From new consultants to experienced Directors we invest 10 times the industry average on training our people to ensure they are up-to-date with the latest legislation and providing the very best service and care to our clients and customers. We have an active programme of professional development with Directors and Managers qualified by RICS, NFOPP and ARLA. Business ethics

Dexters believes in and fights for more industry regulation as we are passionate that we all act with integrity and professionalism and overall we want to improve the standard of estate agents. So much so Dexters are members of RICS, ARLA and The Property Ombudsman.

The environment

Dexters have expanded rapidly through London so it is important that we are committed to finding ways to reduce our carbon footprint. We have an active programme targeting improvements including going paperless where possible, recycling, continuing to reduce our energy usage, use of bikes in central London, and a review of our transport policy and pool car fleet to introduce lower emission vehicles.

Build to rent

The UK Build to rent sector has seen profound growth over the last 10 years and London sits at the heart of this change. Build to rent and Institutional PRS accounted for nearly 34% of all large scale new-build development in London in 2023.

Growth of the sector has created a need for expertise in launching, leasing and managing developments at scale across both multi and single-family housing.

Minimising vacancy periods following practical completion relies on creating and executing a full brand and marketing strategy tailored to the development and the target tenant profile.

Our market insights gained from the largest estate agency branch network in London provide the data and contacts to ensure our marketing strategies attract the right tenants, both domestically and internationally, optimise rents and renewal rates, and secure long-term tenancies. Dexters’ self developed end to end digital CRM, TED, is fully integrated across our Lettings and Property Management teams enabling us to present our clients’ sites across the whole Dexters group network as well as providing detailed response data to the client, essential for ongoing decision making.

Tenants’ experiences in finding their new home, viewing the development and securing their lease will play an important role in gaining their commitment. Dexters’ exceptional service standards provide our customers with an altogether better experience and protect our clients’ reputation and relationship with their tenants.

Association for Rental Living (ARL)

Dexters are members of The Association for Rental Living (ARL), previously known as the UK Apartment Association. The ARL represents all institutionally backed, professionally managed purpose-built rental living sectors including urban and suburban single-family and multi-family rental, co-living and later living.

The ARL is the recognised membership body for the Build to rent sector, and its subsectors, delivering an increasingly amplified and unified voice for the purpose-built rental sector. Its vision is to redefine the very concept of rental living through the global transformation of the sector, pioneering a world where exceptional, sustainable homes to rent are a first choice. It is committed to setting and raising standards across the Build to rent sector as demonstrated by the soon to be launched, Build to rent Code of Practice.

Tenant Sourcing

The Dexters model for sourcing and securing the very best tenants is designed to ensure we agree long term tenancies that help to minimise void periods and reduce constant and costly relets of the same units.

From the point of instruction our team will design and execute a marketing strategy, liaising with any of your appointed creative or design agencies, across multiple media platforms tailored to your development and your target market, whether for single or multi-family housing.

The local team with primary responsibility for your development will data mine the whole of the Dexters group databases, proactively identifying tenants, conducting outbound phone call sessions, completing direct email campaigns, arranging and carrying out viewings, and closing and qualifying offers to be presented to you following quality control checks carried out by our local Directors.

Once an offer is accepted the team will take responsibility for ensuring the tenancy is executed swiftly, completing all referencing checks, completing pre-agreed tenancy agreements (ASTs) and, as part of our fee agreement, register every deposit with the TDS.

Where required the team will ensure all compliance and safety checks are completed in advance of the tenancy start date and liaise with inventory and check-in clerks for a professional handover to your tenants.

Our monthly charging fee model helps to make long term tenancies of 24 months or longer more cost effective- across the Dexters group our average tenancy length is more than 2 years.

The Dexters model typically results in an uplift of income of 10-20% versus local market averages, from better qualified, higher quality tenants.

Corporate Lettings and International Relocations

Dexters has a specialist Corporate Lettings and International Relocation department that looks after tenants and purchasers relocating to London. Our relocation service is complimentary and tailored to individual companies who value our experience and the personal guidance and support we offer their employees during their relocation and stay.

We assist global companies and organisations in orientation/ area familiarisation, short and long term accommodation, private client rental search, settling-in services, access to some of London’s finest ‘off market’ properties, domestic relocation, families relocating internationally, rental assistance for existing employees, embassy and government department lettings and graduate tenancies.

International Lettings

Our overseas offices in Asia serves as an invaluable partner to our lettings network, playing a pivotal role in tenant acquisition and support.

Leveraging their regional expertise and connections, they actively scout for qualified individuals seeking accommodations in London. Property Management

• Dexters manages over 22,000 properties from 13 property management centres across the capital

• Each client has a designated Property Manager who acts as their main point of contact and is never more than 15 minutes away from any of the properties in their portfolio

• We provide a proactive asset management approach with advice and guidance on maximising capital value and yields, refurbishment and full occupancy

• Working closely with our Lettings team we ensure the move-in goes to plan, carrying out pre-occupancy checks and meeting our tenants during the first week in their new home

• Regular visits during the tenancy to keep the property well maintained and the tenant happy resulting in longer term tenancies

• Out of hours, tenants are able to contact our emergency contractors

• Maintenance and repair work is always finished to a high standard through our reliable and trusted contractors, as well as our own Dexters Maintenance Engineers

• There are over 170 pieces of legislation a Landlord must comply with on the private letting of a Property. We work closely with our Landlords, offering advice and support to assist you with ongoing compliance.

Block Management

Depending on building size and requirement we will tailor our management. We have a dedicated Block Management department operating across the whole of the Dexters catchment, the team carries out all block management services including service charge accounting, company administration, Section 20 consultation and all aspects of leasehold management, as well as offering advice to our property management teams, existing and potential clients.

When it comes to acquiring or disposing of land or development sites, Dexters continue to look at fresh angles and opportunities to push the boundaries. We understand that as a developer, your objective is to achieve maximum return on investment.

Our dedicated team of development specialists are long-standing in the industry, taking dozens of development sites a year from conception to completion across the capital.

Based in one of our four centres of excellence, our experienced Director’s cover every London borough, where they offer the following key areas of expertise:

We have a specialist Property Investment department who solely focus on working with our investment clients to ensure we are giving them expert advice. Our network of offices spanning across London means that we have the market covered and are fast becoming the first choice company for; developers to work with on new build apartments perfect for buy to let investment, landlords disposing of and acquiring investment portfolios and mixed-use freeholders looking to dispose or acquire investments across London.
