Subframe to engineers’ details. • The finishes to all soffits to balconies to match walls. Plaster drips to be formed at leading edges. • All windows and door sections, sliding, stacking and folding doors to be framed in powder-coated aluminium frames, housing performance glazing to meet all SANS and XA national building regulations. All locking mechanisms and ironmongery provided with keys. • All balconies and walkways will be tiled with non-slip tiles and skirting to match. Waterproofing will be applied to all balconies and those walkways exposed to the weather. • Walkway balustrades will be stainless steel or high impact aluminium. • The roof will be a flat roof, appropriately waterproofed and insulated and accessible for servicing of equipment. • All walkways and balconies will be illuminated with light fittings. PAYMENT TERMS AND LEGAL PAYMENT TERMS

SECTIONAL TITLE PROPERTIES ACT

1. In the event that a client wishes to purchases a unit, he/she will enter into an Option to Purchase Agreement and sign an Acknowledgement Form.

Oceans Umhlanga development falls under the Sectional Title Properties Act. For further information on the act, kindly go to: www.acts.co.za/sectional-titles-act-1986

2. An option fee of R30 000.00 + Value Added Tax is required and payable for an option to secure a unit.

SELLER WARRANTIES

3. To exercise the option, the purchaser is required to: a) Pay an initial deposit of R 100 000.00 b) Sign a Sale and Purchase Agreement

The SELLER undertakes to: 1. Appoint a construction company with a CIDB Grade 9 GB. 2. Rectify any major structural defects in the SECTION caused by non-compliance which occur within a period of five (5) years. 3. Rectify non-compliance with or deviation from the terms, plans and specifications or any deficiency related to design, workmanship or material, within a period of three (3) months. 4. Repair roof leaks attributable to workmanship, design or materials occuring within a period of twelve (12) months. (Refer to the Conditions of Sale Agreement for full details of the Seller Warranties)

4) The balance of the deposit is payable within 14 days. 5) The amount paid in consideration of the option fee will then be discounted from the balance due for the purchase of the unit. 6) The balance of the purchase price is required within 14 days of being called for by the conveyancers, in the form of any of the following: a) An irrevocable bank guarantee b) A bond grant from a South African Financial Institution c) Deposit of funds into the conveyancers’ trust account
