Nestled in the southwest corner of Louisiana, the economy and industries aren’t the only things growing. The seven-parish area that make up the Southwest Louisiana Home Builders Association is home to a residential boom unlike any other part of our state. MEET THE BUILDER: S FARQUHAR CONSTRUCTION JUSTIN STARK & SCOTT FARQUHAR, OWNERS S Farquhar Construction Co-Owners, Justin Stark and Scott Farquhar have been members of the Home Builders Association of SWLA and business since 2016. However, they have both worked in the home building industry for many years prior to opening their own business. Justin has worked over 22 years in the home building industry and Scott has over 14 years of experience. They believe their backgrounds in residential construction really comes through in the quality of work they provide their customers. Justin and Scott have recently purchased land to build their business location and cabinetry shop at 3400 Knight Ln facing Interstate 210 in Lake Charles, they hope to begin construction in 2020. What made you want to become a builder/ remodeler? Justin Stark: I’ve dreamed of becoming a home builder since I was about 16 years old. Buying a home is the biggest investment most people will make in their lives. I believe that a qualified, and caring contractor who takes the time to be involved and get to know the people he’s working for can make the building experience really enjoyable for both parties. focus on delivering the absolute best product no matter what the budget by focusing on effective scheduling and quality workmanship. We realize success when we have not only made a beautiful home but also some new friends at the end of the job! Scott Farquhar: I was raised in a construction family. My father was an iron worker that built my childhood home himself with the help of family and friends when I was about 12 years old. I began in construction framing and remodeling, then went on to finish carpentry and cabinet building. My goal was always to be a residential contractor. What do you love most about building in SWLA? Justin Stark: I love the opportunity to make the homes I work on look high-end no matter the budget using cost effective materials and experienced craftsmanship. I really enjoy helping homeowners transform their spaces into something beyond what they dreamed. Scott Farquhar: I love the people we meet and being able to drive by a residence and know that I was a part of
making that family’s house a beautiful home. It’s always been something that really meant a lot to me. What is your best advice for someone interested in having a new home built or remodeled? Justin Stark: Find a reputable contractor that will sit down with you and show you their past projects and give references from past clients. If it’s the right contractor for you, they will spend the time to understand what your goals are and what makes you happy. Scott Farquhar: Be specific about your needs and wants, and make sure your contractor is on the same page. It will take a lot of conversations with your contractor prior to the work starting to iron out all the little details. What is one thing you want potential clients to know about S. Farquhar Construction? Justin Stark: We always focus on customer service and quality to make the building process as easy for the home owners as possible. We try to show our clients all of the options available and help them chose the options that fit them and their needs the best while still offering expertise craftsmanship. Scott Farquhar: We want the homeowners to feel like they had a great experience from start to finish. As project management experts we believe that a properly managed project always results in a great final product. We always stand behind our work. If you were building yourself a new home, what would be the thing you’d be most excited to put in it? Justin Stark: I would definitely put in an outdoor living space! We have worked on some really great outdoor living/ outdoor kitchens lately and I think they are a great way to expand the amenities of your space. Scott Farquhar: My family spends most of our time outdoors, so I’d also say an outdoor kitchen would be ideal. If we are talking about indoors, I think it’s really important to incorporate smart, energy efficient appliances. D&B

The purchase of an existing river home was the first step to perfection. This home would eventually be removed but not before house plans were perfected for five years and construction would take two and a half years to complete. Door and Cabinet Hardware Designs Provided by Browne-Stewart Company Door and cabinet hardware are available in a plethora of styles and finishes that can enhance the design in any room. If you are remodeling or building new, choose your hardware last. KNOBS OR PULLS? One preference in the kitchen is to use knobs for all doors and pulls for all drawers. For any large door such as a pantry and any pull-out door, it is more comfortable to use a pull. This is extremely helpful since drawers can get very heavy with all of our pots, pans, dishes, etc. When it comes to doors, your personal tastes should dictate what style and finish you choose, your lifestyle should play a role in determining whether knobs or levers are best for you. Knobs have a traditional appearance, and levers take on a more modern look. Levers are easier to operate than knobs.
COST You get what you pay for! There are a handful of companies with inexpensive brands and their finishes are also sub-par and look cheap. Instead of going to the big-box stores, look for hardware through your local plumbing or hardware showrooms, as they will have a larger variety and salespeople on hand to assist you.
FINISHES While most homeowners will choose chrome or brushed nickel, there are numerous other finishes available to add interests. Finishes that go well with a brushed nickel or brushed stainless faucet: antique pewter, bronze (light to dark), satin brass (this one can get tricky), oil-rubbed bronze, aluminum, black matte, and rust. 16 DESIGN & BUILD 2020

How to Make Your (Landscape) Beds Provided by The Grounds Guys Properly managed flower and shrub beds enhance the curb appeal of your home or business and contribute to the beautification of our community! Consider these key tips when making decisions about the landscape beds in your yard or commercial property:
MULCH Effective application of mulch improves the health of your bushes, trees and shrubs. Mulch also moderates temperature fluctuations, preserves soil moisture, reduces erosion, and suppresses weeds and pests. However, improper mulch application creates issues for your plants and landscape. Remove deteriorated mulch before adding more, to minimize rot and pests. Getting mulch depth right is also essential to its effectiveness. Generally, a 3 inch depth of mulch is ideal for most areas, but can vary depending upon soil and foliage type and specific conditions of your landscape. When in doubt, count on an experienced professional for mulch installation.
PLANTING SEASONAL COLOR Seasonal or annual plantings provide excellent opportunities to add color to your shrub and flower beds throughout the year! Generally, these areas of your beds need to be replanted twice per year with seasonally appropriate selections. IRRIGATION It’s no secret that summers in Southwest Louisiana are HOT! There are many shrubs and trees that will tolerate heat well, but optimal plant health requires water to be delivered. There are many options for bed irrigation systems, and most can be installed by a professional in a day or less. WEED ABATEMENT If you have landscape beds, then you will also have weeds to control. There are many strategies for controlling weeds, but the key is consistency. Weed growth must be monitored and addressed continuously to keep your beds in tip-top shape. If you prefer to spend your weekends with family and friends, then professional weed abatement is a great option.
PRUNING Shrubs and ornamental trees are excellent additions to landscape beds, and with proper care will provide years of beauty! These plants do need to be pruned regularly to maintain proper shape and remove diseased or unwanted growth. When appointing a space with design or decoration it’s critical to focus on the use of the particular space. The time of day the space will be occupied will ultimately determine how the furniture should be positioned. The amount of sunlight the space will receive is also of paramount importance and, unfortunately, often overlooked. Using decorating or design inspirations is a great way to introduce a certain process, but such techniques should only be used as inspiration. All spaces are not created equal, and simply trying to copy something will often lead to disappointment. Neutral palettes are very popular; however, they should be combined with accent walls and wall coverings to create a desired dimension to a particular space. The “Beach House” estate home featured on historical Mar a Lago property in Palm Beach, Florida, has elegant bones which include spacious, expansive light-filled rooms with interconnecting doors and light filled rooms. the feeling of these luxurious spaces with a controlled color palette and interior appointments that complete the curated look. The focus of this project was to not over decorate. The location and views on this sun-soaked coast are second-to-none and the setting speaks loud and clear for itself. She concluded, “It was an honor to work closely with the Trump Organization to develop an interior style that seamlessly blends with the exterior landscape on this iconic property.”

With degrees from Louisiana State University and the acclaimed Fashion Institute of Technology in New York City, the contagious passion Breaux has for reinventing sophisticated settings has earned the attention of prominent New Yorkers and international power brokers who frequently desire turn-key service. The 4,200-square-foot residence, in Trump Park Avenue, sold for a cool $14 million just two weeks after her design completion. There are two options to consider with cabinets: fitted or unfitted. A fitted kitchen consists of rows of

Countertops come in a variety of materials from stainless steel, wood and concrete to engineered stones and the ever popular granite. Because they take a beating in the kitchen, choose counters that are durable and water resistant. Beyond that let personal taste and how you’ll use them be your guide. Do you need surfaces that withstand chopping and hot pans? Do fingerprints and water spots bother you? If you don’t do a lot of heavy cooking, perhaps aesthetics rules over practicality. There are many coping choices as well: aluminum, Z form, and brick just to name a few. You can have a shallow pool that is for those who just want to hang out, get cool, or exercise. You also have the option of an 8 foot deep pool with a diving board, for those who want a little more adventure. If you have kids who couldn’t imagine not having a diving board and spending hours with their friends jumping, diving, and doing cannon balls, a vinyl liner pool is definitely a way to go. A lot of times people associate vinyl liner pools with the image of what they had or swam in 25 years ago. We are here to tell you, things have changed since then, including vinyl pools. The days are gone of just having the option of a regular rectangle chlorine pool. Although there is nothing wrong with a rectangle pool, they are still beautiful, but chlorine pools are almost a thing of the past since salt generators have come onto the pool scene. Even still there are some who stick with chlorine because that’s all they know and to each their own. If you want to make life a little easier on yourself, then salt is the way to go. Lighting Considerations in Bathroom Design Provided by Joseph’s Electrical Center During new construction or home renovation, people spend most of their time dreaming up visions of their common spaces like the kitchen, dining or living room. While we may not dream about our bathrooms as much, they are important rooms that are used on a daily basis that need thoughtful consideration when it comes to lighting. People often ask, what gives better light - a vanity fixture over the mirror, or sconces on either side of the mirror? The answer is two-fold. If there is no recessed lighting, a vanity fixture over the mirror will provide better lighting. However, if there is recessed lighting above the sink area, then the combination of sconces and the recessed can will provide the perfect light. In this situation, the light coming toward your face from the wall sconces and the light coming down from the recessed can help to cancel any shadows, which makes this an ideal light for shaving and make-up application. If an over-the-mirror vanity light is what you want, keep in mind that metal shades or amber colored glass globes are going to minimize the light. While the industrial look is very trendy right now, a vanity light with metal “warehouse shades” is going to send light straight down and will not provide overall light in the room. A white or clear globe is going to provide a brighter light to fill the space. Half baths or powder rooms don’t necessarily have to play by the same rules. Since these spaces aren’t used for shaving or detailed make-up application, it is acceptable to have softer light like sconces with fabric shades. You could even hang a mini chandelier in the powder room instead of a vanity light. The final piece to remember when designing bathroom lighting is to add a recessed can in your shower. This will provide extra light to the room overall, but will also help to provide light in a space that is often darkened due to shower curtains or tiled shower walls. It is also especially helpful to have more light in this space for household cleaning. So when planning your bathroom renovation or new home, make sure to give some time and consideration to your bathroom spaces. Straight Talk about Big-Box Store Chemicals Provided by Pro Pools There is probably no more frequent question asked a pool professional than the difference between the chemicals sold in pool stores and what they can get at a big box store. The question is of course way too broad for a single article, but will try to lay out the things that matter most to anyone who owns a pool. You first need to intentionally set aside the single most valuable thing offered at a pool store, it totally separates them from big box stores, which is knowledge and experience. They are always giving the kind of personal and professional service to customers that you will likely never get down at the GiantValue-Box-Store where they probably don’t employ anyone with any real understanding of the chemicals they sell. What people really want to know, is whether the chemicals that they sell at X-Mart are as good as at a professional pool store. The answer is that, well it depends. There are undeniably certain chemicals which are exactly the same, regardless of what label they carry or where they are purchased. Alkalinity increaser, which is pure Sodium Bicarbonate (Baking Soda), is a good example. Muriatic Acid is another. These are basic, common chemicals, available for many uses, which are repackaged for use in pools but in reality, are chemically identical. You would probably never know the difference. When it comes to specialty chemicals there is really no comparison. You will generally not find things like phosphate removers, stain removers or specialty algaecides to fight persistent mustard or black algae, (the gallon jug of algae 10 notwithstanding). You probably wouldn’t even know if you

needed it considering the national chain retailers don’t offer water testing, so lets skip those as well. Things however, can get complicated when we start comparing chlorine. There are so many different chlorine products on the market and they are all different. The basic chlorine question can be boiled down into two categories. The first is the question of overall value (assuming a direct, apples to apples comparison). This will be addressed later in this article. The second category is appropriateness of the product. This is even a more significant question because here, we have to define the apple. The chlorine molecule can be delivered a number of different ways using different chemical compositions. There seems to have been a little “bait and switch” going on by national retailers when it comes to chlorine shock. Different chlorine compounds have a different use, and each has their own set of pros and cons. The big difference is the PH of the product, but even more so is the chemical residual left over after it has dissolved. Without getting overly technical, Calcium-Hypochlorite is chlorine bound onto calcium chloride. When the chlorine has dissipated, the residual is calcium, which is beneficial to your pool. But there is another product commonly sold as shock, which is not so beneficial. More and more, we find people having serious issues with their pool after just a couple buckets of Tri-chlor or Di-chlor granules. It is sold using some fuzzy language. Sometimes it is sold as shock, other times it is just sold as granular chlorine, which the pool owner thinks is shock.

The problem with this product is that instead of a PH of 10 found in Cal-Hypo, it has a PH closer to 5. This can cause highly acidic pool water which can seriously damage your heater in a single season. Even more significantly, the residual compound in Tri-chlor and Di-chlor is cyanuric acid, a chemical that is helpful in small amounts but can quickly build up and will dramatically suppress the effect of chlorine. High cyanuric acid levels can reduce the effectiveness of your chlorine by a factor of ten, resulting in the need run chlorine well above safe levels just to suppress an algae bloom. Buyer beware. Big buckets with flashy labels can be deceiving. It is important to read the labels carefully, talk to a professional,
and know what you are buying to avoid these dangerous and expensive pitfalls. Can You Afford to Use an Architect to Design Your New Home? The Real Question is Can You Afford Not To? Provided by Michael Solari Company Architecture Many people think that Architects are expensive and merely draw pretty pictures; however, that is only a portion of the services that they offer. Architects can assist in site selection, programming, design, construction documents, cost estimating, bidding and negotiation, contracts, supervision, pay approvals, product selections, punch lists and many other services. Fees for Architects can vary greatly. Architects who work on a full-service basis, can cost as much as 8% to 10% of the project cost; however, many will work on a limited scope “ala carte” basis making their services very affordable. To put their costs in perspective, a slab costs $6.00 per sf, an electrician $5.00 per sf, and a framer $6.00 per sf. Depending on the size and scope, and level of services requested, an Architect can be as little as $2 to $3 per sf., a real bargain considering what they can contribute to a project. There are hundreds of decisions required of the homeowner in building their new home. Location, style, is it in an historical district, size, foundation type, mechanical, plumbing and HVAC systems, roofs etc. Most homeowners are not prepared to properly answer these questions on their own. Look for an Architect who specializes in residential design and who completes state mandated continuing education to stay current on the many technological advances in building technology. Architects go thru a rigorous 5 to 7-year college degree program, followed by a 5,600-hour intern development program, before being allowed to sit for a grueling 33.5-hour exam. Only those who have successfully completed these requirements can use the term Architect. Another misconception is that the designation AIA indicates a person is a licensed Architect. The American Institute of Architects, AIA, is a professional organization open to anyone enrolled in an accredited university, in the intern development program, or a licensed or unlicensed person who wishes to pay an annual membership fee. A new home is probably the most expensive purchase that most homeowners will ever make in their lifetime. Wouldn’t it make sense to engage a highly trained professional to help you make the right decisions on that investment? Would you tackle a tricky legal problem, or complex medical issue on your own? Of course not, so why should you treat your single most costly possession any differently? In many cases, employing an Architect can actually save the customer money. There are many instances where, after the fact, Architects have been hired to correct problems which have arisen ranging from inadequate foundation system, improper flashing and or roofs that did not work etc. Simlarly, they have also been engaged to correct the appearance of homes that customers thought they would like, but after being built, did not meet their expectations. In almost all of those circumstances, the homeowner would have spent less using an Architect from the outset. Lastly, with the recent boom in local construction, some local residents have expressed that they have had to go outside of Lake Charles to hire a qualified Architect. I can assure you, that could not be farther from the truth, a number of individuals from Dallas, Baton Rouge and New Orleans have recently used Lake Charles Architects with great success. 2020 Vision for Home Design - 7 Hot Trends Provided by Acme Brick With a new year and decade just ahead, it’s time to gaze into the Acme Brick home design crystal ball. Our 2020 list was compiled from hundreds of home design websites, blogs, media reports and well-respected designers, such as Aida Sniraite. She succinctly notes: “Today we are tired of touchscreens, unwelcoming light in public spaces and offices. That’s why we are seeking refuge, a cozy, warm space where we can feel well.”
1. MOVING VS. REMODELING “Homeowners nationwide are remaining in their homes typically 13 years, five years longer than they did in 2010,” according to a new analysis by real-estate brokerage Redfin. Ripple effects of this change include more people deciding to update their current residence with more stylish kitchens, baths, and entertainment rooms - and expanding the footprint of their homes by creating more outdoor entertainment spaces.
2. NOW AND ZEN: MINDFULNESS AT HOME Marie Kondo’s best-selling book, “The Life-Changing Magic of Tidying Up,” tapped into something powerful: mindfulness as an antidote to day-to-day noise and visual chaos. How does this translate to home design? • Ensure that every object has a purpose. • Create a tech-free meditation space- often known as an R&R space. • Choose harmonious colors so that each room is in harmony with the others. • Let in natural light to boost mental health.
3. THE BATH IS BACK Double floating vanities, which allow for easier cleaning, will be on the wish-list for homeowners building or renovating. Non-toilet seating, in the form of built-in benches or individual chairs, will finally come to the throne room. Decorative tile, especially white beveled subway tile on the walls and tub apron, help create a cohesive design while adding shimmer and texture.
5. KITCHEN AS A FAMILY ROOM As the “meeting place” for family and guests, the kitchen remains a focal point of the house and a priority for designers and homeowners. The editors of Houzz magazine receive thousands of photographs of kitchens each year, and these images suggest several trends that will sizzle in 2020: • More than 40 percent of homeowners STILL choose white cabinets. In order to keep this from being boring, a few darker wooden drawers are being added for wine racks and other storage. • Open shelving cabinetry will continue to thrive. • Vertical wood pull-outs of darker wood which flank the range are also gaining popularity. • Kitchens that flow seamlessly to the dining area are a continuation of popular open concept. The 2020 colors of kitchens are described as “soft.” This includes demure satin-brass fixtures and light marble backsplashes. Because the kitchen is a busy entertainment space, having lots of seating around the still-popular prep island is a must-have.
6. A GROUND FLOOR OPPORTUNITY Flooring has become a great way to set the tone for each room in the house. In 2020, the choices of flooring - from natural to synthetic - are almost unlimited.
7. ENTERTAINMENT SPACE IN THE GREAT OUTDOORS For many homeowners, the best “room” in the house is outside. With high-end grills, brick fireplaces and pizza ovens, big-screen entertainment systems, fire and water features, entertaining outdoors is great indeed!
4. COLORFUL TRENDS 2020 will be defined by soothing tones from oranges and pinks to blues and greens in both warm and cool hues – “meant to offer restorative balance to the interiors they coat,” said one expert, “in a bid to promote health and wellness.” As for brick, Jeremy Emler of Acme Brick notes that the softer hues, such as grey and off-white are still the most popular. 92 DESIGN & BUILD 2020

Every community is subject to zoning laws. How much or where you can add space to your home depends on zoning. You may be constrained by height restrictions, property lines, historic-district preservation ordinances or other limitations. EXAMINE THE LOCATION. Will the addition require you to uproot trees or reposition your home garden? What about sunlight? Carefully consider where your home addition will be located.
