HE’S TINKERING, TEACHING AND ALWAYS BUILDING

G

roninger Custom Homes has been around since 1988. The reasons behind the company’s staying power? A “like” for people and a “love” to create. Barely into elementary school, Keith Groninger didn’t leave much doubt about what he wanted to do with his life. “My mom would tell you that I’ve been drawing house plans since I was 7 years old,” Groninger says. “I’ve just always loved building houses. I’m not sure where it came from. I built a lot of treehouses when I was a kid.” Now, as the owner of Groninger Custom Homes, he builds in the midst of trees on some of Central Florida’s finest real estate. And he does it quite well, according to his customers and his peers. Groninger is a 10-time Parade of Homes winner who has

served on the board of the Greater Orlando Builders Association and is a National Association of Home Builders’ Certified Green Professional. Also, since 1997, he’s been a member of NAHB’s “Builder 20 Club,” a group of builders focused on solutions to industry challenges. So Groninger is a pretty big deal in homebuilding circles — in fact, a Winter Park custom home he had just built at press time (he dubbed it Narrow House) was named a finalist for the NAHB’s “Home of the Year” in the 55-plus market category. It went on to win top honors at the national association’s annual convention in January. Yet, he is quick to defer. He would just as soon talk about his classroom teaching or his classic-car tinkering. Groninger, a resident of Winter Park since 1973, first showed an inclination to teach others while at the University of Florida, where he received bachelor’s and master’s degrees in construction management. He taught construction scheduling there as a graduate assistant. Then, when the economic downturn struck a decade ago, he decided to teach about construction locally at Everglades

University, calling it “a sort of a bucket-list thing to do.” Says Groninger: “I didn’t expect it to happen, but when everything crashed about 10 years ago, I heard something about it and thought I’d do it. I have a lot that I can bring to the table. It’s just kind of a synergistic thing that I can offer, and it’s gratifying.” The tinkering is an even more consuming passion. Groninger is a motorhead who’s an expert in automotive restoration and customization. He drives two of his projects: a 1961 pickup truck and a 1969 station wagon. Today, Groninger Custom Homes — which was founded in 1988 — builds three to five homes annually. Much of the work is design-build, putting Groninger’s talents on display. Every home, he says, is close to his heart. “I like working with people,” he says. “I also love the creative side of things, especially in terms of design, and I enjoy just making things.” A glimpse at the volunteer activities on Groninger’s resumé is telling. The father of two grown children, he’s certified as a coach by US Lacrosse and the Positive Coaching Alliance; he’s announced lacrosse games for Winter Park High School; and he’s been a Cub Scout Den Leader and Cub Master. “You don’t just hire any old contractor to put together a special home for yourself and your family,” he notes. “There’s a lot more to it. There’s so much of the customer involved. And we really have to understand each customer, because they have different needs.” Some want to get right to the bottom line, Groninger says, while others are “touchy-feely.” Reading which approach his customers

prefer — and then delivering it — has made him successful. Results speak for themselves. Last December the company completed a home for its ninth repeat customer: “They come back to us and want to do it all over again.” Not coincidentally, Groninger leans on education, both for his clients and himself. A tutorial on the company website addresses a myriad of topics for buyers, ranging from property evaluation to maintenance and warranty issues. In similar fashion, each home can offer lessons for its builder. “Personally, I’m a lifetime scholar; I’m always learning and reading,” Groninger says. “I’m always trying to learn a little something new. Every home we build is an opportunity to learn how to improve the process for the next home.” And there are tests. Groninger has long believed that in building a home, clients — often spouses — have important decisions to make collaboratively. Groninger reasons that 80 percent of those decisions aren’t difficult, while 10 percent require considerable discussion and negotiation. “The remaining 10 percent, you fight over,” he says. Two years ago, Groninger and his wife, Camie, built their own home, prompting him to joke that “my wife is one of my most difficult customers.” In the end, Groninger had to teach a little, tinker a lot and, ultimately, do what he’s done since childhood — create. “The house,” he notes, “turned out a lot better than she envisioned it was going to be.” No surprise there.  — Michael Candelaria

THE PROMISE OF PROVIDENCE IS BEING KEPT

att Brown knew the timing was right. Before arriving at ABD Development Company as vice president of sales and marketing, Brown worked at a large media company, with expertise in both media and real estate. Brown was drawn by ABD’s innovation, flexibility and nimbleness along with its large-company financial backing. Mostly, he was drawn by the possibilities of Providence, a gated community being developed by ABD in Davenport, southwest of Orlando. In Brown’s view, Providence ranked somewhere between great potential and gold mine. “I just saw that there was so much growth coming this way,” Brown remembers from December 2015. “I knew that we would be very, very busy for the next decade.” Likely even longer. Opened back in 2006, Providence and its 2,200 acres are earmarked for 4,800 units, with approximately 1,500 already built — including some multifamily homes. That leaves another 2,000 or so homes until buildout. “Sections are opening and selling out all the time,” Brown says. “We’ll be here a long time.” In each of the past two years, more than 200 homes have been sold in Providence, where, as promotional materials accurately describe it, “manicured landscapes meet rippling lakes.” Just as the community’s Phase One closed in late 2019, Phase Two has launched, with ABD — which is the community’s developer as well as a builder — joined by Lennar Homes and FID Homes. ABD’s homes typically are priced highest, ranging from the high $300s to approximately $1 million. “We always have multiple builders and multiple price points and products to choose from,” Brown says. This new activity comes on the heels of Sherbrook Springs selling out in October. The golf-cottage neighborhood features views of the Providence Golf Club’s course, at prices starting at $290,000. “That was far below what was typical for the Orlando area,” said ABD President Yuval Botansky in a press release last fall. Botansky added that Sherbrook Springs has been a “very clear success story from the start.” As he looks into 2020 and beyond, Brown acknowledges the “market is only so deep.” At the same time, he points to surrounding growth — a sort of rising tide that lifts all boats and attracts many to Davenport. While residents of Providence primarily are full-time occupants, vacationers are also a part of the ownership mix, with a few sections of the community allowing short-term housing rental. For the record, Providence is 30 minutes from Orlando, 45

minutes from Tampa and 20 minutes from Kissimmee. Those are facts not ignored by real estate agents, whom Brown lauds for their efforts in steering prospective buyers the community’s way. “The area is exploding because Polk County is just so big with growth. And that’s exciting for us,” Brown explains. “Basically, when we opened up out here, we were in the middle of nowhere. And now we’re in the middle of somewhere.” Also, much is available to enjoy “out here” in Providence. Among the highlights is an 18-hole championship golf course designed by Mike Dasher, whose affection for European-style courses is evident on many of the undulating greens at Providence Golf Club. Additionally, among other amenities, you’ll find a resort-style pool and lap pool; lighted tennis courts; a fitness center; a 24hour manned gatehouse; wide sidewalks and trails for walking/ hiking; and, for canine residents and their people, a dog park. Plus, the homes are top quality. Providence has been recognized with the Grand Award for Community Development from the Greater Orlando Builders Association’s Parade of Homes for four years in a row. And in June, ABD’s signature home, The Courtyard model, won first place in the Parade’s Custom Home category. The model features living space that surrounds a private courtyard and pool. ABD won its first award for the Courtyard model in 1997. In all, Providence represents a vision that Brown saw years ago upon his arrival. escriptions of new-home floorplans taken from promotional materials are often a bit overblown. But this one, for Ashton Woods Homes’ Murano model, lives up to the hype. “All the space you need with all the convenience you want is available … this spacious twostory townhome has everything you’re looking for.” It’s hard to argue once you’ve seen it. The Murano, a stylish townhome, does indeed pack plenty of distinction in 2,161 square feet at two especially noteworthy locations: The Estates at Sweetwater Country Club — within the original Seminole County golf-course community of Sweetwater — and The Enclaves at Festival, in Polk County’s Davenport. The Estates neatly complements the stylish Mediterraneaninspired architecture and barrel-tile roofs found in Sweetwater, the venerable gated community that was started in the late 1970s. The Enclaves fits right in with the wealth of resort-style amenities along lively Champions Gate Boulevard in the more recently developed Four Corners area. IMMERSION IN

PERFECTION Carlos Posada lets his artistic side guide the design of his state-of-the-art custom homes. It’s his heart and soul. By MIKE CANDEL ARIA

I

t’s quite likely that Carlos Posada’s course was set from childhood. After all, design, architecture and building literally were in his DNA. During Posada’s formative years, his father was a developer of townhomes in Vero Beach, where he grew up. There were two uncles in architecture and another uncle who was an engineer. Posada practically learned the industry by osmosis — “just seeing them and being around it.” All told, Posada had 11 uncles and aunts on his mother’s side plus nine on his father’s side, along with more than 120 first cousins. He’s lost exact count. How many have been involved in homebuilding? “I have no idea on the count, but I know ‘enough.’” Posada laughs. Yet, when it comes to homebuilding and attending to even the most minute details, he’s all business — particularly as it relates to the art of home design. That’s been apparent almost since Day One. After graduating from the University of Florida in 1985 and moving to Orlando in 1987, he worked about four years for a building company before striking out on his own. Among the chief reasons he made the leap is what he calls his “heart and soul” — building his own creations. “It’s the artistic side of me,” Posada explains, noting that while many builders are passionate about engineering or building, he was drawn to art. “It’s not just putting sticks and bricks together; it’s putting sticks and bricks together with a

design ultimately in mind,” he says. With that philosophy as the cornerstone, Winter Park-based Posada Custom Homes was born. Posada uses the words “achieving artisanal beauty,” with each home exuding a “feeling of distinction, charm and permanence where discerning details are wrapped in perfect scale, balance and clean design” to describe his work. Styles range from European country cottage and Santa Barbara estate to Mediterranean villa and French manor. He also builds Transitional-style homes that combine design elements. Posada Custom Homes builds three to five homes per year in the category of “higher middle to luxury homes,” mostly in Winter Park, Orlando, Windermere and Maitland. Posada also uses the term “excellence beyond blueprints,” pointing to the hypothetical example of four builders being given the same floorplans, with homesites side by side and with a curtain placed around each location for secrecy — and then letting the four builders go to work. “When you raise the curtain, when they’re all done, that’s where the excellence beyond blueprint shows itself,” he says. “A door is not just a door; a stucco is not just a stucco. You have to do a lot more to bring something to the table that has excellence.” Success hasn’t come by accident. Instead, maybe call it immersion. Inherent components of the business — such as open communication with clients and a strict adherence to deadlines —

go “almost without saying,” according to Posada. Mostly, Posada is hands-on. He concedes that he’s been told “you are the company” because of his approach, although he’s quick to cite the contributions of his company’s other three full-timers. “When we’re running four houses, we’re running hard. When we’re running five houses, we’re running crazy,” he says. “We really immerse ourselves. We immerse ourselves in the style.” In one instance, a client flew Posada and his wife to New Orleans in a quest to acquire building materials unique to the city — such as shutters constructed of reclaimed wood from local restoration companies. In another instance, a client was seeking a specific curtain wall of glass. Posada found a vendor for the uncommon request in California.

“We want to make the home everything it can be,” he says. “Let’s do this look that you’re really hoping for. There’s so much incredible talent in the world with design. At the end of the day, what I’m trying to do is really bring it together for my client. We’re borrowing from classic architects around the world. The key is that we’re not deviating [from the plan] and accepting that ‘this will be OK.’” Says one previous Posada client: “I’m a perfectionist, and I had a dream. I looked around and saw a lot of uninspired homes in the priciest areas of Winter Park. I wondered how I could achieve the true timeless design my imagination conceived. I sought something that stood out with lasting appeal, Old-World elegance and a certain grace.” That’s where Posada came in. “I realized I had met someone who not only could implement my vision but guide me in the way that would inspire even greater ideas,” the client adds. Another client provides further affirmation regarding a renovation. Posada built a home in 1992 — his second year in business — that was subsequently sold by the original owner. The new owner had been in the Winter Park home for 14 years before seeking out Posada for consultation concerning the garage. The project turned into a full-blown interior renovation — WINTER 2020

The Posadas also have a daughter and son, both high schoolers. There could even be another Posada in homebuilding, maybe, with his son’s involvement still to be determined. “We’ve had a couple of little discussions,” he says. “Nothing too serious at the moment.” ■ WINTER 2020

A true custom home is a major investment. That’s why experts say picking the right builder is key.

A

true custom home reflects the individual tastes, needs and dreams of the homeowner. Building it is one of the largest investments you’ll make during your lifetime — so the highest quality craftsmanship and the most attentive service possible are mandatory. Yet many people spend more time researching and investigating the purchase of a new car than the building of a custom home. These days, people in every profession are pressed for time. So, how can you ensure that you’ll get your money’s worth from a custom builder — both during and following completion of your project? The Master Custom Builder Council (MCBC), based in Winter Park but with members throughout Central Florida, can help you find the right custom-home builder. MCBC is a highly selective consortium of competitors who actually root for one another. “MCBC builders have ideas that they don’t share with others,” says Pamela Davis, the group’s executive director. “However, they recognize that if their competitors are successful and profitable, it might be easier for them to be successful and profitable as well. One member isn’t the least bit threatened when another member is doing well.” All 26 MCBC members have undergone a detailed vetting process before membership is offered. In addition to checking on MCBC membership, though, there are other steps a buyer

should take before signing a contract: • Speak to at least five former clients. These references can provide invaluable information, and a builder should readily offer their names when he or she makes an initial presentation. • Verify licensing. Is the builder a state-registered or statecertified contractor? All MCBC builders have a contractor’s license from the State of Florida and own their companies. How long has the builder been in business? To become an MCBC member, a builder must be a permanent resident of Central Florida and must have been in the business of building custom homes for at least the preceding three years. • Scrutinize business practices. Ask the builder for at least five credit references and contact the vendors to find out how the builder meets his or her financial commitments. MCBC members have their credit monitored monthly. If everything checks out, you should then consider what style home you’d like. Look for a builder who has experience working in your chosen architectural genre and can make valuable suggestions on designs, material and finishes. “Many of our members have niches,” says Davis. “A niche isn’t just a specific location. It can also be a style or design of a home, a marketing technique, a price range or a customer profile.” Also, consider personal rapport. All the ingredients of a good relationship — including trust, communication and compatibility — must be present. After all, the builder you select will be a constant presence in your life for at least eight months. MCBC members believe you can’t cut corners on integrity, craftsmanship or personal service. That’s why they follow a strong Code of Ethics set forth by the organization. Finally, a builder who is truly astute about buyer relations will continue to offer service after your home has been completed and you’ve moved in. The group visits innovative homes across the U.S. and hosts speakers who discuss what’s new and what’s coming. Knowledge — along with craftsmanship, creativity, stability and service — is their competitive edge. So, when we wanted to find out what’s hot in customhome building, we naturally asked MCBC members first. Here’s what they pinpointed as the latest trends: Although custom homes are usually larger, today’s homeowners are placing less emphasis on square footage and more on the quality of materials. Also topping the wish list are more elaborate outdoor dining spaces with courtyards and fireplaces. First-floor guest suites are popular these days, while secondary bedrooms now often have private bathrooms. Taller vanities, fireplaces and fountains adorn lavish master bathrooms, as well as his-and-her vanity areas with stone flooring and lots of mosaic tiles. Black accents are being used along with polished nickel and brushed chrome fixtures. As for kitchens, cooktop hoods are getting special attention. Hoods, of course, are essential for proper ventilation. But today they’ve become akin to signature pieces of art, handcrafted from copper, glazed tile, stainless steel and various stones. It’s common now to see more contemporary kitchens equipped with large commercial stainless-steel appliances. Colored concrete countertops are now being used for outdoor summer kitchens. There are also notable trends in flooring. Lower-pile carpets with woven patterns and textures and even high-end commercial carpeting is being used in new custom homes. More exotic woods, such as bamboo, are becoming more popular. Entry doors are much larger, with wrought ironwork, glass etchings and detailed panels. Interior doors are also taller and wider, with glass and wood inlays and unique detailing. Exteriors include more architecturally correct details and deeper colors. Large, intricately detailed fixtures that complement the home’s architecture are being used extensively. Oversized chandeliers, for example, are popular in dining rooms. Large patios that offer a resort-style vibe with comfortable furnishings and fireplaces are important — particularly to homeowners who enjoy entertaining.

PICK A PRO How do you pick the right person to represent you or your home? Here are a few do’s and don’ts you should consider when selecting a real estate agent. Naturally, check to make certain the agent’s license is current. Also, find out if the agent is, in fact, a Realtor. “The National Association of Realtors has a code of ethics that will knock your socks off, and they are very strict in dealing with people who don’t abide by them,” said Donald R. Brenner, the late professor emeritus at American University and a specialist in housing issues. Also, only Realtors have access to Multiple Listing Services (MLS) through which members share listings and have access to many more properties than nonmembers. In addition, during your search you should:  ASK AROUND. Talk to people you trust for recommendations, particularly those who’ve had recent experience buying or selling a home.  LOOK ONLINE. Some websites, such as Zillow,

have agent reviews. Of course, anyone can post anything these days, so don’t rely strictly on online commentaries.  FIND A SPECIALIST. Look for someone with experience in your price range or your geographic area. Many pros advertise their areas of expertise.  CONDUCT INTERVIEWS. What is the agent’s specific marketing plan for your home? Is real estate the agent’s full-time profession? How many homes has the agent listed and sold this year?  CHECK REFERENCES. Get the names of the agent’s past clients and give them a call. Would they use the agent again?  AVOID “DUAL AGENCIES.” These are agencies that represent both the buyer and the seller. Despite rapid growth, Apopka still feels like

This northwest Orange County city is booming. But it still gives off an Old-Florida vibe that’s comforting. BY MICK LOCHRIDGE

rowing up in Apopka in the 1960s and ’70s, Gregg “Hobie” Hubbard knew his hometown as a friendly place — and small. The population in 1970 was just over 4,000. “Apopka was small enough that everyone knew everyone when I was growing up. Doors were unlocked. We rode our bikes in the street — sidewalks arrived much later,” says Hubbard, the 59-year-old keyboardist and a founding member of the country band Sawyer Brown.

“We learned to swim by jumping — or being thrown — off the dock at Dream Lake. We sat on the curb outside the Jiffy Food Store, known as simply the Jiffy, drank our cherry Coke Icees and watched what passed for traffic in the day — likely only a school bus and a couple of cars. Who knew that there’d come a day when you couldn’t turn left out of the Jiffy for all the traffic?” Today, the Jiffy is BeeKay’s Food Mart and Apopka is no longer a small town. With a population of more than 52,000, it’s the second-largest city in Orange County, behind only Orlando, and lies in the center of the fast-growing northwest section of the county. Builders and developers have numerous residential, commercial and industrial projects in the pipeline — both inside Apopka’s city limits and in neighboring areas. A new toll road will open development in north Apopka, while growth also stretches along U.S. 441 toward Mount Dora in Lake County. The Orange County School Board has at least five new public schools on the drawing board for northwest Orange. “I’m bullish on the outlook for the region 10 years into the future,” says Orange County Commissioner Christine Moore, whose District 2 includes Apopka and northwest Orange. “I believe with proper planning, growth management and

quality local government, the area will grow its job and economic opportunities while preserving rural areas, natural lands, historic aspects and the overall quality of life.” The biggest challenges, she says, “will be successfully tackling transportation and affordable housing options. Residents should remember local government can’t place signs or barricades at the county line. We must find and fund solutions that preserve our rich heritage while planning for a vibrant future full of promise, freedom and opportunity.” Rural areas northwest of Apopka are in the pathway of growth. For example, PE Group, an engineering and development company, has started the initial work on a 188-home community in the unincorporated Tangerine area. Located just east of Lake Ola, the 190-acre site is between U.S. 441 and Cemetery Road. That’s one of the areas where the school district has plans for an elementary school. Tangerine and neighboring Zellwood both sit along U.S. 441 between Apopka to the south and Mount Dora to the north. With a combined population of barely more than 6,000, those small communities can expect more developers to come knocking in the future.


At more than 31,000 acres, Lake Apopka (facing page) is the third-largest lake in Florida and a popular destination for fishing and boating. The soon-to-come Apopka City Center (above) will encompass 35 acres at the interchange of U.S. 441 and S.R. 436. It will contain 207,000 square feet of restaurants, retail and office space as well as a hotel, homes and a community park. Ecotourism opportunities abound in Apopka. Wekiva Springs State Park, at 7,000 acres, features a spring that provides around 42 million gallons of water to the Wekiva River each day. Pavilions equipped with charcoal grills can be found in the picnic area, and canoes can be rented at the nature center. There are four campsites in the park that can be accessed only by canoe or kayak.

S.R. 429, a.k.a. the Wekiva Parkway, will also open land to development. The toll road splits just north and west of the Apopka city limits, with State Road 453 running northwest to reach S.R. 46 east of Mount Dora. Anticipating continued growth in that area, the school district has plans for an elementary school, a middle school and a high school near Round Lake Road. Commissioner Moore says there could be a myriad of reasons for Orange County to be such a hot spot for development. “I believe Central Florida is desirable due to the weather and opportunities for employment,” she notes. “The robust tourism industry, emerging technologies in the form of simulation and autonomous vehicles — and opportunities in construction — are the envy of many regions across the U.S.” Quality of life perks are very strong in Orange County due to its parks, and recreational offerings and highly rated educational institutions, Moore continues. Water and eco-tourism opportunities abound in northwest Orange County at Wekiwa Springs State Park, Kelly Park and more. Growth offers the amenities of a large city while maintaining the heart and lifestyle of Old Florida. That’s a sentiment shared by Apopka Mayor Bryan Nelson. New residents move into Apopka because of “its small-town feel with large-city amenities,” he says. The city’s growth spurt started slowly in the 1980s. By 1990, the population was 13,600. In the next 10 years, it doubled to 26,600. Then it nearly doubled again by 2010, with 41,542 residents. During the past 10 years, the city has issued an annual av-

erage of 350 building permits for single-family homes, townhomes and apartments. While recent growth hasn’t been as dramatic, there are no signs of a slowdown. Apopka has expanded from 12.83 square miles in 1990 to 34.72 square miles today — a whopping increase of nearly 170 percent. About a dozen homebuilders are active throughout the city, with land developers and real estate investors finding potential locations for residential and commercial projects. James Hitt, the city’s community development director, identified three major residential growth areas: Kelly Park Crossing, East Shore District and 429 West. The city of Apopka several years ago approved Kelly Park Crossing, a major development where S.R. 429 intersects with Kelly Park Road. Plans call for 7,500 single-family homes, 8,500 multifamily homes and 22 million square feet of commercial and retail space. Proposals include two pedestrian-friendly village centers. The East Shore District covers 2,600 acres in southwest Apopka and includes the AdventHealth Apopka hospital that opened in 2017. The seven-story facility replaced the hospital that was in downtown Apopka. The area also includes the Lake Apopka Wildlife Drive, an 11-mile sojourn that takes visitors along the north shore of Lake Apopka where they can see a variety of wildlife. In addition, the East Shore District includes 610 acres for residential development, 516 acres for mixed use development and 527 acres for research, technology and educational uses. M/I Homes (mihomes.com) has started one of the new-home communities, called Vistas at Waters Edge. Sitting between Lake Apopka and South Binion Road, the development will encomWINTER 2020

Vistas at Waters Edge is one of several subdivisions planned along the Binion Road area. At the northwest corner of the U.S. 441 and S.R. 429 intersection, plans for the 429 West development include a hotel, a YMCA and 1,000 apartments on the 130-acre site. In the heart of Apopka, work has started on the 34.7-acre City Center, located at the intersection of S.R. 436 and U.S. 441. The project will include retail and dining along with apartments. A 110-room Hilton Garden Inn Hotel is scheduled to open in April 2020. The new City Center, new schools and new roads are all helping to attract homebuilders and buyers to Apopka. Beazer Homes (beazer.com) has opened Lakeshore of Wekiva, located off Sandpiper Road north of Lake McCoy. The fourto-six bedroom homes are priced starting at $414,990, with square footage starting at 2,782. Another new subdivision underway is Carriage Hill, built by KB Home (kbhome.com). Located off Rogers Road north of Lester Road, the community will offer 72 single-family homes priced from $280,990 to $355,990, with nine home designs ranging in square footage from 1,723 to 3,782. Amenities in the homes include spacious great rooms, beautiful master suites and dedicated laundry rooms, notes Cara Kane, director of public relations for KB Home. She adds that the homes are “designed to be more energy- and water-efficient than most typical new and resale homes available in the area.”

Residents of Carriage Hill can enjoy the community’s location, with desirable schools within a few minutes’ drive — including Wolf Lake Elementary, Wolf Lake Middle and Apopka High School. The nearby Northwest Recreation Center includes walking trails, sport courts and fields, playgrounds and an amphitheater for live music and special events. Wekiwa Springs State Park offers 13 miles of trails for hiking and biking as well as canoeing, fishing and snorkeling. It’s clear that potential homebuyers looking to move to Apopka and northwest Orange County will have no shortage of home choices to consider. The area’s many amenities — and welcoming small-town vibe — also make it feel like home. Says Mayor Nelson: “Four generations of Nelsons have called Apopka home, and as a lifelong resident there is nowhere else I would want to live.” For musician Hubbard, who at age 20 left his hometown for Nashville with Sawyer Brown co-founder and lead singer Mark Miller, Apopka will always be home. “I’ve lived away from Apopka far longer than I lived there, but when someone says the word ‘home,’ Apopka is the place I think of,” he says. “Every time I go home, I drive across the still-brick street on Central Avenue, and I can hear old Apopka singing beneath my wheels. Groves and friends and family long gone add their voices to that song. “And I always stop and sit for a while at Dream Lake because that lake, those trees, that moss, they still know me. And no matter what else may be going on, I know I’m home.” ■

hen retiree Steve Grew was looking to relocate from Charlotte, N.C., he checked out a couple of 55-plus communities near St. Augustine, but none fit the bill. Then he heard about a new active-adult community in Daytona Beach and decided to have a look. That search lead him to Volusia County’s Latitude Margaritaville Daytona Beach, a joint project by developer Minto Communities and Jimmy Buffett’s Margaritaville Holdings. “I was visiting my nephew in Ponte Vedra Beach last year, and we drove down to check it out. We saw the models and looked over the prices and lifestyle they were promoting,” says the 69-year-old Grew, who retired in 2012 from hotel sales management. He was sold. Grew bought a two-bedroom villa in October 2018 and moved in last July. Initially attracted by the quality of the homes and the fact that the community is gated, Grew discovered something less tangible but no less important once he became a resident: a great vibe. “Folks here just get along,” notes the self-described Parrothead. “We’re here to have fun. We don’t talk about money or politics. We all enjoy music.” For example, Grew says some musicians who live in Latitude Margaritaville have jam sessions at their homes. And recently Mac McAnally, a guitarist in Buffett’s Coral Reefer Band, performed for residents at the Town Center Stage. Grew is one of about 900 people who move to the Sunshine State every day. Many are active adults, which is unsurprising considering that Florida consistently ranks as one of the most popular states for retirees who are relocating.

Census numbers show that more than 20 percent of Florida’s population is age 65 old and older. In Volusia County, where Grew lives, more than 24 percent of the county’s population fit that demographic. Such statistics aren’t lost on homebuilders and developers of 55-plus communities for active adults in Central Florida. Consequently, there are a wide range of choices, from singlefamily homes to villas and carriage homes. Prices can run from the $200s to more than $400,000. Most feature open floorplans, flexible spaces and energy-efficiency designs. “Baby boomers are retiring as the last generation with pensions,” says Larry Mull, vice president of sales for Taylor Morrison (taylormorrison.com), a prominent homebuilder in Central Florida with two active-adult communities in the area — Solivita in Kissimmee (Osceola County) and Esplanade at Highland Ranch in Clermont (Lake County). “These robust pensions, along with the equity of their current homes, have afforded them the ability to retire and buy new. In addition to having no state income tax, Florida has plenty to offer seniors looking to take it easy and enjoy life: mild winters, outdoor living and recreation, arts and culture, ocean and beaches — and, of course, theme parks. “Central Florida provides a mild climate that’s conducive to living an active lifestyle and enjoying the outdoors,” says William Bullock, Minto’s Latitude Margaritaville (latitudemargaritaville.com) division president. “The region also offers beautiful natural surroundings, proximity to beaches, parks and a huge range of world-class cultural, dining, shopping and entertainment offerings as well as great healthcare systems.” Bullock adds that 55-plus buyers are more health conscious, more active, and want to live in communities that provide comprehensive, resort-style amenities that promote an active lifestyle and social interaction with neighbors. For those who want to stay in shape and follow a healthy lifestyle, most active-adult communities provide fitness centers with exercise classes, walking and biking trails, and other activities. For example, amenities at Volusia County’s Cresswind at Victoria Gardens (cresswindvg.com) in DeLand include pickleball courts and a fitness center. Options at Twin Lakes in St. Cloud include tennis and bocce courts, while choices at East Lake at Harmony include a new fitness center and more than 12 miles of walking trails. Jones Homes (joneshomesusa.com) developed both communities, which are located in Osceola County.

Personal trainers and health coaches stress the importance of staying fit as seniors age. “Physical activity has a range of physical and psychological health benefits for people of all ages,” says Julie Logue, training resources manager for Tivity Health’s SilverSneakers, a nationwide fitness program aimed at seniors. “For older adults, the benefits reach far beyond aesthetics. Regular physical activity is important for the prevention and management of chronic disease, in delaying the onset of functional limitations and loss of independence, and in reducing cognitive decline and the risk of falls.” Many active-adult communities provide trainers at their fitness centers. At Osceola County’s Solivita, one of the pioneering 55-plus communities in the region, residents can attend weekly lectures on healthcare, participate in sports tournaments, and take classes in everything from yoga and zumba to ballroom dancing and self-defense classes. The community has two full-time trainers and four nonstaff trainers, according to Jamar Edge, director of fitness and wellness for Evergreen Lifestyles Management, which operates the programs. Seniors are motivated to stay fit for several reasons, Edge says, including looking and feeling good, and maintaining their health and independence for as long as possible. “We’ve heard stories of many of our homeowners who have cut down on their prescription medication intake, lowered their cholesterol and glucose readings, improved their blood pressure and generally led more active lifestyles.” Solivita residents have access to an indoor walking track, WINTER 2020

PUBLIC SCHOOLS School grades provide an easily understandable way to measure the performance of a school. Schools are graded A, B, C, D or F, and the grade is determined using up to 11 components.
