British Blues giant John Mayall certifies incredible legacy during ‘Final Show’
In the third and final of his so-called “Final Shows” staged at the legendary Coach House in San Juan Capistrano, CA on Saturday night (March 26, 2022), British blues giant John Mayall performed what is reportedly to be his last-ever concert. In front of a sold-out and genuinely enthusiastic crowd, the 88-year-old artist delivered a truly memorable 110-minute outing elevated not only by the historic moment but the terrific talents of his amazing

Tina Rosales, the housing attorney and lobbyist for the Western Center on Law and Poverty, said people who lost their income due to the pandemic should apply now on application. “The program will pay 100% of back rent and rent going forward for a total of 18 months,” Rosales explained. “Landlords and tenants both can apply.” The eviction protections
are designed to stave off a wave of homelessness because approximately 366,000 people wait for their applications to be processed. According to the state, Housing is Key website; the program has paid out more than $2.4 billion so far, an average of $11,000 per household. Rosales pointed out many people whose primary language is not English have had a tough time filing a case, but the kinks are mostly worked out now. “There were technical
glitches and problems with the application, so Spanish- and Chinese-speaking tenants could not apply for the program,” Rosales noted. “And now, they only have a few days to apply.” People can apply regardless of their immigration status. The fear of disease is a greater threat in more populated places, and a desire to lower the cost of living inspired many to move. In addition, many began to realize that if they had to be in “lock-down,” their family would be better off living in other environments. And “homeschooling” certainly was a contributing factor. About 360,000 net people left New York City, and about ninety-thousand left,

households left San Francisco, while Chicago had estimates of 110,000 households who left. Decisions were primarily a shift in where one’s money is being spent and the power those dollars have in less populated areas—according to data, Moving to states like Florida, Texas, Tennessee, South Carolina, North Carolina, Arizona, Georgia, and, to a lesser extent, Ohio, Colorado, or Utah. Why? Tech companies are moving to these states. Taxes are lower than in the Northern states, the weather is sunnier, and maybe fewer Covid restrictions played a role. The unknown factors of How long it would be to get back to any sense of normalcy lay heavily in our minds, and it made sense to make a significant change. The best way to gain broad exposure to this shift from top-tier cities is through Real Estate Investment Trusts, more commonly known as REITs. These stocks own property and payout 95% of their profits as dividends. I like them as an investment because you get to make money in not one but TWO ways… First is the dividend, and as the value of the properties goes up (which we are already starting to see in many of the states where people from high-cost-ofliving cities are moving), the stock also rises in price. In the following list, I divide up residential REITs (REITs that buy houses or apartments), industrial REITs (warehouses), storage REITs (self-storage for when people move), healthcare REITs (as boomers retire), etc. 1. MAA - Mid-America Apartment Communities A residential REIT with a social presence in many popular “city flight” destinations, with a solid 2% forward dividend yield. 2. CPT - Camden Property Trust This real estate company is interested in and operates 167 properties with close to 60,000 apartment homes. According to their Reuters profile, CPT’s properties are primarily located in Arizona, California, Colorado, Florida, Georgia, North Carolina, Washington DC, Texas and have a 2.3% dividend yield. 3. IRT - Independence Realty Trust Another REIT with a huge “down south” presence is Independence Realty Trust. The company owns and operates apartment properties in Atlanta, Louisville, Memphis, and Raleigh, to name a few. IRT’s investment strategy is focused on gaining scale within essential amenity affluent submarkets with good school districts, high-quality retail areas, and major employment centers. As a bonus, the stock also carries a 2% dividend yield. 4. PLYM - Plymouth Industrial REIT First, this is not a residential play like the first three REITs on our list.
Plymouth owns warehouses and distribution centers across the South. As more people move to the South, more warehouses will be filled with goods from Walmart, Amazon, etc. It is a great way to follow the money. Its dividend yield is right at 3%. 5. CUBE - CubeSmart: People are moving towards the South and Midwest, but when they’re moving, they have to store their stuff. How can we invest in the fact that people are moving AND storing? CubeSmart owns storage facilities throughout the South and a bit in the North (hey, even if you move from NYC, you might move back, so you store in N.Y.). You’ll earn a 3.5% yield for holding shares for CubeSmart. 6. Anyone who follows financial companies recognizes Blackstone (ticker B.X.). Outlets cover so much. Blackstone has been quietly buying up houses and apartments in middle-income areas across the South and Sunbelt states. The company recently made news in the past few weeks buying up to 12,000 rental units in Florida, Georgia, and Tennessee. We are heading towards a world where huge companies (Blackstone is the largest fund in the world) own all the land, and the people are all renters. For instance, in the third quarter of 2021, 43% of all home sales in Metro Atlanta were bought by investors. Most of those “investors” were one investor - Blackstone. Blackstone pays a 3.2% dividend yield.
7. CSR - Centerspace: Not everyone moves to Texas or Arizona. Many Californians are heading to Montana, Colorado, Idaho, etc. Centerspace focuses on the Great Plains states. You can earn a 3% yield by holding this one. 8. IRM - Iron Mountain No matter what, there are rules about companies keeping documents, storing documents, shredding documents, etc. IRM knows the rules and owns the properties that keep track of records, shredding, etc. This isn’t necessarily a Southern or Sunbelt pre-play like some of the other REITs on the list, but a play that remote work will actually increase the emails and documents going back and forth that companies will have to store someplace eventually. You’ll earn a whopping 5.6% yield for holding this one to see how remote work plays out with easing covid restrictions. 9. WELL - Welltower Coming in at a 2.9% dividend yield, Welltower is not only a play on the Sunbelt states but also a backdoor play into the aging baby boomer population. They focus on senior health care centers across the states that boomers are retiring to. During the pandemic, the percentage of baby boomers that are retired rapidly increased. Not just because they are getting older but because the pandemic forced many businesses to close, causing early retirement for many that would not have otherwise retired. 10. MPW - Medical
Properties Trust Last but not least is Medical Properties Trust. MPW is on the top 10 list, and AddThis is a backdoor play into hospitals in the South and throughout the U.S. They buy land that they lease to hospitals. Their largest “tenant” is Steward Hospitals which primarily operates in the Southeast and Southwest. Hospitals, in general, are not as affected as office buildings to remote work. Nevertheless, I prefer the hospitals are located in the states that people are moving to. And that’s precisely how MPW is attempting to position itself. Even in recent news, I can see MWP shifting more demographically. They sold one parcel of real estate based in Massachusetts and bought $900m worth of land in Florida for medical use. And as one of the highest yielders on our list at 5.4%, MPW will be a great way to make money from passive dividend payments and the inevitable rise in stock price. PS Walk of Star Story and Photos by Pat Krause David Lee was honored with the 449th Palm Springs Walk of Star dedication on March 18th. The dedication was held in the new Palm Springs Park. If you are not familiar with the area as I was, where the park is located, it’s across from the Palm Springs Art Museum. There is a concrete stage on the corner, and his star is also on that corner. A new street for future stars. Several hundred people attended. Chairs were furnished, and large shade umbrellas were set up to protect from the day’s heat. The program took place on the stage with several speakers. David Hyde Pierce from “Frazier” was one of the speakers from the show. He spoke about his ingenuity of Lee regarding the filming of the show. Lee always had new
and innovative ideas. Lee is an award-winning producer, writer, director, winning many Emmys, nominated for many more. His list of awards is imposing. In addition, Lee is a true humanitarian and philanthropist. David Lee said he came to Palm Springs in 1958 and fell in love with the area. He is a graduate of Palm Springs High school. He said he purchased a second home here. He loved the area so much he bought his primary home here. He had fond memories of his times here as a young man. Lee spoke of the many businesses he remembered that were now replaced with something new. Lee heard about the Plaza Theatre and was concerned about its restoration. The city owns the Theatre and has been trying to get enough money to restore it. It is a unique building, but it has

has supported many other theatres in CA and here in the Palm Springs area. The Plaza Theatre was so unique with its ambiance and allure. I hope in the restoration, they keep that part of the Theatre, The adornments, the one-of-a-kind feeling
from that era and the colors. Geoff Kors spoke to the audience, and he and Nona Watkins gave Lee a replica of the star and a proclamation. After Lee talked to the crowd, everyone gathered around the star’s unveiling.

When you see flowers and trees begin to bud and bloom and other migrating birds, like warblers, nature lets you know it’s time to ready your yard for hummingbirds. It’s enchanting watching hummingbirds - named for the humming sound of their fastflapping wings - as their tiny size and speed make them natural wonders. Hummingbirds can fly 25-30 miles per hour, flapping their wings an estimated 70 times per second. In addition, they fly in every direction, even backward, which only hummers can do, and float majestically in midair. The birds get their brilliant color from the iridescence in the arrangement of their feathers, not color pigment. Plus, they have the fastest metabolism of any animal on Earth, burning 1-2 times their body weight in food daily. As a result, hummingbirds draw nectar from its source into their mouths, lapping it up almost 12 times per second. To increase your chances of observing these petite powerhouses at home, consider these tips from the experts at Cole’s Wild Bird Products: Be conscious of beneficial insects. Hummingbirds rely on insects, which provide essential protein, to complement the nectar they crave. To attract insects, try placing rotting fruit near feeders and leave it until insects arrive for hummers’ easy eats. Leave spiderwebs alone: Hummingbirds use spiderwebs as construction material to hold their nests together and pluck insects caught in the webbing. Offer a water mister:

Hummingbirds adore bathing; a mister gives them the fine spray they prefer. Once soaked, they’re off to find a preening perch. Provide tiny perches. Leave small, sturdy, bare branches for hummingbirds to perch on for rest, preening and hunting. Perches provide vantage points to see danger and launching pads to swiftly pounce on insects. Once hummingbirds find a favorite perch, they’ll use it repeatedly. Hang hummingbird feeders first. Feeders are one of the most effective ways to consistently entice and encourage hummingbirds to come to visit. However, not all feeders are created equal. McCallum Theatre presents “When I fall in Love”

Elliott made an announcement prior to the Opening Night that the role of Ty Green played by Sean Timothy Brown would be performed tonight by DET Executive Director Shawn Abramowitz due to Mr. Brown’s severe case of the flu, adding that Mr. Abramowitz would be carrying a copy of the script on stage. The audience sat back to await the happenings that would be unfolding in front of them over the next two hours. The aforementioned talented cast includes Raul Ramiro Valenzuela as Seth, Ty’s frenetic best friend who wants Ty as his best man despite the objections of his bride-tobe Franny (J. Clare Merritt). The three mothers-to-be, Kudra Wagner, Phylicia Mason and Eliza Convis, shine in their individual responses to their
relationship with bad boy Ty. Their scenes are juicy, witty, appalling and hilarious all at the same time. Kudos, ladies.
