Jimney’s great-uncle, Wilbur Andrews, was one of the founding members of the Home Builders Association of SWLA. The Yokubaitis Residence THIS HOME FEATURED ON THE COVER A backyard pool is a much bigger and more personal decision than simply what size rectangle will fit. It is about transforming your backyard into the perfect space for family fun, entertaining friends or personal relaxation. A custom Gunite pool allows you to plan the project around your needs. It gives you control over shape, size, colors, textures and a wide variety of features. It allows you to create your perfect vacation destination just steps from your back door. Like every custom pool we build, this project began with the desire of the homeowner to create a unique space to share with their family and friends. The size of the yard is usually a limiting factor and this pool was no exception. The goal was to create a year-round space for the different gatherings that an extended family and friendships offer. They needed plenty of pool, lots of decks for seating and serving, with enough space left over for some beautiful landscaping. The consultation and design process starts by envisioning your life, then utilizes the available area to maximize your goals without sacrificing the desired ascetics. During this phase, Pro Pools will typically provide a detailed 3D rendering of your backyard and pool to give you the total feel of the final product. This project required the demolition 6 DESIGN & BUILD 2019

of an existing concrete patio to make room for the spacious travertine decks. The pool was designed to be large enough to share, with plenty of play area for the grandchildren, comfortable seating for the adults, and a tanning ledge with room to stretch out. A raised wall with water feature adds sparkle and movement to the water while the pool heater extends the swim season and powers the spill over hot tub. The gaspowered fire pit was added alongside, creating a warm and intimate seating area to use all year long. All of the features are tied together with a decorative tile and classic style. A generous area was left on the far side of the decks to allow for landscaping to soften the look and give the pool a natural feel. Hidden away, out of sight is the quietest and most efficient pool filtration system available. The only sound you will hear around this pool is laughter, good times and memories being made. What is a Timeless Home? Provided by Historical Craft Year in and year out, homebuyers are drawn to traditional architectural home styles. A timeless home is one which produces an emotional connection with its owners. This connection typically involves feelings of invitation, warmth, comfort and security. The homeowner has the possibility of buying a traditional, historic home to get the original details, but may involve a significant amount of renovation work. ou’ve planned your new home for a long time. You’ve visualized how it would look and browsed through magazines and internet sites for ideas. Now the time has come to actually make your dream come true. Building a new home is exciting, but it is also filled with many decisions and details. It takes a team of trained professionals focused on your needs to get the job done well and in a timely fashion. The process often consist of one trade contractor completing a portion of the home, then handing off to the next contractor–all under the supervision of your builder’s construction superintendent. He or she will manage these handoffs, ensure quality work, and make sure that all parties involved adhere to the schedule. To understand how your construction team operates, you must understand who the key figures are. Assuming that your home is being built in a typical master-planned community, the first person that makes up your team is a developer. Read on to find out more.

THE DEVELOPER A developer is a real estate professional who is constantly looking for land that’s suitable for creating a new home neighborhood. Once the land is acquired, a developer creates an overall plan for the community that includes the type of homebuyers to target and what types of new homes to build. Based on this information, the developer creates a detailed master plan that identifies the size, type, and price range of new homes to be built as well as what amenities will be offered in the community. Once the developer has procured all approvals and prepared the neighborhood for site building, he or she begins selling finished lots to approved home builders.

THE ARCHITECT Once lots are available for purchase, buyers can begin working with an architect to develop home plans that complement the available lots and meet the community’s specifications for square footage and price. The architect can customize the home plans according to the desires of his or her client.

THE BUILDING FIRM Selecting a builder for your home is a key decision. This firm is responsible for every phase of the design 24 DESIGN & BUILD 2019

and construction of your new home, so you need to feel comfortable working with them. Your builder’s staff will manage all of the trade contractors. They will also monitor the progress and quality of your home each step of the way.

THE DESIGN CONSULTANT Now the fun begins. Once you’ve signed a purchase contract, you can work with a builder’s design center consultant or your own selected interior designer to choose the style, color and details of your home. This will make your home come alive with your distinctive personal taste and style. From flooring, paint and fabric choices to cabinetry, countertops, and appliances, a design consultant is a knowledgeable expert that will record your choices and work with the construction superintendent to see that your finished home is perfect.

THE CONSTRUCTION SUPERINTENDENT OR BUILDER This is the person that actually turns all of your selections into a home. He or she works directly with each trade contractor, building products suppliers and construction employees to ensure that schedules are met and the quality of the job is upheld. Your construction superintendent will likely be your point of contact for visiting your house while it’s being built.


Builders often set up times for you to tour the home during key points of construction, such as a walk-through at the framing or pre-drywall stage. This is a good time to ask your superintendent questions about energy efficient products and materials being used, and discuss any final requests while building is still underway.

SUB-CONTRACTORS You’ll see these workers on your home site, but they are hired by the Builder to complete various tasks from sheetrock installation and tile to driveways and pool decks. Your builder has a list of contractors that have met his or her standards.

INSPECTORS During the construction process local building code enforcement will come and inspect the home. A final inspection is performed before you move in. Your builder and his team will also inspect the home along the way to ensure it is completed to the company’s quality standards. In addition, city or county building inspectors will check that the various systems in your home meet local building codes. Once the final inspection is complete, you are ready to move in and enjoy your home. Your builder will happily provide the key to the house you’ve been dreaming of!

Selecting Trees for Your Home Provided by LSU AgCenter October to March is the prime season for planting hardy trees in Louisiana, and November through early December is an especially good time. The soil is still warm, which encourages vigorous root growth, and trees will have several months to get established before next summer’s heat. At the same time, the weather is cool and the trees are going dormant, which reduce stress. Generous rainfall during winter makes constant attention to watering unnecessary. Planting at this time is especially beneficial for balled-and-burlapped trees because they lose so much of their root system when they are dug. The trees you plant eventually will grow much larger than the saplings you purchase and bring home from the nursery. Although it is tempting to plant more trees than you really need, years later you will realize you made a terrible mistake. No one tree is the perfect tree for Louisiana. All trees have advantages and disadvantages, depending on the planting location and desired characteristics. Here are some points to consider: • Select a tree that will mature at the appropriate size. This cannot be stressed too much. Generally, small trees are those that grow from 15 to 25 feet tall; medium-sized trees grow from 30 to 55 feet tall; and large trees grow 60 feet tall or more. To get a feel for how well a tree will fit into the spot you have selected, try this exercise: For the type of tree you have selected, look up the expected spread of the branches. Divide the expected spread by two, and cut a piece of twine or string that long. If, for instance, the expected spread is 40 feet, cut a piece of string 20 feet long. Drive a stake into the ground where you intend to plant the tree and tie one end of the string to the stake. Stretch out the string to its full length and walk in a circle around the stake. This will let you really see how much space the tree will occupy. •T hink about the purpose of the tree. Do you need it to shade a two-story house or a small patio? Will a row of evergreen trees provide a screen or windbreak? This will help you determine the characteristics the tree should have, such as its shape, size and rate of growth. Also consider flowers, attractive berries, brightly colored fall foliage or unusual bark. •D ecide if you want an evergreen tree that retains its foliage year-round or a deciduous tree that loses its leaves in winter. Evergreen trees will provide consistent shade while deciduous trees won’t. •C hoose trees that are well adapted to our growing conditions. A number of northern species of beech, maple, conifers and others you might see in catalogs are unsuitable for our area. •C heck the location of overhead power lines, and if you must plant under them, use small, low-growing trees. Also consider underground water lines and septic tanks as well as walks, drives and paved surfaces that may be damaged by the roots of large trees. Locate large trees at least 15 feet away from your house and paved surfaces.

permanent business location and a good reputation with local banks and suppliers.

3Find out how long the builder

has been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties.

3Check out the company’s

rating and if there have been any complaints filed with your local Better Business Bureau: bbb.org.

3Make sure the builder has

sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.

3Ask the builder to provide you

with names of previous customers. If they won’t beware. If they do, ask the customers if they would hire the builder/remodeler again.

3Ask if you can see the builder’s work, both completed and in progress. Check for quality of workmanship and materials.

3Do you feel you can easily

communicate with the builder? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.

3Make sure the builder provides

you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well.

3Be cautious of unusually low-

priced bids. If the builder is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!

3Verify that your remodeler is an

EPA Lead-Safe Certified Renovator if you are planning work in a pre1978 home that will disturb more than six square feet of painted surfaces inside the home or 20 square feet on the exterior of the home.

A Pool to Enjoy Provided by Pro Pools We’ve all encountered that co-worker, relative or neighbor who just can’t seem to have a good swim season. They frequently complain about how much time and money they spend trying to achieve what should be a very simple goal; a refreshingly beautiful, clean pool to entertain, or simply relax beside. This is the fear that every prospective new pool owner must overcome before taking the proverbial plunge. Here are five things to look for so you don’t end up being “that guy” who regrets ever breaking ground. REPUTATION: It goes without saying that hiring a pool company with a long track record is better than hiring one without, but it goes much deeper than simply how long a company has been in business. Plenty of companies manage to stay in business year after year with a lot of advertising and a revolving door of new customers. It is the reputation a company builds over time that matters, there is no short cut, and it does not happen by accident. It is the most honest metric that one could consult. A company that values its reputation is one that will be all-hands-on-deck to make sure their customers remains ready and willing to brag about their products and quality of service they enjoy. DESIGN: Believe it or not, much of what determines how much time and effort will be required to maintain a pool is built into the design of the pool. I often discover while helping retail customers solve a maintenance issue that the pool was originally built to minimize the selling price at the expense of annual maintenance costs. It cannot be overstated that the filtration system (which includes the number of skimmers and main drains, the size of the plumbing, as well as the size and efficiency of the pump and filter and their distance from the pool) are the governing factors impacting how much time and effort it will take to keep your pool running. Make sure that the upgraded lighting system you are being offered at below market value is not coming at the expense of the basic systems that save time, effort and money. SERVICE DEPARTMENT: A promise of service after the sale is only as good as the person designated to provide it. Make sure your contractor employs qualified personnel to provide the on-the-spot service you will want in the coming years. If a builder sends the same people who built your pool to perform service, it could be a red flag. RETAIL SERVICE: Not all pool companies even offer a retail location, much less one that offers expert diagnosis and help. But such a service plays an integral part in providing long term satisfaction with a swimming pool. Retail requires a year around commitment to training, specialty product research, inventory, and most importantly, a professional staff. A professional retail staff has a depth of understanding of the issues that plague pool owners. Rather than a quick sale, their focus is providing expert service and insight to every customer that walks through the door. In contrast to many retail outlets who take in money and help load out product, a retail expert can answer your questions, and even more

f you’ve been thinking of revamping your kitchen and thought 2019 might be the year to do it, you wouldn’t be alone. Flexibility, functionality and owner personality drive kitchen updates, and with today’s options that meet those criteria, it’s time to say goodbye to the ‘80s. For many homeowners, a kitchen design is a long-term commitment that can last 30 years or more. But according to the 2018 U.S. Houzz Kitchen Remodeling Survey, forty-one percent of homeowners are remodeling kitchens 15 years old, and another 25 percent are updating kitchens that are over 30 years old. Those statistics reveal what most home designers readily admit: kitchens are the biggest driver of spending in the remodeling market. Because kitchen renovations are such a large investment, it’s important to plan carefully before you start. Think about what you’ll need and how you can improve your existing setup based on the problems you encounter with your current space and your changing needs. You’ll definitely want to make decisions you can live with for a long time, so study emerging trends for inspiration, but do so cautiously. Paint colors can be easily changed in 5 years, but changing a bright green granite countertop is much more involved. Every homeowner’s tastes are different and regional tastes vary as well. THE MEETING OF TWO DESIGNS In the past, most kitchen styles could be categorized as either farmhouse/traditional or modern/contemporary. Today’s homeowners are looking for something in-between.... something “transitional.” Thus the modern-traditional marriage. This new design trend works exactly as it sounds by creating a kitchen that’s streamlined–but not ultra sleek–with warm and homey remnants. Cabinet design, colors, materials and textures are all being thrown in the pot and mixed up resulting in things like classic Shaker cabinet doors in dark wood stains, or stainless steel features mixed with wood. In a reverse notion, ultra modern design elements like sterile chrome handles and marble are being replaced with traditional style features like brushed-nickel and pewter mixed with hints of wood.

FURNITURE STYLE DESIGN As living rooms and kitchens have all but merged into one, some design elements from each space are starting to mingle. Furniture-style cabinetry celebrates the kitchen as more than just a work area, but rather a treasured space that the whole family can enjoy. One of the best ways to incorporate this idea into the kitchen is through an island. Raising it on legs or including intricate paneling sets the island apart as a 56 DESIGN & BUILD 2019

LIGHTS ON In the past, homeowners have generally underestimated lighting as both a practical and design tool. By layering lighting with a mix of pendants, strategically placed recessed lights, and under-counter LED lights a kitchen can easily switch between workplace and entertainment area. Decorative and accent lighting is useful for adding a special touch to a kitchen’s overall design. A line of gorgeous glass pendants over an island or an elegant chandelier hanging over a dining table convert the kitchen into a tasteful room that everyone can enjoy.

LOOK UP Statement-making ceilings are in vogue as rooms beckon guests to look to up. New shapes, features, recesses, and colors will be spotted on kitchens across the country as homeowners attempt to take advantage of this space. Floating glass “clouds,” wood beams, classic embellishments and designer lighting are just a few ideas that we can expect to see in 2019. Termite Infestation Rates Are Particularly High Within Homes That Are Located in Formerly Wooded Regions Provided by J&J Exterminating Termites can be quite destructive. The cost of termite damage worldwide is estimated to be between 22 and 40 billion dollars per year. The most destructive group of termites, subterranean termites, caused a global economic loss of 32 billion dollars in 2010. This figure includes the cost of both damage repairs and control efforts. Every year, these costs increase, and the reason for this increase may be due to the expansion of real estate developments onto recently deforested areas of land that remain rich in subterranean termite colonies. Forests are always rich in termites, as termites facilitate proper ecosystem functioning by recycling dead wood and plant waste in order to promote further vegetation growth. However, termites continue in their role as ecosystem engineers even after the land they inhabit becomes deforested and covered in buildings and houses. Several field studies have conclusively shown that subterranean termite infestations mainly occur in regions that were formerly forested. After land is cleared of trees and other forms of vegetation, pieces of dead wood, tree stumps and plant matter remain in the soil. Since these forms of 66 DESIGN & BUILD 2019

plant matter provide remaining termites with more than enough sustenance, it is not necessary for termites to vacate deforested land in an effort to seek new food sources elsewhere. This means that the amount of termites inhabiting a region of forested land does not decrease much by the time the land is cleared for the expansion of commercial real estate developments. In fact, the addition of timber-framed houses on deforested land provides native termites with a more convenient source of celluloserich wood. Also, termite colonies can become particularly large in residential areas that were once forested, as one single house provides an unnaturally abundant and centralized food source. Termite colonies can feed on one house for many years, which saves worker termites from having to expend energy on laborious and risky foraging efforts. Considering the high cost of termite damage to homes, soil should be treated for termites before construction on deforested land begins. Is your home located on recently deforested land? Many people dream of their perfect kitchen – the exact type of countertops, backsplash, shiny new appliances, and layout. One part that is often an afterthought is the kitchen lighting. The kitchen is one of the most used rooms in a home, and often a gathering place, so you want to get the lighting just right. You will need bright light for working, task light for highly used areas, and ambient light for entertaining or for nighttime.

In new construction, recessed cans are used to provide bright light throughout the kitchen as opposed to fluorescent fixtures of the past. Correct placement of recessed cans will provide plenty of general lighting for the space, then you can spice things up with decorative lighting and task lighting. Many new kitchens have an island where decorative lighting would be appropriate. The size of the island often dictates the type of decorative lighting to be used. The options are numerous: down-facing mini pendants, elongated island fixtures with multiple lights in one, and large lantern-shaped pendants with candelabra bulbs, to name a few.

The kitchen sink area is where a lot of the action happens, so you will want to make sure you have lighting above it. If there will be decorative fixtures over the island, usually the best option for the sink is a recessed can. Some people envision a pendant over the sink, which would also be okay if there aren’t lights over the island. It is also a nice feature to have the island lights, recessed cans and sink light all on their own individual switches. This gives you the flexibility to have one turned on without having to have them all on at the same time. You may even consider putting them on a dimmer. Another consideration is undercabinet lighting. There are multiple options for this as well, ranging from LED strips, to LED tape light or hockey puck lights. Undercabinet lighting accomplishes two goals – providing task lighting to the countertop while also providing another option for ambient lighting when the main kitchen lights are off. So as you can see, kitchen lighting is a little more complicated than just a pretty fixture, or just a couple of light bulbs. Make sure you think through your lighting plans when dreaming of that perfect kitchen!

TIPS ON LAYING OUT YOUR OUTDOOR KITCHEN: Putting some space between cooking appliances allows ample room to place a pan next to your grill, so you have an area to place your food before putting it on your grill. Also, you can choose an appliance, such as a refrigerator, next to your grill. It doesn’t cut up countertop space and gives you more working room. Place your sink and pull out trash can next to each other. As you are cutting your packages open you can wash your hands and food, if needed, and throw papers in the trash. Locating this fairly close to where you are cooking is a great idea.

COOKING TIPS: Get your grill very hot on one side and then sear your steak on both sides until golden brown. This will lock in your juices. Then depending on if you like it medium or well-done, you then put your steak on the opposite side of grill on low flame so the interior will cook to your desired temperature. When cooking chicken, I find it is best to cook off direct flame. Your chicken will not be exposed to flair ups that burn the outside before the inside is cooked. Furthermore, your chicken will come out much juicier. Final tip is to get to know your grill. It is your friend and will make your tummy really happy for the rest of your life.

lean, uncluttered lines, energy- and water-efficient features, the open and accessible aesthetics of universal design, materials and colors drawn from nature, and a spa-like feel of comfort and relaxation: That’s today’s bathroom.

SINKS AND VANITIES

Put your mind in relaxation mode by choosing materials, colors and textures that are comforting. A soaking tub draws you into the space and immediately sets your mind to unwind.

Floating vanities enhance the open feel of the room. A simple countertop with cabinet and drawers or a few shelves underneath is mounted on the the wall and seems to float above the floor, leaving an uninterrupted flow and easier cleaning. Granite and marble remain popular for vanity tops, shelves and ledges, but increasingly home owners are using new stone-based composite materials such as Caesarstone. It combines natural quartz with resins to retain the beauty of the natural stone in a non-porous, scratch resistant, lower maintenance product that comes in a variety of colors and patterns. A vessel sink, sitting on the surface of a vanity or wall-mounted countertop ledge, may form a visual centerpiece for the room, drawing the eye to its shape, color and material. Most popular vessel sinks are bowls in smooth white, pure black or colorfully patterned porcelain, or hammered metal, cast bronze, and even glass. Dramatic curved rectangles and whimsically sculpted vessel sinks are other choices that add a creative dash. Simple, sleek lines in faucets are trending. Tubular faucets express basic unity of form and function, as in the wall- and sink-mounted models in the elegant Moen Fina collection. Another clean-lined modernist look is the squared cantilever styling of the Danze Logan Square and MidTown lines and the Moen 90º “open trough” faucet, which reveals the water from above as it cascades to the sink.

SHOWERS Zero-threshold showers create an inviting, seamless flow to the room, while at the same time offering ease of access and cleaning. Floors and walls of ceramic, stone or glass tiles personalize the design and unify the room. Multiple shower heads for different water effects with walls and floors of nature-inspired colors and materials create a spa-like experience. A wall-mounted shower head, either a wide-surfaced head for the gentle feel of warm rain, or an adjustable-spray traditional head, with a second, detachable hand-held unit direct the spray as desired. High-end showers may also include wall mounted jets to spray and massage from the side. Frameless glass is the choice for shower doors, keeping sight lines open and enhancing the clear, spacious aesthetics. Drains may run along the floor line of the glass doors, and may even be softly lit from within by LED lights, defining the threshold while minimizing the interruption in the floor’s expanse. Built-in ledges within the shower are another popular feature. Smaller ledges, tiled to match the walls or made from a slab material, project from the wall as a surface for shampoos and loofahs, while a larger ledge, perhaps created by inverting a wall end or corner, may serve as a bench for leg or foot grooming or even a seated shower.

TOILETS Toilets with a smooth, unified design, low water use and ease of cleaning are making a showing. Gerber’s high efficiency Avalanche CT has a smooth one-piece configuration, an easy to clean simple, elegant design. Wall-hung toilets also are popular for their simplified exteriors and for floating above the plane of the floor. White is by far the color of choice for today’s sleek toilets.

LIGHTING Layered lighting design, with different fixtures to illuminate different areas of the room, creates an inviting visual atmosphere while lighting each area for its uses. Vanity light fixtures are emphasizing clean, graphic lines, energy efficiency, and softening sconces. Pendant lighting adds visual interest, and brings lighting to the exact desired location and height for grooming or other activities. A single large pendant light above a sink, such as one from Progress Lighting’s Markor collection, provides good task lighting and makes a bold statement. Recessed or flush mounted ceiling LED lighting fixtures softly illuminate a shower area. Some shower heads even contain softly colored LED lights for a fun added glow.

SYSTEMS Sound technology in the bathroom brings music to the spa-like atmosphere of the room. Recessed wall speakers, even a shower head containing Bluetooth speakers, deliver the sound experience. Radiant floor heat efficiently warms today’s bathroom oasis. Warm underfoot, the heat gently rises to enhance the comfort of the room.

he five parishes of Allen, Beauregard, Calcasieu, Cameron, and Jeff Davis comprise what is known as the Southwest Louisiana region. Since 2006, The SWLA Economic Development Alliance has served this area as the umbrella organization for the chamber of commerce and economic development. As one of the largest chambers in the state with almost 1400 members, The Chamber SWLA is the voice of business and is five-star accredited by the US Chamber, placing it in the top 1% of chambers across the nation. The Alliance Foundation serves as the catalyst for economic development and has been named as one of the Top 10 Economic development organizations in the nation by Site Selection Magazine for four of the last six years. Southwest Louisiana is leading the nation with an unprecedented amount of industrial growth. Taking The Steps FIND AND PURCHASE A NEW HOME As the home building industry celebrates National Homeownership Month in June, new data from the National Association of Home Builders (NAHB) reveal that starting in 2019, a majority of senior (56 percent) and millennial (50 percent) buyers have moved beyond planning the purchase a home to actually starting the search process. The NAHB Housing Trends Report reveals that millennials expect house hunting to become easier in the months ahead. The data dispels the misconception that millennials view home buying as a burdensome process. The national homeownership rate is on an upward trend, according to the U.S. Census Bureau. The number of U.S. households increased to 122.3 million in the first quarter of 2019, 1.5 million higher than a year ago. BUILDING EQUITY The benefits of homeownership are numerous. For many, owning a home is a positive step in creating a source of net worth. Home equity, the difference between the market value of your home and the mortgage debt you owe on it, for U.S. home owners has risen this year. Building equity when the value of your home appreciates is one of the significant long-term financial benefits of homeownership. STARTING YOUR HOME-BUYING PROCESS Purchasing a home can be a daunting experience without research and planning. The first step is qualifying for a mortgage and saving up for a downpayment. To help aid in the process, Fannie Mae and Freddie Mac — through the Federal Housing Administration (FHA) — offer mortgage programs for first-time home buyers. The U.S. Department of Housing and Urban Development also offers free home-buying seminars. FINANCING YOUR NEW HOME An important step in financing your home is selecting a lender and getting pre-approved for a loan. Some home builders offer financial incentives or can arrange favorable financing for their customers. When you know how much money you can borrow, this can help determine the price range that works for you. Lining up your financing will allow you to move quick if you are bidding on a house that has several interested buyers. PRIORITIZING HOME FEATURES Before starting your house hunt, it is important to outline the home features that matter the most to you and your family. Talk to the members of your household and make a list of the top preferences in your home. You should also discuss the size and floor plan that best fits the needs of your household. Another discussion point is the type of home that is suitable, such as a single-family home or condominium. STARTING YOUR HOME SEARCH Once you have your financing lined up and know what type of home and features you want, you can begin your house hunt. You can start with a builder to buy a new home or find a real estate agent to purchase an existing home. Websites such as Realtor.com, Redfin.com and Trulia.com have comprehensive lists of homes for sale with photos, maps and neighborhood features.
