensive,” she said. “So it did help a lot the food stamps on having better food choices to get the pre-diabetes out of my body.”
Frank Tamborello - executive director of Hunger Action LA - said that while people can’t
come close to replacing what’s being cut, there are some things they can do to help.
“First of all, when people’s CalFresh benefits get adjusted downward, they can go to the county office and re-enter their monthly living expenses,” said Tamborello. “And this could result in a higher benefit. Second, many families could qualify for the WIC program. And you’re able to get the WIC and CalFresh programs at the same time.”
Ana-Alicia Carrcommunity advocacy director in LA for the American Heart Association - noted that a recent report from the University of Southern California found that 25% of households in LA didn’t have enough food. This number is even higher among Black and Latinos.
Residents, women, young adults, and lowincome households.
“Of the households experiencing food insecurity, four out of 10 report having children in the home,” said Carr. “So we are seeing food insecurity at levels worse than even ten years before the pandemic.”
The heart association supports state Senate Bill 605, which would expand the supplemental California Fruit and Vegetable program.

Desert Star StaffPalm Springs, Calif. – Set in the small town of Lowake, Texas, in 1986, Del Shores’ Daddy’s Dyin’… Who’s Got the Will? It tells the riotous tale of four very dissimilar grown siblings who come together after their father suffers a debilitating stroke. One wants to maximize time with Daddy before he goes, while another seeks forgiveness for a long-ago transgression. The remaining two want to find their father’s will so they can cash out. But, unfortunately, Daddy can’t remember where he put it.
The hilarious and touching world of dramatist Shores is inhabited by well-rounded
characters exhibiting plenty of heart, gumption, and droll Southern eccentricities. But at the core, his stories are about family. The head of this particular kindred is Mama Wheelis (Amanda Burr). As the grandmother, she rules the roost and is not afraid to take her razor strap to her ungrateful grandchildren, Lurlene (Kat Anderson), Sara Lee (Louise Ross), Orville (Winston Gieseke), and Evalita (Jasmine Shaffer).
Add to the mix Daddy Buford (Terry Huber), who watches imaginary television and plays checkers by himself; Orville’s weight-obsessed wife, Marlene (Dani Jara); and a pot-smoking hippy musician named Harmony (Sam Schwartz) to round out the winning ensemble in an entertaining and heartfelt comedy that puts the “fun” in dysfunctional.

Calif. – If you are applying to jobs online, constantly research before accepting an interview or employment offer. Job scammers have gotten very sophisticated, convincingly claiming to represent real employers, requiring interviews, and even providing phony offer letters. These cunning new twists on traditional job scams have increased in BBB’s Scam Tracker. In fact, according to BBB’s latest Scam Tracker Risk Report, employment scams climbed to the second most risky scam type – after online purchases. How this scam works: You apply online through a reputable, third-party jobseeking site. Then, a few days or weeks later, you get a text message or email asking if you are still interested in the position
or a similar one at the same company. Since you made your contact information available to your potential employer when applying, the message doesn’t strike you as unusual. If you reply to the message, the scammer will invite you to interview for the job. This is when red flags start to appear. Instead of doing a traditional interview, the “employer” asks you to download a messaging app and answer a few questions via text. Then, you’re offered the position on the spot, with great pay and benefits. Your new “employer” may even send you a convincing offer letter.
After your “job offer,” the phony employer asks you to complete a form with your personal and banking information, claiming they need it for direct deposit. In other cases, the scammer may ask you to set
up a home office, either with your funds or money they’ll send you in a (fake) check.
If you send money or share your details, it will now be in the hands of scammers. You’ll unlikely get your money back, and your shared personal information puts you at risk of identity theft.
Read the full article for examples of this scam.
How to avoid similar scams: Research the person who contacted you. If you suspect the person getting you could be a scammer, look them up. A quick online search should reveal if they work for the company they claim to represent.
Do more research on the company. Of course, you may have done this before you applied for the position. Still, if you get a surprise offer to interview, it’s worth
researching to learn more about their hiring process, home office requirements, salaries, and benefits packages. If these don’t align with your offer, you could be dealing with a scammer. Don’t fall for jobs that seem too good to be true. They probably are. If you are offered a job - without a formal interview - that has excellent pay and benefits, it’s likely a scam. See the full article on BBB.org for more tips.

We are in our last week of Pisces. The two fishes of Pisces, carrying the seeds of all twelve signs, offer them to Aries who will create with them all things new. Spring begins Monday, March 20, when the Sun enters Aries.
Aries is the sign that begins the tropical zodiac. Thus, the first day of Aries is also considered International Astrology Day. The Pisces waters & the fires of Aries create a new season and new seeds of thought. With Jupiter in Aries new humanity has a new endeavor as new thoughts and ideas, the new Laws and Principles of the new age appear to build the new culture and civilization. Uranus in Taurus will sustain and protect those seeds, offering them to Vulcan who shapes them into chalices of gold. And Mars in Gemini, clothing the seeds in love, will disperse those seeds into the hearts and minds of humanity.
Aries is the initiator, the forerunner, electric fire. It creates the heat seeds need to sprout, grow and bloom. Aries fire is the fire in Spring’s lightning storms. Aries fire must step itself down before reaching Earth lest the Earth and her kingdoms actually catch on fire. Aries steps itself down through Mars, creating the Martian personality, fiery challenges, war, strive and conflict. Mars is desire and later aspiration. We are often “washed in the fires of desire” during Spring.
As the creative fiery Gates of Aries swing open, Archangel Raphael (also known as Mercury or Hermes), the Angel of Healing, guards and guides the Earth ‘til summer solstice. At spring equinox we experience a spiritual force and all of nature, all of Earth’s kingdoms
are under the spell of the mystic blending of the Water (Pisces) and Fire (Aries) principles. This blending manifests as Beauty, the most hidden pathway to God. Spring is both a Sacred Right and a Great Work unfolding in plain sight. The earth is being replenished and all life’s rhythms are accelerated. We feel this in our hearts.
Tuesday is the first new moon of the spring season (1-degree Aries). At new moon times we support, uphold and strengthen the arms, hands and endeavors of the New Group of World Servers and women and men of Goodwill everywhere. Next week, Pluto leaves Capricorn (after 15 years) and enters Aquarius soon. A monumental change begins!
ARIES: As the Sun soon leaves Pisces, beginning a new year, it is a very potent and contemplative time for Aries, a time to ponder upon re-invention, new ways of expression and how to present yourself to the world. You will be busy, full of life and enthusiasm (filled with God), confident of your success. You will strive to reveal your authentic self, knowing impulsive actions lead sometimes to disaster yet you will forge ahead anyway. It’s a brave new world out there, Aries. You are at the forefront. Take care now.
TAURUS: It’s important you become aware of others’ needs, important to listen to their communication, seeking in their words the feelings being expressed. We are to ask always “What is their need?” Not until we feel deeply listened to, can we then have understanding of others and within ourselves. Within you there’s a Soul
seeking rest, inner comfort and peace. When we deeply hear others, that inner peace extends to ourselves, as well.
GEMINI: It’s a time to make contact (you remember it releases Love, Gemini’s Soul purpose), enter, create or extend yourself into a group, Reaching out to others. Only within the group will you feel the love you seek. Only within a group will your awareness be heightened, goals revealed, and strengths be nurtured. An esoteric group becomes our new family which nurtures, shields and protects. You then do the same for others in the group.
CANCER: It’s always good to review and ask ourselves what elements of our personality we project out into the world. Let’s consider if we act with poise in all areas of life and if we’re mastering any particular task or discipline at this time. Responsibilities in and for the world may be summoning you. Hopefully you’re working in a group and can share the tasks together. If not gather a group and offer your innate leadership knowledge and direction.
LEO: You want to grow and expand beyond lfe’s everyday experiences. You want to explore, wander, journey toward new projects and activities. You want your spirit to feel the freedom of adventure, your imagination to be free and unobstructed. You are renewed philosophically by the hope all of these hopes, wishes and dreams may incur. You remove the blindfolds from your eyes and see reality as it presents itself. Both dark and light. You choose a path forward.
VIRGO: Perhaps you’re observing those around you more keenly, seeking to know how others make decisions, live their lives, what priorities they choose. This observation is important. It’s the first step to understanding another’s emotional and psychological make-up, wants and desires. Observing in this way creates an intimacy that allows you to see with accuracy and later compassion what others need. You are also cultivating forgiveness and ahimsa (harmlessness).
LIBRA: Each month at the new moon it’s good for all relationships to re-define their reasons for interacting, their purpose along with any issues around partnership and sharing rules. Among intimates there’s a need for extra care. Meeting this need creates a feeling of support and what is to be nurtured is strengthened. It’s good for all Librans to ask themselves these questions. “Am I graceful, gracious, loving and supportive in relationships?” “If so, how?” “If not, why?” Then we create the new and whatever is the need.
SCORPIO: It is time in your daily life to consider what would “all things news” be for you? What would that entail, where and how? This question focuses on daily life and health - foods, diet, exercise, schedules, times of rest and tending to everyday matters in new and unusual ways. It’s time for efficiency, organization, detailed order, analysis and critical thinking. All these point out your desire, aspiration and need for clarity of action and purpose. Steps toward triumphant mastery.
SAGITTARIUS: You’re either calm, cool and collected, romantically
Kelly: Is there a way to limit comments/ attendance at monthly board meetings? We have a member who is constantly making harassing comments at board meetings. B.P., Encinitas
Dear Mr. Richardson: We have an abusive owner with anger management issues that has been demanding in person meetings for over two years. We did one meeting in person and the owner was screaming, out of his chair lunging at the manager which was enough for us. We are not willing to put our board members or management in harm’s way especially after what happened in Canada and Atlanta. We did obtain a TRO on the owner but it was not extended due to a judge change.
Besides hiring an armed off duty law enforcement officer to be present at our meetings, we are out of ideas. Is there any type of legislation or suggestions that are available to avoid doing in person meetings because of this particular owner?
Thanks. D.C., San Diego
Dear B.P. and D.C.:
An immature, rude, or even unhealthy homeowner should never be permitted to destroy the orderly meetings of your community. Having security in attendance at meetings reflects a failure of the community to
rein in bad behavior, and should not be necessary. Here are four techniques that may help your HOA bring this under control.
1. Strictly observe open forum. The law allows members to attend and observe meetings, but nothing says that they may participate in the meeting. The Open Meeting Act at Civil Code Section 4925(a) allows members to attend the open portion of the board meeting, and subpart (b) requires the board to allow a member to speak to the board, subject to a “reasonable time limit,” which is often called “open forum.” During open forum, the directors should not respond or answer those comments -that time is the audience’s time to speak for a limited time. Outside of open forum, members should be barred from interjecting or otherwise disrupting board deliberations. Those interruptions also harm the ability of the audience to hear what the board is saying.
2. If someone disrupts the meeting, the chair should ask the disruptor to stop. If that doesn’t work, ask for a censure motion from the board, asking the disruptor to stop obstructing the meeting. If that still doesn’t work, a motion to expel the member may be necessary.
3. Adopt meeting rules. Association meeting rules can help explain how board meetings are run and set reasonable standards of behavior and consequences for violating those standards, which should be applied to
everyone attending – including the directors. Include in the rules a fine for disrupting meetings, so that the board can call that owner to a hearing and potentially impose a fine. Such rules can also explain closed sessions and provide disciplinary hearing guidelines.
4. In extreme cases, clients have obtained restraining orders barring a homeowner from attending board meetings to protect the attendees’ safety. This is a last resort, and hopefully, HOAs will not need to pursue this measure to restore order to your board meetings.
Don’t allow bullies or selfabsorbed owners to hijack HOA board meetings. Elevating the standard of behavior requires collaboration by directors and attendees. More productive meetings will be the outcome, benefitting all owners.
Sincerely, Kelly
inclined or ardently and keenly creative or perhaps all three. What you need is nothing serious. Just fun-filled endeavors, playful encounters and a bit of celebration that mirrors pleasure and other people’s approval of all that you do, are, and will be. You need a bit of applause, a bit more recognition. Know that you impact the world. A sort of starry light surrounds you. Radiate it outward.
CAPRICORN: Tend to all hopes, wishes, dreams and feelings. Write about them in order to better understand them. There’s a need for safety and security. Either for yourself or another in your care. In what ways would you or the other feel safe and secure? When you explore the answer more information about yourself emerges. Like what supports you, whom do you support and what are your heart’s needs? This is deep journal work. Uncovering work. Love work.
AQUARIUS: Observe your day-today experiences. There’s something original to learn, innovative people to meet and interact with. Tend to home tasks early each day. This allows for creative freedom the rest of the day. Many new tasks will be presented to you. Perhaps it’s time to look for a new home, complete forms, begin a new course of study, clean the house and garden. And plant tomatoes and peas for summer salads.
PISCES: Wherever you feel security and safety, appreciation and attunement, order and organization, value and worthiness is where you should direct your life energies. Perhaps you will undertake a new journey with new people in new lands. It could be a circuitous journey before you’re able to understand its purpose. Choose good shoes, only what is most comfortable, what will not betray, what offers you the most opened door. It’s a golden door to a Golden Temple.
Hoping to avoid future train disasters like Norfolk Southern’s derailment in East Palestine, a bipartisan group of Pennsylvania lawmakers has introduced the Railway Safety Act of 2023.
They say it would create more safety requirements for trains carrying hazardous materials - including a “permanent requirement for railroads to operate with at least two-person crews” and increase the frequency of rail car inspections.
The new legislation is a step in the right direction, says Nick Messenger - senior research fellow at the Ohio River Valley Institute - but enforcement is critical because some railroad regulations from past decades still need to be fully implemented.
“The biggest thing that I think it does is it applies to a class of trains that are not currently classified as
hazardous,” said Messenger.
“One of the big issues in East Palestine was that this train, even though it had all of these chemical cars on it because they were not linked together in a row, they were not classified as hazardous.”
The new legislation would require state emergency personnel to be notified of what chemicals are onboard train cars coming through their communities.
Messenger pointed out that the derailment is part of a bigger story about the petrochemical industry in the region and residents’ rights to clean air and water.
“There are a lot of major concerns around this accident, around what are called volatile organic compounds - VOCs,” said Messenger. “And those were emitted into the air and the water from the derailment. But they’re also being emitted by lots of other industrial activity
in the region, in addition to the Shell cracker plant that just went online in Beaver County, which is only about 35 miles from the derailment site.”
Initially, Norfolk Southern offered the entire town $25,000 to help with clean-up. Since
then, lawsuits against the rail company have been piling up.
Last week Norfolk Southern CEO Alan Shaw apologized during a U.S. Senate hearing and pledged the company will pay whatever the cost for a complete
clean-up of the disaster.

One of the world’s foremost fashion brands has established itself in Palm Desert: 120% Lino is still a recent arrival at The Gardens on El Paseo. This is the world’s best quality linen clothing. According to The Gardens on El Paseo website, 120% Lino “is Italy’s foremost fashion brand specialized in linen for men, women, and children. High-quality materials, innovation, selectivity, and precious fibers are the basis of the brand.” It adds that “Linen clothing is the oldest known textile ever produced. It qualifies as a strong, fine, and naturally breathable fabric. The raw linen, a very ‘cool’ resistant fiber, is selected from the best resources worldwide and printed, embroidered, or mixed with silk and cashmere, always in style and tune with the dominant fashion trends.”
This legendary Italian brand “offers an understated elegant style, the perfect fit for people who love sophistication and natural elegance in the city or during travel, every season of the year.” Perhaps fittingly for the world’s oldest known
fabric, my experience with the 120% Lino brand starts with a memory. It was years ago in Paris when I found a pair of white and blue linen shirts in a boutique on a hot summer’s day, each with subtle floral patterns. I wore those shirts for years; so durable is the fabric.
I never expected to find this quintessentially Italian brand outside of Europe, so imagine my surprise when I stumbled upon the bright, airy 120% Lino boutique at The Gardens on El Paseo. This is the only 120% Lino boutique in California. Though understated, the clothing is elegant with surprising pops of color (hand-dyed fabrics) and though functional, has just that right amount of jauntiness to suggest relaxed chic.
The organic linen wear for men and women includes floralprint dresses, wide-leg pants, patterned Bermuda shorts and linen shirts in short and long sleeves, linen blazers in a palette of neutrals, and more. There are also accessories like elegant handbags, belts, and bracelets. A trip to the 120% Lino boutique is like
embarking on a yacht tour of the Greek islands—no wonder Italian model Marco Fantini has appeared on Instagram in the brand’s clothes against
the backdrop of Santorini. Linen is the ideal fabric for the Mediterranean and the harsh climate of the Coachella Valley. Thanks to 120% Lino, you

He sang two of my favorite songs, “Spanish Eyes” and “Que Sera Sera.” He ended his concert with “LaBamba,” with the ladies coming to the stage to dance. The concert was opened to the public after the gala was over. Gala guests and the crowd enjoyed it—an incredible double evening.

If the successful bid is oral, a deposit of $25,250.38 must be presented before the bidding is closed. The deposit is nonrefundable. The remainder of the purchase price must be delivered within 30 days of the sale or at such other time as the Secretary may determine for good cause shown, time being of the essence. This amount, like the bid deposits, must be delivered in the form of a certified or cashier’s check. If the Secretary is the highest bidder, he need not pay the bid amount in cash. The successful bidder will pay all conveying fees, all real estate and other taxes that are due on or after the delivery date of the remainder of the payment and all other costs associated with the transfer of title. At the conclusion of the sale, the deposits of the unsuccessful bidders will be returned to them. The Secretary may grant an extension of time within which to deliver the remainder of the payment. All extensions will be for 15 day increments for a fee of: $500.00, paid in advance. The extension fee shall be in the form of a certified or cashiers check made payable to the Secretary of HUD. If the high bidder closes the sale prior to the expiration of any extension period, the unused portion of the extension fee shall be applied toward the amount due. If the high bidder is unable to close the sale within the required period, or within any extensions of time granted by the Secretary, the high bidder may be required to forfeit the cash deposit or, at the election of the Foreclosure Commissioner after consultation with the HUD representative, will be liable to HUD for any costs incurred as a result of such failure. NOTICE IF YOUR PROPERTY IS IN FORECLOSURE
BECAUSE YOU ARE BEHIND IN YOUR PAYMENTS, IT MAY BE SOLD WITHOUT ANY COURT ACTION, and you may have the legal right to bring your account in good standing by paying all of your past due payments plus permitted costs and expenses within the time permitted by law for reinstatement of your account, which is normally five (5) business days prior to the date set for the sale of your property.
No sale date may be set until three months from the date this Notice of Default was recorded (which date of recordation appears on this notice). This amount owing is $6,844.51 as of March 25, 2021, and will increase until your account becomes current. While your property is in foreclosure, you still must pay other obligations (such as insurance and taxes) required by your note and deed of trust or mortgage.
If you fail to make future payments on the loan, pay taxes on the property, provide insurance on the
property, or pay other obligations as required in the note and deed of trust or mortgage, the beneficiary or mortgagee may insist that you do so in order to reinstate your account in good standing. In addition, the beneficiary or mortgagee may require as a condition to reinstatement that you provide reliable written evidence that you paid all senior liens, property taxes, and hazard insurance premiums. Upon your written request, the beneficiary or creditor (Association) will give you a written itemization of the entire amount you must pay. You may not have to pay the entire unpaid portion of your account, even though full payment was demanded, but you must pay all amounts in default at the time payment is made. However, you and your beneficiary or creditor (Association) may mutually agree in writing prior to the time that the Notice of Sale is posted (which may not be earlier than the end of the three-month period stated above) to, among other things, (1) provide additional time in which to cure the default by transfer of the property or otherwise; or (2) establish a schedule of payments in order to cure your default; or both (1) and (2). Following the expiration of the time period referred to in the first paragraph of this notice, unless the obligation being foreclosed upon or a separate written agreement between you and your creditor permits a longer period, you have only the legal right to stop the sale of your property by paying the entire amount demanded by your creditor. To find out the amount you must pay, or to arrange for payment to stop the foreclosure, or if your property is in foreclosure for any other reason, contact: DELPHI LAW GROUP, LLP 1901 Camino Vida Roble, Suite 100 Carlsbad, California 92008 (844) 433-5744 If you have any questions, you should contact a lawyer or the government agency which may have insured your loan. Notwithstanding the fact that your property is in foreclosure, you may offer your property for sale, provided the sale is concluded prior to the conclusion of the foreclosure. Remember, YOU MAY LOSE LEGAL RIGHTS IF YOU DO NOT TAKE PROMPT ACTION. NOTICE IS HEREBY GIVEN THAT DELPHI LAW GROUP, LLP is now duly appointed Trustee under that certain Notice of Delinquent Assessment which was caused to be recorded by Lake Mirage Racquet Club Homeowners Association (“Creditor Association”) pursuant to the authority of Civil Code Section 5675 to secure obligations in favor of the Creditor Association, which Notice of Delinquent Assessment Lien was recorded on November 10, 2020, as File/Page No. 2020-0556622, and any amendments, of Official Records in the Office of the Recorder of Riverside County, California against the real property legally described in Exhibit A and commonly described as 62 Lake Shore Drive, Rancho Mirage, CA 92270 (“Property”), the record owners of which are Edward Sarnoff and Jean Sarnoff (“Owner”). A breach of, and default in, the obligation for which said Notice of Delinquent Assessment Lien is security has occurred in that the Owner failed to pay: assessments and/or late fees, costs of collection (including attorney’s fees), and interest, which said Owner is obligated to pay Creditor Association under Civil Code Section 5650, and any subsequent delinquent assessments which became due thereafter or may become due during the course of this foreclosure together with any late fees, costs of collection (including attorney’s fees), and interest thereon. By reason of the aforesaid default by said Owner, the Creditor Association has declared that all sums secured by such Notice of Delinquent Assessment Lien are immediately due and payable and does hereby elect to cause the aforesaid Property to be sold to satisfy the obligations secured thereby.
