The bigger picture Dexters may have started life nearly 24 years ago, but customers still find the Dexters difference a refreshing change, explains Founder and Chief Executive Jeff Doble
I
t all started in an office in West London in 1993 with a vision to change the perception of Estate Agents. As a qualified Chartered Surveyor Jeff Doble knew he could bring new standards and change how people saw Estate Agents: “I wanted to raise the professional bar and exceed customers’ expectations on what Estate Agents could be,” Jeff says. Dexters remains London’s only major residential Estate Agency that is a firm of Chartered Surveyors. This gives Dexters customers the unique reassurance of working with experts who adhere to high standards of regulation and ethical behaviour. Throughout the 90s, Dexters opened further offices in West London. As the business continued to grow, it reached across the capital. In fact, Dexters has been London’s fastest growing Estate Agency over the past 20 years and today has 28 offices in Central London, with more than 60 across London as a whole. “We’ve grown organically. This is down to the fact we invest in long-term relationships, which mean our people stay with us throughout their careers and our customers keep coming back again and again.” Jeff explains. This investment in the long term means more than 70 per cent of Dexters business comes from recommendations and referrals, while 90 per cent of Dexters managers have grown up in the company.
DEXTERS IN BRIEF Dexters has 28 offices in Central London and over 60 across London, selling and letting more than 12,000 properties a year. Dexters is London’s only major firm of residential Chartered Surveyors. Dexters Corporate and International Lettings team gets over 200 requests a week for prime London properties.
A driving factor behind both facts has to be Dexters focus on training and development. The firm estimates it spends around 10 times the industry average on training. The company’s commitment to investing in its people is evidenced by the fact it runs its own training academy. Jeff says: “If you go to a standard agent on the high street, the person you’re entrusting with your most important asset might have only been doing their job for a few months. At Dexters it takes seven years to come through our academy.” One of the key skills Dexters develops is excellent communication. This means all its customers benefit from a robust approach to keeping them informed throughout the sale or letting of their property. For anyone who has experienced the frustration of chasing their Estate Agents for status updates, whether they are selling or letting, this will be another reassuring point of difference. Looking ahead, the outlook is bright for Dexters, as well as the London property market. Jeff explains: “The distractions of summer 2016 caused some hesitation, but now people are taking a 10 year view. Buyers are jumping in, particularly where they see good location, good value or a combination of both. This means we’re extremely busy, with some record breaking results and strong expectations for 2017.” dexters.co.uk

Finish this sentence: ‘You know you’re in Fitzrovia when...’ ... everyone looks like they’ve stepped off the pages of a lifestyle magazine. It’s very trendy, but really bohemian and friendly around here.
Name a shop in your area that you couldn’t live without: The many coffee shops – the 8,000-odd residents can’t live without those! There are some brilliant restaurants including Dabbous (if you can get a table!) and Pied à Terre. To shop like a Fitzrovian, try the Black Truffle boutique on Warren Street.
What’s the local outlook for Fitzrovia in 2017? Fitzrovia is going through a renaissance at the moment and you’ve got incredible, exclusive developments like Fitzroy Place with its own in-house cinema and chill-out zone. You’ve also got Crossrail, which will boost the already extensive transport links. The arrival of Facebook moving into Rathbone Square is also big news here. The international students bring a global influence to this part of town, keeping it really cosmopolitan, together with the many creative industry types.
What do you love most about Fitzrovia and where it’s heading? There’s a real sense of community here – that you wouldn’t necessarily expect in the West End, and
although it’s going through massive regeneration it still manages to retain its character through its colourful and diverse long-term residents. Looking ahead we’re planning to get more involved with The Fitzrovia Partnership, which provides a collective voice for local residents and businesses, and supports and encourages community events like food festivals.
What’s your favourite part of the day around this area? Here it feels like Friday every day – it’s just such an exciting vibe. We love the lunch run between 12 and two when the people watching is at its best. You see the hippest individuals and the odd celeb like Idris Elba, but Fitzrovians aren’t the type to make a fuss or ask for a selfie – even if you are potentially the next James Bond. They’re far too cool for that!

What’s less well known is the amazing array of underground cocktail bars that really come alive in the autumn and beyond. I really recommend the Reverend JW Simpson on Goodge Street. It’s scruffy, subterranean and really good fun.

We take a closer look at Joanna Lumley OBE’s love of London, her work with Thames Reach, a Dexters charity partner, and her determination to realise her vision for the planned Garden Bridge
T
HERE ARE SO MANY VERSIONS of Joanna Lumley, but all of them bring you back to London. There’s Lumley as the public face of the Gurkha Justice Campaign, pounding the streets and corridors of Westminster for their right to settle in the UK, then there’s the unforgettable performance as outrageous PR Patsy Stone in the BBC’s Absolutely Fabulous which was recently rebooted for the big screen. She’s also spearheading the creation of a new London icon to span the Thames in the form of the Garden Bridge. Equally Londoncentric, but less well known, is her work with Thames Reach, a homelessness charity also supported by Dexters.
HOUSING LONDON Thames Reach helps homeless and vulnerable people in London to live in decent homes, build supportive relationships and lead fulfilling lives. The charity runs a myriad of services, including accommodation projects, hostels and rough sleeper support as well as helping homeless people find work. Lumley is a long-term supporter of Thames Reach, working to raise awareness of the charity’s work through everything from painting billboards to being involved in drives to end rough sleeping. The star’s association with Thames Reach goes back to around 2001 when she opened one of the charity’s hostels. She says: “I am so proud to be associated with the work of Thames Reach. I have nothing but admiration for everyone who works for the charity; they all work tirelessly trying to alleviate the pain and despair suffered by some of London’s most vulnerable people.” Jeremy Swain, Thames Reach CEO, says: “Everyone at Thames Reach treasures Joanna’s unstinting support for our work. Whether this be sharing a quiet moment with a vulnerable resident in one of our hostels, or generously hosting An Evening with Joanna Lumley, a special event for supporters and corporate partners in the centre of London. STREETS OF LONDON The city streets where Thames Reach provides its services are a far cry from Joanna Lumley’s earliest years. She was born in Kashmir and moved around the Far East as the family followed her Gurkha officer father. Aged just 10, she found herself at Sadler’s Wells for a ballet audition. It was then she would begin her love affair with London, telling the Evening Standard about viewing the city from the glass bridge joining the Charing Cross Hotel to the other side of Villiers Street: “I had only recently returned from the Far East and I looked out over this massive city and I

remember thinking: I don’t know you now, but one day I will know all of this, and I will live here.”

‘USEFUL AND BEAUTIFUL’ Lumley had long been enthralled by bridges, but it was only after Princess Diana died in 1997 she began to propose a Garden Bridge across the Thames as a fitting memorial: “Something that was useful and beautiful and would still be going long after everybody has been forgotten, bang in the middle of the greatest city in the world,” she said. The planned Garden Bridge is conceived as a stunning new public garden and pedestrian crossing, spanning the River Thames, linking the cultural offerings of the South Bank to the theatres of the West End on the Northbank by means of woodland and meandering walkways. The project has not been without its controversies and hold-ups. There have been calls for the bridge to be scrapped, relocated or delivered more cheaply by scaling down the ambitious plans, but Lumley, arguably in Ab Fab mode, has insisted to the Evening Standard: “If you are going to be bold, be bold. If you are going to wear red, put it on your head or your face.” With Lumley’s passion driving the project forward, few would bet against London enjoying what could yet prove to be a national icon as treasured as much as the woman herself. IRSTIE ALLSOPP’S husband chose the large sandstone fireplace in their Notting Hill home while she was out of town. “It’s mad and it’s way too big – but I’m very fond of it now,” she has said. Property experts know that a well maintained or carefully restored fireplace can set the tone for an entire property: “At Dexters we specialise in the sale and rental of period houses in Central London. They are steeped in history and the architectural features tell much of their story. There remains strong demand for authenticity, particularly door and window design, ornate plasterwork and especially fireplaces which are the focus of main rooms,” explains Andy Shepherd, Dexters Managing Director.

If there’s one piece of advice I’d give buyers in Islington, it would be... When you’re searching for property, don’t just think about what you need in the next few years, think in terms of at least five to 10 years – Islington is such a good place to live, work and bring up a family, that you won’t want to leave!
Get the price right and it will sell. There’s such a variety of properties that buyers have a really good idea of what’s available in their specific price band – whether that’s £450,000 to £500,000, or £3m and more.

I’m in love with a little tapas bar on Upper Street called La Farola. It does a fantastic late breakfast menu and fabulous eggs with hollandaise sauce.
What are the latest home and interiors trends you are seeing? I love what a lot of homeowners are doing by renovating their period features while keeping a modern vibe. So, for example they might have a funky colour scheme in their living room but they’ve also taken time to restore the original cornices, fireplaces and ceiling roses.
What’s the local outlook for Islington in 2017? Trends in central London tend to filter out here, so with the prime end of the market now moving, it will impact here, same with the lower end. With so many new businesses opening and great bars, restaurants and schools, we expect Islington to be a popular place to buy or rent.

What’s changing? What’s the most exciting development you’ve seen over the past two years? More and more businesses are opening in Islington so it’s a vibrant place to work. There’s also the Night Tube, which is likely to see more people come to Islington for the nightlife, supporting the already thriving bar and restaurant scene.
And what do you love most about Islington and where it’s heading? I love the fact it’s so diverse. You see this reflected in the properties too – you can have beautiful Georgian terraces and good value smaller homes within a stone’s throw of each other. There’s something for everyone here, which is what keeps the area so full of energy and life.

Barrie: …you hear the chimes of Big Ben. I like to time my arrival at appointments on the chimes – that way both parties know you’re on time!
Carmen: There has been a noticeable move towards contemporary trends and styles of bathrooms and kitchens that are regularly updated.
Why are people attracted to Westminster?
What do you love most about Westminster?
Carmen: It’s incredibly quiet, particularly on weekends as many residents have country homes too. Barrie: The variety and juxtaposition of historic architecture you can find here – from Jacobean, through Georgian, Victorian and Arts and Crafts homes – all standing next to modern developments.
Carmen: The variety of the properties and the way you can find peace and quiet in the heart of London. I recently sold a 3,000-plus sq. ft period mansion flat with huge amounts of space and high ceilings – it was so tranquil and felt like a whole house. Barrie: I love the people, they’re extremely polite and discreet. It’s not the kind of place you come to be particularly obvious about your wealth.
What’s the most exciting change you’ve seen in your area?
What are the most popular streets in Westminster?
Barrie: More Georgian commercial property being converted into chic homes, and the redevelopment around Victoria station is really transforming the area.
Barrie: We love Queen Anne’s Gate and so do our international clients who come here. We’ve sold some of those properties more than once now.
What’s the one shop in your area you couldn’t live without?
Carmen: You can get really good value around here, for example buying what I call ‘second-hand new’ homes. You can buy a modern home in Zone 1 and all it probably needs is a new kitchen and bathroom. The people are also incredibly pleasant around here. Barrie: You can find some of the oldest homes in London. Some of the properties you walk into make the hair on the back of your neck stand on end they’re so old and atmospheric. When you buy in Westminster, you quite often buy a piece of history.
Barrie: It has to be the recently opened Waitrose – we’ve been crying out for one for ages.
If there’s one piece of advice I’d give buyers in Westminster, it would be... Barrie: Estate Agents are always going to say ‘Buy now’, but right now it’s true for Westminster. If you wait until the new developments around Victoria are fully established, you may have to pay more for everything. The ‘New Victoria’ is likely to drive prices higher across all markets in Westminster.
If there’s one piece of advice I’d give sellers in Westminster, it would be... Barrie: Make sure you price your property right; speak to someone who really knows the area and the market so you won’t risk getting this wrong and your property taking too long to sell.

What’s the one shop you can’t live without? A lot of people rely on Whole Foods Market in the Barkers building on Kensington High Street to get everything they need under one roof. It has a great juice bar that does all kinds of healthy concoctions you can just grab and go.
What’s your advice for Kensington sellers in the current market? Contrary to some of the headlines, there are plenty of buyers around, so don’t hold back if you do want to sell. We’ve had some record-breaking months in the second half of the year – that’s not a quiet market. Sellers should ignore the naysayers and get some expert guidance from people who really know the area.
You’ve been here for 20 years, so you probably know prime central London better than most? I suppose so! I started with Dexters when we had just two offices 20 years ago. We have very detailed knowledge of Kensington and Chelsea, as well as Belgravia and Knightsbridge, so I run around a fair bit. The feedback is that people appreciate dealing with experts familiar with markets across the area, though for some people it’s W8 or nothing!
What are some of most popular roads in Kensington? There are so many beautiful roads and properties in Kensington. You have locations like the Phillimore Estate with its gorgeous stucco fronted homes tucked away behind Kensington High Street, and
home to some of the most expensive properties in the UK. Then there’s Kensington Court with its lateVictorian mansion blocks just behind the Barkers building. Our office is on Kensington Church Street which you could see as the jewel in Kensington’s crown. There are fabulous antiques shops, great restaurants and the famous Churchill Arms – the front is completely covered in a riot of vivid flowers.
What’s the outlook for 2017 around Kensington?

It’s really bright. Buyers from the UK and abroad still view London as a great place to invest, and Kensington has an enduring appeal that is likely to keep growing, along with property values. The rental market is also very busy.
What’s your favourite part of the day? We start early, which I like because walking through Kensington and Chelsea on a clear, bright morning when the sun’s glinting off the white stucco buildings is such a pleasure.
What are your favourite spots for breakfast, lunch and dinner? Aubaine is great for a healthy breakfast after the gym while you people watch on Kensington High Street. For lunch, also on the High Street, is the Ivy Kensington Brasserie which does British and international classics (and a great espresso martini, depending on what kind of lunch you’re having). Clarke’s on Church Street, which is a bit of a Kensington institution for lunch or dinner, specialises in serving British seasonal food and bread from its own bakery. After dark, head to the Kensington Wine Rooms – we do!

stucco Many of London’s most coveted addresses are stylish stucco fronted properties. Yet stucco started life as a cheap and cheerful substitute for stone

ROM THE SWEEPING TERRACES of Regent’s
Park to the majestic squares of Belgravia, stucco screams style and exclusivity. “If you want to live in prime central London, then you’re likely going to be looking at a stucco fronted property,” says Director of Dexters Mayfair Showroom, Russell Ball. Stucco’s origins, however, are rather more humble. Russell explains: “Stucco is a render made of lime and sand used to dress less attractive stonework. It gave buildings a smooth finish without the builder of the day having to buy expensive bricks or stone.”
FIRST FAÇADES Stucco started to appear in London around the later part of 18th century, and the Regency fashion for evenly covered house fronts lasted until the early Victorian period when tastes changed and the cost of stone fell. While stucco was used by London builders as a pocket-friendly alternative to stone, it wasn’t long before it was seen as a material with its own unique qualities, inspiring renowned architects to create some of the most attractive architecture in London. John Nash (1752-1835) was a favourite of the Prince Regent, George IV. Nash is responsible for the stucco terraces and villas of Regent’s Park, in addition to Regent Street and indeed, Buckingham Palace. His work and influence reach across the capital and beyond. MODERN MARKETS Dexters recently sold a property within a terrace on Great Russell Street that Nash designed and lived in. Today, you can see the English Heritage blue plaque on the building in the heart of Bloomsbury. Russell says of the sale: “As well as its architectural significance, this property has a wonderful view of the British Museum. In the end there was a bidding war which was won by an international cash buyer who wanted a base in London, paying over the asking price.” Many of the other most beautiful stucco properties in London are in Belgravia. Thomas Cubitt (1788-1855) was commissioned in 1824 by Richard Grosvenor, 2nd Marquess of Westminster, to create buildings on Belgrave Square. Cubitt is also partly responsible for the stucco of the much-desired Eaton Square (see Dexters selection of featured properties). All stucco fronted properties tend to have an enduring appeal which attracts buyers and tenants from home and abroad. However, both dexters.co.uk

homeowners and landlords should be prepared to take extra care. It’s important to keep gutters clear and avoid anything else that risks excessive water soaking in. Russell explains: “Stucco fronts generally comprise of three layers: the undercoat, the floating coat and the finish coat. Once water gets behind these layers they can literally start to fall off. These properties tend to be listed, so if there is damage, you’ll need to hire specialist builders approved by the local authority.” But, for a great many architecture aficionados and lovers of prime London homes alike, the additional attention is well worth it. As Russell says: “There’s nothing quite like a freshly painted stucco fronted home, gleaming in the morning light. These properties will look good for years and years to come.”

Did you know? Stucco in its various forms dates back to ancient times. John Nash’s career didn’t start so well. He inherited £1,000 which he invested in building 15-17 Bloomsbury Square and 66-71 Great Russell Street in Bloomsbury. But he was not a successful landlord and the property failed to let. He was declared bankrupt in 1783. By 1828 Nash had spent £496,169 on the remodelling of
Buckingham Palace. Soon after the death of George IV in 1830, the Prime Minister – the Duke of Wellington – dismissed Nash from his post for overspending. As well as lime and sand, you’ll sometimes find hair as part of the render mix of stucco, while architect James Wyatt (17461813) apparently recommended the whitest burnt bones to give stucco added lustre and strength.
