MEET THE BUILDER: JAI CONSTRUCTION JENA AND DARREN NOEL, OWNERS How long have you been in business, where are you located? We started renovating homes in 2013. I grew up in the construction industry, but a much different industry than residential. I was very used to the site preparation and underground infrastructure of heavy civil construction and road construction. I always enjoyed seeing the erection of buildings and homes so I knew eventually I wanted to convince Darren to take it above ground and start building and/or renovating. We are located in Lake Charles, LA. What made you want to become a builder/ remodeler? We started off part time renovating homes. Darren worked in the oilfield so with his
4 DESIGN & BUILD 2019
schedule we were not able to do devote as much time as we would have liked in the beginning. However, after he was laid off in 2017, we decided to pursue construction full time and have not turned back. We like to call the change “oilfield turned contractor”. What do you love most about building in SWLA? The diverse neighborhoods, the wide variety of home styles. We enjoy finding that one empty lot in an older, but very attractive neighborhood and building something new to spruce up the area. When neighbors see a new home being built in the area that has not seen new construction in many years, it inspires them to want to update their home. That’s a good feeling. What is your best advice for someone interested in having a new home built or
remodeled? The best advice we can give for someone looking to build or remodel is to ask questions, many questions, until you are comfortable with every aspect of the build or remodel. Do not assume your contractor knows what you mean, make sure they understand. Also, never settle for something you like, always go with what you love, whether it’s a flooring choice, paint color or bigger island. What is one thing you want potential clients to know about JAI Construction? Darren and I work as a team to remove the stress out of building or remodeling. We are extremely hands-on and hold our work to higher than normal standards. We want our clients to love everything about their project from start to finish and never have any regrets or feelings of “I wish I would have”. If you were building yourself a new home, what would be the thing you’d be most excited to put in it? An outdoor living space, there is nothing more beautiful than to be able to bring the inside out. D&B
The Hebert Residence THIS HOME FEATURED ON THE COVER Clayton and Brenda Hebert had their perfect lot. The lot was in the perfect neighborhood for them – the city view towards Park Avenue, the lake view from Shell Beach Drive, plus the history of Margaret Place. All of this needed to be incorporated into a home that would be perfect to entertain family and friends as well as just chill. The Heberts decided to contact Tupper Homes. They were familiar with the Tuppers work and they knew the Tuppers worked with clients from the initial design phase, then on to quality crafted construction, custom built cabinets, detailed trim work and would top it off with decorator assisted interior finishes. “They listened and got what we were trying to achieve” says Brenda. Randy and Matt Tupper worked closely with Clayton and Brenda to get the perfect plan design and then presented it to the Historical Preservation Society for approval. Once approved, construction began. Randy and Matt worked diligently managing the construction and keeping the Heberts informed with the different phases of work. Amber and 6 DESIGN & BUILD 2019
Glenda Tupper assisted the Heberts through all of the phases of selections and decorating, breaking it down into easy well timed steps, keeping the process fun and easy. The interior and exterior of the home live as one. Structurally the porches and balconies flow seamlessly expanding the living area. The color scheme – shades of blues and greys repeat natures color scheme perfectly. The upstairs living area has the perfect accents of yellows, reds, and oranges repeating the colors of the beautiful sunsets across the lake. Amber Tupper worked closely with Clayton and Brenda selecting the color schemes, perfect light fixtures, and custom glass tiles. A flooring selection that was user friendly for pool and lake life as well as beautiful once again allowed the interior and exterior to flow as one living area. Nearing the time of the homes completion Amber again assisted the Heberts with window treatment selections, using different styles of Roman shades allowing for privacy yet not obstructing the beautiful views. “The Tuppers played a huge part in making it easy to enjoy the process, even the pressure,” says Brenda. “I want other couples to know building a house from the ground up can be the time of your life. In fact, I think it brought us closer together.” D&B

KEY
FOR THE HOME OF OUR DREAMS
When we decided we were ready to take on the job of building our forever home, we knew we had to find the perfect location. We looked at a lot of lots, but our agent with CENTURY 21 Bessette Realty was so patient. She helped us find just the right homesite for our growing family. We’re just getting started but we know we’ve got the foundation and framework for our family’s future.

HOMEOWNER TIP
n
What is a Timeless Home? Provided by Historical Craft Year in and year out, homebuyers are drawn to traditional architectural home styles. These are often related to the homes which they grew up around and may have lived in during their early years. These houses have intrinsic value to their owners. This value comes from the memories and feelings to which they strive to connect, whether consciously or unconsciously. A timeless home is one which, once built and aged for a few years, will not be identifiable with the given period or decade when it was actually built. Even though a timeless home may look newer than other historic homes, it has accurate and properly installed materials and architectural details, which make it appear similar to the actual historic homes. By careful attention to these details by the craftsmen who build it, the home takes on the visual appeal and character which makes those historic homes attractive. A timeless home is one which produces an emotional connection with its owners. This connection typically involves feelings of invitation, warmth, comfort and security. The homeowner has the possibility of buying a traditional, historic home to get the original details, but may involve a significant amount of renovation work. The timeless home provides the authentic look and feeling of the historic home, but also includes the latest features, products and technology. 20 DESIGN & BUILD 2019
General steps to build a timeless home: • Find the right place that will be established and welcoming • Design a home that belongs in that specific location • The design should have layers of depth (details, scale, materials, colors, light and shadow) taken from traditional homes of the same or similar areas • Assemble a team of craftsmen who appreciate the details which make the home feel timeless • Pay attention to the small details (Millwork, flooring, doors & windows, color combinations, etc.)

KnowYourTeam IF YOU ARE BUILDING A HOUSE IN A MASTER PLAN COMMUNITY, IT’S IMPORTANT TO KNOW THE INDIVIDUAL TEAM MEMBERS THAT WILL HELP YOU MOVE IN AS QUICKLY AS POSSIBLE.
Y
ou’ve planned your new home for a long time. You’ve visualized how it would look and browsed through magazines and internet sites for ideas. Now the time has come to actually make your dream come true. Building a new home is exciting, but it is also filled with many decisions and details. It takes a team of trained professionals focused on your needs to get the job done well and in a timely fashion. The process often consist of one trade contractor completing a portion of the home, then handing off to the next contractor–all under the supervision of your builder’s construction superintendent. He or she will manage these handoffs, ensure quality work, and make sure that all parties involved adhere to the schedule. To understand how your construction team operates, you must understand who the key figures are. Assuming that your home is being built in a typical master-planned community, the first person that makes up your team is a developer. Read on to find out more.
DESIGN & BUILD 2019 23
THE DEVELOPER A developer is a real estate professional who is constantly looking for land that’s suitable for creating a new home neighborhood. Once the land is acquired, a developer creates an overall plan for the community that includes the type of homebuyers to target and what types of new homes to build. Based on this information, the developer creates a detailed master plan that identifies the size, type, and price range of new homes to be built as well as what amenities will be offered in the community. Once the developer has procured all approvals and prepared the neighborhood for site building, he or she begins selling finished lots to approved home builders.
THE ARCHITECT Once lots are available for purchase, buyers can begin working with an architect to develop home plans that complement the available lots and meet the community’s specifications for square footage and price. The architect can customize the home plans according to the desires of his or her client.
THE BUILDING FIRM Selecting a builder for your home is a key decision. This firm is responsible for every phase of the design 24 DESIGN & BUILD 2019
and construction of your new home, so you need to feel comfortable working with them. Your builder’s staff will manage all of the trade contractors. They will also monitor the progress and quality of your home each step of the way.
THE DESIGN CONSULTANT Now the fun begins. Once you’ve signed a purchase contract, you can work with a builder’s design center consultant or your own selected interior designer to choose the style, color and details of your home. This will make your home come alive with your distinctive personal taste and style. From flooring, paint and fabric choices to cabinetry, countertops, and appliances, a design consultant is a knowledgeable expert that will record your choices and work with the construction superintendent to see that your finished home is perfect.
THE CONSTRUCTION SUPERINTENDENT OR BUILDER This is the person that actually turns all of your selections into a home. He or she works directly with each trade contractor, building products suppliers and construction employees to ensure that schedules are met and the quality of the job is upheld. Your construction superintendent will likely be your point of contact for visiting your house while it’s being built.
Builders often set up times for you to tour the home during key points of construction, such as a walk-through at the framing or pre-drywall stage. This is a good time to ask your superintendent questions about energy efficient products and materials being used, and discuss any final requests while building is still underway.
SUB-CONTRACTORS You’ll see these workers on your home site, but they are hired by the Builder to complete various tasks from sheetrock installation and tile to driveways and pool decks. Your builder has a list of contractors that have met his or her standards.
INSPECTORS During the construction process local building code enforcement will come and inspect the home. A final inspection is performed before you move in. Your builder and his team will also inspect the home along the way to ensure it is completed to the company’s quality standards. In addition, city or county building inspectors will check that the various systems in your home meet local building codes. Once the final inspection is complete, you are ready to move in and enjoy your home. Your builder will happily provide the key to the house you’ve been dreaming of!

HOMEOWNER TIP

Creating Timeless Home Design Provided by Monique Breaux, Posh Exclusive Interiors Legendary designer for Chanel, Karl Lagerfeld, once said, “Trendy is the last stage before tacky.” Great design is achieved when a space remains beautiful and functional long after it has been created. With social media and home design sites constantly updating today’s trend, it can often feel overwhelming to select a design you love for your home now, that will not seem dated only a short while later.
POSH EXCLUSIVE INTERIORS CHIPPER HATTER PHOTOGRAPHY
Begin by gathering ideas of what you like and love for inspiration. This could be through social media outlets such as Pinterest or Houzz, via design magazines or even something that caught your eye in a friend’s home. Allowing yourself the time to research what you like will help define a starting point. Know what you would like the overall result to look and feel like, rather than worrying about how you will achieve it (leave that to the professionals!). Keep a scrapbook or an online album to share when you are ready to select your designer.

So, what is the secret to accomplishing classic, timeless, design sophistication?
26 DESIGN & BUILD 2019
POSH EXCLUSIVE INTERIORS CHIPPER HATTER PHOTOGRAPHY
An experienced designer can help sift through your inspirations and determine how to incorporate your taste and style into your spaces without compromising the timeless look you aspire to achieve. While gathering your ideas, don’t forget to determine and pay close attention to budget. Be realistic with your expectations, and be mindful of how much your ideas will actually cost. Sometimes the selection of items we love may actually cost double or triple our estimated budget. This is where consulting a design specialist can really help you achieve your overall look while staying within a reasonable budget.
Many clients are surprised to find how involved a renovation project can become - often including plumbing, electrical, flooring, cabinets, and/or countertops. Selecting a designer that comes experienced with all aspects of a renovation allows unforeseeable issues to be resolved quickly and quietly. If a designer for your project through completion is out of the budget, many designers can be hired as consultants by the hour to help get you started on the right path.
POSH EXCLUSIVE INTERIORS CHIPPER HATTER PHOTOGRAPHY
When selecting a designer for your project, be sure that their portfolio matches your style and taste. Use your inspiration as a guide to ensure that you are both on the same design path to achieve your goals.

Once you have a design plan in mind, the next step to renovating your home is to assemble the perfect team to tackle your project flawlessly. Hiring an architect, draftsmen and subcontractors that have solid reputations in your community are an indispensable component of your project. If you are considering a renovation prior to putting your home on the market, an experienced real estate agent will also become a valuable resource to ensure that your investment in your design choices and renovation costs will pay off in your sale. 28 DESIGN & BUILD 2019
My job as an award-winning designer is to motivate my clients to step out of their comfort zone as we work from concept to completion. We make selections based on what’s right for your usage of the space, your lifestyle, and your needs - not the current trend. Allowing a professional designer to guide you through the process will not only ease your mind, it will help to create a cohesive plan and a beautifully finished, timeless result that will continue to feel like home for many years to come.

HOMEOWNER TIP

Selecting Trees for Your Home Provided by LSU AgCenter October to March is the prime season for planting hardy trees in Louisiana, and November through early December is an especially good time. The soil is still warm, which encourages vigorous root growth, and trees will have several months to get established before next summer’s heat. At the same time, the weather is cool and the trees are going dormant, which reduce stress. Generous rainfall during winter makes constant attention to watering unnecessary. Planting at this time is especially beneficial for balled-and-burlapped trees because they lose so much of their root system when they are dug. The trees you plant eventually will grow much larger than the saplings you purchase and bring home from the nursery. Although it is tempting to plant more trees than you really need, years later you will realize you made a terrible mistake. No one tree is the perfect tree for Louisiana. All trees have advantages and disadvantages, depending on the planting location and desired characteristics. Here are some points to consider: • Select a tree that will mature at the appropriate size. This cannot be stressed too much. Generally, small trees are those that grow from 15 to 25 feet tall; medium-sized trees grow from 30 to 55 feet tall; and large trees grow 60 feet tall or more. To get a feel for how well a tree will fit into the spot you have selected, try this exercise: For the type of tree you have selected, look up the expected spread of the branches. Divide the expected spread by two, and cut a piece of twine or string that long. If, for instance, the expected spread is 40 feet, cut a piece of string 20 feet long. Drive a stake into the ground where you intend to plant the tree and tie one end of the string to the stake. Stretch out the string to its full length and walk in a circle around the stake. This will let you really see how much space the tree will occupy. •T hink about the purpose of the tree. Do you need it to shade a two-story house or a small patio? Will a row of evergreen trees provide a screen or windbreak? This will help you determine the characteristics the tree should have, such as its shape, size and rate of growth. Also consider flowers, attractive berries, brightly colored fall foliage or unusual bark. •D ecide if you want an evergreen tree that retains its foliage year-round or a deciduous tree that loses its leaves in winter. Evergreen trees will provide consistent shade while deciduous trees won’t. •C hoose trees that are well adapted to our growing conditions. A number of northern species of beech, maple, conifers and others you might see in catalogs are unsuitable for our area. •C heck the location of overhead power lines, and if you must plant under them, use small, low-growing trees. Also consider underground water lines and septic tanks as well as walks, drives and paved surfaces that may be damaged by the roots of large trees. Locate large trees at least 15 feet away from your house and paved surfaces.

Modern Developments in Metal Buildings Metal buildings and roofs have evolved greatly over time, keeping up with the demands and standards of the industry. Here are some of the advantages they offer:
FEWER REPAIRS Metal structures require fewer repairs when compared to other conventional building materials. There is less wear and tear, which increases the longevity of the buildings.
SUSTAINABILITY Energy consumption, longevity and maintenance are three factors that contribute to the sustainability of steel buildings. Another significant advantage of metal structures is that they can be recycled. “In a day when global warming and use of non-recyclable materials are plaguing the environment, the use of metals are better because once they have outlived their purpose, they can be recycled.”
AESTHETIC ENHANCEMENTS The article acknowledges that people unaware of the modern developments in the design of metal buildings may conceive of them as rigid structures with less scope for experimentation and creativity. 38 DESIGN & BUILD 2019

NATIONAL ASSOCIATION OF HOMEBUILDERS TIP:
Do your homework before you start your next building project.
3Contact your local home
builders’ association for the names of member builders and remodelers nahb.org/findanhba.
3Make sure the builder has a
permanent business location and a good reputation with local banks and suppliers.
3Find out how long the builder
has been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties.
3Check out the company’s
rating and if there have been any complaints filed with your local Better Business Bureau: bbb.org.
3Make sure the builder has
sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.
3Ask the builder to provide you
with names of previous customers. If they won’t beware. If they do, ask the customers if they would hire the builder/remodeler again.
3Ask if you can see the builder’s work, both completed and in progress. Check for quality of workmanship and materials.
3Do you feel you can easily
communicate with the builder? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.
3Make sure the builder provides
you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well.
3Be cautious of unusually low-
priced bids. If the builder is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!
3Verify that your remodeler is an
EPA Lead-Safe Certified Renovator if you are planning work in a pre1978 home that will disturb more than six square feet of painted surfaces inside the home or 20 square feet on the exterior of the home.

Got Metal? Provided by Metal Mart
Whether you’re putting a roof on a new home or your existing roof requires a total makeover. It’s time to consider a metal roof. Why would you consider metal for your roof, isn’t it expensive? Isn’t it noisy? Doesn’t it make my attic hot? No. No and No. Let’s discover the advantages of a metal roof. VALUE On average you would replace asphalt shingles 3 times to the life cycle of a properly installed metal roof. So that’s money in your pocket and it may even increase the resale value of your home! DURABILITY Unlike asphalt or other roofing styles, a properly constructed metal roof can handle just about anything Mother Nature can throw at it. Metal roofing can protect your home against extreme temperatures, high winds, hail, marine air and even fire – all with minimal maintenance. ENERGY EFFICIENCY Metal roofing can save you up to 40% on your annual energy costs? Cool-metal roofing uses a reflective solar coating designed to minimize heat buildup and reduce air conditioning cost. SAFETY Metal roofs will not spark or ignite into flames during wildfires or lightning strikes.
124 1/2 Bunker Road • Lake Charles
(337) 437-7100
ENVIRONMENTALLY FRIENDLY Metal is considered the most environmentally friendly and sustainable roofing material available. Most metal roofing contains 30-60% recycled material and is 100% recyclable. Metal roofs can also often be installed over an existing roof, eliminating the environmental impact of disposal. VARIETY Residential metal roofs are available in a wide variety of styles, types and colors. They can make a bold architectural statement or effortlessly complement any home and neighborhood. They’ll also maintain their great looks much longer than other roofing materials. So what are you waiting for now is the time to save money, add value to your home and be the talk of the neighborhood. Don’t forget to make sure that your new metal roof is UL approved and Energy Star compliant. Researching any company that makes metal roofing panels can save you both money and issues down the road. Here in southwest Louisiana we encounter all sorts of weather and having the proper metal roof can give you both peace of mind and save you money. Some insurance companies give you a discount on your home owner’s policy based on the wind rating of the metal panels. However selecting the proper panel is only the first step in providing you a near maintenance free roof. Having a qualified professional installing your roofing panels is a must.

A Pool to Enjoy Provided by Pro Pools We’ve all encountered that co-worker, relative or neighbor who just can’t seem to have a good swim season. They frequently complain about how much time and money they spend trying to achieve what should be a very simple goal; a refreshingly beautiful, clean pool to entertain, or simply relax beside. This is the fear that every prospective new pool owner must overcome before taking the proverbial plunge. Here are five things to look for so you don’t end up being “that guy” who regrets ever breaking ground. REPUTATION: It goes without saying that hiring a pool company with a long track record is better than hiring one without, but it goes much deeper than simply how long a company has been in business. Plenty of companies manage to stay in business year after year with a lot of advertising and a revolving door of new customers. It is the reputation a company builds over time that matters, there is no short cut, and it does not happen by accident. It is the most honest metric that one could consult. A company that values its reputation is one that will be all-hands-on-deck to make sure their customers remains ready and willing to brag about their products and quality of service they enjoy. DESIGN: Believe it or not, much of what determines how much time and effort will be required to maintain a pool is built into the design of the pool. I often discover while helping retail customers solve a maintenance issue that the pool was originally built to minimize the selling price at the expense of annual maintenance costs. It cannot be overstated that the filtration system (which includes the number of skimmers and main drains, the size of the plumbing, as well as the size and efficiency of the pump and filter and their distance from the pool) are the governing factors impacting how much time and effort it will take to keep your pool running. Make sure that the upgraded lighting system you are being offered at below market value is not coming at the expense of the basic systems that save time, effort and money. SERVICE DEPARTMENT: A promise of service after the sale is only as good as the person designated to provide it. Make sure your contractor employs qualified personnel to provide the on-the-spot service you will want in the coming years. If a builder sends the same people who built your pool to perform service, it could be a red flag. Don’t hesitate to ask about the service department prior to signing a contract, and enquire about their years of experience and levels of expertise. DESIGN & BUILD 2019 51
It is not too much to ask. Any pool company that is serious about building a long term customer base will understand how important the role of the qualified service tech is to their customers’ long term satisfaction. Providing these things are not cheap or easy but ensures you won’t end up wondering where you went wrong, which is precisely why you should demand them. RETAIL SERVICE: Not all pool companies even offer a retail location, much less one that offers expert diagnosis and help. But such a service plays an integral part in providing long term satisfaction with a swimming pool. Retail requires a year around commitment to training, specialty product research, inventory, and most importantly, a professional staff. A professional retail staff has a depth of understanding of the issues that plague pool owners. Rather than a quick sale, their focus is providing expert service and insight to every customer that walks through the door. In contrast to many retail outlets who take in money and help load out product, a retail expert can answer your questions, and even more
52 DESIGN & BUILD 2019
importantly, know how to ASK the right questions. That is when you can you be assured you are not wasting time and money on the wrong part or product. Finally, a swimming pool store should feature the kind of quality products that we all understand offer a better value than their big box counterparts. You will probably spend a little more on a quality product. But in the end, you will likely spend less and have a much easier time with quicker result. COMPANY PHILOSOPHY: At the end of the day, regardless of any other factor, there is nothing more important than a company philosophy that sets customer satisfaction as the top priority. Such a commitment to the customer can only come from the top and is communicated down the chain, to every level of the business. This is the hidden glue without which little else matters. When you have found the pool company that meets or exceeds these five standards you will know you have found a home for all of your pool care needs.

Starting Fresh 2019 SEEMS TO BE THE YEAR FOR FRESH STARTS AND MANY HOMEOWNERS ARE TAKING THAT INTO THEIR KITCHENS WITH UPDATES THAT EMBRACE NEW TECHNOLOGY, NEW DESIGN SCHEMES AND NEW MATERIALS.
54 DESIGN & BUILD 2019
I
f you’ve been thinking of revamping your kitchen and thought 2019 might be the year to do it, you wouldn’t be alone. Flexibility, functionality and owner personality drive kitchen updates, and with today’s options that meet those criteria, it’s time to say goodbye to the ‘80s. For many homeowners, a kitchen design is a long-term commitment that can last 30 years or more. But according to the 2018 U.S. Houzz Kitchen Remodeling Survey, forty-one percent of homeowners are remodeling kitchens 15 years old, and another 25 percent are updating kitchens that are over 30 years old. Those statistics reveal what most home designers readily admit: kitchens are the biggest driver of spending in the remodeling market. Because kitchen renovations are such a large investment, it’s important to plan carefully before you start. Think about what you’ll need and how you can improve your existing setup based on the problems you encounter with your current space and your changing needs. You’ll definitely want to make decisions you can live with for a long time, so study emerging trends for inspiration, but do so cautiously. Paint colors can be easily changed in 5 years, but changing a bright green granite countertop is much more involved. Every homeowner’s tastes are different and regional tastes vary as well. You will ultimately have to create your own dream kitchen wish list, but here are a few kitchen design and decorating ideas that are emerging for 2019. DESIGN & BUILD 2019 55
THE MEETING OF TWO DESIGNS In the past, most kitchen styles could be categorized as either farmhouse/traditional or modern/contemporary. Today’s homeowners are looking for something in-between.... something “transitional.” Thus the modern-traditional marriage. This new design trend works exactly as it sounds by creating a kitchen that’s streamlined–but not ultra sleek–with warm and homey remnants. Cabinet design, colors, materials and textures are all being thrown in the pot and mixed up resulting in things like classic Shaker cabinet doors in dark wood stains, or stainless steel features mixed with wood. In a reverse notion, ultra modern design elements like sterile chrome handles and marble are being replaced with traditional style features like brushed-nickel and pewter mixed with hints of wood.
FURNITURE STYLE DESIGN As living rooms and kitchens have all but merged into one, some design elements from each space are starting to mingle. Furniture-style cabinetry celebrates the kitchen as more than just a work area, but rather a treasured space that the whole family can enjoy. One of the best ways to incorporate this idea into the kitchen is through an island. Raising it on legs or including intricate paneling sets the island apart as a 56 DESIGN & BUILD 2019
sophisticated piece that serves a greater purpose than just food prep.
LIGHTS ON In the past, homeowners have generally underestimated lighting as both a practical and design tool. By layering lighting with a mix of pendants, strategically placed recessed lights, and under-counter LED lights a kitchen can easily switch between workplace and entertainment area. Decorative and accent lighting is useful for adding a special touch to a kitchen’s overall design. A line of gorgeous glass pendants over an island or an elegant chandelier hanging over a dining table convert the kitchen into a tasteful room that everyone can enjoy.
LOOK UP Statement-making ceilings are in vogue as rooms beckon guests to look to up. New shapes, features, recesses, and colors will be spotted on kitchens across the country as homeowners attempt to take advantage of this space. Floating glass “clouds,” wood beams, classic embellishments and designer lighting are just a few ideas that we can expect to see in 2019. If nothing else, the ceiling should be painted to compliment the colors of the room so it is not just white.
LUXURIOUS METALS Chrome and stainless steel are two common metallics associated with kitchens. Now it’s time for gold, copper and bronze to have their turn at warming things up. Metals can be used in a variety of ways whether it is as a copper range hood, bronze sink apron, aluminum backsplash or gold accents on lighting.
CUSTOM CABINETS BLINDS / FLOORING COUNTER TOPS
OPEN AND AIRY Traditionally, cabinets have been used to hide clutter. Many homeowners are now opting to eliminate some clutter so they can replace bulky overhead cabinets with open, user-friendly shelving that personalizes the kitchen space. If done correctly, open shelves can actually make a small space look larger. The key to keeping it streamlined, is to chose kitchen wares, plates, glasses and bowls that are attractive, stackable and colorful. Open shelving can make a statement about your home as much as it can be useful. If you still have some clutter to hide, you can always count on under counter cabinets for extra storage. Open-plan kitchens have been on the rise for some time. Many kitchen designs are beginning to fully embrace the idea of spaciousness by replacing wall cabinets and shelving with windows that frame a picturesque view or a blank wall whose focus is a striking customized range hood or tile pattern. Careful planning can assure any homeowner that aesthetics and functionality meet in the middle.
VISIT OUR SHOWROOM OR SCHEDULE A PRIVATE APPOINTMENT REPETITIVE PATTERNS A major trend on the design forefront is a move away from geometric patterns and toward elegant, repetitive motifs, which will take shape in the form of laser-cut plywood or steel panels, wall coverings, door inserts and tiles. We’ve already seen patterns from bygone eras come to life in upholstery fabrics and fashion design, and these will be replicated in the home. Look for art deco and art nouveau–inspired motifs with hints of Turkish and other Middle Eastern influences to appear in tile patterns, backsplashes, and wallpaper.

B
uilding a new home is one of the most exciting ventures ever. It’s also one of the most daunting. Most homeowners don’t realize until they start the homebuilding process just how complicated it can be. Building codes, zoning restrictions, contractors, design options, and permanent decisions are all some of the details that have to be dealt with when building a home. Since no two projects and no two owners are exactly alike, there is no cookie cutter path to follow. Whether you’re about to begin construction on a new home or remodel an existing structure,
58 DESIGN & BUILD 2019
your building project represents a major investment that you will have to live with for years. Smart homeowners know that the way to maximize such an investment begins with consulting an architect. Architects are the only professionals who have the education, training, experience and vision to maximize your construction dollar and ease the entire design and construction process. If you’ve never worked with an architect and experienced the peace of having someone walk through the homebuilding process with you, then you may not fully
understand the potential for hiring one. Here are seven things architects would love for you to know about the job they can offer:
WHAT DOES AN ARCHITECT DO? A licensed architect plans and designs buildings and then oversees a building project from beginning to end. With great precision, an architect can perceive room flow, lighting, step distance, space and an assortment of details that most homeowners are oblivious to. That’s why choosing a good architect is one of the most important decisions a homeowner will make.
WE WANT YOU TO PARTICIPATE IN THE DESIGN PROCESS. Any custom built home should be a reflection of the family that will live there, so the architect begins his or her job with a two-fold objective: to interpret the client’s needs and desires and to creatively incorporate them into a pleasing and functional structure. During this process your architect needs you to be as clear as possible about your budget and your expectations while giving candid feedback. Most architects would agree that when a client is honest, flexible, realistic and decisive, the job goes much smoother.
AN ARCHITECT CAN OVERSEE THE PROJECT FROM START TO FINISH. Whether your home is a large-scale remodel or a dream home from scratch, the first call should be to an architect. At a minimum the architect is usually
responsible for design, documentation and permitting, but the homeowner can negotiate a wider range of services that includes site selection and coordinating the construction team.
LOOKING FOR INSIGHT INTO OUR DESIGN SENSIBILITY? ASK WHO OUR ARCHITECTURAL ROLE MODELS ARE. The best way to understand the vision an architect aims for in his or her work, is to ask where his or her inspirations come from and look at samplings of completed projects.
WE ARE INSPIRED BY NATURE. Architects typically design homes that create the private, safe, interior world of home while embracing the exterior surroundings. Architects usually need to see a site location before beginning a design so the design positively blends into its surroundings. This is another reason why its good to bring an architect on board during the early stages of site selection.
WE DO OUR BEST TO PROVIDE A PRICING STRUCTURE THAT IS TRANSPARENT. Architects charge in a variety of ways from hourly to lump sum to percentage base. Most also include an initial estimate of total costs for the project. Early costs are usually estimated on a per-square-foot basis, with projects averaging around $130 to $200 per square foot for construction costs only.
DESIGN & BUILD 2019 59
WE ARE WITH YOU ON THE JOURNEY. Choosing an architect is like choosing someone to go on a long hike with you. Before you start, there needs to be trust, empathy, common vision, good communication and mutual respect. You don’t want to get halfway through the hike, miles from home and think, “How do I get rid of this person?” Unless you are comfortable with references from satisfied clients you trust, it’s okay to interview an architect to get a feel for their design philosophy and the chemistry you have with them. Ensuring from the start that you’ve picked the right architect 60 DESIGN & BUILD 2019
means you’ll be more satisfied with the process and the finished job. While hiring an architect may seem like an added expense, the services are actually a wise investment plan. A welldesigned project can be built much more efficiently and economically resulting in savings and increased property value for the homeowner. In the long run, an architect’s services help you create a home that’s affordable and perfectly suited to your lifestyle.

Modernize Your Space with Mixed Metals Provided by Coburn’s Kitchen & Bath Showroom
While metal is often considered a functional part of the home, recently it’s also become a significant factor in interior aesthetic. This is especially true in the South, where homes have swung between trends of chrome, brushed nickel and oiled bronze for years. The fact is, these features don’t have to exist separately. By experimenting with metal combinations, a new design trend was born — and is likely here to stay. ACCENTS IN ACTION. Perhaps the most versatile spaces for mixed metal use are the kitchen and bath. Here, you can include appliances like refrigerators, ranges and faucet fixtures that feature multi-metal materials within their design. Striking dualtone centerpieces, like those from the KitchenAid® Black Stainless Steel line, give a pop of diversity to your space while also widening your range for compatible accents. For versatility, Lake Charles Interior Designer Jenny Canter suggests working with black for an eye-catching yet adaptable look. “Black metal acts as a neutral and can be mixed in to work with almost any style.”
DESIGN & BUILD 2019 63
KEEP IT SIMPLE. While mixed metals offer a new degree of freedom to your design, choosing too many styles or textures can make a space feel busy and incohesive. Canter suggests sticking with two or three choices and incorporating those, rather than losing direction with too many selections.
64 DESIGN & BUILD 2019
“When mixing metals, it’s important to choose a dominant metal then add one or two as accents, depending on the size of your space. You can also bring in your metals with decor for continuity.”

Termite Infestation Rates Are Particularly High Within Homes That Are Located in Formerly Wooded Regions Provided by J&J Exterminating Termites can be quite destructive. The cost of termite damage worldwide is estimated to be between 22 and 40 billion dollars per year. The most destructive group of termites, subterranean termites, caused a global economic loss of 32 billion dollars in 2010. This figure includes the cost of both damage repairs and control efforts. Every year, these costs increase, and the reason for this increase may be due to the expansion of real estate developments onto recently deforested areas of land that remain rich in subterranean termite colonies. Forests are always rich in termites, as termites facilitate proper ecosystem functioning by recycling dead wood and plant waste in order to promote further vegetation growth. However, termites continue in their role as ecosystem engineers even after the land they inhabit becomes deforested and covered in buildings and houses. Several field studies have conclusively shown that subterranean termite infestations mainly occur in regions that were formerly forested. After land is cleared of trees and other forms of vegetation, pieces of dead wood, tree stumps and plant matter remain in the soil. Since these forms of 66 DESIGN & BUILD 2019
plant matter provide remaining termites with more than enough sustenance, it is not necessary for termites to vacate deforested land in an effort to seek new food sources elsewhere. This means that the amount of termites inhabiting a region of forested land does not decrease much by the time the land is cleared for the expansion of commercial real estate developments. In fact, the addition of timber-framed houses on deforested land provides native termites with a more convenient source of celluloserich wood. Also, termite colonies can become particularly large in residential areas that were once forested, as one single house provides an unnaturally abundant and centralized food source. Termite colonies can feed on one house for many years, which saves worker termites from having to expend energy on laborious and risky foraging efforts. Considering the high cost of termite damage to homes, soil should be treated for termites before construction on deforested land begins. Is your home located on recently deforested land? Have any of your neighbors fallen victim to termite infestations?

Laminate or Hardwood Flooring? Provided by Gulf Coast Floors & Home Decor BENEFITS OF LAMINATE Today’s laminate looks so realistic, you’ll find yourself asking, “Is it laminate … or is it hardwood?” It’s laminate, all right – the stylish result of continuing breakthroughs in modern technology and manufacturing methods. There are styles that convey the authentic look of wood or the classic appeal of ceramic tile. Various shades and finishes allow you to choose the wood look down to the species, and now laminates are mimicking hardwood even more. Some laminates offer beveled, distressed, and highly textured options – giving your laminate floor not only the look of hardwood, but the feel of it, too. Laminates are inherently “green,” because they use fewer resources and far less wood in their manufacture. And because they’re durable – some styles even offer 25-year warranties – you don’t have to replace laminate floors as often. Consider laminate for a distinctive look that’s beautifully affordable … and affordably beautiful. BENEFITS OF HARDWOOD Beautiful and long-lasting hardwood floors make an elegant choice for nearly any room in your home. When choosing
hardwood, the color, character, and construction type are the important factors to consider. Color: The color of hardwood floors ranges from quite light to intensely dark – and everything in between. While, as a rule, lighter floors work well in contemporary settings and darker floors are elegantly at home in more traditional rooms, choosing is essentially a matter of preference. Character: Naturally present in hardwood, grain variations help determine a wood’s “personality.” Dramatic grain suggests a rustic feeling. Historically, moderate grain variations are associated with the traditional. And hardwood with very little graining has a sleek, contemporary look. Construction: There are two basic choices – solid or engineered. Solid planks are created from a single piece of wood and make a handsome floor that lasts for years. Engineered planks are made from several layers of wood (with a core of plywood or HDF) and are designed to withstand higher levels of humidity. This means they can go in some rooms solid floors can’t. Note that there are many differences in finishes – gloss or luster level, scraping degree and technique, wire-brushing, etc. DESIGN & BUILD 2019 67

Lighting Considerations in Kitchen Design Provided by Joseph’s Electrical Center
Many people dream of their perfect kitchen – the exact type of countertops, backsplash, shiny new appliances, and layout. One part that is often an afterthought is the kitchen lighting. The kitchen is one of the most used rooms in a home, and often a gathering place, so you want to get the lighting just right. You will need bright light for working, task light for highly used areas, and ambient light for entertaining or for nighttime.
Make a
Statement
In new construction, recessed cans are used to provide bright light throughout the kitchen as opposed to fluorescent fixtures of the past. Correct placement of recessed cans will provide plenty of general lighting for the space, then you can spice things up with decorative lighting and task lighting. Many new kitchens have an island where decorative lighting would be appropriate. The size of the island often dictates the type of decorative lighting to be used. The options are numerous: down-facing mini pendants, elongated island fixtures with multiple lights in one, and large lantern-shaped pendants with candelabra bulbs, to name a few.
The kitchen sink area is where a lot of the action happens, so you will want to make sure you have lighting above it. If there will be decorative fixtures over the island, usually the best option for the sink is a recessed can. Some people envision a pendant over the sink, which would also be okay if there aren’t lights over the island. It is also a nice feature to have the island lights, recessed cans and sink light all on their own individual switches. This gives you the flexibility to have one turned on without having to have them all on at the same time. You may even consider putting them on a dimmer. Another consideration is undercabinet lighting. There are multiple options for this as well, ranging from LED strips, to LED tape light or hockey puck lights. Undercabinet lighting accomplishes two goals – providing task lighting to the countertop while also providing another option for ambient lighting when the main kitchen lights are off. So as you can see, kitchen lighting is a little more complicated than just a pretty fixture, or just a couple of light bulbs. Make sure you think through your lighting plans when dreaming of that perfect kitchen!

Outdoor Kitchen and Grilling Tips for You and Your Family Provided by Stephen Berzas of Cajun Outdoor Paradise Products Outdoor kitchens are one of the most enjoyable additions you can add to your home. Grilling is safe, fun, easy, and a healthy way to eat. Most of your unwanted grease will drip off whereas in a gumbo it holds all the grease. Grilling means less unwanted smells inside your home. Research shows that an outdoor kitchen has a ROI of 100% 200% value to your investment. – Source- Inman.com
TIPS ON LAYING OUT YOUR OUTDOOR KITCHEN: Putting some space between cooking appliances allows ample room to place a pan next to your grill, so you have an area to place your food before putting it on your grill. Also, you can choose an appliance, such as a refrigerator, next to your grill. It doesn’t cut up countertop space and gives you more working room. Place your sink and pull out trash can next to each other. As you are cutting your packages open you can wash your hands and food, if needed, and throw papers in the trash. Locating this fairly close to where you are cooking is a great idea.
COOKING TIPS: Get your grill very hot on one side and then sear your steak on both sides until golden brown. This will lock in your juices. Then depending on if you like it medium or well-done, you then put your steak on the opposite side of grill on low flame so the interior will cook to your desired temperature. When cooking chicken, I find it is best to cook off direct flame. Your chicken will not be exposed to flair ups that burn the outside before the inside is cooked. Furthermore, your chicken will come out much juicier. Final tip is to get to know your grill. It is your friend and will make your tummy really happy for the rest of your life.

Making the Most of Your Interior Design Provided by Casey Drost Interiors A home is often the biggest investment for an individual or a family. This concept should also apply to the interiors of a home. The design elements of your home’s interiors should be chosen with the desire that you want it to stand the test of time and trends. Classic “bones” of a home combined with personal design styles is the best recipe for timeless interiors. Choosing classic elements for structural design, such as flooring and counter top options, allows your home’s beauty to prevail for longer periods of time. The typical homeowner could struggle and find this overwhelming. This is when a qualified interior designer can ease this decision making process. A good designer has the ability to merge the client’s personal style preferences and budget options while applying tested design principles. For example, choosing hardwood floors that can be refinished to reflect the homeowner’s preference is a great selection. Hardwood floors are appropriate for a range of settings, whether it is traditional elegance, rustic farmhouse or modern loft. Neutral granite or tried and true marble are always the top choice for countertops. Marble has been used in homes for centuries. Classic bones do not mean boring interiors. Accessories are often the best place for your love of a current style and favorite colors to shine through. One’s uniqueness can be shown with window treatments, furnishings, lighting, pillows and artwork. DESIGN & BUILD 2019 73

What Features Are Most Important To You When Choosing Your Windows and Doors? Provided by Landmark Window & Door DESIGN The windows and doors you choose for your home are very important. Make sure you choose styles that match your home’s architectural look and feel. Curb appeal is very important, it makes a huge statement about your home. When choosing your front door, there are a variety of styles such as the color, glass inserts, the hardware that can make a personal statement and create an inviting look. Select windows that look good, as well as provide a valuable source of natural light on the inside. Your architect or building designer should be able to give you recommendations about the lifestyle of windows and doors you should choose to suit your property’s character. SECURITY It’s important to factor security options into your choices. Your window’s height relative to the ground, locks, the strength of the glass, and the quality of your security screens or safety screens will all factor into the security of your windows and doors. ENERGY EFFICIENCY Heating and cooling account for approximately 48% of all the average home’s energy usage. The vast majority of your home’s heat loss and heat gain come from windows, so choosing energy efficient windows can have a real effect on your power bills. Your window’s design, glass type, glazing, and seals determine how energy efficient it is. Toned or “tinted” glass, low-e glass, IGUs, and thermal breaks are all energy efficient features worth considering. ACOUSTICS Do you live in a busy area? Then you may be interested in windows that are specifically designed for acoustic performance. These windows reduce the neighborhood, traffic, and building noise from entering your home. BUDGET Of course, the windows and doors you buy ultimately have to fit within your budget. That’s why it’s important to prioritize which features are most important to you. Are you particularly concerned with energy efficiency and security? Then you need to invest in windows that fit this bill, even if that means you miss out on better acoustic shielding. By prioritizing the features you’re looking for, you can ensure you choose the best windows and doors for your budget.

Picking the Perfect Light Fixture for a Room Provided by Teche Electric Supply When it comes to lighting, think of light fixtures as the architectural jewelry of your home. Chandeliers, pendants & sconces can make a statement and give a room character. To determine the diameter of a light fixture that is best for your room, start with the measurements of the room length and width in feet. Add the two lengths together and switch the value in feet for inches. This number would be the optimal diameter for the light fixture.
Ex: room size is 12’x14’ add 12’+14’=26’ 26 feet converted to 26 inches 26 inches is the optimal diameter To determine the height of a light fixture to best suit your room, start with the ceiling height. Multiply the height x 2.5” to 3” per foot. Convert the value from feet to inches. This range is the optimal height for light fixture.
Ex: height is 12’ 12’ x 2.5=30’ & 12’ x 3=36’ 30-36 feet converted to inches 30-36 inches is the optimal height Now that you have an idea of what size fixture to choose, you can choose a style and finish to bring your room to life! Hard To Reach Areas • Star Concrete Pumpers team of certified and experienced operators can safely reach over, under and around buildings.
Productivity and Safety • Pumping not only makes concrete pour more convenient, it improves on-the-job safety. Trucks may be kept at the curb, away from embankments, excavations and other dangerous obstructions.
Quick and Accurate • Star Concrete Pumpers place concrete more efficiently, regardless of the time of day, most weather, and job site conditions. • Pumping can very often facilitate and also reduce excavating time. 10 Health Benefits of Owning an Adjustable Sleep System Provided by Bayou Beds 1. LIGHTEN BACK PAIN Slanting the head by 45-degrees relieves compression for the lower back to reduce pain. Raising the foot of the bed allows for knees to be bent, and legs to be levitated, to take off un-needed pressure affecting the spine. 2. ALLEVIATE SLEEP APNEA, ASTHMA, AND SNORING Snoring occurs when lying flat because the neck puts extra weight on the windpipe causing it to close. Sleeping in a more angled position improves airflow, and allows for uninterrupted sleep, caused by apnea, and will also decrease the probability of an asthma attack. 3. LESSEN ACID REFLUX AND HEARTBURN A recommended 6-8 inch inclining of the head has been shown to keep the acid in the stomach and away from the throat. This allows for healthier digestion and better sleep. 4. EASE INSOMNIA Achieving the perfect bed position can realize improved circulation of the blood and oxygen to allow for the ease of falling asleep faster. 5. IMPROVE DIGESTION An adjustable bed frame can easily lift the head the recommended 6-inches to achieve the healthiest digestion experience. 6. ENHANCE CIRCULATION With the aid of the adjustable bed base, sleepers can fine-tune sleep positions to reduce 80 DESIGN & BUILD 2019
pressure allowing for blood to flow to the heart, and throughout the body. For those with specific circulation issues, the adjustable frame allows for the mattress to be positioned to a recommended level to enhance blood and oxygen flow. 7. RELIEVE ARTHRITIS AND PAIN Stiff and aching joints can be alleviated by positioning the mattress so weight is taken off problem areas to allow for a more comfortable rest. The sleeper can raise the head and lower the foot to work as an aid to help them rise from the bed more easily. 8. LIGHTEN LEG SWELLING Experts instruct that legs should be raised to reduce swelling and its effects. The adjustable bed base allows for the ease of elevating legs to a comfortable position to decrease swelling and increase health. 9. ENHANCE LIFESTYLE The adjustable bed frame works to turn the bed into a giant comfy, easy to position, recliner chair. This allows for healthier positioning to promote an enhanced lifestyle while in bed. 10. FURTHER INDEPENDENCE An adjustable bed base is the perfect aid to assist in helping to further independence when it comes to being able to get into bed and out of bed without help. Simply by raising the head of the base will help lift one off the mattress or help one get back into their haven for sleep.

Increase Value on a New Home by Installing Smart Home Technology Provided by Acadian Total Security It’s no secret that new home buyers are looking to purchase “Smart Homes.” They are willing to pay a higher purchase price to have the convenience and energy savings that these devices provide. Having automated technology included in a new home not only entices buyers, but may give builders the edge over similar homes being sold in the area without these capabilities. These services can be easy and economical to install, while adding tremendous value to your bottom line.
automatically at predetermined times such as sunrise and sunset or when certain actions occur, like the arming and disarming of their security system. Installing “Smart” devices in a newly built home is a great way to attract more buyers, increase the value of the home and add convenience to everyday life!
As we approach the cooler months, homeowners begin to run their heaters more, causing their utility bills to rise. An integrated smart thermostat will help them stay comfortable and save energy and money. There are a variety of integrated thermostats available that allow you to adjust the temperature through your home security and automation app directly from your smart phone making energy savings not only convenient, but easy. With connected light bulbs, homeowners can also manage both indoor and outdoor lights directly from their smart phone, ipad or laptop. Design Is In The Details Provided by Browne-Stewart Company Door and cabinet hardware are available in a plethora of styles and finishes that can enhance the design in any room. If you are remodeling or building new, choose your hardware last. KNOBS OR PULLS? One preference in the kitchen is to use knobs for all doors and pulls for all drawers. For any large door such as a pantry and any pull-out door, it is more comfortable to use a pull. This is extremely helpful since drawers can get very heavy with all of our pots, pans, dishes, etc. When it comes to doors, your personal tastes should dictate what style and finish you choose, your lifestyle should play a role in determining whether knobs or levers are best for you. Knobs have a traditional appearance, and levers take on a more modern look. Levers are easier to operate than knobs.
COST You get what you pay for! There are a handful of companies with inexpensive brands and their finishes are also sub-par and look cheap. Instead of going to the big-box stores, look for hardware through your local plumbing or hardware showrooms, as they will have a larger variety and salespeople on hand to assist you.
FINISHES While most homeowners will choose chrome or brushed nickel, there are numerous other finishes available to add interests. Finishes that go well with a brushed nickel or brushed stainless faucet: antique pewter, bronze (light to dark), satin brass (this one can get tricky), oil-rubbed bronze, aluminum, black matte, and rust. BATHROOMS for daily living
CREATE A COZY ENVIRONMENT THAT IS PRETTY AND PRACTICAL. WITH THOUGHTFUL PLANNING AND AN ENDLESS LIST OF AVAILABLE OPTIONS, THE BATHROOM CAN BE TRANSFORMED INTO A PERSONAL RETREAT.
C
lean, uncluttered lines, energy- and water-efficient features, the open and accessible aesthetics of universal design, materials and colors drawn from nature, and a spa-like feel of comfort and relaxation: That’s today’s bathroom.
SINKS AND VANITIES
Put your mind in relaxation mode by choosing materials, colors and textures that are comforting. A soaking tub draws you into the space and immediately sets your mind to unwind.
Floating vanities enhance the open feel of the room. A simple countertop with cabinet and drawers or a few shelves underneath is mounted on the the wall and seems to float above the floor, leaving an uninterrupted flow and easier cleaning. Granite and marble remain popular for vanity tops, shelves and ledges, but increasingly home owners are using new stone-based composite materials such as Caesarstone. It combines natural quartz with resins to retain the beauty of the natural stone in a non-porous, scratch resistant, lower maintenance product that comes in a variety of colors and patterns. A vessel sink, sitting on the surface of a vanity or wall-mounted countertop ledge, may form a visual centerpiece for the room, drawing the eye to its shape, color and material. Most popular vessel sinks are bowls in smooth white, pure black or colorfully patterned porcelain, or hammered metal, cast bronze, and even glass. Dramatic curved rectangles and whimsically sculpted vessel sinks are other choices that add a creative dash. Simple, sleek lines in faucets are trending. Tubular faucets express basic unity of form and function, as in the wall- and sink-mounted models in the elegant Moen Fina collection. Another clean-lined modernist look is the squared cantilever styling of the Danze Logan Square and MidTown lines and the Moen 90º “open trough” faucet, which reveals the water from above as it cascades to the sink.
DESIGN & BUILD 2019 85
SHOWERS Zero-threshold showers create an inviting, seamless flow to the room, while at the same time offering ease of access and cleaning. Floors and walls of ceramic, stone or glass tiles personalize the design and unify the room. Multiple shower heads for different water effects with walls and floors of nature-inspired colors and materials create a spa-like experience. A wall-mounted shower head, either a wide-surfaced head for the gentle feel of warm rain, or an adjustable-spray traditional head, with a second, detachable hand-held unit direct the spray as desired. High-end showers may also include wall mounted jets to spray and massage from the side. Frameless glass is the choice for shower doors, keeping sight lines open and enhancing the clear, spacious aesthetics. Drains may run along the floor line of the glass doors, and may even be softly lit from within by LED lights, defining the threshold while minimizing the interruption in the floor’s expanse. Built-in ledges within the shower are another popular feature. Smaller ledges, tiled to match the walls or made from a slab material, project from the wall as a surface for shampoos and loofahs, while a larger ledge, perhaps created by inverting a wall end or corner, may serve as a bench for leg or foot grooming or even a seated shower.
TOILETS Toilets with a smooth, unified design, low water use and ease of cleaning are making a showing. Gerber’s high efficiency Avalanche CT has a smooth one-piece configuration, an easy to clean simple, elegant design. Wall-hung toilets also are popular for their simplified exteriors and for floating above the plane of the floor. White is by far the color of choice for today’s sleek toilets.
LIGHTING Layered lighting design, with different fixtures to illuminate different areas of the room, creates an inviting visual atmosphere while lighting each area for its uses. Vanity light fixtures are emphasizing clean, graphic lines, energy efficiency, and softening sconces. Pendant lighting adds visual interest, and brings lighting to the exact desired location and height for grooming or other activities. A single large pendant light above a sink, such as one from Progress Lighting’s Markor collection, provides good task lighting and makes a bold statement. Recessed or flush mounted ceiling LED lighting fixtures softly illuminate a shower area. Some shower heads even contain softly colored LED lights for a fun added glow.
SYSTEMS Sound technology in the bathroom brings music to the spa-like atmosphere of the room. Recessed wall speakers, even a shower head containing Bluetooth speakers, deliver the sound experience. Radiant floor heat efficiently warms today’s bathroom oasis. Warm underfoot, the heat gently rises to enhance the comfort of the room.

Why Invest in a Home Standby Generator? Provided by GenSet Power Solutions Your “home” is a place of comfort and security. A generator provides you with the peace of mind that your home and family are always protected from power outages. Either home or away, generators are set-up to automatically provide your home with power. In the United States, 7 out of 10 homeowners choose a home standby generator for their home. Most generator companies stand by their product by providing a 5-year limited warranty on all standby generators and an optional 24/7 monitoring capability. MOTHER NATURE’S WRATH Over the years, we have all seen the wrath that Mother Nature can bring down upon us. Usually it is not “If” but
“When” she will strike again. Having a home standby generator is an essential piece in helping to “weather the storm.” A home standby generator is a purchase that you hope you never have to use, but that is there ready to run 24/7. CERTIFIED GENERATOR START-UP Placement and safety are key components when installing a home standby generator. You need to be sure that your installer is certified and knows all proper placement and safety restrictions. Certified technicians are not only trained to service your unit but also to complete a proper certified start-up. Don’t let your generator investment be tarnished by an unsafe installation.
Providing you with peace of mind when weathering the storm.

PRIORITIZING HOME FEATURES FIVE FALL HOME MAINTENANCE TIPS Regular home maintenance can save you money and keep your home looking sharp year-round. You don’t have to wait for spring cleaning season. Inspecting and cleaning your home during the fall makes any household repair easier to manage. Tackle these easy fall maintenance projects to keep your home comfortable and running smoothly inside and out. Take Care of Your Trees. Trees turn dormant closer to winter time. Now is the best time to prune, not plant, trees in your yard. Remove dead tree limbs. This time of year, your trees are less susceptible to disease and you can avoid falling limbs during a winter storm. You can identify dead limbs if the leaf color changes earlier than expected or if your tree needles start turning brown. Carefully Examine Your Home Exterior. Once winter hits it will be difficult to repair any outdoor stairs or railing. Make sure your outdoor steps are in good condition to handle any snow or ice. Securing stairways also makes it easy to shovel off snow. Look for general wear and tear around your window frames and doors. If needed, add weather-stripping to keep warm air in and cooler air out during the winter months. Check Up on Heating Systems. Replace your furnace filter for optimal usage of your heating system during the winter months. A qualified heating professional can inspect your home ducts and
heating equipment to prolong the life of your system. If you have a fireplace or chimney, schedule an annual cleaning to prevent chimney fires. Minimize Winter Water Woes. Pipes freeze or burst during winter. Make sure you know how to locate the water shut-off valve in your home in the event of a deep freeze. Insulate your outdoor pipes and don’t forget to drain outdoor water hoses and store them in a dry place to increase their longevity. Since it is unlikely you will use your outdoor sprinklers during the winter months, drain them or turn them off to prevent damage to your system. Clean Gutters and Downpours. Debris, leaves and other twigs clog up your gutters and downpours. Without a regular clean up, your home is susceptible to interior or exterior water damage. Another potential risk from unkept gutters are pest infestations. Look carefully at your gutter debris. If you notice grit from the asphalt roof shingles on your home, it may be a sign of roof damage. To find a comprehensive list of licensed contractors and associates, please visit www.hbaswla.org. D&B

What to Consider When Buying Land to Build Provided by Rhino Real Estate Custom building means having total control over every aspect of a house, from the foundation to the flooring to the views. This kind of independence is enticing to many, but can sometimes lead people to regret. If you’re in the process of buying a lot or even thinking about building, this list can help you avoid some common pitfalls and educate you as a buyer so you end up with a great piece of land with no surprises down the road. LOCATION, LOCATION, LOCATION. Above all else, this is the most important consideration when buying a lot to build on. Choosing the right location for the side of town you want to live in is just as crucial as examining your lot in the bigger picture: for example, a nice view, nearby school districts if you have children, and near your workplace so you won’t have to commute. Make sure where you build is in a location that conveniently fits in your everyday life. NEIGHBORS. Be sure you’re buying a lot in a neighborhood that has similar taste so your property doesn’t lose value. Know what is happening with the land near you, look for red flags that insinuate the future of the area may turn your purchase into a bad investment. 100 DESIGN & BUILD 2019
PROPERTY SETBACKS & SURVEYS. Know what your setbacks are, it will effect where you position the house on your lot, and can dictate the size of the house you plan to build. UTILITIES. Before you purchase a lot it’s crucial to know how you’re going to power your house, water, waste, gas and telephone and cable services. ZONING AND RESTRICTIONS. It’s important to make sure your lot is zoned properly for any future plans you might have. Check with local authorities to determine zoning ordinances and whether or not you can build the type of home you want. Check for your subdivision or community’s restrictions. Many subdivisions require that your blueprints, designs, and landscape layouts be approved by a committee. USE A PRO WHO KNOWS LAND AND NEW CONSTRUCTION. Working with a real estate agent when you purchase land is only beneficial to you. They can educate you on the market, navigate through the fine details, negotiate the best deal, and guide you through your due diligence. Hire an agent who has extensive experience in purchasing land.
