Cinco De Mayo 2022 in the Coachella Valley By Desert Star Staff If you are planning a visit to the Coachella Valley this year, you’ll want to consider celebrating Cinco de Mayo in the desert. In the Coachella Valley, there are many events to celebrate the holiday, including a parade in downtown Palm Springs, the “Cinco de Saguaro” block party, and a psychedelic cumbia band. After the French took over Puebla, Mexico declared a temporary moratorium on debt repayment, but the French were not forced out of the country for five years. The Battle of Puebla became a symbol of the Mexican resistance and, in part, commemorates the victory of its army against France. Born in Lyon, Mississippi in 1902, Son House was featured on several commercial 78s in 1930 and two field recordings captured by Alan Lomax for the Library of Congress at the dawn of the 1940s before returning to relative obscurity for more than two decades. That changed in 1964 when he was rediscovered at the age of 62 working at a train station in Rochester, New York; he subsequently returned to music and toured throughout the U.S. and Europe and was even chronicled in a story in Newsweek magazine. Fast forward to 2022 and producer Dan Auerbach (the Black Keys) has issued a stunning new edition celebrating the legendary “Father Of The Delta Blues.” The remastered eight tracks on “Forever On My Mind” were tracked in the 1960s after Son House’s reintroduction to the world (Son House passed away at the age of 86 in 1988). Housing crisis makes it difficult for americans to own property By Janice Gough America’s housing crisis is no longer looming. And if you’ve been in the market for a home, you know why. According to Fortune, between April 2020 and April 2021, “inventory of homes for sale dropped 53%.” Unfortunately, the prospects for year-over-year figures for April 2022 are not looking much better. Permits for new builds were behind by 24% in 2020 and have not yet recovered in 2022, per Rocket Mortgage. And while inventory is significantly down, prices are inordinately higher. For example,

the average sale price of houses sold in the U.S. in Q4 of 2021 was an astounding $477,900. This certainly doesn’t fall in line with the average American’s affordability. The ceiling for someone with a salary of $50,000 a year, the maximum home price they could qualify for is $300.000. The average American’s salary range is about $36,000 annually. Add to that the unprecedented competition prospective homeowners face, not just from hordes of other potential buyers but from investors snatching up properties. Those searching for the American dream realize it’s more of a nightmare. First-time buyers are often only able to procure Federal Housing Administration (FHA) loans but are mainly being dismissed in the homebidding process. As a result, even financially established buyers are losing out to an onslaught of cash buyers.
And as interest rates, now firmly above 5%, continue their ascent, more buyers are being priced out. Renting is not always an option either due to housing shortages and the fact that Rental prices are rising in tandem with home sale prices. Per Apartment list.com, in the first three months of 2022, rents have increased twice as fast as the growth we saw over the same period in 2018 and 2019. Moreover, over the past 12 months, rent prices have spiked by an unprecedented 17.1% nationally. Finding rentals is difficult in most places. And just like home inventories, rental vacancies are incredibly low. Apartment List. com’s vacancy index stands at 4.6%. Thus, if you fear being left out and want the taxsheltered, internal escalation of value, consider owning Real Estate EFTs. The thing about owning equities is that you can’t live in them, But they
offer tremendous upside when sectors and entire industries, like housing, outperform. Investors looking to profit from these trends should research homebuilder exchange-traded funds (ETFs), which offer broad exposure without the inherent risk of owning individual companies’ stocks. (Exchange-traded funds) have been a great way to invest for many years now. Unlike Mutual funds, you can buy and sell them daily. And better yet, you get to invest in various properties, which lessens the risk of just being invested in property. EFTs offer more flexibility and, compared to mutual funds, fewer expenses. But if you want to put new money to work here, do your due diligence. For some, the American dream might seem unattainable at the moment. But house hunters who position themselves in the suitable investments
can, at the very least, soften the blow of an incredibly inflated housing market. And, with the suitable investments, they can find themselves “house rich” in a non-brick-and-mortar way. Some of the best EFTs produce 60 to 80 percent returns over five years. The expense ratios are low, and the returns are great. Groups Press to Include Undocumented in CA Food Assistance By Suzanne Potter/PNS New research on hunger shows that 45% of undocumented immigrants in California are affected by food insecurity, and 60% of undocumented children live in food-insecure households. The latest figures are from the University of California, Los Angeles’s California Health Interview Survey. Groups that work to prevent hunger want to open food-assistance programs to include all income-eligible Californians, regardless of their immigration status. Donna Yerat-Rodriguez, community liaison for the group Poder Latinx, recalls growing up poor and hungry - as her undocumented mother was unable to find stable work. “Including undocumented individuals in food-assistance programs will make a difference,” said YeratRodriguez. “It would have changed our circumstances and many other families as well.” The Food4All campaign from Nourish California and the California Immigrant Policy Center supports a bill. Senate Bill 464 has passed the State Senate and is now in State Assembly. Gov. Gavin Newsom’s proposed budget would expand CalFresh to undocumented people age 55 and older. Advocates want lawmakers to drop that age restriction in the final budget, which must pass by June 15th. Opponents cite the cost considerations. Susan Babey is a senior research scientist with the UCLA Center for Health Policy Research, which
administers the survey. “Children who experience food insecurity are more likely to be overall poor health,” said Babey. “They have an increased risk for depression and anxiety, and food insecurity is also associated with lower academic achievement.” And state Sen. CCAL Dear Mr. Richardson: I am looking into purchasing a property with 3 freestanding units and a small amount of common space used as a walking area to get from the street to units. The selling agent provided the CC&Rs, but the HOA doesn’t exist and has never met for as long as the current owners have been there. There are no members, no minutes, and no fees. What does this mean for the rules in the CC&R? Are they enforceable? Does the HOA need to be reinstated? What are the implications of this current situation? R.K., San Diego

If the CC&Rs document expires without being renewed by the HOA, that group of homeowners no longer is a “common interest development” and is outside the Davis-Stirling Act. Without CC&Rs and the law’s guidance, how can the HOA pay its expenses? Require termite treatment? Keep insurance in force? Modern CC&Rs avoid the problem by automatically renewing. The Davis-Stirling Act became law in 1986 and in its earlier years was fairly minimal. So, governing documents dating before the 1990’s often are substantially out of step with current law and sometimes even have illegal discriminations against children
or minorities. If you had trouble getting the CC&Rs, that is a troubling indication, because your CC&Rs document is the foundation of the HOA’s operation of the property. What You Should Know About Fighting Kidney Disease By Desert Star Staff When people are unexpectedly diagnosed with chronic kidney disease (CKD), their lives can be turned upside down. CKD, which is the gradual loss of kidney function, strikes Americans at a faster rate than any other non-contagious disease. When diagnosed early, kidney disease can often be treated so that it does not worsen into kidney failure. However, with no symptoms in the early stages, CKD often goes undiagnosed until the late stages. To survive with kidney failure, people must either receive a kidney transplant or start dialysis care, which involves a machine filtering their blood on a regular basis. The wait for a transplant can be 3-5 years or more, and 13 Americans die every day waiting to get off the kidney transplant waitlist. Inequity in Kidney Care: People of all races and ethnicities are equally likely to develop kidney disease; however, people of color are more likely to reach kidney failure. • Black Americans make up just 13% of the U.S. population, but they
account for 35% of Americans with kidney failure. • Hispanic/Latino people are 1.5 times more likely to progress to kidney failure than non-Hispanic white people. • Native Americans are twice as likely to go into kidney failure as white Americans. • Asian Americans are 1.3 times more likely to go into kidney failure. The risk for kidney failure in these communities is in part due to high rates of diabetes and high blood pressure as well as a lack of access to timely preventative care. Multiple social and community factors contribute to inequity in health care, specifically kidney care, including systemic racial bias, language barriers, lack of cultural understanding and where people live. Over 200 guests filled the grounds of the Biggi Bird Gardens. They all wanted to say goodbye to a dear friend and fellow artist. Celebrities and local dignitaries came to pay their respects to a man that has done so much to bring theater to the Desert and Beyond. He has brought top-notch plays, musicals and teaching to our Valley. He was not afraid to bring serious issues in the plays that he performed. They tackled serious and light comedy with issues like racism, white privilege and other
topics about the problems of today’s society. The singers and artists always gave the best performance. The play, closer than ever, dealt with divorce, love, heartbreak and more that the audience could connect with. Speaker and composer Joe Giarrusso spoke about the start of CVRep and said he had been a part of it for 13 years and was proud of what CVRep has accomplished since its meager beginning. But unfortunately, many thought it could not survive. Patrick Evans from KESQ and the Eye On The Desert TV host hosted the event. Music was provided by a fantastic band Upstream. Speakers included Doug Moreland, Peggy Jacobs,

and others who bestowed love and gratitude to Ron Celona for his vision, dream, and a constant passion for CVRep. LULU’s restaurant catered the event with a delicious meal of Salad, BBQ Ribs, chicken on a stick, rice and dessert. Guests came in colorful dresses consistent with the Hawaiian theme. Ron Celona spoke to the crowd and said the New Artistic Director would be Adam Karsten. He felt confident that Karsten could take up the baton with his expertise and experience. Celona was sure he would continue to project the Theatre with its pursuit of Equality and diversity and bringing significant events to the Theatre. A video of Celona’s life is shown. Celona
was instrumental in buying the new Theatre and turning it into a state-of-the-art theatre. The event was held at the home of Gino and Lindi Biggi, Better known as Biggi Bird Gardens. They open their fantastic home to many charity events. If you ever had the chance to see this home, you would be enchanted with Lindi walking around with birds on her arms or little birds on her shoulders. She talks to the cockatoos and says to them to tell their name. My cockatoo said, Hello Pat, so clearly. There is a lagoon of koi fish and pink flamingos. The home looks like a preserve for birds with cages, thatched buildings, and more. I could go on for hours telling
about this fabulous home. Celona also talked about how the Pandemic has made it challenging to keep going. Thanks to the many donors and supporters, the Theatre is still going strong. Palm Springs New Airport Director
By Desert Star Staff The Interim Executive Director of Palm Springs International Airport has been named its new Executive Director, City Manager Justin Clifton, announced today. Harry Barrett had served as the Airport’s Interim Executive Director since December 2021, when former Executive Director Ulises Aguirre retired. Barrett was first hired in Palm Springs as Deputy Director of Operations and Maintenance in April 2020. He served in that role for just over a year when he was promoted to Assistant Airport Director in 2021. Barrett currently oversees a $27 million operating budget, directs all aspects of financial and capital programs, recently launched three new airlines, and is negotiating airline use agreements between 13 airlines. “Harry Barrett’s knowledge and expertise about the operations and projects ongoing at Palm Springs International Airport make him the right choice to serve as our next executive director,” said City Manager Justin Clifton. “I am thankful we have an experienced airport executive whose proven management skills have kept

In addition, he served as an Airport Operations Specialist at Bellingham International Airport from August 2012 to February 2014. Before working for municipal airports, Barrett served 11 years from 2001to 2012 as a lead flight examiner and then aviation management section chief for the United States Air Force. Barrett currently serves as Committee Vice-Chair of Industrial and Military Relations for the American Association of Airport Executives and Committee Chair and California legislative representative, Diversity, and Inclusion, for the Southwest Chapter, American Association of Airport Executives. Barrett holds an MBA in Global Management from Arizona State University.

The Palomino Stage crowd was packed with devoted Tucker fans, who shouted, cheered, and sang along as she offered songs such as “Walking Shoes.” “Thank you for so many No. 1 hits,” Tucker said before launching into “Love Me Like You Used To” as the rowdy crowd sang along. Her performance was broken up by long and loud fan applause a few times, which moved the veteran performer. She sang the hits, consisting of “Strong Enough to Bend,” told tales, marketed her liquor brand name and even Facetimed with Brandi Carlile, who was readied to carry out but needed to terminate because of COVID. Thomas Rhett called his “Mane” Phase headlining set on Friday evening a “bucket checklist moment.” He took full advantage of that minute as a blaze of technicolor red lights indicated the beginning of his program. Rhett opened with “Craving You,” his 2017 hit with Morris, though Morris did not join him on the track. “Where all the country women at tonight?” he yelled, and as the group reaction swelled, many of the nation ladies were right there at Stagecoach. Rhett’s recent album, Where We Began. Friday night saw
Jon Pardi take the stage with Midland and Thomas Rhett. Jon Pardi made his second appearance on the Mane Stage that evening; however, Pardi wasn’t Rhett’s only shock for the crowd. Many musicians throughout the day offered to cover songs during their sets. The evening’s headliner was no exemption, as he launched into the second Barth Brooks cover followers listened to on Friday with “Friends in Low Places.” The group’s cheers reached peak levels when HARDY (There ain’t no party without no Hardy) and star Ashton Kutcher joined him to assist him with the timeless country singalong. He adhered to “Pass away a Pleased Guy,” “Memorable,” and “What’s Your Country Song?” with his set-ending as fireworks brightened the latenight skies over the desert.
