FROM THE PUBLISHER REACH FOR THE BEACH When I was a little girl growing up in Winter Park, summertime meant most of the shops along Park Avenue closed as the residents took off to find some respite from the heat. I guess I should mention airconditioning was a rarity in homes then. Folks who had relocated here from the south usually headed for the North Carolina mountains; Asheville was always a favorite. Those who hailed from the northeast found their way to the Catskills and our midwestern neighbors were always going to Mackinac Island. But when you’re from here, there was only one place to go — the beach! Every beach had its most loyal followers; the surfers loved Cocoa, families flocked to New Smyrna and if you wanted a little nightlife to go with your sun and surf you went to Daytona. For most, a beach visit was a day trip. A few were lucky enough to have a small
second home. It didn’t take long before the demand for beachfront accommodations outpaced the availability. I’ll always remember when my best friend’s parents were considering buying a unit in one of the new condominium buildings. There had to have been a dozen families in the model center, at least half of whom we went to school with. Some families would partner with their friends to buy a unit and split up the weeks. Fast forward many years, and the demand for a slice of beachfront heaven is still going strong. ommunities built by Toll Brothers just seem to keep bucking the odds. With a track record that includes more than 50 years of homebuilding along with accolades such as being named Fortune magazine’s top homebuilder on its list of the world’s most admired companies, there might be a temptation to take a day off on occasion. Or maybe even cut a corner. That’s not happening locally at Toll Brothers — mostly because Brock Fanning, Central Florida division president, won’t let it. Fanning worked his way up the past nine-plus years for the company, starting as a senior project manager. He became division president last December. Years ago, Fanning was a lieutenant in the U.S. Navy, a Surface Warfare Officer, with duties that involved the safe navigation of a billon-dollar destroyer. As a result, discipline is hardly an issue when the mission has to do with quality, craftsmanship, value and simply getting it all done on time. The most recent proof can be found at Parkview Place in Sanford. The welcoming, gated community of one- and two-story

single-family homes features architecture that’s built around Toll Brothers’ attention to detail along with ample flair. Among the elements separating Parkview Place from the competition are the color palettes — they’re more dynamic, with options for multihued doors and roofs. Additionally, streetscapes are varied so homes with the same floorplans or designs aren’t all next to one another. In the future, Parkview Place residents also will be able to enjoy a private residents’ swimming pool and cabana. The community includes 70 homes, priced from the mid$200s and ranging in size from 1,368 to more than 2,500 square feet. if it were being designed and built for ourselves — which keeps our priorities and project goals in focus for each client.” Not coincidentally, since 1996 Woodruff has been a member and officer of the Master Custom Builder Council, an organization whose members “compete with each other on a daily basis, but are dedicated to the collective success of the custom-building profession and giving back to the communities we build in.” He continues to watch the industry, too, which has him squarely in Winter Park. The company, according to Woodruff, has purchased three of the most desirable half-acre lots in the city and is in the process of conceiving designs for them. Woodruff believes it’s the right place, and the right time. And he’s had some pretty good fortune with those tea leaves in the past. ■ SUMMER 2019

onna Woods and husband Bryan Owen found just what they were looking for in Marina del Palma, a new development in Flagler County’s Palm Coast (population 87,600). It’s just a few minutes from the Atlantic beaches — perfect for visiting grandkids — and there’s easy access to the Intracoastal Waterway for boating. Owners of a company in Ocala, they currently live on a 23acre horse farm. Marina del Palma, no more than a two-hour drive, will serve as a second home. “One of the reasons we purchased the lot with the intent to build is so that when our grandchildren come to visit (from Wisconsin), we would have a beachy place for them,” says Woods. She adds: “We fell in love with the community. What really sold us was being in a boating community where your boat in the water is just a phone call away.” Amenities include a private, on-site boat storage facility with a valet service. Woods and Owen, Florida residents for nine years, recognized what both recent arrivals to the Sunshine State and longtime residents know: Central Florida’s east coast beaches and rivers never disappoint. Locals love the getaway — whether it’s simply driving over from Orlando for a few days of R&R, buying a second home or relocating to one of the area’s many beachside communities. From the northern tip of Flagler County through Volusia County and to the southern point of Brevard County, there are nearly 150 miles of beach sand. Just a few miles to the west lies
the Intracoastal Waterway, which includes rivers and lagoons. There’s no shortage of water recreation opportunities — just remember the sunscreen. Towns and cities — ranging in population from a few hundred to nearly 90,000 — line the waterfront. While not as plentiful as in metro Orlando, new single-family homes and condominiums are underway in all three counties. “Buying a waterfront home along the coastline allows for a uniquely Floridian lifestyle that some may only get to dream of,” says Ken Belshe, senior sales director for SunBelt Land ManageSummer 2019

ment, developer of Marina del Palma (marinadelpalma.com). “Whether you feel like relaxing and sunbathing or finding adventure in our natural surroundings, it is all available year-round.” Brevard County boasts 72 miles of beaches, Kennedy Space Center and Port Canaveral. “Coastal living gives lots of benefits and opportunities that winter climates don’t provide,” says Suzanne Cummins, executive director for the Home Builders and Contractors Association of Brevard County. She adds: “With average temperature of 81 degrees yearround, weather is one of the main reasons homebuyers move to the beach. And if you like to swim, boat or snorkel, or if you like the soothing sounds of the ocean and the warm rays of sun, then the Space Coast of Brevard County is the place to live.” Buying a beach home can bring an excellent return on investment, Cummins says, as well as access to a top vacation and a reliable income stream if you’re a seasonal resident and rent out your home the rest of the year. “If it is a vacation home, you and your family and friends will always have a place to come and eventually a retirement home,” she adds. Of course, owning a home on or near the beach is not all fun in the sun. The salt air can hasten outside repairs, condo associations can levy special assessments in addition to monthly dues — and then there are the hurricanes. The hurricane season runs from June 1 to November 30.

Today’s beachfront construction is built to stand up to Mother Nature’s fury, but some damage is inevitable when storms are especially potent. “Owning a home on the water is a matter of preference,” says Robert Camporese, vice president and general manager for Silvestri Investments of Florida, a condo developer in New Smyrna Beach in Volusia County. He adds: “Most significantly, the cost of owning a home on the water is not within every buyer’s budget. However, everyone agrees that the most important feature desired by any potential buyer is access to the ocean or the Intracoastal Waterway.” Silvestri, which has built and sold condos in New Smyrna since the mid-1980s, is now developing Riverwalk Condominiums (riverwalk-condos.com), a 252-unit gated community on the Intracoastal at the North Causeway. “We’ve been attracted to this quaint beach town for a long time,” Camporese says. So have a lot of other people: “New Smyrna Beach (population over 27,000) reflects the quintessential beach-town way of life. It hosts many festivals and community events, and attracts visitors from Central Florida, the Northeast and Canada. Many end up relocating.” Riverwalk broke ground in 2015, and its 35-unit first building sold out in six months. Units in the second building are selling now, priced from $390,000 to $530,000. offers oceanfront living in TydeMark Condominiums. Its 19 units are scheduled to be move-in ready this summer, according to Jessica Hayes, real estate broker for Homes by Towne. Each unit features oceanfront views, 10-foot ceilings, woodlook tile floors, stainless-steel appliances and quartz or granite countertops. The three-bedroom, three-bathroom floorplans range in size from 1,845 to 2,282 square feet. Prices start from the low $800s. Resort-style amenities include a recreation center with fitness equipment overlooking the ocean and a beachside heated swimming pool. The rec center includes a gathering room and a catering kitchen and fitness center. There are two elevators in the building, and each residence will have two deeded parking spaces. New Smyrna Beach, a charming city located along the ocean’s edge between Ponce Inlet and the Cape Canaveral National Seashore, “features something for everyone, including historical landmarks, beach and river activities, shopping and dining,” notes Hayes. A few miles north lies the barrier island city of Daytona Beach Shores, population 4,500, where two new condo projects are underway. Work started on the Aruba Condominiums (thearubacondos.com) last year, with completion expected in the spring of 2020. Also under construction is Max Daytona (maxdaytona. com), scheduled to be finished in the first quarter of 2021. Located near the Sunglow Pier, Aruba will offer 84 units, of
which 60 will be three bedrooms and 24 will be four bedrooms. Prices will range from $400,000 to $700,000, with square footage from 1,400 to 1,800, according to Jim Mack, the development manager and listing broker for Aruba. The developer is Aruba Ventures, and the contractor is Peck and Associates. The units will be luxuriously appointed, with the buyer selecting the interior finishes, including granite tops, wood cabinets and porcelain floor tile. Amenities will include a resort pool, an adult spa, a fitness center and a clubroom. Mack expects to attract “primarily second-home buyers, with Summer 2019

a mix of primary home owners — they’re mostly professionals, empty nesters and some retirees.” “Beachfront living offers walking, bike-riding, swimming, fishing and tanning, all at your front door,” Mack says, adding that “resort towns offer great retirement options for families to visit and have fun.” Nearby, Max Daytona will offer 72 units that will be priced from $425,000 to $1,275,000, with sizes ranging from 1,435 to 2,018 square feet. The builder is Coastal Construction; the developer is Bayshore Capital. There’ll be two bedrooms, and either two or two-and-a-half bathrooms, according to Kari Fleck, Max Daytona broker and owner of the Real Estate Collection. Amenities include the SkyMax Rooftop Club that will be available to all owners. It will feature a 1,440-square-foot lounge, two big-screen TVs, a 1,000-square-foot fitness center with a yoga/barre studio and a 1,600-square-foot Sunset Terrace. In addition, beachside amenities will include a 3,500-squarefoot pool deck surrounding the 80-foot saline lap pool and a 2,800-square-foot terrace with a TV lounge, as well as gas grills and a kitchen with a stone communal table for 12. A 1,200-square-foot lower terrace will overlook the beach, while a 2,700-square-foot private pet park and an oceanfront lawn for play or events will also be among the resident perks. With Daytona Beach Shores just minutes from the city of Daytona Beach and major highways, residents will find plenty to do.

“What makes the Max Daytona condos so unique is they were designed to embrace the benefits of coastal living combined with ultra-luxury lifestyle,” says Fleck. “Residents enjoy large, expansive terraces with access from the living space and every bedroom.” She continues: “Daytona’s real estate market is continuing to prove itself as a wise investment choice whether buying ocean or riverfront property. Location is the biggest factor to consider based on a buyer’s lifestyle. Unlike other inland cities, Daytona offers the best of both waterfront options.” Homebuyers interested in waterfront but not directly on the ocean have several choices on the Intracoastal Waterway. In Brevard County, that body of water is also known as the Indian River. That’s where Homes by Towne has developed a riverfront community of 22 single-family homes called Indian River Landings in Titusville (population 46,497), directly across the Intracoastal Waterway from the Kennedy Space Center. “The homes within this community are characterized by cherished architectural details of the old Florida style,” says real estate broker Hayes. “The homes offer large front porches, ribbon driveways, private courtyards, detached garages and covered lanais.” Floorplans range in size from 1,952 to 3,812 square feet, with three- and four-bedroom models. Prices range from $384,280 to $588,690. The more expensive homes are on riverfront homesites. “All plans offer the option to add living space over the garage, which is perfect for extended families or as a guest suite,” she says. “Outdoor living is emphasized in each home, with a private

The direct river homes offer an opportunity for a private dock.” The community also offers a walking path, an area to launch kayaks and a day dock on the Intracoastal Waterway. It’s that access to the Intracoastal that appealed to Donna Woods and Bryan Owen at Marina del Palma in Palm Coast, population 87,600. That 154-home community will soon boast its first model home, and developers expect work to start this summer on the lots that have been bought. Owners have five years to build after purchase. Named the Showcase Community in the 2019 Flagler Parade of Homes, the 113-acre community will include these amenities: indoor, on-site storage for boats up to 30 feet; valet boat service; and a pool; a clubhouse with a fitness center; and tennis courts as well as a dog park. Home amenities include Mediterranean styling and architecture, open floorplans, designer kitchens and bathrooms, outdoor kitchens and pools. Homes range in size from 1,800 to 4,500 square feet. Homesites are priced starting at $129,880, and home/homesite packages start at $399,880, according to Ken Belshe, senior sales director for SunBelt Land Management. “These could potentially be second homes,” says Belshe. “With our proximity to the Intracoastal and the pristine beaches along the Atlantic Ocean, this could be an especially desir-
able location for those whose primary residence is located inland or who are looking to escape on the weekends.” His comments square with the sentiments of Woods: The location was a huge factor in that we have water access, it’s close to Flagler Beach with its laid-back beach vibe, and it’s close to great shopping.” Belshe agrees: “Flagler County is a laid-back, quaint waterfront area that has become strongly desirable for its pristine, uncrowded beaches, locally owned beachside restaurants, scenic waterways and more than 125 miles of connecting trails to explore.” Summer 2019

PUBLIC SCHOOLS School grades provide an easily understandable way to measure the performance of a school. Schools are graded A, B, C, D or F, and the grade is determined using up to 11 components. There are four achievement components, which are calculated using student performance on statewide standardized assessments, including comprehensive assessments, end-of-course (EOC) assessments and Florida Alternate Assessments (FAA). The achievement components measure the percentage of full-year enrolled students who achieve a passing score. There are also learning gains components and a middle school acceleration component, as well as high school acceleration and graduation rate components. Each component is worth up to 100 points in the overall calculation. The four achievement components — English Language Arts, Mathematics, Science, and Social Studies — are shown on the following pages. Also shown are school grades for two years, high school graduation rates and the percentage of students on free or reduced lunch programs. s transplants from Texas, the McNeil family’s search for a community-minded neighborhood lead them in 2007 to Tavistock Development Company’s Lake Nona, where they settled in the NorthLake Park neighborhood with their young daughter. “NorthLake Park was fantastic family neighborhood,” says Dan McNeil, who works as an air traffic controller at Orlando National International Airport. “The friends we made are still very good friends 12 years later.” The McNeils, with a school-aged daughter who attended Northlake Park Elementary School, quickly became immersed in this 17-square mile, master-planned community — an internationally acclaimed neo-urbanist development. Now they’re Lake Nona’s biggest boosters. But they aren’t alone. Artist Jefre Manuel, who frequently travels internationally, chose a home in Lake Nona for its proximity to the airport and the community’s pedestrian-friendly layout. “Lake Nona’s neighborhoods are designed as walkable communities with trails, parks and open spaces,” says Manuel. “This allows residents to get to know each other and creates a sense of security and safety with many eyes on the streets.” Manuel has created several public art pieces for the community, including The Beacon and Code Wall and a large mirrored dog sculpture. “Integrating art and cultural programs in the planning of cities is what gives them heart, soul and spirit of place,” notes Manuel. He lauds Lake Nona’s development guidelines for integrating public art by requiring commercial tenants to feature and integrate art within their specific commercial spaces. “It provides different scales of both local and international art.” Today more than 15,000 residents call Lake Nona home, with approximately 500 new families moving in annually. Strategically located in southeast Orange County close to the airport and major transportation arteries, Lake Nona is built on a philosophy of neo-urbanism and wellness. “The well-being of our residents, employees, and visitors is a priority that’s illustrated in everything we do, from hosting a longitudinal health study to the way we design neighborhoods,” notes Juan Santos, vice president of brand experience for Tavistock Development. The McNeils moved from NorthLake Park, but not very far. They now live in Lake Nona Golf & Country Club, the first residential community in Lake Nona, founded more than 30 years ago. “The best thing about the community is the people,” says McNeil. They come from all over the world with different backgrounds and everybody gets along great. I wouldn’t want to live anywhere else.” Lake Nona is known for its Tom Fazio-designed championship golf course, which hosts PGA and LPGA tournaments. It wraps around Lake Nona, a natural lake from which the entire development gets its name. “With all of the amenities within the club, you really don’t have to leave the neighborhood,” says McNeil. “We have a well-equipped gym with several class options, tennis courts, a MC6 S P E C I A L R E P O R T : L A K E N O N A

One of its newest tenants is the med-tech company Invel, which makes healing clothes of mineral-infused fabric. Companies working at GuideWell can test their products at WHIT (Wellness Home Based on Innovation and Technology), which serves as a working lab and simulates a home environment. Located next to Lake Nona Resort, the KPMG training center includes its own hotel accommodations with 800 rooms. he heart of Lake Nona is Medical City, an evolving cluster of hospitals, clinics, medical schools and wellness companies spanning 650 acres. The University of Central Florida (UCF) Health Sciences Campus anchors Medical City and includes the College of Medicine and the Burnett School of Biomedical Sciences. Opened in 2010, the College of Medicine has one of the fastest growing residency programs in the U.S. with plans to open a teaching hospital next door in early 2021. UCF is partnering with Hospital Corporation of America (HCA) to build the UCF Lake Nona Medical Center, a 100-bed hospital with medical residencies and research programs. The $175 million facility will create 600 additional slots for residency and fellowship programs, including the first ever psychiatry residency program for Central Florida. As of July 2018, the UCF-HCA consortium had 360 students in medical residents and fellowships. In addition, the medical school added 22 new programs during the last four years. UCF also has created an Academic Health Sciences Center at Lake Nona that brings many health-related disciplines to one campus so students in nursing, medicine, social work, athletic training and physical therapy can train together on better ways to care for patients. The UCF Lake Nona Cancer Center recently moved into the 175,000-square-foot facility vacated by the Sanford Burnham Prebys Medical Discovery Institute, the first tenant in Medical City. The cancer research and treatment center combines clinical research with leading-edge cancer treatments. Patients needing hospitalization will have the convenience of receiving care at UCF’s medical center just steps away. Other components of Medical City include the University of Florida (UF) Academic Research Center, which opened in 2012 and houses the UF College of Pharmacy’s doctoral program. More
than 450 UF faculty members, students, administrators and staff work in the center within the colleges of medicine and pharmacy, carrying out research in drug discovery and development. The UF College of Pharmacy offers a doctorate in pharmacy, a four-year advanced degree program that enrolls approximately 340 students. Other programs include the Center for Quality Medication Management, focused on medication therapy management, and the UF Institute of Therapeutic Innovation, which develops drug therapies for diseases that are public health threats. The Center for Pharmacometrics and Systems Pharmacology is focused on improving drug safety. Three hospitals located in Medical City serve thousands of residents throughout Central Florida and beyond. Orlando Veterans Affairs Medical Center and SimLearn Center opened in 2015 for outpatient, inpatient and emergency services. The 1.2-million-square-foot facility is one of the largest in the VA hospital system, with 134 inpatient beds and 60 bedrooms to accommodate a residential rehabilitation treatment program and a 120-bed community living center. The hospital serves as a training hub for the entire VA hospital system, which is delivered through The Simulation Learning, Education and Research Network (SimLEARN), a health care training simulation program. Nemours Children’s Hospital, one of only two in the nation, opened in 2012 and brings state-of-the-art pediatric medical services to the region. In 2019, the hospital welcomed its inaugural class of pediatric residents — 12 medical students who will spend three years completing their training. The hospital is focused on clinical trials in rare, complex pediatric conditions with world-renowned experts researching childhood disease prevention, diagnosis and treatment. The UCF Lake Nona Medical Center, when it opens in 2021, will become the third hospital in Medical City. The Johnson & Johnson Human Performance Institute, also located in Medical City, recently doubled its size after moving into a larger location. The center opened in 1991 and works with anyone interested in optimizing energy management to achieve their personal and professional best. Nearby, GuideWell Innovation Center provides office space for companies in health and wellness industries. Pre-K to Ph.D. LAKE NONA OFFERS EDUCATIONAL OPPORTUNITIES FOR EVERYONE. Lake Nona, which prides itself as being “obsessed with education,” offers A-rated schools with programs from pre-K to Ph.D.s. Three institutions of higher learning are within three miles of each other: the UCF College of Medicine, the UF Research & Academic Center and College of Pharmacy and Valencia College at Lake Nona. ake Nona Sports & Performance District works to advance sports science and human performance with a supporting infrastructure of athletic facilities, research programs and health and medical resources. The district is anchored by the United States Tennis Association (USTA) National Campus, which opened in 2017 with 100 courts open to the public spread across 64 acres. USTA courts include six indoor courts, Har Tru championship green clay courts, red clay courts that mimic the conditions of European competitive tennis, progressive courts to train children and a family zone. The 270,000-square foot, state-of-the-art facility is home to the United States Professional Tennis Association (USPTA)
Headquarters, the USTA Florida Headquarters and UCF’s varsity tennis program. The campus is training ground for several Lake Nona residents, including local pros Madison Keys, Donald Young, CiCi Bellis and Frances Tiafoe and others from around the world. More retail tenants moving into the Town Center include Foxtail Coffee, located on the ground floor of Pixon apartments, and Island Fin Poké. Also check out a new foodie concept, Boxi Park, a collection of repurposed shipping containers that serve as open-air, counter-serve restaurants. It’s an outdoor district with a mix of restaurants, bars, shops, beach volleyball courts, a dog park, a playground and an outdoor stage. Brightly painted shipping containers double as public art, housing food and beverage offerings. Many of the counterserve restaurants feature dishes by world-class chefs with Michelin-rated restaurant experience. The repurposed shipping containers are permanent installations, but the restaurants will evolve with new concepts rotating in. Plans call for a Boxi Park test kitchen to incubate new restaurant concepts as Tavistock Restaurant Group partners with local chefs. Lake Nona’s hospitality offerings expand in 2019 with the opening of Lake Nona Resort, one of the latest additions to the Tavistock Hotel Collection. The 215-room resort is located on the southern shore of Lake Nona and features a 15-acre lagoon-style water park — one of the largest swimming pools in the nation. Lake Nona Resort will feature a fitness and spa, a beach volleyball venue, guest rooms and condominium units. The resort joins two existing hotels: a Marriott Residence Inn and Courtyard by Marriott, both owned by Tavistock Hotel Group.
Brain Trust LAKE NONA IMPACT FORUM IS A MEETING OF THE MINDS. Envisioned as a prototype for the rest of the nation, Lake Nona attracts a brain trust of health and wellness thought leaders, innovators and companies. Each year, experts in health and well-being converge at Lake Nona Impact Forum to collaborate and exchange ideas about creating sustainable, healthy communities. Rising Sunbridge NEW PROJECT WILL MORE THAN DOUBLE LAKE NONA’S SIZE. Tavistock Development Company — the mastermind behind Lake Nona — has launched another major project in Central Florida. Sunbridge, a 24,000-acre masterplanned community, will include a diverse range of neighborhoods, employment centers and commercial districts. Located east of Lake Nona, it will straddle Orange and Osceola counties. Premier active-adult builder Del Webb is planning the first residential project, a gated, 700-acre neighborhood called Del Webb Sunbridge to be located near Narcoossee Road in northwest Osceola County. It could include more than 1,350 homes. Del Webb, a national brand of PulteGroup, Inc. is a pioneer in active-adult communities and would bring more than six decades of homebuilding experience to Sunbridge. Also, find out if the agent is, in fact, a Realtor. “The National Association of Realtors has a code of ethics that will knock your socks off, and they are very strict in dealing with people who don’t abide by them,” said Donald R. Some websites, such as Zillow,
have agent reviews. Of course, anyone can post anything these days, so don’t rely strictly on online commentaries. FIND A SPECIALIST. Look for someone with experience in your price range or your geographic area. Many pros advertise their areas of expertise. CONDUCT INTERVIEWS. What is the agent’s specific marketing plan for your home? Is real estate the agent’s full-time profession? How many homes has the agent listed and sold this year? CHECK REFERENCES.
