Under Wayne’ auspicious stewardship the production company has grown from a small venue of about 70 patrons to a glittering new theatre of some 120 seats, along with a technical team capable
of mounting comedies, dramas, musicals, you name it; they will produce it. So whether you’re currently behind on payments or foresee trouble ahead, Freddie Mac advises taking the following steps as quickly as possible to get back on track: Assess Your Situation: Whether it’s due to unemployment, illness,
natural disaster or other reasons, identifying the cause of your financial hardship and anticipating its duration is essential. These factors can help determine the best solution for you. (A short-term problem is over within 12 months. A long-term hardship extends beyond 12 months.) Contact Your Servicer: Your servicer — the company where you send mortgage payments — is your best resource throughout the process. They will provide you with the available mortgage relief options based on your situation, which typically begins with being placed in a temporary forbearance
program. Remember, your servicer is there to help. If you think you’re going to have trouble paying your mortgage, don’t wait. Call them immediately! And if you’re already behind on your mortgage or currently in a workout option, respond to their outreach efforts to keep an open dialogue going throughout the process. Know Your Options: No matter where you stand, there are solutions. Here are some to consider: • Forbearance is an agreement between you and your loan servicer that either pauses or reduces monthly mortgage payments
for a limited time. Consider forbearance if you’re currently unable to make payments but think you’ll be able to resume soon. • With payment deferral, missed mortgage payments move to the end of your loan term, but your monthly mortgage payment amount stays the same. Consider payment deferral if your hardship is resolved, but you’re unable to repay missed mortgage payments as a lump sum or by increasing monthly payments. Freddie Mac Flex Modification, for example, provides up to a 20% mortgage payment reduction that permanently changes one or more of the original terms of your mortgage, such as the interest rate and mortgage term. Ask your loan servicer whether this may be an option for you. • A repayment plan increases mortgage payments for a short period to make up for missed payments. Goals must be longer than one month but no longer than 12 months. Consider this option if you can afford your regular monthly payment, plus a little more, for a short period. • With partial reinstatement, you pay a portion of missed mortgage payments as a lump sum. To pay off the rest, your loan servicer works with you to
create a repayment plan. • With full reinstatement, you pay the total owed mortgage payments as a lump sum, making your mortgage current. This is a good choice if you can afford it. • Refinancing your mortgage lowers your interest rate or replaces an adjustablerate mortgage with a more affordable fixed-rate mortgage. This is a good choice if you’re current on payments but would benefit from reduced payments in the future. Germany sets ‘grim’ Covid record & eyes new curbs By Desert Star Staff For the first time since the start of the pandemic, the number of new daily Covid cases in Germany has exceeded 60,000, according to the country’s disease control and prevention agency, the Robert Koch Institute. Authorities fear that, in reality, the figure is even higher, as not all cases are immediately reported or detected. Just a week ago, the number of daily infections across Germany surpassed the 50,000 mark. Among the country’s Covid hotspots are Thuringia, Saxony and Bavaria. In the latter region, hospitals are so overwhelmed with Covid patients that they have had to put off any non-emergency surgery. Against this grim

backdrop, lawmakers in the Bundestag on Thursday backed a new set of measures to contain the spread of the disease. Germany’s Social Democrats, the Green and Free Democratic parties, proposed the package, which is expected to form a new coalition government as early as next week. If passed by the upper house, the rules would include mandatory daily Covid testing for employees of, and visitors to, care homes, regardless of vaccination status. Germans would also be required to show proof of complete vaccination, recovery or a new negative Covid test to enter their workplace or use public transport. On top of that, those caught selling and forging fake certificates and tests could
face up to five years behind bars. Just like the Covid regulations currently in place, the new plan gives some leeway to regional authorities

Hedwig and his interaction with the audience as a way of keeping the audience fully engaged. It worked like a charm the night I attended. The superb cast of Nicholas Sloan as Hedwig, and his real-life wife Jamie Leigh Walker as Yitzhak, deliver sensational performances that knock the sox off of Palm Springs audiences in what can only be described as an evening of highly ‘amped sound’, cascading light changes, and the toe-thumping musical beat of the Angry Inch Band, under the musical direction of Constance Gordy. The band nicely blends into the production as integral “characters’ as well as musicians providing the necessary musical accompaniment which allows stars Sloan and Walker to strut their stuff. Pfizer gets new $5.3bn boosts over Covid
By Desert Star Staff US pharmaceutical giant Pfizer has agreed to a $5.29 billion deal with the American government to provide 10 million doses of its new Covid-19 oral antiviral drug, Paxlovid. “This promising treatment could help accelerate our path out of this pandemic by offering another life-saving tool for people who get sick with Covid-19,” Xavier Becerra, secretary of the United States Department of Health and Human Services, said on Thursday. Under the deal, Pfizer is to deliver some 10 million courses of its antiviral drug to treat Covid-19 at the cost of $5.29 billion to the US taxpayer. As a result, the company says it cuts the chance of hospitalization or death for adults at risk of
severe disease by 89%. The pharma giant expects to manufacture 180,000 courses of the treatment by the end of December and intends to produce at least 50 million by the end of next year. In a statement released after the deal was announced, US President Joe Biden said courses would be available from the end of the year. “My administration is making the necessary preparations now to ensure these treatments will be easily accessible and free,” he added but reiterated that “vaccines remain our strongest tool” against the virus. The Biden administration has also signed a $2.2 billion deal with Merck and Ridgeback Biotherapeutics for their Covid-19 pill. However, that drug, Molnupiravir, is not as effective as Pfizer’s
oral treatment, only halving the chance of dying or being hospitalized in patients susceptible to serious illness.
On Thursday, AngloSwedish healthcare giant AstraZeneca stated that its preventative Covid-19 drug,
delivered as a shot in the arm, offered 83% protection over six months, further boosting the fight against Covid-19.

had used to issue the authorization in August, they said they were ignored. The group filed a lawsuit this week, demanding FDA bosses sit down with them and schedule the release of these documents. With more than 329,000 pages of data to be released, the group argued that a scheduling meeting was necessary; otherwise, if the FDA processed these documents at the pace typical for FOIA requests, it would release just 500 pages per month. At that speed, they say, the final pages would be made public only in 2076 – 55 years after the vaccine was authorized. The group hopes to force the FDA to release 80,000 pages per month instead – a schedule that would see all documents made public in a little over four months. Recent statistics show that more than 15 million people live in households that are behind on their rental payments. According to the Aspen Institute, as federal rental protection ends, these individuals and families are at risk of eviction. “The economic fallout from the pandemic is causing housing instability for far too many renters, including people of color disproportionately affected by this crisis,” says Eileen Fitzgerald, head of housing affordability philanthropy with Wells Fargo. Struggling to pay rent? Fitzgerald offers four actions to take: 1. Talk to your landlord. If you can’t pay rent on time, see if your landlord can work

AstraZeneca reveals what’s more effective over time
By Desert Star Staff AstraZeneca has announced that its preventative antibody cocktail offers 83% protection against symptomatic Covid-19 for at least six months, making it more effective than its vaccine. In a statement on Thursday, AstraZeneca cemented its lead in the race to develop and market a preventative Covid-19 drug, which is delivered as a shot in the arm. The drug, named AZD7442, reduces the risk of symptomatic Covid-19 by 83% over six months, according to data from a trial in which participants were given one 300mg dose. In addition, there were no deaths or severe infections recorded within the trial group, it said. A separate trial showed the
drug reduced the risk of severe Covid-19 or death by 88% when administered within three days of the onset of symptoms. “These new data add to the growing body of evidence supporting AZD7442’s potential ... We are progressing regulatory filings around the world and look forward to providing an important new option against SARSCoV-2 [Covid-19] as quickly as possible,” AstraZeneca Executive Vice President Mene Pangalos said in the statement. The Anglo-Swedish firm has agreed to supply the US government with 700,000 doses of AZD7442 if the Food and Drug Administration grants it emergency use, which AstraZeneca requested on October 5. The firm has similar agreements with other nations.
The drug is created using a combination of two antibodies originating from immune B-cells donated by a recovering Covid-19 patient. The treatment could be used in people known not to respond well to vaccines,
such as cancer patients. Around 2% of people are considered at risk of not creating enough antibodies following the administration of a Covid-19 vaccine. The drug appears to be more effective than
the firm’s first-generation Covid-19 vaccine based on the numbers. Britain’s Zoe Covid study showed the vaccine’s effectiveness dropped to around 67% after four to five months.
Biden administration suspends vaccine mandate for businesses
By Desert Star Staff Enforcement of President Joe Biden’s Covid-19 vaccine mandate for large employers has been suspended, 11 days after a US appeals court froze the order on “grave statutory and constitutional issues.” The Occupational Safety and Health Administration (OSHA) has posted a notice on its website, saying the agency suspended implementation and enforcement of the vaccine mandate for employers with 100 or more workers. The OSHA argued that it “remains confident in its authority to protect workers in emergencies” but noted that the US Court of Appeals for the Fifth Circuit

ordered the administration to halt enforcement of Biden’s mandate until a further ruling is made. The administration had previously sounded a defiant tone on the November 6 court decision. But, with White House spokeswoman Karine Jean-Pierre telling reporters two days later, those businesses should continue to move forward with forcing their employers to be inoculated or submit to weekly testing. The same court upheld its freeze of the mandate on November 12, condemning the policy as “staggeringly overbroad” and “fatally flawed.” Moreover, the temporary emergency
standard (ETS) that the OSHA employed to implement the mandate is used only rarely to avoid abuses of “extraordinary power,” Judge Kurt Engelhardt said. Noting that the tool had survived legal scrutiny only once since the OSHA was founded in 1971. The OSHA issued the vaccine ETS on November 5, giving employers 30 days to order their workers

to be vaccinated and 60 days to achieve employee compliance. Workers were also given the option to submit to weekly testing. Dozens of lawsuits have been filed over the order, and those claims were consolidated on Tuesday to the Federal Court of Appeals for the Sixth Circuit, based in Cincinnati. The Sixth Circuit will rule on permanently
blocking the mandate, and the losing side will likely appeal their case to the US Supreme Court. Eleven of the Cincinnati-based court’s 16 judges were Republican presidents Donald Trump and George W. Bush. The other five were appointed by Democrat presidents Barack Obama and Bill Clinton.

en with urinary symptoms common with an enlarged prostate, also known as benign prostatic hyperplasia or BPH, may anticipate and plan for urgent and frequent bathroom needs and even avoid events and activities they enjoy because of their urinary symptoms. Whether they rearrange their morning schedules in anticipation of interrupted sleep, limit the amount they drink or purposefully seek out and stay close to the bathroom, this is known as extreme bathroom planning and can disrupt normal daily activities. In men with BPH, the enlarged prostate presses on and blocks the urethra, causing bothersome urinary symptoms, such as an urgent or frequent need to urinate or the sensation that the bladder is not empty after urinating. These symptoms can significantly impact a man’s quality of life, leading to interrupted sleep and even a loss of productivity and depression, according to research published in “British Journal of Urology International.”1 As part of a survey sponsored by Teleflex Incorporated of approximately 1,000 men in the United States, 45 years and older, who have experienced at least one bothersome urinary symptom, nearly half (45.49%) reported they have avoided events or activities they enjoy because of their bothersome urinary symptom.2 When they do attend an event or perform an activity, a significant number of men surveyed make plans or take action to accommodate their bathroom needs. In fact, more than 40% have chosen certain routes on road trips because they have more or better availability of restroom facilities. Additionally, about 1 in 5 said locating the closest bathroom is the first thing they do when they go somewhere new, and about 43% selected seats when purchasing tickets to an event based on proximity to the restroom.2 These “extreme” bathroom planning habits are not just limited to daytime activities. Many men with urinary problems, including BPH patients, experience frequent nighttime waking to urinate. The majority of those surveyed (more than 70%) said their energy levels have been impacted during the day because they get up frequently at night to urinate. To avoid this, about 3 in 4 men (74.8%) limit the amount they drink in the evening. Some men (about 22%) have even slept in another bed or room than their spouse, partner or significant other to avoid waking him or her when getting up to urinate.2 “It’s important for men to be aware of symptoms of BPH, including frequent trips to the bathroom during both daytime and nighttime,” said Ana Fadich, vice president of the nonprofit Men’s Health Network. “While not all urinary symptoms are caused by BPH, men over the age of 45 who are experiencing urgent or frequent urinary symptoms should consider speaking with their doctor about their prostate health.” More than 12 million men in the U.S. seek treat ment for BPH.3 BPH is unrelated to, but more common than, prostate cancer, according to the

American Cancer Society,4,5 and if left untreated can lead to permanent bladder damage.6 Medications are a common treatment option for men diagnosed with BPH. Among those surveyed, more than 65% have taken medication to treat their condition. However, nearly 1 in 4 said their medication was “not very effective” or “not effective at all” at helping reduce their need to plan their next bathroom trip.2 BPH relief through medication can be inadequate with potential side effects such as sexual dysfunction, dizziness and headaches, prompting many men to quit using their BPH treatment medications.7 A study published in the “Journal of Urology” also found commonly prescribed BPH medications are linked to an increased risk of new instances of heart failure in some men.8 Among men participating in the Teleflex survey, those men taking BPH medication and who have never had a medical procedure or surgery to treat their condition, more than twothirds (66.81%) said they are extremely, very or somewhat interested in a minimally invasive procedure that could help reduce their bathroom visits and planning needs.2 An option like the UroLift® System is a minimally invasive treatment for lower urinary tract symptoms due to BPH.
