SUMMARY OF EXTERNAL FINISHES • All solid walls and columns to be finished in plaster and stipple paint, coating to be applied over ruled joints to all surfaces, including sills, reveals and ledges. • All upstands and parapets to receive copings. • Balustrades are composed of curtain wall glazing system on the external face and aluminium cladding on the internal face. A profiled formed aluminium capping will provide the finish to the top of balustrade. • The finishes to all soffits to balconies to match walls. Plaster drips to be formed at leading edges. • All windows and door sections, sliding, stacking and folding doors to be framed in powder-coated aluminium frames, housing performance glazing to meet all SANS and XA national building regulations. All locking mechanisms and ironmongery provided with keys. • All balconies and walkways will be tiled with non-slip tiles and skirting to match. PAYMENT TERMS AND LEGAL PAYMENT TERMS 1. In the event that a client wishes to purchases a unit, he/she will enter into an Option to Purchase Agreement and sign an Acknowledgement Form. 2. An option fee of R30 000.00 + Value Added Tax is required and payable for an option to secure a unit. 3. To exercise the option, the purchaser is required to: a) Pay an initial deposit of R 100 000.00 b) Sign a Sale and Purchase Agreement 4) The balance of the deposit is payable within 14 days. 5) The amount paid in consideration of the option fee will then be discounted from the balance due for the purchase of the unit. 6) The balance of the purchase price is required within 14 days of being called for by the conveyencers, in the form of any of the following: a) An irrevocable bank guarantee b) A bond grant from a South African Financial Institution c) Deposit of funds into the conveyencers’ trust account
7) In the event of a purchaser not exercising the right to purchase the unit within the prescribed time, the option to purchase will lapse and the option fee paid will be forfeited.

Repair roof leaks attributable to workmanship, design or materials occuring within a period of twelve (12) months.
