FROM THE PUBLISHER THE NEW NORMAL WAY OF BUILDING Oh, what a difference a pandemic makes. Masks, sanitizer and Zoom meetings have suddenly become normal in our lives. We even have a new acronym: WFH — Working From Home. Whatever else happens, WFH is here to stay. Companies are finding employees are just as productive, if not more so, working from home. This has led to an unprecedented demand for new homes that can accommodate flex space for offices and home-schooling, as well as such features as home gyms while still providing comfortable living and family space. Hygiene has taken on a new role for newhome buyers as well. Hand washing and cleaning stations as you enter are becoming the new norm. And while touchless faucets

have been commonplace in commercial buildings for years, demand for them in homes has exploded. Another product, antimicrobial surfaces — traditionally seen in commercial and clinical settings — has attracted interest and popularity from homebuyers as well. Where we live has changed, too. Without having to live close to a physical office, the types of communities and amenities in demand has also undergone a dramatic shift. Buyers can move further out, where there’s less density and more open space for recreation. Heightened concerns about gatherings and the desire for personal space means the demand for large community amenity centers has plummeted. Just as 9/11 changed our views of security and safety, COVID-19 has changed our perception of healthy living and wellness. Welcome to our new world; we’ll get used to it. Except for Zoom meetings.

IN HOMEBUILDING, DOMINGUEZ IS STILL A GROUNDBREAKER

C

armen Dominguez has always been able to identify niches and to seize opportunities. She’s a longtime homebuilder — notable in a profession still dominated by men — and in 2006 made local history by becoming the first woman and the first Hispanic to become president of the Greater Orlando Builders Association (GOBA), which was then the Home Builders Association of Mid-Florida. Originally from Arecibo, Puerto Rico, Dominguez has lived in Central Florida for more than 40 years and is the founder of Homes by Carmen Dominguez, a Winter Park-based builder of custom homes. She was also GOBA’s Builder of the Year in 2004 and was the builder of the 2007 New American Home, which was showcased as part of the 2007 International Builders Show sponsored by the National Association of Home Builders. Since then she has been building homes for select clients — perhaps four a year these days instead of the dozen or more she used to build — and exploring new territory as an owner’s representative for clients of other custom builders. “I try to see voids in the market,” she says. “And then fill them.” Owner’s representatives are commonplace in commercial real estate. After all, someone building a shopping center probably isn’t interested in peering over a contractor’s shoulder and sweating the details while the project goes up. That’s the project manager’s job. A private home, however, is no shopping center — it’s personal. Many people with the means to own one-of-a-kind custom homes are busy with other things. So they’re glad to have someone like Dominguez — an accomplished builder in her own right, with sensibilities they trust — deal with the constant issues that arise when custom homes are built for discerning buyers. So, although she’s reluctant to build for friends, she frequently serves as a conduit, a go-between, connecting builders and their clients. “It really just shields the builder and it shields the buyer,” Dominguez says. “They then can have a good relationship, because when there’s stuff that needs to be spoken about, I talk to the builder. I have the knowledge. I’ve been in the business for many years, so I know what to look for. And I can understand the homeowner’s point of view as well as the builder’s point of view.” Dominguez, though, is still building as well. “I always want to continue building houses because, honest to God, I love them,” she says. “I love doing it. I think that it’s where I put all my creativity. I do it well, and I feel comfortable doing it.” In fact, Homes by Carmen Dominguez had a home in this

summer’s GOBA Parade of Homes, and has a second home on an adjacent lot scheduled for completion in September. The parade entry, called the Hummingbird, is located at 1090 Kenwood Avenue in Winter Park. The three-story, 3,047-squarefoot farmhouse-style charmer is priced at $1,225,000. Adjacent, the tentatively named Lina is a bit larger with a more contemporary architectural style. It’s priced at $1,275,000. “Two houses are next to each other and the floorplans are similar, but the feel is completely different,” Dominguez says, adding: “I really feel that my creativity keeps me going. THE OAKS AT KELLY PARK: LUXURY URBAN LIVING IN APOPKA

F

ile The Oaks at Kelly Park under “great expectations.” Set amidst a picturesque landscape of rolling hills and varied streetscapes in Apopka, The Oaks at Kelly Park by Toll Brothers includes 124 single-family homes and features six all-new, one- and two-story floorplans ranging in size from approximately 1,900 to 3,100 square feet. The new home designs include the Ferncroft, Welsford, Brookton, Holden, Bridgton and Jessup models. Each contains options for coastal, craftsman and farmhouse exterior designs, and all have front porches, spacious living areas and well-appointed kitchens as well as two- and three-car garages. Prices start in the low $300s. That’s a good start. To take a deeper dive, the two-story, 3,123-square-foot Ferncroft model, priced starting at $383,995, encompasses four bedrooms, three bathrooms and a three-car garage. The foyer opens to an impressive hallway, which draws guests into the main living areas: a great room, a dining room, a kitchen and customizable flex space. Upstairs, the master bedroom is highlighted by a coffered ceiling, two walk-in closets and a master bathroom with a dual vanity and a glass-enclosed shower. A loft, two guest bedrooms and a full bathroom complete the second floor. The Jessup, priced at $321,995 and smaller with 1,917 square feet, epitomizes deluxe urban living. An inviting covered entry and welcoming foyer provide views of the dining room and great room with rear-patio access from the living room. The well-equipped kitchen is enhanced by a large center island with a breakfast bar, plenty of counter and cabinet space and a walk-in pantry. The master bedroom is complete with a large walk-in closet and a spa-like master bath with dual vanities, a luxe glass-enclosed shower and a private water closet. Secondary bedrooms feature roomy closets and a shared full hall bath. An additional highlight is the centrally located laundry room. Not surprisingly, initial feedback in the form of strong homebuyer interest was demonstrated almost immediately. At press time, a grand opening event was scheduled for July 18-19, when prospective buyers could tour a Ferncroft farmhouse model and visit the sales center. Additionally, an assortment of quick-delivery homes will be available for move-in. This fall, construction on a private amenities center for residents will begin. Plans encompass a swimming pool and cabana, a tot lot and two parks with pedestrian paths, among other components. That’s promise for the future. As for location, there’s convenient access today, with S.R.

429 (Daniel Webster Western Beltway) extending nearly 23 miles from U.S. Highway 441 in Apopka south to Interstate 4 in Osceola County. The community is one mile east of the S.R. 429/West Kelly Park Road exit. Nearby is Kelly Park, known for its free-flowing natural Rock Springs Run, which remains a consistent 68 degrees yearround. Also, nearby Wekiwa Springs State Park offers recreation such as hiking, biking and swimming in a natural spring. Meanwhile, the community isn’t far from the shops and restaurants of downtown Apopka. And the new 35-acre Apopka City Center beckons just a stone’s throw away. The Oaks at Kelly Park has been delivering the sort of lowmaintenance living that enables homeowners to explore the area’s lakes, springs and natural resources while also affording easy access to downtown Orlando, according to Brock Fanning, president of Toll Brothers Central Florida Division. Of course, Toll Brothers, a leading national builder of luxury homes, knows what it’s doing in Central Florida, where it has multiple communities: Parkview Place in Sanford, Lakeshore in Winter Garden and Royal Cypress Preserve in Southwest Orlando. A

ccording to Zoltan Kecskes, co-founder and partner of Zoltan Homes, his company’s home designs prioritize livable layouts. Kecskes even has a name for it: “flowability.” “We’re very big on the flowability of homes — the livability,” he says. “We like to design things that actually work for people to enjoy. So, things make sense — the way you walk to the kitchen, then from the kitchen to the other downstairs rooms, then from the downstairs rooms to the upstairs rooms. In a nutshell, livability matters to us the most.” Zoltan Homes’ most recent custom home at 2218 Via Tuscany in Winter Park, was completed earlier this year and is another embodiment of his livability (or flowability) concept. Here’s the routine information: There are five bedrooms and five full bathrooms plus two half-bathrooms. The home encompasses 4,423 square feet under air conditioning, with a total of 5,632 square feet including the two-car garage. The price: $2,498,000. Everything else is far from routine. Designed by Mark Nasrallah — an architect associated with prestigious addresses from Florida and California to Cairo, Bolivia, Japan and Dubai — the transitional-style home is custom in the old sense of the word, said Kecskes. Which is to say it’s truly one of a kind.

BUILD IT RIGHT, MAKE IT TIMELESS That’s one of LunDev Custom Homes’ secrets to success. By Michael Candel aria

ant to learn about quintessential LunDev Custom Homes? If you visited the company’s 2019 Parade of Homes entry at 1751 Taylor Avenue in Winter Park, then you already know. The four-bedroom, 3.5-bathroom transitional farmhouse — which sold for $1,399,000 — exudes Old Florida coastal style while blending craftsmanship and architectural detail. hile there may be little — if any — positive outcome from the coronavirus pandemic, the stay-at-home guidelines have produced at least one noticeable consequence: We’ve rediscovered our backyards. Whether it’s a new home or an existing one, step out the back door and you’ll find many opportunities to put the space to good use. Maybe your new home needs a summer kitchen or a lanai. Or maybe a swimming pool could replace that crabgrass-infested expanse of grass. After all, we’re in Florida — where outdoor living is possible practically 365 days a year.

“Central Florida is renowned for its fantastic, year-round weather — so it’s no surprise that an expansive outdoor living space is a sought-after feature,” says Brock Fanning, Central Florida division president for Toll Brothers (tollbrothers.com). He continues: “Homebuyers enjoy a morning cup of coffee on their lanai, then to bask in the afternoon sun by the pool and entertain friends and family for an al fresco dinner.” Many homes are designed to create a seamless transition from indoors to outdoors, providing an extension of the living space.

sential to a home and allow homeowners the opportunity to transform their very own backyards into resort getaways.” He continues: “If properly designed, these spaces can blend art with natural aesthetics to create unique, lasting environments.”

WHAT HOMEOWNERS WANT OUTDOORS Potential homebuyers will find many popular features — from the basic swimming pool to outdoor living rooms to summer kitchens. The specific choices made may say a lot about the homeowner. “The outdoor features we choose to accent represent which parts of the outdoor environment that we wish to embrace,” says David A. Pillsbury, principal designer at Keesee Associates (gokeesee.com) in Apopka. He continues: “A swimming pool makes a great center of outdoor entertainment most months of the year in Florida. It brings people together responsibly and adds significant beauty to the backyard. Right alongside the pool is the summer kitchen or barbeque.” PiIlsbury notes the way in which people tend to gather near a kitchen when entertaining indoors. The same is true of the outdoors, he says, with the advantage of sun and fresh air. “Shedquarters” — detached air-conditioned retreat rooms for work or hobbies — also are popular features, according to Tony Weremeichik, principal with the Architecture Design Studio at Canin Associates (canin.com) in Orlando.

Winter Park architect and builder Phil Kean says outdoor living areas can “serve as another room in your home.” And he demonstrates it with such features as a pool area with a lanai and a summer kitchen protected by a retractable screen (above), a summer kitchen that’s almost indistinguishable from an interior room (facing page, top) and a pool area with posh covered seating (facing page, bottom).

“Other popular features are screened back patios, front porches and courtyards,” he adds. Mills lists several other features as well, including spas; water features, such as fountains or ponds; fire pits; trellises/pergolas; putting greens; and herb gardens. “The combination of fire and water has become very popular,” Mills says. “Something about the blend of two natural elements works very well.” Both features change constantly and provide visual interest from indoors, he says. But the idea is to create environments that entice people from the indoors to the outdoors. Also popular are lanais with motorized screens and outdoor dining areas with music, says Kean, who added: “A new product we’ve started incorporating into our homes are sleek radiant heaters that are built flush into outdoor ceilings and can be covered when not in use.” In addition to the backyard pool, Kean said other water features that are gaining popularity include “spools” — small pools for homes with limited outdoor space, and pools with SUMMER 2020

HERE’S SOME ADVICE

sunken, dry conversation pits so that you can have water around you without getting wet. In DeLand, Kolter Homes (kolterhomes.com) is building and selling new homes at Victoria Hills and its 55-plus community at Cresswind at Victoria Gardens. Each home includes a covered lanai, while many plans also include covered entries and front porches, says John Manrique, vice president for marketing for Kolter. “Many home shoppers are also interested in extended lanais and patio areas to accommodate outdoor furniture, entertainment, fire pits and more,” he adds. Toll Brothers, which has new communities throughout Central Florida, offers homes with covered lanais that buyers can personalize to suit their lifestyles, says Fanning. “A covered lanai enables homebuyers to enjoy Central Florida’s outdoor lifestyle without leaving home.” Many buyers enhance the space with a summer kitchen and bar perfect for blending indoor and outdoor living, Fanning says, while others create a tropical oasis with lush landscaping

Homebuilders and architects have solid advice for potential homebuyers when it comes to features for outdoor living. “If outdoor living with a pool and other features is a priority, be sure from the start to let your builder know what you’re interested in,” says Manrique with Kolter Homes. “He or she can lead you to a piece of property that works.” He adds that buyers, who may want to install features later, need to find out beforehand what the homeowner association — if one exists — will allow. Canin architect Weremeichik made two specific points: Avoid outdoor appliances in Florida. And if the outdoor kitchens are too expensive initially, ask the builder to provide prewiring or pre-plumbing for the future. “Be true to yourself,” says Keesee’s Pillsbury, “Find a home with the features you find important, ones that enhance activities that you know you already enjoy. Then pull the proper team together who can make it happen.” Of course, outdoor features come with a price tag. “Depending on the homeowner’s budget, outdoor features will have a varying level of importance,” Kean said. “For first-time homebuyers, outdoor features are not as important as the number

and a custom swimming pool and spa. “These outdoor spaces serve as an ideal ‘stay-cation’ for Central Florida residents.”

of bedrooms and bathrooms. Best yet, they can be added as the budget allows.” But if money is no object, Kean adds, “homeowners like to have all the bells and whistles.” He suggests hiring an interior designer or a landscape designer to develop the outdoor living areas. “Since these areas are an extension of your home, it’s beneficial to hire someone with the expertise to achieve the best results for your desired purpose,” he says. For example, if you’re adding an outdoor dining area, an interior designer will have sources for outdoor furniture and fabrics that look like they were made for the indoors. Mills’ projects have included both new design and remodels of existing outdoor spaces. “There are pluses and minuses to both,” he says. “In buying a home with existing outdoor features, it’s important to ensure that these existing features suit your family’s wants and needs.” He continues: “Every client we work with has a different list of likes and dislikes. We work side by side as design partners to ensure that the landscapes we create fit the lives of the people experiencing them.” Central Floridians were taking it outdoors long before the COVID-19 pandemic and will continue to do so — with or without stay-at-home rules. Homebuilders and architects will identify and develop innovative and popular features. “For most homebuyers, the outdoor space is as important

as any indoor one,” says Fanning with Toll Brothers. “Living in Central Florida, they’ll spend hours each week on their lanai — whether that’s grilling with neighbors, enjoying an evening swim or relaxing with a book on a breezy morning.” The space should reflect the buyers’ lifestyle and complement the beauty of their home’s interior, Fanning says. Mills echoes that sentiment. “Outdoor features have become very valuable to potential homebuyers,” he says. “Properly designed outdoor spaces can be the sole reason for potential homebuyers to pull the trigger on a purchase.” Pillsbury adds a philosophic note: “We have a part of us that appreciates the privacy of our dwelling, and another part of us that longs to be outside to take in whatever nature has available to offer us.” The most recent shift in our global situation has forced us to rethink the things we find most important, he adds: “The situation has offered us a reset of sorts — if we take the opportunity to find the brighter side of staying at home." 


Outdoor Living Areas Will Become More Popular in a Post-Pandemic World Adding outdoor amenities to living space has been increasingly popular for several years. The demand is especially strong for millennials and baby boomers, and is driving innovations for both renters and homeowners. As communities continue to address the public health concerns of COVID-19, studies have indicated that outdoor transmission is rare — making outdoor amenities an important consideration for people seeking respite from the coronavirus.

HEALTH, WELLNESS AND FRESH AIR AT HOME

THE SHAPE OF THINGS TO COME

With the coronavirus dampening travel plans for many, private outdoor living options offer an optimal combination of nature and fresh air without requiring close social contact. Residents enjoy multiple benefits from enhancements to outdoor living space. Some of the many advantages include: • More opportunities for relaxation and exercise. Pastimes such as gardening, walking and enjoying nature have gained an increased value for many during a time when sporting events, community fairs and other large gatherings have been reduced, postponed or cancelled. • Improving wellness, reducing stress and improving mood. Outdoor living improves “biophilia,” which describes how people feel good when they’re connected to nature. • Greater connections to neighbors and communities. Porches, patios, decks and similar spaces offer compatible, socially distant options to see people and visit with friends. • Resale value for homeowners. Investing in outdoor amenities not only adds to personal enjoyment, but are desirable features that often increase home value, too. • Attracting and retaining renters. Ample outdoor space is likely to be a key attraction for multifamily properties, possibly even more so than using the space to build larger units.

The design of homes, community spaces and cities have long been influenced by public health and efforts to minimize the risk of infectious disease. So, what will outdoor living spaces look like in a post-pandemic future? • Healthy buildings. There’ll be more rooftop terraces, balconies and courtyards to help improve health through the built environment. These features will also add to private outdoor space, allowing residents to enjoy fresh air without anxiety about virus transmission. • Zoning updates. Communities may revise restrictive zoning laws that can set maximum size limits for private outdoor spaces in multifamily buildings, or discourage developers from building functional balconies. • A hot market for outdoor furniture, grills and outdoor fireplaces. Because there’ll be a greater emphasis on living — and eating — outdoors, demand for outdoor products is forecast to expand 3.8 percent annually to nearly $12 billion in 2024, according to the Freedonia Group, a Cleveland-based research firm. While the pandemic has upended many things, enjoying the outdoors doesn’t need to be one of them. Whether a leafy home in the suburbs or a large apartment building in the city, there are many ways to design outdoor areas to expand living spaces for health, relaxation and recreation.

PUBLIC SCHOOLS School grades provide an easily understandable way to measure the performance of a school. Schools are graded A, B, C, D or F, and the grade is determined using up to 11 components. There are four achievement components, which are calculated using student performance on statewide standardized assessments, including comprehensive assessments, end-of-course (EOC) assessments and Florida Alternate Assessments (FAA). The achievement components measure the percentage of full-year enrolled students who achieve a passing score. There are also learning gains components and a middle school acceleration component, as well as high school acceleration and graduation rate components. Each component is worth up to 100 points in the overall calculation. The four achievement components — English Language Arts, Mathematics, Science and Social Studies — are shown on the following pages. Also shown are school grades for two years, high school graduation rates and the percentage of students on free or reduced lunch programs. ome to more than a dozen residential communities, Lake Nona offers something for everyone — from new homes to apartments to assisted-living facilities. And everyone, it seems, is finding the master-planned community. While the COVID-19 pandemic impacted sales in many communities, Lake Nona enjoyed its best month just as the state had begun its reopening process earlier this summer. There were 65 sales in May, the most recent month for which figures are available, beating the previous monthly record of 61. That’s certainly a tribute to Lake Nona’s draw during a time of economic and health uncertainty. Regardless of the circumstances — through booms as well as recessions and pandemics — more than 6,000 homes have been built within the community’s borders. In fact, Lake Nona’s focus on health and wellbeing may have become an even more appealing draw for buyers. Its variety of neighborhoods are near a growing cluster of businesses in the Lake Nona Town Center and the burgeoning, 650-acre Medical City life sciences hub. But health scares come and (hopefully) go. Rob Adams, vice president of residential development for Lake Nona developer Tavistock Development Company, says it’s all about planning. Lake Nona, like the best master-planned communities, offers a cohesive sense of place with varying home styles and recreational opportunities relatively close together. Plus, many residents work in the various life sciences facilities within the community. Laureate Park, Lake Nona’s largest and best-selling neighborhood with more than 2,300 homes, closed 2019 with 337 MC10  S P E C I A L R E P O R T : L A K E N O N A

sales. Among the offerings are single-family homes, townhomes, cottages and urban bungalows situated among pocket parks, miles of trails, a Village Center, a waterfront restaurant, an event venue, a state-of-the-art fitness facility and a resortstyle aquatic facility. “People are able to see in a master plan that there’s some stability,” Adams says. “Uncertainty attracts you toward places like a master-planned community.” Sales were further bolstered by a new neighborhood: Isles of Lake Nona. Sales for the mixed single-family home and townhome development, built by Atlanta-based PulteGroup began in April and — despite the pandemic — has accounted for 25 sales as of press time, Adams reports. Meantime, Somerset Park and Somerset Crossings had a record 48 sales in 2019, and the Enclave at VillageWalk had a strong year with 40 sales. And volume within the Lake Nona Golf and Country Club totaled more than $46 million, making it a banner year for residential real estate in the exclusive community that many sports celebrities call home. Regarded as one of the top private golf and country clubs in the world, the neighboorhood is a sanctuary of luxury real estate and amenities, featuring a Tom Fazio-designed championship golf course as well as a clubhouse, a lodge, year-round children’s programming and 24-hour gated security. Indeed, the coronavirus seems to have enhanced interest in master-planned communities across the board, according to RCLCO, a real estate consultant with an office in Baldwin Park. Many such developments across the country reported higher sales in April and May of 2020 — during the peak of the pandemic 2 0 2 0

— than the same period in 2019, the company reports. Lake Nona, for one, notched 267 sales between January and May throughout its neighborhoods. That’s a 40 percent increase over the first five months of 2019. However, a heightened sense of security and stability explains some, but not all, of the community’s success. There’s much more to the story. Lake Nona, defined by cutting-edge technology, offers its residents fiber-optic lines that deliver gigabit-capacity internet, plus a commitment to reducing energy, emissions and water usage in every home. In 2019 Laureate Park welcomed Orlando’s Heroes Community Park. The park features a playground, four multiuse fields lighted for night activities and trailhead parking for the Orlando Southeast Trail. Here’s a look at the neighborhoods within Lake Nona. n Enclave at VillageWalk features Mediterranean-inspired homes with barrel-tile roofs and spiral oak staircases. Homes are built on large lots and offer open gathering areas perfect for entertaining. They also boast added storage and spacious 10-foot ceilings. n Gatherings of Lake Nona, built by Beazer Homes, is a 55-plus community adjacent to the VA Medical Center. It offers 216 condominiums, and residents enjoy a variety of amenities. n The Isles of Lake Nona, built by PulteGroup, offers

single-family homes and townhomes nestled among a large network of ponds. More than 500 homes are planned, and the neighborhood will feature a clubhouse, sports courts and a resort-style pool with a splash pad. n Lake Nona Golf and Country Club, one of the top private golf and country clubs in the world, is a sanctuary of luxury real estate and amenities nestled along the shores of Lake Nona. The community features a Tom Fazio-designed championship golf course, a 40,000-square-foot clubhouse with an 18-room guest lodge, a bath and racquet club with all-inclusive fitness and tennis facilities, a resort-style pool, year-round children’s programming, 24-hour gated security and outstanding water-based recreation on three lakes. n Lake Nona WaterMark is a luxury apartment complex anchored by a 7,515-square-foot clubhouse with a resort-style pool, a fireside veranda, an outdoor kitchen and a business center. It’s located near Lake Nona’s Sports and Performance District, which is anchored by the USTA National Campus. n Laureate Park is a vibrant, multibuilder neighborhood of brightly colored bungalows, townhomes, cottages and multistory homes decked out with state-of-the-art technology. The neighborhood sits alongside community gardens, an LP FIT fitness center, a resort-style aquatic center, an event venue, miles of trails, pocket parks and plenty of playgrounds. n Somerset Park is a gated neighborhood in the western portion of the community with stylish single-family, two-story offerings from Century Homes and M/I Homes. Located just minutes from Medical City, the neighborhood offers a wide variety of home styles and amenities that include a community pool and cabana, a playground and walking trails. n Somerset Crossings, located near Somerset Park, is a lowmaintenance townhome community by PulteGroup that features open-concept floorplans, one- and two-car garages, and amenities that include a pool, a cabana and a playground. n Somerby Assisted Living, formerly named Watercrest, is a senior-living community with apartments that feature high ceilings, spa showers, kitchenettes, and washers and dryers. It offers assisted living, memory care and respite care. The following neighborhoods are built out, but resale homes may be available: n VillageWalk blends resort-style homes with a unique design for the neighborhood, which features a neighborhood center connected by bridges and canals leading to lighted walking trails, swimming pools, parks, sport courts and conveniences such as a café, a salon, a post office, a bank, a gas station and a fitness center. n NorthLake Park is home to single-family and multifamily homes and stylish apartments. Pixon and LandonHouse apartments are in the community’s Town Center for those who want to be where the action is. At LandonHouse Apartments, residents can rent one-, twoor three-bedroom apartments as well as open studio spaces for true urban living. All 279 apartments are accented by 10-foot ceilings and great views of the quickly expanding Town Center and Medical City. At Pixon, a 200-unit modern flat community, features an impressive roster of innovative community conveniences that include a car-share program featuring Tesla vehicles and a concierge delivery system. he Lake Nona area is more than just the master-planned community. Sparked in large part by the 17-square-mile development, growth in southeast Orange County and north Osceola County has exploded in recent years and shows no sign of slowing. Narcoossee Road, once a rural strip of asphalt snaking its way from U.S. Highway 192 in Osceola into southeast Orlando, is now a major thoroughfare lined with newhome developments and all manner of commerce. It seems that almost every business, school and neighborhood has the words “Lake Nona” in their names. “In less than 20 years, the Lake Nona area has transformed from a mostly rural and inaccessible region to a vibrant and modern community,” says Orange County Commissioner Maribel Gomez Cordero, whose District 4 includes Lake Nona. “It rivals downtown Orlando in terms of amenities and convenience.” Continues Cordero: “The ideas developed in this area have proven to be successful — and it has helped Lake Nona become a great place to live and work.” It was inevitable that such growth, while starting in Orange County, would avalanche into adjacent Osceola County. In fact, the company behind Lake Nona is playing a key role in driving that development. Tavistock Development Company plans to follow its Lake Nona success with an even bigger master-planned community: Sunbridge. With a range of neighborhoods, employment centers and commercial districts built around more than 13,000 acres of conservation land, the 24,000-acre development will be attractive to companies and residents who want to be near Lake Nona proper while enjoying Florida’s natural landscape, according to Tavistock. Drawn up in two sections, Sunbridge sits on nearly 5,000 acres east of Lake Nona in Orange County and on nearly 19,000 acres in northwest Osceola County. Plans call for a road to

eventually connect the two. Homebuilder Del Webb will provide the first residential neighborhood in Sunbridge. It’s currently selling new homes in a gated 55-plus community in Osceola called Del Webb Sunbridge, which offers single-family homes priced starting in the

At press time, there were six model homes open at the site. Community amenities will include a 27,000 square-foot clubhouse — set to open next year — which will feature a fitness center, a movement studio, an arts and crafts area, a kitchen, a ballroom and a multipurpose space. There’ll also be a health and wellness center, a resortstyle pool, tennis and pickleball courts, and an event lawn and amphitheater for shows and other entertainment. ne of the fastest-growing master-planned communities in the U.S., Lake Nona — which is being developed by Tavistock Development Company in south Orlando — is a 17-square-mile community recognized for its thoughtfully designed neighborhoods, top-rated education facilities, leading-edge business and research clusters, and diverse retail and entertainment centers. Customers can find food and beverage options showcasing different cuisines, along with two full-service bars serving a selection of cocktails. A beer garden features its own craft beer line. Other dining options in the Town Center include Chroma Modern Bar + Kitchen, Park Pizza & Brewing Co., Bosphorous Turkish Cuisine, Island Fin Poke Co. and Foxtail Coffee Co., with more new options in the pipeline. Visitors have two hotel choices with Marriott: Courtyard for short-term guests and Residence Inn for long-term stays. The

Current and former professionals who have visited, trained, coached and played at the facility include James Blake, CiCi Bellie, the Bryan Brothers, Jim Courier, Chris Evert, Ivan Lendl, Bethanie Mattek-Sands, Madison Keys, Billie Jean King, Jack Sock, Frances Tiafoe and David Young. The facility was selected as the host site of the NCAA Division I Men’s and Women’s Tennis Championships in 2019 and 2021, as well as the NCAA Division III Men’s and Women’s Tennis Championships in 2022.

NONA ADVENTURE PARK On Adventure Lake adjacent to the City of Orlando’s Heroes Community Park, the Nona Adventure Park is a new watersports park that features a two-track Rixen Cable System for waterskiers and wakeboarders. It also offers an inflatable aqua park with a series of floating pathways, climbing obstacles, slides and trampolines. There’s a 60-foot climbing tower with a ropes course and climbing walls and a pro shop — and the Wi-Fi-enabled main entrance houses an upscale café with food and beverages and a dry seating area for spectators.

MEDICAL CITY Lake Nona’s health and life sciences cluster, also known as Medical City, is home to top medical and research facilities, including the University of Central Florida Health Sciences Campus and the Lake Nona Cancer Center as well as Nemours Children’s Hospital, the University of Florida Research & Academic Center and the Orlando Veterans Affairs Medical Center. Together they provide a unique collection of medical care, research and education. So, let’s have a look at what, exactly, Medical City encompasses. The UCF Health Sciences campus includes several facilities. Established in 2006, the UCF College of Medicine is one of the first U.S. medical schools in decades to be built from the ground up. Included is a 170,000-square-foot medical education facility, featuring the latest in lab and classroom technology, as well as

the 198,000-square-foot Burnett Biomedical Sciences building. The college is unique nationally because of large undergraduate and graduate programs in biomedicine through the Burnett School of Biomedical Sciences. The Burnett School has almost 3,000 undergraduate majors — making it the third most popular major at UCF. Cancer patients soon will benefit from a one-stop research and treatment center through the new UCF Lake Nona Cancer Center. The repurposed facility will become a comprehensive cancer research and treatment center housing cancer researchers, clinical trials and treatment for patients. In addition, the UCF Lake Nona Medical Center, a partnership hospital between HCA Healthcare’s North Florida Division and UCF Academic Health, is scheduled to open early next year. The $175 million, 100-bed teaching hospital will provide healing for patients throughout Central Florida and beyond. It will also educate healthcare providers of the future and support the work of brilliant medical researchers that will lead to

UF’s center houses a nationally ranked Doctorate in Pharmacy program, world-class research facilities and a team dedicated to advancing the field of pharmaceutics and improving public health. The GuideWell Innovation Center, located near the UF facility, is a medical innovation hub for startups and healthcare entrepreneurs. The three-story building includes co-working space for startups on the first floor, and houses clinical and research companies on the upper floors. 2 0 2 0


Designed to promote collaboration and acceleration of groundbreaking ideas, the Innovation Center provides the resources and collaborative environment innovators need to develop new solutions — and the connections to take concepts to market. The 30,000-square-foot, first floor collaboration space offers leaders from around the globe access to the best thinking in health innovation. The Johnson & Johnson Human Performance Institute works to help everyone from athletes to executives be more productive and perform at their personal best in high-stress situations. The Institute’s campus offers the Corporate Athlete Course, a conference center, testing and diagnostic facilities, a state-of-theart fitness center and a world-class tennis center. Its products and services emphasize Johnson & Johnson’s commitment to promoting health and wellness. The 35,000-square-foot facility is the global training center for Johnson & Johnson employees. Nemours Children’s Hospital is part of a state-of-the-art health campus that also includes Nemours Children’s Clinic, an ambulatory diagnostic center, and extensive research and education facilities. Healing gardens, nature trails, pet therapy areas and water features help create a peaceful environment that fosters both mental and physical healing.

KPMG LAKEHOUSE Big Four professional services firm KPMG selected Lake Nona for its national training center from a competitive field of 50 prospective cities nationwide. The high-tech, $450 million campus opened in early 2020 and focuses on enhancing the skills and services of KPMG professionals through immersive training in cutting-edge classroom and field environments. About 50,000 employees worldwide will train each year in various accounting disciplines. The 55-acre campus includes 800,000 square feet of facilities for meeting, classrooms and dining. An expected 330 new jobs will be created through the center over the next three years.

AUTONOMOUS TRANSPORTATION SYSTEM Lake Nona has a small fleet of fully electric, driverless shuttles in service that operate daily on a fixed route connecting the Lake Nona Town Center with the neighborhood Village Center in Laureate Park. Each shuttle holds up to 10 passengers and operate at a maximum speed of 15 miles per hour. The shuttles operate daily, and there are plans to increase their number and expand the route network in the future. The vehicles are operated by a Lake Nona-based mobility company called Beep and manufactured by a French company called NAVYA. They use multisensor technology to interact in real time with their surroundings. Although the shuttles are driverless, they’ll always have an attendant on board who’s trained to manually override the vehicle if needed. Currently, there’s no charge to ride.

LAKE NONA WAVE HOTEL The Lake Nona Wave Hotel will be the centerpiece of the Town Center, the community’s premier entertainment and shopping district. With its dynamic urban design, the hotel will further establish Lake Nona as a world-class destination for discerning business and leisure travelers. The 17-story tower will include 239 guest rooms and suites, a fitness center, a rooftop pool, a signature restaurant and more than 5,400 square feet of meeting and event space. Currently under construction, the Wave Hotel is scheduled to open in 2021. LAKE NONA WELLNESS CENTER As part of the of the Town Center’s second phase, the Lake Nona wellness center will feature a medically based fitness center, a sports performance training center, physician offices, community education spaces and community-based programming at the 110,000-square-foot campus. Plans for the facility also include childcare facilities with outdoor play areas, a demonstration kitchen, an indoor climbing wall, indoor and outdoor pools, a sports performance area with a 40-yard sprint track and even a Zen garden. Plans call for the Wellness Center to open in 2021. XL SOCCER WORLD XL Soccer World will open a new 50,000-square-foot indoor athletic complex off Narcoossee Road, near Valencia College’s Lake Nona campus. The facility will feature two six-versus-six 4G boarded turf fields and two multisurface fields. In addition to soccer, the fields can be used to play futsal ball, lacrosse, flag football and volleyball. XL Soccer World is scheduled to open this summer.
