It’s no wonder the Baja Peninsula's dream-like landscapes have become a stage for parties and celebrations beyond compare. The desert shores and verdant blue seas are an appealing backdrop for some of the world’s most enthralling and entertaining events, the likes of which you’d be hard pressed to find elsewhere. In this issue, we explore the history and people behind an event unlike any other. The Bisbee's Black and Blue is the world’s premier fishing tournament. Every year fishermen from around the globe come to compete for a multimillion-dollar jackpot and the prestige of being at the top of the podium and the center of the winner’s circle. We recently welcomed Wayne Bisbee and Clicerio Mercado to our Destino Magazine offices, where they shared how they’ve organized this incredible event for the last three decades and shared their insight into how a little fishing competition became one of Cabo’s most iconic tournament.

Los Cabos (the capes) is located at the southernmost tip of the Baja California Sur and consists of four main areas: Cabo San Lucas, San Jose Del Cabo, Todos Santos, and the East Cape. The Pacific Ocean and the Sea of Cortez meet at the very tip of the peninsula. The mountains meet the desert, and the desert meets the ocean. The Sierra de la Laguna is a mountain range that lies at the peninsula's southern end. Above 800 meters in elevation, dry forests transition to a pine-oak forest. The main climate of the region is arid to semi-arid; however, there are very fertile areas where local farmers grow a variety of fruits and vegetables, especially on the Pacific side.

In Mexico the gas station attendants pump the gas for you, so you don’t have to get out of the vehicle. There are two types of gasoline: Magna, which is regular, and Premium. Lleno (pronounced ye-no) means full. Major credit cards are accepted. Tipping the gas station attendant around $10.00 pesos is customary. There is a toll road that takes you from the airport to Cabo San Lucas or to the Todos Santos highway; by taking this road you avoid the taxi and shuttle traffic on the main highway.

CASH OR CARD? Visa, Mastercard and American Express credit cards are generally accepted, but you often run into cash only establishments. Always ask beforehand and carry cash just in case. Keep in mind your bank will most likely charge you international transaction fees if you pay with your card.

CURRENCY Dollars are accepted almost everywhere and you will get your change back in pesos. The exchange rate varies every day, but some places have a set rate posted. You can exchange dollars for pesos at the airport, but also a very easy way to get pesos is to simply withdraw money from an ATM. Bank ATMs give the daily exchange rate(best possible rate). Examples include Banorte, Bancomer, Santander, Banamex, Banregio and HSBC. Non-bank ATMs located in the streets or the marina will charge higher fees. Some ATMs only give you dollars, some only pesos and some give you the option to withdraw both. Pay close attention to what currency you’re withdrawing and try to get as much cash as possible in one transaction to avoid paying high fees.

This tourist friendly town, also just known as “Cabo,” is located on the tip of the Baja California peninsula and is full of entertainment for every age and liking.

Located on the Pacific Ocean side of the peninsula, Todos Santos is an oasis where artists and surfers flock to enjoy the culture and excellent surf. East Cape People often call it “the old Cabo” because of its pristine beaches and small fishing towns such as Buena Vista and Los Barriles.

La Paz La Paz is the capital of the state of Baja California Sur and is known for its warm people and beautiful beaches. Stroll down the colorful malecón (boardwalk), walk hundreds of feet in waisthighwater at Balandra beach or have a fine dining experience; La Paz has a lot to offer.

Walking around downtown San José will allow you to experience a traditional Mexican town. You will find yourself surrounded by colorful buildings and quaint cobblestone streets that lead to the town’s picturesque zócalo (main plaza).

The Corridor

GOLF TPC Danzante Bay golf course North of Cabo is Baja’s newest gem and it might just outshine the rest. The course winds you through stunning vistas of the Sea of Cortez, as well as the beautiful mountain range of the Si erra’s.

From Tiger Woods to Nicklaus and Fazio, many of the big names in golf have designed courses on this unique landscape. Many courses offer a reduced rate later in the day during twilight hours. Appropriate golf attire is required on all courses and club rentals are available.

Diamante – El Cardonal & Dunes Course Diamante is also home to Davis Love III’s spec tacular Dunes Course. With links-style attrib utes, this challenging design reminds the golfer he’s only competing against himself.

This 9 hole course is a friendly course but make sure you hit ‘em straight because throughout the course you are surrounded by homes and con dos in beautiful San José del Cabo. A fun course for any level of golfer.

Cabo Real

Desert Course - Designed by Tom Weiskopf, this course challenges the golfer with risk vs. reward type decision-making.

This course was designed by Roy Dye and is conveniently located outside of Cabo San Lucas and is the only one with views of Land’s End. Club Campestre San José Make sure you bring your creativity for the greens at Club Campestre, the newest Jack Nicklaus Design in Los Cabos.

Palmilla Golf Club With 27 holes of golf, each 9 hole course offers something different. The Ocean, Mountain, and Arroyo courses all boast Jack Nicklaus Design and a fun and challenging layout with canyons and elevation changes.

Puerto Los Cabos

This 18-hole composite course made up of nine Greg Norman designed and nine Jack Nicklaus designed holes is a favorite among locals and frequent visitors.

Quivira Located on the Pacific Ocean side of the penin sula and sure to test any level of player, Quivira boasts dramatic cliff-side landscapes and multi ple oceanfront golf holes.

SNORKELING

Tours are typically two or three hours and they often include a tour of Land’s End, lunch, and time for snorkeling in one of the bays. Stay away from the Pacific side of the peninsula; its strong currents make it very dangerous for any kind of water sports.

A quick five-minute ride from the Cabo San Lucas marina or Medano Beach is all it takes to get to this fish-attracting rock. Lover’s Beach This popular and uniquely-named beach is accessible only by boat. Be on the look-out, however, as the water is not roped off for swimmers. Santa Maria Bay Snorkel tours regularly visit Santa Maria Bay. If you choose to drive there, it’s an easy swim from the shore to the reef on the right side of the cove. Chileno Bay Snorkelers will find a safe, ropedoff area for swimming at this common tour destination. Palmilla Beach This beautiful beach has a very friendly reef that is just off the shore, making it an effortless snorkeling experience. Cabo Pulmo A Natural Marine Reserve in the East Cape, and may offer the best snorkeling in the area. This eight-fingered coral reef is about a 1.5-hour drive from San José del Cabo, but it is well worth it!

Prepare yourself for an incredible show of nature as you swim side by side colorful schools of fish, eels, rays, octopi, sea turtles and more. The Sea of Cortez or the “Aquarium of the World” offers many opportunities to experience incredible underwater wildlife. Cabo offers several methods for snorkeling. You may drive to a local beach and swim out, book a tour with one of the many popular companies, or charter a private boat.

September 27th marks the anniversary of the end of the battle for our independence. After an eleven year war, the army of the three guarantees marched with pride on the streets of Mexico City. With every step a message was sent, a message that marked an end and a new beginning. The war was over. So started the first Mexican empire.

The month of September has become of special sig nificance in Mexico, as it has seen some of the most important and well remembered events in its History.

As September starts, the country dresses their streets in green, white, and red. Houses proudly show the Mexican flag, firecrackers add themselves to the orchestra of the early night. In a world re shaped by history we all walk together, everyone is part of this month-long celebration.

ITS ORIGINS In the first hours of September 16th, 1810, people gathered around a church in the little town of Do lores. They listened to their preacher raising his voice in protest, defying the powers in charge. As the movement began they took the first steps to leave the control of Spain and to become something more. Even if, sadly, Mexico’s founding fathers couldn’t see the end of their battle, the spark they started burned into their people.

How do Mexicans Celebrate it?

This tale spread reaching all corners of the old Mexi co. During times of the American Civil War the Mex ican-American community carried this feat and its Mexican dignity as their own, they would march with both flags, showing what they were fighting for, being proud of where they came from. As the time passed they took this day and made it their own, parades and festivities helped a growing community to find its place, to show their faces with fulfillment and find comfort in the place they chose to be their home. Every “Cinco de Mayo” Mexico’s colors reach beyond its borders, its people bear their tradi tions wherever they go, and lend them as one lends their hand. Mexican food and music are shared and celebrated by the people whose journey began in this land, those who only know it from their fami lies stories and the ones who only want to drink and laugh among them.

What is Cinco de Mayo? “Cinco de Mayo” is not the Mexican Independence Day. May 5th 1862 is the day a battle became a tale to be remembered, a small army faced what seemed like an unbeatable foe, 2,000 troops asked for the help of the people from the small town of Puebla and together they fought for the place they called home. An unlikely victory that continues to fill a country with pride and inspiration. Why do Americans celebrate it?

Back in Mexico people often forget about cinco de mayo, in Puebla you can expect ceremonies and rec reations of the battle, but outside the town where the battle was fought many would struggle to remember much about the date, for most “cinco de mayo” was just a day off from school while growing up, its his tory is often overlooked and its influence is seldom taught. September 13th sees the remembrance of a tragic tale, kids fighting an army in a doomed battle, know ing their sure faith and choosing to make their stand. The sacrifice of the young cadetes became a beacon of courage and a message of determination for Mex ico.

THE TRADITION

Every September Mexico displays its colors in a fes tival of pride and dignity. People slowly fill all the pla zas around the country. The smell of traditional dish es changes the air inside the many houses. Mariachi music flows throughout streets where it is met by the cries and laughter of tequila. The sound of multitudes fades as a brief si lence takes over the party, chaotic crowds and small reunions gather as the ghost of tradition swallows all worries, we embrace our ancient roots and the rich ness of our land, we are confronted by the image of the people who once stood in our places and trans formed the world around us, we let ourselves be overwhelmed by the vastness of belonging to some thing bigger and let that feeling rise to our skin. Over the span of a few seconds we prepare, we take a big breath. The uproar of bells in churches and plazas is dissolved into the warmth of the people as their silence ends in an explosion, an unison cry that is heard everywhere at once, a cathartic moment where we speak as one, everyone equal in the eyes of history. Every September we scream “¡Viva México!”

The Difference Between Cinco de May o and Mexican Independence Day

It means “Long live Mexico” and it's meant to honor the people that two centuries ago gave their lives for this country to become our home. We honor them by recreating what they once did. As they did we stand together, as they did we unite our voices, and as they did we become one people. It means “Long live Mexico” but when screamed by the multitude it becomes much more, is a celebration of what Mexico has lived through and a sudden reminder that the na tion is alive in its people. We scream it for the world to hear. Amidst fireworks that mirror the explosion of colors and thunder that is felt on the streets, we continue the party.

This 15th of September, Hacienda del Mar is proud to celebrate Mexico. Pescadero remained an agricultural region until Chip Conley built his Modern Elder Academy under the auspices of learning how to navigate midlife and beyond. Yes, there is life after retirement. Chip has proven repeatedly in his Baja Workshops or Sabbatical Sessions at MEA (Modern Elder Academy), that being 50+ is very empowering. Those attending typically have fallen in love. What’s not to love about picking organic produce to make lunch, meditation sessions on the beach, hiking Punta Lobos and learning to expand one’s mind to the point of purchasing land and building McMansions in the area?

Compare this lot in an off-grid gated community a couple of miles to the south of Cerritos known as Rancho Nuevo where you can get an oceanfront home on 3000m2 (3/4 acre) complete with pool, oversized garage and guest casita for 1.9M.

If you love delicious organic fare in the middle of nature, this is your spot. Nearby, you can create your own farm to table or in tentional development on a 4.8hectare (almost 11 acres) for 1.95M. Before we leave Pescadero, I’d be remiss not to mention the most anticipated project, with a soft-opening October 13, Rancho Pes cadero. Situated on a sprawling oceanfront 30 acres will be 103 handcrafted rooms all outfitted by Mexican artisans. The wonder ment of arriving at such a luxury haven after that driving experience adds to the allure of the property.

Prior to MEA, King Ranch (a 20 acre former exotic plant nursery near the ocean) was the only luxury enclave. Palm Orchard sold out during the “C” boom. There are very few remaining oceanfront lots in Pescadero, one of them a 3564m2 (almost an acre) for 2.5M.

Here we are two years after COVID. There remains a pent up demand for travel but now the emphasis is on experiential travel. Los Cabos has always been a haven for the affluent traveler. As we arrive in Todos Santos, we see a rather imposing edifice, on the grounds of a former sugar cane mill, called Santa Terra, is the creation of Gaby and Neto Copell. Two years ago, Rancho Corazon, just a tad north of down town on Centenario, opened Dūm Restaurant in the palm oasis. This venue and restaurant is an experience for all senses. Chef Au relien Legeay creates a prix fixe menu that changes weekly based on what is available locally. The vibe is very laid back European, where lunches and dinners linger for hours.

Construction sites, homes and some retail continue down the road as we head to El Otro Lado (the other side) where most expats live. Here you can find Casa Linda, a sprawling 3 bedroom contempo rary estate on one acre located in tony Las Tunas for 1.4M, desig ned by the owner of “Nomad Chic”, in the center of Todos Santos known for their fashionable attire and home decor.

“It started as a marketing vehicle for a tackle shop, so when my dad reti red and the store closed, the tournament was over ‘’ Wayne told us. “We were all young, me and my buddies kind of liked going to Cabo. So, my dad said ‘Two things: one, it’s never made any money, it’s always been an expense and in order to make money it has to grow. Two, I’m not giving you a marketing budget.’ So we all went down to our local pub where we liked to hang out and tried to figure out how to make it grow.” The key to success was to reach out to other tourna ments around the world and swap mailing lists. Wayne soon realized the Bisbee’s Tournament was one of the big kids on the block, with the biggest prize and lon gest mailing list.

In 1994 Wayne Bisbee stood on the stage with a million dollar check in his hand. He was about to award the biggest prize in the history of the Bisbee tournament and he was trying to make sure the picture came out perfect. “I was convinced this was the biggest check I would ever write and that it wouldn’t happen again!” he said. That was the moment Wayne realized what he and his family had created: the largest and richest fishing tournament in the world. How did a contest that started out with a couple of guys drinking a few beers turn into such a massive event?

It all started with Bob Bisbee. Before all the luxurious hotels and mansions, Cabo was a small fishing town. The streets weren’t paved and everyone knew each other. Life on land was slow paced, however under the sea it was a different story. It was billfish paradise, unlike anywhere else in the world! So when Bob Bisbee set his eyes on Cabo San Lucas for a small tournament as a strategy to promote the fuel dock and tackle store he owned on Balboa Island in California, history was made. In May of 1982, six boats signed up for the first tournament with a 10,000 dollar prize. Over the years, the number of teams and the size of the jackpot grew and in 1995 Bob Bisbee turned over the torch to his son Wayne.

Back in the day, when Wayne used to get on a plane to come to Cabo he knew everyone on the flight because they were all coming down to fish. As Cabo grew, so did the fishing culture. The Bisbee’s tournament put our town on the map.

There are a couple of things that make this event so special, the luck factor being the most important. Although it’s important to have certain skills in order to compete, half of it is strategy and the other half is pure luck. Which is why along the years the winners have ranged from expert teams to underdogs who were competing for the first time ever. It has grown organically and the rules have evolved over the years.

“We teamed up with the Tahitian International Billfish tournament and with the Saint Thomas Boy Scout Tournament in the Virgin Islands. They had a good east coast crowd and when we approached them we realized they had 45-50 boats and we had 80-90. Our mailing list was twice as big as theirs so we exchanged and when the teams in these tournaments found out we had more on the table and were bigger already, they came our way.”

For example, they came up with the Daily Jackpot to keep contestants motivated du ring the tournament, whether or not they won the big prize. If you ask Wayne what the biggest challenge is, he’ll tell you all about what it takes to keep thousands of clients with very specific personalities ha ppy. The upside? They’re all already in a good mood because they’re here to fish and have a good time. Managing a tournament this size, with so much money on the table is no small feat.

Clicerio Mercado, who’s been in charge of taking care of all the logistics since the ear ly nineties, knows it all too well. The plan ning never stops! It’s a full-time, year-round job that entails processing seven permits. Since the tournament hasn’t stopped growing, every year brings new challenges such as the 2020 edition, which concluded without a winner. The solution? The Let It Ride Division, which gave the contestants another bite at the apple. Or giving them a refund, which meant writing out a lot of checks.

The “little tournaments” as Wayne calls them don’t fall too far behind. From Au gust 2nd to the 6th you can participate in the Bisbee’s East Cape Offshore Tourna ment, and from October 20-23 in the Los Cabos Offshore Tournament. Both of the se events started out small and have been growing nonstop! The main event, Bisbee’s Black and Blue, happens in October from the 25th to the 29th. What does the Bisbee’s Tournament mean to Cabo? Not only does it bring impor tant economic benefits year after year that affect everyone in town, from stores, to spas and restaurants. It also brings an incredible sense of pride! We are home to the richest tournament in the world. It means we have thousands of tourists co ming to visit our beaches, to fish, to enjoy and fall in love with our destination. The Bisbee’s Tournament is proof that this is the land of abundance. The amount of boats that sign up to compete multiply year after year. The size of the prize keeps breaking records. Every October, our ocean greets the visitors with clear water and plenty of fish. We are one of the few municipalities in the country that has two airports and three top notch marinas! Cabo is home to this tournament because Cabo is special and it just keeps getting better. Where can you find Wayne Bisbee any gi ven day when he’s in Cabo? When he’s not fully immersed in huge spreadsheets, you can find him with a beer in his hand on a boat in the open sea. The further the bet ter. Why? No cell reception. He still fishes, although not as much as he’d like. But it’s an important reminder of why we’re all here, to look out into the horizon with the endless ocean ahead and an abundance of billfish swimming underneath.

1. What is the developers track record? Are they notorious for delayed projects? Look into their completed developments. Are the current residents happy living there? How are the recreational areas and the community pool? Some developers save this for last and skimp out after the homes have all been sold. You should be wary of buying from a first time developer without any body of work to show you. While this alone is not a red flag, I prefer to buy with developers that have a solid track record. Buying into a fractured or incomplete residential development is a painful experience so make sure you do your research on past developments and how they turned out.

The rise in interest rates and construction costs over the past 2 years is a great example and will test the solvency of some of the highly leveraged developers. Here are some questions you should ask before buying from ANY developer. The main thing is to do your due diligence!

2. What is the rental and resale market of previous projects? What is the average list price for each house or condo currently for sale in these completed communities? Are there a lot of units for sale in the development? I know of a development on the Pacific side where almost 35% of the built homes are for sale and have never been lived in. That’s not the type of development I want to buy into. What would the property rent out per month on a long term basis? Has the developer ever raised the HOA fees and why? HOA fees eat into rental income and are often overlooked by buyers.

5. Who is the competition and how does the qual ity of construction compare? There are a few estab lished and successful developers in Cabo. Make sure the developer is known for solid construction. Typi cal items to check would be: Are there issues with the foundation? Does the roof leak? How is the plumb ing and electric? Be sure to get a verbal explanation and written agreement so you understand what is under warranty and for how long it is under warranty. Don’t complicate it and stick with the winners.

4. Does the developer offer financing? Did they ever offer financing? Most developers currently don’t offer financing in Cabo, but there are a couple of projects that do. Most developer financing is for 5 years, but some will stretch it to 10 years. Expect fair rates around 7% or 8% in the current environment. If they offered financing before, but don’t currently offer it…RUN! From my experience, this happens when they can no longer borrow money and can have issues stemming from negligence, aggressive projections, or risky levels of debt.
