A

s transplants from Texas, the McNeil family’s search for a community-minded neighborhood lead them in 2007 to Tavistock Development Company’s Lake Nona, where they settled in the NorthLake Park neighborhood with their young daughter. “NorthLake Park was fantastic family neighborhood,” says Dan McNeil, who works as an air traffic controller at Orlando National International Airport. “The friends we made are still very good friends 12 years later.” The McNeils, with a school-aged daughter who attended Northlake Park Elementary School, quickly became immersed in this 17-square mile, master-planned community — an internationally acclaimed neo-urbanist development. Now they’re Lake Nona’s biggest boosters. But they aren’t alone. Artist Jefre Manuel, who frequently travels internationally, chose a home in Lake Nona for its proximity to the airport and the community’s pedestrian-friendly layout. “Lake Nona’s neighborhoods are designed as walkable communities with trails, parks and open spaces,” says Manuel. “This allows residents to get to know each other and creates a sense of security and safety with many eyes on the streets.” Manuel has created several public art pieces for the community, including The Beacon and Code Wall and a large mirrored dog sculpture. “Integrating art and cultural programs in the planning of cities is what gives them heart, soul and spirit of place,” notes Manuel. He lauds Lake Nona’s development guidelines for integrating public art by requiring commercial tenants to feature and integrate art within their specific commercial spaces. “It provides different scales of both local and international art.” Today more than 15,000 residents call Lake Nona home, with approximately 500 new families moving in annually. Strategically located in southeast Orange County close to the airport and major transportation arteries, Lake Nona is built on a philosophy of neo-urbanism and wellness. “The well-being of our residents, employees, and visitors is a priority that’s illustrated in everything we do, from hosting a longitudinal health study to the way we design neighborhoods,” notes Juan Santos, vice president of brand experience for Tavistock Development. The McNeils moved from NorthLake Park, but not very far. They now live in Lake Nona Golf & Country Club, the first residential community in Lake Nona, founded more than 30 years ago. “The best thing about the community is the people,” says McNeil. They come from all over the world with different backgrounds and everybody gets along great. I wouldn’t want to live anywhere else.” Lake Nona is known for its Tom Fazio-designed championship golf course, which hosts PGA and LPGA tournaments. It wraps around Lake Nona, a natural lake from which the entire development gets its name. “With all of the amenities within the club, you really don’t have to leave the neighborhood,” says McNeil. “We have a well-equipped gym with several class options, tennis courts, a MC6  S P E C I A L R E P O R T : L A K E N O N A

Lake Nona Health & Life Sciences campus in Medical City offers more than 2.6 million square feet of clinical, institutional and laboratory buildings plus the expertise and resources of three hospitals, two state university campuses and a Valencia College campus. GuideWell Innovation Center provides office and lab space for healthcare and life-science companies seeking high-tech facilities and high-speed data processing systems. The state-of-the-art, 92,000-square-foot facility houses a next-generation workspace known as CoRE (Collaborative Resource Ecosystem) designed to foster health science collaborations among business leaders, global academic communities and entrepreneurs. One of its newest tenants is the med-tech company Invel, which makes healing clothes of mineral-infused fabric. Companies working at GuideWell can test their products at WHIT (Wellness Home Based on Innovation and Technology), which serves as a working lab and simulates a home environment. Located in the Lake Nona neighborhood of Laureate Park, WHIT is a project of the Lake Nona Institute along with its collaborative partners. WHIT demonstrates how the home can function as a personal-care center capable of monitoring the health of residents and connecting them with health professionals in real time. Global accounting firm KPMG is one of Lake Nona’s newest business residents. The KPMG Learning, Development and Innovation Campus opens in 2020 on 55 acres as the accounting firm’s national training headquarters. The $450 million facility spans 800,000 square feet, and plans are that it will host 800 people a week for training. Located next to Lake Nona Resort, the KPMG training center includes its own hotel accommodations with 800 rooms. Lake Nona is also home to several corporate headquarters, including VOXX International Corporation, BBA Aviation, Signature Flight Support and an Amazon Fulfillment Center.

T

he heart of Lake Nona is Medical City, an evolving cluster of hospitals, clinics, medical schools and wellness companies spanning 650 acres. The University of Central Florida (UCF) Health Sciences Campus anchors Medical City and includes the College of Medicine and the Burnett School of Biomedical Sciences. Opened in 2010, the College of Medicine has one of the fastest growing residency programs in the U.S. with plans to open a teaching hospital next door in early 2021. UCF is partnering with Hospital Corporation of America (HCA) to build the UCF Lake Nona Medical Center, a 100-bed hospital with medical residencies and research programs. The $175 million facility will create 600 additional slots for residency and fellowship programs, including the first ever psychiatry residency program for Central Florida. As of July 2018, the UCF-HCA consortium had 360 students in medical residents and fellowships. In addition, the medical school added 22 new programs during the last four years. UCF also has created an Academic Health Sciences Center at Lake Nona that brings many health-related disciplines to one campus so students in nursing, medicine, social work, athletic training and physical therapy can train together on better ways to care for patients. The UCF Lake Nona Cancer Center recently moved into the 175,000-square-foot facility vacated by the Sanford Burnham Prebys Medical Discovery Institute, the first tenant in Medical City. The cancer research and treatment center combines clinical research with leading-edge cancer treatments. Patients needing hospitalization will have the convenience of receiving care at UCF’s medical center just steps away. Other components of Medical City include the University of Florida (UF) Academic Research Center, which opened in 2012 and houses the UF College of Pharmacy’s doctoral program. More

than 450 UF faculty members, students, administrators and staff work in the center within the colleges of medicine and pharmacy, carrying out research in drug discovery and development. The UF College of Pharmacy offers a doctorate in pharmacy, a four-year advanced degree program that enrolls approximately 340 students. Other programs include the Center for Quality Medication Management, focused on medication therapy management, and the UF Institute of Therapeutic Innovation, which develops drug therapies for diseases that are public health threats. The Center for Pharmacometrics and Systems Pharmacology is focused on improving drug safety. Three hospitals located in Medical City serve thousands of residents throughout Central Florida and beyond. Orlando Veterans Affairs Medical Center and SimLearn Center opened in 2015 for outpatient, inpatient and emergency services. The 1.2-million-square-foot facility is one of the largest in the VA hospital system, with 134 inpatient beds and 60 bedrooms to accommodate a residential rehabilitation treatment program and a 120-bed community living center. The hospital serves as a training hub for the entire VA hospital system, which is delivered through The Simulation Learning, Education and Research Network (SimLEARN), a health care training simulation program. Nemours Children’s Hospital, one of only two in the nation, opened in 2012 and brings state-of-the-art pediatric medical services to the region. In 2019, the hospital welcomed its inaugural class of pediatric residents — 12 medical students who will spend three years completing their training. The hospital is focused on clinical trials in rare, complex pediatric conditions with world-renowned experts researching childhood disease prevention, diagnosis and treatment. dren in a way that’s tailored to their specific disease through its PedsAcademy (PEEDS-Academy). More than 50 UCF faculty and student teachers work closely with physicians to deliver daily STEM instruction to hospitalized patients using high-tech learning tools such as virtual reality, robotics and more. The pediatric hospital also has a Ronald McDonald House on-site, with accommodations for families with children in treatment at the hospital and a Publix pharmacy. The UCF Lake Nona Medical Center, when it opens in 2021, will become the third hospital in Medical City. The Johnson & Johnson Human Performance Institute, also located in Medical City, recently doubled its size after moving into a larger location. The center opened in 1991 and works with anyone interested in optimizing energy management to achieve their personal and professional best. Nearby, GuideWell Innovation Center provides office space for companies in health and wellness industries. The center connects entrepreneurs, research-and-development experts and healthcare leaders with ideas, funding and resources. The 92,000-square-foot facility works with early-stage companies as an incubator as they develop new technologies and solutions for health care. GuideWell Innovation Center features a 250-seat theater in the round, coworking space for startups and entrepreneurs, a “startup garage” featuring the latest 3-D printing technology and industrial engineering expertise from Edison Nation Medical. There’s also a living lab for testing new products and technology as well as an audiovisual production studio, an executive boardroom and a screening room. Pre-K to Ph.D. LAKE NONA OFFERS EDUCATIONAL OPPORTUNITIES FOR EVERYONE. Lake Nona, which prides itself as being “obsessed with education,” offers A-rated schools with programs from pre-K to Ph.D.s. Three institutions of higher learning are within three miles of each other: the UCF College of Medicine, the UF Research & Academic Center and College of Pharmacy and Valencia College at Lake Nona. Together they provide a synergistic learning environment that engages students with researchers, doctors, professors and businesspeople. Top-rated primary and secondary public schools serve the community starting with Laureate Park Elementary — Lake Nona’s newest school — located in Laureate Park neighborhood. Equipped with cutting-edge technology, each classroom has interactive SmartBoards to encourage collaboration among educators and students. The elementary school also has a STEM-based preschool to teach children about science, technology, engineering and math. NorthLake Park Community School, another elementary school, is co-located with the YMCA in an innovative public-private partnership. ake Nona Sports & Performance District works to advance sports science and human performance with a supporting infrastructure of athletic facilities, research programs and health and medical resources. The district is anchored by the United States Tennis Association (USTA) National Campus, which opened in 2017 with 100 courts open to the public spread across 64 acres. USTA courts include six indoor courts, Har Tru championship green clay courts, red clay courts that mimic the conditions of European competitive tennis, progressive courts to train children and a family zone. The 270,000-square foot, state-of-the-art facility is home to the United States Professional Tennis Association (USPTA)

Headquarters, the USTA Florida Headquarters and UCF’s varsity tennis program. The campus is training ground for several Lake Nona residents, including local pros Madison Keys, Donald Young, CiCi Bellis and Frances Tiafoe and others from around the world. In May 2019, the campus hosted the NCAA Division I Championship broadcast live on The Tennis Channel. The facility provides playing, training and educational experiences for recreational players, competitive players, coaches and spectators. As home of USTA Player Development, more than 600 current and aspiring professional tennis players are assisted by Team USA coaching, training and medical staffers. youth programming, daily adult sessions and camps for children and adults, special programs for those with autism, military service members and a competitive wheelchair tennis program with sports chairs available for wheelchair players. That program trains elite wheelchair tennis players including Mackensize Soldeno, slated to be on the Paralympics team in 2020. USTA also hosts the NEC Masters Wheelchair Championships. In one of several synergistic relationships in the Sports & Performance District, Nemour’s Childrens Hospital in Medical City has partnered with the Andrews Institute for Orthopaedics & Sports Medicine to become the campus’s official medical providers. Meanwhile, the Johnson & Johnson Human Performance Institute works within the district to harness sports science and athleticism to help business leaders perform at their peak. The Lake Nona Adventure Park, which opened in 2019 next to Heroes City Park in the Laureate Park neighborhood, boasts is the world’s first solar-powered water ski and wakeboard cable park. The Adventure Park also features an inflatable aqua park, a 60-foot climbing tower, a ropes course and climbing walls, a pro shop with equipment rentals and sales plus a café. In 2020, the Lake Nona Wellness Center opens in Town Center providing additional training facilities and resources for the Sports & Performance District. The 110,000-square-foot center will have first-class equipment as well as a sprint track, an indoor climbing wall and indoor and outdoor pools. s Lake Nona continues to evolve, entertainment options expand with new dining, retail and hospitality amenities including two planned hotels: Tavistock Hotel Collection’s Lake Nona Resort and Town Center Hotel. Canvas Restaurant & Market and Chroma Modern Bar + Kitchen. More retail tenants moving into the Town Center include Foxtail Coffee, located on the ground floor of Pixon apartments, and Island Fin Poké. Also check out a new foodie concept, Boxi Park, a collection of repurposed shipping containers that serve as open-air, counter-serve restaurants. It’s an outdoor district with a mix of restaurants, bars, shops, beach volleyball courts, a dog park, a playground and an outdoor stage. Brightly painted shipping containers double as public art, housing food and beverage offerings. Many of the counterserve restaurants feature dishes by world-class chefs with Michelin-rated restaurant experience. The repurposed shipping containers are permanent installations, but the restaurants will evolve with new concepts rotating in. Plans call for a Boxi Park test kitchen to incubate new restaurant concepts as Tavistock Restaurant Group partners with local chefs. Lake Nona’s hospitality offerings expand in 2019 with the opening of Lake Nona Resort, one of the latest additions to the Tavistock Hotel Collection. The 215-room resort is located on the southern shore of Lake Nona and features a 15-acre lagoon-style water park — one of the largest swimming pools in the nation. Lake Nona Resort will feature a fitness and spa, a beach volleyball venue, guest rooms and condominium units. The resort joins two existing hotels: a Marriott Residence Inn and Courtyard by Marriott, both owned by Tavistock Hotel Group.

Brain Trust LAKE NONA IMPACT FORUM IS A MEETING OF THE MINDS. Envisioned as a prototype for the rest of the nation, Lake Nona attracts a brain trust of health and wellness thought leaders, innovators and companies. Each year, experts in health and well-being converge at Lake Nona Impact Forum to collaborate and exchange ideas about creating sustainable, healthy communities. This international meeting of the minds produces entrepreneurial ideas that are transforming human performance. The annual event is hosted by the Lake Nona Institute, a nonprofit entity that leads community initiatives including a multimillion-dollar longitudinal study, the Lake Nona Life Project, that monitors the health of residents over decades. Year-round, Lake Nona attracts leading wellness experts including bestselling author Deepak Chopra, who customized a health app he co-founded called Jiyo. Chopra launched the app during his visit to the community in 2018. The Jiyo Lake Nona wellbeing app holistically examines all aspects of physical and emotional health by tracking behavior and offering insights to enhance quality of life. Also throughout the year, executives nationwide travel to the Johnson & Johnson Human Performance Institute to learn how to better harness their energy for improved professional and personal outcomes.

In fact, the community has consistently ranked among the 20 top-selling master-planned communities in the U.S. Beyond Lake Nona’s wide selection of exceptional homes, the community offers an unparalleled lifestyle — neighborhoods with premier amenities, tons of events and an ambiance that promotes happy, healthy living. Laureate Park, Lake Nona’s largest and best-selling neighborhood, concluded 2017 with 360 sales. Among those contracts were single-family homes, townhomes, cottages and urban bungalows situated among pocket parks and trails. Rising Sunbridge NEW PROJECT WILL MORE THAN DOUBLE LAKE NONA’S SIZE. Tavistock Development Company — the mastermind behind Lake Nona — has launched another major project in Central Florida. Sunbridge, a 24,000-acre masterplanned community, will include a diverse range of neighborhoods, employment centers and commercial districts. Located east of Lake Nona, it will straddle Orange and Osceola counties. Premier active-adult builder Del Webb is planning the first residential project, a gated, 700-acre neighborhood called Del Webb Sunbridge to be located near Narcoossee Road in northwest Osceola County. It could include more than 1,350 homes. Del Webb, a national brand of PulteGroup, Inc. is a pioneer in active-adult communities and would bring more than six decades of homebuilding experience to Sunbridge. Ground could be broken later this year, with model homes anticipated to open in the summer of 2019. “Del Webb has been the premier active-adult homebuilder in the nation for more than 60 years,” says Rob Adams, vice president of residential development for Tavistock. “Their track record of creating vibrant, active places will be a wonderful addition to Sunbridge.” While still in the early planning stages, Sunbridge will incorporate best practices from Tavistock’s award-winning portfolio, including Lake Nona, which ranks among the best-selling master-planned communities in the U.S. and was heralded in Fortune magazine as “the future of cities.” For more information, visit sunbridgefl.com.
